hello hello hello hello Peeps and happy happy New Year’s to you 2024 baby we here at the pickle team Randall and I would like to wish you the happiest and warmest wishes for the upcoming year here’s to good stuff happening for all of us it’s supposed to be a good year 2024 is a lucky number if you add up in numerology it adds up to eight which is infinity good for love good for good luck so that’s what I’m betting on how about you leap year leap year plus leap year always an auspicious event correct keep the uh the Mercury retrograde thing yeah I don’t know I don’t know I’m not that well versed and all of that but we wanted to wish you the happiest of New Year’s you’re probably getting this a few weeks into the month of January yeah but we’re recording it near the front you know that’s right got to edit and all that takes a little time so all of this is uh you get it a few weeks after we actually film so here we are we want to talk about 20124 we’re super excited everyone was gloom and doom about 2023 it wasn’t bad folks not so much it was not bad at all yeah prices were very stable y uh we’re back to a buyer Market uh inventory was low but you we managed to find some good homes for our guys yep uh so brought in some new blood in the city lots of really nice people great year and no regrets they were glad they were scared of the interest rate but they made the jump anyway yeah they know that they can refinance so they didn’t let it hold them back and now they’re living the dream and our beautiful town of Prescot yep so it’s uh pretty exciting times yeah a lot of Gloom at the front of 2023 as every we recall we predicted that none of that would come to pass and it has not yep uh more gloom and doom for 2024 or what are people saying I don’t even know well they’re a little more encouraging because interest rates are dropping which is good yeah so we’re super excited about that so if you’re contemplating you know Now’s the Time our folks who did it in 2023 no regrets yeah don’t put your life on hold yeah grab that gold ring go for it yeah in terms of interest rates so um the expectation is that interest rates will go lower uh for 2024 what is low what is not low is two and a half okay yeah yeah I think that’s over those days are over and all indications are that uh us of a certain age tends to be people interested in presc it uh we’re not going to see that again U and the reason why we saw it is that we had lots of baby boomers who were not retired yet uh they were making lots of money and they were investing lots of money well that created a supply a very large supply of investment money and that drives down interest rates uh now most of the Baby Boomers are retired uh when they retire they stop investing so aggressively they get very conservative uh they start consuming money uh so those funds will no longer be there and that means Supply goes down that means your interest rates go up so I I would say you know you know a healthy economy is five or six uh with a few points of inflation and it looks like that’s exactly where we’re heading so that that’s actually really broad picture here that’s very healthy very healthy so uh if you’re waiting for two and a half then you’re gonna you’re not gonna make it don’t yeah don’t give up on life waiting for two and a half yeah move forward get out there make your move here our cost of living is amazing in presc your money will go much farther than you know some of the other places uh people are moving from California Washington Oregon you’ll be pleasantly surprised yes how far your dollar goes yes here in Arizona so we’ll have some other areas of the country that might suffer um so you’ll hear bad news about real estate Phoenix may be one of those areas um I don’t a few other other areas that got built up really fast uh with markets that are much more sensitive to interest rates um that won’t be presc uh presc is a relatively small town we are a very viable alternative to all of the uh retirement destinations that people talk about um so I I I just don’t see anything happening in presc for the foreseeable future we we’re just totally leveling off and holding strong holding strong holding strong plus we’ve got amazing weather Four Seasons uh you don’t have to worry about hurricanes you don’t have to worry about fires you don’t have to yeah well we can get a little baby little had a baby earthquake we had a baby earthquake supposed to have one every 50 years and it’s in Chino Valley which about 20 miles north of here yeah and I think it was a three or two and a half or something so I mean this is the time you want to try something new come to our town interest rates are starting to drop everything else is great here you might enjoy a new she’s a mom I’m a pop I guess yeah we’re parents yeah we’re parents we can identify as that yeah absolutely um but anyway we are we live here in Prescot we love it we came here 7 years ago have not looked back um we’ve gotten into real estate and we absolutely love it we’ve met so many wonderful people we’ve been in so many beautiful homes and one thing that we always mention when we go in with our buyers there are certain houses that just hit you right in the heart as soon as you walk in and it’s the zenfield zenfi and we have been in multi-million doll homes does not feel z y and we’ve been in little tiny Cottages that are very you know low priced homes that has the perfect as the Zen feel here’s the thing if a buyer describes your home as Zen they’re halfway to buying that’s right if they use the zword they like it the zword it’s an emotional feeling when people walk into a home it’s the emotion and the feelings that it evokes in them either it’s a connection from a child childhood home in the past it’s a smell from a home in the past a happy time in their life and it connects with them and the key to Zen is it doesn’t have to have Buddha statues it doesn’t have to be although those are my favorite as you know I got a Buddha we got Buddhas I got a big I got a big fat wooden Buddha yeah yeah which I got from I don’t know how Zen he is but he makes me feel good I rub his tummy every time I leave for good luck um but anyway um it’s really not just you know whatever Buddhist chanting in the background it’s just a good feeling what’s the Danish word remember there’s something hug Huga Huga is too I don’t know if I’m saying that right it’s like a cozy so we like Huga we like Zen and the key to all of those things declutter declutter declutter honestly it’s not about the palet it’s not about the Buddhas it’s about Simplicity yes and people see a home that is simple but but functional you have everything you need and not a bit more yep uh and there’s space and and it’s a peaceful feeling and people want to have that life now they will buy your Zen home and they will fill it with all our trash and it won’t be very Zen which is what we do which is what we do yeah but in terms of selling you’re going for the Zen Zen is uh get rid of the brick of bre yeah the Zen is a good place to be yeah get rid of the Bricker Breck get rid of anything extra and I mean I’m just as guilty as everybody else I I I somehow I have things from my parents house from my in-law’s house from every person that has died somehow grav it lands in my house well also I have two malan NOS I would not describe them as Zen they’re not Zen yeah but when we’re buying we like Zen but yeah when I go in a house that is properly you know just decluttered it just just