hello hello hello this is Diane and Randall bro Randall who said it best Diane and Randall bro you don’t know my name yet I said Randall it just came out weird about it I like the way that came out but anyway that’s right very sexy yeah my former life has come out I am reincarnated reincarnated that’s what the fortune teller said I believe it I don’t know why I just believe it there are days here to talk about moving sales today this is my new favorite thing we love doing this something as a full service concierge yes real estate team yes that we provide and we love doing it it’s a great time yeah when you sell your house it’s not just about selling your house obviously you go to a realtor to help you sell your house but selling your house is just part of a process they got a lot of stuff that has to happen yep all part of that and one of them besides crying as you’re packing up yeah all the packing and everything is you may have some things that you want to donate you may have some things you want to sell yes so a lot of our sellers they like to have a moving sale they like to see some of their favorite pieces go to people they know in the neighborhood or just just somebody nice so moving sales is something to make a little extra money you just make sure that some of those special things that you’re not going to have room for anymore go to someone I mean as you know when you move especially if you’ve been somewhere a while you are probably downsizing and you need to divest divest the best of your belongings what do you do what do you do so we as part of our service we like to help you uh set up a moving sale yes so we will come over we like to work on the porch or wherever your garage uh help you the day of the sale we will promote it on all of our websites we will promote it to you directly to Realtors we will uh put it on all the signage uh we will promote the hell out of it yeah we do we do and uh arrange for so we started doing this a while it’s just so so successful so much fun and uh our sellers really appreciated the neighbors really appreciate it yes yeah it’s just a very positive experience so it’s become just part of our stick now it is just a matter of course we ask people do you want a moving sale we’re help we we bring our own we have large conference tables yeah that we bring over we share with you we help you set it up uh when it’s all said and done we uh try to help if you’re ready to load it up and go donate it for anything you’re not taking with you that maybe hasn’t sold I mean we do it all we’ve even had to rent a U-Haul truck for some some yeah and uh load it up and take it over to Goodwill yeah we did some some things that we were left with we brought over a lot of people yeah so we listen people what basically what we’re saying is this is full service this is full service we don’t just put a sign in your yard and say see ya and we’ll let you know when you get a contract yeah there’s a lot we know we get that and we’re going to help you with everything we possibly and it’s really just speaking from our own experience when we moved from Texas oh my gosh we had so much stuff we didn’t even know where to start and what to do and how to handle it and so a lot of our what we offer to our clients is just from our own personal experience and so we find the moving sales very effective of course I always have my pickles that I hand out yep and you never know who might come to your moving sale right and a lot of people come from Vehicles well they do but you know I didn’t end up buying something so it’s that’s fine then they end up you know either buying your stuff or they’re like uh you know maybe they might even be interested in your house you never know another quid pro quo here is that the pick lady and I have first dibs on your stuff yes thank you we basically purchases we get some good swag some good stuff lovely lovely and we’re like yeah can we could I buy this instead sure so yeah it’s a lot of fun and you know we just kind of sit on the porch and you really get to become good friends with your sellers and we it’s just a good find something good bonding so anyway if you are looking about listing look thinking about listing or selling uh keep that in mind we’re happy to help you with everything sale or whatever help you may need I mean we are truly Hands-On so moving sales is a good tip well if you’re looking for other good tips place to go is pickle411.com our free information site uh in particular you might want to check out if you’re a seller you might want to check out our seller’s Corner which is all the stuff that we have that’s specifically for sellers so I hope to hear from you soon and uh always stop by our moving sale I’ll have pickles for you for you all right take care have a wonderful evening bye

Aquarius over and over and over it’s been great there is aligning with Mars that’s what they say this is Diana Randall bro here in Prescott I am your local pickle lady I always have pickles on me so in fact yesterday I’d say this I was at the gas station and three guys came up to the van I have to be honest I was a little alarmed at first I was like hey can I I was they just showed up and they’re like do you have pickles and I relaxed and I said I sure do and they’re like do you really I said I sure do so if you see me in my van which has pickles emblazoned all over it I always carry pickles with me and I’m happy to share them with anybody even at the gas station she produces about five gallons of pickles a month that’s right and we actually one of the things on the calendar every month is the recycle production restock the cars with Pickles that’s right so anyway happy to share but uh and that’s that’s just all in as we call in a size this is an assignment that’s what we call it in the biz In The Biz this is inside yeah but anyway uh so uh this is Randall and Diane bro here your local agents uh Elena she’s speculating and I am also the pickle lady I I wear both hats and I enjoy wearing both hats uh so we wanted to talk today a little bit something about something called good names good neighboring something important you need to understand about the city of Prescott yes is that city of Prescott is a small neighborly Town yes and the whole idea I remember years ago there was a insurance company and their slogan was like a good neighbor State Farm is there a State Farm full yeah State Farm yeah okay uh there was a company there was a company name which is a great whoever did that advertising great slogan great slogan yes the only problem is people have lost the concept of a good neighbor yeah so they had to change their they had to change their marketing because nobody knows what that means I know well I hope it’s still alive and well it’s still are very much alive and well in Prescott and so I kind of wanted to give everybody a little education when you’re moving here and particularly if you’re coming from a big city or a big metropolitan area you’re used to get congestion and traffic and your walls are up in Europe you’re always on the defense and you’re you know there isn’t um that one-on-one contact because you’re afraid somebody might you know jump you or something yeah yeah when you move to Prescott leave all of that behind in the