Hello, hello, hello, hello peeps. I am Diane Bro with my fellow co-host here, Randall Bro. Uh we are the Pickle team. I am the pickle lady. We are local uh husband and wife team here in Prescuit and we are today we’re going to talk to you about vacant homes. Vacant homes. Vacant homes. So, we have a lot of listings where the folks head out um for whatever reason. (00:29) They’ve identified their other home, they’re moving on, and they leave the home vacant. And so, um it can be a good thing. It doesn’t necessarily have to be staged. A lot of times what we like to do is um we’ll take pictures of the empty rooms. We will have it virtually staged. will get a picture of a virtually staged room in your house, put it on a big easel, so when people walk in, they can get the idea without you having to spend that extra money to officially stage. (00:58) So, a lot of times we’ll do that. We also will virtually stage your vacant home online. So, we’ll have a picture of the actual empty room next to a picture of what it could look like if it were virtually staged. We even have one that uh can change the color of the walls. Oh, yeah. Yeah, we can. That’s pretty cool. (01:18) Yeah. Yeah. If uh if you’ve got a a a paint that may not be as popular as it once was, or maybe you kind of took a chance on a color that’s not going to really hit a broad a broad audience, we can fix that for you virtually and show people what it would look like. One of the big things about vacant homes, particularly now, is, you know, the open concept is so big. Yeah. (01:42) Uh people don’t understand. You’ve been around long enough. You know, open concept is going to die eventually. It it everything they’re going to bring back popcorn ceilings. I’m telling it goes around comes around. Goes around comes around. That beautiful brass, you know, fixtures in the bathroom. It’s heading back. I’m sure it will. (01:58) The glass block has come in and out of style like three or four times. So anyway, the open open concept’s really big. The thing about a vacant home that’s open concept is people see a big open space and they have there’s nothing to define what the areas of the room are. So, we find if you’re going to show if you’re going to have a a vacant home that is really open concept, it really helps to do some virtual staging to give people an idea. (02:30) Okay, here’s where I would put my dining room table and here would be a seating area. And you know, we’d probably put the TV here or maybe there’s another option. You could put it there, you know, so that people can begin to solve. They need to visualize the room. They need to be able to visualize and if they can’t, they just kind of stay too confused uh and and they just move on. (02:53) So, the good thing about vacant homes, too, is we can list it as a go and show. Yeah. which means uh people can just an agent can call and make an appointment and get in there like in five minutes. Um there’s no hold up. I’m waiting for approval. It’s instant confirmation of an appointment. So people can get right in. (03:11) So you get a little bit more showing sometimes that way. Yeah. Especially if you’re in a busy road, people will see it and say, you know what, I want to see that. And so they’ll stop and they can easily get in. So it’s kind of a win-win. Um but that’s how we kind of deal with it. We do some nice virtual staging. (03:29) We do some uh artwork, you know, canvases on just that people can see right when they walk in. Boom. Oh, wow. This is what it could look like. Yeah. So, don’t be intimidated if you feel like you have to move and move on and leave it vacant. It can still happen and happen easily. Yeah. A lot of times, too. Yeah. A lot of times too, people uh have lived in homes where they had to downsize and over time they began to push on the confines of that home, putting a little bit too much furniture, a little too many pictures on the walls, a little too much kit on the on the the (04:06) shelving and everything. And uh if that process goes on long enough, actually the home shows better vacant. It does. There have been a number of homes that we’ve done. It’s like, why don’t you move and we’ll show it vacant. We think it’s going to show better. Right. Right. Right. And I would be for smaller homes. (04:24) I would be guilty of one of those. Oh, yeah. Yeah. Yeah. We filled the space. We’re speaking from the heart. Absolutely. We know of a personal experience. So, sometimes it is better just to move on. Absolutely. All right, my friends. Hello, hello, hello. Randle and Diane Bro, I am the pickle lady. He is the pickle man. We are the pickle team. Uh we’re all about the pickle. You’ll see that on my car if you ever come in and you jump in the van. Don’t be embarrassed because you’re going to be in a van that is emlazed with a pickle. Yeah. Because I will give you a jar of pickles just for coming in and seeing us. (00:28) Some great Cajun pickles. Um, but some things, one of our favorite things to talk about, and so we’ll kind of jump right into it, is some of the different venues, restaurants, fun things to do around town. Another cool bar. Another cool bar. They had a whole bunch of them that kind of popped up uh late last year, so we’re getting around to talking about it now. (00:48) We’ve been to this place a couple of times now, both times. Just a really cool venue. It’s called the Fair Weather Social Club. The first thing you need to know about the Fairweather Social Club is that it’s really not a club. It’s a bar. Anyone is welcome. So, they actually put on the there was the very first thing. It’s a social club, but anyone’s welcome. (01:11) What the hell call it a club if you’re going to confuse people. Other than that, I love the place. It’s uh a old uh old architecture, old old building that they’ve redone with brick walls. Uh the bar is really really cool. And uh they’ve got a lot of in-house cocktails that are really delicious. And uh very charming. (01:31) Very very charming. Uh they have live music