feels so refreshing yeah it feels like it doesn’t you know what it is it doesn’t feel chaotic yes it’s like this home is calm this home is cool and collected another key to Zen is a a pallet that coordinates throughout the home now if you have kids you know I want a purple room I you know you have some of that but a home where all of the rooms may not necessarily be the same color but it’s on the same palette all the pictures go together it gives a a coordinated sort of Harmony to the home that is Z yeah yeah and it’s a very calming thing I love going in a house like that especially when I’m showing 10 houses and I go in one it’s like I mean you cannot you really feel it it’s a it’s a it’s a real feeling it’s a visceral thing I mean you get in there and you’re like you know what I mean um you you just feel it in your shoulders so try hard to be Zen and Zen can be beautiful flowers and plants and you know nature a lot of nature not too much of anything not too yes simp not too much of anything not too much of just enough of everything that’s it yeah and it could be a complete lie you Mayan not live that life that might not be you but we’re telling you as Buyer Agents if our clients say Zen they’re probably going to buy you they’re like oh I love it I love how I feel I love how I feel in this house and that’s how everyone should feel you know so I’m working out of my own house it’s it’s a work in progress work in progress but I do appreciate a good Zen yes what’s the other word hooi h Huga Huga H yeah either one of those it makes me feel good cozy I dig it I dig that cozy she’s the pickle lady she’s prescy pickle lady and as she mentioned I am her psychic I’m trying to steer him away and he brings me right back no you got to follow my lead okay Follow My Lead follow your I’m steering you away from that what are we talking about I don’t know if you’re going to leave you need to know where we’re going we’re going me lose my my we are here to talk about whiny cats whiny cats and you’re not going to believe what this is about yeah it’s not about whiny cats it’s actually a lovely lovely Winery out in Chino valleyin Valley yes and it’s actually called whiny cat cat w i NE y you get the play on that cats and don’t they also like rescue cats too yeah they do they rescue cats and I think some of the they they uh uh some of their funds go to the care of of cats so we’ve had several friends I’m going to give a shout out to Lori and John and uh Jim and Laura yeah they uh have rolled Us in rolled Us in R Us in that’s the word I word they have roped Us in us in a couple times a couple times and they said you got to go try this place whining CS I’m like never heard of it um these of course folks are are luckily retired so they have a much better life than us yeah so they discover these great things and they tell us all about it they cut us in and then they cut us in and they’re kind enough to invite us and we go out and have a great time so whiny cats recently had a big event and you could uh buy some tickets and they had a battle of the bands and you sit under these gorgeous giant trees were they cotton Woods I don’t know what kind trees beautiful shady and they set up tables and you can have a reserve table and this time you could have they they provided lunch but most of the time if you go out there just to listen to the live music they have wine and ciders and beers and you can bring your own food yeah bring your own food so you can bring your own food your own Sherie boards and just sit out there under the beautiful trees and enjoy the weather and great music yeah and dancing some really great bands yeah so we were tickled uh to be invited with the cool kids yeah John and Laura Lorie or the the cool kids Cool Kids yeah they’re always out there partying and teaching us new things so um this was a good one without your shair absolutely right down the road at Chino you don’t have to drive far not a far drive I don’t know maybe a 30 minute drive yeah but it’s just a a delightful time just to while away the afternoon especially now that fall is here it’s just beautiful you need a little break get away from it all be outside in nature whiny cats whiny cats yeah great little I mean who would think that you’d have this great Winery out in the middle of Chino but there it is try the cider try oh I love The Cider with lavender yeah good stuff so we have a good time and of course we love hanging with those folks they’re good friends and um they paid us you know they said would you mention our names I said okay what do you want from us so no they didn’t do that no they didn’t what are you talking about he’s like are you serious no you shouldn’t know no no I no but we appreciate a good invite cuz we need a break every now and then and it’s great this was a good one yeah it was good very relaxing just very just hanging out and all Outdoors yeah was a beautiful day under in the shade yeah some really good music so we just want to give a shout out to whiny catsy cats plus they they they do a lot of good for the homeless kitty cats homel kitty cats so we’re happy to be uh part of that too yeah absolutely so we Video Transcriptno we’re very French to lot of guttural sounds trying to sound French I’m Randall this is Diane our last name is bro we’re sort of French mostly cajan mostly K she’s the pickle lady we’re here in Prescot Arizona we’re both real estate agents and we’re here bringing you Vital Information very vital yes VV very vital very vital VV yeah VV today we’re going to talk about lot lock boxes which doesn’t sound like an exciting thing and it isn’t and it isn’t I hate lock boxes I’m going to be honest I they are the bane of my existence um but as an agent and and so this is really directed towards our clients who are getting ready to sell yeah um we’re going to give you some advice because they always say I don’t want a lock box on my front door I don’t want my neighbors to see it I don’t want this I don’t want that and I get that but as an agent showing many buyers many homes in one day there’s nothing worse than arriving at a home and you cannot find the lock box yes where is it where have they put it I found it in a tree I found it uh on the gas meter which can be dangerous if you do that sometimes you can pop something off on that I found it I’ve had one agent who put it between the security door and the main door and when you closed the security door it got trapped and then you couldn’t open the door yes so uh it gets rather dicey and especially when it’s uh snowing or it’s broiling and you’re like where is the lock box unlike a lot of the unlike a lot of the listing agents in the preset area we do a lot of buyers too yes we do do both so we know the buying process really really well and we’re here to tell you that lock boxes and the way you do your lock boxes is very very important it’s kind of part of the selling process it is if you have an agent like me and I’m standing there and some people have much older lock boxes and I’ve actually had one agent you know because I see you had trouble with the lock box again well you know what at some point I’m just going to give up and not even show your house so it’s important um have your lock boxes you know working and functioning and it really sets a bad example or a bad Vibe when you show up with a buyer and it takes you 15 minutes to get in the house they lose it they’re like okay I don’t even want to see it now yes cuz your home might be like number