good afternoon good afternoon folks hi hi hello hello Bonjour you know all those things that’s right multilingual there you go she’s the pickle lady I am this is a pickle that’s right Diane and Randall bro here coming to you uh your local Friendly helpful Realtors here in Prescott Arizona and we are here to talk about sometimes it’s the bane of my existence it makes me take a deep breath yeah so we’re here to talk today about solar solar can be a four-letter word yeah in my world all right so first off solar is available here uh some of the newer construction homes come with solar uh for the most part when people come from Why So Little? other areas where there’s a lot of solid they’re surprised there isn’t more of it there isn’t more of it right they’re like how come most of the houses here don’t have them well here’s the thing um our utilities are quite inexpensive yeah uh our electric bills are not super high like in some other areas of the country and people are getting these Sky High you know 900 electric bills it just doesn’t happen here so the financial component of solar is not that compelling here the people they do solar It’s Green, But… they’re for the most part it’s to be green uh absolutely most people here who do it now Phoenix absolutely they meet solar they’re running that AC constantly we don’t have a three-digit temperatures so we don’t have to run our AC we’re not running at 105 like it is down in the valley yeah that’s right um it’s very temperate temperatures here especially during summer it’s just not that bad we might get in the 90s you know and then you know uh it cools down to the 70s so we’re not really hitting that AC so hard that solar would be a positive thing we have the sun form but it the energy that it produces is a war as much as that’s right energy produced in other areas and Owned vs. Not so now I love own sonar I will say that ohm solar if you want to put solar on and you really want to help the environment and I appreciate that and I honor that I think that’s a beautiful thing and you pay it off I love it even more but if you put solar on and you take a sixty thousand dollar loan to have uh solar installed uh you should know most people who buy your in the future who might want to buy your home are not interested in assuming that loan yes most people are like I don’t want to pay how much did you pay it down ten thousand yes I don’t want to buy a 50 000 solar system I don’t want to take over this lease and I don’t want to pay it off so you’ve had sellers in their 80s and they they take out you know a 30-year yeah you know lease on solar it’s like what do you thinking and that’s not yeah well somebody is somebody’s not you know yeah they’re doing a sell job yeah and so it’s very important and so it can be a real deterrent to potential When it’s a Deterrent buyers yeah so what’s your name yeah unless you can find a buyer first of all you to find a buyer is willing to do it you’ve cut your buyers at least in half yes uh because they’re going to have to take over the lease and a lot of them they worry about you know the roof Other Worries and was it installed properly that’s right you know is it going to be damaged if they remove it and so you’ve got it opens up a whole can of worms it does um particularly if it’s leased and they don’t want to take over the lease you have to remove it it it can be a real nightmare if it sleeps we have yet to work with a lease company that makes that process fast easy yeah it’s a pretty it’s a grueling process a grueling process so if you are thinking Pay it Off about doing solar at least here in Prescott yeah pay it off pay it off because yeah yeah you’re probably going to end up having to pay it off when you go to sell yes anyway just the buyers that’s true most of the buyers will say okay I’m interested but I don’t want to take this on they have to pay it off yeah so be prepared if you were thinking about putting solar on your house here in Prescott uh there’s a lot of pros and cons Pros and Cons so the pros are I mean if you get it and you pay it off then you have you know what 60 dollar bills or less way less that can be a great thing that’s it can be yeah it can be a very good thing now some of the buildings of Mandalay in particular I know they’re doing solar in a lot of their new homes and you know that’s part of the deal it’s part of the package and it’s owned you know you’re not you’re not uh leasing it separately so you’re not going to have that same the same number of issues but our advice When it’s a Benefit is if you’re thinking about doing solar make sure you pay it off and then enjoy all the perks and the Beautiful benefits of uh owning your own solar and then if you ever have to sell your home it’s a real positive for incoming buyers yes they don’t want to lease it though they don’t want to lose it but you’re going to get all your money back but that’s when we’ll go for a premium if it does have solar absolutely and we’re saying this is and it’s owed yeah and it’s on this is 2023 uh solar technology is improving all the time that’s right you know they may come up with something that changes the whole aspect the the costs and all this so this may change but as of now given the technology that’s in place if it’s a new home and Retrofitting they’re incorporating solar as part of the package that’s okay that that’s a pretty good deal but if you have a home and you’re thinking about retrofitting I would I would discourage that yeah just just looking at this from the point of view of a realtor right it makes your home harder and trying to resell yeah for sure for sure so that’s our little tit solar yeah not again