in there. And next door they have an empty lot and they’ll have a food truck. They have uh an area for bands to come play so you can go sit out under the trees. Uh it’s just great. It’s very charming. It’s a really good venue. Now we were there in we with first time we went was around Christmas time and then we were there a few weeks ago. (01:54) It was still pretty nippy and we were there at night and they did I think they had some heaters out to kind of keep you warm or whatever, but it wasn’t really happening because of the weather. You know, the band there was was really uh was really good, but it’s kind of hard to get a crowd out to an open air venue when it’s kind of chilly. It’s chilly. (02:17) But now that summer’s coming in, they’re going to be packing and it’s going to be a happening place. It’s very It’s a great place. Again, it’s close to the square. Y easy to go down and have a drink or two, have a nice meal, cap off the night there, listen to some live music, or even if you don’t want if you don’t have dinner, they’ll have a food truck. (02:38) You can just sit out under the trees, listen to music, get some good grub from one of the food trucks there. It’s a good time. Yeah. And the bar itself is very charming. Very charming. And good good drinks. So bartenders are all very professional. I got good bartenders. We have really good bartenders. We really impressed by that. Yeah, it’s all about the the drinks for us. So, yeah. Yeah, it’s important. We are from New Orleans. We know our thing. (02:59) So, we we like a good bar and so lately we’ve been finding some really good ones and we just felt like we should be talking about it and sharing it with you guys so you can check it out for yourself. So, hopefully maybe one day we’ll see you there. We’d love to say hello and introduce yourself. Every now and then I get people who come up and they’re like, “I’ve seen your videos. Hello, hello, hello peeps. Uh, this is Randall Bro. I am Diane Bro. She’s the pickle lady. I am not. That’s right. We are your husband and wife pickle team. Uh, here in Prescuit. Here in Prescat. We are called the pickle team because if we meet you in person, you will, you know, receive one of our great jars of Cajun pickles. (00:24) They are fantastic. So, my wife’s been making these for decades. her way of making the world a better place. Yeah. Sometimes it makes people less grumpy sometimes. Sometimes. Hopefully. That’s the goal. Yeah. So, today we wanted to talk about qualifying showings. Yes. So, it used to be a little more prevalent. (00:44) Don’t see it as much, but every now and then we get some pressure. People uh listing listings, you know, sellers will say, “I don’t want to leave my house. Is this really a qualified showing? Is this a qualified buyer?” And here’s the thing. About 97% of the time, yes, they are qualified buyers. Are they quite ready? No. (01:06) But what I have found is even if you’re not quite ready, you go in, they fall in love with a house and they’re qualified. They’re going to buy it. Yeah. They’ll be like, “Oh, you know what? Never mind. We can make this happen and we’re going to make it happen.” Y So, I know it’s awful when you are It’s terrible to show your home. It’s terrible. (01:24) There’s no doubt about it. It’s the worst of the worst and it’s stupid. You got to make the house look like no one ever has ever lived there in the history of humanity, right? And you got dogs and cats and we get it. We get it. But every showing is a promotion of your home. Even if it’s not for them, they may go home and talk to somebody and say, “You know what? I saw a house that probably would work for you. (01:46) ” You don’t know. It’s very odd. Or a neighbor may come in. If you’re having an open house, the neighbor may say, “I have a friend of a friend of a friend. It seems far-fetched, but it does happen. It does happen. And we do get those people in who are like, “Well, I’m I I don’t have my pre-qual letter yet. (02:05) ” If they fall in love, they’ll get on that phone and get that. A pre-qual letter can be issued in 20 minutes. Now, you know, some sellers, they’re used to having things their way. You know, they they expect someone to come in, they’re going to show it once, and that person’s going to buy the home for list price. Here’s the thing. (02:22) Right now in Prescuit, it is a buyer market. Usually, it’s a strong buyer market. Depending on your price point, could be an extreme buyer market. The probability that you’re going to sell your home if you don’t show it is exactly zero. That is never going to happen. That’s true. And you never know. (02:40) Uh always a good idea if you have an opportunity to show, show it. And don’t push back. Uh, a lot of times we have buyers in our car and we know they’re qualified. We know they’re hot to trot and we call and we for whatever reason, you know, we have the the listing agent on the line and he’s pushing back saying, “Wow, these guys really qualified. (03:04) ” And our buyers will say, “Forget it.” It really turns him off. They’re like, “You know what? If they’re not interested, you know what? Forget it. If they’re not interested in our business, we’ll find someone who is.” So, um, yeah. So you have that that can be very discouraging to a very well-qualified buyer. Yeah. Um and also you always have a small chance that really they say they’re not ready to buy but suddenly they are. (03:25) Yeah. If it really touches their heart and they don’t want to lose it, they’ll move heaven and earth to make it happen. I’ve seen it time and time again. So to my sellers out there, I know this is hard. It’s torture. I’ve sold my homes too several times. I hate it. I’m going out the door. (03:44) you know, I’m exhausted, but it’s worth it in the long run. We’ll give you extra pickles to eat. That’s right. So, don’t worry about qualifying versus most of the time, most of our at least our clients truly are. They’re not coming in on a whim. These are serious buyers. So, keep that in mind and