Prescott is very popular with retirees, so if you’re looking for something in the service industry, you’ll have a variety to choose from. And if you’re already set with a remote job, then you don’t need to worry as much about the available sectors.

In this video, we’re going to show you exactly what homes in Prescat, Arizona look like at different price points. Hi, I’m Diane, the local Prescuit pickle lady, and I’m Randall, our trusty sidekick. We make videos to help people who are thinking about relocating to Prescat understand what it’s really like to live here. And if you’re thinking about moving to Prescat, Arizona, and you are trying to figure out what homes here actually look like and what you really get for your money, this video is for you. We are going to walk through homes in Prescat, Arizona at different price points from lower-end options to mid-range homes to higherend properties and also talk about building and renovating so you can figure out what actually makes sense for you. Make sure to stick around to the end because we’re going to show you a strategy most buyers miss when they come to Prescuit. All right, so the first thing is we’re going to talk some prices here. We are recording this video in 2026. These are the prices that we see. Now, uh these prices may change, but when we talk about a medium a home, a medium pricriced home, you kind of know what that looks like. So the price points may change over time if we have appreciation, but the homes really don’t. It just the priceoes typically go up. Right now, our market is staying pretty steady from the big COVID appreciation. Yeah, we haven’t seen a tremendous drop. So, uh I think one thing that you should know about is when you come in and you think it’s a small town, I can get a big mansion for 600,000. Those days are over. Okay? So, we could have done that 10 years ago when we first came here, but nowadays you need to adjust that and probably what you’re mostly looking for is 7 to 8 to 9. Yeah. So, a median priced home here is about $650,000 as of today. Most of our buyers are buying more like 750 and up, right? And up. Uh, I would say a median a medium price home goes probably mid7s, maybe almost to eight. Uh, just to give you some idea, we’re looking at about $325 a square foot. That’s for the entire town of Prescuit, the whole town. Obviously, they can go up to 455 a square if you’re having a luxury home or you’re building new construction. So, that all varies. One way to keep track of where prices are, every month we put out a home value report. Uh it’ll give you the price for Square and all that both in Prescuit and Prescat Valley. I’ll put a link in the description in case you want to go check that out. Really important to look at. Gives you a lot of info. All right. So, let’s say I spend $650 700,000. Tell me about the home. I’ll probably So, yeah, a home priced in that range will probably be like a tracked home or as some people say cookie cutter. Yeah. um they will have some bells and whistles. It’ll probably be newer construction. Yeah. Some of the older construction in that price point will need to be totally renovated and updated. Um some of those are in good areas though, so if you get in low enough and you put the money in, you can sell for much higher later. Yeah. So, yeah, we’ll do some uh some links to videos to give you an example of homes by price point. Look in the description for a link there. But you’re not going to get a mediumriced home. uh for three or 4 thousand square feet uh you know for for 600. That’s not going to happen. No, that’s not gonna happen. All right. But what if your budget is lower than that? You know, typically have some people we say a median a median priced home is 650. Some people that’s exciting to them because they’re used to prices much higher, right? Some people they they you know that’s a big number. It’s still a lot of money. Absolutely. Yeah. So, let’s talk. If your budget’s lower or you’re trying to spend less, what do those homes actually look like? All right. So, this is a price point of maybe $500,000 or less. We would consider that to be a lower-end home, at least in the city of of Prescuit. Uh that doesn’t mean necessarily that you do some you just a lot of times just buying less house. That’s right. So that puts you in the area of like condos, town houses for uh a condo 500,000. That’s that’s that’s a very nice condo. In Prescat Lakes, we have some darling condos for like 375 400. Town houses in Prescat Lakes are like five. Hi Village, same. Yeah. Um but if you wanted to get something a little bit more affordable, Prescat Valley, Chino Valley, and Dewey Humble will usually typically run about 10% less. Yeah. So, Chino Valley is probably a 20 minute drive. Yeah. Um, Prescat Valley that I mean you you kind of fall into Prescuit Valley right off of 69. Uh, right next door. Uh, those homes are rule of thumb about 10% less, right? So, you buy the same home, it’ll be about 10% less. A little bit more cookie cutter, newer construction. They’ve got bigger uh developments that are spreading out through that area. Now, Dewey Humble, the only thing that we’ve really sold a lot of is uh Quailwood, which is a subdivision right outside PV, actually in Dwey. Those homes are very nice. That’s probably about 30 minutes from uh Pres, downtown Prescuit. And so, you get more for your money just because it’s further out there, but closer to 17 and getting on the road to Phoenix. So, a lot of people like to buy there for a second home. Yeah. Because it’s easy to get back and forth from Phoenix to Phoenix. Yeah. get you about 30 minutes closer to uh to Phoenix. That would make Scottsdale about an hour. Uh what is the outlet? The Anthem. The Anthem Mall. That would put Anthem Mall at probably about 40 minutes. Yeah. So, some people like to be closer to F. That’s an option for you. Yeah. All right. So, that’s the that’s the lower end. What happens if you start spending more? What are what does that change? So, high-end, uh, you’re looking at starting at about 800,000. Uh, 800,000 to a million is a typical for a higherend home. You get much of above a million. You’re starting to talk about luxury homes. I would say a luxury home would in in Prescuit, anything at about a million and a half to two. A million. Yeah. Maybe even 1250. Uh, that’s going to be a luxury home in most people’s books. and like that’s that’s clearly a luxury home, but you can get a nice high-end home for about a million. Price drivers is the first of all the size of the home. Correct. Yeah. So, if you’re looking for a lot of space, price per square, the more squares, it’s going to cost more. Most of the people we’re dealing with, they don’t want really big homes. Yeah. They want they’re looking to downsize 2500 to 2,800, but some people still want that 3,3500. Yeah. And they want a bigger lot. They want to have some space around them. They don’t want to have neighbors. They don’t want house house. They don’t want cookie cutter. And they’re all looking for luxury views. Or some of the higherend homes. I mean, you could get a home for a million dollars that has a really nice view. Used to be to go from a house without a view to a spectacular view. You were talking about $50 or $60,000 more. I think it’s closer to 100, maybe 125 since uh CO. Uh suddenly people were going crazy over views during CO. I guess because they were stuck home, they had nothing to look at. They want to see something pretty. But since then, we’ve bid up the price of views. So you should know that. Your kitchens, your bathrooms, and your flooring in in a higherend home is going to be topnotch. You’re going to have all the bells and whistles. quartz site, um, quartz countertops, you know, either all wood, beautiful floors, or luxury vinyl. It’s going to be the latest bells and whistles. And if you’re looking at a new home or home that has been newly renovated, uh, you’re probably looking at a higherend home, right? So, you know, if you’re looking for something like that, just say, you know, I really can afford 8 to nine, and I think you’d be a lot happier with the selections. Yeah, we’ll run the gamut with all the low-end stuff for you and then eventually we’ll have a come to Jesus meeting and you’ll realize I think I want something nice. I think I I Well, and my my opinion is you worked hard and you’re retiring. Get something nice because this is the time to enjoy it. And luxury is getting more and more popular here. It was actually unusual to find a home in Prescuit for more than a million and a half. It was actually hard to find those homes. Now they’re starting to build them. And what we’re finding is more and more buyers. That’s what they want. They want high-end luxury homes. High end. So, the the market’s kind of changing that way. All right. So, uh, what surprised you most about these homes? We’d like to hear from you. If you would, uh, leave us a comment so we could check it out and figure out what’s going on. So, here’s a question. What if you don’t see exactly what you want? Do you build it or is that a mistake here? That’s what we’ll cover next. All right. So, if you build a new home, you’re probably looking at about 425 a square. Yeah. It depends on also the location and the terrain. Yeah. Um, we don’t have a lot of flat available land here in Prescat proper. So, if you’re building into hills or terrain, Yeah. then that price can go up more because there’s a lot of excavation and building out on stem walls. So, keep that in mind. This is not your typical build that you see in normal flat areas. How long how long the builders taken these days? Well, they say some take nine months, some take a year and a half. We have one building across the street from us that’s going on a year and a half. It’s about 4,000 square feet. And uh so it just depends what you’re building. If you’re building a huge RV garage or threecar garage, fourcar garage, and all this extra stuff, it might take a little bit longer. We would encourage people to try to find a speck home before they jump into a semi-custom home. Uh, a lot of times the builders will really pack those speck homes with lots of extras, right? Uh, and just not having to go through the customization process. They can get a lot more efficient. You tend to get more for your money. And a lot of times the buyers will have them. They’re kind of almost ready to go, right? So instead of waiting for a full build, you might have to just wait a couple of months before instead of waiting a year, you can get something and sometimes when you build that cost is not quite built in. The builder themselves, if they’re doing a speck home, it’ll be built in their cost. If you are building it yourself and picking everything, it can go a lot higher. So if you want to do custom builds, all we have to say is we know builders. We know them. We have we know the ones they go to. Now, there are some builders, they do really well with tracked homes and customuilt homes, and they have others that are better at luxury fully custom homes, right? Uh so, talk to us. The design centers, yeah, with the design centers and everything, we can hook you up. So, make sure to talk to us about that. Absolutely. This is where we give you the strategy most buyers miss when they come to Prescuit. I know. I know. I know. I know. You don’t want You don’t want to renovate. No one does. I just did a little renovation myself. It was not a good summer for me. I made it through. It was pretty ugly, but well worth it. Yeah. Now, listen, hear us out. Hear us out. Nobody wants to renovate, but I can tell you Prescuit is ripe for renovation. And the reason why is most of the really good locations, they’re already taken, right? So, if there’s a home there that’s been there a while and you know, somebody built it and they’ve been there for 20 or 30 years, they haven’t changed any of the colors, any of the countertops since then, you know, they’re they’re parking out in a really good spot that you’re not going to be able to build the home on. That’s right. So, renovation might be a good option. You can get a beautiful home with astonishing views, but maybe it’s 25 years old. So, it’s Renault light. You can get in there and just repaint. Yeah. Yeah, maybe put new floors in, new countertops. It’s nothing like really grossly overexaggerated. It’s just kind of sprucing up and getting a little more up todate. Yeah, if if the home doesn’t have good bones and the floor plan’s just stupid. That happens, you know, with people do have more money than sense, they do a custom home and they just do stupid things, terrible ideas. Just terrible ideas that they make, they they bring into reality. Yeah. And there’s so much you can do with that. You know, we’re not really talking about taking things down to the studs. We’re talking about rena light, paints, floors, countertops, that sort of thing. Maybe every now and then putting in a door where a door isn’t, you know, taking out a window, something like that. Kind of updating the bathrooms. Um, things like that. Uh, things that can make it a showplace and then you’d have astonishing uh location, views, uh, great neighborhoods. It just needs to be uh, jued up, as we say. You should know we have contractors. We can hook you up. It’s not like you have to run this thing. We will be as your home is being renovated. We can be your boots on the ground if you’re not in town yet. Absolutely. And you just move in when it’s all done. We do it all the time. Happy to do it and run those uh run that project for you. And you can get such a deal. Yeah. You can get such a deal doing that because no one wants to do it. So, homes that need sometimes all they need is paint. They have great bones. Yeah, great bones. All they need is paint and the sellers don’t want to spend the money. Oh, they’re gonna want to pick out their own color. Blah blah blah blah blah. So, it sits on the market for a very long time and you end up getting a really good deal. Sometimes you can get a great price and if you invest maybe a h 100,000 getting it all spruced up, you can make that and more in appreciation. Yeah. and we’ll make sure we’ll run numbers for you to make sure that you know you’re not going to end up spending money that you’re not going to get out. There’s some neighborhoods we would be like no can’t do that. So, you know, the vast majority of people are not going to do that. We get that. But all we ask is consider it. It might be an option for you and we’ll make it as painless as we possibly can. We’ll try. We will try. All right. At this point, you’re probably thinking, “Enough of the theory. The REAL Cost of Living in Prescott AZ