solar I think solar is amazing yeah I think solar is great and by the Diane Beats Lease Companies way if if you do have a home that is leased it has lease on solar there is no one better on the planet than bulldogging the the lease companies to get them to do the thing in the pickle lady we just released her to you know release the dogs and uh let’s slip the dogs of war or whatever it is because she goes after him and she is Relentless yeah they hate me but uh it’s not a pleasant it’s not a pleasant uh yeah happening for anyone so no so keep that in mind solar can be a very positive thing if it’s owned otherwise I don’t know yeah so that’s our tip of Wind Down well you waited for me such such uh discipline i’m trying to i’m trying to be in the moment in the moment i’m trying to trying to let me have time to sit down i know i’m working on it i’m working on it good afternoon to all of our pickle picks pickle stirrers peepsters this is diana randall bro and uh we are here today to do another little community service uh kind of picking up on where we all left off last time yeah we wanted to talk to you about grinder pumps this is something totally new to us when we moved here uh we are from louisiana and texas they come with terrain and we’re from areas of the country that are very flat super flat so this was something totally new to us uh so back home for especially in louisiana we’re below sea level so we don’t have we don’t have a need for such things that we’re about to talk about what we’re going to talk to you about and educate you about is something called grinder problems you will find them throughout prescott and all kinds of homes particularly in homes built out on stem walls yeah so we have a video on stemwall construction in the wine down so you can search for that on the website but very briefly a stemwall home is a type of construction specifically for homes that kind of hang over a cliff so the upstairs is the where the where you live and then you have space underneath which is where the where the cliff is the stem wall is the support structure that kind of keeps the cantilevered part of the home up in the air so it will be built out and a lot of them are closed and finished in yeah it’s not a basement per se because you’ll have bathrooms embedded yeah it’s closed high ceilings and it’s completely finished out um but the main level that’s level to the street we’ll have city sewer lines connected to it or even septic i mean that’s where are you accepted yes where it is is on the top of the cliff right and so for those bathrooms that are below the cliff level that the street level that’s where the grinder pump that’s where a grinder pump comes in had never heard of it don’t know what it means i’ll tell you what it means it is a very important uh piece of machinery whatever pump in your home on the bottom level so when your bathroom’s downstairs we’ll go to the grinder pump the grinder pump pretty much grinds it up grinds it up sucks it up and then pumps it up to the street pumps it up to the street level uh sewage so it connects into the city so of course the city can’t dig all these pipes below to hook up downstairs so that’s where the grinder pump comes into play the grinder pump does that job um kind of like a bank teller yeah you know when you put your taylor kind of thing they tell you hit that button yeah this is a different kind of deposit yeah very different kind of deposit still a paperwork involved yeah yeah pretty much but that’s what the grinder problem does it gets it all together shoots it up with a vacuum and connects to the city sewer upstairs so if you if you’ve ever seen one you go downstairs you open up a closet somewhere where they’ll have a grinder but it’s like oh my god i don’t understand what is this that’s what it is imposing yes you have heights and everything right you usually you you will have it maintained once a year have somebody come check it out because believe me when something happens and it doesn’t work you know yeah you’ve got a load of trouble yeah you know trouble and it’s they’re expensive to repair so you want to try to maintain them always maintain them but they they will last forever a long long time yeah and occasionally you have to replace the float in there or whatever [Music] no pun intended yeah yeah but um there you go i’ll move this one along but um she’s getting bad anyway grinder pumps are important you will find them in many many homes all throughout prescott so terrain something when you are moving here and you see it don’t be like i have no idea what this is now you know yeah so but if you if you build a home in an area that’s flat then you probably won’t have one right and then the other thing is if you get a home warranty make sure your home warranty covers the grinder pump yes now it doesn’t always cover replacement yeah or yeah it covers some repairs yeah so just but a lot of them the the basic one it’s not included at all yeah that’s because the warranties are offered all over the country areas where they don’t exactly exactly so if you want yours covered make sure you read the fine print make sure you read the fine print you have to upgrade a little bit make sure it’s covered so more than you ever wanted to know about grinder pumps so that’s what we’re here for to teach you education behind the scenes dirty jobs equipment that go unglorified right and it’s the Renovation

Prescott is destined to be a big renovation town, and right now this movement is starting to kick into gear. The Pickle Lady explains how buyers and sellers might want to consider this option and how to minimize risk and hassle associated with it.

