hello hello hello good afternoon wow good morning whenever you’re watching this yeah that’s true it could be a totally different time of day for you wherever you are got all our halloween decorations outside our house here including the haunted bunny there he is yeah yeah we’re into halloween yeah a little bit it’s our favorite thing yeah we like that we really miss it yes there’s our dog bark there’s our dog park she doesn’t like her when we film no she likes to be part of the action i think i just don’t know but anyway uh so we are here today to talk about something that is actually something we’re taught uh when you become a realtor yep and they drill it in your head time and time and time again and what is that mister bro what is the time time time is that the essence time is of the essence time is money so and money is of the essence so time is of the essence that’s right yes and so actually part of the contract so if you if you put an offer yeah it’s actually you have to agree time is of the essence but even still a lot of times people don’t think it is but it is it is of the essence it’s very important and we kind of want to talk about this because we run across this periodically and it’s always kind of a heartbreaker for us when it does happen we’ve had many many clients and they come in and they either aren’t quite ready like they don’t have their paperwork in place they forgot to get their prequal they forgot to bring their um bank statement that shows they have the cash to pay for this house etc so they come in they’re all excited they see a house they want and sometimes they’re just not decisive yeah now everything’s ready to go but well let us think about it a little bit let me think about it a day or two and what we see happen all the time and it just it kills us is because we know it’s the right house for you and we we can hustle and get that contract out as fast as we can you will not wait for us you won’t wait for us we we are ready willing we’ve done them at eleven o’clock at night yeah we’ve had people call you can we put the offer in now hell yes yeah absolutely we’re going to make it happen for you but here’s the thing if you don’t have the correct paperwork or you don’t have your ducks in a row that’s a delay um if you say well i want to be cautious about this and think about it a day or two suddenly somebody else comes along and puts an offer in uh you can’t time this is not a hard sell we’re not trying to pressure you we’re not trying to create time pressure that that’s not there no what we’re trying to do is to tell you we have seen it time and time again time is of the essence a house can be on the market for months for months it is this is very true this is a very strange phenomenon it’s like some real estate weirdo stuff that goes on a house can sit there for five months all of a sudden you’ll have one person who’s like i think i’m going to put an offer in and then it’s like some pheromone goes out into the universe like vibrations yes yeah and then everybody’s like suddenly i think i want that house too and so then very rarely but occasionally we’ll get into two or three offers coming in at one time it just happened to us and it just happened the house was on the market for five months and uh within the course of a couple of days suddenly everyone wanted that same house and suddenly we had three offers on the table the woman who bought the house ended up paying way above she went over asking to get it not that much we don’t do the california stuff yeah nothing like california nothing like that but still but even still like a day or two earlier she would have walked away less than list and uh you know they just waited a couple of days and a couple of days were enough that uh whatever it is howdy neighbor here there comes our neighbor but yeah so just just enough for the vibrations to get out there and suddenly everyone wants that same house it’s just actually it’s crazy it’s crazy so well part of it is that if there’s a good listing agent a good listing agent will uh um try to do that you know they will call people who’ve expressed interest in the past and say well looks like we’re going to have an offer and then suddenly the that person is two right uh so it’s not all uh woo woo you know spirits or everything there are some mechanics at work here but uh even when the listing agent doesn’t i i gotta say i’m not a real you know creepy pee-pee person but uh i don’t know if it’s because we’re close to sedona i don’t know but we have seen it time again and again when when someone uh shows interest in a house even it’s if it’s all of a sudden it’s like the hot girl on campus and every guy’s trying to throw his cap in and uh and win the house so here’s our advice to you sit forward there you go i’m losing you you’re not losing me i haven’t moved at all okay all right anyway here’s the deal now i have sunshine on my face so now i’m gonna back up there you go all right so here’s the deal if you see a house okay now you’re annoying me yeah i know here’s the deal if you see a house you really like make sure you have all your paperwork your everything’s ready to go we’re going to get that offering quickly don’t sit and talk about it for a day or two because sometimes that’s all it takes for somebody else to grab your house or if you if you’re gonna need to do that then we need to keep our cards really close to the vest like don’t go back for a second viewing you know until you’ve had time to think about it because when you go back for a second viewing the lister knows that you’re interested suddenly the vibrations are out that’s right the other thing to keep in mind in mind too is as soon as you go under agreement guess what happens inspection you got 10 days you got 10 days to think about it some more and all of that so if you can get it under contract and do your head scratching during the inspection period uh then you you’re not at risk for having other offers come in and for the most part if during the inspection period you change your mind or you know you find something you don’t like or whatever that’s what the inspection period is for and you will walk and you will take your earnest money so so use that nothing hurts our heart more than when we see somebody who’s absolutely in love with a house and it’s happened to us about four or five times yeah and they lose out the four fights in the last either because they just weren’t quite ready they didn’t have their paperwork ready they they or they waited too long let me think about it a couple of days those couple of days can be you not getting the house of your dreams or paying a lot more than you otherwise won’t absolutely so keep that in mind when you’re ready be committed be don’t overthink sometimes you can overthink overthink overthink you need to trust us as your agents if we tell you um this house will definitely appraise don’t worry you’re not overpaying or you’re under trust us we know the market here and we are here to guide you we’re not going to steer you wrong use your inspection period yes use it to your advantage absolutely so keep that in mind hello hello hello friends this is your friendly realtors here in prescott arizona prescott pickle lady prescott pickle lady this is diana randall bro here today we’re in the arizona room uh which is a great little ballroom here in hasayamba yeah today’s uh hacienda filming yes you caught on to that yes but we love it here anyway so we are here today to kind of talk to you