hello hello hello hello peeps this is Rand and I am Dian bro we’re coming to you from presc Arizona she’s presc pickle I am the pickle lady he is part of the pickle Team part of the pickle lady team that’s right we are here to help you in any way we can and to find a great place um but we also wanted to share something fun that we just learned uh we go see Jazz a lot on the third floor at the Elks Theater which is cool you know this town has a lot of culture oh oh yeah lot of music a lot of theater so at the Elks Theater on the third (00:34) floor they have live jazz so we go about once a month and we listen and so while we were up there we kept seeing area of Refuge yeah they have a room I guess they have one on each floor they do yeah but the we’re we take the elevator all the way up to three so I know they have one on three oh yeah and it’s just this this right outside the door there’s a sign that says area of Refuge which always tickles us and then we have to sit down and pretend like we’re in an area refuge and we do yoga and this that and the other so we never open it up and (01:04) it’s like this little tin room there’s nothing in it there’s nothing in it it’s just a giant closet we’re like well this is interesting I don’t know what this is about but I guess some people need a time out or something yeah what is this about and you can go in there and calm yourself down no explanation whatsoever until one night we went to our new Speak Easy underneath the St Michael’s beast that’s right and They too had a giant area ref Refuge oh it was bigger than the one in Elks much bigger but still not that big I mean it’s just like this (01:33) empty room so of course we always have to joke around and go in the a area of Refuge so we can calm down we make our jokes and we carry on and so finally uh one of the employees we said what is this anyway we see this in a lot of places and it is the newest thing for code when you have big areas of entertainment or I guess uh I don’t know what who gets to get it who qualifies but apparently it is supposed to be for handicapp people if there is a fire they can go into this special room if they if they’re in a wheelchair and they can’t (02:09) get out fast enough and close the door and they’re safe and protected from fire yeah so I would ass yeah I would assume that it is insulated with fire materials and all of that uh there is no explanation for what an area of Refuge is uh I guess the maybe people who uh are disabled are taught this I don’t know but it’s an important thing to understand because you don’t necessarily have to be disabled in a wheelchair or whatever if you’re slow moving if you’re elderly and you can’t if you have sprin ankle or if the uh the stairs are (02:47) overcrowded and you you know the crowd’s not letting you out or whatever this is a place that you can go and either wait to be rescued or at least wait until the situation has changed and you can get out uh so I I don’t think there’s any rule about who can use the area of Refuge no but it’s the kind of thing if you know about it the situation is such uh it could save your life so we thought we would share that abely so we love the area of Refuge I thought it was just for a mind reset but no it’s for safety re (03:18) it works well for that too yeah if you’re sitting at a table and you’re having drinks and someone’s telling a story that you’ve heard a thousand times just go over to the area of Refuge for a few you can always Escape for a few minutes there’s eological Refuge there is absolutely so we love our area of refuge and we think that’s a cool concept and we wanted to share it with you if you see it in one of your restaurants or or social places know what that is and know it’s a good place to go if you need it yeah absolutely all right so that’s it for (03:47) area of Refuge area of Refuge that’s our tip of the day if you like tips Place goes pickle 411.com that is our free information site whether you’re a buyer seller or somewhere in between there’ll be something there waiting you that will Amaze Astound educate inform and entertain inform and educate is kind of the same thing there you go this down check us out we all free all free we hope to hear from you soon take care bye bye

hello hello hello hello peeps this is Rand and diam bro we are your friendly happy realtor couple that we work together as a team and we are happy to share uh everything there is about real estate as well as life here in presca she is the presca pickle lady we the pickle lady team that’s us that’s right that’s right today we’re going to talk about why homes go stale oh there’s so many reasons yeah and I know every one loves their home and everyone thinks their home is the best of the best you need to look at it in different eyes as (00:37) to what a buyer we’ll see okay and so a lot of homes go stale because um maybe uh some clients don’t want to listen to the expertise of the agents and we try to price it accordingly but there I think I can get more well ultimately it is your decision it is your home but if we price it too high and and you kind of go against what we advising you you risk a a lot of you know going stale pretty quick yes and so people will come in and look at the house and they’ll say I love it but gosh it’s so high yes and agents (01:13) or or they’ll say it needs to be repainted it needs to be this it needs to be that or maybe we’ll Circle back in a month and see if it’s still available yes and usually by that time they found another house and they moved on right uh yeah that they think about this think if you could be told the the price that your home is going to sell for Price your home there the best time to sell is as fast as possible because your home is new everyone’s excited about the new home on the Block it’s just people are buzzing about it people have been (01:48) waiting there’s a lot of excitement and there’s also the feeling that other people might take it yes you know it’s new it’s exciting to create a pressure like creates that pressure this house is amazing the longer