good morning good morning hello hello hello hello peeps Diane and Randall bro here your local uh real estate team husband and wife team musical theater uh I if you come on a tour with me sometimes you’ll see as I get tired especially I start singing along delious I get Delirious so that’s all part of the treatment when you come on part of the experience part of the experience uh I’m not a good singer but it does make fun like hello let’s go to the next neighborhood and then I realize everyone’s looking at me what’s wrong with her but it keeps me going keeps the energy going so that’s song in your heart all right today we’re here to talk about fireplaces fireplaces all for them yes so first of all fireplace is a cool thing to have in presc yep uh particularly during the winter you know and during the it’s just so nice and cozy and everything else so uh people ask us a lot about fireplaces though we thought we’ just sort of unload everything we know about fireplac fireplaces so yeah one key thing is um a lot of times people opt not to put one in especially if they’re building because you know it saves some money and this that and the other but I will say for resale in particular in Prescot yes uh you really should it’s a good investment spend that money get that fireplace in creates a focal point for your grave room that’s right and I have had new numerous people come in they absolutely we’ve had many many houses some without a fireplace and they’re like we absolutely love everything about this house but no fireplace no fireplace so a couple of things about that number one it’s very easy to install a fireplace yes you do not have to cut through your roof and make a chimney and all that you can actually make them now you can vent them out through a wall onto your porch very simple very easy very safe so very safe and if we our fireplace does that both of them we have two we have one upstairs one downstairs they both vent out they do no big deal and so if you are to identify a home and you want one we’ve got some good folks that can come and install one for you and it goes anywhere from five maybe to 10,000 depending on your selections and what you pick and and the stone the ston work is the most expensive thing because it’s labor intensive the rest of it’s really no big deal yeah so some people here do beautiful stone just to The Mantel some people do it all the way up to the ceiling um they do river rock they do slay I mean they you name it they do it it’s beautiful um and now they have the new ones um everything here will be gas run to you will not find any wood burning fireplaces very inside very few homes will have it um it’s kind of become uh a fire thing a fire hazard things so people don’t like smoke in their homes so so it’s a you know there’s this ongoing evolution of fireplaces so it used to be if someone had a fireplace in the home and they Fire Hazards burned wood and and there’s something to be said for a wood fire but there’s something to be said against it Cinders and smoke in your home and everything so for the most part there are no fire places with wood inside uh they do have wood burning stoves pellet stoves things like very popular here and that will heat up your whole house they will it’s amazing mhm the first thing they did when there was the conversion over uh away from real wood into gas is you had these ceramic logs so ceramic logs were the first thing you had had to make it look like it was a real fire and and there was real wood and real Cinders and everything and there’s still a lot of those around uh but now it’s like people have kind of separated the idea of a fireplace and wood in their mind so a lot of the fireplaces we’re seeing now are are the modern type with the White Rock way more contemporary um and they’ll be instead of the big square with a fan to push the heat out they’ll be more rectangular narrow um some of them will have you know you’ve seen it the glass rock and different color rocks and you can change the color of the flame and so and uh some people here have kind of a dated fireplace they call the fireplace company and update that so that too is an option if you are not a fan of the heavy River Rock and you want to have something a little more contemporary the key of the fireplace I think in terms of the type of fireplace you want is it depends on the kind of home you want if you have a contemporary home you probably want to go for the newer contemporary fireplaces we just uh we just met with a a lady who’s selling a French provincial home mm and her fireplace is gas but it it looks like a traditional wood beautiful that goes well you know you put a contemporary fireplace in that that would look sort of goofy right so yeah you you want to kind of lean into whatever the overall style of the home is absolutely so if you’re coming here and your heart is set on a fireplace you find a house that I just love everything but it’s minus the fireplace don’t let that throw you we can that’s we can fix that we can fix that if there’s a fireplace That’s Heavy brass from s you know with the 1776 with the the eagle remember we all know what that is we all remember you know yeah again fireplace can come in and upgrade you in no time flat and make it more current so if you’re thinking also about building a house just add the fireplace add the fireplace if you are a seller particularly if you have one of those homes that doesn’t Scream by Me By Me by me put in a fireplace they’re not expensive you would be surprised at how important fireplace places are to our buyers here we hear in this town we hear it most of the buyers that they mention I want a fireplace it’s as important as backsplash uh uh marble tops three car G three car garages I mean it is a very important feature so if you don’t have one I would think seriously well either put it in or offer it as or offer as an option as an option say hey give fireplace allowance fireplace allowance and what we do is uh we’ll have a a fireplace virtually installed uh you know doing the Photoshop thing to give people an idea what it might look like and that’s a that actually works really well it does then they can see the vision then they can see the vision and and that’s good for them yeah so in terms of outdoor fireplaces in some areas they really don’t want you to use wood although some people do uh but even outside outside the uh um fireplaces and what do you call them little fire pits fire pits yeah a lot of those are gas as well and a lot of them are moving away from the wood look and more just rock just anything that will hold the Heat and radiate it uh just nice and clean easy to light easy to turn off no fuss no mus yep uh so that’s easy peasy easy peasy yeah and we love it yeah we love our fireplace uh I don’t even run the Heat or sometimes during the winter I just put my fireplace on I get cozy yeah and uh it’s it’s delightful especially when it starts to snow right yeah that’s right couple of tips um so if your fireplace so most people are familiar with the fireplace there’s like a little grade under it you open up the grade and that’s where you the the pilot light and all that stuff is that is p um that is the older the older versions uh now they have automatic sparkers yeah uh if you have a fireplace you you’re looking at a home or your building a home uh or you just bought a home and you can’t open the gr chances are it is an auto sparker um when you are lighting it for the first time it takes longer than you think to light like maybe up to a minute so uh so don’t think your fireplace is perfect it doesn’t work it doesn’t work yeah don’t so we have gone over to many a house three or four times I’ve my fireplace doesn’t work my fireplace doesn’t work and I go is like where’s the switch there it is and I turn it on and they’ll say see it doesn’t work and I say just wait just wait just wait yop so particularly if it hasn’t been used in a while so which is pretty cool to