guys about inspection period election period inspection period is very important absolutely so once an offer is decided upon and get your earnest money in place yep you get your earnest money in place with your title company which time for due diligence put your uh money in escrows opened and then the 10-day inspection period yes start yes which is really cool so within 10 days you have your home inspection you have your termite inspection if you’re out in a remote area then you have your well inspection etc wells uh we typically give a 20-day inspection period so we get the water samples back they’re usually 10 but usually they’re 10. usually there’s no weld so yeah that’s done yeah so this is a very important time during that time if anything should change if you find something out during inspection that you don’t like that you can’t agree upon with the seller to either correct or give you some money towards that you know repair whatever whatever negotiations fall apart at that point within that 10 days you can easily walk away and still get your earnest money back yeah correct that’s basically what the inspection period is it’s your due diligence time so during that time you’re going to find out everything you’re going to get disclosures from the seller you’re going to have your inspection reports coming in uh you’re going to get hoa information all of this stuff yes uh insurance make sure you can get that property is insurable this is the time to do your due diligence you have 10 days to do it if there’s any reason at all why you decide you want to back out generally you can and get your earnest money back if you do it within the 10-day inspection period right and so during that time you’re also going to get what’s called the spuds and that is disclosures from the seller about everything that’s been done to the property or incidents you get your insurance claims reports which if they’ve had any kind of yeah so if if there’s a claim and it’s not on the disclosure shame on them that’s why they do that it’s kind of a check to make sure that you know oh they had the roof replaced but they they failed to disclose that well you’ll get the insurance claim so you’ll see that yes well one thing that you you should understand about the inspection period is it’s the time to do due diligence don’t try to do your due diligence before you go under contract you’ll lose the house okay yes go under contract then you get everything you don’t have to be a detective or any you know everything will be given to you will have all the information and if you decide to walk you get your earnest money back you’ll be out the money that the inspectors will cost you which you know we’re talking hundreds of dollars not thousands right and the other thing is once you do have all of your disclosures and things that need to be maybe that pop up during inspection then you go into your binzer period where you approach your buy your sellers and you say hey you know what i’d like this this and this address yeah and you come to it’s another very few homes are perfect uh and so generally there’ll be something that you want the seller to take care of and so you do that through a document that’s called the binzer it stands that benzer’s buyer inspection notice seller response and uh essentially it’s like another round of negotiations so you know this is what i’d like fix the seller says yes the seller says no the seller says there’s something in between right the seller offers you money instead of the repairs themselves all of this is essentially another round of negotiations exactly and if you can’t come to an agreement uh then you walk with your interests you walk with your owner’s money now here’s something very key if after the 10-day inspection period you have decided i’m going to stay in there hang in there and then day 20 you decide hmm i change my mind you will lose your earnest yeah then you probably lose at that point you will not have yeah that’s what the inspection fear is for so hit it hard yeah exactly that’s when you do your thinking exactly so i think that covers inspections what are your thoughts yeah i think so anything you’d like to add sounds a lot more complicated it’s really not it’s really not it protects i guess both sides yeah it definitely protects both sides and uh and we’re here to help best of it to get over the past 20 minutes of trying to film duct tape your phone to a stick that’s all you need sometimes you don’t need that fancy technology no you don’t anyway let me get back on task yeah absolutely i’m diane bro this is randall bro yes we are the spouses who sell houses she is the pickle lady correct and we are really excited uh this morning we are here at the hacienda inn it’s very historic we’re kind of in the dining area uh it was built in 1927. we’re going to show you some footage in a little bit of the lobby and all the beautiful it’s kind of art deco where it is wouldn’t you think yeah wouldn’t you say sure um i love it here they have some uh it’s a nice dining and also uh every evening they have a cocktail hour happy hour with live music yes they do you can’t go wrong yeah really cool you can’t go wrong yeah so we wanted to show you the haciampa a lot of people will be like i’ll meet you at the hacienda this is it this is the one has some cool little stories about it i think somebody like rode their horse all the way up the stairs not allowed to do that now but my horse at home you should leave yours yeah but it is a cool little place it is a nice little meeting place absolutely it’s very relaxing so we are here today not only to show you the historic hacienda inn uh but also to talk about if you are moving here and you want acreage you want horse property or you want um to be remote as we call it a little farther out from from this from the square as they say a lot of people they come to present i’m going to be a mountain man i’m going to live off of berries here’s here’s this great gal yeah hello hello there she is she’s a great girl here at the hacienda i should say woman you’re not supposed to say girls yeah i want to be pc thank you for saving our morning drinks right now and bloody mary’s oh that’s good that is good yeah it looks good it is very good but anyway so a lot of times people are like you know i don’t want to be right next door to my neighbor i want some acreage i want to be out there i want some peace and quiet and enjoy the beauty of you know mountain vistas yeah get away from it right away from it all but what you should know is if you go remote here in prescott uh a lot of times you will be on a well yeah you start going off the grid you start going off the grid so you will not have city utilities you’ll have a weld typically you’ll have um propane tanks for your gas because they can’t run gas lines way out there and they will also have septic tanks which can be conventional septic or alternative septic yeah of the three propane is really not that big a deal a lot of areas you just have a propane tank you get filled up you know once or twice a year you carry the tank other than that it’s really not that big it isn’t a big deal and you just learn and you quickly learn the best times of year to buy your buy uh don’t buy when it’s cold if a blizzard’s coming not the time to buy that propane should have thought of that a few weeks ago they’re going to jack the price up yeah they will but you learn it’s simple it’s fast it’s easy they come fill it up what do you think about 500 a year