you are on the market the harder it is to tell that story and to get people re excited yes especially I’m a big buyer agent as a buyer’s agent there’s a couple of houses I think are fine but after showing them to six or seven different clients and nobody nibbles I kind of have to move on because I can’t you tried it a few times (02:26) yeah and and that’s what Buyer Agents will do here’s the thing presc it you are absolutely dependent on Buyer Agents because most of the buyers in this town do not come from preset no they need a buyer agent to bring them in and show them around the vast majority are coming from out of town that’s right so if the Buyer Agents get it’s not like somebody somebody new shows up and it’s new to them right that’s not the way it works it’s got to be new to the buyer agent and after about a month buyer agents will get bored with your listing they (03:03) say I can’t waste my time because time I have another home that I know they will connect with yes so if I have a home and there’s several that I’ve shown a lot of real estate agents have add that I think are great and I’m like oh God but every time I show it I get nothing yeah and it’s h kind of a waste of you know 30 minutes of viewing so after a while I kind of have to move on and give up because I have to connect them to a home that they will uh be in interested in yeah and so it’s just kind of sad um so (03:34) always try to price accordingly don’t go too high don’t go too low even if you go low we’re not in bidding wars anymore um you could leave some money stand firm at a fair price yeah we recently uh we we had a a listing uh appointment with a lady in in our neighborhood and uh we P we we estimated the value of the home yep we thought the home was in the low eights like maybe 8:15 we were probably going to list it for maybe 820 825 something like that well she insisted that the home was worth 950 she knew better she knew better she (04:14) did not uh it took yeah that’s we we did another another recent windown was about value in home people think they know how to do it so she was insisting oh it’s 950 and there’s just no way it was worth 950 it wasn’t it was very small square footage it had nice views but it was also a little bit dated everything was yellow the appliances were dated it wasn’t going to Comm in 9 no you know M I don’t even think if it were all done with bells and whistles yeah it was in the eights type home and it wasn’t wasn’t very big either so we told her (04:49) that we said look if that’s where you want to price it we are we will do that for you but you need to be willing to reduce the price quickly before it goes stale you know we can check and see if we can get that for you but if we don’t get any bites you’re going to want to reduce that pretty well she didn’t want to hear that because she knew better she went with a different agent the house sat on the market how long did it take for that house to sell seven or eight months seven or eight months if I think more than that and it’s sold for like (05:19) 790 790 yeah so uh a lot of price reductions price reduction price reduction then you just can’t get the interest of the Buyer Agents anymore and at that point get people like investors yes you know Bottom Feeders they really want to low ball you and they know that you’ve been sitting there a long time and they just low ball you and and that is how that is the definition of a homegoing sale that’s how it happens so always just try to keep an open mind and respect the professional’s opinion we know yeah we do this hundreds of homes a (05:52) year yeah we know you know just because you looked on Zillow doesn’t mean you have the price that’s not yeah that’s not science ien ific at all believe me yeah so uh we don’t want to see your home go stale right so try to listen to Our advice if we tell you to landscape if we tell you to paint if we tell you I think you’re going in a little high try to pause take a breath um make this a business decision not an emotional decision and then you know we can wrap it up for you faster it’s not just about what your home is worth it’s what it’s (06:29) compe in with yes in the market you have to compare it to other homes and what they’re offering and what those prices are right if you you could take any home in preset and move it to someplace else and get more money for it but you got to sell it here it cost a lot of money to move a house yeah so anyway that’s just some tips from us to help you and uh decide when you’re getting ready to list how to uh price it accordingly so we can wrap it up for you so you can move on to your next chapter and not have to worry (07:02) about all this so uh try to listen to what we have to offer and um take it with a grain of salt and just say hey you know what I’m going to sleep on this you’re right let’s do it and then we can get that house sold for you that’s right for the hello hello hello hello peeps good morning to you this is r and Dian bro coming to you from presca Arizona she’s presca picol I am and we are some friendly helpful realtor team here in town that are happy to help you and pass on all kinds of advice and words of wisdom that’s right so the wisdom today is about window film window film now this is something we just did um our home is pretty close to another home and when I stand at the kitchen sink I’m so tired of looking at my neighbor’s roof and the side of his house it’s just not (00:43) a great view um same thing in the dining area so we’ve talked about it we’ve talked about it what can we do I’ve hung huge pieces of window um stain glass and that’s fine but it’s still not quite blocking that boring view so then we thought well let’s just replace the windows and then I got the price because I thought I’ll replace the windows with privacy glass and then I was like no that’s a lot of money so then how much was that that was like $2,000 to replace two windows yeah so then somebody said why don’t you get window film now I’m (01:20) not a fan of tinting windows some people are it’s not for me because it