Hello, hello, hello. Hello peeps. This is Diana Randall Bro. We are so excited to be here today to talk about the grand opening of one of our favorite places, Auggies. Ding, ding, ding. A is back. Aug isn’t new. Auggies has been around forever. They were They were here before we were here. That’s right. And it was one of our favorite haunts. Really great happy hours. (00:26) Uh really good food on the happy hour. You go in, you get discount drinks, discount food, you leave, it’s amazing how small the bill would be. You’re Yes. And you’re feeling feeling really good. Fantastic. Happy hour. So, we were really really sad to see them close at their old uh their old location where they had been I don’t know just forever. (00:51) But um we knew that they were going to be relocating. It took a while before we found out where they were. So they are in the old shopping mall uh in a space I guess that used to be Sears used to be Sears right next door to East Buyer. So for you locals it is now right by East. It took a while to reopen. They have an amazing venue. It’s huge. It’s it’s it’s nice and comfortable. Lots of space. (01:18) Still have their fantastic happy hour. Y we went there for dinner. It was amazing. What is it? The wanttons. The lobster. The lobster wantton. Lobster wanttons are still there. Our favorite. Now, a lot of people do that for dinner. Uh I tried to get the I I might have been I think it was I forget. I went there. It’s been so long. (01:35) I always always get the uh liver and onions. You know, if you like liver and onions. Yeah, they didn’t have it that day. Just opened. They had just opened and they ran out. So, uh I was a little disappointed. And honestly, I don’t remember what I had, but whatever I had, I think it was a special, but we all left and said, “Wow, that was a great So, we had a good time. (01:55) ” Um, and so now that they’ve been open several weeks, I’m sure it’s even better and flowing better and uh great. I’m liking the new venue better. So, so we’ve I do too. We’ve come across some folks, you know, they’ve been going for 30,000 years to Auggies and it will never be the way it was and they like the old space and here’s why and blah blah blah. (02:18) We don’t I found that it was a lot less cramped. It was a lot more spacious because it’s so loud. Yeah, it’s got more of a a modern feel now. The floors are the what is what do you call it when you do the acid washcreen or whatever concrete wash which I thought really really cool uh just a lot of a lot of space more spacious and great big nice big booths and tables and stuff so you weren’t bumping in. (02:47) So it was a little crowded and maybe a little humid in the other one. the other one cuz uh people would get in there and they would get blabbing and breathing and doing what people do and you know things would get kind of humid. I I I liked it better. It does feel different because of that. (03:03) But uh the food is largely the same. Oh yeah. It was fantastic. Which is a great thing. In fact, we’re going to go there tomorrow night. Yeah. Tomorrow night for uh happy hour and we’re we’re excited to do that. So, just wanted to let everybody know in case they didn’t know or if you were new to town, uh, take your rental card, get over there and try Auggies. You can’t beat it. (03:22) Great happy hour. Hello, hello, hello. Hello peeps. This is Diana Randall Bro coming to you on this beautiful, beautiful midsummer day here in our great town of Prescuit. We hope you guys are having a lovely summer so far. We sure are enjoying ourselves and having a good time. We’ve been busy working, working, working, showing people all around our great town. (00:23) And one thing we wanted to touch on was a new cool bar. Yeah, we got a lot of new venues open. A lot of new venues. And this we’re here today to talk about the Cortez. Super cool. Which is really cool. This is like the uh third venue I think we’ve seen since we we got here. It was uh I forget what it was when we first got here. (00:47) For a while it was a brew pub and that was the coolest bar. Yeah. Really? We went there Acronite. So, for those of you who don’t know what Acronite is, that’s in December, uh, during the holiday festivities and everything. And I think they had just opened. Really cool place. Real urban vibe, real urban vibe, contemporary. (01:07) Um, honestly, it’s something you might even see in New York City. It’s really sharp, beautifully decorated, great finishes, great seating areas to kind of sit with your friends and relax and just have a couple of beers or wine. And we were super impressed. Super impressed. A lot of really good house cocktails. Yeah. (01:27) U I tried most of them I think that night. I forget. Do they have food, too? I think uh I think they had small plates. Small plates, I believe. So, don’t quote us on that. But if you want great atmosphere and all within walking to the square, walking distance to the square, you can’t beat it. Yeah. (01:46) It’s nice just to kind of gather maybe after work or after your home tour hopefully with us. You can go to the Cortez and have a nice drink and a beautiful atmosphere and just relax and uh and and bars are getting big in Prescuit. A lot of speak easys are opening up and uh this I describe this as an urban bar. Really fine. We were we were quite impressed. (02:09) Yeah, really quite impressed. The the the drinks were amazing and and very unique. Uh, one