to fill it off yeah yeah it depends on the capacity of tank i guess i guess rates go up and down but uh it’s not it’s not that much more than if you just have regular gas right so it’s really not that so that’s one thing don’t be afraid of any of these things they’re all you know all doable all doable you quickly learn your service people who come out and help you yeah um when it comes to wells um we always recommend beside your traditional home inspection uh if you’re in a remote property yeah we recommend and uh well inspection test the well as well as uh test the septic and have that all inspected make sure everything’s working correctly so on the well they’re gonna they’re gonna test the amount of of water that the well produces per minute typically make sure that you get enough water how many gallons per minute per minute yeah if you’re if your well is a little slow they can put a storage tank um so that’s kind of easy to fix as well so that you’re pulling from a tank instead of directly from the well they also test the quality the water make sure the water is pure but you know and if it isn’t there’s very easy ways to fix that as well not a problem yeah um and then you just kind of keep your eye on it yeah and then septic tanks same thing you know usually they are conventional septic is very easy to maintain um you test it make sure it’s working correctly yeah as part of the inspection we’ll test it uh make sure everything’s working okay um typically if someone’s selling a house that has a septic they’ll have to pump it at some point to have it tested but generally if the septic tank the septic system is running fine it’s really pretty low maintenance stuff essentially you have waste water treatment in your yard instead of the wastewater treatment where the sewer goes and all pretty much works the same yeah septic isn’t bad and that’s no crime that’s right yeah i got it i see what you were doing there i was trying to set it up yeah alternative systems are a little more complicated you can have probably a few more things go wrong with alternative systems but in general if it’s working okay uh not a whole lot of crap so i think that’s good yeah it’s great so uh just well we did septic we did uh propane yeah oh and but then there’s cold water oh yes cold water yeah h-a-u-l-e-d yeah hauled water yeah people here will pronounce that without the southern accents yeah so it’s kind of like i don’t understand water hold yeah they said hold water water i don’t know what that means but now i do it’s not heavy water it’s not yeah so that’s when you’re really really remote and yeah they’ll fill up yeah they fill up a truck with water and they come in yep and the truck has to literally deliver the water to your well yeah and so that’s called hauled water well not to your well to your house to your house yeah yes in hot water you don’t have it well hello yes hello but anyway yeah clearly i’m a city girl yeah that’s right hold water yeah you’re all in water that’s pretty remote or there are some areas where the wells are bad uh you know that for whatever reason the quality of the water isn’t good uh so you gotta hold water so uh the other thing you should also keep in mind is that some areas like inscription canyon talking rock et cetera they have their own private water company yeah yeah yeah yeah private waters so some of those areas whispering canyon um inscription canyon talking mark had their own private water so they don’t have wells um you do have quote city water but it’s not through the city it’s not through a city so they call it private water they call it private water so if you’re looking at a listing and you’re like what is private water water that’s what it means it’s a private water company that you pay separately doesn’t mean your water wants to stay anonymous or anything no no they’re not trying to buy the company you just send the check to a different place they’re not trying to be on the downlow it just means it’s a privately owned watercolor anymore not city of prescott so what’s the other thing that people should know so bear in mind when you’re going up remote and you want that kind of thing you might run across those things nothing to be afraid of nothing that we can’t conquer together nothing that you know we don’t have inspections for to make sure it’s all in proper working order we’ll help you get there so if you want to go remote that’s part of the deal and we’ll be glad to help you with that yes yeah so anyway i think that’s it is i think that’s it that’s what having a great time um just having the time of our lives i think so i feel like uh maybe i was reincarnated or something i think you were here cheers cheers it’s very possible okay let’s uh identify ourselves as the press could pick a lady uh this is she doesn’t want to sit next to me at all you notice how far away she’s getting well he’s uh interfering with my creative spirit because hold on let it’s all good in the hood what are we talking about today we’re going to talk about uh let’s talk about contingencies contingency sounds sophisticated doesn’t it yes it can be a little dicey gonna be a little dicing the best contingency to you know is not oh my house isn’t even on the market right so let’s talk about a condition so what is a buyer contingency it means you got to sell your house before you have to buy the other one yes and the contingency part of it is if something goes wrong with the sale of your current house you’re not obligated to move forward on the new house and you get your earnest money back so that is a buyer contingency yeah so there are several different kinds yeah absolutely yeah and so some people you know if you want to make a good offer a strong offer don’t just say hey my house isn’t even on the market yet yeah but it is in a month or two yeah most sellers are going to be like no bueno i’m not going to even entertain that offer uh a stronger offer is if you are on the market in the market and you can send your paperwork to prove yes i’m on the market i’m waiting you have to be careful with that though because sometimes uh they’ll accept it maybe they’ll accept the contingency while they’re waiting for your home to buy uh to sell yeah but if another house comes uh another buyer comes along and they want to make an offer they can bump your contingency they can well they can’t bump you but they can say look either you take away the contingency yes or uh or we’re gonna move on right and that’s only fair because if they get you know the house is on the market and you you’re not there yet so uh yeah for the most part sellers won’t entertain offers if your house isn’t even on the market right if it’s on the market that’s you know step one that’s step one the best one is a contingency where you already have a purchase contract on your home yep um you’re already past inspection period on your home well you don’t have to be you don’t have to be past inspection period to make the offer yes it’s just strong the further along you are in your process and selling your home the stronger your offer is going to be and the better the price you can ask for absolutely if you have a definite close of escrow if your your buyer already has a loan in place if you’re already past inspection period and your home yourself oh yeah all of these things cause that’s golden they love the sellers so the further along you are the the stronger your contingency is right and uh and the more likely they are to accept that contingency and