have an automatic igniter because in the olden days you’d have to get the fire stick you know and so it’s it’s all good stuff people it’s all good stuff have done this for we should have done this for Halloween Halloween oh we’re recording this just a few days but that’s okay but that’s okay Rand and Dian bro here your local lady presc Arizona your because buyers will know horrifying home Styles when they see them you may be a seller you may have inherited a home that has horrifying Styles in it now when you put these horrifying Styles in you know I’m sure it was the cats meow sure but we thought we’d mention just a few things that have been singled out either by us or experts uh as things you just you just can’t do so things that also make us laugh out loud so one of the things that really so saw this article article horrifying home Styles we had one we had we had a we have a horrifying home style in our home yes and that is the horrifying home style is bench seating at a dining room table I don’t see anything wrong with it I love it but hey evidentally it was a very trendy thing when we bought our dining room table that’s right it’s on the way way out it is on the way out something you might want to think about replacing as a practical standpoint if you are the middle person on the on in the bench you’re kind of screwed like if you have to go to the bathroom you got to it’s like sitting in the middle seat in an airline you it’s like you got to you got to get everyone up to to get out I agree but our friends are fun and it’s even more fun after several cocktails to see him try to wiggle out of try wiggle out yeah so that’s kind of part of the fun but apparently that’s dated evidently that’s horrifying that was that I didn’t think that was that horrifying I don’t think it was that yeah I cuz I own it yeah you know I have that so that’s kind of py I wouldn’t even blink at that but the other good one that we love is and we’ve come across it now several times saloon doors saloon doors into the bathroom yeah why yeah yeah saloon doors in a bathroom not saloon doors in the potty room yeah for your potty it’s just saloon doors that’s Salon doors I don’t know people well that’s not very effective if you know what I mean who side Cowboy I’m coming in I don’t know what the idea is I don’t know I mean you swing those doors open there’s no privacy because they don’t really cover anything uh it doesn’t cover anything and then there saloon doors just into the bathroom in general and it’s like wow saloon doors yeah we don’t have saloon doors no we don’t at least we don’t tell anybody Our Salon doors I don’t when we play Cowboy and make her go to the oh God yeah Sal doors listen saloon doors are a joke if you want to put saloon doors on your bar or your man cave is kind of something fun uh that’s fun and that’s fine we have restaurants downtown you know our town kind of has a little Western theme and they do the saloon doors but uh into the master bathroom not so much that’s a not not a western experience the other thing in bathrooms is all white whes white white white walls white counters white it’s too much yes it’s too much Hospital aren’t even all white anymore people will say oh it’s all white it looks like a hospital when’s the last time you saw an all-white hospital they don’t do it anymore they don’t cuz no one likes it looks clinical no one it looks yeah it does that’s a good word clinical and God forbid the splattering alone of any anything any any major event shows everything you might be having yes could be bad you want she that you don’t want to share that you don’t want to have carpeting carpeting in the bathroom carpeting in the bathroom that is horrifying particularly around the toilet oh every time and I’ve been in some beautiful homes with that carpeting all the way up to the potty and I think all the way up to the pot Yakama gross disgusting uh same thing splatter splatter I don’t want to even know what has been splattered on that carpeting yeah you you don’t put carpeting on a toilet seat you don’t put a carpeting around the toilet seed you don’t want anything absorbent other than toilet paper near your toilet it’s just none of none of that is good that is horrifying none of that is good peach peach walls peach peach Mau mauve mauve walls yeah peach peach is uh you know I I if you’re if you like Peach go a little darker for apricot or terracotta or up a lot yeah mix it up a little bit more the peach it was just overdone it looks very country in a bad the worst possible way uh yeah Peach and it looks very Grandma it screens old person lives here old person has lived here and our old person has died here yeah yeah yeah that is true that um and Mau walls and seafoam green carpeting all of that Let It Go Let It Go obviously popcorn sealings we talked about popcorn sealings in our ASB bestus uh video popcorn sealings are a no no yep um what else uh some of these swag light fixtures yeah that just scream again grandma lived here grandma recently died here yeah be real careful with faux finishes oh yes we went into a beautiful beautiful million dooll home giant pillars which that was okay but then they did a faux finish that I don’t even think the Romans or or the the Greeks had painted cuz you know the Greeks did paint very garish yeah they did originally they did did you know that yes they did I did so but we don’t need to duplicate it now in the 2000s no no and so don’t do faux finishes everyone knows those everyone knows those columns are not real marble even though you tried to make it marble yeah it’s not you’re not fooling anybody they they do have some Modern faux finishes that don’t look dated but if your faux finish is more than a if you do a faux finish it’s going to age quickly yes you know you know you probably don’t want to keep your faux finished for more than about three or five years because they age very they’re very trendy and they age very quickly yes yes so you know things like that columns are kind of dated columns are dated are very dated so when you’re getting ready to sell maybe have someone come out and see you know how about if I put like a beautiful wooden column you know like more rustic or something anything but how about U fake crysanthemum oh yeah I have to take a deep breath all the silk flowers the silk it has to go by byebye horrifying uh plant shelves uh with covered with silk on top not good yeah so so not to be uh not to be insensitive but just to kind of state it for what it is chances are if you’re incet and you’re a seller you are of a certain age if you are a buyer you are of a certain age but not as old as the first uncertain age so your sellers you know they have faux finishes that have been around a while or whatever you need to understand that younger people come in even though they’re not really young anymore they’re younger than you are and they have a different sense of what style is and they will be horrified by the thing horrify is a good word because we’ve had people like they can’t see past it they can’t get P at all you’re right and not only that curtains no one uses curtains anymore yeah so you go in a house with the heavy drapes and the what do you call them the pleat at the top at the top it just screams or what do they call it pooling at the bottom what do they call pudd puddling pudd anything called puddling I like puddling though I have to say I’m not opposed to puddling I was okay with it until I heard it was called puddling and then I’m back to the I’m back to the carpet and the bathroom we could never do puddling because we have cats and dogs that would sleep on it and decide that’s a good spot to yeah take a Le yeah all of these things that we’re mentioning they’re things that are relatively easy and cheap to fix absolutely so then you know just by adjusting those few little things helps you get top dollar and sell quicker and S quicker um people look at something and you know especially if it’s