seven that day you know yeah so uh for our future sellers if we say hey let’s put the lock box someplace convenient my other favorite thing is when they put it on the on the um railing of a porch and then you have to get on your hands and knees and bend over that’s great that’s a lot of fun too so try to make it easy convenient tell when we tell you we have a nice little cushion thing that we put on the back of the door so it doesn’t bang on your door and Mark it um you know just try to put it someplace convenient and uh so people can get to it easily do not do combo boxes H nobody wants to have to call the agent oh my God I’m standing out here what’s the code what’s the code always it’s l so the basic the basic process is you you you know you make the appointment you you the appointment’s confirmed you go up to the door you punch in the the the you know the connect to the door it opens you’re in the house that’s what you want don’t do a combo box because most agents that you know they don’t notice that there’s a combo box they lose the combination or they don’t know to ask for the combination now they’re calling the selling agent trying to get the combination box listen lock boxes are cheap you think they’re like $300 a piece they’re not they’re like 50 bucks or something you don’t have to secure them nobody’s going around stealing lock boxes you know sometimes you said they chain them to things I’m like oh my God you know so this is really uh dedicated and directed to our future sellers so if you’re calling us to help you sell um we’re going to advise you where to put your lock box and how to do it and just follow our lead um and let’s not do anything special now wor comes the wor just put it on the ground beside the front door but that’s silly too no nobody’s going to walk up what that’s better than the railing the railing I gotta bend over you know just if it’s on the ground I can pick it up I can deal with and put it right back down and so I think for a lot of our potential sellers out there too there’s a lot of fear like people will be able to get the key and get in my house they really can’t um it’s all designed through your phone uh they have special codes that they have to enter it communicates to the lock box and you have to punch it in and it’s a whole process and then you can release the but the key um and it’s all logged yes so you know which agent is doing it at what time what day and and how long were they in there looking at your house which is another thing we do have some clients who do not want to lock box at all it’s important to have it we want to be able to see who’s in your house and how long so if you’ve got a buyer who goes in there and they’re in there 45 minutes that’s a good buying signal so we know they’re interested if you got somebody who goes in and and they’re out in five minutes then we know that didn’t go well so it’s kind of also a psychological thing and kind of see how your home is being received by other buyers so and don’t do a CVS code oh my God defeats the purpose of the lock box don’t put a CBS code well you need a CBS code for contractors for contractors not for the Don’t Force the agents to do agents don’t want to have to like a combo box it defeats the purpose of the lock box that’s a lot of work it is a lot of work when you’re out there showing 7 to 10 homes it’s tiring so you want to be able to get up there and knock it out and and the vast majority of sellers do not require CVS code so you’re not looking for CVS code again your house number seven and yours has a CVS code yeah not a good idea yes so anyway for our future sellers give us a call we love to sell your home we’ve got a lot of different little um plans to help you sell and uh some of our advice about lock boxes and stuff like that and we want to make it as simple and painless as possible if you’re interviewing selling agents listing agents ask about the lock boxes they’re more important than you think absolutely and just you’re asking about the lock box will uh signal to the uh the listing agent you know what you’re talking about that’s right you’re Sav it’s important you’ve been schooled yeah okay friends um if you’re thinking about selling give us a call we you we got plenty of lock boxes we got plenty of lock boxes we know how to use them that’s right and we do it the right way all right nice to uh well I guess I and we’re coming at you live that’s right well that’s recording but we’re recorded it live yeah yeah alive now we’re not dead so not yet I would not make a good video yeah that could be interesting could be on one of those crime shows the case of the Miss Missing realtor so this is this is they get rid of you right away there you go they’d take me but they’d leave him yeah I think they would this is uh this is a video primarily for sellers primarily for sellers so uh you put your home on the market you price it kind of where you think it should be maybe a little higher than what you think it ought to be uh give you a wiggle room I’ve heard the the wiggle room a lot wiggle wiggle and then you get your first offer and the offer is not what you think it ought to be right most people think um we’re back in covid times when things were booming and then you’d get 10 offers and you were coming in way over price that’s over okay so you have to adjust your expectation yes we’re kind of back to the old-fashioned days again where maybe you might get one or two offers um but people are really not coming in over uh and some aren’t even coming ask if the house is brand new on the market uh they might come in and ask because they know you’ve barely been on the market and they want to wrap it up if it’s been on the market much longer than that um they might want to nip a little bit and then you as the seller will say well I don’t want a nip I want I want what happened in Co Let It Go yes let it go let it go that’s a song any I know that I know that so one of the uh one of the old adages of real estate and maybe you’ve heard this is that usually your first offer is your best offer yep which sounds counterintuitive uh and people have heard it but most people don’t believe it so we thought we’d talk about why that is yeah why first is probably going to be your best especially if your first offer is Cash yeah honestly Take the Money and Run yes do not quibble and go back and forth um you irritate you know the especially if you’re the buyer if you keep trying to go back and forth and renegotiate after a while the seller shuts down and says never mind so go in with your best and final the best that you can and if you want to nip them a little bit that’s fine but if it’s cash and you’re the seller you really should grab that yes seller I mean if you get an offer that’s all cash and maybe it isn’t coming in at 500,000 that you wanted but it’s coming in at 480 you’re quibbling at that point grab it um particularly now that now that our price points are getting higher and higher you know it’s it’s if you’re selling a home for $250,000 $20,000 is a lot if you’re selling a home for one and a half million $20,000 in the scheme of things is not so much let that go let that go and just especially cash is King as we all know you’ll have a faster close it’s not subject to appraisal um it it it just is a much simpler faster process so if you pass on that and say no you know uh I wanted 20,000 more you may sit in the market another four or five weeks of Hell of showing your house and keeping it clean till