makes the house too dark in my opinion um yes it does protect your carpeting your rugs your furniture from getting Su damage but I don’t care about that I just don’t like my house to be dark I like bright sunshine in there well these two windows in particular don’t have direct sun shine right through either so so but the other solution is besides tinting is to do window film window film and film this film comes in all kinds of styles and (01:51) and um just design frosting oh yeah I mean rain glass and it it provides great great privacy but still allows a lot of sunshine to come through um but then it also blocks any gross views so I don’t see the roof anymore I just see kind of the cool pattern on my window I think I did rain I think I did rain and um it’s just enough it’s real popular and it was much cheaper I think it was $500 to do two giant Windows window so 1/4 the price and really you can’t tell you cannot tell at all can’t tell if it’s glass or it’s film but it’s really nice (02:33) so when people come in they don’t say oh my God your neighbor’s right there I see his roof it’s nice so um we just wanted to pass this tip on because I think it’s very helpful if you’re kind of close to other neighbors and you want some privacy but still want sunshine and uh investigate window film window film there’s all kinds of companies out there they don’t just do cars they’ll come and do your home yes and uh so instead of replacing glass or replacing windows which is way more expensive you can just get the film yeah and if you decide you (03:05) know later on you don’t like the rain glass anymore that’s right and you want to do frost or whatever you can remove the film and have new film put up there you go yeah so we love it and we were so excited and we just had it done and we can’t say enough good things about it that’s right so that we share with you yeah if you’re looking for some privacy don’t want to see your neighbors but don’t want to cover up your windows that’s the thing to do investigate window fil window film all kinds of designs that you can put up y (03:34) absolutely so highly recommend it it’s a very uh inexpensive way uh so really gives it a very upscale upscale feeling so if I ever go to sell my home in somebody comes in there chances are they will not notice that roof line right away yes um they’ll just say it’s good at blocking and if you look at the if you look at how much you have to invest versus the perceived value of a buyer one of the best investments you can make absolutely cheers to that there you go so we’re enjoying our window film our window film that is our tip of the day (04:09) if you like tips you go to pickle 411.com that’s our free information site whether you’re a buyer seller somewhere in between there’ll be something there waiting for you that will Amaze Astound educate and inform entertain and inform entertain there you go all those things Dem kicking lots and lots of good things can’t remember my four words there you go and it’s it’s only $20 no it’s not it’s free it’s free it’s from our heart to yours our heart to yours happy to share happy to share okay bye have a good day”

hello hello hello H peeps this is Diane and Randle bro your friendly realtor team H with the pick lady team she’s presca pick lady that’s right I’m here in Prescot Arizona coming to you live and today we’re going to talk about estimating value estimating value of the home yep estimating the value of a home is one of those things that everyone thinks they know how to do right it seems really simple and they just jump into it it’s a lot more complicated get it than you would think mhm you can’t just go by oh well my neighbor sold their house for a million (00:35) so I’m going to get a million not necessarily so necessarily uh depending on is your neighbor on your side of the street does your neighbor have the same view you have yes does your neighbor have a house that’s been recently updated it does your neighbor have a nice flat yard there’s a lot of you can’t compare two houses next door to each other it might be apples to oranges so it’s very important when you comper property to do apples to apples that’s right M and one of the big things people forget square footage yes huge oh yeah that that one sold for a million and a (01:11) half yeah it’s twice the size of your house yes so you your house is 2,000 square feet you can’t command a million and a half when the other one was 4,000 square feet now some of the automated estimating tools like Zillow there there are a whole bunch of them there’s one that we use that is um uh only only Realtors are allowed to use it um they can do a pretty good job of at least giving you a range make sure you’re in the right ballpark uh but particularly in Prescot it is really hard to comp houses that you could have one house and right next door it is a house that’s (01:49) got a much better view because it’s a little higher uh it it’s you really have to know the neighborhoods you really have to know the homes you really have to be very clever about picking comps M and you certainly have to adjust for the square footage you have to adjust for how how recently the home has been uh remodeled or updated um there’s there’s a lot to it and uh just understand that um and understand that real estate agents do this all the time it’s it’s it’s really a science it’s not as easy as it appears even the automated system gives you just a (02:30) R they’ll give you a range the good ones will give you a range if it doesn’t give you a range it’s not a good system that’s right so you know the standard realtor gives you a range uh we take the range but then we hone it in yes so you need to have a really good Agent who’s very familiar with all of the neighborhoods and the areas and who can even project out like they may use a comp that’s five years old but you need an agent who can take that comp and price it out as to what it would go in today’s today’s terms and so as a lay person this can get a little overwhelming (03:07) and confusing and uh some people will use uh a a a