in a higher price point and they think well gez I’m spending over a million dollars and I got to come in here and gut it I got to repaint it I got to scrape popcorn just do it now do it ahead of time people will put an offer in right away and you’ll get top dollar and and the sellers will say you know yeah but buyers can see past it they can’t no they can’t they just they can’t they can’t it is so horrifying they run screaming from your house even my people who say oh I can see past anything they they’re they can’t they’re in the middle of it and they’re like I just don’t When Buyers come in we show them a lot of homes and uh there are a lot of good homes here so you’re kind of you’re competing with other good homes and the one that they’re going to buy is the one that’s going to touch their heart yep and no one’s going to you’re not going to touch anyone’s heart with carpet in the bathroom it’s not going to touch anyone’s heart it’s it’s just not it’s not going to be it’s not going to touch their soul it’s not going to touch their soul yeah so fix that good morning hello peeps Jesus little energetic today that’s too much five but down I think he’s just happy Rand and Dian bro here my shoulders are bowed oh my God Rand and Dian bro here coming to you from Prescot Arizona she’s pickle lady I am the pickle lady we are the husband and wife um real estate team uh happy to help you find a new place here uh make a new start here in Prescot and one of the biggest questions we always get from people coming in from out of town is Healthcare Healthcare Healthcare yeah so we decided to report to you live from the front lines front lines the very they’re very trenches our very own experience so you’re going to follow us as we go in with Randall to have a colonoscopy yeah that’s right it’s amazing what I do for my clients yeah I I really didn’t need it I just did it so that I could tell you about it no that’s not true I have had h i I can’t tell you how many colonoscopies I’ve had yes I it started we got a little issue yeah it started when I was about 12 yeah it’s so I my family has a history of the kind of cancers that you know lead to colon cancer so by the I I was in my 30s I think and I st no not that’s it no but anyway first one so and that is a legitimate concern people coming here yeah and we just want you to know uh both of us um our own personal experiences and some of our experiences of some friends who are a little bit older um health care is evolving and growing here um uh as the town is growing so is the health care um they’re making some changes uh Dignity Health Care came in and brought over bought out I should say the yapay regional hospital yeah they are actively working on getting doctors on hand you know enticing younger doctors to come and stay um we’re working on it it’s a process and that’s true in most areas of the country most areas of the after Co you know providers it’s it’s getting harder and harder and U you know the money’s not as good as it used to be and blah blah blah it’s it’s hard and our little town is uh doing its best just like a lot of other areas uh the interesting thing about a colonoscopy is I mean from the standpoint of evaluating Health Care is that I know this procedure really well I’ve done it a lot I did it uh before dignity this is the first time I had it done after dignity yes so this allows me to kind of compare the two uh this is a procedure that you schedule so there’s no excuse you know if you in a car AC accident or you know in something unforeseen and you’re in the emergency room well you’re kind of at the you’re subject to whatever is happening at the time colonoscopy it’s routine it is scheduled so it should feel routine having done it a couple of thousand times I can tell you A lot of times it’s not routine I have found myself waiting in rooms that have millions of dollars of equipment waiting for oh we don’t have this piece we don’t have this nurse we don’t have blah blah blah blah blah if you do a routine procedure it should feel routine like they have complete Command of the situation they’ve got their system down they have their system down and let me tell you this was the best I think I’ve ever had yeah in terms of just having their act together yep it ran smooth just very smooth he literally was in and out no pun intended he no sooner was was back there then he was back out they had it very systematized we were very pleased with the service the hospital even sent him a real a little note a little note how many times you get that you have a procedure done thank you and uh everyone signed it so you had the the the welcoming nurse I don’t know what they call her but she was very nice her name’s Jenna the anesthesiologist yeah uh signed this he was very nice uh the GI the uh the PN I’m not even sure what a PN was and then the recovery nurse so yeah we were very impressed uh with the systems that they had in place in and out no problem and so we just wanted to share with you our own personal experiences I know there’s a lot of hesitation like it’s a small town are we going to be taken care of the answer is yes yes um we uh there’s also a great Breast Care Center here that a lot of people go to we get you know 3D mammograms and Cutting Edge stuff there I’ve been been very satisfied with that we’ve had several friends with heart conditions that have been happy with their cardiologists here um and the good thing about living in presc is we’re only an hour and a half away from some of the most Cutting Edge research hospitals in the United States we’ve got the Mayo Clinic the American Cancer Centers Anderson MD Anderson has now opened a branch here in Phoenix so you know if any anything God forbid major really happens you need the best of care you we’ve got it like you know an hour and a half away um so it’s all doable and we’ve had unfortunately a lot of friends who had to go down there they just plan their schedules they go down sometimes they spend the night and come right back up so it’s all doable don’t let the health care scare you away we are up and coming we’re growing um and right down at down the hill as they say is the big the big guns if you need it and we lived in we lived right outside of Houston uh for 17 years and the same was true then yeah uh you know if I had developed cancer I would have been at MD Anderson and which was about an hour and half an half drive yeah so it’s about the same you know so don’t let it scare you we just kind of wanted to share with you our own personal experiences one more getting back to the whole routine thing okay this is something I have experienced a a lot of times and I was delighted to to see that they didn’t do this so you wait for your procedure you wait you wait you wait they put you in an operating room that’s that’s uh not being used and stash you away you get the same questions asked a thousand times and then they don’t remember the answers uh none of that none of that and the thing especially that annoys me is you wait you wait you wait and then you are out cuz you know they put you under general anesthesia and then somebody is waking you up cuz they need the bed they’re trying to get rid of it they hustle you out they hustle you out roll up they did not hustle me out they waited until I just kind of came to and then the nurse in the recovery room comes over and she just says you okay how you doing you know how you feeling you want some water you know and then you know 10 15 minutes later they they uh they brought me the transport to get out and it was very the door yeah and one other thing I should mention maybe I shouldn’t mention it with my wife in a room but I have to say this oh I have to say this the nurses that work in GI are gorgeous I I thought I was being punked oh all these beautiful women are there to you know help me have a scope I’m like oh my God how embarrassing for you yeah it’s like obviously I couldn’t make a move you know what I’m saying