that next buyer comes along so if it’s within reason I would never say if they come in 100,000 less oh yeah no absolutely not I mean what’s fair is fair yes but you know yeah well the thing is too you think okay well if I turn this offer down they’re going to think about it a few days and they’re going to come back to me no they’re going to go look at other homes they will because they’ll be irritated and they’re like I gave you a great offer and it was all cash really or you know we have a good loan and we’re just we’re putting down a huge down payment this is a good offer um it kind of turns people off very rarely will they come back and circle back so our deal is if we think it’s a really fair and decent price and within reason and reasonable yes just take it and and I I mean I’ve sold many houses of my own it’s torture you know that it’s torture when you’re out there trying to sell a house and keep it clean and leave and and people know that yeah and people know that and so if you get a really reasonable good offer I I you know we always say think about this hard don’t just shoot it down and and here’s the other thing this is the reason why your first offer is usually your best first first of all particularly in presc first of all in Prescot now that CO’s over it is very rare for us to have a bidding war buyers for the most part are coming in from out of town they’re not they’re not here if you’re in a place like Phoenix and all the buyers are already in Phoenix they’re there they can fight with one another generally you know you deal with one buyer at a time as they come in town so the the bidding war thing has gotten very over so you know swallow that and digest that that’s an important piece of information the other is uh there are people out there they refuse to pay list price they’re going to nip you either a little bit or a lot they’re not going to be this just against their religion okay so think about these people for a minute if you have been on the market for one day how much are they going to nip you not much CU you just went on the market it’s a new home it’s still got a lot of showings and you’re not tired of selling yet you’ve been on the home you’ve been on the market for 90 days now they’re going to nip you harder they are that’s why the because they know you’re tired they know you’re tired they know you’re worn out that’s why y That’s why because the the chances are the buyers are not looking at the home as a seller they’re looking at as a buyer they don’t want to pay list they want to pay something less and the longer you’ve been on the market the more they’re going to nip you yeah so look long and hard at that first offer because there’s a lot of information there that is somebody who’s nipping you but the people in the future are probably going to nip you more even more even more because they know you’re you’re desperate not that you’re desperate but you might be I’ve got to move my I’m trying to buy this other house this one has to sell yes and it just creates so much more anxiety and uh fear and Desperation you don’t need all that you don’t need all that so now we’re not talking about lowball offers absolutely not that’s a different animal don’t even do that we don’t deal a lot with investors but typically when we do they they have a tendency the lowball which is really frustrating for everyone um we’re not really talking about that we’re talking about people who are making what they think is a a fair offer for home pretty close to Market yeah that might be coming in 10 or 15,000 and less it’s a respectable off respectable off um I think lowball people who deliberately lowball it’s a lack of respect and and I kind of steer away from that because it’s you know let’s not insult people I mean unless the home’s been on for a year oh yeah you know and it’s obviously there’s some issues okay that’s a different story but uh yeah the investors are you want to create goodwi and Good Karma with this future business transaction and if you come in rude and you lowball and you this and you that and you keep going back and forth and Dickering it shuts people down yeah so for buyers uh I’ll share with you my my U my um negotiating that’s right yes randn Dian bro here and our little local Hamlet yes that’s a cute word Hamlet I like Hamlet it’s like a small ham I like that I know yeah today we’re going to talk about I love ham ham is good today we want to talk about a little tip for well buyers and sell I guess and that’s to do with lighting first of all if you are selling your home and you are a fan of blue hogen lights bright white you need to change that it’s too much too much well you know and people go in and it kind of feels a little sterile and it kind of feels industrial industrial and and you know I guess it’s all personal preference so hey we’re not here to tell you what to do but for us for instance our whole house had like 40 um canned lights throughout the entire house and we had the oldfashioned kind where you screw in the um flood lights so we had some that were bright white and we had some that were warm and some and it looked terrible none of it looked uniform yeah the thing about the the lights they don’t all burn out at the same time so you go to the store and you replace one and over time you end up with just a random combination of different kinds of and it looks terrible ter I was so excited this is my tip of the day if you’re in Costco they sell packs of four all inclusive one unit with the lens over it no light bulb anymore it’s really cool it’s all LED lights four in a pack for $20 and then we had our electrician come and he replaced all the old ones but here’s the cool thing that we were so excited about is I was like I just can’t have that bright blue I just I hate it he goes no no no no no look and in the lights you can now pick the the varying degrees of light you want do you want the Warm Glow do you want the bright white do you want in between so you can adjust all of this people yeah that’s right yeah in the future You’ be able to turn on your blue H hallogen light and then when you want to sell your house you can make it warmer yeah so if you like the bright white hey go for it for it have that bright white the whole time you live there when you go to sell put it on uh the warmer glow um people want to look in the mirror and say damn I look good yeah you know but if if it’s that bright white sometimes you look a little washed out so it just makes the house warmer and the paint looks nicer and this that and the other but it it’s nice now that you have an option so it’s a very cheap and reasonable thing to do to kind of update your house from those old yucky can lights and flood lights get these yeah and it looks so good and even in the front of your home we had a neighbor in our old neighbor neighborhood she had that hallogen thing oh my God it looked like she had she was running some kind of utility uh it was just horrible a beautiful home nice and quaint and then she puts this H blue H hallogen light in oh God I mean the whole neighborhood was lit up yeah so they I’ll tell you a secret they sold their home and they moved so the the movers moved they left and the uh the new owners weren’t in yet and I may have gone across the street and traded out the the light honestly it lit up our whole living area from across the street thank you new owners by the way no no charge no charge yeah yeah it’s that bad some people just are not sensitive to that