a comp from a totally different neighborhood or different subdivision or even we had we had a professional appraiser come up from Phoenix yes this is the bane of our existence right true so particularly during covid it was hard to get estimates done or appraisals done and uh so they would call a appraisers from Phoenix and these guys do not know these neighborhoods they do not know these subdivisions so he used comps from a subdivision which is really an entry level subdivision to price luxury homes that were (03:47) in the subdivision next to it and he was off by $200,000 $100,000 I’m like yeah I mean no sir in his defense it was within a quarter mile yes but you have to know the neighborhoods it’s not just math it’s not just arithmetic it’s it’s science yeah it is it’s not just oh the price per square and you multiply it’s it’s more more to it than that there’s a lot more to it you have to look at views uh some homes on one side of the street have no views the homes across the street may have amazing views guess what the ones across the street are going to have a higher price yes if (04:22) you’re on the other side and you’re like well they got a million and a half why can’t I because you don’t have a million dollar view so so you can’t use that as an accurate comp yes and it could also be that house has been completely redone from just from the studs all the way up to the roof yeah and the H your house has is severely dated and needs to be you know uh updated and stuff yeah you can’t compare those two it’s not a good comp so you really need to make sure you get a good professional who understands the neighborhoods the homes the prices of the homes and and and (05:00) can adjust accordingly not just based on one of those easy programs that gives you a range and a lot of times people lie with Statistics I think there are books how to lie with Statistics so sellers will pick you know comps that show really high price per square foot well like a home that’s small you know like let’s say 1,600 square fet that home is going to be very high per square foot the more the higher the square foot footage the less it’s going to be per square foot and it’s just because you’re amortizing the the lot over the size of the home uh so smaller homes (05:40) will always have higher price per square foot so you have to adjust for that so all of that it’s a science my friend and people PE sellers will will pick comps to make their homes uh seem worth more than they are agent some agents will do that uh buyers will do the same thing making the house seem really really cheap when we estimate the value of a home we do it unbiased we do it as unbiased as we can be these this is what the numbers are saying with our sellers we’ll say if you want more than that there are things we can do to try to get more than it’s worth but the comps (06:18) are telling me this you know numbers don’t lie friends and we’ve had we’ve had sellers we had a a very good friend of ours we sold their house and uh we asked him how much do you do you think your home is worth He said I’d be happy to get $850,000 we said we’re going to sell you home for a million because it’s worth more it’s worth so after we did the comp so don’t don’t try to do this on on your own yeah we don’t try to get sellers to to lower their price uh by using statistics against them (06:49) and we don’t we don’t try to get buyers to pay more than it’s worth by using statistics we we try to price it we do it unbiased unbiased right where it should be we don’t overprice we don’t price sell it fair and chances are it’ll conclude fairly quickly for you so anyway keep that in mind uh for some of you who were thinking um I think I’ll just do this myself or I’ll figure this out there’s a lot to this a lot more than you would ever imagine and the stakes are high yes you know the the medium price uh of a home in the city of Prescot at this point is $650,000 you know you (07:27) want that priced well you want it pric right this is very important uh this is a big part of your assets and so you want to make sure you don’t undersell and you want to make sure you don’t overprice it and it gets stale and you just lose time on Market yeah so it’s very important uh to have a professional help you and guide you every step of the way and give you the right price yeah so that is it for estimating value uh if you would bonjour bonjour bour you’re also very French I am French today and French today I decided to switch it up yeah um happy New Year y’all happy New Years this is Randall and Diane bro coming to you from the beautiful Arizona Christmas City Prescot Arizona she’s the presc pickle lady I am and we are so happy to be here and wish you a happy happy New Year 2025 I can’t believe it that is wow yeah crazy the 21st century is almost a quarter over that’s crazy I know that’s just crazy so uh we wish everyone just the happiest of upcoming years may you all find happiness and (00:46) peace and good health yeah and let us help you find a good home yeahoo there you go New Year’s resolution is to make new start so uh new start and what better way to do that come start here with us in our great little town yeah great little town so one thing we love about Prescot is their celebration for of New Year’s and it’s kind of fun when we first moved here everybody’s like you got to get to the square you got to get to the Town Square we’re GNA have you got to watch the boot drop the boot drop yeah and what does that mean a boot drops yeah so instead of the ball like in in (01:21) Time Square we have a cowboy boot get it because we’re a little western town so the boot drops it’s at Jersey Lily mhm and uh the first time we went we were like wow why is the boot dropping at 10 p.m. this is the beautiful thing about preset they have two boot droppings so for the early birds who want to get in and get out and they’re cold they go and they watch the boot drop at 10 because technically it’s the new year on the east coast and then for the uh Stronger W people who can make it younger yeah yeah younger and