I felt very vulnerable yeah all these young things just beautiful I don’t know why beautiful girls going to that kind of work but there you go I need to cut that yeah no that’s staying in so shout out to the beautiful nurses that do GI over at they have never recovered they’re still talking about this experience yeah they’re still talking about me I’m still talking about them I think I’ve got a note I’ve got a note know I I that’s not for real I don’t get your hopes up I don’t think they were that impress although you know the recovery nurse and her name is uh oh gosh her name’s Sarah she seemed very impressed that I had no pups you know men my age that’s a that’s a big selling point no I have no pup so this one’s pup free ladies po free po free he’s available up free P up free he’s available in dress that looked exactly like this yeah and in case you guys don’t know the behind us is probably a restaurant or something that’s really a green screen we’re doing the so the Only Why Wearing Green Is Forbidden Rule here is you can’t wear green and you know my my wife the pickle lady is not a rule follower I’m not a rule follower so she had to I had a great green dress it really made my eyes pop yeah wow it would make uh little holes in your body I think I know so all I would have been in this video would be a floating head floating head yeah the rest of me would have disappeared disappeared F fall like that yeah I didn’t know where you were going there I felt you I you were falling I was like no I’m not falling yeah new Japanese restaurant which open where there used to be an old Japanese restaurant I think there might have been a Japanese restaurant before that maybe I had never been inside the place uh we had some friends that wanted to go there uh so we met them there and it was delightful it was it was delicious beautiful inside mhm very Japanese which I guess is why they keep opening Japanese restaurants there so you’ll remember there was a sushi man and I forget what it was before what’s the name of it I now it’s called un Su I think you’ll see the you’ll see the sign behind us we want to give him a shout out because uh one of the owners there is somebody near and dear to our heart that we used to know from Prescot Lakes from the club shout out to Erica yes ero that’s what I said Oh I thought you said Erica no ero yeah she’s delightful and she is one of the co-owners yeah and um we were just so tickled to find her over there and beautiful venue and hopefully if things keep going well they’re GNA have a nice um what do you call that uh Grill yes Habachi Habachi yeah so which I’m really excited that’s that’s always fun they haven’t opened up the Habachi yet so I think they’re kind of easing into it so this is a true Family Restaurant this is a Japanese family that owns it you know in Texas all the sushi chefs are all Hispanic but this this is this is the woman’s name’s ero she’s Japanese this is authentic stuff uh you know to me Japanese food is all about sushi and sashimi and rice and all of that right uh and they do have that and they that one of one of our friends got the sushi it looked amazing beautiful very well presented and he said it was absolutely uh amazing uh but they had so many interesting things that I had never explored before Ramen bow yeah and rice bows undone noodles or unone I don’t know how to pronounce any of this stuff but it was all good you don’t have to pronounce it to eat it it’s that’s right yeah so they had a wide variety it’s not simply just Sushi and I kind of like the decor I thought it was very comfy and and we went with our friend who is from China and she said this is authentic oh yeah this is the real thing no additives here okay you’re not going to get MSG or anything like that this is real authentic Japanese so you think of Japanese like with sushi and all that it’s it’s U it’s not Savory right so if you’re in the mood for something that’s going to stick to your ribs and kind of savory you generally you don’t want to go to a Japanese restaurant and get sushi at least I don’t but this stuff is completely different the the Japanese Curry that I have is Absol cry Japanese Curry absolutely delicious with the special noodles and everything thing wasn’t too Curry a lot of times in in uh Indian restaurants Curry just kind of hit you on top of the head it was uh more subtle than that and much more Savory it would really hit the spot delicious really good grub I mean and uh yeah we came home and took a nap it was that good very filling delicious so if you are living here in Prescot now or thinking about coming to visit and you want some good authentic Japanese we cannot say enough good things about it in ero and her family yeah and what a beautiful job they’re doing and we wish them so much success yeah and uh we’ll be back yeah absolutely and you know you got to shout out to to Prescot here I have lived in all kinds of cities big cities small cities everything in between I’ve been all over the country doing business and stuff and I always hit up Japanese restaurants because my wife doesn’t like sushi and so I’ve been a lot of Japanese restaurants and I’ve never seen anything like this very authentic and the idea that a little town like presc would be the one that has the authentic Japanese food that’s a that’s a feather in our cap it is but it is far for course is it not it is it absolutely people think we’re just a little bitty old town with but we we we we got some good stuff here yeah we don’t just serve you chili here like the old west got some very exotic CH big beans big beans over a campfire that’s right I don’t want you to think that at all we got we got that from time to time we do but there is some good eats here so we’re so happy to share with you unui um if I’m saying it right please forgive me if I’m not but we’re going to it’s spelled U NS UI yeah on Iron Springs right next to the um intersection with Gil Gardner so if you if you have not been there please go now they U uh Family Restaurant getting themselves established and uh they’re very very good very good and they’re doing quite well I mean it was hopping in there so absolutely was we were just tickled and delighted to find a a new find a new restaurant here in Prescot and to our friends hanken zingle shout out to you you’re always on the trend uh they’re that’s who we are we are local real estate agents here in the lovely mountain town of Prescot Arizona presc Arizona we love to do our little videos here we hope you enjoy them as much as we enjoy making them and giggling and getting our way through it um we wanted to talk about something that we come across a lot um we get phone calls from fellow agents what inspector are you using and I say the name who’s our great inspector yes we’ll say his name yeah Matt gormer Matt gormer property National National Property inspection National Property inp we just call him that we just call him that he’s great guy great friend great part of our great part of our team he works super super hard he will go in and really give you the honest truth yeah and we have run across we’ve used Inspectors That Gloss Over other inspectors that gloss over very important things yeah so does that help you you know close the house it does but you might have a big problem later so we would rather have a tough inspector who really catches some very bad things so our buyers aren’t caught with this later and have a big problem later on down the line so sometimes if you get a uh you know an inspector and he’s really he finds a lot of things sometimes you have to make the hard decision and say I have to walk away yeah and it’s well you should have that option if you didn’t know about the problems then you wouldn’t have that option we’ve had real estate agents uh tell us oh you know I I I heard about him he he uh um cancels a lot of transactions you know he he’s such a I’m glad because that’s what I want him to do exactly I I want the best for