accept at a lower price yes yes i don’t think you can come in and go much off of list price if your house uh is just on the market you don’t have an offer yet the further along you are in the process the better the price that you’ll get but wise words random wise words but here’s here’s the risk you you if you just wait until okay so i’m going to wait until i have an offer uh all my outs under contract their past inspection their past appraisal the loan contingency’s gone so this is as good as cash you’re gonna have like four or five days to find a house yes yeah and then you’re gonna have to close really quick you know so you got to so our advice is once you go on the market and you have a an agreement with an agent there to sell and everything start looking start making your offers because especially if you’re coming from california as we call it the california contingency yeah you’ll do just fine a lot of buyers here are okay with californians because they know properties are selling pretty quickly there yeah they tend to sell yeah and um so here’s the other thing my californian friends um market’s changing a little bit for you guys things are not selling quite as fast yep so it’s appreciating quite expensive yeah this might be your time to strike if you wait too long you might be sitting on the market a little longer than you thought you were going to be yeah originally yeah but anyway those are all things to think about with contingencies um of course cash is king cash is king you come in with a cash off where we can get you a really good price on a house absolutely that is your absolute strongest offer and we’re excited about that but in general whatever your situation just let us know and we will strategize with you and put together a game plan that uh addresses what you’re trying to do and we’ll get you the best view we can absolutely so i hope this explains a little bit about contingencies yeah i think a little bit and what it kind of means and uh how it pre-qualified pre-qualification pre-qualification totally home thought don’t leave home you’re right don’t come on a home search without yeah yeah yeah yeah um we i cannot stress upon you how important it is yeah um we kind of advise people when they’re coming in get get your pre-qualification yeah even if you’re just coming for the first visit just to see if you even like prescott i promise you you’re going to fall in love with yourself you’re going to be like i can’t get here fast enough and um so you want to get pre-called before or yeah i say prequel to be qualified because she’s made that a verb yeah yeah you want to get pre-qualified before so that way all right so let’s be clear about something you cannot make an offer on a home without some kind of pre-qualification even if you put down 20 you can put down 50 if you’re gonna put down a hundred percent you still need something you need to be able to prove that you have the funds state of verizon state of arizona one thing about arizona that’s not true of california a lot of states like that is that arizona protects the rights both of the buyers and the sellers oddly enough most people who are buying they’re also selling so arizona gets that so it tries to be fair it doesn’t rig it completely against the sellers for the buyers it’s fair and they realize that if you go under contract the seller is taking his or her home off the market and that’s not fair if the buyer doesn’t really qualify yeah so you have to prove it up front absolutely and so the good thing about getting pre-qualified is number one sometimes you qualify for more than you really think yeah so you may be thinking i can only afford 350. but the prequal comes in and says my god your your your credit score is amazing your this is amazing you can actually get four hundred thousand well there’s a big difference in a 350 to a four hundred thousand dollar house in amenities and things like that yeah you get a lot for your money here in prescott yeah so [Music] you got a lot of money you’re impressed so like if if you can get a home that’s 50 000 more the increase in quality would be something that you would expect to see in say california for my like a hundred thousand that’s right each incremental amount that you pay buys you a lot lot more so and here’s the thing and so or the prequel may say uh actually you need to lower your price yeah and or they may uh say you know there’s something on your record that you need to clean up that you might not even know you have you may have something from 10 years ago and you’re like oh dear god that was on my record i didn’t think that was a big deal you can clean it up and then you get a higher credit score which helps you get a lower interest rate your interest rate the better your credit the lower your interest rate and pre-quality is easy that’s the other thing we tell tell people you need to get pre-qualified you think you know that’s like graduating from graduate school or something it’s not you can get it done in an hour or two yeah not even that long over the phone we can hook you up with somebody who can make that happen for you and it does not obligate you to get a loan from them yes they’ll shop so it’s something easy easy to do i can’t tell you how many times eight seven eight times out of ten people say i definitely am not going to buy on this trip and they end up waiting to make an offer they fall in love with the house scrambling you know and that’s the thing sometimes if it’s a beautiful home and it’s a great price um it’s like okay great let’s make the offer where’s your prequel oh darn it i didn’t get it because i didn’t think i was gonna buy first mistake the second mistake okay quickly let’s get your prequal uh we have a great mortgage we have several mortgage lenders they’ll work like the devil to turn that around and get it for you and then guess what happens we write up the offer and because it took a little while to get your free fall like an hour somebody else swoops and gets the house you’re supposed to be yes in particular with it with homes that are in the 200s 300s yeah if it’s nice it’s gone it’s gone yeah so it doesn’t take long so listen i always feel like two people are like you’re being very intrusive i know what i qualify for in this sense sometimes you think you do you really don’t know i’m not trying to be nosey business i’m not part of that process at all i just know in the state of arizona we have to have either proof of funds if you’re paying cash or a prequal letter to attach to your offer no if answer buts about it that’s just how arizona don’t so we’re not trying to be nosy and mind your business i’m really not it’s just part of the process here and then you feel better we feel better if when you find that house on your first trip you’re like golden yeah let’s write it up attach that offer you’re good to go yeah and it’s a wonderful feeling it is so anyway just a little here’s some of his specials he’s a dog he’s great he’s great yes so what are we here to talk about today randall bro we’re at uh alerts home alerts oh yeah people people so we set people up with home alerts like you don’t know what a home alert is you go to our website and you can register and when homes come on that match your criteria you will get an email says all right the following homes just came on and you know you may be interested i call it a home search home search they call it a home alert um that sounded funny i’m channeling some strange accent i’m not sure where it was