Hello, hello, hello peeps. Uh, this is Randall Bro. I am Diane Bro. She’s the pickle lady. I am not. That’s right. We are your husband and wife pickle team. Uh, here in Prescuit. Here in Prescat. We are called the pickle team because if we meet you in person, you will, you know, receive one of our great jars of Cajun pickles. (00:24) They are fantastic. So, my wife’s been making these for decades. her way of making the world a better place. Yeah. Sometimes it makes people less grumpy sometimes. Sometimes. Hopefully. That’s the goal. Yeah. So, today we wanted to talk about qualifying showings. Yes. So, it used to be a little more prevalent. (00:44) Don’t see it as much, but every now and then we get some pressure. People uh listing listings, you know, sellers will say, “I don’t want to leave my house. Is this really a qualified showing? Is this a qualified buyer?” And here’s the thing. About 97% of the time, yes, they are qualified buyers. Are they quite ready? No. (01:06) But what I have found is even if you’re not quite ready, you go in, they fall in love with a house and they’re qualified. They’re going to buy it. Yeah. They’ll be like, “Oh, you know what? Never mind. We can make this happen and we’re going to make it happen.” Y So, I know it’s awful when you are It’s terrible to show your home. It’s terrible. (01:24) There’s no doubt about it. It’s the worst of the worst and it’s stupid. You got to make the house look like no one ever has ever lived there in the history of humanity, right? And you got dogs and cats and we get it. We get it. But every showing is a promotion of your home. Even if it’s not for them, they may go home and talk to somebody and say, “You know what? I saw a house that probably would work for you. (01:46) ” You don’t know. It’s very odd. Or a neighbor may come in. If you’re having an open house, the neighbor may say, “I have a friend of a friend of a friend. It seems far-fetched, but it does happen. It does happen. And we do get those people in who are like, “Well, I’m I I don’t have my pre-qual letter yet. (02:05) ” If they fall in love, they’ll get on that phone and get that. A pre-qual letter can be issued in 20 minutes. Now, you know, some sellers, they’re used to having things their way. You know, they they expect someone to come in, they’re going to show it once, and that person’s going to buy the home for list price. Here’s the thing. (02:22) Right now in Prescuit, it is a buyer market. Usually, it’s a strong buyer market. Depending on your price point, could be an extreme buyer market. The probability that you’re going to sell your home if you don’t show it is exactly zero. That is never going to happen. That’s true. And you never know. (02:40) Uh always a good idea if you have an opportunity to show, show it. And don’t push back. Uh, a lot of times we have buyers in our car and we know they’re qualified. We know they’re hot to trot and we call and we for whatever reason, you know, we have the the listing agent on the line and he’s pushing back saying, “Wow, these guys really qualified. (03:04) ” And our buyers will say, “Forget it.” It really turns him off. They’re like, “You know what? If they’re not interested, you know what? Forget it. If they’re not interested in our business, we’ll find someone who is.” So, um, yeah. So you have that that can be very discouraging to a very well-qualified buyer. Yeah. Um and also you always have a small chance that really they say they’re not ready to buy but suddenly they are. (03:25) Yeah. If it really touches their heart and they don’t want to lose it, they’ll move heaven and earth to make it happen. I’ve seen it time and time again. So to my sellers out there, I know this is hard. It’s torture. I’ve sold my homes too several times. I hate it. I’m going out the door. (03:44) you know, I’m exhausted, but it’s worth it in the long run. We’ll give you extra pickles to eat. That’s right. So, don’t worry about qualifying versus most of the time, most of our at least our clients truly are. They’re not coming in on a whim. These are serious buyers. So, keep that in mind and try to just put a smile on your face and say, “This is it. (04:07) We’ll play, you know, and say your little prayer or St. Joseph who helps you sell homes.” Patron s real estate. patron saint of real estate and it may happen just on that off off showing that you didn’t feel like doing. Yeah. So that’s just our little that’s our tip of the day. Tip of the day. We hope this helps our our our sellers out there so you know that yeah you have to suffer but it might happen.