Prescott is a great retirement town, but some people move here and realize too late they can’t afford it. [music] Hi, I’m Diane, the Prescott pickle lady, and I’m Randal, her trusty sidekick. We make videos to help people who are thinking about relocating to Prescat understand what it’s really like to live here. If you are thinking about moving to Prescat and trying to figure out whether it fits your budget, this video is for you. We’re going to walk through the real cost of living in Prescat, Arizona, so you can decide if it makes financial sense for you. We’re going to break down the biggest cost drivers in Prescuit, including housing taxes and the everyday expenses that add up over time. Then, we’ll show you a simple way to estimate your own monthly cost so you can compare Prescat to where you live now. Make sure to stick around to the end because we have a special goodie for you. A clever little tool that will show you exactly what it would cost you to live here. [music] Housing is the big one. It’s the biggest one. By far the biggest one. Prices are higher than many expect for Arizona. People are still thinking this is a small little country town, right? Uh that’s not true anymore. It has changed. It’s it’s definitely changed. outofstate demand has influenced the pricing big time. Yeah, we’ve got a lot of exit states that send people here and they keep our prices kind of high. So, we went through uh two years of COVID 30% appreciation and the prices have not dropped. They’ve just been they’ve been flat, but uh they have not dropped like they spiked up during CO. Lots of biddy moores drove everything up and now we’re pretty much level. Uh so some people are still trying to price COVID wise. Um and then they realize I have to get down, you know, back to the normal. So they really haven’t adjusted that much. Yeah. So if you’re looking to manage your housing costs, you know, new construction costs more than older construction. Yep. A resale is typically more affordable than a new build. And fixer uppers are always a bargain. Uh you can also look at some alternatives to Prescuit itself. There’s Prescat Valley right next door, Chino Valley, Dewey Humble. We can hook you up with homes in these areas as well if uh if you kind of want to manage that a little bit. That’s right. Yeah. So, housing is the biggest piece, but it’s not the whole story. Next, we’ll look at what taxes are like here. [music] All right. So, property taxes are pretty low here. Amazingly low. Yeah. So, if you’re coming from California, you’re going to be shocked and amazed. Most of my Californians say, “Oh, that must be a quarterly tax or is that a uh you know semianual?” No, it’s the annual tax. It’s not. And property values are going up. That doesn’t mean your property taxes will too. Uh the great example I always use, I mentioned before that during COVID we had 30% appreciation. Homes went up 30%. You know what the taxes did? The property taxes actually went down. That’s correct. And the reason why is because COVID was out, the city couldn’t do a lot of the regular services and so they knew that they were going to save money that way. So they actually reduced taxes. That’s the kind of city it is. They they are very fiscally responsible. So if you buy a house that somebody bought for 600,000 and they sell it to you for a million, your property taxes are not going to jump up to that million dollar. And believe me, they really don’t. We’ve been here 10 years. I think our taxes now are maybe 2500 a year. Yeah. And our house is about 3,000 square ft. So, yeah. So, uh we don’t really have a lot of big jumping in. Now, there is uh state income tax. People go crazy. Oh, there I don’t want I don’t want to live any place where there’s state income tax. The thing is the combined tax burden is often lower than states that have no income tax. I’m thinking specifically of Texas where we live. I’m looking at you, Texas. We lived in Texas. We the the property taxes we paid and we did not have a very expensive home easily outdistance what we’re paying now in property tax and income tax combined. Right. And I do believe, don’t quote me on this, but I think they do not tax your uh social security. So keep that in mind. This state does not tax social security. So if you’re retired and gathering that, you don’t have to pay on that. Um, yeah, Texas, everyone’s like, “Oh, no state income tax.” That’s great. But you buy a house for 500,000, your income tax, your uh property taxes, I should say, 15 grand. Yeah. 11 to 15 grand. Easy. So, keep that in mind. They trick you. All right. So, taxes might surprise you in a good way, but there are a few costs people tend to overlook that can really add up. Yep. [music and bell] All right. So, let’s talk utilities. Utilities are driven by the four season climate that we have here. We have four seasons. You’re going to pay for gas in the winter and you’re going to pay for electricity in the summer. Right. Talk about that. Tell me about the utilities here. Utilities here are very reasonable and very low. Uh I know in some areas in California, the electric, the water and gas are skyhigh. We are still within reason. You know, we’re very reasonable rates. I run my house super super super cold in the summer and the highest bill with two stories I’ve ever had is like 375. Yeah. And most people don’t run it the way we do. No. No. So you’ll be fine. We are on the side of cool. So during the winter we don’t spend as much on gas as maybe some of our friends do. They like to keep the house uh warmer. We like a cool house. So we pay the price in the summer. Yeah. But most folks, even in the winter, just run their uh fireplace, which is what we do. Yeah. And we stay nice and warm. Uh we also uh whole house fans are really big here. Even though we have central air in in all homes, I installed a whole house fan. So like right now, I’m not even running my air. I just run my whole house fan in the evening and it keeps it nice and chilly. Yeah. In the summer, it’s cool at night. So if you run the whole house fan, it clears your attic of all the hot air. Absolutely. It’s a good a good costsaver. And so because electricity is not that expensive here, um it’s not really necessary to have solar unless you really want to be cognizant of the climate and you want to be more green. Yeah. Um but yeah, solar is really about being green here. It’s it doesn’t really usually make financial sense. If if you’re looking at a community that has a lot of solar, either they’re really green or utilities are really high. You won’t see a lot. So in Phoenix and Scottdale, [clears throat] it makes a lot of sense to have solar, but here because our utilities aren’t that expensive, it’s a cost factor. So it’s up to you whether you want to uh put in that extra amount and add solar. Talk about insurance. Tell me about insurance. Um insurance varies. Uh it’s still pretty reasonable. Uh some areas uh it’s a little bit uh harder to get because they’re more in a wooded area. I believe the 86305 zip code. Um, sometimes you have to shop a little bit more because they’re more concerned about the fire. Sorry, California that that happened, but it’s now affecting everybody across the United [clears throat] States. Um, my insurance just went up because I had two leaks. Other than that, it would have been [laughter] uh if those were basically my fault. My home insurance would have been about 1,800 a year. Yeah. So, not bad. So, uh, tell us about HOAs. HOAs depending on your neighborhood uh cost you know some have no HOAs some like Prescuit Lakes uh every neighborhood has a different HOA where I live in Prescat Lakes my HOA is $183 a quarter so every three months I get a bill for $183 so on average that’s less than $100 a month right so you’re not going to have people are coming from areas that have extremely high HOAs and so you say HOA like I don’t want an HOA I don’t want it I don’t want And then when they find out how cheap it is, it’s really not that big a deal. Absolutely. I mean, most of them are spending 500 to 800 a month on HOAs. That is unheard of here. It will not happen. It’s pretty reasonable. So, not bad at all. And uh you will need a car. Yes, you will need a car. We really don’t have public transportation. Speak of no buses. We do have So, you need a car. Ongoing maintenance. We have cabs. we have, you know, things like that, Uber and Lyft, but uh, you know, if you don’t want to rely on that, then you need to, you know, know that you would, you need a car to get around. And now that we’ve covered costs, let’s talk about a few finance tricks people use to help make the numbers work. [music] Here’s some quick tips. Oh, he’s jumping ahead. Yeah, we’ll give you the links to more detailed videos on all of these, but we thought we’d just kind of mention quickly. Please note, we have no vested interest in any of this stuff. We don’t get a kickback for referring. We don’t, you know, we just we are here to facilitate you getting into the home of your dreams in the easiest way possible. These these are things that some of our clients have done and they’ve had good results with them. So, we thought we’d share them. We are not professional. We’re not financial financial. Yeah. So talk to your expert about all of these things we offer for, you know, this is just what we’ve heard. We’ve seen people do this and they’ve had good experiences. So the first one is bridge loans. A bridge loan. So first thing you think of, oh, they cost a lot of money, right? They can they can they do they can cost a lot of money. They can also save you a lot of money. And that’s what people don’t understand. When you do a bridge loan, your your buy is like a cash deal. And when you are negotiating with cash, you can pay less than list price. That’s right. H thing is also too on your sell side. So you’re selling your home, if you have a buyer contingency, you’re going to be anxious to sell that home. You’re going to take the first deal that comes along usually because you’re panicked, you’re stressed, you’re like, I got to sell this house to get into the next. Usually between negotiating on your sell side and negotiating on your buy side, you kind of break even or close to it. That’s been our experience. Plus, you’ve got additional moving costs or storage costs that you might be looking at because you’re trying to get the two ends of of your deals to meet together. Check out bridge loans. Usually, they end up kind of breaking even and they can really reduce your stress. And the one that we refer to uh doesn’t even require you will not have a second mortgage so to speak. Um you don’t even have to pay monthly interest. That interest will acrue. Um but you put up your your the fee that they charge you can be 15 20,000 upfront and that covers some of that some of their cost. Yeah. And they give you a huge amount of money and then you go in with a cash deal. So uh some of that is good. Uh you have one year to sell your home, too. So, if you sell it quickly, okay, you know, you don’t pay that much interest, you’re done. Yeah. So, all right. Next up, reverse mortgage. Oh, you got a reverse mortgage. You can lose your house. No, you won’t. People reverse mortgages are are done through the government now. They’re governmentbacked. So, if you run out of equity, they do not run you out of your house. In fact, if you have a spouse and you pass away, your spouse gets to stay in that house until uh he or she decides to sell it or they pass away. You will not lose your house. Most people should use a reverse mortgage when they reach a certain age because what they end up doing is scrimping and saving, struggling to pay mortgage payments and all that. All so that when they pass, their kids can sell the house at that point. That’s right. And it and and it helps them keep maintain the home. Yeah. Um because if they’re spending all this money on mortgages, the rest