rather alien alien-esque might be the beer yeah maybe i think it is one of the things we wanted to talk about is what your expectation should be with regard to the specificity of that what degree can you you know find what you’re looking for that’s a specificity you know at least i can say it yeah you’re right yeah okay so here’s the thing um we can set up home searches like you want a single story you want a two-car garage you want a three-car garage you want square footage certain amount of square footage price points one of the things you need to understand is that our searches are only as good as the data that the listing agents have entered so if you’re looking for a fireplace we can ask for a fireplace if the agent has indicated there is a fireplace in the house you’ll get that house but a lot of agents aren’t really that thorough in what they code for right and they are limited as to the number of things that they can list i just want to say something real quick you look really cute today thank you you’re welcome thank you i didn’t i was going to wear my scarf but yeah yeah only i can wear the scarf you’re cute all the time well thank you but i just want to say honestly this is the house that sells the face that sells right here the face that launches a thousand faces i don’t know i don’t know specificity anyway yeah but here’s the thing sometimes i will get um some notes from people and they’re like yeah this is what i would like dark maple wood floors in the mask and the master and then lighter floors another okay i can’t go there i wish i could you know or they’ll say and they’ll get angry at us they’re like i told you maple floors i can’t that’s light maple i want a dark maple you know we can’t control everything it’s it’s pretty specific but there’s certain things like uh i want to have rv parking that’s fine i can add that on yeah that is not a problem you can do it but a lot of the agents but here’s the other thing if you give a specific measurements like it must be 20 feet bite it’s not it it’s not that refined it’s not good so please you know we try our hardest to put everything in of your wants and desires but some things i can’t quite control you know and so if you are looking for a you know a newer home but maybe it’s five years old and maybe it doesn’t have it has carpet in the bathroom um don’t scream at me because it kind of kind of hurts my feelings well there is one way you can actually get exactly what you’re looking for for the first time yeah and that’s called building a new home a brand new home your wife yeah and we can hook you up with builders and we’re happy to do that too but if you’re looking for a home that exists we can’t poop out your home but we have to show you something that that exists in time and space so i mean we’re limited yeah so don’t think oh we’re not doing our job we really are we’re trying to the best of our ability but oddly enough some of these computer programs are don’t say maple floors only in the master and i like that i wanted i want two acres with mountain views in downtown prescott and i want it for 350 thousand dollars it’s not going to happen can i be honest no yeah it’s not going to happen so sometimes we have to go up in price to get you what you’re looking for or we give you the price you want and we have to take some of the features off correct that’s just the nature of reality okay just real quick technical problems here this is what happens when you use your cell phone as a camera somebody will call your camera that’s the problem so so we apologize thank you whoever called and didn’t leave me their caller id thank you thank you appreciate it thank you fellow solicitors yeah fellow solicitors one of the things that people get get freaked out about is the the even so that our system will require you to register that’s so it can have your email address it’s going to send you home alerts uh it will monitor what you seem to like and it will send you what it thinks that you like automatically that’s why it does that if you don’t like those emails you can unsubscribe if you’re getting them too often let the pickle lady know she’ll change how often they go yeah we can do daily we can do twice a week we can do weekly yeah so people will freak out oh my email my email my house is gonna fall down but you know it’s really not that we’re not invading your privacy yeah we’re just trying to help you find a home yeah we’re just trying to help you find out we’re happy to do that and so anyway we try real hard to hone it in especially when you’re getting ready to come in town so don’t get thrown like you sent me something it doesn’t quite fit i understand but when you come in town and we’re in person i’m really gonna hone that search down to really include what you want um and we show you we show you homes that we know personally whenever possible yes now if you’re here and you’re looking at homes in the 200s 300s sometimes the 400s those homes turn over very quickly and we can’t do that get out there um enough they’re already sold they’re sold yeah yeah um it’s being snatched up it’s a hot market so we try to send you to homes that we know are good in advance but we can’t always do that that’s right so anyway um be patient with us on the home searches we try our utmost uh you know hardest to get exactly what you want sadly the program isn’t written to include some of these requirements as hard as we you know look and we try so just be patient with us uh we’re trying super hard to find exactly what you want exactly so that’s all things are heating up things are super heating up we have some really great buyers coming in from all over the united states um and they’ve been delightful yeah absolutely um and anyway i thought i would pass on a few how to be a good buyer yeah fire buyer etiquette buyer house buying etiquette house buying etiquette yeah there’s something near and dear to my heart because i work with a lot of buyers as does randall yeah as does a lot of our fellow agents and i think the vast majority of them are wonderful but even some of the really wonderful people from time to time they just they don’t know right they don’t know we work super super hard we we make it look super easy when we take you out but actually it takes a lot of work and preparation yeah to set up your appointments yeah and so when you give us an idea of what you want um then i go ahead and do a really intense uh home search and so what happens is is that i’ll make the home search up and then i also lay it out geographically so i make these appointments um so and we map it out uh geographically so we’re not taking you all over like a ping pong ball okay that takes some time yeah and then you’re calling people right who have to evacuate their house right uh they gotta get the dog out they gotta pick up and everything they wanna make sure their house is in great showing yeah uh you know showing form yeah and so anyway it takes a lot of work i mean it could you know when we take people out sometimes we we look at 10 houses yeah right yeah we like to give you a good taste of everything prescott has to offer so it could easily take several hours yeah that it could take two to three hours because i then you got the the time of the the homeowners themselves the sellers you know it might take them an hour to get the house ready and make arrangements for the dogs so it’s a process on both sides it’s a process on the seller’s side it’s a process on our side yeah so what you