warm more warmly dressed yes so they will hang out (02:02) and they drop it again at midnight yeah so they’ll stand around waiting for the other shoe to drop I say that joke every year every year never get old it’s really fun and well first of all pres get’s just an amazingly friendly and warm uh Town it is uh everybody Embraces each other they love each other we have a lot of fun um everybody’s super duper friendly so especially around the square as the boot drops it’s it’s a lot of hugging and happiness and and uh wishes for a happy new year (02:37) and it’s it’s just lovely very very nice very nice little spirited town so and then of course you can you know while you’re waiting for the boot to drop you can go down Whiskey Row and enjoy all kinds of live music and just really uh welcome the New Year in with a bang yes so the other good thing is so that’s fun downtown there’s all kinds of events all over town we go to Prescot lakes and they have a great big giant party you can buy tickets to there’s all kinds of lovely restaurants that (03:10) you can make reservations so we got a lot of fun stuff we do it’s a it’s a great great time yeah so we just want some cities you know in some of the bigger cities New Year’s Eve is kind of a crazy night I know a lot of people that are you know their fear is it won’t be safe you know presc is a safe town it’s a wonderful place to celebrate the holidays and the new year and very very safe place yes that is very true it’s very safe nobody will be pickpocketing you or anything else you might get a a random hug from a stranger maybe a kiss I don’t know but um for the most part (03:51) it’s just a kick-ass time it is that’s all I can say it is that’s all I can say so but uh Randall and I would also like to spend this moment to wish you all a very happy New Year to those of you who we’ve met this past year we just hope your 2025 is off to a good start we’re so happy you’re here in Prescot and we hope to see you at one of these events yeah and to those of you thinking about preset and you know we wish you all a very happy New Year and we thank you for being in our life (04:22) absolutely so cheers to that cheers to that happy 2025 everybody hope to see you soon bye bye bye

hello hello hello folks hello peeps this is Diana Randall bro coming to you from the beautiful Christmas Town of pres Arizona and uh we’re so happy to share all kinds of information with you whether it’s about our lovely town it’s uh lovely neighborhoods homes um and even just little random things random things so today we love to share Rand kind of kind of a random thing this is a random so during the holiday season you take a lot of pictures on your phone uh you put them on your phone they stay in your phone you never look at them again (00:38) every now and then you go back through oh remember this and then you never look at it again that’s right we have a trick for you we just found out we just found out we may behind the aall the rest of you may already know this may already know this if you do then you could laugh at us and move on now we have we have iPhones you know if you don’t have an iPhone there’s probably functionality very similar to this you just have to figure it out cuz I have an iPhone but here’s the thing on in your photos you can set up an album different albums (01:08) right and then whatever pictures you really like drop into that album and then you can set your uh phone so that your lock screen will randomly pick pictures from that album so I it just tickles me all day long I’ve got my lock screen set so the picture changes once an hour yep and uh all throughout the day it picks I put lots and lots of pictures and it it it pulls the pictures up and I just enjoy it all day long it’s so much fun and I mean we see a lot of uh uh pictures from trips we took with with friends it’s (01:47) like oh yeah I forgot about that how fun is that yeah just any picture that you think our kidos our daughter’s wedding our dogs you know just whatever it just kind of brightens our day we’re in the middle of a stressful work day yeah any picture that makes you happy just drop it in there right and uh it will unhappy pictures no put only things that make you feel happy that kind of person you know if you’re some people are yeah if you’re a masochist you know you could do that you so we got a get a big kick out (02:16) of it and sometimes we’re out and we’re stressed and something will pop up that makes us smile Good Times yeah we show one another remember that yeah you know yeah so anyway we were so excited by this uh obviously we’re way behind on technology we’re kind of shocking the how stupid we are with this but delighted to find this trick and just wanted to share it with you yeah yeah we also have uh electronic frames yes where you can load pictures uh upload pictures on from your phone and uh in the frame will randomly show those which is also (02:49) fun also a great way we we’ve we finally you know we take more pictures than ever before y cuz it’s so easy with but no more albums nobody does a photo album but you know you do Anum go you never sit down and look through albums you on your pH but you use your phone every day it’ll show you pictures it’ll give you a little smile the cool thing about this is you know we’ve moved many times I’m sure people who were thinking about moving here it’s kind of nice to see pictures from the past like oh that’s our old house or oh that’s our old (03:20) neighborhood it’s um it’s very nice and if you’re in a good mood you can reflect positively on that if you’re not you can just delete that photo just delete that photo and create the past that you want to remember create the past that you want or the new future that you want by coming here to Prescot there you go there you go that’s the Silver Lining um come get some new pictures and a new life here in Prescot see how I turn that I like that you just turn that back I I I looped it back in like a masterful Looper I am a master Looper Master (03:55) Looper she’s a master Looper I am a master Looper