try to just put a smile on your face and say, “This is it. (04:07) We’ll play, you know, and say your little prayer or St. Joseph who helps you sell homes.” Patron s real estate. patron saint of real estate and it may happen just on that off off showing that you didn’t feel like doing. Yeah. So that’s just our little that’s our tip of the day. Tip of the day. We hope this helps our our our sellers out there so you know that yeah you have to suffer but it might happen. Hello, hello, hello. Hello peeps. This is Diana Randall Bro. We are so excited to be here today to talk about the grand opening of one of our favorite places, Auggies. Ding, ding, ding. A is back. Aug isn’t new. Auggies has been around forever. They were They were here before we were here. That’s right. And it was one of our favorite haunts. Really great happy hours. (00:26) Uh really good food on the happy hour. You go in, you get discount drinks, discount food, you leave, it’s amazing how small the bill would be. You’re Yes. And you’re feeling feeling really good. Fantastic. Happy hour. So, we were really really sad to see them close at their old uh their old location where they had been I don’t know just forever. (00:51) But um we knew that they were going to be relocating. It took a while before we found out where they were. So they are in the old shopping mall uh in a space I guess that used to be Sears used to be Sears right next door to East Buyer. So for you locals it is now right by East. It took a while to reopen. They have an amazing venue. It’s huge. It’s it’s it’s nice and comfortable. Lots of space. (01:18) Still have their fantastic happy hour. Y we went there for dinner. It was amazing. What is it? The wanttons. The lobster. The lobster wantton. Lobster wanttons are still there. Our favorite. Now, a lot of people do that for dinner. Uh I tried to get the I I might have been I think it was I forget. I went there. It’s been so long. (01:35) I always always get the uh liver and onions. You know, if you like liver and onions. Yeah, they didn’t have it that day. Just opened. They had just opened and they ran out. So, uh I was a little disappointed. And honestly, I don’t remember what I had, but whatever I had, I think it was a special, but we all left and said, “Wow, that was a great So, we had a good time. (01:55) ” Um, and so now that they’ve been open several weeks, I’m sure it’s even better and flowing better and uh great. I’m liking the new venue better. So, so we’ve I do too. We’ve come across some folks, you know, they’ve been going for 30,000 years to Auggies and it will never be the way it was and they like the old space and here’s why and blah blah blah. (02:18) We don’t I found that it was a lot less cramped. It was a lot more spacious because it’s so loud. Yeah, it’s got more of a a modern feel now. The floors are the what is what do you call it when you do the acid washcreen or whatever concrete wash which I thought really really cool uh just a lot of a lot of space more spacious and great big nice big booths and tables and stuff so you weren’t bumping in. (02:47) So it was a little crowded and maybe a little humid in the other one. the other one cuz uh people would get in there and they would get blabbing and breathing and doing what people do and you know things would get kind of humid. I I I liked it better. It does feel different because of that. (03:03) But uh the food is largely the same. Oh yeah. It was fantastic. Which is a great thing. In fact, we’re going to go there tomorrow night. Yeah. Tomorrow night for uh happy hour and we’re we’re excited to do that. So, just wanted to let everybody know in case they didn’t know or if you were new to town, uh, take your rental card, get over there and try Auggies. You can’t beat it. (03:22) Great happy hour. Hello, hello, hello. Hello peeps. This is Diana Randall Bro coming to you on this beautiful, beautiful midsummer day here in our great town of Prescuit. We hope you guys are having a lovely summer so far. We sure are enjoying ourselves and having a good time. We’ve been busy working, working, working, showing people all around our great town. (00:23) And one thing we wanted to touch on was a new cool bar. Yeah, we got a lot of new venues open. A lot of new venues. And this we’re here today to talk about the Cortez. Super cool. Which is really cool. This is like the uh third venue I think we’ve seen since we we got here. It was uh I forget what it was when we first got here. (00:47) For a while it was a brew pub and that was the coolest bar. Yeah. Really? We went there Acronite. So, for those of you who don’t know what Acronite is, that’s in December, uh, during the holiday festivities and everything. And I think they had just opened. Really cool place. Real urban vibe, real urban vibe, contemporary. (01:07) Um, honestly, it’s something you might even see in New York City. It’s really sharp, beautifully decorated, great finishes, great seating areas to kind of sit with your friends and relax and just have a couple of beers or wine. And we were super impressed. Super impressed. A lot of really good house cocktails. Yeah. (01:27) U I tried most of them I think that night. I forget. Do they have food, too? I think uh I think they had small plates. Small plates, I believe. So, don’t quote us on that. But if you want great atmosphere and all within walking to the square, walking distance to the square, you can’t beat it. Yeah. (01:46) It’s nice just to kind of gather maybe after work or after your home tour hopefully with us. You can go to the Cortez and have a nice drink and a beautiful atmosphere and just relax and uh and and bars are getting big in Prescuit. A lot of speak easys are opening up and uh this I describe this as an urban bar. Really fine. We were we were quite impressed. (02:09) Yeah, really quite impressed. The the the drinks were amazing and and very unique. Uh, one thing you make sure you don’t miss if you go to the Cortez in the back of the restaurant. Yes. There’s an open