big city don’t need to do that here um if you have a problem with a neighbor here you don’t need to immediately go to homeco or your HOA company yeah you don’t need to immediately or call the cops or anything like that we are a sweet still laid-back yeah gentle little town you know people you can nicely go knock on the door and say hey can I talk to you about something yeah and um everybody here is pretty chill yeah uh provided you don’t go in with guns blazing and your calm cool and collected most people here are very receptive and kind and say oh my goodness thank you for sharing this with me I didn’t know and I’m going to work with you on whatever the issue may be well it has a little warning here too if you do go in guns blazing and call the police or oh yeah your HOA or whatever for being a good neighbor your your well is going to get poisoned like we again we are a small town yes and word spreads fast yes so if you do something like you move in and three weeks later you’re reporting somebody if you’re brand new head out yeah and that’s it then you’re the difficult that’s your brand that’s right so here’s the thing when you move when you do that usually when you move in neighborhoods here people have been here a number of years so we all have established relationships we’re all neighborly if you’re the new kid on the Block and you’re only here two or three weeks and you’re already starting to complain about somebody and Reporting them or calling the police it’s not going to be good for you you’re going to be labeled that new difficult neighbor who came from the big city yeah you don’t want that reputation you don’t want it and you don’t need it chances are you’re going to come here you’re not knowing anyone that’s right I want to develop some friends not a good person not a good first step so to all of our folks moving from big cities from all over Washington California uh Oregon we’ve got people from New Jersey you know what we’re chill here it’s chill why you want to be here that’s why you came here yeah yeah so we just want to give you a little public service uh information so that you you get started on the right foot absolutely take that first right step uh no need to do all that and of course we certainly don’t want to talk about suing and all that oh no we don’t do that here we’re chill uh Prescott’s Uber chilled yeah yeah nice small town friendly people will respectfully listen um and try to help you out and make adjustments if they need to for whatever you’re having an issue with hopefully a good tip a good tip so just want to let you know leave your big city ways we had to do it too we came from a big city and we really hello hello hello beeps this is Diane bro your fellow pickle lady and this is my pickle peep Randall bro Mr sidekick Mr sidekick pickle ladies sidekick uh love to meet all kinds of new folks and make your dreams come true that’s right so what we get a lot of questions about is I’ve sold my house I’m not sure where I want to go maybe I’ll rent first and that is that can be a very sensible logical step to take uh but I must let you know if that’s what you have in your pocket you think I’m just going to rent first and then I’ll find uh you should know right now Rancho properties are pretty hard to find yes in Prescott um just to give you a heads up uh they are a lot of them are already taken up we’ve got a lot of new building going on so there are a lot of homes that are being rented out for up to two years now the speculating has inside scoop on some places uh but just as a general warning it’s hard to find good rentals it’s very hard to find a good rental yeah and the thing to remember is um there are very few that will allow you to go month to month yeah it’s gonna I know one person which I’m happy to share when you call me um but for the most part they want a minimum six month lease yeah if not most of them want a year yeah so keep that in mind if you think I’ll just rent a place for three months and then I’ll find my dream home and buy that may not work out for you that’s right because most of them are not month to month and most of the these may not be where you want to stay that’s right um although there are some great rental properties out there you should be aware it’s a little harder to find a great outstanding rental that you would want to live in that will only give you six months most of them uh one at least a year so keep that in mind it’s a little bit harder to find because we have had a lot of new construction so people have grabbed up those great rentals and they’re staying put while their homes are being finished you might have better luck with Airbnb yes and kind of the fault the ultimate fallback is just to run a sweep yes you can go like to a residency yeah like a Residence Inn something like that again if you can find availability uh you can get a better deal if you rent a month at a time yes uh in terms of finding a new home it’s not going to take you six months to find no if you are ready to buy uh you know a couple of months tops and you you’ll probably be ready to go uh yeah it’s it’s hard to find rentals a lot of people have the same idea yep if you haven’t really decided that Prescott is your city then uh yeah you don’t want to commit to six months you know you want it’s a lot plus it’s two moves yeah who wants to move and put everything in storage here and then pay for all the storage and then have another move and hire people to move you into your home so lots of things to think about when it comes to renting a little harder to find the logistics of it all the move of it all it can add a lot of extra expense yeah so things to all keep in mind I am very happy to share a number of rental companies that I can refer you to that perhaps they can help you find that place if that’s really what you want to do happy to do that and um so just keep that in mind though a little bit harder to find there is a lot of extra expense to moves yeah when we moved here we thought about renting and I thought oh dear God I can’t do another move yeah let me just find my place and move right in and jump in and just um you know start my life yeah so that’s what we did yeah I would recommend a one-two punch and that’s what we did your first bunch is come here and spend some time here yep uh I would say a week you know uh usually I mean we people come in for tours and by the end of the day like this place is amazing so it’s not going to take you that long to make yourself decision not at all um so that’s your first punch once you know that you want to move to press it the next time you come if you’re ready to buy a call the pickle lady we will get you an amazing property and we’ll we’ll be able to make that happen to you so you have a nice smooth and easy transaction use it easy yeah don’t absolutely don’t do too much yeah but if you really want to I’ll try to help you and provide some names and hopefully you can find a great job yeah absolutely depends on availability all right just wanted to let you know rentals are not a dime a dozen here no so keep that in mind um because I don’t want you to be caught like I thought I could just rent and then you find out otherwise it’s a little harder that’s right hello hello peeps hello hello