my buyers I want them to come out Buy A Home ahead and buy a home that they know is safe reliable that they aren’t going to have big expensive repairs later um we’re not in it just just for us to get our commission let’s just sell it oh I’m sorry is that broken just don’t say anything gloss it over it’s no big deal they can fix it later evidently a lot of do that we’ve had oh you need to find another inspector you know it’s no no we don’t because that’s what we want and I would go so far to say if your agent hasn’t canceled out uh you know transactions in the past because of due diligence then you need to find another agent due diligence needs to be real it’s very important our job is to represent you and make sure your home is in the best and most efficient operating um what condition condition very you conditional work yeah but you know we we don’t want you to buy move in and then find out oh wow the grinder pump isn’t working oh wow um there’s a the the slab is cracked oh wow there’s a leak in my roof and nobody noticed it nobody caught it you know we value you know our inspector you know we we really a AAR he does a great job if there’s something wrong he’s going to find it he’s going to find it and uh and and at the same time if it’s good it’s great he’s delighted he’s like this is an amazing house you’ve got a real gem on your hands um other times he can say you need to think about this you need you need to think about this he doesn’t say yes about no he doesn’t he will never say The YES or NO That Will Surprise You yes or no he will present his facts and then you know he says this is up to you but these are my findings you need to really carefully consider and go through this and decide what’s worth it to you in terms of later repairs yeah absolutely and so it’s important and it’s our job as as your representative to make sure you’re getting something that’s really in good working condition yeah I hate to get phone calls later this broke that broke and d and something wasn’t caught I had one house where the inspector actually said oh I don’t get on the roof I will never do that yes yes I won’t get on the roof and I’m like well okay and uh so what happened there was over a 100 crack tiles this is very important you know you need to have a full service inspect who doesn’t pick and choose oh I don’t want to go up in that attic I don’t want to go in the crawl space I don’t do the Not A Good Inspector roof that’s not a good inspector that’s not a good inspector you need somebody who gets in there and does every possible a lot of times the problems are found in the crannies you got to be willing to get in there yes so hats off to Matt yeah uh we’re so glad he’s part of our team yes he will also we use Matt 2 on on the cell side as well oh yeah important yeah there are sellers you know they’ll use an inspector as one of these gloss over types you they want to Gloss Over Types make the transaction go forward and they’ll hire them to do a pre-inspection when you’re the seller and you’re doing a pre-inspection you want to know everything the whole point is to get away from you know so you don’t have a surprise when you go you don’t want to have a surprise after you’re under contract so yeah we also do for our sellers we also recommend a pre- inspection especially if the home is older we never want to be under contract and about to end you know the inspection period and you find out there’s a crack SLB or the reef has a major leak or there’s mold we want to discover that stuff before you go on the market so you can address it and fix it because I can guarantee you if you have a good inspector they’re going to find it and it could queer the whole deal yeah people get scared they’re like well they these people didn’t take care of their house I don’t want to take this on yes so if so as as a buyer you need to use a real inspector a tough inspector as a seller you need to use a tough inspector that’s right that’s the bottom line inspection should be real it shouldn’t be ins should just a a you know rubber stamp something that’s right we’re looking for that’s not what we’re looking for you’re right so sometimes we’re disappointed sometimes our buyers are disappointed sometimes it can be a Heart Breaker heartbreaker but in the long run we will definitely find you something better uh where you don’t have to worry and have any angst at all about what you just did or what you just purchased yep so hang with us stay the course as I always say stay the course we will make it happen and we will find something for you even better so there you go don’t get thrown by you know get a good inspector so tip of the day good inspector good inspectors hello hello hello this is Diane and Randall bro here coming to you this afternoon from Prescott Arizona Arizona we are your local husband and wife team here happy to help you whether you’re buying or selling and something very interesting that we just learned and we were kind of laughing about it we want to share with you I don’t know if anybody knows about it it’s called Paint Viagra it’s a it’s a very important thing that every person should know yes also called paint hardener I think that’s the brand name paint that’s our paint Viagra now that’s don’t go into Home Depot and ask for pain there really is no such thing it’s not even a blue it’s not even a blue pill you know this is like this powder no how do you know I know because I I did the paint no I’m talking about the blue pill the blue pill and the red pill I don’t know what the red pill there’s a red pill and The Matrix which is probably Viagra and the red pill so the page Viagra that we’re talking about every now and then this is something in Prescott I learned you can’t just take your paint your old paint and bring it over to the dump it has to be hardened in the can and you really can’t just throw it away no no you cannot they’ll come and find you and everything else so I’m like okay well how does one do that and the reason why we had to figure this out is a lot of times when we’re uh either with a listing agent selling agent we sell a home they have all this paint has been uh collected they’re like help us get rid of it yeah sometimes you’ve got colors that are three you know three colors uh out of date you know they take them off that beautiful moth Peach yeah Peach is another one nobody wants that they’re like but how do I throw it away and we’re like well we’ll take care of it for you so we go to take care of it then we realize yeah what do we do with that yeah we had a client we were representing the buyer and he said can you get rid of all that paint and uh the seller was always long gone and you know listing ages anyway didn’t take care of it so and I said sure we before we even really kind of knew how to do right and that’s when we found out the dog said no unless it’s it’s hardened anyway there’s such a product at Home Depot Lowe’s called painting partner and it’s a powder you go and you get it and you pour you dump this into your gallon of paint yeah give it a little mix and give it a little mix and it will literally Harden it and dry it out in no time flat it’s you know it’s it’s actually pretty amazing then you can just put the lid on and go dump it at the dump or in your garbage can as long as it’s solid and it’s no longer liquid then they’ll accept it so we were all excited about this product um we got rid of like 12 cans of paint everything on the paint hardener because I know you bought way more than we needed and we ended up bringing I think I don’t know but I I over bought it because I wanted to make sure I had enough and turned a lot of it it’s not that expensive yeah I think we ended up paying maybe 30. yeah it’s really not a bunch of I was like over a dozen cans it’s amazing yeah so if anybody out there is facing a similar situation Shin like oh my gosh my dump only accepts paint cans once a year and you don’t want to wait a year go get yourself some