area, like an open air area, which is really quite charming and secluded and private. Yeah. Uh, we the things were getting kind of hot and stuffy and loud and uh I kind of snuck out back there for a few minutes just to kind of cool my jets and enjoy my drink and it was just delightful. (02:42) It’s a good make out spot. Yeah. I didn’t make out. I was by myself, but uh I was with the person I probably love the most, but we didn’t make out. No, we did not. I was doing my thing, you know. But she was making all the noise inside. But if you want to make out in private, it’s a cool spot to do it. Cool spot. (03:03) Yeah. Yeah, it is. It is, you know. or so. But anyway, no, we we just we just might be a little warm right now, but in spring and and fall, beautiful to sit out there and again, go have a nice dinner. I think in the winter they’ll put heaters out there to keep it warm for you. (03:21) But again, you know, go have a nice dinner at the square and then just walk a block or two down and have a a night cap at the Cortez. You can’t beat it. Yeah, it’s uh it it contrasts well with some of the other wellestablished places like the Point uh the speak easys. Uh this was again more urban and viby uh more modern looking. (03:43) Hip and happening. Hip and happening. I think we felt cool. Yeah. Yeah. The the crowd was cool. So uh yeah, it was really cool place. So, so anyway, we hope uh you’ll come visit us in our little town and maybe we’ll see you at the Cortez Cortez and uh we’ll have a nice drink and toast to each other. Absolutely. hello hello hello everyone hello peeps this is Diana Randall Bro coming to you live from the beautiful mountain town of Prescuit Arizona what question we get a lot and we think it’s really kind of cute is so is this like a real western town and yeah you have like real cowboys yeah except we do we have we have quite a few ranchers out here um so yeah if you come Yeah they don’t dress like like cowboys anymore they look like who’s the guy from Yellowstone it look like what he looked like yeah exactly so they’ll come out with um you know they have their hats and sometimes their boots but (00:39) it’s not chalk block full of just you know western now we do have a restaurant or two where people dress up like cowboys which is kind of cool we have a restaurant where people dress dress up like gangsters from the 30s so doesn’t mean we’re a gangster town so people will come in and think it’s really still back in back in time and they’re like “So do you even have a movie theater here?” Of course this is a modern city but it’s just got a unique twist you don’t see horses downtown no you won’t have a hitch and post no no hitch (01:10) or wagons or uh horses or anything like that there are lots of horses around and cattle and ranches and stuff but you’re not going to see someone riding their horse up and hitching up in front of a restaurant now if you watch the movie Tombstone which is about as authentic as it gets some great actors in that movie they will reference Prescuit but you need to understand it’s set in the 1880s right so so yes in the 1880s would you have seen all of those things yeah and it was super cool yeah you could have met Wyatt Herp and all that (01:42) he’s been dead a while it would be cool you won’t meet him now but you can go to the palace which is right across the street from the courthouse square and you can go in there and get your fill of what the town looked like during high cowboy times and see a lot of uh history historical uh artifacts and stuff on display so that’s kind of cool yeah you can take in some country western music if you insist absolutely yes there’s Matt Saloon which I’ve never been in but understand they have good country western music there (02:14) not a fan myself most of the music venues they play other kinds of music so that’s right so um yes it does have a western flavor but it’s not oversaturated it’s just it’s just perfect it’s very charming it’s very nice beautiful western art for sure is heavily represented here and beautiful uh uh Native American stuff yeah lots of beautiful beautiful whether it be jewelry artwork uh rugs um yeah so yes we have a great great representation Native American arts as well as just western uh art paintings and photographs and stuff like that so if (02:56) turquoise is not your thing no one’s going to care yeah but it’s it’s lovely so yeah do we have we are definitely a little spicy western town for sure but it’s not a backwards western town where it’s just dusty roads and and we do have paved roads we do have traffic lights running water we do have no one uses outouses anymore so it’s just enough to really enjoy the beautiful all the beautiful aspects of western life western and what that looks like um a a nice western flavor is what I’m trying to get at so and we enjoy (03:33) it and we love it and now we have fully embraced Native American art we love it lots of beautiful you know pottery and um sculptures and paintings and and then when you learn the history behind what certain things mean it it’s it’s even more meaningful yeah petrols petroglyphs oh yeah very very interesting tale very interesting tale so are we western yes we are heavily flavored but it’s not rough and tumble you’re not going to see a shootout down the street or anything that would be kind of exciting but sadly no so anyway (04:09) if you want to have a little taste of that uh and see what western western town life is like here in Prescuit come on by we’d love to see you come check it out and see for yourself and you’ll probably leave with some great artwork yeah and or pottery i can guarantee it or a beautiful necklace same thing anyway so we just wanted to share with you that yeah you can enjoy some western western aspects here for sure but that’s not all we have that’s not all we have but it’s a good a good it’s a good thing to to taste and see so absolutely (04:41) all right my friends well we hope to see you soon uh not at the OK Corral or anything like