hello lady here diane bro i’m randall bro we’re realtors in prescott arizona coming at you live well right now we’re live recorded live we’re alive as we speak and we are alive and breathing yes that’s good that’s a good thing anything off right is a good day that’s right if you wake up and you’re breathing it’s looking good folks looking good looking good so we’re here to share one of our favorite nighttime spots with you although i think they open at four o’clock yeah and it’s called the point called the point the point it is probably the best bar in the city oh they make great cocktails yeah i mean in terms of just the mixology thing yes uh the bartenders bartenders there are probably the most advanced they are i mean there might be a couple of other places that are just as good but i mean certainly one of the best they are cool they’re sharp um they have all kinds of specialty cocktails all those cool smoked drinks oh yeah they do all this they do it i mean they are mixology at its finest yes is that the point now the thing about this place is that they don’t let the entryway fool you it’s very uh speak easy very it’s kind of obscure it’s kind of like where’s the entrance yeah it’s kind and then you kind of go down yeah so you go into this little you know you go down the stairs and there it goes and they let you in and it’s not just like right off the main drag and you just walk in through the front door it’s a little hidden yeah and um but it’s lovely you get in there it’s nice and cool which is what we like it feels good down there yeah and they have live music and some dancing great seating areas right great seating areas uh i like to go i mean the live music is great uh but i i you know when i go to bars i kind of like to talk and uh we went there one time and when there’s no band they you can sit on the stage itself which is a cool little nook yes very nice it’s all very cave-like and sort of dark yeah it’s like a chest it feels like a speaker really really cool one of my favorite places uh i like the sucker punch yeah uh is one of my favorite has a little spice to it which is really kind of cool uh there’s a martini what’s the martha basil martini i think that you had i think so a lot of their own creations and all really really good if you have something else that you want they will know how to make it and it will probably be one of the best you’ve ever had we’ve gone to several birthday parties there they have nice tables that you can sit at and they have some appetizers a little something that’s right they do some finger foods good stuff good stuff uh so our daughter just came in shout out to cecily and max and her boyfriend yeah and we had a great time we went there and had a lovely uh just have a cup of cocktails listen to some music chit chat caught up with them they loved it too yeah and they’re true hipsters i mean they’re true they’re from l.a so yeah yeah you can impress the youngest yeah you’re on to something good yeah so shout out to the point uh is it on your happy hour um i’m not sure i’m not sure we have a happy hour list yeah i think they might be on there i’m not sure if they’re not if not just pay full price absolutely it’s all it’s worth it it’s worth it so mr bro here has done a great happy hour list yeah we had an earlier wind down about that uh if you can’t find it just search the site and you’ll find happy hours our happy hour schedule all the happy hours that are happening day by day throughout the week um so very cool good times good times so anyway shout out to the point if you’re looking to be cool hip and happening good place to go it’s the place for you now a lot of places like it you can find out about all of them on our free information site pickle411.com whether you’re a buyer seller somewhere between just looking for a good cocktail that is the place to go all things real estate all things prescott all things life in general a lot of wonderful information i think you’ll enjoy all yeah cheers to that yes okay we hope you guys have a great day out there take care and hope to hear from you soon bye

hello hello hello hello peeps bonjour hi hi hi what’s happening getting a little punchy you’re getting a little punchy diane bro randall bro we’re both career twisted realtors in uh prescott arizona correct coming at you our latest find them good morning good morning we are with exp realty which we’re really proud to be a part of yeah it’s a new and progressive fast-paced brokerage it is a national firm it’s not independently owned and as a result we do not have a brick and mortar building yeah yeah exp not yeah it does not invest in brick and mortar nope uh it’s all technology it’s all virtual it’s all very fast moving uh you know people are concerned the real estate market goes up and down guess what when you don’t own a whole lot of uh brick and mortar you don’t have mortgages you don’t have leases uh you can weather storms a lot better so it’s a great business model whether you’re doing well you’re not doing well but it does mean that we don’t have a conference room right which is okay because sometimes we couldn’t access conference rooms yeah we had access our old brokers we did have access to a conference when it was available and scheduling the conference room was always an ordeal so this is nice what we do now is either we meet you uh where you’re staying or our new favorite place and this is what we wanted to announce is we like to meet at the lobby of the hacienda inn yes which is a very historic older building built in the early 1900s very art deco very charming a lot of history it’s it’s it’s just a cool place it’s a really cool place right in the heart right in the heart of the city right by the square and they’ve got a great little coffee shop so we get a cup of coffee we sit down and we meet and we chat and it’s just lovely sometimes we even get our own little private room it just depends yeah yeah if we have to write up an offer with you or something like that that’s right we have private little nooks where you can close the door that’s right so if you call us to meet typically we’ll say hey we’ll meet you at the hussey and we’ll have a great time uh we love to go to dinner there as well they have a great crunch and a great bar too beautiful bar yeah they have uh live music it’s a great menu it’s a great venue it’s a great introduction you’ve never been a prescott before it’s a great introduction to the city so if you call us and we say hey we’re going to meet you at the hacienda inn that is why my friends that’s why that’s our new headquarters our new headquarters but we also had the time of our life there in fact we’re going to have a surprise birthday dinner there so i want to give a shout out to the hacienda because they’re just awesome yeah a beautiful place beautiful people who run it lovely lovely restaurant lovely bar great eating place and so if you hear from us this is why we go to the hacienda it’s our it’s our new little place our new spot we’d love to give you a little taste of the history there a little feel of being near the square and what that’s all about yeah and then we head out from there to go on our home tour so i shared a few uh shots of the lobby one of my favorite things is they have an