they can at least keep the house current, up to date, fix the AC, fix the roof, all the things that are very difficult when you’re retired. Allows you to do a little higher on the hog. So, if you haven’t looked seriously at a reverse mortgage because you’re afraid you’re going to lose your house, talk to an expert. Talk to us. A few of our friends have managed to use their retirement funds as collateral and then took out a loan. So talk to your financial advisor or your money manager. Chances are they can work out something for you and uh rather than have to liquidate those funds, you can just use it as collateral. That’s right. And get a loan. So there you go. If you’re planning to move, this simple financing strategy could save you months of stress and may cost you a lot less than you expect. Hi, I’m Diane, the Prescuit pickle lady, and I’m Randall, her trusty sign gig. We make videos to help people who are thinking about relocating to Prescuit understand what it’s really like to live here. If you’ve already decided Prescat is where you want to live and you’re trying to figure out the smartest way to buy your next home, this video is for you. Today, we’re going to explain bridge loans in plain English, show you when they make sense, who should consider one, and why buying before selling can completely change the way you experience your move to Prescuit. Stick around to the end because that’s where we’ll show you why the net cost of a bridge loan is often a lot less than people think. [music] All right. The deadline trap happens a number of different ways. Stress scenario number one is you find the right home first. Now you got to sell the one that you already have, the current one. Yeah. So, a lot of times we have folks come in Yeah. to visit. They uh say, “I’m not ready. I’m not ready. I’m not ready. But I still just want to see what’s houses are like here. Sure. They fall in love and they’re like, “Oh my god, I don’t want to miss this house. This is the one. This is the one.” So, what can I do? But my house isn’t on the market. Yes, you could do a contingency. If they take your contingency, you’re going to pay list price. And now you got get to sell your current home as fast as you possibly can. A lot of stress. A lot of stress. You lose a lot of negotiating. Yeah. Uh power on that. And uh then you’ve got to hustle and get your house ready. Get it on the market. If you were like us, your house is not in show. Yeah. Not show ready. You got to clean out the garage. You got to clean out closets. I mean, the list goes on and on and on. Or you say, you know what? You know what? I’m going to sell my current home first. You can do that. You can make your home show presentable and you sell your home. Now, you got to find the right home fast. That’s right. And the the risk there is well, first of all, you probably aren’t going to have a whole lot of negotiating power because you need a home desperately, right? And and and second, you know, you probably are going to have to settle for something that maybe isn’t ideal and you don’t have time to dicker around with it. You don’t want to accept something just because I got to have a house. I have no place to live. Yeah, that’s the worst scenario. So, pick your poison, right? So, the typical scenarios, you poison number one, poison number two, but there’s more stress because now you need to show your house while you’re still moving. You you’re buying and selling a house at the same time. So, now you get to try to get your house ready while you’re moving out of your house, right? Yeah. So, you know, then you’ve got to deal with finding a storage place, temporary housing. Yeah. Because Yeah. You got to get the the ends of your two transactions. Like you want to close on your house, right? And then buy the new you try to get them to dovetail. Chances are they’re not going to dovetail exactly. Now you’re paying for storage. Now you’re thinking about temporary housing. And now you get to move twice, which means you’re going to have to pay movers twice. That’s the deadline trap. And so if you know this all sounds like a nightmare to you, like it does to us. Yeah. How do we do that better? All [music] right. So, the first thing we want to tell you is we are not financial advisors. No, we have no vested interest on whether you buy a bridge loan or not. I mean, we are motivated to make you not as stressed and have a nice clean transaction for you, but we don’t get compensated. We don’t do bridge loans, but we can connect you with someone who who does. So, just keep that in mind. This is we’re not financial advisors. We have no vested interest. Want to say that upfront. So, with a bridge loan, it’s very simple. You move into your new home, you buy first. You move into your new home, and now your old home is vacant. So, you get to sell your old home after you’ve already moved out. That’s right. And you’re not there to be bothered with showings. It sounds pretty good because you don’t have to hustle and oh, we got to do the dishes. We got to vacuum because someone’s coming to look at the house. Yeah. No, you’ve already moved into your new home here in Prescuit and you’ve got all that done. You’ve negotiated. You had a cash deal. You got a great price on your house here. Now you can move in, take your time, get everything settled, and uh when you’re all done, sell the old house while it’s empty. So, the biggest advantage isn’t the loan itself. The biggest advantage is now you’re making decisions and you don’t have a deadline. That’s right. You know, you’re buying buying a house that you want and you’re not under stress. You’re selling a house. you’re not under stress. That’s really the biggest advantage isn’t the loan. It’s the fact that you’re not making decisions under a deadline, right? Much less stress. Um, believe me, uh, we had a situation when we were moving from Texas to here. Uh, we did not have a bridge loan. We didn’t know there was such a product, which is a great product now, which I’m not sure they had it back then. I don’t think they did. After the financial crash of 2008, they they was a bunch of they kind of went away. Yeah, they kind of went away for a little It’s a new product now, which we will get into in the next segment probably. But so what happened was our deal fell apart and we were under the gun. We had 10 days to get our home sold in Texas. Yeah. Otherwise, we were going to lose our home here in Prescuit. Oh, we have a showing. Put the dogs in the car. Let’s drive around for a couple hours. We did it. I don’t know how. It was not pleasant. It was pretty horrific, actually. And uh yeah, very, very stressful. So, had we had a bridge loan in, we would have had none of that. Less stress, you make better decisions, you avoid rush purchases. It’s just a better way to do it. So, let’s get into the mechanics of all this. How does the bridge loan actually work? [music] So, how does a bridge loan really work? Tell us in plain English, how does it work? Very simple. You contact uh the officer. He goes through to see what you if you qualify. Yeah, of course you have to qualify. Um, he tells you, okay, you want to borrow 900,000, you qualify. This is how much you need to have, you know, to start this loan, what your fee will be. Yeah. And then he will explain to you the interest rate. Yeah. Uh some the interest rate will be a little bit higher than a little higher. A little higher because of course this is someone giving you a huge loan of cash. It’s also a very shortterm loan, right? you know, you’re not going to be it’s not going to take you 30 years to sell your house. So, it’s not a So, you then have one year uh to sell your existing home. He gives you the money up front. You have the loan. You go buy your house here in Prescuit. You have one year then to sell your current home. And there isn’t a second mortgage. You’re not paying another mortgage on this, you know, new loan. You’re not even paying interest. the interest will acrue from month to month. So, basically, you have a one-year loan. Interest is acrewing. Um, but if you sell your existing home in two months, okay, you pay two months of interest. Yeah. It’s not going to be all that much because it’s probably not going to be that long. So, the big misconception is you’re not going to have to pay to make two payments at the same time. That everybody thinks I can’t I don’t want to do a second mortgage. I don’t want to do It’s very simple. And you have a year and you’re collateralizing on both properties. Yes. So your the your existing home will be collateral and the new home will be collateral. So most people qualify. It’s not hard to qualify for a bridge loan, right? And he will go through everything in great length uh in better uh better than we are. Better than we are. But that’s kind of it in a nutshell. Yeah, that’s it in a nutshell. So So what what is the biggest source of stress for your move? What are you dreading most? We’d like to hear from you. Leave it in the comments if you will. Absolutely. All right. So, uh, now that you know how bridge loans work, let’s see whether you should really consider one or not. [music and bell] So, who should consider a bridge loan? Well, I mean, if you have the cash, don’t do the bridge loan. Don’t do a [laughter] bridge loan. Don’t need to. Yeah. If you have other ways to access that, if you have retirement plans, if you have that you won’t have any huge tax consequences, always talk to your financial planner. Sometimes you can borrow from your existing accounts. Yes. And that would be obviously simpler and you won’t have a fee, etc. And you won’t have all the fees. So yeah, if you’ve got obviously if you have the cash sitting around kind of the reason why we we started looking for an officer that could do bridge loans is we get a fair number of clients who come in and they have cash. I mean they and they don’t have to sell their home that they’re in before they buy. So they get to buy before they sell. and just because they happen to have the cash and we saw how easy and simple and stress-free that was. So, we were kind of looking for something like a bridge loan so that we could hook our clients up with it. So, if you’ve got the money, obviously you don’t need a bridge loan. If you can collateralize, you know, if you’ve got a retirement fund and use that for collateral and and come up with the cash, then you probably don’t need a bridge loan. This is for people who either don’t have the cash and they can’t pull the cash together. you can pull together a bridge loan really fast and that’s that’s what’s nice about it too. So the here are some of the factors that make a bridge loan even more compelling. So if you want a house that is new on the market, so it just went on the market. If the house is nice as at all and chances are it’ll be nice because you want it, uh then they’re not going to take a contingency. They’re just they’re not going to do that straight up front. Now, if the home’s been on the market for a long time, then yeah, they’ll they’ll entertain a contingency. But if a house is new on the market, you certainly you’re going to have to pay have to pay list price, and chances are they’re not going to want a contingency. So, you’ll need a bridge loan. And most people will not most sellers will not accept a contingency if you’re not even on the market. Yeah. They would prefer to see you’re on the market. you’re actually under contract with a firm close of escrow identified, preferably even out of inspection period. Yes. So, that’s another thing to consider. That’s if you’ve got are not automatically accepted. If you’ve got a house that’s that’s already under contract, the buyer is paying cash, it’s past inspection, that’s pretty close to cash, right? And they’ll be more open to that. Yeah. But if you’re not even on the market yet, that’s why a bridge loan comes into play because you can get your offer in. Yeah. And uh they don’t care about your house being on the market. They just see it’s a cash deal. Yeah. I wouldn’t bother if you find a house and you like the house, you know, if if you’re not really in love with the house. Maybe you [clears throat] could risk I mean, it depends on how much you love the house. uh you know, is it worth it to you uh to to risk not uh not getting the house to to do, you know, whatever you need to do to sell your house or whatever? You know, you’re risking losing the house. If you really love it, then maybe you should think about the bridge loan. Yeah. And you know, selling a house can sometimes take a while. It can be slow. Yeah. So, you put an offer in and you say, uh you if you’re lucky, somebody will let you have a 45day close. Uh usually it’s a 30-day close. Some people might even allow 60 days, but you’re going to have to put more earnest money down. You’re going to have to have some of that earnest money go hard. Yeah. Meaning after 30 days, the seller gets to keep some of that. Yeah. Um, you know, and so, and then you still have the pressure of, oh my gosh, I have 45 days. What if I can’t get this sold? What if it goes under contract on day 40? Yeah. You’re not going to close on time to get the funds out to buy this house. So, it’s it just Now, if the house has been on the market for a while, we might be able to negotiate a