that but uh at our beautiful little western town of Prescuit we’d love to see you if you’d like more information and check things out you can go place to go is pickle411. Hello. Hello. Hello. Hello peeps. Right in my ear. Yikes. Her good ear. Yep. I am deaf in one ear. So, he’s got my good ear. So, I’m hearing it. That’s why I always sit on the side through every cell of my ear. My whole life is on my wife’s life. Anyway, sometimes my cells don’t want to hear it, but it’s it is what it is. Okay. (00:27) So, we’re here today and we’re happy to be here. Uh Randall and I are your friendly husband and wife pickle team, realtor team here in Prescuit and we love to come to you weekly with crazy little videos and thoughts and things that pop in our head as we’re driving along and we say let’s share that with our folks out there listening. This is a good one. (00:48) This is a good tip. Yep. This is a good one. This is a good tip. So this is about something they’re calling a I call it a flex mortgage. Mhm. Uh, you got to be careful with lending because there are all kinds of regulations. I don’t know if I’m allowed to call it a flex mortgage. (01:07) I know it’s okay to call it a lifestyle home loan because at least somebody who seems to be certified will do that. But I wanted to I wanted to mention this to uh to you guys because most people who are in our sort of sort of either retired or getting ready retired, you should know about this stuff. This will change your life and uh for the better. (01:32) And this is what I call a flex mortgage. So, a flex mortgage is a mortgage where if you don’t want to pay the note for a month, you can just skip it. That’s a flex mortgage. Pretty cool. Yeah. If you want uh let’s say you’ve you for whatever reason, let’s say there’s been a disease and all of a sudden real estate real estate prices are through the roof. (01:55) Now, you have more equity than you ever thought you want and you’re thinking, “If only I could tap into that equity.” You could do that with a flex mortgage. Okay. Uh or a a lifestyle home home loan, whatever they want to call them. The the short answer is this is what they used to call a reverse mortgage. Now stay with us. (02:15) Stay calm because I know as as soon as I say reverse mortgage, people are like, “Oh no, oh no, oh no, I can’t bear it. I can’t can’t bear it. Can’t think about it.” It is a It is a new and improved product. New improved product. It’s not like the old time. Not like the old time. The very first thing you need to understand about the new flex, whatever you want to call it, we call it flex mortgage. (02:39) Okay? Uh the the very first thing you need to understand is that there is no repossession if you run out. All right? So, let me let me back up for those of you who don’t know what a reverse mortgage is. So if you if if you have a mortgage, so you if you are paying your notes, you’re paying a bit of interest and you’re paying a bit of equity early on. (03:04) You’re paying mostly mostly interest. As time goes on, you’re paying equity and you’re paying some interest until finally you’re done. Uh at the end, you’re paying almost all equity until it’s gone. That is a traditional mortgage. With a reverse mortgage, if you don’t pay the let’s say you don’t pay the note on a particular a particular month, well, what they’ll do is they’ll take the money that they thought you were going to pay and they will uh the the equity doesn’t change. (03:36) The equity component doesn’t change because you didn’t pay the equity component, but the interest component they didn’t pay. They’ll take out of your equity. So your equity will start going down. It the longer you do that, the the more your equity will go down. So that’s a reverse mortgage. It used to be that when you ran out of equity, they would kick you out of your home. (03:59) The first thing to know is that doesn’t happen anymore. Not at all. No. The reverse mortgages are now done through FHA and the new rules are they can’t kick you out of your home if you go through all of your equity. all of your equity. Can they kick me out of my home? No, they can’t. Okay. So, you know, I I wasn’t born yesterday, so I raised my hand and I said, “Okay, what about the spouse?” Oh, no. (04:28) The spouse gets to stay there. So, if you pass away, your spouse can still stay in the not kicked out. I said, “Yeah, but you don’t know this spouse. You don’t know this spouse. this guy, he’s uh he’s about 85 and uh he his wife passed away a few years ago and um you know he was sad for a while and then he lost his mind and he remarried. (04:55) So he’s 85, she’s 25. And we’re not talking about what’s that what’s that football coach? Oh, I don’t No, that you know who I’m talking about is Belch or I don’t know sports. I’m totally teased on that, but this is we’re not this is not his story. This is completely hypothetical. So, I got a guy, he’s now 85. (05:17) He lost his mind the last few years after his wife died. He married a girl who’s 25 years old. Yep. Okay. So now, and they have one of these mortgages and he dies. How long can she stay in the home? Yep. The answer is until she dies or she wants to get out of the house, right? If she wants to sell the house, you know, well, okay, that’s a different thing. (05:42) She’s not going to get as much for the equity when she But if she wants to just stay in the house for as long as she may live, and chances are she’s going to outlive him, uh, I mean, she’s going to die at an age more than him. That might be 90 years. Yep. They are on the hook. That’s the way the FHA works. That’s right. (06:01) So, the first thing you need to know is they can’t kick you out of your home. So, yeah. So, if you run through all of your equity, say you have a house uh 800,000 and you have $700,000 worth of equity, 800, you know, or 600,000 and you keep on drawing on that, keep drawing on it and doing this new flex loan. Yeah. (06:19) And you run out of equity. Yep. You’re there. You’re there. You’re not kicked