hey guys hey peeps how’s it going today i think it’s going pretty well what about you good yeah very good this is the pickle lady my name is randy yeah i can introduce myself you don’t have to introduce me every time i feel like i should but that’s okay i like to demonstrate that i can do it from time to time we got a little uh construction noise behind us we are discussing renovations here in preston aaron prescott because like behind us they’re starting to renovate this old home this is a really cool area in prescott um and it’s the original prescott township yep yep and they’ve got some pretty cool homes here yeah so you kind of pan around a home next door here these are the old classic homes uh a lot of them are 100 years old and more historic register and all that and oddly enough some of them are a bit out of date and worn out so they need to be renovated so some people are snatching them up and restoring them to their former glory a little bit what we wanted to talk about was there are a lot of homes that are maybe built in the 80s and 90s that were great then um what we’re starting to see is this is a good time to buy those yeah and gut them and get them up to date and get some great buys some great buys that way yeah the the price points here in prescott are just now kind of getting to the point where you have enough room to do that you know you’ve got a home that’s uh you buy it for let’s say 600 000 there’s room to put in you know 100 200 000 and you still haven’t priced yourself right out of the market because homes in the neighborhood sell for seven so a lot of a lot of sections like the ranch and haciampa you can get a home maybe that was built in the 90s he’s our little he’s our buddy he’s our fan you can get in those areas for much cheaper prices and renovate and then still took quite a bit of appreciation yeah come out ahead of the what’s happening game getting a little landlocked uh prescott valley of course no yeah yeah a lot more land out that way but but prescott not so much there’s a lot of the uh the best locations already taken they already have homes there right and so renovation is uh kind of part of the game and some of the some of some homes have stunning gorgeous views the lots are already taken the homes were built maybe in the 80s and 90s and but you can’t beat those views right nor can you find those lots available hardly to bot to build yep so think about that think about buying one of these older homes and just gutting it and starting over it but you will be capturing an amazing view yes yeah the other thing about renovation particularly if you’re out of town is obviously you’re taking on a kind of a project management thing you gotta oversee the whole process and uh just to let you know we can help you with that and find you contractors to do that kind of thing um also too as a did your voice just yeah i’m going through the change i think uh also cold weather okay all right get it together also too you can also get some loans with uh construction yeah construction loans the renovations built included in your mortgage yeah it’s all one-stop shopping yes and you don’t want a dilly dally you want to plan the thing well uh there’s new technology now where you can do the renovation virtually to make sure you know exactly what you want what kind of finishes and everything else you can get uh very precise quotes to make sure you know exactly how much everything’s going to cost and and we can help you with that process if that’s something you’re interested in doing or if you are a seller and your home needs renovation we can help you market that and demonstrate to buyers different options for how they might go about remodeling your house and what it’ll look like afterwards without you spending any money uh uh betting that someone’s gonna like the finishes that you picked up i just think it’s super cool now that they actually have [Music] someone has a big are yeah you can get a great renovation mortgage wrapped all up in one so you know because at first you’re like how will i find a hundred thousand dollars you know you can have it all wrapped up in one product yeah and make all the changes necessary that you need for your new dream house yep your new old dream house that’s right right that’s right so keep that in mind if you are looking at some of these houses and like oh geez i don’t know if i want to do all that maybe you do because you might capture some stunning views a great location um that kind of might not be available anymore lot