old switchboard yeah and an old piano they get some great what was the deal somebody rode their horse all the way up the stairs yeah yeah there’s a there’s a legend there’s a lot of people ask about it riding a horse up the stairs correct and there’s some ghosts yeah some ghosts i haven’t seen any ghosts yet myself we as a matter of fact stayed at the hacienda inn the first time we came in when we were deciding to move here yeah great great place to stay as well a great courtyard too yeah so shout out to the hacienda inn and uh we can’t wait to meet you and have our own personal meeting at the hacienda bay inn that’s it else theater yeah yeah which is our second favorite place second favorite you go there for live music good stuff yeah lots of good stuff and you can find about all of it at our free information center that is pickle411.com whether you are a buyer seller somewhere between there’s information there for you and it’s all free and it’s all just really high quality just give us a call give us a call we’ll fill you in on even more all right hope to hear from you soon have a lovely evening take care bye

skunk pizza anyway this is diana randall bro here in prescott arizona coming to you this afternoon to talk to you about with this changing market what to offer when you’re here and you’re ready to pull the trigger yeah you’re not you’re a buyer and you know there’s a house on the market how do you know what to offer how do you know what to offer so the i’m going to cut to the chase here and just tell you the bottom line is you need to have good real estate agents who know what to offer yes no we always always always run a cop first and then we really look at everything and decide hey you know this one was priced a little higher than it should be or this one’s priced just right uh you should have an agent that will always agree to write a copy instead of just diving into and writing an offer right off the bat that’s the first thing always do your homework and make sure your agent will do that due diligence for you and let you know so if you’re looking for some kind of formula oh you always offer five percent class you can’t go buy a formula in this market it’s not like in the 50s where mom and dad would say always go in 10 less sometimes that is the case sometimes that would be a dreadful dreadful mistake yeah so you need to look at uh first of all the home how long has it been on the market is this something that is your dream that you’ve connected to and it’s everything you ever wanted then you don’t want to low ball yeah if you lowball you probably won’t get it yeah if it’s something that makes your heart sing maybe go in a little less yeah um or go in and ask depending on market conditions the competitive situation if we’re anticipating the home may have a lot of um repairs inspection you don’t want to low ball because then they’re not going to be willing to negotiate with you on the repairs i mean they’ve got so many different factors absolutely and you really need to do we strategize with our buyers for every offer we look at all the different factors there are times when we tell people you’re going to have to go well over asked this is about where you know you need to go there are other times when we tell people this one’s been sitting a while they haven’t adjusted they’re asleep at the wheel we think you can not uh knock them for a bit and we come in lower their times i can think of at least a couple of transactions where you know this listing agent has underpriced this home and they don’t know it yet we need to get the offer do full and just go just move fast and everything in between it really depends on the situation and you really need to have some agents who can help you strategize that way it’s all about strategy it’s not formulaic you can’t say a plus b and we’ll get this no every house every property is different every house may be on market days on market maybe longer maybe shorter that all comes into play as well sometimes if it’s been on them for a while you might have some wiggle room and you can go in a little bit lower yeah you know it’s all just a strategy strategy strategy and the situation you got to know the situation you know oh there’s a building project right around the corner that may affect property values how does that play into what we offer you know you got to look at all that stuff and so you need to have agents who are educated they know what’s going on in your current market uh what’s going on uh with this particular neighborhood versus this neighborhood what can i expect so try to get an agent who’s willing to strategize with you let’s sit down over coffee let’s really look at this in depth and get you the offer that you will win that’s right especially if it’s the home of your dreams and why not just get the home to get the home at the best price right so we would like to think and we know that we are the team for you to help you strategize and get you the best deal and just a word of warning i wanted a warning we do a fair number of listings as well and if we have a buyer agent that comes in and we know that person’s not particularly savvy you’re gonna lose value i mean we’ll we we know how to adjust what we do for the seller for that so if whether we’re the selling agents and someone else is the selling agent if that selling agent knows what they’re doing and you have an agent that doesn’t that is a distinct disadvantage make no mistake yes so we hope that if you’re thinking about buying or selling give us a call we love to strategize sit down over a cup of coffee make it happen and lay out a really good plan of action that’s what it’s all about is go very often yeah we often speak together this is what happens when you know each other almost 40 years take too long folks hey and for some of you out there you can kind of let me know you guys talk over each other a lot we do yeah I don’t know if we can control that but I’m just going to be honest folks I’m gonna put that out in the out in the universe when you know somebody so long we just kind been this way and uh so anyway that’s it that’s it that’s us in a nutshell today we’re doing another uh restaurant oh yeah uh usually one of the more popular things that I put out yeah yeah uh new restaurant I guess it’s been around for a better part of the year now maybe I don’t know maybe about six months I would say yeah yeah but lovely it’s called Torme I and we’re thinking it the name of the restaurant may have come from Mel Torme I don’t know I don’t know we haven’t confirmed that we haven’t confirmed that we don’t know it’s formatting don’t yeah well some people might know who Mel Torme is yeah I think our group’s gonna know I think the Velvet Fog yes you’re wonderful he’s a great singer I like his daughter too yeah so anyway very very good food owned by the same owners of Elgato Azul which is another great little restaurant here in town yeah uh again we have superb mom and pop restaurants here yeah and tour May is another one added to our list yeah really cute very Charming very Charming like a little cottage uh and they also have a more extensive outdoor seating area yes we can’t wait to go in the fall sit out there under the trees really good food lovely wines great