but most people are that’s a big deal well especially people like this one people like me yeah yeah he’s I hate I hate that stuff yeah it’s a it’s fun it’s fun to live with him yeah I’m always right always right right about the light but you know if you do the LED thing you know you don’t have to make a choice you can have your cake and then eat it too that’s right so if you know you’re kind of looking to do something just a simple little reasonable cheap thing to kind of update your home that’s one thing to do replace those canned lights with these all-in-one units it’s amazing yes and well worth it at the very least use warm lights on the front porch and in the entryway the very least yes so you don’t have to good first impression that’s right as you pull up to a house with a hall it looks it looks industrial it does not look oh my gosh yeah okay there Video Transcriptgood afternoon oh peeps right in my ear peep get away Diana R bro she’s the preset pickle lady we’re Realtors here in preset Arizona coming at you with more stuff more stuffs more stuff some of our big questions we get from clients who come in and we help them uh find a home is they have a lot of questions about Healthcare which we address a few episodes back and also homelessness homelessness which is a very unfortunate thing especially since coid has happened I I think a lot of people who were already kind of on the poverty line lost their jobs during coid and cannot get kind of back on their feet they’ve lost their Apartments so um people are very concerned yeah a lot of areas there really is no plan no uh so so the homeless populations are growing more and more uh in some communities it’s gotten to the point where it has become uh a safety issue and a health issue and and a health issue uh so a lot of people come to preset and that’s uh depending on where they’re coming from if they come from a place where there’s a lot of homelessness and the issues that come with that that’s one of the questions they ask us and they’re very concerned um and cuz they don’t want to jump out of the frying pan and to the fire um they want to make sure that our town has that situation under control and we do we have a lot of services um we try to really help people reach out to them um get them safely off the street and into some housing um we try very very hard yes so you will not find a lot of tent cities along the streets or or in major roads or uh in Parks or anything like that uh I’m sure there are some areas but they try very hard to reach folks and get them the help that they need so if you’re thinking about coming here and you’re like am I just going to be having the same experience um where there’s so many people who need help yeah um not so much here not so much yeah we do try very hard uh there is a little bit more than uh homeless as I said because we’re kind of coming out of coid and people are trying to get their footing again yeah and so there is a lot of services here it’s very important to our town to reach those folks and try to help them so if that is a major concern for you um our town is pretty Progressive yeah um I am not going to tell you you’ll never see a homeless person or an unhoused I should say um unhoused is the proper term and and so please forgive me if I’m saying the wrong thing but um we try to really address that and and help those folks and get them into some services so the the homeless community that we have here you all communities have their own cultures and their own Norms uh in a lot of areas in a lot of communities the homeless people are very uh militant you know they are cost people uh they go out of their way to create nuisances um those of you who lived in those kinds of cities you know what I’m talking about our homeless people here are not like that maybe it’s because our community tries so hard to give them Services uh but I have not really experienced that at all no no nothing aggressive um so we uh try to show compassion and kindness and care and uh I know the town is always thinking of other options that they can do what buildings can they buy what’s something that we can do to house the unhoused and um it’s important to people here yeah so anyway we just kind of wanted to elay some of your fears about that yeah and uh let you know that Prescot is a loving town here and we have a lot of compassion especially for um some of the unhoused veterans yes um which there are quite a few and so yeah they’re over represented a lot of end up for one reason or another end up homeless that’s very important to us here to try to reach those people and and really help them and help them get uh get some get back on their on their feet yes so that is our little story today about the uh definitely a frequently Asked question so we it is so we thought it was important to talk about that and uh let you know what it’s like here in our town absolutely okay so thank you for listening and we hope this kind of answers some of your questions about that and we hope to see you soon uh the square is getting already lit up for the holidays for Christmas this is the time the weather’s beautiful come see us all right we’d love to help you when your next steps here take care bye

Today we’re doing a braindump of everything you need to know about fireplaces in the Prescott market. Inside or outside, wood-burning or gas, we share how you can light a fire in the hearts of your buyers or sellers…even if a house has no fireplace at all.
Video Transcriptgood morning good morning hello hello hello hello peeps Diane and Randall bro here your local uh real estate team husband and wife team musical theater uh I if you come on a tour with me sometimes you’ll see as I get tired especially I start singing along delious I get Delirious so that’s all part of the treatment when you come on part of the experience part of the experience uh I’m not a good singer but it does make fun like hello let’s go to the next neighborhood and then I realize everyone’s looking at me what’s wrong with her but it keeps me going keeps the energy going so that’s song in your heart all right today we’re here to talk about fireplaces fireplaces all for them yes so first of all fireplace is a cool thing to have in presc yep uh particularly during the winter you know and during the it’s just so nice and cozy and everything else so uh people ask us a lot about fireplaces though we thought we’ just sort of unload everything we know about fireplac fireplaces so yeah one key thing is um a lot of times people opt not to put one in especially if they’re building because you know it saves some money and this that and the other but I will say for resale in particular in Prescot yes uh you really should it’s a good investment spend that money get that fireplace in creates a focal point for your grave room that’s right and I have had new numerous people come in they absolutely we’ve had many many houses some without a fireplace and they’re like we absolutely love everything about this house but no fireplace no fireplace so a couple of things about that number one it’s very easy to install a fireplace yes you do not have to cut through your roof and make a chimney and all that you can actually make them now you can vent them out through a wall onto your porch very simple very easy very safe so very safe and if we our fireplace does that both of them we have two we have one upstairs one downstairs they both vent out they do no big deal and so if you are to identify a home