long escrow and give you maybe a month to try to sell it. And then if it doesn’t sell, then you do the bridge loan. We’ve done that a few times. Yes. Depends on what the seller’s willing to take an an escrow. That’s that that’s that long. You know, you’ll know if you’re in a neighborhood and the homes sell fast. Yeah. I will tell you if you haven’t looked at that in a while, you know, it’s been a few years, homes don’t sell as fast as they used to during CO. Nope. You know, you may think homes sell really fast. Double check. You know, if you’ve talked to a listing agent in your area already or you know someone who sold a house, you know, get get the finger on your p get the finger on the pulse of your market. Uh because if it’s going to be slow, then a bridge loan probably makes sense. Absolutely. And then if it’s a long distance move, that that just raises the stakes for everything. If it if it’s like cross country, right, you know, that makes logistics really really hard. Again, circling back to our Texas move. Horrible. The movers were showing up and we weren’t closed. Yeah. All right, let’s finish by putting everything together into a realworld example. Oh, real world. [music] This is the section we told you about at the beginning where we show you why the net cost of a bridge loan is often a lot less than people think. So, we figured we’d give you a specific example. So, uh typically, you know, the homes that people are buying here, you typical with interest and the fees together run 25 30,000 something like that. I mean, if you’re buying a lower-end home, it might not be as much, assuming you’re buy a home that’s somewhere around a million bucks. This seems like a lot of money, but here’s the thing. You are selling a home on your that you’re probably selling a home. Most of our clients are selling a home that’s more expensive than the home they’re buying here. So, let’s say you’re buying a home for a million dollars in Prescuit. You might be selling a home for $2 million. Okay? So, if you are under pressure to sell your home where you are now, you might take a an offer that’s less than list price. 10,000, 15,000, 20,000 less than list. Okay. Well, 15,000, that’s already half of all your fees on the on the bridge loan. Correct? Now, you need to negotiate on this side. Well, with a bridge loan, that’s like cash. That’s like a cash offer to the seller. So, you can usually get a home for 10, 15, sometimes $20,000 less than list depending on how they how they listed it. You know, some people list really high. We’ll we’ll tell you about all that, but assuming that they listed it about where we would list it is kind of what we think the market rate is. If you go in cash, that’s 10, 15, sometimes $20,000 less. That’s the other half, right? Plus, if you avoid storage, you know, you’re moving twice, you’re going to have to pay for at least one move because hello, you’re moving. But if you move your stuff to Prescuit, let’s say, now you’re going to pay for storage for, you know, a month or something, that might be $1,000. Then you got to get more movers. You got more movers. That’ll be another three or 4,000 just for you have to rent someplace. Yeah. Now you’re staying in a hotel. You’re, you know, Airbnb. you might spend the better part of another $10,000 just on that stuff. So all of those items, you know, would make up for the cost. Yeah. So if you Yeah. six of one half dozen of the other. Yeah. If you look at the net cost, yeah, the bridge loan can cost you a lot of money, but it also saves you money. Our experience is that in the end about break even. You know, you usually, you know, I don’t people don’t usually come out way ahead, but they usually don’t come way behind. Usually they about break even. The bonus is really eliminating the stress 100%. If we were to make another move, yeah, which God help me, I hope not. But if we do, uh, I will do a bridge loan because I have a lot of animals at home. I have some dogs. Even a local one would probably Yeah, even a local move, I would do it just because I I don’t stress. We’re no longer young. Most of our clients coming in, they’re retiring or older than that. You know, we’re not in our 30s anymore. This is a highly stressful thing. Yes. And you reach a certain age, stress is hard. So, yeah, the eliminating stress is a big deal. Don’t underestimate the importance of that. Absolutely. And you want to be excited about moving to your new house. You don’t want to be like a beaten dog by the time you arrive here. You just want to be happy about the should be a happy time for you. All right. So, now you’re probably wondering whether a bridge loan would actually make sense for your specific situation. If you’re moving to Prescott and don’t know the neighborhoods yet, this video will save you a lot of time and probably a few headaches. Hi, I’m Diane, the local Prescott pickle lady. And I’m Randall, her trusty sidekick. There he is. We make videos to help people who are thinking about relocating to Prescott understand what it’s really like to live here. This video is for people who are thinking about moving to Prescott, Arizona and are trying to figure out which neighborhoods actually fit their lifestyle. If you’ve already decided Prescott is on your shortlist, but you’re not sure where you could live, this is exactly for you. We’re going to walk through five of the top neighborhoods in Prescott, show you where they are on the map, and break down the type of homes, pricing, terrain, amenities, and what kind of people tend to like each one, so you can narrow down your options quickly. Make sure to stick around to the end, because we’re going to show you the one neighborhood that most of our clients end up choosing, and why. This is what Prescott looks like in Google Maps. I’m going to point out a couple of features here that you should be able to recognize. The first is Highway 89. This is pretty much the main path in. If you’re coming from I10, you’re going to come up this way. If you’re coming down from 40, you’re going to come down that way. And then the other major highway is 69. 69 takes off, eventually that joins up with 17. So if you’re coming up from Phoenix, you’re going to eventually hit 69, you’re coming this way. So it looks like a doctor’s stethoscope or something like that. This is downtown Prescott. This little green spot there, that’s right at Whiskey Row, and the courthouse, and the square, and all that. So this is downtown Prescott. The first subdivision we’re going to look at is the Ranch, and all of this is the Ranch. It’s right by Trader Joe’s. You catch Lee Boulevard and you head down here. If you’re driving from deep in here in the Ranch and you’re making your way to the square, that takes about 13 minutes. This is a great neighborhood. It’s one of the earlier neighborhoods. It’s right off of Highway 69, so it’s super close to all of the amenities. Costco, Walmart, Target, everything. But once you get inside, you would not believe- You wouldn’t believe … you’d think you’re out in the middle of nowhere- Correct … because it’s very quiet, very peaceful. And the homes are built up in the hills, so there’s a lot of winding little roads. It’s very peaceful. Lots of woods. It backs up to the Bradshaw, which is a lot of beautiful forested area. Yeah, forested area. Lots of trees and cliffs. And even hiking back there, lots of trails. Yeah. They do not have any amenities. None. They have none. Well, that’s not so. They do have tennis courts. Oh, I didn’t know that. Yeah, see, you’re wrong. Oh, well there you go. Call me, people. I’ll tell you. Yeah, don’t listen to him. Call me. But anyway, so they do have tennis courts, but although there aren’t a lot of amenities, they do have very low HOAs. Yeah. And then you’re surrounded by beautiful nature, bigger lots, a lot of space around you. Plus, you’re close to all the shopping. You can’t beat it. Yeah. Things to look out for, the HOA is notoriously restrictive. Yes. We’ve heard that a lot from people- Yes … in the Ranch. You really have to pass everything by them. Right. And they’re kind of sticklers. But that’s why they’re beautiful homes up there. Yeah. And it has a beautiful look. The other kind of negative is the driveways, because it is built into a lot of the hills and terrain. Some of the homes will have very steep driveways, so something to keep in mind. Yeah. But not all of them. Not all of them. We’ve just got to make sure that we get you one where the driveway’s not steep. Right. But they have some that are kind of doozies, so- But with steep driveways comes spectacular views. Exactly. We have a friend who lives there, and it’s astonishing. Absolutely. So it’s weighing the pros and cons of that. So what kind of people like it there? People like it who want to have peace and quiet. Yeah. They want to see wildlife. They want to see the deer in their backyard. Even occasionally they see a bear. Yeah. Not that you’d want to see that, but they’re there. They want to see the Bradshaws and enjoy all the mountain views and the forest. And so- Also, I think people who are not looking for a plug-and-play social life. Right. Either homebodies, or they do other things. They’re not really looking for the community to provide them with their social life. Right. So if that’s kind of you, this is a great option for you. It’s beautiful. Yeah. It’s a great neighborhood. All right, if you like the idea of newer builds and a bit more community structure, the next area might be right up your alley. This is where Granite Dells is located. You could say this is where the clubhouse is. This highway here, that’s 89A, also called Pioneer Parkway. It essentially runs parallel to 69. That’s the highway we were talking about before. When you’re in Granite Dells, you can grab Pioneer Parkway and you can head east, that’ll take you into Prescott Valley. They got a whole bunch of shops and stuff along Glasford Hill. Or you can go in town this way. Or if you want to go straight to the square, again, you can see this is the junction we looked at before, and here is downtown Prescott. So you have to make your way up, then go down 89. That takes about 15 minutes. All right, so tell us about the homes and the prices in Granite Dells. Granite Dells is great. It’s a brand-new development, maybe five to 10 years old- Yeah … with more still being developed and they’re still spreading out. Yeah. It’s very flat land, so people love that because they want to have a flat backyard if they have a lot of dogs and stuff. Yeah. But they have some views of the Dells. The prices can range from really small square footage, like in the fives, all the way up to over a million. Yeah Of course, the million dollars have more of the Dell views. Yeah. But the terrain is very simple, easy maintenance. The homes are a little closer together. Mm-hmm. You’re not going to find a lot of big lots. The higher price, you might have a little more space. Yeah, you get more of a lot the higher you go. Yeah. But the amenities, they’ve got a great clubhouse there. Mm-hmm. It’s a big community center. They have a beautiful pool. They have a couple of pickleball courts, a great big athletic center, and- They’ve just renovated. It’s gorgeous … It’s very nice. Yeah. And then they have a nice seating area where you can look out over the views- Yeah … with a fire pit and all that, and have a glass of wine. No restaurant, no golfing. Yeah. It’s very popular with Californians. They really connect with it. The other thing is they don’t have a lot of like a leader there running events for the neighborhood. Yeah, we call that a cruise director. Right. No cruise director there. No cruise director. They mostly have neighborhoods that, neighbors who run their own- Yeah. They’ll play cards, but they kind of run it themselves. Yeah. The landscaping is not very mature because it is new. It’s a brand new place. But they have done a spectacular job. In a few years, that landscaping’s going to be stunning. Yeah. And it’s very close to the Peavine Trail. Mm-hmm. So you could ride your bike down the road and get on the Peavine Trail and go right into the Dells. So if you’re a big biker or hiker or walker, that’s a lovely feature that Granite Dells has. The other good thing is it’s kind of between, it’s still a Prescott address, but you can go to the left on Pioneer Parkway and go down to Willow Creek for shopping, or you can go to the right on Pioneer Parkway down to Prescott Valley and do shopping on Glasford Hill. Yeah, you’re kind of right in the middle. So you’re right in the middle. Yeah. So you’ve got the best of both worlds- Mm-hmm … in terms of getting restaurants and some shopping. So- What kind of people like it there? Fun people. I have a lot of fun friends who live out there. Yeah. It’s beautiful, and you’re going to get the latest bells and whistles in the house, and people are very happy there when they get in there. So- I find they’re kind of bimodal. Some of them- Yeah … they just want to be left alone. Yeah. They’re out there, they’re quiet, they’re not looking for a whole lot of community involvement. And others, they do a ton of entertaining. Right. So it really kind of depends on where in the subdivision you end up washing up, because some of those neighborhoods get really, really