little atmosphere yes nice bar nice bar really nice bar yeah just what they’ve done with the the place itself is really just kind of cool the the bathroom has a a weird door and uh hey I was just impressed by the way they did the bathrooms this little it’s a cutie patootie it is a cutie patootie but good food yeah really good food the food comes out it looks like a work of art yep uh much like uh much like a Godzilla Azul uh you know the presentation is is very very good um not a manly not a manly food place if you’re looking for you know like a Whopper steak or something like that probably not for you but the portions are pretty good yeah you know I I I was I was more than filled with um beautiful salads I think I got a pasta dish that was divine pasta dish yeah not sure if it’s you would call it Italian I’m not sure what you would call it it’s kind of a combo yeah the uh got to Azul is more what do you call the small dishes that you share uh Tapas Tapas that’s right it’s it’s more of it so thank you that’s more of a topless restaurant not a tapest thing they may have some appetizers more just sort of standard um nice meals but uh same same sort of feel uh we love it we love it we give it five stars yeah thank you so much I can’t wait to go back in the fall yeah and sit outside pretty trees yeah wonderful place so if you’re here in town you’re like hey what’s up what’s a little off you know off the road uh what do you call it what’s that off the road off the beaten path off the beaten path Torme is your place there you go it’s a off the beaten path where you can find Tapas where you can’t find time you can’t find jobs but if you help me I help you it’s all good that’s what’s all good in the hood all right my friends hope to see you one day a Torme that torment and just just be clear uh a lot of people ask us how come you always like the restaurants that you review the answer to that question is if we don’t like it we don’t review it yeah I hope well hello hello hello peeps fellow pickle peeps got the prescott pickle lady here that’s right this is diane bro this is my better half randall bro i’m the sidekick that’s right we are here uh we’re with exp realty happy to join you today and talk about some of the fun stuff here in prescott one of them is if you are not a gun aficionado you might want to skip this one and i understand yeah well in arizona in general uh guns are popular uh and we were amazed at just how many of our friends like to shoot had no idea so it’s not just for defense yeah uh prescott is a really great town people love to go to the shooting ranges to relax and practice their shooting there’s also a lot of outdoor ranges and outdoor areas so you can go especially in the fall and enjoy beautiful weather and shoot at targets yeah if it gets a little dry you might have a shooting ban outside because evidently you can start a fire that way but uh you know yeah in the in the fall in other areas that that’s all lifted you know you go out and have a nice picnic shoot your gun shoot your rifles perhaps your ars yeah your ars yeah unbelievable uh france had some of the these uh advanced weaponry which are a lot of fun to share it’s a lot of fun to share and so if you are a gun enthusiast prescott is the town that is your place uh first of all arizona it does allow open carry yes uh you can also get your concealed weapon if you want to go one step further um and so it is kind of still has a little feel of a little western town yeah we see some people uh you know carry on their side and if that makes you feel uncomfortable um i understand but for most people here they’re very responsible um it’s an enjoyment thing for them they are either hunters or they just love to practice and target you yeah well one thing about people who shoot they do know gun safety that’s basically what it’s all about recently there was something in the news about a a gun accident that happened in hollywood and all of her friends play he should have known better you should have known better yes that’s the thing about guns it’s all about knowing the safety and you know and how to be safe and uh people who know guns that they’re pretty good about yeah so if you are like i said a gun enthusiast you will really enjoy it here um people love to there’s clubs you can join um you can go shoot for fun um as well as for your own protection if that’s your thing is that your thing um yeah a lot of shooting ranges uh some to avoid um and well at least one in particular but uh we don’t want to record that so you can call we also put on the relocation center the ones that we recommend oh absolutely there’s some great ranges so if you’re coming here and you’re wondering hey do they have shooting ranges there are we allowed to shoot outdoors the answer to that question is yes yes um is it an open carry yes um if you are you know but it’s it’s all to each his own yeah you know and everybody here is extremely responsible yeah and the only thing you’re going to do is have fun you’re not particularly concerned about security which honestly don’t have to worry about security really not a big deal just a whole lot of fun uh you can shoot handguns uh some people shoot skate that’s fun yes that’s a lot of fun that just can be a lot of fun a lot of people who are into it and can do it with you uh and they got some really cool stuff there’s a noise cancellation headphones yeah where you put the headphones on and it actually has a microphone so you’re talking to your friends and everything but when someone fires a gun it automatically cuts out and that’s pretty high tech i was very impressed by that we are very impressed we had a great time we got invited by some friends we’ve since joined a couple of gun ranges we’ve learned what it’s all about um and uh it’s uh kind of a new little chapter it’s fun yeah so if that’s your thing if that’s your thing and that’s your hobby prescott is the place for you absolutely you would really enjoy it so i just want to give you a little heads up on that um lots of folks here who belong to different gun ranges and have a lot of fun it’s kind of a meditative thing sometimes yeah you know that’s that i i shot for the first time i guess a year or two ago and uh i thought it was going to be sort of a testosterone filled you know like you see on the movie screens and everything and uh honestly it was quite zen yes uh because you’re focusing it it was amazing just how tranquil the whole thing was i i liked it a lot more yeah we did too so uh anyway just wanted to share that with our gun enthusiasts gun aficionados out there that’s your thing um prescott would you know has a lot to offer you yeah if uh that’s what you really enjoy on your downtime if hello hello hello my fellow pickle peeps this is diana randall bro here coming to you live from well we’re live we are alive not yet no uh but we’re here in prescott arizona uh happy to be here to talk to you about what’s going on in our crazy crazy crazy marcus so we had uh two years of covid driven craziness uh mostly seller’s market buyers struggling to get in homes homes going well over ask and bidding wars crazy times all that kind of stuff very stressful very hard particularly if you were a buyer yeah um really tough times for them