paint Viagra slash hardener it’s great and be careful what you dip in there I mean it’s really just for paint okay that’s all it’s for not to be used internally or any other way or any other way don’t dip anything in there yeah you’re not supposed to no it’s not for that not for that it is truly just for paint okay so this is not medical advice so I don’t know if anybody else out there knew that it was news to us and we thought wow this is great and we thought we’d share with all of our clients you know especially like some of our sellers are like I don’t know how to get rid of all this paint we give them this advice they Harden their paint they throw it out that made me laugh anyway Harden your paint yeah yeah um older paint yes the harder it is to make it hard you need to use more I have heard that I I have heard that yeah I have heard that that is a problem yeah just buy a double pack so anyway it is just for paint only so we’re going to put that little uh yeah so that’s your uh that’s your tip of the day if you’re into tips the place to go is pickle411.com that is our free information site whether you’re a buyer seller or somewhere in between there’s something waiting especially for you that will Amaze this down entertain and inform there you go and it’s all at a very reasonable price that’s right Free People free it’s free free so look us up if you’re coming acrylic we’d love to take you around and show you what it’s all about here all right friends have a great rest of your day bye

house so you start to nickname the houses yeah so you could say the Moosehead house yeah the house has a Moosehead a Moosehead house yeah or crazy paint color the greenhouse The Pink House the uh the many cats house yeah sometimes there’s a lot of cats in there there’s a lot of cats cat memorabilia that’s right and you have to do this because I you know particularly if somebody is as we say in the shoot like they they have to find a house and they want to find the house as soon as possible we’ll show our 12 homes we might show Ted homes in one day your eyes will be crossing my eyes start to Nicknaming Your Home cross and you really have difficulty remembering wait what house was that so if we nickname it it comes back yeah so something fun that we like to tell our listeners is think of something positive about your home that we can nickname your home so we should say oh my gosh I had the greatest Jewel ever yeah it’s just like a little Jewel a little a little jewelry box it’s a jewel you know and then you know try Positivity to do something like a jewelry box or something put something out uh positive mind you we don’t want to have the stinky house yes the kitty cat smell house yeah yeah we’re looking for a positive positive it was pretty bad so think of something cute you know or put a decorative item out that that other buyers coming in will instantly identify and remember and be like you know that house that had that cute um Standing Out puppy dog pillow great yeah I know exactly which one you’re talking about so uh think of something positive and fun that people will see and say and remember later because it’s very important it is you know believe it or not and sellers don’t realize buyers realize because they’re experiencing it sellers don’t think of their house you know they tend to think of their house in isolation not part of a buyer tour of 12 other homes that’s right so that’s what you’re competing with and uh usually the buyers who are on who are seeing the most homes those are the ones who are definitely going to buy yeah so this is important along those lines as Clever Marketing well a very clever marketing attack just a little something do something really cute really uh special that sets your house apart from the others that people will remember yes like if you have beautiful flowers have a lot of flowers throughout the house if you have a beautiful garden you don’t have things oh remember that flower house believe me it works and people will remember and you know people are people aren’t always clever Marketing Ideas um so don’t be afraid to be obvious so let’s say you decide you’re going to leave a plate of cookies from time to time we’ll have a plate of cookies very nice I love that and everybody remembers remember the cookies that house the cookie house the cookie house so if you’re if you’re gonna do that and I’m just using this as an example you’re going to do cookies uh leave a note it’s always nice when we walk in and a seller has left the note for buyers please have some cookies or some cookies or water and say welcome to the cookie house yeah and then people will call you the cookie house so tell them what to call your home yeah and make it something good positive and um and it’s something kind Conclusion of fun yeah absolutely something fun and positive because positive we don’t want to call you the stinky house like I said or the poop house or the beige house you know beige house yes we want to something special so think about that if you’re getting ready to list your home if you good morning good morning good morning and hello hello hello to all beeps peeps of that’s right to all of our fellow pickle peeps out there happy to join you this morning and talk about the interest rates it makes you sad it makes me sad um sure do miss the dates uh you know when we had lower interest rates one more time we have any two and a half to 3 and half% it was a beautiful thing was a beautiful an unusual thing um honestly it was like getting free money it’s really not the most sound thing for E economy yeah and so we all got very very spoiled by that and we loved it but it’s really not the norm yeah um we did get used to it and we were adjusted to it but if you recall from the 70s and ‘ 8s interest rates used to be like 13 14% so we just were blessed for a little while there but it’s really not the norm no not at all and and and some would argue not even healthy to have a not really healthy for the the in terms of predicting where uh interest rates are going people will talk about the fed or they’ll talk about the inflation these are all things that people you know spend a whole lot more time studying that and actually get paid to do it uh we don’t do that uh but you know all those things are um uncertain one thing that you can hang your hat on is demographics demographics are unchangeable so we had Baby Boomers and then we had the what was it Gen X and then Gen Y is essentially uh the Millennials yeah the so we’ll talk about those three baby boomers are huge you know we had a bunch of baby boomers Gen X was the baby bust yep and in Millennials they call the echoboom yes so here’s what you need to know uh when people reach a certain age they start investing you know they’re kind of past raising the kids and all that and they’re reaching the maximum of their income potential they start investing money that is the supply of money oh is it yeah that’s that’s where investment dollars come from it comes from people investing right never knew and you got to have money to do that and Baby Boomers during the time we had very they had lots of money cuz most of them had not retired yet M okay mhm the people who were using the money those are people who are doing things like buying homes starter homes cars raising children education those were the Gen xers or the baby Busters okay that’s me that’s you yeah she’s a baby buster I’m a baby bu yeah I’m the youngest I’m in the the cohort the youngest of the uh the Baby Bloomers yeah yeah so what we had was we had a bunch of people supplying money and very few people demanding money so interest rates went down yes it’s it’s just that simple I mean all the other you know factors and everything it came down to demographics y yeah so that’s why it was so it’s so unusual to get demographic shifts historically unless you have you know a plague or something uh well we kind of did yeah we kind of did we kind of did we didn’t that