and you want one we’ve got some good folks that can come and install one for you and it goes anywhere from five maybe to 10,000 depending on your selections and what you pick and and the stone the ston work is the most expensive thing because it’s labor intensive the rest of it’s really no big deal yeah so some people here do beautiful stone just to The Mantel some people do it all the way up to the ceiling um they do river rock they do slay I mean they you name it they do it it’s beautiful um and now they have the new ones um everything here will be gas run to you will not find any wood burning fireplaces very inside very few homes will have it um it’s kind of become uh a fire thing a fire hazard things so people don’t like smoke in their homes so so it’s a you know there’s this ongoing evolution of fireplaces so it used to be if someone had a fireplace in the home and they Fire Hazards burned wood and and there’s something to be said for a wood fire but there’s something to be said against it Cinders and smoke in your home and everything so for the most part there are no fire places with wood inside uh they do have wood burning stoves pellet stoves things like very popular here and that will heat up your whole house they will it’s amazing mhm the first thing they did when there was the conversion over uh away from real wood into gas is you had these ceramic logs so ceramic logs were the first thing you had had to make it look like it was a real fire and and there was real wood and real Cinders and everything and there’s still a lot of those around uh but now it’s like people have kind of separated the idea of a fireplace and wood in their mind so a lot of the fireplaces we’re seeing now are are the modern type with the White Rock way more contemporary um and they’ll be instead of the big square with a fan to push the heat out they’ll be more rectangular narrow um some of them will have you know you’ve seen it the glass rock and different color rocks and you can change the color of the flame and so and uh some people here have kind of a dated fireplace they call the fireplace company and update that so that too is an option if you are not a fan of the heavy River Rock and you want to have something a little more contemporary the key of the fireplace I think in terms of the type of fireplace you want is it depends on the kind of home you want if you have a contemporary home you probably want to go for the newer contemporary fireplaces we just uh we just met with a a lady who’s selling a French provincial home mm and her fireplace is gas but it it looks like a traditional wood beautiful that goes well you know you put a contemporary fireplace in that that would look sort of goofy right so yeah you you want to kind of lean into whatever the overall style of the home is absolutely so if you’re coming here and your heart is set on a fireplace you find a house that I just love everything but it’s minus the fireplace don’t let that throw you we can that’s we can fix that we can fix that if there’s a fireplace That’s Heavy brass from s you know with the 1776 with the the eagle remember we all know what that is we all remember you know yeah again fireplace can come in and upgrade you in no time flat and make it more current so if you’re thinking also about building a house just add the fireplace add the fireplace if you are a seller particularly if you have one of those homes that doesn’t Scream by Me By Me by me put in a fireplace they’re not expensive you would be surprised at how important fireplace places are to our buyers here we hear in this town we hear it most of the buyers that they mention I want a fireplace it’s as important as backsplash uh uh marble tops three car G three car garages I mean it is a very important feature so if you don’t have one I would think seriously well either put it in or offer it as or offer as an option as an option say hey give fireplace allowance fireplace allowance and what we do is uh we’ll have a a fireplace virtually installed uh you know doing the Photoshop thing to give people an idea what it might look like and that’s a that actually works really well it does then they can see the vision then they can see the vision and and that’s good for them yeah so in terms of outdoor fireplaces in some areas they really don’t want you to use wood although some people do uh but even outside outside the uh um fireplaces and what do you call them little fire pits fire pits yeah a lot of those are gas as well and a lot of them are moving away from the wood look and more just rock just anything that will hold the Heat and radiate it uh just nice and clean easy to light easy to turn off no fuss no mus yep uh so that’s easy peasy easy peasy yeah and we love it yeah we love our fireplace uh I don’t even run the Heat or sometimes during the winter I just put my fireplace on I get cozy yeah and uh it’s it’s delightful especially when it starts to snow right yeah that’s right couple of tips um so if your fireplace so most people are familiar with the fireplace there’s like a little grade under it you open up the grade and that’s where you the the pilot light and all that stuff is that is p um that is the older the older versions uh now they have automatic sparkers yeah uh if you have a fireplace you you’re looking at a home or your building a home uh or you just bought a home and you can’t open the gr chances are it is an auto sparker um when you are lighting it for the first time it takes longer than you think to light like maybe up to a minute so uh so don’t think your fireplace is perfect it doesn’t work it doesn’t work yeah don’t so we have gone over to many a house three or four times I’ve my fireplace doesn’t work my fireplace doesn’t work and I go is like where’s the switch there it is and I turn it on and they’ll say see it doesn’t work and I say just wait just wait just wait yop so particularly if it hasn’t been used in a while so which is pretty cool to have an automatic igniter because in the olden days you’d have to get the fire stick you know and so it’s it’s all good sellers because buyers will know horrifying home Styles when they see them you may be a seller you may have inherited a home that has horrifying Styles in it now when you put these horrifying Styles in you know I’m sure it was the cats meow sure but we thought we’d mention just a few things that have been singled out either by us or experts uh as things you just you just can’t do so things that also make us laugh out loud so one of the things that really so saw this article article horrifying home Styles we had one we had we had a we have a horrifying home style in our home yes and that is the horrifying home style is bench seating at a dining room table I don’t see anything wrong with it I love it but hey evidentally it was a very trendy thing when we bought our dining room table that’s right it’s on the way way out it is on the way out something you might want to think about replacing as a practical standpoint if you are the middle person on the on in the bench you’re kind of screwed like if you have to go to the bathroom you got to it’s like sitting in the middle seat in an airline you it’s like you got to you got to get everyone up to to get out I agree but our friends are fun and it’s even more fun after several cocktails to see him try to wiggle out of try wiggle out yeah so that’s kind of part of the fun but apparently that’s dated evidently that’s horrifying that was that I didn’t think