out there really tough times so but nowadays things have changed things have changed cheers to that well before for our buyers that’s a good thing and for our buyers that’s a very good thing yeah things have changed it’s no longer a seller’s market it has become once again a buyer’s market uh here in prescott proper we’re not having dramatic 100 000 drops or anything major we’re having some slight price adjustments yeah we had um so this we’re recording this in july last time i ran the numbers were for june we have a seven percent price decrease which was basically taking back the appreciation that occurred since march which there really shouldn’t have been any right you know i’m not sure why i had appreciation things were starting to level in may but uh june kind of took back those two months so we’re we’re pretty much flat uh this year since march let’s say and i think that’s a a better way of understanding what’s going on here we don’t really have anything that’s going crazy right so we prescott takes a little bit to kind of catch up with the rest of the nation yeah i think that’s fair uh and so we’re starting to kind of catch up that’s why we’re seeing a little bit of that drop as randall indicated that’s why we’re seeing homes on the market a little bit longer which is fantastic for my buyers out there because you guys don’t have that intense pressure you don’t have to how do i gauge this how do i make my offer um it’s kind of nice to take a breather yes and catch up and move forward yeah absolutely the one thing that we we don’t like to see is that transaction volumes are down and what that means to us is that buyers are frozen in fear right you know there’s a lot of discussion about oh if there’s going to be a major crash and uh you know there’s a recession and inflation and all those things so we thought we’d spend a few minutes kind of unpacking that situation from our buyers perspective and give you our thoughts on your current situation and what you might think about in terms of moving forward that’s right so don’t freeze don’t freeze like us yeah you freeze you get run over by the headlights that’s what don’t freeze it happens all the time no reason to freeze no reason to panic yeah um this is actually still a good time to buy yes don’t worry about the uncertainty of the market historically if you go back in time anytime there’s high inflation or recession headed our way real estate real estate i appreciate well yes uh that was not the case in the in the crash of 2008 uh the real estate prices did go down considerably i think the average was about you know 25 30 percent which i’ll remind you is only one year’s worth of appreciation during covid we had two years of 30 appreciation uh so that would even if we had a crash we’d only be taking back one year of appreciation uh we don’t think that’s going to happen uh that’s just and we don’t see all right a couple things first of all uh the recession last time did not cause the uh real estate credit dropped the real estate crash caused the recession most recessions are not accompanied by a real estate crash because during recession and particularly inflation real estate does well yeah that’s sort of a hedge usually it holds steady it holds steady work yeah at that particular time too many loans to people who aren’t qualified easy for them to walk away which they did they did and then with the other the other issue was there was a glut of homes already on the market yeah and then when the recession you know when all that started people started walking away from their homes right and then there was even more homes on the market yes this is not the case right now not anymore anywhere not close to not anywhere close to the loans are harder to come by yeah there’s much harder to come so any buyers uh you know they’re well qualified yes uh it doesn’t make it so easy for them to walk that’s right that’s right and we have plenty of inventory right now yes the inventory is on its way up it is not uh as high as it was before covid but it’s on its way um it’s i think we’re in the 600s now uh basically that’s about half of what it used to be before covet right so we certainly don’t have a quad of homes we do not have a glitter homes we’re excited to see it growing a little bit yeah at one point it was down to 200 homes so uh we’re tickled now we have buyers come in we have plenty to show you more than we’ve had in the past two years so we’re delighted so historically aside from the housing market of uh 08 yeah uh you know real estate is always a solid investment yes if you wait let me ride this out three or four years you were going to pay more for your home yeah then if you come now well if you are in a situation like most of our buyers i call it bilateral what that means is you have a home that you’re going to sell and you’re going to buy a home here so and typically the way that works is you’re selling a more expensive home uh you’re buying a cheaper home here and you’re pocketing the difference okay i would call that the arbitrage the prescott arbitrage uh that still works it really doesn’t matter what the market is going to do as a buyer you may be thinking well i hate to buy now because if prices go down well i’ve overpaid for my house but if you’re also selling a house at the same time uh then you’re going to get 30 percent just say that it’s going to go down 30 just hypothetically so i buy a home and it goes down 30 percent i lost 30 percent well what you also lost is the extra 30 percent you would have had on the house that you’re selling the house that you’re selling is more money you’ve lost more money by waiting yeah right but in general if you’re buying and selling you don’t worry about market timing because you’re doing both at the same time now if you’re just buying or you’re just selling then you might want to be a little more hesitant about when you move but if you’re buying and selling if it’s a buyer’s market you’re going to do on the sell side if it uh you’re going to do well on the buy side if it’s a sell market that you do well on the sell side and the two will wash out yep so i would let your life situation dictate when you need to move and if we are going into a recession with some people think we are move you need to move typically people are in places like california colorado washington they’re paying higher taxes they are paying uh but the cost of living is higher gasoline that’s not going to go away that’s not going to go away all the way better particularly if you’re in retirement always better to move someplace where a living is wonderful and cheaper that’s right uh so that’s and a lot of people are concerned about uh interest rates uh here’s the thing historically interest rates are still amazingly low yeah still still not bad i mean you guys know out there yeah most of our clients are old enough they they they remember what high 12 14 18 some even 18 yeah eighteen percent i heard against the record not to worry about that and uh my my thing with that is come buy and then always you can always refinance when the interest rates will drop which they will eventually you can always change that and refinance and if you’re selling a big home and you’re down downsizing uh you’re going to be flush