thing you make sure you don’t miss if you go to the Cortez in the back of the restaurant. Yes. There’s an open area, like an open air area, which is really quite charming and secluded and private. Yeah. Uh, we the things were getting kind of hot and stuffy and loud and uh I kind of snuck out back there for a few minutes just to kind of cool my jets and enjoy my drink and it was just delightful. (02:42) It’s a good make out spot. Yeah. I didn’t make out. I was by myself, but uh I was with the person I probably love the most, but we didn’t make out. No, we did not. I was doing my thing, you know. But she was making all the noise inside. But if you want to make out in private, it’s a cool spot to do it. Cool spot. (03:03) Yeah. Yeah, it is. It is, you know. or so. But anyway, no, we we just we just might be a little warm right now, but in spring and and fall, beautiful to sit out there and again, go have a nice dinner. I think in the winter they’ll put heaters out there to keep it warm for you. (03:21) But again, you know, go have a nice dinner at the square and then just walk a block or two down and have a a night cap at the Cortez. You can’t beat it. Yeah, it’s uh it it contrasts well with some of the other wellestablished places like the Point uh the speak easys. Uh this was again more urban and viby uh more modern looking. (03:43) Hip and happening. Hip and happening. I think we felt cool. Yeah. Yeah. The the crowd was cool. So uh yeah, it was really cool place. So, so anyway, we hope uh you’ll come visit us in our little town and maybe we’ll see you at the Cortez Cortez and uh we’ll have a nice drink and toast to each other. Absolutely. hello hello hello everyone hello peeps this is Diana Randall Bro coming to you live from the beautiful mountain town of Prescuit Arizona what question we get a lot and we think it’s really kind of cute is so is this like a real western town and yeah you have like real cowboys yeah except we do we have we have quite a few ranchers out here um so yeah if you come Yeah they don’t dress like like cowboys anymore they look like who’s the guy from Yellowstone it look like what he looked like yeah exactly so they’ll come out with um you know they have their hats and sometimes their boots but (00:39) it’s not chalk block full of just you know western now we do have a restaurant or two where people dress up like cowboys which is kind of cool we have a restaurant where people dress dress up like gangsters from the 30s so doesn’t mean we’re a gangster town so people will come in and think it’s really still back in back in time and they’re like “So do you even have a movie theater here?” Of course this is a modern city but it’s just got a unique twist you don’t see horses downtown no you won’t have a hitch and post no no hitch (01:10) or wagons or uh horses or anything like that there are lots of horses around and cattle and ranches and stuff but you’re not going to see someone riding their horse up and hitching up in front of a restaurant now if you watch the movie Tombstone which is about as authentic as it gets some great actors in that movie they will reference Prescuit but you need to understand it’s set in the 1880s right so so yes in the 1880s would you have seen all of those things yeah and it was super cool yeah you could have met Wyatt Herp and all that (01:42) he’s been dead a while it would be cool you won’t meet him now but you can go to the palace which is right across the street from the courthouse square and you can go in there and get your fill of what the town looked like during high cowboy times and see a lot of uh history historical uh artifacts and stuff on display so that’s kind of cool yeah you can take in some country western music if you insist absolutely yes there’s Matt Saloon which I’ve never been in but understand they have good country western music there (02:14) not a fan myself most of the music venues they play other kinds of music so that’s right so um yes it does have a western flavor but it’s not oversaturated it’s just it’s just perfect it’s very charming it’s very nice beautiful western art for sure is heavily represented here and beautiful uh uh Native American stuff yeah lots of beautiful beautiful whether it be jewelry artwork uh rugs um yeah so yes we have a great great representation Native American arts as well as just western uh art paintings and photographs and stuff like that so if (02:56) turquoise is not your thing no one’s going to care yeah but it’s it’s lovely so yeah do we have we are definitely a little spicy western town for sure but it’s not a backwards western town where it’s just dusty roads and and we do have paved roads we do have traffic lights running water we do have no one uses outouses anymore so it’s just enough to really enjoy the beautiful all the beautiful aspects of western life western and what that looks like um a a nice western flavor is what I’m trying to get at so and we enjoy (03:33) it and we love it and now we have fully embraced Native American art we love it lots of beautiful you know pottery and um sculptures and paintings and and then when you learn the history behind what certain things mean it it’s it’s even more meaningful yeah petrols petroglyphs oh yeah very very interesting tale very interesting tale so are we western yes we are heavily flavored but it’s not rough and tumble you’re not going to see a shootout down the street or anything that would