don’t want to do is you don’t want to call the morning of and say guess what we’re not coming never say that oh well yeah oh god don’t evolve i’ve had that happen now look now look if you are violently ill and you’re going to give us a plague and i okay you know they might appreciate it but it’s not a simple oh it’s saturday morning and we decided we just decided against we want to sleep in late that’s a no-go that’s kind of nice yeah it’s not cool i mean think about like you you’ve been invited to someone’s house and they’ve gone out and they’ve bought a special meal just for you and they’ve made it and you know and then you don’t go uh it’s the same sort of thing again you know if you wouldn’t go because you’re going to give everyone the plague that’s fine but uh respect yeah you need to be respectful and it takes us a lot of time to really we’re realtors so some people don’t think we’re human beings and we know our sellers are and the agents are involved in that so you know try to be cool about it we work really really hard yeah a little wind yeah anyway we try really hard um and like i said booking 10 appointments is not just booking appointments we prepare packets for you yeah we prepare i mean i mean we really make it a a special thing for you to come in and you may you may have worked with other realtors in the past and maybe they don’t go through quite that same level of effort or whatever uh but we do we do and not only that here’s another pet peeve sorry i’m not really trying to go after you you nice buyers out there don’t just show up in town we’re here oh yeah converse yeah we’d like to see it we’re here now it doesn’t it’s very difficult yeah it’s very difficult i can’t want to die that’s called i can’t be i would love to be but i can’t be a pop-tart agent where i just pop up out of the toaster and throw it together it takes a lot of time and preparation yeah to do a proper job yeah well first of all you know our schedules are pretty busy yeah but i mean even if you just show up and we are available we’ll we’ll try to take you out uh but you know it takes a while to put together the search otherwise it’s going to be a waste of your time and yeah and a waste so yeah let plan a little bit in advance call us in advance we’ll put you on the calendar so when you come you get our full undivided full day 10 house search you’ll be exhausted when it’s done but you’ll know where you want to be we do give you snacks we do give you snacks we come fully snacked and watered fortunately we’re snack ready because we know sometimes you can get angry that’s did this is the time yeah absolutely good one but anyway i digress yes you do we are here in the in front of the courthouse coming at you godzilla that’s right i don’t know we’re here in front of the courthouse today in the square right smack dab in the middle of downtown prescott which i love on this beautiful crisp february day and our new coats um and i thought it would be apropos to film in front of the courthouse because what i’d really like to talk about is um some ethical things yeah yeah uh talk about ethics i am kind of mad um i’m venting please be aware when you’re looking for an agent whether it’s a listing agent a selling agent any kind kind of check out who they are what they’re about yeah just because somebody has signage or you see a lot of homes listed and you see signs all over the place with their names on it does not necessarily mean yeah that um these are people that are looking out for your best interest or spend a lot of time that do their due diligence they are uh they just because they they they have a lot of people doesn’t mean they’re spending a lot of time in fact some of the agents that have lots and lots of signs they don’t have enough time to spend with any one of those one of those uh buyers or sellers that’s right so you know it’s important even though you may see a lot of name recognition name recognition does not always equate to good job done an agent who’s really looking out for your best interest an agent who’s really investing themselves in the most important purchase of your life yeah some of them you know hey it’s just all about the bottom line hey yeah is that foundation have a big leak underneath it yeah it has if we were agents that were that way we would be telling you the same thing at this point we’re not saying this is easy it isn’t easy we would like you to believe that we are different but if we weren’t we’d be saying the same thing we know it’s hard so how does someone what are some of the clues that you would give them to you know to look between the the uh the bull here you need to look at somebody who actually spends one-on-one quality time with you that’s good he sits down and says let’s let’s go over everything that you’re looking for let’s go you know if you’re about to buy a house yeah let’s sit down and go through the disclosure yeah uh oh this is a red flag susie q uh oh this is not good no bueno you know you don’t want somebody who’s like yeah yeah yeah yeah looks good looks good to me let’s sign off so i get my commission check no sometimes no matter the price of the house it takes a while agents who don’t spend time with you do whatever it is whatever the step is if they’re not willing to spend the time with you you want to move on absolutely and one clue too like right off the bat if you meet an agent let’s say you see a sign or a business card or advertisement somewhere and you meet them and they don’t look anything like the picture that you saw that’s probably that’s it that’s your first line number one right i think that’s right that is your first clue if you get somebody who’s like you know got a uh glamour shot from your 19. my real estate agent looks like kim kardashian and then you meet them and they really look like joan rivers that’s your first clue i like joan root i love jonathan yeah i love your hair so yeah that’s that’s so bad yeah because she she was a cool chick she was but that’s probably your first clue somebody who can’t even be you know really kind of honest and upfront on their own business card you might not want to deal with it so i guess my point is as we’re standing in front of the courthouse try to find some people that you feel have some ethics have some morals and have some time and have some time they’re not interested in just let me get as many houses listed as possible so i can get these commission checks and it doesn’t matter if the foundation shifted on a house who cares yeah i still got my commission check that’s who you don’t want we may or may not just be involved in something i don’t know if you can pick up on that yeah i don’t know if you can pick up yeah but maybe so you know it’s just important everybody you know in all walks of life you’ve got good people you’ve got bad people but you know try to do some due diligence and and hook up with good people i think we’re good people we will invest our time be good people be a good buyer be a good seller be ethical be ethical on all parts come on we are happy to be here we are happy to spend the time we will spend a lot of time with you yeah absolutely make sure that it’s done right and um we’re just up front yeah we’re good we keep it real okay and we look pretty much the way you know i photoshopped all these videos no we don’t we’re actually are we ready are you ever gonna say anything yes i will say it now hello hello hey peeps it’s time for another weekly one down ahead to find the one thank you yeah with