close-knit and they’re constantly over. And very social. Right. And others, not so much. Yeah. So you kind of have to look out for that. It’s kind of the best of both worlds. Yeah. Now, if you’re looking for something a little more private, a little more elevated, literally, and a bit more exclusive, this neighborhood is worth a second look. Hassayampa Village is right down here. You can see this is where Capital Canyon is. That’s essentially inside Hassayampa Village. If you’re making your way to the square, here’s the square. Here’s the junction we mentioned before, and this is Sheldon coming in. So if you’re going from Hassayampa, you would come up, you’d catch Gurley all the way into the square. That takes about eight minutes. This is a beautiful subdivision. Beautiful, beautiful area. Now this is, in my mind, this is like old style, old school Prescott. Right. When you think- Like, this is- … of a mountain town- Yeah … you think of a home in this type of neighborhood. Yeah. It is very close to downtown, maybe 10 minutes down the road from the square. Prices range, they have condos, they have beautiful townhomes, all the way up to huge, huge beautiful homes. Yeah. So really, from the fives all the way to well over two million. Yeah. The terrain is spectacular. Yeah. You’re in hills, you have some winding roads, and you get up there, and a lot of trees and boulders. Boulders. A lot of boulders. Yeah, a lot of boulders. It’s really quite beautiful. Most of the neighborhoods off of the street, off of Hassayampa are totally gated. Yes. So when you come in, if you’re interested in there, we’ll get you in and we’ll go check everything out. You do not have to belong to a club there. It’s up to you. There- But there is a very nice club there … there is a very nice club. Yes. You don’t have to join. In fact, a lot of people- That’s right … from outside the Hassayampa area will join, it’s called Capital Canyon- Right. Capital Canyon … will join Capital Canyon. And it’s right there in the center of- Yeah … Hassayampa, although it’s not a requirement to join it if you live there. But beautiful golf course. Yeah, beautiful, beautiful golf course. People love to play it. They have a great restaurant. They have a great pro shop. They have an athletic center and a small pool and I think they were getting some pickleball. They might already have them. But it’s quite nice. So if you’re not a joiner and you’re not interested in something like that, you don’t have to join Capital Canyon. Without Capital Canyon- You will have no amenities … you will have no amenities. Just incredible- Yeah … views. Yeah. A beautiful home and, yeah, peace and quiet. Yeah. Walking is very popular there. People walk- Mm-hmm … since it’s all gated and it’s all so beautiful, a lot of people- Mm-hmm … do a lot of walking. You’ll see them doing that. Absolutely. Things to look out for, extra elevation. Yep. It’s a little higher- Yes … when you go into Hassayampa Village. It’s a little higher, and that will affect the weather a little bit. Mm-hmm. So you have a little bit more snow. A little more standing snow. Yeah, and a little more of it- Mm-hmm … because of all of the twists and turns and the trees and the shade. Right. It’ll stick there a little bit longer. Now, it will be plowed. Yes. But just so you know Like any area that has terrain, watch out for crazy driveways. Yep. Yeah. You’re going to have some more steep driveways, not all of them, but that’s the price you pay when you’re up in the hills and you see all these spectacular views. Yeah. You got to be up, people. You can’t be low to get that. Yeah. You got to be up. You got to be high. And so they’ll have all of that, and it’s just gorgeous. All right, so what kind of people like it there? I find the people who buy in there are… They love luxury. A lot of the homes can be two to three stories with elevators- Mm-hmm … because they’ve taken that into consideration with the- Yeah … the building into the terrain. So this is more people who love luxury. They want peace and quiet. They want stunning views. But perhaps they really like to play good golf, and they want to have a restaurant. Yeah. They’ll join Capital Canyon. Yeah. So I find a lot of retired professionals, doctors, lawyers- Yeah. Yeah … judges, they tend to go into this neighborhood. Yeah. They like it. Yeah. It’s considered a prestigious- That’s right. Yeah. We’re not there. Great. I believe that’s right. Homes, a lot of the older homes have sort of a rustic elegance to them- Yeah … kind of a Western feel to them. Yeah. Some of the newer homes are looking more modern and farmhousish. Right. So that’s kind of- There’s a mixture in there … like a mixture. Mm-hmm. Yeah, it used to be almost exclusively kind of the- Yeah … Western elegant thing. Lots of wooden poles in the houses and- But a lot of the new construction is sort of modern- Yes … sort of a modernist approach. Mm-hmm. So which one of these neighborhoods sounds the most like you and why? We’d like to hear from you. All right, next let’s take a look at something very different. This next area has a strong community feel, resort-style living, but it also comes with some trade-offs you need to understand. Talking Rock is the subdivision that is the furthest from the square. On this map, Talking Rock is about right here. You can tell this is the Outer Loop Road. There’s not a whole lot of infrastructure out there to get to a grocery store. You go down, Outer Loop Road into Chino Valley. Takes about 25 minutes to get there. Here’s the square. Here’s the junction that we keep talking about. There’s the turn from Sheldon onto Montezuma. So the square is about right here. You’ve got to make your way up Montezuma, then Iron Springs. You catch Williamson Valley Road and then take it all the way up to Talking Rock. Takes about 30 minutes. All right, tell me about Talking Rock. Talking Rock is spectacular. To me, it’s like living in a resort. It is living in a resort. So it is. Yeah, it is. It is resort living. 100%. Yeah. It’s very flat terrain out there. Mm-hmm. You’ll see some… The biggest views out there are Granite Mountain and things like that. Most of it you’ll have some rock, a lot of scrub pine, alligator… What do you call- Juniper … juniper. Alligator juniper. Not a lot of pine trees. So this is not like forested pine tree area. No. It’ll just be like- Yeah … scattered scrub pine kind of areas with some rocks in there. Not big boulders. Yeah. A few. But it’s mostly flat, so a lot of people love that because you can get a nice spread out- Yeah … single-level home. Lots are big. Lots are big. The lots are big, so you have lots of space between you and others, lots of three-car garages. The amenities are spectacular. Yes. And you have to join the club. Yeah. And you have to join- It is mandatory. Yes. You have to have a social membership- Yeah … which is, I think, 30 to 40,000. Subject to change. Subject to change- Yeah … so don’t quote me on that. Yeah. But if you go out there, you will pay that social membership. You have no choice. But my gosh, what they offer you. Yeah. Amazing golf. They have hiking trails. They have bocce ball, a dog park, a garden, a communal- Community garden center. Yeah. Tennis courts, a pool. They even have their own coffee shop. Yeah. They have a great restaurant, a ton of social… I mean, the list goes on and on. So the people who move out there, they like being in a resort, and they like spending their time there. They’re avid golfers. They want to golf every day. Yeah. They love- The bocce ball, just to double down on the bocce ball thing. Oh, yeah. The bocce ball thing- Oh … has gotten huge out there. Amazing. Yeah. A lot of people, they’ve kind of graduated from tennis to pickleball. Pickleball, people get injured playing pickleball, so now bocce ball is starting to trend. It’s coming up. Yeah. Talking Rock has put bocce ball on the map. I think they have a kitchen. Right. They have a pizza kitchen out there, so people hang out. It’s become a real thing, so. So some of the negatives are it is far out of town. It’s far from town. So if you need a… Say you’ve run out of milk, well, and it’s 8:00 at night, you’re going to be having like a 20 to 30-minute ride to the- Yeah … closest grocery store. Now, well- You’ve got nothing close by … for milk, you might, for milk, there’s a few- A golf sta- A golf station, a gas station- A gas station … convenience store not too far. So you could run over- But also … and get that. And also in the- Yeah … in the club itself, they’ve started keeping things like that. Like if you’re out and- In the coffee shop. In the coffee shop, so you don’t- But to do real groceries or go to the hardware store or Costco or- Target … Target, Trader Joe’s- You’re going to… Or the doctors … any of those. Or the doctors. You will have to plan out your day. Yeah, you really have to plan ahead. But it’s not a bad drive. It’s a beautiful drive. Yeah, it’s not a bad drive. But you just plan out your day, and you go from place to place, and then you go home back to your- And chances are you will be retired, so- Yeah … it’s not hard to do. You go back to your beautiful resort living- Yeah … and your beautiful home because the homes out there are stunning. Yeah. And they are going to be a little bit pricier out there, for sure. I would say maybe sevens all the way up to well over two million. Oh, yeah. Really, there’s some really, really- Well over … luxurious homes out there. Yeah. Yeah. And I would say if you are the kind of person who wants to be off the beaten path, away from any traffic at all- Mm-hmm … nice and quiet, dark, dark skies, and you actually like the idea of not being close to all the infrastructure and everything because that’s the way you want it, then Talking Rock’s where you want to be. It’s beautiful. Yeah. It’s astonishing. Yeah. It is truly like living the good life- Yeah … all the time. If you don’t want to be that remote, I would tell you if that seems like a negative to you, then- Probably you want to get something closer in. Right. But the people who want that, that’s the place to go. And they love it. And they’ve become very close- Yeah … because it’s like their own little community out there. Yeah. All right, so now let’s talk about the neighborhood that more of our clients end up choosing than any other, and there’s a reason for that. There is. Prescott Lakes is easy to find because it’s close to the lakes. Here we have Willow Lake right here, and we have Watson Lake right here. Prescott Lakes is kind of between the two lakes right here. This road is Prescott Lakes Parkway. It kind of splits between 89 and 69. So it’s got good access to all the stuff on 69. Also has good access to Willow Creek, where they have a lot of commercial stuff there. Here’s the junction, and this is where the square is to go from Prescott Lakes into town. Takes about 10 minutes. All right, so this is the section we mentioned earlier, the one neighborhood that usually rises to the top for people relocating here, and that’s Prescott Lakes. Yes. So we ourselves live in Prescott Lakes. We moved here about 10 years ago. So we’re not unbiased. Yeah, we’re not unbiased. We love it here. It’s just great. You have all kinds of homes and price points. You can buy a condo from the threes. You can buy a luxury home well over two million. Yeah. All kinds of homes. Just to kind of orient you there, Prescott Lakes is the subdivision. Within Prescott Lakes, there are about a dozen different neighborhoods. Correct. And then depending on the neighborhood, kind of dictates the price point- Price point … of a home, and maybe a little bit more than that. There’s Astoria, which is really designed as a lock and leave. Mm-hmm. It’s gated. Very small lots. The houses tend to be kind of close together. Tight, and a little cookie cutter. A little, yeah. It has a Victorian feel to it. Right. If you’re looking for some place that you can lock and leave and not a lot of upkeep, Astoria would be a great choice for you. The Cottages would be another. Yeah. Single level homes in The Cottages. Yeah. Also gated. Better price point. Some of them have to be updated a little bit, but some have been updated and are very nice. Yeah. We have townhouses. There’s a neighborhood- Yeah … of townhouses. There’s a neighborhood of condos. And then you get into the big time. There’s The Estates- That’s right … which is kind of the premier neighborhood with all the 3,000 square foot homes- Beautiful … all on the golf course. With astonishing views. Yeah. There’s Parkside, which is also a very high-end neighborhood. With big lots. Big lots. You have a lot of space. And everything in between. Everything in between. So chances are there’s a neighborhood that works for you. Part- In the right price point for what you need, too. In the right price point. Part of the reason why it’s popular is it works for a lot of different price points. And then there’s the club. Yeah. So the other good thing about Prescott Lakes, we’re only eight minutes from downtown. Yes. So people love that. Yes. Super close to downtown, super close to all the amenities. Yeah. We’re between Willow Creek and 69. Yeah. So you can just shoot down and get to any place pretty much within 10 minutes. Yeah. The other good thing