so but anyway we would uh love to have you come in and get some new pictures of your new home that you can float on your phone that’s exactly right and um we hope to see you soon we’d love to show you around and happy to share our little photo trick although I suspect most of you know it already yeah maybe but it was new to us and we were excited so that’s our tip of the day if you like tips we have plenty for you go to pickle 411. hello hello hello hello peeps my little pickle peeps out there peeps I am diam brro and this is my better half R pickle lady that is right I’m her side girk and sidekick side that’s right skunk Pig something I don’t know it changes dayto day we are here to wish everyone out there a happy happy holiday season absolutely and uh we’re so delighted to be here yet again impress to enjoy all the festivities of Prescot that makes it uh Arizona’s Christmas City Arizona’s Christmas City baby we have a special designation yes we do uh lots of folks (00:43) come that’s right lots of folks come from all around uh all around Arizona even from out of state um we have several great events that happen here starting with the lighting of the courthouse and that’s when over a 100,000 lights um are turned on and all the trees around the courthouse which is a very big Square oh yeah it’s beautifully decorated it’s very Charming it’s like you’re in a Hallmark movie I mean we can’t make this stuff up folks it is awesome and then a lot of the surrounding stores and Whiskey Row some (01:19) of the taverns they decorate for Christmas too so the whole square is just lit up so we have the the official lighting we also have a Christmas parade christas parade which is very cute and capsule it is it’s so sweet and everybody’s so excited we also have aconite aconite which is named after one of the town’s residents here that started this and it’s a huge fundraiser the square is all closed off for everyone can walk around the streets and go from store to stores to store and they have musicians playing and wine and (01:59) you can go from place to place and uh make donations which all go towards the Arts and Music uh for all the schools here in instruments for kids learning music and stuff like that great and they’ll have a lot of the kids playing music and stuff and it’s just amazing it’s a fun night we love to go and have a nice dinner around the square and then we just go from store to store and listen to all the great music that’s out there and we make donations yes we do so that’s acern night and then we have um what else do we have after that I don’t (02:37) know I was going to ask you uh we have our parade we have the official lighting we have aconite um and then that the lights stay up really through January just in time for New Year’s Eve and it’s just an amazingly beautiful Charming thing to enjoy special shows at the Elks oh yeah they’ll have uh Symphony you know the the um MH orchestra playing at uh either in the Square or Performing Art Center they’ve got all kinds of other events as well folks this is the town for Christmas is a big Christmas Town it’s a (03:13) big Christmas Town in fact it’s so big here that’s why we’ve got designated as Arizona Christmas City it is beautiful it’s just not to be missed so make sure you you know come make a little weekend trip come see the town during Christmas it’s it’s something to experience enjoy some great restaurants some great music right yeah oh absolutely and just have a good time it’s just a nice way to start off the holiday season so please please if you’re thinking about presc it this is a nice time to come the weather is (03:46) beautiful it’s a little chilly but it’s just perfect for hot chocolate and um Bailey’s maybe and uh and just see all the beautiful Christmas stuff it’ll really put you in the mood for the holiday season so we hope you guys are thinking about coming to visit and we’d love to show you around and show you some homes as well while you’re here and uh hope to see you soon absolutely so give us a call uh if you look this is our tip of the day tip of the day not to call not to call that’s something else yes so our tip of the day uh is the CH (04:22) Christmas in presc uh in Prescot Arizona uh if you like tips we got plenty of them for for you you can find them at pickle 411.com that is our free information site whether you’re a buyer or seller or somewhere in between there’ll be something there waiting for you that will Amaze Astound entertain and uh just we might see you at Acron night might see you at Acron night floating around and enjoying the music and having a good time with all of our friends so not to be missed folks we hope to see you at our beautiful little (04:59) Christmas City see you soon bye bye

hello hello hello hello peeps Happy fall and holiday season yeah getting into December now this is Diana Randle bro coming to you live from our beautiful festive town of presc Arizona Arizona she’s the presca pickle lady that’s right so we are decorated if you haven’t heard Prescot is called Arizona’s Christmas city and that’s for a good reason it’s beautiful you should definitely make a trip during the holiday season yeah absolutely Christmas through January and come see all the lights and all that good stuff and this (00:38) this is tying in believe it or not to our topic of today which is do-it-yourself decks do it-yourself decks so I would never try to build a deck I’m not a handy person if I put together a deck it would kill people mhm but there are people out there who think they know how to put a deck together Ian you look at a deck it doesn’t look very complicated you know so people think well I can build a deck I can build a deck you might want to think Twi you really can’t we love our deck yeah we love our deck We Love Our Deck and as I (01:14) was saying we’re talking about the Christmas lights we just decorated all of our Deck with Christmas lights decks are wonderful decks are a great thing if a professionally Contra a professional contractor does the work that’s exactly right so a couple things you