diane and randall bro here had a great day today uh went to our little award ceremony yeah we did and we were very excited we won two awards tickle pink tickle pink and uh it’s very nice to see uh at our organization your heart efforts and work yeah is recognized yeah and so we were very happy to go we had a lovely time and also support all of our other agents who are out just killing it yeah we are we’re a really really good agency we’re a little bit better dressed though we were a little bit dressed uh we’re a little tired now so we decided actually we were on our way after our lovely award ceremony we were on our way to film our weekly wine down we were all dressed up and looking good and then a client called yeah cowboy’s work is never done and so she had a couple of questions so instead we mixed that we raced home to look up uh some things that she needed to know about and give her some information so now here we are we’re like you know what tired tired yeah we’re very tired we got clients all the time that tell us you know we’re homebodies yeah they watch these wind downs and they say you guys are out all the time and you’re partying all the time but we’re kind of home buys the truth is we’re kind of homebodies yeah you know so after today we were yeah so i said why fake it you know i’m gonna put on my robes and we’re gonna light the fire and we’re just gonna be who we are drink our wine keep it real yeah last couple of times we had to skip the one because we were in public you know but uh at home no public intoxication although there’s a guy looking over my shoulder here that’s our that’s my favorite statue okay come back over here okay all right anyway what we wanted to talk today about was after having a lovely day and helping clients a lot of questions we get about hoa hoas yeah yeah yeah um a lot of people especially coming from out of state are like i absolutely refuse do not want an hoa i hate them i don’t want to spend them don’t even show me a house with that unfortunately i’m here to tell you you might want to look at hoas here in prescott a little differently yeah um they are not as cost prohibitive as they are right yeah the high hoas are generally tied to some sort of uh golf community there’s a country club and all kinds of amenities and all that stuff so those can get pretty pricey although some of it would be a lot more reasonable than you would think right and you don’t have to be a golfer you know to get your money’s worth they got a lot of other things going on in the community uh but setting that aside if you think you’re never going to use something like that um you may want to consider hoas north of zero uh because hoas kind of police your neighborhood you may not want to be policed uh but if you’re not police that means your neighbors aren’t policed either and that can lead to trouble it can lead to big trouble we’re going to show you a little clip yeah i’ll clip in yeah i’ll show you kind of show why sometimes hoas are not that bad yeah for instance you know here there are some beautiful neighborhoods the hoas are 300 a year yeah so don’t automatically say no hoas because what you may think is a monthly thing is not it’s an annual it’s an annual thing or a semi-annual yeah and you know some are like three to 500 a year yeah and a lot of that you know it’ll be uh the limited public areas they may have like little parks or something yeah uh where the upkeep is is taken care of for you but at the very least it’s office administration so when you call and you say you know my neighbor next door is doing this and that’s against the uh the covenants you have some recourse well they need money to be able to pay for the people who follow up and put the liens and all that other kind of stuff so i think a lot of people are afraid like especially coming from california i don’t want any hoas i spend 500 a month it’s not quite the same hoa experience you might have elsewhere yeah hoas here are not yeah that crazy yeah so the the clip in particular is a home that we showed a number of times adorable property it was kind of a small place it was a cutie pootie but it was really cute precious precious in a real convenient area of town it couldn’t it didn’t move for a while i mean usually homes like that move in a heartbeat and it was because of the next door neighbor uh no hoa no h.o.a next door neighbor had about 150 cars yeah in the front yard yeah and you know nobody wants to live next to them yeah no recourse no resources no recourse there’s nothing you can do about it they’re not breaking any laws they’re parking on their own property uh and when i say own property they were they were vehicles parked on the sidewalk the front lawn the front porch yep yeah you know just they were like half a dozen cars so you know when when you say i don’t want hoas you need to maybe think twice about it because they’re not that bad something stupid like that destroy your property absolutely unbelievable yeah and you know and then other than that some hoas with country clubs well that goes towards a lot of you know nice things we live in a nice area but our our rates are what 150 a month for hoas not bad yeah yeah and that includes a lot of maintenance yeah stuff yeah so i have no complaints with that at all yeah we went went by you know prescott has a lot of little old ladies and they love things like gnomes you know uh little elves you know and and those can be cute you know but we passed a home just the other day beautiful neighborhood yeah how many how many little gnomes do you think we’re in the front yard i think approaching 200 yeah yeah i mean it was like it was a little overkill a little i mean it was like you couldn’t see the light it was all gnomes it looked like a gnome invasion and without an hoa guess what then you can they can add one more gnome to that whole display i mean if they put like you like a nazi gnome or something like that you might be able to appeal to the city council something that’s really offensive but but gnomes gnomes are known i do like gnomes though i’m not opposed to them yeah just not too hard i have a i have a son-in-law that could be a gnome uh a son-in-law to bee that sort of gnomish so i like nose shout out to ian carr there you are he’s our favorite little gnome yeah he is well now we’ve got a new favorite gnome yeah yeah he’s he’s more of an elf i think he’s morbid he’s not his hair yeah sorry guys you know you’re at risk jake yeah hey jake and ian jake future son-in-laws yeah so we like there’s nothing you know we like cute things we’ve got you know like we have saint francis over here you know uh we like that kind of thing too but some people go crazy right and and when it does it’s amazing it can destroy property values and if you don’t have an hoa office uh there’s nothing you can do there’s nothing you can do so don’t write off hoas you if you automatically say i don’t want an hoa you cut down a list of beautiful homes that that could be yours just by you totally will cut off you seeing multitudes of pretty homes so instead of no hoa maybe low low hoa you know low hoa is the way to go there does that kind of rhyme i’m gonna trademark that yeah low hoa is the way to go all right well that is all for today’s lesson that’s it because i need to move because i’m getting yeah we get confused too sometimes sometimes yeah absolutely we’ve been together so long my god i know but anyway blend after a while yeah but anyway we’re here to talk to you today about