you’re not going to be borrowing much money anyway so interest rates aren’t as important to someone in that situation than say a first-time homebuyer who’s struggling to qualify so now is the time still regardless of our uncertain times um make your move be happy don’t get hung up don’t stay where you really feel like you’re in a stagnant area you’ve just had it and you want to move but this has thrown a kink in your plants don’t let it throw kinky yeah don’t get out there don’t get out there yeah don’t freeze yeah don’t freeze get out there make it happen it’s still a good time you will still get appreciation um even even if we’re headed towards a recession yeah real you’re throwing me off yeah anything very very good are you finished yeah okay all right you’re on all right this is diana randall bro your local husband and wife pickle team uh here in prescott arizona i am the pickle lady uh just jarred 75 jars of pickles yes i’m ready for my next wave of buyers so i can share my pickles with everybody yeah if you have not tried your pickles people listen you gotta get some good they’re good stuff americans i have to say i do enjoy them but i think you know honestly i really just have fun making them too you know i just jar anyway it’s just i’m part of the fun part of this job love to share love to share them but anyway we are here today to talk about the dry heat diversity heat and i will share this with you we are from the deep south excuse me we’re from actually we’re from uh the new orleans area which has got to be the most human place i haven’t been anywhere that is more human i agree yeah so here’s the interesting thing we used to kind of miss the humidity i mean we kind of liked it it’s like oh it feels you know good it’s soft on your skin blah blah blah then we moved here uh now we’ve totally adjusted to the dry heat so we went back to recently to visit new orleans it was kind of torturous it was like just being damp yeah the whole time the whole time you know you go into a room with air conditioning and it’s just damp and so anyway although people will come here and they’re like oh this dry heat this dry heat it actually feels pretty good it feels painful yeah really you get used to it quickly um and no one has done more of a transition than we have coming from new orleans it doesn’t get any more human than that nope and we went back and it was torturous yeah i was really surprised we missed this dry heat you missed the dry day so as long as you honestly drink drink drink when you move here you must learn to drink water all day long because you will not sweat like you will in humid areas so before you know it you might be dehydrated you don’t even know it sneaks up on you sneaks up on you uh so as long as you keep yourself hydrated um put some lotion on uh so for your you know if your skin gets a little dry yeah it’s a beautiful thing to drink beautiful thing you have good hair days pretty much every day great hair days you know you don’t have to set your hair and you walk out it falls flat or it freezes out you know what i mean uh which is what we were used to yeah you start to feel a little hung over that’s the that’s that’s the sign or you can start getting a headache that needs a little bit of a headache that sort of hangover headache it’s a special kind of special kind of pain that means you need to get some water but once you kind of get those two things in place and put your lotion on and everything you too will totally adjust to the dry heat you’ll love it the beautiful thing about dry heat and you know low humidity is that in the winter especially you’re not it’s not that bone chilling cold i mean although our temperatures may dip low because it’s a dry heat you know you you still kind of walk out with just a sweater on yeah you know and you don’t even feel it whereas in some other areas of the country when it rains or it’s damp even if it’s just in the 50s you feel a lot more get a lot more aches and pains this dry heat is a cool thing well i tell you this people talk about phoenix having dry heat you know arizona dry heat drinking drinking listen if it’s 120 degrees it doesn’t matter if it’s dry or that’s true you’re going to vaporize and he just it’s not a good thing we don’t get that high we don’t get those temps right now we’re recording this it’s in june june tends to be the hottest month of the year in brexit uh we get into the mid 90s maybe have a couple of days where it’s high 90s yeah approaching triple digits but we don’t get anywhere close to where phoenix and other areas in the valley here get people tell you oh you know it’s 120 but it’s a dry heat yeah you vaporize yeah i know that that kind of dry heat i don’t like yeah i like our brisket meat we like the press get dry yeah we’re comparing 95 degrees and prescott to 95 degrees in new orleans yeah that’s too different yeah and dry heat winds hands down take it from two people who have lived it done it lived it walked it yeah so the other good thing is you know although june is our hottest month and it heats up uh it sets the monsoon pattern yeah so shortly after those monsoons start coming in and then it really cools down it’s so pleasant you get a nice cool breeze some a few clouds take out some of the sun we had uh this past week we had a little taste of it yes i was so excited kind of rain clouds coming i’m like oh my gosh it’s coming it’s coming so the good thing here about prescott keep in mind we may be in the 90s in the daytime but every evening it drops to the 70s and we have a nice breeze in the evening and we set out yeah we’re out last night we were out over a friend’s house they had a couple of yeah a couple a couple of us over uh for dinner and we sat up and this is the hottest month of the year after dinner it was so comfortable and so nice a nice breeze it was nice so if you are looking to make a change uh if you’re coming from the northeast this is your place this is your place you’re gonna love it yeah four seasons none are too extreme yeah if you’re thinking about arizona and you’re thinking more on the phoenix area come check us out before you commit to anything absolutely you’ll probably like it better here yeah all right on that note we just wanted to share our excitement about dry heat and how we’ve now fully embraced it yeah uh we love it it’s a part of our life what damp damp is that i thought you meant to help you to serve you uh amazing customer service if i say so myself but anyway here to talk about cool trees yeah this was something you know now that we’re kind of spring has sprung we’re heading into summer all of our beautiful trees here you know we’re from the deep south yeah so we have now been exposed to trees we’ve never seen never heard of we’re from the land of oak trees and spanish moss cypress and all that pine trees just plain old pine trees so when we moved here we were like wow yeah what is this tree that’s just getting leaves and blossoming and completely different floor totally different so we just love it and one of my favorite is the smoke tree smoke trees are so cool so cool you won’t find them down i thought it was the strangest thing i remember the first time i’m driving through prescott lakes yeah they take us on smoketree and i