need to know first there a lot of regulations associated with decks like the space between the little what do you call them little posts or whatever that’s right yeah they can’t be too big can’t be too small uh but the big thing is in the horror story we heard from Matt our (01:46) inspector shout out to Matt shout out to Matt best inspector ever best inspector ever he was inspecting a home that had a homemade deck and it was on a manufactured home oh and the guy who built deck attached it to the wall of the manufactured home oh decks weigh a lot they weigh a lot where is this going not good I destroyed the house yeah I completely undermined all of the uh what are the the boards or whatever the the uh railings the oh the I can’t think of the something with an R that’s how much we know about building we don’t know (02:25) about building not good to attach a deck onto a manufa Jo and all that were uh kind of pulled the wall off well it it it undermined the so the the support structure under the house was undermined and twisted and the joists were falling out oh uh so not only did Matt not approve the house but he said uh you can’t enter this house until this is fixed because it is dangerous it could collapse at any minute and all the guy did was build a deck and attach it to his house decks are heavy you have to be very careful are heavy you got to be (02:59) really really care careful so especially a two story if you’re up on the second level doing a deck I mean then there’s even more you know the the beams underneath have to be a certain width and dimension and with part don’t second don’t guess that on your own believe me you have to have a professional it looks easy it’s it’s a lot it’s a lot of weight and when you’re dealing with that much wood uh you could kill yourself easily people will put uh stucco around like the you know make it look nice or whatever oh yeah and water Gets behind (03:32) it destroys the wood and suddenly the deck collapses if it’s connected to your house your house collapses yeah you you you need to know you really need to know what you’re doing you need to have a licensed general contractor um who knows what he’s doing understands a debt contractor contract and they’re out there you just they’re out there and they’re not that much money and uh if you build it yourself and then you it comes time to sell your home uh there’s a really good chance the inspector is g to find something wrong with it very (04:05) expensive to fix and it can undermine other aspects of your home yes so don’t fool around with it uh you get what you pay for so if you do it yourself and you’re trying to cheap out and and make it as as reasonable as possible chances are you’re either going to kill yourself or a guest that’s exactly or your house so uh just let the professionals handle it ex it’ll be perfect and you’ll have a great time and many years of enjoyment that’s right decks are a great great addition to a home yes they are they add (04:35) a lot of value a lot they add a lot of value you will get your money back out of your deck so we’re all about decks we’re all about decks the bigger the deck the better yeah you want a Big Deck that’s what they say nobody wants a small deck that’s what I’ve heard yeah so but don’t build your deck yourself yes I could make so many good jokes right now but but yeah so decks definitely add value so it is worth the investment you will get it back on resale provided it’s done correctly and professionally um and also I wouldn’t (05:12) even do wood on the deck I would do um what’s the concrete no the flooring not the flooring oh oh not wood you want uh tracks tracks yeah there you go I knew he would get it TRS yeah you absolutely need TRS for sure so just spend a little bit of extra money you’ll get it back on resale and you’ll have many many years of enjoyment We Love Our Deck abolutely we have a great time sitting back there and absolutely talking to people and having a good time so all for decks just make sure it’s done correctly customer service husband and wife real estate team that’s us that’s us also of other people too yeah I’m not married to any of them that’s right yeah so we wanted to talk to you about how to get more than uh how to get more than your home is worth there you go sellers tend to want to do that so why not we (00:39) all do right we all want the best we can get yeah I you know every now and then we come across a seller who thinks their home is worth less than than it really is right uh and I always love that they say no we’re going to sell your home actually it’s worth more than that yeah it’s worth much more than that you know I you always love to have those conversations but they’re relatively rare tend to think their children all brilliant and attractive and most aren’t you know same thing with uh with homes (01:08) that’s har yeah it’s just the way life is so uh so usually we try to uh we try to talk sellers we think that the best place to price your home is exactly where it’s worth so we will do the comps and everything we have to do a windown on how I do comps at some point that’s right we don’t like to underprice and especially don’t like to overprice guys Co is over yeah CO’s over you’re not going to get that money that you got in covid times yeah let go of that dream yeah uh but some people just (01:43) they just refuse either they have to get more money or you know it’s just a blow to their egos or something they have to get more money so we thought we might talk about what are the options available if you want to get more money from your home then it’s really worth yep and the easiest one to understand is what we call stupid money so stupid money is people who have buyers who have more money than cents typically they’ve just sold something in another state uh typically much more than what they’re buying here they’re (02:23) downsizing to go into retirement so they are flush with cash they’re used to negotiate prices of homes that are 2 million 3 million and then they’re coming here and now they’re looking at homes that