was not a plague plagues kill you know third a third of the population had nothing like that but anyway well not good was not good but it it did not affect the interest rate No it sure right all right so moving forward what we have is the Gen xers the baby Busters are now entering the phase where they can invest and the Millennials the the echo Boomers they’re going to start borrowing so what that means is you’re going to have very high demand and very low Supply meanwhile the Baby Boomers they’re all probably let a three4 of us have reached 65 now something like that so most the rest are dead dead or retired you know but for the purpose of this conversation they’re not investing money they they if they invest their money they put it in very safe stuff you know T bills or something like something very conservative because they have a nest preserve it MH so we’re going into a phase now where you can anticipate very low Supply and very very high demand of money and that my friends means interest rates are going to stay hot yeah which is kind of a bummer yeah it’s a bummer and you’re going to have some movement you know short-term things are going to move the rate around but I think the days of 2 and a half% mortgage rates I don’t it’s going to be a long time till it comes back yeah I just don’t see how that’s going to happen but historically even 7% is still a good rate a good rate uh you know as I said when you compared earlier we had aunts and uncles that had had 16% interest rates so and again even don’t let it scare you even at 7% because hopefully with time things the rates will drop you can always refinance it’s not like you were tied to this for the rest of your life with this huge Rock tied around your neck yes not really I’m sure with time things will adjust refinance at that point yeah if you have to borrow let’s just say the g rate now is about 7 and a half I think let’s say you borrow at 7 and a half uh one of three things is going to happen the interest rate is going to stay the same well you you got the going rate interest rates are going to go up thank God you got the rate interest rates are going to go down you refinance yep you know but uh the idea that in you know 3 months it’s going to go down to 3% no get past it get on with your life none of us are young anymore you need to move on some of us are young young at heart yeah be young at heart and move on with your life don’t don’t let the the interest rates drive your life cuz you could sit there waiting for I mean don’t play that game just just grab Life by the horns get out there and do it don’t let this all don’t try to play The Guessing Game I’ll wait a year or two it it it may be worse so now is the time be decisive just accept it move forward get there and start your new chapter yeah absolutely don’t play that waiting game you’ll drive yourself crazy I’m already crazy with you know um this one I don’t need to worry about the rest of that baby buster can you believe that she Buster I believe it that’s our tip of the oh my God oh my God that was a lot that was very aggressive too aggressive too aggressive I’m still a lion hmm okay Diane and Randall bro here are coming to you from Prescott Arizona our lovely little Hometown I said I know what is wrong with us today what is in this stuff I’m really tired I’m really tired sorry everyone here with a uh a little warning for people yeah a neighbor of ours told us yeah within Insurance something never really thought about um so homes have appreciated a lot since covid uh we had back to pack 30 appreciation for the two covid years and uh so that means people here and people around the nation now own homes that were worth a whole lot more than they did before that’s right yay for them yeah and so it’s very important to re-examine and talk to your insurance agent about the value of your home and more importantly the replacement cost of your house yes with these new appreciated values what used to be maybe I’m just making this up 400 000 to rebuild your home if it burned down yeah could now be 800 800 000. so it’s very important um with this appreciation recheck all of your values because if your house burns down or gets flooded or this that the other is completely destroyed you’re not gonna get it you’re not going to be able to yeah replace the home and rebuild in in the fashion that you had so I I think he cited a statistic I think it was like two-thirds of America American money owners so are you out underinsured have we done this no we haven’t done this so you see we haven’t even do what we do do what we say that’s right yeah don’t do what we do we will we’re in the process we do have to do this for sure do this for sure but it was an eye-opener when he said that and nobody wants to find out the hard way when you’re in the middle of a terrible crisis yeah and so if uh you know it might get pricey insurance is particularly pricey in a number of areas around the country uh to reduce the uh the premium if you just you know up the value of the uh the benefit uh your premiums are going to go way up one way to battle that is to up your deductible uh you’re much better off you know uh in ensuring your home for the full value and raise the deductible five thousand ten thousand dollars then to continue to pay the lower premiums and have a value Gap so that’s right so you might want to put out a little bit more uh in your um in your kitty in your kit you know because teapot that’s still going to be a lot cheaper than having to find an extra 300 400 Grand to rebuild um so anyway keep all of that in mind so just something we thought was very interesting and something it is on our to-do list maybe one day it is if it’s on the to-do list we’re gonna get there don’t follow our example at all but we do want to share this because we thought wow what a great Point yeah we’re so glad he shared that with us and so we thought this is something our clients and folks out there need to know yeah absolutely call your agent have them look at your policy yeah look at where you’re valued now and make any necessary adjustments and if you’re having trouble figuring out what the value should be I mean your insurance insurance agent might be able to do that but then again that’s kind of given your insurance agent efficient license I don’t know what my home’s value how much rooms are two billion dollars so uh anyway if you if you uh if you want an unbiased valuation in your home just uh hit us up and I’ll do that we’ll try to help you out okay so that is a very important tip from Diana Randall bro coming to you your favorite Realtors local Realtors you are our favorite real tires that’s right we are your friends that’s right Some People Like Us kind of like a pug yeah just don’t give up and we can be in a choir taste that’s why I get it that’s fine I don’t need to win them all you know what I mean I just need to name racing tens that’s right so anyway give us a call we’d be happy to help you find a home answer a lot of questions help you as you think about make possibly moving to a new area we did it we’re here Seven Years love it no looking back that’s right happy to guide you refer you to some good insurance companies as well so uh if you need any other information you can go to medical411.com that’s our free information site whether you’re a buyer seller or somewhere in between there is something there waiting for you that will Amaze astound and inform you and tickle your funny book maybe or whatever whatever you want tickled I guess we’ll take away okay that’s yeah whatever will make you laugh how about that okay yeah it’s all getting weird now but anyway so we’d love to hear from you we’d love to help you in your next steps and share more helpful tips with you absolutely so give us a call we’re at 713-302-1964 take care and have a great rest of your day bye bye