that was that horrifying I don’t think it was that yeah I cuz I own it yeah you know I have that so that’s kind of py I wouldn’t even blink at that but the other good one that we love is and we’ve come across it now several times saloon doors saloon doors into the bathroom yeah why yeah yeah saloon doors in a bathroom not saloon doors in the potty room yeah for your potty it’s just saloon doors that’s Salon doors I don’t know people well that’s not very effective if you know what I mean who side Cowboy I’m coming in I don’t know what the idea is I don’t know I mean you swing those doors open there’s no privacy because they don’t really cover anything uh it doesn’t cover anything and then there saloon doors just into the bathroom in general and it’s like wow saloon doors yeah we don’t have saloon doors no we don’t at least we don’t tell anybody Our Salon doors I don’t when we play Cowboy and make her go to the oh God yeah Sal doors listen saloon doors are a joke if you want to put saloon doors on your bar or your man cave is kind of something fun uh that’s fun and that’s fine we have restaurants downtown you know our town kind of has a little Western theme and they do the saloon doors but uh into the master bathroom not so much that’s a not not a western experience the other thing in bathrooms is all white whes white white white walls white counters white it’s too much yes it’s too much Hospital aren’t even all white anymore people will say oh it’s all white it looks like a hospital when’s the last time you saw an all-white hospital they don’t do it anymore they don’t cuz no one likes it looks clinical no one it looks yeah it does that’s a good word clinical and God forbid the splattering alone of any anything any any major event shows everything you might be having yes could be bad you want she that you don’t want to share that you don’t want to have carpeting carpeting in the bathroom carpeting in the bathroom that is horrifying particularly around the toilet oh every time and I’ve been in some beautiful homes with that carpeting all the way up to the potty and I think all the way up to the pot Yakama gross disgusting uh same thing splatter splatter I don’t want to even know what has been splattered on that carpeting yeah you you don’t put carpeting on a toilet seat you don’t put a carpeting around the toilet seed you don’t want anything absorbent other than toilet paper near your toilet it’s just none of none of that is good that is horrifying none of that is good peach peach walls peach peach Mau mauve mauve walls yeah peach peach is uh you know I I if you’re if you like Peach go a little darker for apricot or terracotta or up a lot yeah mix it up a little bit more the peach it was just overdone it looks very country in a bad the worst possible way uh yeah Peach and it looks very Grandma it screens old person lives here old person has lived here and our old person has died here yeah yeah yeah that is true that um and Mau walls and seafoam green carpeting all of that Let It Go Let It Go obviously popcorn sealings we talked about popcorn sealings in our ASB bestus uh video popcorn sealings are a no no yep um what else uh some of these swag light fixtures yeah that just scream again grandma lived here grandma recently died here yeah be real careful with faux finishes oh yes we went into a beautiful beautiful million dooll home giant pillars which that was okay but then they did a faux finish that I don’t even think the Romans or or the the Greeks had painted cuz you know the Greeks did paint very garish yeah they did originally they did did you know that yes they did I did so but we don’t need to duplicate it now in the 2000s no no and so don’t do faux finishes everyone knows those everyone knows those columns are not real marble even though you tried to make it marble yeah it’s not you’re not fooling anybody they they do have some Modern faux finishes that don’t look dated but if your faux finish is more than a if you do a faux finish it’s going to age quickly yes you know you know you probably don’t want to keep your faux finished for more than about three or five years because they age very they’re very trendy and they age very quickly yes yes so you know things like that columns are kind of dated columns are dated are very dated so when you’re getting ready to sell maybe have someone come out and see you know how about if I put like a beautiful wooden column you know like more rustic or something anything but how about U fake crysanthemum oh yeah I have to take a deep breath all the silk flowers the silk it has to go by byebye horrifying uh plant shelves uh with covered with silk on top not good yeah so so not to be uh not to be insensitive but just to kind of state it for what it is chances are if you’re incet and you’re a seller you are of a certain age if you are a buyer you are of a certain age but not as old as the first uncertain age so your sellers you know they have faux finishes that have been around a while or whatever you need to understand that younger people come in even though they’re not really young anymore they’re younger than you are and they have a different sense of what style is and they will be horrified by the thing horrify is a good word because we’ve had people like they can’t see past it they can’t get P at all you’re right and not only that curtains no one uses curtains anymore yeah so you go in a house with the heavy drapes and the what do you call them the pleat at the top at the top it just screams or what do they call it pooling at the bottom what do they call pudd puddling pudd anything called puddling I like puddling though I have to say I’m not opposed to puddling I was okay with it until I heard it was called puddling and then I’m back to the I’m back to the carpet and the bathroom we could never do puddling because we have cats and dogs that would sleep on it and decide that’s a good spot to yeah take a Le yeah all of these things that we’re mentioning they’re things that are relatively easy and cheap to fix absolutely so then you know just by adjusting those few little things helps you get top dollar and sell quicker and S quicker um people look at something and you know especially if it’s in a higher price point and they think well gez I’m spending over a million dollars and I got to come in here and gut it I got to repaint it I got to scrape popcorn just do it now do it ahead of time people will put an offer in right away and you’ll get top dollar and and the sellers will say you know yeah but buyers can see past it they can’t no they can’t they just they can’t they can’t it is so horrifying they run screaming from your house even my people who say oh I can see past anything they they’re they can’t they’re in the middle of it and they’re like I just don’t When Buyers come in we show them a lot of homes and uh there are a lot of good homes here so you’re kind of you’re competing with other good homes and the one that they’re going to buy is the one that’s going to touch their heart yep and no one’s going to you’re not going to touch anyone’s heart with carpet in the bathroom it’s not going to touch anyone’s heart it’s it’s just not it’s not going to be it’s not going to touch their soul it’s not going to touch their soul yeah so fix that good morning hello peeps Jesus little energetic today that’s too much five but down I think he’s just happy Rand and Dian bro here my shoulders are bowed oh my God Rand and Dian bro here coming to you from Prescot