are like 800 a million um so they’re used to talking about numbers that are really really high if your home is $100,000 priced $100,000 more than it’s really worth you get one of these guys to come in and their agent for whatever reason is out to lunch yeah it might just happen you might get lucky it (02:59) might get get somebody who comes in and says you know what you’re telling me it’s really worth $875 but I love it and it’s only 950 which to me is a bargain coming from where I’m coming from I’m not going to equival over $100,000 so it’s it’s yeah so occasionally you get lucky with a buyer flush with funds and they’re happy and they don’t mind and they feel like they’re still getting a deal yeah so you might get what we call stupid money they’ll come in and be like (03:26) I don’t care love it it feels good feels right and I could never get this where I lived before so yeah so it works out for everybody so if you’re GNA do the stupid money thing you need to be quick about it because if you overprice your home and it sits on the market a long time it’s going to get stale uh this Market relies heavily on Buyer Agents because most buyers aren’t here and when agents get tired of thinking about your home they won’t think about your home anymore yep not going to recommend it to clients it’s (04:02) hard to get your home back on their map right so you might want to try the stupid money thing for a couple of weeks not too long maybe a month and then if it doesn’t work then you can say major discount you know we’ve discounted $100,000 and then that will get agents interested again in your home uh we’ll be glad if if you’re listing your home with us we’d be glad to use that tactic with you to try to get you that um it is rare that but it does happen from time to time we’ve seen a it does it’s a nice (04:37) little surprise yeah so that’s and it works out for both parties everybody’s happy that’s the easy the easy one is stupid money the other one is not so easy and that’s really spending a lot of time and effort and some money to Stage the home beautifully staged homes always sell even when the market is really really bet they sell and they sell for good prices uh the money that you spend in staging you’re going to get back several fold uh the idea there is to create an emotional bond with the buyer (05:15) for your home and you’re not going to get that unless you stage it very very well uh staging will pay for itself in that regard again if you’re interested in doing something like that we can work with you to do that a lot you know obviously a lot more involved than just the stupid money thing those are the two ways that we know of that’s it I don’t know of another way to make that happen yeah I mean we can we we advertise heavily everywhere too but yeah that’s pretty much it so when you’re pricing if (05:48) you want to go over keep these two things in mind if you really want top dollar you might have to yeah you know uh hope for stupid money and or pay some money to have it staged so now that that message was really aimed at our sellers uh now if you are a buyer chances are you’re selling someplace else you can use these tactics wherever your home is now that and that’s fine if you’re our buyer coming in here to presc it rest assured you will not be stupid money we will tell you what it’s worth we run (06:20) numbers on’ll that we sell we make sure that it’s been Priced Right so Absolut you can rely on us to make sure that you will not be a victim because if you are and you move into your home your neighbors will laugh at you stop they will they will laugh at you they could they you know neighbors love to come over and say I think you paid too much for that house hey you paid too much for that house are you aware you paid too much for that house which I think is appallingly rude but you know uh hey this is society we (06:55) live in nowadays people love to tell you what they think you don’t want to be that guy do not so anyway just wanted to let you know keep that in mind if you want a price High you know these hello everyone hello peeps Welcome to our quick little next series that we want to chat with you about and Qui tip a quickie tip a quickie tip so we just did a video on insurance this has something to do with insurance but it’s a little different and I didn’t want it to get buried in uh because it’s very important a lot of our clients take possession of their homes as as a trust you know they have a trust set up and they put the property in the trust that’s a good idea uh talk to your estate planner or financial planner uh probably a good idea for most people (00:43) I would say at least half of the people that we’re dealing with will have a trust if you do that make sure your trust the name of the trust is in the insurance policy that you get it’s a beneficiary of the insurance policy of your homeowners yeah homeowners all that stuff yeah you did not know this you want to ensure your trust also for liability too uh the way it works legally a trust is kind of like a corporation it’s like a a it’s a legal entity almost like a person obviously it’s (01:21) not a person uh but imagine that a person owns your property and you took out an insurance policy uh that person would have to be on the policy to be insured your trust is the same way it’s free to put the name of your trust on your policy so when you’re dealing with buying insurance for your home liability insurance on your home make sure you talk to your uh insurance agent about your trust and putting the name on the trust good agents will ask you you might not have a good Agent or they might just forget if you end up with a claim and you’re not able to collect because of (02:02) an issue with uh something that you could have had done for free not so good so that’s our our quick tip of the day I did not know this it’s good to know yeah good to know good to know so ensure your trust folks with your homeowners yes all right it’s easy peasy yeah that’s our tip of the day tip of the day if you like tips the place to go is pickle 411.