is the club itself is just fantastic. You do have to join the club. There are mandatory club dues, but you’re not required, if you’re not a golfer, you do not have to buy into the golf. That’s separate. Yeah. The golfing is kind of the next step up, and joining a golf club is more expensive. You don’t have to do the golf if you don’t want to. That’s right. One of the nice features is if you’re not a golf member, you still get to play golf once a month. That’s right. So if you have people coming in and you want to take them out to play golf, you can. That’s an option available to you. You can. You can do the driving range, you can do the putting greens. Right. And you can get out at least once a month, so that’s nice. So it’s mandatory club dues are… I mean, what you get for that is amazing. You get a huge athletic workout center with all kinds of equipment that they’re regularly updating. You get an exercise classroom where they offer 30 different exercise classes. Yeah. And that’s included in the club dues. Yeah, yoga, Pilates. Oh, absolutely. We’ve got water aerobics. We’ve got all kinds of stuff. They have Aquacise. Yeah. And so yeah, they have a huge outdoor pool with swim lanes in the summer. That’s where they do Aquacise. Yeah. There’s a small indoor pool. There’s a spa. Pickleball is huge there. Yeah. Lots of pickleball courts, tennis courts. Now we just built two bocce courts. Yeah, bocce courts. We’ve opened up a new outdoor cafe, so when you’re playing bocce ball or pickleball, you can sit outside by the pool and enjoy a cocktail or something. Yeah. But the most important thing is we have a huge clubhouse also with a restaurant. And at the restaurant, there’s always something social going on. Yeah. We have a lot of music that comes. They’ll have parties on the terrace with live bands and buffet dinners and So a lot of people who move here, and all of Prescott, are not usually from here. So at least at the lakes, if you join any of these events and you put yourself out there, you’re going to meet other people just like you- Yeah … who are not from here. So it’s very easy to meet friends quickly, and we’ve made many friends who are really like family. Yeah. And we all look out for each other- Yeah … and take care of each other, which is quite nice. Yeah. So because we don’t golf, we appreciated that it was not required for us- That’s great … to have to pay into it. I’m not going to golf. Yeah, so we can’t say enough good things- Yeah … about the clubs within the club, a hiking club, a book club, a women’s club, bridge. The list goes on and on and on. So, you know- It’s definitely a plug-and-play social situation. It is, definitely, and lots of good areas, too. Yeah, terrain is mostly flat. They do have some areas that are kind of hilly, stem wall construction and that kind of thing. From time to time, we’ll have a driveway that’s weird, but for the most part, we don’t here. We don’t, no. Yeah. And some homes have some beautiful views. It just depends. Yeah. But most of them have beautiful yards, so it’s just a great little place. Some neighborhoods are gated, some are not. So we like it. Winter in Prescott, AZ: Can You Handle It?

People hear Arizona and they think warm, but Prescott is a different story. Hello, hello, hello. I’m Diane, your local Prescott pickle lady. And I’m Randal, her trusty sidekick. We make videos to help people who are thinking about relocating to Prescott understand what it’s really like to live here. That’s right. Mhm. If you’re researching Prescat, Arizona winter, wondering does it snow in Prescat, Arizona, and trying to decide if the climate fits your lifestyle, this video is for you. We’re going to break down winter in Prescat, Arizona, snowfall, temperatures, livability, and whether it actually works for you. And make sure to stick around to the end because that’s where we’ll help you decide whether Prescat Winter is a deal breaker or actually a hidden advantage. So, the big question is, does it snow? Does it snow? Yes, it does. Yes, it snows. Is it right? It snows. It snows. Is it terrible snow? No. Is it Buffalo, New York snow? No. Well, we’ll talk more about what the snow is like, but what you need to understand is Prescott is about 5,000 ft above sea level. We’re about the same uh altitude as Denver. That’s right. So, that changes things. Yeah. Arizona. I mean, people think of Arizona as desert, but uh when you go 5,000 ft up, it changes things. It totally changes the uh the weather for sure. So, now that we’ve reset your expectations, let’s talk about how bad it really gets. So, how bad is it really? Not bad. It’s not bad at all. It’s not bad. Um on a bad winter, so to speak, we might have five snows. the entire winter. Yeah. This past winter, we only had two very light snowfalls, which we missed, by the way. We were out of town for it. We missed We missed all of it. We like snow days. We like snow days. I love winter. Actually, my favorite time of the year here in Prescuit is winter. And I’m from southern Louisiana. We’re from the deep south. So, give you some idea what we’re what we’re talking about. Typically, snow falls. I mean, we get maybe a couple of inches, maybe. Most of the time it’s half an inch to one inch overnight. It melts in the morning. I mean, it melts by the afternoon, I should say. Yeah. By the afternoon, it’s like it never happens, you know? You don’t need snow tires. You don’t need vehicle heaters. You don’t need special snow uh chains or anything like that. I don’t even know how the chain thing works. I had any chain things. We wouldn’t be able We had to do chains, we’d be in trouble. No change, no snow tires. You don’t have to plug your car in. None of that stuff. No, it’s uh pretty mild. uh we’ll have chilly temperatures in the morning like maybe 28 30 and then by noon 1:00 it’s up to 50 or 60 and most of that light snowfall has already melted. So now that’s typical. Yes. Okay people that’s typical right? Every now and then something weird happens. So in 2019 we had a snow we had almost two feet I think it was and they call it snowmageddon but it was a huge winter storm. Austin was knocked out completely. We had some friends from Prescuit who were visiting in Austin like their electricity was out. They were shut down for like a week and a half. I I don’t think Prescuit even broke a sweat. No, we uh had it all plowed and the next morning uh the city was back up and running again. So, absolutely no big deal. Yeah, no big deal. No big deal. You we have the salt, we have the sand, we have the plows, you know that we have the infrastructure. So in in every now and then when we get a decent a decent snowfall um you know they can handle it and snowmageddon was more snow that you had to go back to 19 the 1930s. Yeah to find that much snow in Prescuit. So that is a very unusual thing and it was actually kind of freaky. Yeah. Um so yeah as soon as there’s any snow predicted any at all everything’s the the plows are already out. Even if it’s just half an inch, those plows are out and running. Um, very rarely. We’re never like trapped at home for weeks and weeks or or blizzards or anything like that. We’re not shut down. You just So, that’s the snow. Let’s talk about whether you can live with the situation such as this. So, here’s the big question. Can you live with it? I think you can. Yeah, I think so. Yeah. the roads and mobility. I mean, how quickly are the main roads cleared and all that vary? Yeah. I mean, for the most part, they’ll they will plow uh they’ll start plowing as the snow comes down. By the time you get up, you’re not trapped. Yeah. They’re out like 4 in the morning. You’ll see them coming out in droves, all the snow plows. Um Yeah. So, they pretty much clear the main roads first and then all then they hit all the neighborhoods. Not an issue. And you’re not going to have the lingering snow pack or anything like that. When it melts, it melts all the way down. I mean, it’s gone. Once it’s gone, I mean, it looks like nothing ever happened. You’re not gonna have that special yellow snow or black snow from the cars that sit there for for months afterwards. Yeah. That goes away. So, not happen. And you’re not going to get stuck in your home. They’re they’re going to uh they’re going to plow it in. You’re not going to get stuck unless you make a bad choice of home. Now, if you get a a home with a really long uh steep driveway and you get some ice on there, you might want to stay home, right? You know, if your drive depending on which way your driveway is facing or if your driveway is in the shade, you know, it it you really have to you have to choose a home with the snow in mind. That being said, there aren’t many homes that you can’t live. No. And we will always guide you along the way and let you know this is a good driveway. This face is in the right direction. you won’t be having any snow that melts and becomes ice. Go for it. You don’t want to have a steep steep driveway that does not melt easily. Yeah. Because you want to be able to get to your mailbox. You want to bring your garbage cans down and get your car out. So, there you go. Yeah. So, you know, that’s that’s the snow that we have. Uh let us know in the comments. How much snow would be a deal breaker for you? We like actually like to find out. Yeah, I would too. So, I if if this amount of snow is a deal breaker, you want zero snow and we get that. But uh how much snow would be a deal breaker for you? Mhm. That is true. Yeah. So now let’s talk about what winter actually feels like. So you’re not going to be stuck in your home. What does it feel like when you’re out and about? When you’re out and about. It’s great. Uh honestly, because being from the deep south, we’re used to very damp, cold winters. Even though it’s 45, it just gets right through your bones. You’re you’re chilled to the bone. Yeah. Here it’s a dry cold. Yeah. So even if it’s 32, you could leave with like a heavy sweater on and not really feel it. Yeah. I mean, if you’re going to be out all day, you might want a little bit more. But honestly, it’s so dry, you really don’t feel it. If it’s in the 40s in New Orleans, you’re feeling it. You’re going to be cold. It’s going to cut through to your bones. But usually here, most days are very dry. And it just doesn’t bite. No. And it’s sunny. It’s also sunshiny. It’s not too gloomy. Um, you’re going to have blue blue sky, so you’ll wake up to a little bit of snow. Um, things are still open. Like most, uh, courses are still open depending on how how heavy the snow is. If it’s, uh, still sitting there, they might open later, but you can still, yeah, they’ll wait for the sun to come up and things warm up. That’s pretty much like Prescat Lakes and most of the the big communities with the golf courses, they they they have golf year round, uh, right? you can get out and hike and walk and, you know, as soon as it hits about 11 or noon, you’re golden. You’re good to get out. So, you’re not stuck. It’s not a big uh lifestyle impact on you. And it’s not depressing. No. You know, you don’t have cloudy days for a month and a half or anything like that. You really don’t. You might have a cloudy day, a cold day, a snow day, and like the next day it’s nice and sunny, beautiful again. A lot of times it gets up even into the 60s, you know. So, the key here is you don’t have to wear a lot of heavy heavy winter clothes or heavy boots or anything. We layer. We quickly learn you just layer and then when you’re chilly willy, you add a little sweater, then you take that off as it warms up. So, it’s not like you have to be bundled from head to toe uh all day long. Yeah. By by the afternoon, it’s warming up. So, you’re going to want to lose some uh some layers. Another good tip is uh February is vacation month. That’s right. So, February is probably our most wintry. There’s like a three-week period. Uh sometimes it’ll be a little rainy, a little more damp. Uh you’ll see a little more few drops of rain and a little bit overcast. So a lot of folks in February, like I’m out of here and going where it’s sunshine. Yeah, that’s right. And then in March, the sunshine comes back. So you know, you you’re pretty much golden. Yeah. So plan plan February in general is a good time to go on vacation because you miss all the crowds. You know I think winter would be perfect for snowbirds who’ve lived in really heavy heavy snow. You would probably consider our winter spring. Yeah, it’s kind of a kind of a Disney kind of a Disney winter. It’s kind of a Disney winter. Uh being from the deep south, we love it. It’s lovely. It’s just beautiful. Who doesn’t like sometimes to have a white Christmas? Yeah. Well, some people don’t. Some people don’t. You know, I I I I understand if you grew up shoveling sidewalks and you never want to see another flake of snow in your life, then it might not work for you. May not work out for you. But most people, I think, want like four seasons, four true seasons. It’s It’s really really nice, you know. It’s really nice. Good morning. I hope everyone out there is having a fabulous, fabulous start of their day. Yeah, this is I am Diane. This is Randal. She’s the pickle lady. I am not. That is true. It always throws me off when he says that. But anyway, we are your local husband and wife real estate