be kind of exciting but sadly no so anyway (04:09) if you want to have a little taste of that uh and see what western western town life is like here in Prescuit come on by we’d love to see you come check it out and see for yourself and you’ll probably leave with some great artwork yeah and or pottery i can guarantee it or a beautiful necklace same thing anyway so we just wanted to share with you that yeah you can enjoy some western western aspects here for sure but that’s not all we have that’s not all we have but it’s a good a good it’s a good thing to to taste and see so absolutely (04:41) all right my friends well we hope to see you soon uh not at the OK Corral or anything like that but uh at our beautiful little western town of Prescuit we’d love to see you if you’d like more information and check things out you can go place to go is pickle411. Hello. Hello. Hello. Hello peeps. Right in my ear. Yikes. Her good ear. Yep. I am deaf in one ear. So, he’s got my good ear. So, I’m hearing it. That’s why I always sit on the side through every cell of my ear. My whole life is on my wife’s life. Anyway, sometimes my cells don’t want to hear it, but it’s it is what it is. Okay. (00:27) So, we’re here today and we’re happy to be here. Uh Randall and I are your friendly husband and wife pickle team, realtor team here in Prescuit and we love to come to you weekly with crazy little videos and thoughts and things that pop in our head as we’re driving along and we say let’s share that with our folks out there listening. This is a good one. (00:48) This is a good tip. Yep. This is a good one. This is a good tip. So this is about something they’re calling a I call it a flex mortgage. Mhm. Uh, you got to be careful with lending because there are all kinds of regulations. I don’t know if I’m allowed to call it a flex mortgage. (01:07) I know it’s okay to call it a lifestyle home loan because at least somebody who seems to be certified will do that. But I wanted to I wanted to mention this to uh to you guys because most people who are in our sort of sort of either retired or getting ready retired, you should know about this stuff. This will change your life and uh for the better. (01:32) And this is what I call a flex mortgage. So, a flex mortgage is a mortgage where if you don’t want to pay the note for a month, you can just skip it. That’s a flex mortgage. Pretty cool. Yeah. If you want uh let’s say you’ve you for whatever reason, let’s say there’s been a disease and all of a sudden real estate real estate prices are through the roof. (01:55) Now, you have more equity than you ever thought you want and you’re thinking, “If only I could tap into that equity.” You could do that with a flex mortgage. Okay. Uh or a a lifestyle home home loan, whatever they want to call them. The the short answer is this is what they used to call a reverse mortgage. Now stay with us. (02:15) Stay calm because I know as as soon as I say reverse mortgage, people are like, “Oh no, oh no, oh no, I can’t bear it. I can’t can’t bear it. Can’t think about it.” It is a It is a new and improved product. New improved product. It’s not like the old time. Not like the old time. The very first thing you need to understand about the new flex, whatever you want to call it, we call it flex mortgage. (02:39) Okay? Uh the the very first thing you need to understand is that there is no repossession if you run out. All right? So, let me let me back up for those of you who don’t know what a reverse mortgage is. So if you if if you have a mortgage, so you if you are paying your notes, you’re paying a bit of interest and you’re paying a bit of equity early on. (03:04) You’re paying mostly mostly interest. As time goes on, you’re paying equity and you’re paying some interest until finally you’re done. Uh at the end, you’re paying almost all equity until it’s gone. That is a traditional mortgage. With a reverse mortgage, if you don’t pay the let’s say you don’t pay the note on a particular a particular month, well, what they’ll do is they’ll take the money that they thought you were going to pay and they will uh the the equity doesn’t change. (03:36) The equity component doesn’t change because you didn’t pay the equity component, but the interest component they didn’t pay. They’ll take out of your equity. So your equity will start going down. It the longer you do that, the the more your equity will go down. So that’s a reverse mortgage. It used to be that when you ran out of equity, they would kick you out of your home. (03:59) The first thing to know is that doesn’t happen anymore. Not at all. No. The reverse mortgages are now done through FHA and the new rules are they can’t kick you out of your home if you go through all of your equity. all of your equity. Can they kick me out of my home? No, they can’t. Okay. So, you know, I I wasn’t born yesterday, so I raised my hand and I said, “Okay, what about the spouse?” Oh, no. (04:28) The spouse gets to stay there. So, if you pass away, your spouse can still stay in the not kicked out. I said, “Yeah, but you don’t know this spouse. You don’t know this spouse. this guy, he’s uh he’s about 85 and uh he his wife passed away a few years ago and um you know he was sad for a while and then he lost his mind and he remarried. (04:55) So he’s 85, she’s 25. And we’re not talking about what’s that what’s that football coach? Oh, I don’t No, that you know who I’m talking about is