Arizona she’s pickle lady I am the pickle lady we are the husband and wife um real estate team uh happy to help you find a new place here uh make a new start here in Prescot and one of the biggest questions we always get from people coming in from out of town is Healthcare Healthcare Healthcare yeah so we decided to report to you live from the front lines front lines the very they’re very trenches our very own experience so you’re going to follow us as we go in with Randall to have a colonoscopy yeah that’s right it’s amazing what I do for my clients yeah I I really didn’t need it I just did it so that I could tell you about it no that’s not true I have had h i I can’t tell you how many colonoscopies I’ve had yes I it started we got a little issue yeah it started when I was about 12 yeah it’s so I my family has a history of the kind of cancers that you know lead to colon cancer so by the I I was in my 30s I think and I st no not that’s it no but anyway first one so and that is a legitimate concern people coming here yeah and we just want you to know uh both of us um our own personal experiences and some of our experiences of some friends who are a little bit older um health care is evolving and growing here um uh as the town is growing so is the health care um they’re making some changes uh Dignity Health Care came in and brought over bought out I should say the yapay regional hospital yeah they are actively working on getting doctors on hand you know enticing younger doctors to come and stay um we’re working on it it’s a process and that’s true in most areas of the country most areas of the after Co you know providers it’s it’s getting harder and harder and U you know the money’s not as good as it used to be and blah blah blah it’s it’s hard and our little town is uh doing its best just like a lot of other areas uh the interesting thing about a colonoscopy is I mean from the standpoint of evaluating Health Care is that I know this procedure really well I’ve done it a lot I did it uh before dignity this is the first time I had it done after dignity yes so this allows me to kind of compare the two uh this is a procedure that you schedule so there’s no excuse you know if you in a car AC accident or you know in something unforeseen and you’re in the emergency room well you’re kind of at the you’re subject to whatever is happening at the time colonoscopy it’s routine it is scheduled so it should feel routine having done it a couple of thousand times I can tell you A lot of times it’s not routine I have found myself waiting in rooms that have millions of dollars of equipment waiting for oh we don’t have this piece we don’t have this nurse we don’t have blah blah blah blah blah if you do a routine procedure it should feel routine like they have complete Command of the situation they’ve got their system down they have their system down and let me tell you this was the best I think I’ve ever had yeah in terms of just having their act together yep it ran smooth just very smooth he literally was in and out no pun intended he no sooner was was back there then he was back out they had it very systematized we were very pleased with the service the hospital even sent him a real a little note a little note how many times you get that you have a procedure done thank you and uh everyone signed it so you had the the the welcoming nurse I don’t know what they call her but she was very nice her name’s Jenna the anesthesiologist yeah uh signed this he was very nice uh the GI the uh the PN I’m not even sure what a PN was and then the recovery nurse so yeah we were very impressed uh with the systems that they had in place in and out no problem and so we just wanted to share with you our own personal experiences I know there’s a lot of hesitation like it’s a small town are we going to be taken care of the answer is yes yes um we uh there’s also a great Breast Care Center here that a lot of people go to we get you know 3D mammograms and Cutting Edge stuff there I’ve been been very satisfied with that we’ve had several friends with heart conditions that have been happy with their cardiologists here um and the good thing about living in presc is we’re only an hour and a half away from some of the most Cutting Edge research hospitals in the United States we’ve got the Mayo Clinic the American Cancer Centers Anderson MD Anderson has now opened a branch here in Phoenix so you know if any anything God forbid major really happens you need the best of care you we’ve got it like you know an hour and a half away um so it’s all doable and we’ve had unfortunately a lot of friends who had to go down there they just plan their schedules they go down sometimes they spend the night and come right back up so it’s all doable don’t let the health care scare you away we are up and coming we’re growing um and right down at down the hill as they say is the big the big guns if you need it and we lived in we lived right outside of Houston uh for 17 years and the same was true then yeah uh you know if I had developed cancer I would have been at MD Anderson and which was about an hour and half an half drive yeah so it’s about the same you know so don’t let it scare you we just kind of wanted to share with you our own personal experiences one more getting back to the whole routine thing okay this is something I have experienced a a lot of times and I was delighted to to see that they didn’t do this so you wait for your procedure you wait you wait you wait they put you in an operating room that’s that’s uh not being used and stash you away you get the same questions asked a thousand times and then they don’t remember the answers uh none of that none of that and the thing especially that annoys me is you wait you wait you wait and then you are out cuz you know they put you under general anesthesia and then somebody is waking you up cuz they need the bed they’re trying to get rid of it they hustle you out they hustle you out roll up they did not hustle me out they waited until I just kind of came to and then the nurse in the recovery room comes over and she just says you okay how you doing you know how you feeling you want some water you know and then you know 10 15 minutes later they they uh they brought me the transport to get out and it was very the door yeah and one other thing I should mention maybe I shouldn’t mention it with my wife in a room but I have to say this oh I have to say this the nurses that work in GI are gorgeous I I thought I was being punked oh all these beautiful women are there to you know help me have a scope I’m like oh my God how embarrassing for you yeah it’s like obviously I couldn’t make a move you know what I’m saying I felt very vulnerable yeah all these young things just beautiful I don’t know why beautiful girls going to that kind of work but there you go I need to cut that yeah no that’s staying in so shout out to the beautiful nurses that do GI over at they have never recovered they’re still talking about this experience yeah they’re still talking about me I’m still talking about them I think I’ve got a note I’ve got a note know I I that’s not for real I don’t get your hopes up I don’t think they were that impress although you know the recovery nurse and her name is uh oh gosh her name’s Sarah she seemed very impressed that I had no pups you know men my age that’s a that’s a big selling point no I have no pup so this one’s pup free ladies po free po free he’s available up free P up free he’s available in