team here. Uh selling homes and starting new lives for everyone here in Prescott. Yes. And happy to do that. Here to talk about airports. Well, well, more specifically planes. Planes. So, the name of this episode is the plane boss. The plan. I don’t know if showing my age. You remember that little guy on Fantasy Fantasy Island. Fantasy Island. It’s the plan B. And that was that guy. He he also did the commercials for Rich. Yeah. Rich uh uh Corinthian Leather. Corinthian Leather. Everyone knows Montalbon. That’s right. Montalbon. Everybody who’s watching this is going to know what that is. Yeah. The little plane guy. He was in a a James Bond movie. Yeah, he was talented. It was uh Goldfinger, I believe. Yeah, he was talented guy. But anyway, okay. That’s not what we’re here to talk about. No, not at all. We’re here to talk about the plane. So So uh there’s an area Go right ahead. Yeah. Right around the airport uh called Deep Well Ranch. And some of the homes there are right I mean just right under where the plane under the flight path. Yeah. Uh we beautiful neighborhoods. Yeah. Beautiful neighborhood. Beautiful homes. Um You know, some people can live with that, some people can’t. Uh, one thing you should know about the airport or several things you should know about the airport. So, the approach to the airport and whatever the taxiing uh avenue, whatever is east to west. So, if you’re south of the airport, you’re north of the airport, not that bad. So, like Granite Dells is a neighborhood where you can you can see the planes, you’re near the airport, but you really don’t get that many flyovers. Uh, but you might get a few, but nothing a few, but not not you should know, first of all, this is also not LAX. Okay, this is a small regional airport. However, there are a number of flights that take off, especially because we have Embry Riddle here in the which is a university where a lot of pilots come to get educated. They get a four-year degree as well as become a pilot. Okay. And they’re f they’re flying prop planes. So they they take off. They what do they call them? Um prop planes. No, turns and Oh. Oh, touch and goes. Touch and goes. I couldn’t think of it. So yeah, they’ll do a lot of touch and goes because they are practicing and learning how to become a pilot. So you’re going to have a lot of prop planes in those particular areas that he was just uh talking about. Yeah. So, um, I mean, lots of takeoffs and landings, particularly like in the beginning of the school year, they seem to be there different times of the year. A lot of them, they go round and round, they go all the way around, they’ll practice at night, they’ll wake up in the morning, they’ll go, they’ll go late. Uh, so there’s a lot of that going on. We also have United. United uh flies out of our airport. Those airplanes are 50-seater jets. Mhm. Uh there are is it two trips to LA? I think so. Morning and evening. Morning and evening. Going and coming back. Going and coming back. And the same with Denver. Correct. Uh I think they’re extended like they might have two flights to two flights from. Right. Uh but that’s kind of where we are now. There’s like four, six, maybe eight takeoff landings of jets. 50 seaters. Not the big boys. Yeah. No big jumbos taking off to Europe or anything like that. Also, there are a lot of uh pilots here who’ve retired and they have their own private planes. So, they’ll be taking off, too. So, uh when we show you those areas, because the houses are especially in Prescat, you might be able to get brand new construction. It’s going to be at a discounted discount because of these airports. Yeah, you can get uh Well, well, we we this year we sold a a brand new home in that area. It was six. What is it like maybe six? I forget. It was in the sixes. I want to say that’s like a medium medium pricriced home in our market. But it had like a threecar garage. It had all the bells and whistles. Yeah. This was a brand new home with bells and whistles in the sixes. If you bought that anywhere else in Prescuit, it would have been more in the eights. Yeah. More in the eights. So, so something to think about. If if you don’t think that would bother you that much, you can use noise cancellation technology in your home. White noise and stuff like that. Make sure you get double pane windows. Well, they all will be built with that. Yeah, that’s true. They will always come. That always comes. But you should know if we and we will always tell you, you’re over these are planes. You’re going to hear plane noises. If this is something that’s going to make you crazy, this is not the neighborhood for you. I know it’s a great price. I know it’s brand new and it’s a great location because it is close to all the shopping and everything. I get it. But I can’t change that and that is not going to change. I can’t control the FAA. And one thing I cannot tell you is how many flights a day take off. That changes depending on demand. Like he said, depending on the school semester. Um, I can’t call the uh the local airport and say, “How many flights for this month will it be? Will it be 900 a day? Will it be 200 a day? Takeoffs? Will it be 600?” They don’t even know. Um, that’s unpredictable. So, I can’t give you that number, but you should know there will be a lot of touch and goes. There will be a lot of private pilots. You’re going to hear noise. Yeah. And a lot of this new construction, they will also tell you the same thing. They’ll give you the report and they’ll have it written in there. So, it’s something to think about. If that is going to drive you crazy or if you can’t handle that, you really should move on and look someplace else. Yeah, absolutely. So, so you really need to know your own mind. Yeah. You know, we have some really good friends. Uh shout out to uh Don and Don and Jan. They live in Analopee Hills. Uh and we go to their house. We have drinks and we like to watch the planes take off and they think it’s great and they think it’s great. They’re like the noise doesn’t bother we love to sit out and just watch the planes. We watch the sun, you know, go down and we we drink a cocktail and we watch the the planes. Yeah. I I personally I I really enjoy that. Yeah. Some people could care less. They don’t want to see a plane either way. Some people hate the noise. Yeah. So, you need to know your own mind. If you don’t know your own mind, then we’ll hang out with you at the house and let you experience it firsthand inside the house, outside the house. It’s worth knowing, right, what you’re going to feel like before you buy the home, right? Because then you’re committed. And I hate to see anybody so dreadfully unhappy after the fact. Yeah. And I want everyone to have a choice. And once you’re committed and you buy, it’s hard to, you know, turn it around. Yeah. And I want everybody to be happy uh where they land, you know, in their little nest, so to speak. So to speak. Yeah. Not the plane, but not the plane, but So, um, just something to keep in mind. If we tell you, if you’re really sensitive, I’m going to steer you away from that. If you insist, I’m going to say I’m going to keep warning you. You should know. You should know. Um, and then it’s going to be kind of on you, you know what I mean, if you decide because I will certainly advise. I just cannot tell you with great accuracy the number of flights. I can’t. It changes daily, you know what I mean? And, um, plus, I don’t think they would tell me anyway. Yeah, that’s an FAA thing. Yeah. So, uh, but anyway, so we just want to share that with you because we want you to be happy wherever you land. So, if that’s something you’re not, if you’re even iffy about, move on. I should mention, too, there is a free uh there’s a free app you can get for your phone. It’s called Flight Radar. Yeah. Uh I think it’s called Flight Radar. Uh it’s you can pay and get premium stuff, but you can get it for free as well and watch the traffic coming off that airport. You can go there and they’ll have a little uh little maps and you can see the planes taking off and you just kind of get an idea of just how much uh how much traffic there is, how many planes are coming and going and you know check it out at different times. It’s kind of cool, too. You get to see where these private jets are going. Yeah. It’s like, oh, somebody’s going to Vegas. Yeah. Oh, somebody’s going to the Bahamas. Pretty cool. Sometimes you’ll see planes going round and round Watson Lake when there’s a fireworks show. You’ll see the planes so they can see the fireworks. the fireworks. That’s pretty cool. It’s a cool app. Anyway, we need to find a friend with a plane. Yeah. So, we could do that. That’d be cool. Yeah, it would be cool. But anyway, so don’t shoot the messenger on the planes, my friend. Hello, hello, hello. This is Diana Randal Breaux. Hello peeps. We are so happy to be here this afternoon. She’s the Prescott Pickle lady. I am her sidekick. That’s right. That’s right. We are your local real estate husband and wife team. Do we fight sometimes? Sure. Yeah. Uh we try. We just don’t record it. We don’t record it. I’m like, “Okay, stop right now.” Yeah. Yeah. Hit the stop button. Hit the stop button. So she can punch me. That’s right. Yeah. Here to talk about something called thin market homes. Yes. Yes. So when you come to Prescott, uh there are categories of homes that are just you got tons of them. Okay. So you know you are interested in golf. Uh you want to join a golfing community, maybe be on the golf course, have views of the golf course and lots of amenities. That’s a that’s very common. That that’s a very and that’s easy that’s an easy thing to find. You know, maybe three bedrooms uh or two bedrooms and an office, you know, that’s sort of the middle of the fairway, if you will, right? Yeah, absolutely. Yeah. If you’re looking for a home uh that has five bedrooms, really more for a family, uh a younger family, those are unusual. Might be a little harder to find. Might be a little harder. And so that’s a thin market home that there aren’t a lot of buyers looking for those homes and there are not a there’s not a lot of supply in homes like that. So when you are a seller, you need to understand if you’ve got a thin market home that it may take a while before you find your buyer to find that special buyer. Um they’re not always out there, you know, so it might take a little long. It’s always um as I say, a crapshoot. That person could come in tomorrow and be like, “Oh my god, this is it. I’m going to grab it.” Yeah. And if it is that kind of house, you should grab it. Yeah. Um because they are hard to find. Yeah. So, an example of that would be like if you like an adobe style home. We don’t have a lot of adobes here, believe it or not. I mean, you think you would. Um, but if you really that’s your favorite style and say you want an adobe on many acres of land and you don’t want any neighbors around you and there it is and you find it and you’re like, “Yeah, we might be able to find you two on that are currently for sale and it would be hard. I mean, it would be hard.” But if it’s in the right price point, it offers the acreage you want, it offers the style of home you want, it’s movein ready, don’t dwaddle and think about, well, I don’t know if that’s the right price. Grab it. Yeah. because it will somebody else is out there looking for the same thing and they they know it and it will be gone. Yeah. You just never know. Yeah. What is you know? All right. So the dynamics for the seller. So you have a thin market home whatever it is adobe big family home right. You know there aren’t there’s there are not a lot of buyers coming through. True. What you don’t want to do is keep discounting the home. No. It’s not about the price. The reason it’s not moving is because you haven’t found your buyer yet. There aren’t a lot of buyers that are looking for those kind of homes, but when the buyer when when the buyers come, they will recognize that this is one of the few homes that really fulfills their needs. Uh they’re probably they don’t have a whole lot of bargaining power over you because there’s not a lot not a lot of homes like that on the market, right? If you have one of the homes we were talking about before, it’s, you know, a golf course home or whatever, and that one’s not moving and it’s in good shape, it’s showing well, uh, yeah, that would be the price. You might discount the price. If you’ve got a thin market home, that may not be what you need to, uh, what you need to do. You probably just need to wait until your buyer comes along. Same thing on the buyer side. So, if you’re looking to buy one of these homes, That’s right. you need to understand that there are buyers out there. there may be some other buyers like you out there. There’s not a big demand for it, but there’s not a big supply for it. So, when the home comes on the market, you want to move quickly before every everyone else who might be in that same thin market uh also finds it and suddenly you find yourself, especially if it’s priced right. And if we run a comp for you and we tell you this is priced right, yeah, this is good. This is what you’ve been looking for, grab it. grab it. Now, I will say we will we will always comp homes for you. We’ll always do our analysis and