what it’s like to live here in prescott when you hear these terms single level living if you’re looking for a single story versus single story so we’re going to do a quick little tutorial on that yes so if you’re coming from another area you’ll understand a little more about what that means i mean the short short of it is people don’t like stairs right so we have a lot of people coming in i don’t want stairs i want a single story house and we have single story houses here we do uh but if you go for a single story home it kind of cuts off your options we have some other options that’s right uh if you’re going to build a single-story house you pretty much need flat land completely flat yes completely flat and like which we do have we have some areas like we have but if you’re also looking for a lot of trees and views and terrain sometimes when you go with flat land you don’t get those things here and so one of the things we wanted to explain is what a stem wall construction home looks like and what uh single level living looks like that’s right so i’m going to intersperse some uh some video here where we took an example and we’ll kind of so you can understand here’s a quick example of a stemwall house looks like a single story house from the front here but as we creep around the side you can see that this house is actually on the edge of a cliff and on the other side of the cliff underneath this first level there’s a second level that is the stem wall section and the uh space down there is generally reserved for guests so here’s a shot of the whole house well we’ll explain to people coming in i understand you want a single story but single level living will also fit the bill because a lot of times if we’re built onto the side of a hill you have to build out onto a stem wall to to have that happen so you come in and you’ll be on one level it looks like a single story and you’re like well that’s exactly what i wanted and so you come in and single level living here is your master maybe another bedroom and a couple of bathrooms your kitchen your den everything’s on one floor which is great which is exactly what you’re looking for however you can go downstairs where that stem wall has been built out and there’s a whole nother level where maybe you’ll have two more bedrooms in attendance yes just for your guests so even though you come in and you want a single story don’t get thrown by single level living yeah because for a lot of people it’s what they need uh they don’t really use the square footage that they have for their guests so this way they can be downstairs you don’t even have to look at that space and it’s zones so you don’t have to you’ll have dual ac exactly you’re not doing this you’re not yeah you’re not acing and heating the whole shebang you have the option just to ac and heat that top level where you’re mostly living yeah and then when your kids come in you can throw them downstairs never see them again well you know you don’t want to make it too good because you do want them to go home but that’s right that’s right but turn off the heat turn off the gold and that might do the trick i don’t know yeah a lot of people come in there like i said i just want single story but you don’t really necessarily are going to be able to find that in the house you exactly want don’t let those stairs so they’re like i don’t want stairs yeah but those stairs would not be a part of your everyday life that’s really just your guest stairs and what’s nice too about about the single level living versus single story is a lot of times out the back of the stem wall construction homes they have decks and that’s where you really get nice views so if you’re looking for magnificent views of of trees or mountains check out some some single level living homes because you might find those fit the bill you’re right decks are great decks are awesome and a lot of times you have a deck upstairs and then you still have a lower level patio yeah which is you know one of the perks of stem wall you know construction stem wall construction so don’t necessarily rule out stairs that go downstairs because you’ll still be living on that main level but you’ll get the perks of the deck yeah and the views yeah so that’s just a little tutorial what is single level living versus a single story yeah i think we did a good job yeah i friday well today is friday and it’s been one down people heck of yeah very busy very tired so we deserve a glass of wine cheers to everyone out there take time out um this week we wanted to talk briefly about something that’s so important and i know my fellow realtors can definitely relate and potential customers coming in a lot of people want to come to prescott see what it’s all about i love it i love it i just gotta take a quick weekend look at some of those just to see what it’s like right have some fun my word yeah yes it never works out that way yeah no because what happens is we take you out you fall in love but here’s the key even though you think it’s just going to be a fun weekend just want to get a feel of press get always before you come go to the bank and get pre-qualified go to your special loan officer whatever because and you will fall in love with a house and you will not be qualified yet and you will lose the house right and nothing breaks an agent’s heart more than to take someone out and they find their dream home so excited we’re excited we’re gonna make it happen for you and then yeah because we’re too slow right we don’t have all our ducks in a row right somebody beat you to your house somebody beats you too what should be your dream house and they’re living in your dream house they end up living your life in your house that’s right you should have had because you didn’t have your ducks in a row and it’s it’s just not right it’s just not right it’s like a parallel universe with somebody living your life in your house i agree so the easiest thing it takes maybe an hour call your loan officer we know some great people here they’ll set you up they’ll pre-call you in no time flat then we can go look at the city you can fall in love if you see a house you love you won’t lose the deal yeah right don’t go scouting without it don’t in in the unlikely event that you’re going to come to prescott and you’re not going to love it and you’re going to want to go to some other god forsaken city and spend the rest of your life there same thing you’re going to go there and you’re going to find something you’ll still need to get free calling to be qualified you can’t make an offer unless you’re a prequel yeah but do it before you come to the press because right when you get here you will want to stay yeah and i think we talked about that last week yeah we’re number nine in the united states for living great living and also number one and that’s only because there are eight other cities in deep delusion thinking yeah you’re right nobody can beat us yeah but also we’re number one in air quality yeah we are amazing air quality here it’s just a great place so yeah that’s what happened to us we came here and it’s like okay we want to stay that’s exactly right just do yourself a favor get pre-qualified you’ll be much happier we’ll all have a great time you fall in love find the house get it that day done deal welcome to performing arts center beauty and the beast beauty and the beast and it’s an amazing production kind of the story of us beauty and the beast god is bad but yes all right anyway you’re the guy with the