hello hello hello hello happy to be coming to you live live recording this live Diane and Randall bro here in lovely mountain town at Prescott Arizona that’s us that’s right Mountainous Landscape you think mountain town you don’t think of Arizona but here we are yeah we are mountain town it is a lovely Mountain Town kind of like Flagstaff not quite as high as Flagstaff um but nothing like you ever thought you’d see in Arizona that’s right people think Arizona is a desert the whole state is a desert about half of it is really pretty mountainous and yes not so much no I guess they call us a high desert not cinnamon desert right right High Desert good low desert bad yeah so we’re here in the high desert we have four seasons um the governor recently declared a heat emergency in all of Arizona all of Arizona it really didn’t apply to us no I don’t know why she did that yeah at the time Heat Emergency of the heat emergency I think our high that day was 85. it was so when you hear this very alarming temperatures Etc yes it does exist down in Phoenix or down the hill as we say when you live up in Prescott I’m going down the hill down the hill which means or the Valley Phoenix they did have a heat emergency they were having quite intense temperatures yeah they broke records I guess that was for July yeah uh so they broke some records and they did they had some very treacherous um scary stuff scary stuff going on not here though it did not apply to us well it applied to us because the governor said it did but right but yeah technically not really so our temperatures may get perhaps in July in the high 90s yeah which we kind of look for because then that sets the monsoon pattern and creates the rains which we really love and want which we’re getting so right now Four Seasons so we can tolerate a few days of a little high 90 Heat so as long as it can bring on the montoons and when they come in the temperatures drop to the 70s it’s completely delightful yeah so uh when you hear these enormous High temps down in the valley it really is not us really don’t be scared by that yeah and it’s going to be piercing sometimes like you’ll be in Prescott watching the weather and you’re watching weather in Phoenix you know yes that is a good point yeah there’s something you should know we don’t have a local TV station here so all of our news that we see is coming from Phoenix so sometimes you’ll be sitting down there and listening to oh my gosh yeah yeah what’s going on did you hear that happen it’s not here it’s in Phoenix you have to kind of take it with it yeah same thing with crime same thing with crime yeah yeah my mother doesn’t seem to get that she watches the news oh I heard there was a murder right downtown like then in Phoenix keep that in mind if you’re watching the local news the quote local news it’s really Phoenix news so when they’re talking about those temperatures and things like that it’s really not Prescott proper yeah that’s right so when you hear heat emergency don’t equate it with Prescott even if the governor says it’s the whole state she’s a liar she’s a liar that’s a little strong I don’t think she thinks much about uh areas outside of Phoenix that’s a joke that’s a joke relax relax I’m not calling the governor a liar that’s the joke it’s just a joke I’m getting a little Punchy it’s been a long day it’s been a long week so anyway Local News we just don’t want you to get thrown by that and think that that applies to Prescott yeah it really doesn’t we have not been on any heat advisories heat warnings we haven’t been on any water restrictions none of that happens that stuff applies here okay so our Summer’s kind of over we’re in the month yes we’re already I’ve been walking in the morning it’s already getting a little nip in the end you can kind of see fall is on the way and here it is the end of August so it’s uh delightful yeah absolutely it’s very nice so when you hear heat emergency heat advisory water little peeps hello Diane and Randall bro here coming to you from Prescott Arizona we are your local Friendly uh Realtors just loaded with knowledge expertise fun I really like to think so at least a fun day the fun bit Yeah I do bring a lot of Comedy yeah we try we try to make it fun yeah we’re here to talk about something that just happened here in Prescott Lakes where we live which is a great community a huge neighborhood we love it they had something called yappy hour and uh we they anybody who lived in Prescott Lakes could bring their dogs right uh to the greens where did we go yeah with the uh driving range driving range and so I’m like that’ll be cute and then you could make a donation to the local vendor yeah well to the animal shelters and bring donations there with bones for the dogs but what was shocking was so I’m thinking okay that’ll be cute oh oh my gosh it was like a real event [Music] a great table set up they had a uh they had a beverages alcohol they had food they had all these different vendors for dogs and cat I mean all this great stuff and you could bring your dog it was a beautiful day walk your dog on the green meet other dogs meet other people it’s a great idea first of all so much fun Prescott is a huge and you don’t necessarily meet other people with their dogs if you’re walking you see the dogs you know who owns them uh so this this was an opportunity for all the dog owners to kind of show up and it was hilarious because some of the you know people would know your dog oh I know your dogs you know what are their names and I walk by them all the time your dog said the ones that bark at it yeah you’re the dogs are the ones that Barker we got them yeah those are right not the best title we wanted to have yeah they’re puppies they’re puppies yeah we’re trying but we had the best time and so hats off to Prescott Lakes yes for having such a great event yes and there was a general manager of that cabin was his idea it was and what a great benefit great idea it was a great benefit went over huge everybody had a great time and puppies got to meet each other and everybody got to chit chat and what’s not to love and a beautiful sunny day it was a beautiful to be surrounded by lots of cute puppies and dogs and yeah I mean we just had the best time and our dogs were very well behaved yes our dogs were not the worst no they weren’t I was and I was very happy about that I was very happy about that yes so anyway we just wanted to share that that if you moved to Prescott Lakes like we live they have a lot of different events like this this was the first time they did yappy hour happy hour but uh we’re gonna do it again because they’re gonna do it again over so well it was special everyone was so happy about it so yeah that’s just one of the many events that Prescott Lakes will put on besides their music that they have and and Fun Stuff they’re always doing something cooking uh classes it goes on and on and on so this one was so unique we thought we’d mention we had to share a happy hour just something it just it was a great idea never heard of it before that’s right what a what a great event and what a great fundraiser yeah I mean it was really nice to help out the animal shelter so not a bad thing absolutely so if you move here to Prescott and you are a dog lover you might consider Prescott lake so you too can come join us at yappy hour yeah it’s not that town loves dogs here yes we had I think we had another video that talks about places you can restaurants you can go that welcome puppies yeah yeah it’s great yeah all right my friends I think that is it for today I think so anything else about yappy hours no that’s it for happy hour that’s it oh and yappy hour they also had music playing too so it was a lot of fun yeah some of the dog stands some of the dogs were dancing yeah it was great I made a couple little introductions so look like little love stories happening matchmaking yeah yeah it’s all good so yeah that’s it for yappy hour see you later and we hope to see you soon and uh give us a call if you’re coming to Prescott I’d love to help you bye