give you our opinion on whether the home is well well priced or not. We will always do that. Always a lot easier to do that for homes that are in the middle of the fairway. If it’s a thin market home, a lot of times it’s a lot more squishiness when it comes to the price because you don’t have a lot of comps to use to compare it to. So, it’s it’s a fine dance. It’s a it’s a delicate balance. And um you know, if it’s something that really pulls at your heartstrings and you feel an emotional attachment and we tell you it’s priced right, go for it. And to our sellers, don’t be discouraged. Uh we have a fabulous home right now. Fabulous. It’s a multigenerational home. Yeah. Um it takes a special person, you know, who wants to live. Mom and dad can live downstairs, you can live upstairs. That’s not for everyone. Not everyone has that need. Not everyone. So, it may take a little bit longer, but just be patient. It’s nothing personal about your home. It’s a great home. It’s just the right fit at the right time. And sometimes you got to have somebody ready. They’ve already sold their home. They’re like, “Okay, I got to move, mom. Perfect. Boom. It’s there.” And suddenly, it’s there all of a sudden. And it’ll happen fast. Typically, you’ll get a pretty good price for it even though it’s been on the market a long time. Yeah. So, it’s patience, I think, for all sides. Yeah. Um, and knowing when to pull the trigger, when not, and knowing just to sit, as I always say, stay the course. Stay the course. Stay calm, cool, and collected. That buyer is out there. They’re coming. And for our buyers, we’ll find the home. It just may take, you know, a little bit longer because it’s a thin market home. So, you know, not all these homes, like another example, are built with two master suites. Yeah. Very hard to find. Yeah. Um, not to say that they aren’t out there, but sometimes you have to kind of sit and wait. Yeah. But boy, when it comes up and it’s in good shape, grab it. So, absolutely. Lots to think about. So, that’s what we mean by thin market homes. Yeah. So, pros and cons and ups and downs and allarounds and sometimes it’s a real nailbiter, especially for us because we want to deliver for both sides. Yeah. Um, and if you’re looking to sell your your home where you are now, uh, you need to be aware whether your home is in the thin market where you live. Now, if you live in a home where there are lots of families and lots of big homes, well, that’s not a thin market for you. you live in a market where there are lots of adobe homes, that’s not a thin market. It really depends on on your particular market and the kind of homes that are typical in that market. And each market is different. So, Prescuit’s very unique. Yep. We got a lot of cool Well, I’m not going to say that word. We got a lot of cool houses out there. Some really cool ones. Yeah, absolutely. So, anyway, that’s uh our little tidbit of the day. Hello. Hello. Hello. Hello peeps. This is Randal and Diane Breaux. We are here in Prescott AZ. We are. That’s right. Yeah. She’s the Prescott pickle lady. I am her sidekick. That’s right. That’s right. When you meet with us, you will get a jar of my famous pickles. And that’s why I am the pickle lady pickle lady. And uh it’s just part of our fun. and we’d love to share our New Orleans recipe with folks coming into Presskit. All right. So, uh, here today to discuss BBAs. BBA stands for buyer broker agreement. Yep. Uh, so some time ago, for those of you who don’t know, some time ago is sometime in 2024. Uh, I think it was summertime, July. July or August, it went into effect. went into effect that you have to have uh a BBA in place in order to show homes uh to buyers and uh a bunch of a bunch of paperwork, a bunch of rigor. In the end, not a whole lot changed. Uh but we thought we’d sort of uh check it out, tell you you guys who haven’t bought a home in the last year and a half, uh expect to sign a BBA. No matter what agent you you’re working with, you don’t have a choice. Yeah, unless you’re buying in Colorado. I think there’s like one or two states that did not This is a national It’s a national thing. Uh ruling by the National uh Realtor uh NRA, National Real Estate Association. Yeah. Um so yeah, you don’t really have much choice. A couple of states did say we’re not participating, but Arizona is one that does participate. So it basically indicates what our compensation will be should you purchase a home. Yeah. So, it’s a contract with buyers just like you have a listing contract with sellers. Listing contract with sellers. I mean, I don’t even know when that started. It’s well before our time. Correct. That’s been around a long time. You’re selling your home. You have a listing agent. You expect to have a listing contract. We didn’t have Well, they had buyer contracts, but not everyone used them. They weren’t that common. It wasn’t mandatory at that time. Now, it’s mandatory. Now, it’s mandatory. So it goes over commission rate which what what we would expect to be paid. If for instance a seller says I’m not paying the buyer’s agent then you it would be upon you to pay that fee. Uh of course then we would just adjust your offer to reflect that to make that up. It’s just another thing that you got to negotiate. It’s another form of negotiation. It’s kind of like an HOA initiation fee. It’s just something else that you have to initiate. Uh negotiate, right? uh is is is just part of the deal now. It really has not changed a whole lot. Uh the the pretty much the uh the the rates the commission rates that people are getting now has not really changed. No. And the seller is still vast majority sellers still paying both seller listing side as well as buyer. So maybe unless it’s a FSBO. We don’t have a whole lot of for sale by owners here. No. So very rarely. In fact, I can’t think of one seller who was like, “Yeah, no, I’m not I’m not going to do it.” Just because that that’s going to preclude them from finding a lot of buyers, you know. Now, that may not I’m sorry, that may not be true in other markets. Yes. Uh in Prescuit, it’s difficult to find buyers because you you have to advertise, you have to bring them in. Uh and so, you know, it it’s it hasn’t changed anything. Maybe in other markets where buyers just kind of show up because you put a for sale sign on your house. It may be different in your area. We’re just kind of telling you what it’s like in Pres. And this is only in Prescuit, correct? And then there’s another section in there that will say how many days after your buyer agreement. Yeah. Uh explain a little bit about that. Oh, well well it has a a term just like any contract. Uh there’s some protection. Uh so in our our contract it’ll say you know if the uh the contract is either cancelled or expires and you don’t uh you don’t go with another buyer agent uh but you buy a home that we showed you within 90 days. You still owe us the commission. That’s just to keep we’ve never had this happen. Never. It’s just to keep people from saying, “Okay, now that you’ve shown me what home I want, you’re gone and now I don’t have to pay your rent. I’ll just go directly to the seller. Yeah, that’s all that’s why that is in place. Um uh it’s never happened to us. Uh most of the people, in fact, all the people that we work with have a lot of integrity. Yeah. Um but our broker has suggested that because in the past there are some people who will do that. Say, “Oh, thank you. I signed. I’m going to cancel it now and now I’m going to go directly to the seller and try to save some money.” And try to save try to get a lower price. try to get a lower price. And so that’s why that verbiage is put in there, not to hold your feet to the fire, but we do spend a lot of time and effort and we spend a lot of money in advertising. And so it’s just uh kind of um you respect us as professionals as we respect you as buyers. Absolutely. And so I just don’t, you know, when you read that people are like, “What does this mean? What does this mean?” That’s all it means. Has anyone ever done that to us? I hope not. I don’t think so. Well, I guess if you did Well, I I would have it at least one or two that maybe tried, but So, we we just appreciate that you understand why that verbiage is in place and what the BBA is all about. It’s to protect all of us, not just us, but you as well. Yeah. You know, and pretty much all agents just use sort of standard forms brokerage. Correct. This is a standard Arizona attempt and it was imposed on the industry. This isn’t something that real estate agents thought was a good deal. No. Yeah. A good idea. Uh, one thing I should I I should mention, uh, people who buy in Prescuit, it is not unusual at all for their home search to take years. Yes. We have sold homes to people after 3 years, five years of searching. Correct. That’s just because, you know, you have to relocate. They may not be retired yet. We’ve had clients who have, you know, ailing family that they kind of have to stay with until they kind of move on to the next uh until the beyond. They’re not really free to move until that happens. That’s right. You’re not allowed to kill them. So, you kind of have to wait, you know, until until nature takes its course. And there are all kinds of things that happen that that it is not unusual at all. Yeah. For uh for people to take quite a while. So we we we typically we uh we do agreements for a year. Um you know for that very reason. So every time we see you you don’t have to sit and resign and resign and resign. Um there’s a reason behind uh our why we like to do it for a year. Sometimes we do six months. We have some people who are very scared and they only sign three months. That’s fine. We understand. We would prefer a year because we know how long it typically does take. Yeah, it’s a process and we understand that. It’s not local buyers, it’s people from out of state and this takes there’s a lot of maneuvering with that and we understand that and we appreciate that. And we have to manage the whole database of buyer broker agreements and when they’re expiring we’ll reach out to you and say, you know, it’s expiring. Do you want to extend? Uh it’s it’s and you know we are paid money for all of that work. No we’re not. No we’re not. We have to do all that work and we get no extra money for it. Yes. Just more stuff that we have to do for the paperwork. That’s right. But we’re happy. I mean we we comply. We will do what what we have to do. And I guess we really appreciate your understanding of why you know don’t shoot the messenger. We’re not trying to force you to do something or force you to work with us. Um, odds are you’re going to want to continue to work with us. We work really hard on your behalf. Uh, and we work beyond the close. People call us all the time and we’re always helping them with this, that, or the other. So, it’s really about a relationship. This is not a formal thing that we’re making you do this and D. Um, we’re all about forming a relationship and having a good relationship with you. Um, beyond the paperwork. Yeah. Oh, one tip. One tip. Uh so we’ve been doing this for a year and a half now. So we’re starting to figure some things out finally uh like expirations and things like that. One thing the contract will tell you what areas you are under contract. Uh don’t sign yeah don’t sign a what we do uh the it’s called the quad city area. So that’s Prescott Prescott Valley and we also do a little business in Chino Valley and Dewey-Humboldt. Um, don’t sign a statewide right agreement with an agent. That’s right. And if an agent tries to get you to do that, you you might want to say, “Look, you know, if I go to another market, uh, I’m probably going to want another agent.” Uh, just something to be aware of. Absolutely. We would never say we represent the whole state of Arizona. First of all, that’s ridiculous. Yeah. Uh, I cannot be in all places at all times. I want to specialize just in my areas. Yeah. And so you should get an agent. You know, that’s our value is that we know this market and that’s what you’re getting from us, right? And so if you sign up with somebody who happens to say, I represent Phoenix and this one and that one and this one. It’s very difficult to have a Phoenix agent really know the market and press it and really be able to find you the home. Plus, they have to drive up here. Yeah. You need a local. Yeah. Just like I would never go down to Phoenix and try to represent somebody in Phoenix, although I could. I don’t know that market. I don’t know the neighborhoods. I want to speak to someone who’s in authority and really knows their stuff. Yeah. If you if you keep that in mind. Yeah. If you’re looking for a place in Phoenix, Sedona, Flagstaff, we can help you find another agent who really knows those markets. We won’t try to do that. Definitely. So anyway, so when you’re presented with this BBA or buyer broker uh agreement, don’t panic. Uh don’t think we’re being hard and we’reird. It’s weird and I don’t feel comfortable. It is scary. I get it. But it is uh something that we are required or we could be fined heavily. We don’t have a choice. Yeah. So, we appreciate your understanding and we just wanted to give you a little education about it so that you would feel comfortable when you do see it.