Belch or I don’t know sports. I’m totally teased on that, but this is we’re not this is not his story. This is completely hypothetical. So, I got a guy, he’s now 85. (05:17) He lost his mind the last few years after his wife died. He married a girl who’s 25 years old. Yep. Okay. So now, and they have one of these mortgages and he dies. How long can she stay in the home? Yep. The answer is until she dies or she wants to get out of the house, right? If she wants to sell the house, you know, well, okay, that’s a different thing. (05:42) She’s not going to get as much for the equity when she But if she wants to just stay in the house for as long as she may live, and chances are she’s going to outlive him, uh, I mean, she’s going to die at an age more than him. That might be 90 years. Yep. They are on the hook. That’s the way the FHA works. That’s right. (06:01) So, the first thing you need to know is they can’t kick you out of your home. So, yeah. So, if you run through all of your equity, say you have a house uh 800,000 and you have $700,000 worth of equity, 800, you know, or 600,000 and you keep on drawing on that, keep drawing on it and doing this new flex loan. Yeah. (06:19) And you run out of equity. Yep. You’re there. You’re there. You’re not kicked out. They cannot kick you out of your They cannot grab your house from you. Uh if you marry a young person, that’s right. They can’t kick her out or him out as the case where may be. They can’t kick the spouse out until the spouse either dies or wants to sell the house. Yeah. (06:42) It’s kind of kind of a cool product. Uh some people uh are afraid to go through their nest egg. They like to have that nest egg and they’re like, well, you know, so this could be another another avenue of not touching that nest egg and just using the equity in your home. Let me play out a typical scenario with a typical mortgage. (07:03) So, you have a couple, they buy a home with a standard mortgage, they’re in their 60s. Uh, you know, they have planned for their retirement and everything, but life happens. And so, now they’re in their 80s and uh they they have not really maintained the home well. They don’t have money to uh do the maintenance on the home. uh they struggle to make the mortgage payment every month, right? And we see this a lot because if they if they don’t, they know they’re evicted, right? Uh so they’re scrimping and they’re saving until finally it let their late (07:40) 80s let’s say uh they finally pass at which point the home goes to their children and their children immediately sell the home at you know 60 70 cents on the dollar at a big loss because of all the deferred maintenance because of all the deferred maintenance and everything else. Nobody wants to live there. (08:01) Nobody wants mom’s, you know, china cabinets and all that other kind of stuff. So, they immediately want to sell. It’s it’s sold at a discount anyway and then they take the proceeds and they divvy it up. Yep. Well, with a reverse mortgage, what would happen is the same sort of thing. They would they would, you know, inherit the home or at least the equity. (08:24) Uh they would sell the home and it would net out. They would not have scrimped and saved. They would have used some of the equity to maintain the home. Yep. So it would it would command a better price when they sell it. It would be in better shape and they wouldn’t have stressed. And in the end, their children may end up with maybe a few extra a few less dollars, but maybe not because they’ve maintained the home the way that it should. (08:54) It it kind of plays out a lot better in the fourth quarter than it does otherwise, right? And if you take away the risk of getting kicked out of the home because you run out of equity because of something unforld, um it doesn’t matter. You get to stay in the home. Yes. So, we it’s kind of an interesting product. We’ve shared it with sever several of our older clients who some of them, like I said, want to preserve their nest egg and they’re like, you know what, I don’t want to touch that. (09:23) I want to leave that for my children. I’ll just use the house equity and then they can kind of enjoy life and not be so stressed. So, it’s kind of a win-win. So, if this is something you’re interested in, um, give us a call. We can refer you. We don’t refer you. Obviously, we’re not lenders. No, you know, we don’t do it. (09:41) We can certainly hook you up. We do not do lending. We can hook you up with someone who can help you. Uh, another thing to consider too is if you kind of have that same that the flexibility that we’re talking about, you may want to buy a nicer home. You know, you don’t need to buy so smart or or so frugally. (10:03) You might want to buy a home that’s worth a little more and have you enjoy your your twilight years a little more, right? and and splurge a bit more knowing that you don’t have to maintain that that mortgage if you don’t if you don’t if you can’t or you decide you don’t want to. Yeah. So, that is our tip of the day for the new lifestyle home loans or as we like to call it a flex loan. Flex loan. (10:27) You should know things are changing for the better and better products are coming out there that can help people who are a little bit older and maybe want to enjoy life a little more and not feel that that heaviness of a monthly mortgage now that they’re retired. So, something to think about. Yeah, absolutely.