out. They cannot kick you out of your They cannot grab your house from you. Uh if you marry a young person, that’s right. They can’t kick her out or him out as the case where may be. They can’t kick the spouse out until the spouse either dies or wants to sell the house. Yeah. (06:42) It’s kind of kind of a cool product. Uh some people uh are afraid to go through their nest egg. They like to have that nest egg and they’re like, well, you know, so this could be another another avenue of not touching that nest egg and just using the equity in your home. Let me play out a typical scenario with a typical mortgage. (07:03) So, you have a couple, they buy a home with a standard mortgage, they’re in their 60s. Uh, you know, they have planned for their retirement and everything, but life happens. And so, now they’re in their 80s and uh they they have not really maintained the home well. They don’t have money to uh do the maintenance on the home. uh they struggle to make the mortgage payment every month, right? And we see this a lot because if they if they don’t, they know they’re evicted, right? Uh so they’re scrimping and they’re saving until finally it let their late (07:40) 80s let’s say uh they finally pass at which point the home goes to their children and their children immediately sell the home at you know 60 70 cents on the dollar at a big loss because of all the deferred maintenance because of all the deferred maintenance and everything else. Nobody wants to live there. (08:01) Nobody wants mom’s, you know, china cabinets and all that other kind of stuff. So, they immediately want to sell. It’s it’s sold at a discount anyway and then they take the proceeds and they divvy it up. Yep. Well, with a reverse mortgage, what would happen is the same sort of thing. They would they would, you know, inherit the home or at least the equity. (08:24) Uh they would sell the home and it would net out. They would not have scrimped and saved. They would have used some of the equity to maintain the home. Yep. So it would it would command a better price when they sell it. It would be in better shape and they wouldn’t have stressed. And in the end, their children may end up with maybe a few extra a few less dollars, but maybe not because they’ve maintained the home the way that it should. (08:54) It it kind of plays out a lot better in the fourth quarter than it does otherwise, right? And if you take away the risk of getting kicked out of the home because you run out of equity because of something unforld, um it doesn’t matter. You get to stay in the home. Yes. So, we it’s kind of an interesting product. We’ve shared it with sever several of our older clients who some of them, like I said, want to preserve their nest egg and they’re like, you know what, I don’t want to touch that. (09:23) I want to leave that for my children. I’ll just use the house equity and then they can kind of enjoy life and not be so stressed. So, it’s kind of a win-win. So, if this is something you’re interested in, um, give us a call. We can refer you. We don’t refer you. Obviously, we’re not lenders. No, you know, we don’t do it. (09:41) We can certainly hook you up. We do not do lending. We can hook you up with someone who can help you. Uh, another thing to consider too is if you kind of have that same that the flexibility that we’re talking about, you may want to buy a nicer home. You know, you don’t need to buy so smart or or so frugally. (10:03) You might want to buy a home that’s worth a little more and have you enjoy your your twilight years a little more, right? and and splurge a bit more knowing that you don’t have to maintain that that mortgage if you don’t if you don’t if you can’t or you decide you don’t want to. Yeah. So, that is our tip of the day for the new lifestyle home loans or as we like to call it a flex loan. Flex loan. (10:27) You should know things are changing for the better and better products are coming out there that can help people who are a little bit older and maybe want to enjoy life a little more and not feel that that heaviness of a monthly mortgage now that they’re retired. So, something to think about. Yeah, absolutely. Hello, hello, hello. Hello peeps. We hope everyone is uh enjoying the start of their beautiful summer as we are. Yeah. Yeah, we’re getting into the summer mode. We’re having a good time meeting some great people coming in town. Thank you for coming in, spending some time with us. I am Diane Bro. This is my sidekick, my cohort. (00:23) My co-host Randall Bro. I go by a lot of different names. Yep. But anyway, uh we’re in it together. So, here we are filming yet again. Yeah. Here we go. Come up with a little tip. This was fun. Something we had. Well, it wasn’t fun for us, but not in the moment. Yeah. Not in the moment. It was. So, we are from flat country. (00:46) We originally uh hail from New Orleans, which is really flat. Uh we spent most of our lives either in Louisiana or Texas. Flat, flat, flat. Uh flat and straight. flat and straight straight road. You know, uh we’re not we don’t do the the third the third uh you know the Z the Z-axis. We don’t do a whole lot of altitude. No. (01:12) So, uh learning how to do things like drive and go around when you actually have to deal with hills was a little bit of a a little bit of a learning curve for us. Yep. I mean, it’s not rocket science, but one thing uh that it took us a while to catch on to uh that we thought we would share with you. And it’s happened to us twice. (01:31) It’s happened to us twice. The second time, relatively close. We were like, okay. I I think there’s something going on here. So, we’re a little bit dumb and dumber on this. Yeah, a little dumb and dumber. So, we like to get our gas at Costco. Shout out to Costco. Shout out to Costco. Everybody knows best gas prices. Best gas prices. (01:49) Oh, by the way, our gas prices here in Prescat at Costco are $259 a gallon. So, just want to share that all of you folks living out of state. Yeah. Yeah. Just maybe one of those states that has their own special formulation of gasoline formula. Yeah. Yeah. We don’t do that here. No $5 or $6 a gallon. Yeah. We’re sub sub twos. So, that’s that’s looking real pretty good. (02:16) So yeah, we find the best one of the cheapest places to get gas is at Costco. Unfortunately, Costco is over a big hill. So you got to go up this big hill. Probably the biggest hill that I can think of in Prescat. Yes. Is you’re going up. It’s a Prescat Lakes uh parkway and it goes over a hill to get to 69. And that’s a pretty steep hill. (02:40) Wow. That’s a very steep hill. I have learned I have I’ll let you know this. I have learned to put my car in standard and keep it in either fourth gear or third gear. I don’t do that. Uh going down so I don’t have to burn out my brakes. I don’t do all that. Yeah, she does. She She never drives though. I’m always But it’s highly annoying when he does that. I’ll just say that. (03:01) It is highly annoying. I don’t know if it really helps. She doesn’t like the noise that it makes. Yeah, the the we we moved here and within I don’t know like a month and a half I needed new brakes because I’m just riding the brake and riding the brake and riding the brake. So yeah, that’s one trick is to downshift or at least put yourself in standard so it doesn’t go up to the really high. (03:23) But anyway, back to the gas keeps you going. So we’re going in the opposite direction to go to Costco. We’re going uphill, right? We’re trying to valiantly get there. They were like, “We can do it.” A little I had about maybe an eighth of a tank. It was time to fill up. Yeah. And we’ll get a really good It’s not that far away. Yeah. (03:39) So, you go to Costco. So, we’re going up the hill. Well, we’d run out of gas. So, uh the first time it happened, I think it happened to you and I came and saved you. That’s right. And then it happened to me and then Skip saved me. So, shout out to Skip. Skip and Kathy who came to uh rescue us with Ranger and yeah brought us brought us some gas uh to get o completely over the hill. (04:05) Here’s the thing. When your when your car is sticking its nose up in the air, the gasoline inside your tank is doing the same thing. It’s rolling to one side of your tank. And if it gets too far away from the intake, then you’re going to run out of gas. Even though there’s gas in the tank, it’s not deep enough to get to that point. That’s right. (04:29) And so, yeah, after about two or three times, we finally realized, you know what? Now, you know, I sat there. I probably could have put the car in neutral and did like a a J turn and turned around uh going the wrong direction into uh oneway traffic to get the gas to the front of my car. But, uh I didn’t do that. (04:52) Yeah, we didn’t think that was a good thing. We didn’t think it’d be well received by the other driver. So, that’s the trick. So, so what we wanted to share with those of you like us who are uh altitude challenged, uh don’t drive an an almost empty gas can, never a gas tank up a hill or down a hill because you could run out of gas even though you’re not really out of gas. (05:15) My second tip is always have really good friends with gas uh gas cans who you can call and are like, “Sure, did y’all do it again?” Yeah. Yes. We’re so embarrassed. Yeah. And who lovely lovingly and graciously come to your rescue. Yeah. So, thank you Kathy and Skip. Kathy and Skip. Yeah. Kathy and Skip came and picked us up with Ranger, their dog. (05:38) And I sat in the back with Ranger was one of the dogs for a little while. We went to go get a a gas can so we could fill it with gas. It’s always good to have those kind of friends. Yeah. Yeah. Good tip for sure. Friends who will help you out in So, a little tip. Nick of time. Little tip. So, don’t drive up a hill on empty or near empty. (05:56) So-called mountain time uh mountain town uh uh pointers. Yes. So, something we learned the hard way and we don’t want you to learn it. Wanted to share with you. Yes. So, anyway, that’s just kind of our silly little adventures. There’s always an adventure with the bros. Something something’s always going cuckoo crazy. Always lots of drama. (06:17) I don’t want it, but it’s what it is. So, that’s your tip of the day. All right. So, thank you for listening and remember, don’t go too close. Don’t go 10 miles and try to go 10 miles till you’re empty and try to go up a hill or don’t go fill up at Costco and go over the hill. Just go to the the other gas station. Go to the closer one. (06:35) Go to the closer one in in in extreme times. Yeah. So anyway, so uh anyway, again, remember our our gas prices here are amazingly low. Yeah. So, uh it’s very a pleasant surprise to our folks who relocate here. They’re like, “Wow, I have such a I’m getting such a big break. More money in my pocket. (06:56) I needed all of $2 worth of gas to get over.” Yeah, it was pretty bad. But that’s all right. Embarrassing. Living and learning every day. So, all right, folks. We hope to see you here soon. In case you didn’t know, we are the pickle team because and I am the pickle lady because I make my famous Cajun pickle recipe. You haven’t had our pickles? You need to try them. Yeah. (00:21) When you come in town, which we hope you’re coming soon, uh we’d love to share our pickles with you and take you on a tour of our lovely town. Yeah. So this episode is about visiting Prescuit. So besides getting pickles, uh, is it is it a good idea to visit Prescuit? When should they come? What what are you telling people? They think about coming to Prescuit. (00:41) What do you think they should know? Absolutely. You should always come visit. We are transplants ourselves. Uh, we made two trips here to kind of get the lay of the land. Second trip we bought. So that’s right. That’s right. Always have to put uh boots on the How do you say it? Boots on boots on the ground. (00:57) Boots on the ground. That’s right. Um, always come in and visit. You also should walk through different homes so you can see Yeah. Uh, what the price points will buy you here. Yeah. Versus maybe where you are or other areas that you’re looking at. Well, well, first of all, first of all, if you come to Prescuit, right, you’re going to have a good time. (01:17) There are things to do here. It’s a great time. It’s a destination town. It’s a good idea to come just because it’s a good idea to come. Absolutely. Just for fun. Just for fun. You don’t even have to look at moving here. Yeah, we’ll hook you up with all kinds of ideas of things to do, places to eat, you know, events coming up and all that. (01:36) Just check out check out our website. We’re always telling people what’s going on here and just plug into what’s coming on. Uh always a good time. If you are in the the point in your home search where you’re ready to look at homes, uh we’ll be glad to help you with that. Definitely. Um, so I think the best time to visit myself is this is a good time early June, July. (02:01) It’s not it actually June is kind of our hottest month. Yeah. And then the monsoons start. So that’s kind of interesting to experience that. You hear about it. It’s good to kind of see it firsthand. Yeah. Really monsoons to me are just giant thunderstorms at them in New Orleans. Yeah. Um, fall is a beautiful time. Beautiful time. Yeah. (02:19) People ask, “When’s the best time? When’s the best time come? When’s the best time to come?” You know, honestly, there’s no bad time. Here, here’s the thing. If you have any concerns about a particular time of year, come then. So, if you are worried that our summers are hot, like Phoenix, our hottest month is June. Come in June. (02:45) If you are concerned because we have snow and you’re never going to be able to make it out of your house or whatever, then come during the winter and see what we’re talking about. Excellent point. Yeah. Cheers to that. Excellent point. In fact, we have had several clients do just that. They’ll come in the winter and they’re like, “Okay, we’ll see you again in the summer. (03:05) We are tracking the weather, but sometimes you need to experience it in person. You don’t believe it. You know, you want to see it. Some people are that way. If you’re that way, then come when you think you’re not going to like it. And uh chances are you’re going to like it. Yeah. As I’ve said repeatedly, I’m sure everybody’s tired of hearing me say it. (03:24) None of our four seasons are extreme. Yeah. So, uh Oh, very nice. I think you’ll find them all bearable, workable, livable. Um but it is important for you to come and see for yourself. Um what we may think is acceptable. You might be like this. People are out of their minds. Our very hottest month is our very hottest month is June. (03:43) So if you’re worried about heat, come in June and see see it for yourself. Our very coldest month is probably February. A little rainy then. Uh come then you’ll see just how bad it is. It’s not so bad. It’s not so bad. Uh but that’s typically when uh we and and our friends are are traveling, you know. So but anytime you come visit February, you will get to experience not only the weather, but you’ll get to experience all the fun that the town has to offer. (04:07) Absolutely. Great music, great restaurants, great theater, great shows. There’s always something going on. And and try to look ahead and go to the Chamber of Commerce and see what shows are coming uh uh art shows to the square. Yeah. Because that’s a good time, too. In the courthouse square, they’ll have great art shows. (04:27) Um sometimes they have Indian art, sometimes they have Navajo rugs. I mean, it’s it’s very interesting. Um, so maybe you can dovetail all of that, enjoy the music and see uh some of the art festival scenes around the square. I mean, if you’re interested in music, then get into the music scene, you know, depending on your we we can hook you up and get you going and get connect you with who you need to connect. (04:52) If you’re into the music scene, then spend time on the music scene in Prescuit. If you are a hiker, then go hiking. Oh, yeah. I mean, do what you want to do. If uh if you’re interested in finding out the different uh communities that are available, we could take you on community tours, show you the different subdivisions, or you could just drive around yourself. (05:14) If you want to get into homes, you will need us to get you into homes. That’s probably a good idea. You get an idea for of what you can get for your money and what homes look like on the inside. Oddly enough, they look like American homes here in in Prescuit. But we’d be glad to help you with that. We’ve had a couple of meet and greets where we sat down and just drank some coffee and they just peppered us with questions that were on their mind. Happy to do that, too. they aren’t quite ready to go look at homes and they didn’t want to, you know, kick people out of their house for an appointment when they’re not quite ready to buy, which is very thoughtful. Yeah. (05:59) Uh but we’re happy to meet and just talk about the generalities of life here. Health, weather, health care, I should say, not your health. We don’t Yeah. Yeah. Uh all of it. Um we’re happy to do that. And we’ve done that and had a good time. Yeah. Absolutely. So, uh we can just meet on a one-on-one for a little half hour, talk about life here. (06:19) We can take you out, whatever you want. Yeah. Um, but if you plan on looking at homes, please uh call us ahead of time so we can get you on the calendar. Yeah. It’s really hard to make appointments the day of. Yeah. You you got to call in advance. These people actually live in these homes. They have to plan it out. Got to plan it all out. (06:38) So, but either way, we are delighted to even, you know, we hope that you’re even thinking about coming to visit. Yeah. Absolutely. And and listen, if you’re not ready for a visit, you have some virtual alternatives. We do bi-weekly webinars. Just all comers are welcome to come in. Just get on there and ask questions.