was like why is this what do you smoke but we actually have trees here and they call them smoke trees and the reason why is a certain time of year now it’s basically now right now right now we’re in june yep this is it this is it you can kind of see why they call them smoke trees it’s like uh they’ve got this sort of fluffy thing fluffy little flowers looks like the leaves are kind of purple um and they’ll start leafing out first and then these little puffs of this little flower comes out and it looks like little cups of smoke so in prescott lakes one of the main drags on the way to the club is called smoke tree and it’s lined with these smoke trees so now i get it now again connection yeah and um so those are really unusual beautiful trees i’ve never seen them where i’m from so i appreciate that yeah i don’t know how far i feel you can go uh where how far out smoke trees are whether that’s uh yeah i don’t know not to look at it but they’re big here yeah they’re very big here very big here another one that’s uh really cool is the quaking aspen yeah beautiful trees beautiful and the winds blow and the leaves they literally quick and shaky and it’s just but it’s just beautiful to see the breeze go through them and it’s all leafy and green and you know both that one and the um smoke tree they will lose their leaves yeah but then it all comes back in the spring and summer and it’s just beautiful and of course an aspen when it when it loses its leaves it’s beautiful in the fall it’s just beautiful yeah it’s got that silver bark yeah that’s really cool i like a good aspen not a good good aspirin everybody likes a good um yeah i get it the other tree that we would uh we would call out is called the red leaf plum what’s your favorite favorite yeah also purpley who are you talking to this is this is my very favorite and it’s a beautiful tree and it goes through very different phases yes um so most of the year it it kind of looks like the leaves are made of like a red purple leather almost or velvet it’s like so descriptive yeah they’re beautiful beautiful trees just sort of normally yes uh but when they blossom in the early spring they look like cherry blossoms they do it does it looks like you’re in washington dc washington amongst the cherry blossoms that’s true bright bright pink light pink beautiful yeah and they almost look like a snow cone yeah absolutely it’s stunning so and there they are fruit trees you know what else i love them we didn’t talk about this but i love it’s called a desert willow oh okay and sometimes a desert willow is more it’s usually a bush but some of the uh landscapers will train it to grow into a tree and that takes very little water it’s in the willow family but it makes beautiful purple and pink flowers yeah all throughout the summer so it’s a little different than your traditional weeping willow which is what i’m used to so i’m all about the desert willow yeah yeah one of the things you look forward to in coming here is learning all the local flora and fauna the different kinds of trees they have here we’ve done an episode before on birds and the crazy kinds of birds that we get here a lot of birds coming through so there’s a great variety yeah uh and just taking the time to learn more about the local nature and yeah and you know uh citrus doesn’t do so well here citrus trees because we do get kind of chilly willy in the winter yeah but i tell you what cherries plums um what are some of the others well the red leaf plums we mentioned yeah before they are edible and they’re actually pretty good yeah apples apricots yeah apples not a problem not a problem all those and those two are just as equally beautiful so anyway we’ve had fun kind of learning about all the different trees and enjoying them it’s something we’ve never got to experience down in the south so here it’s like a whole new world people a whole new world you can learn all kinds of new things here yeah and expand your horizons and isn’t that what it’s all about get yourself some cherries or some red plums aspen grab yourself and grab grab and ask rub it out and grab this mask i don’t know if there’s anything you can eat no but it’s so pretty i like the way it shakes though i like that shaking the shaking aspen anyway okay so yeah i can tell you we’re heading in that direction we’re trying to connect it together yeah i get it it’s not easy being a comedian folks not easy being a realtor either if you’re looking for information about real hello hello hello hello peeps good morning good morning folks to my fellow preschootonians yeah and to all of our people maybe preschool tony and one of the babies right correct hopefully chris catonia and one of these i like that i like that we welcome you here with the preschool pickle lady diane bro my name is randall i am the skunk pig not just just the sidekick the pickle he keeps referring to him i don’t yeah i just spilled on myself don’t do that i know that wasn’t good another restaurant review people like our restaurant review so we thought we’d hit it up here’s one we actually went there a while ago yeah it’s so good so good and it’s yum yum yum yum yum yum and it’s actually in chino valley yep uh so for those of you who don’t know chino valley is uh it’s about a 20 minute drive 30 minute drive 30 minutes i’d say more 30. yeah 30. it depends on if you’re driving or me tran she’s the faster driver just in case you’re wondering well i got things to do yeah i understand so uh chino valley and then the name of the restaurant is essence so essence has been around now for i think a couple of years um they’re kind it was a while before we could get there because it’s hard to get reservations yeah they take reservations and they are they are out so you wanna you wanna plan ahead a little bit uh but it is that we went with uh two other couples and we loaded ourselves into the pickle van in the pickleball it was great the drive there and back was probably half the fun amazing food so it’s a great place to go for a special occasion so if you’ve got a special birthday or anniversary um make that reservation now yeah so you can get in um it’s got a nice little ambiance yeah very nice ambiance the food is just spectacular it is really spectacular i would put this in the category of fine dining dining experience this is a fine dining yeah yeah and uh really interesting uh entrees they are changing it up all the time uh one of the things i think is kind of cool that their their menu is organized by uh land sea and air oh yeah yeah so air is chicken all right so here i guess it’s a bird i have any other kind of birds i guess it would be under air and uh i think that the thing that really sets it apart is their c-section their their seafood he loves it and they’ve got what does she say that comes wrapped in a banana uh there’s a sea bass oh yeah they will wrap it in banana leaves oh my god really unique the chef honestly don’t you feel the chef just puts his heart into it it’s a family enterprise yeah it’s a family and i mean the heart and soul you can feel it yeah this is their baby this is their child and they really love it you feel the love you do and they will you they’ll come around and say hello to everyone it’s kind of an old style yeah family enterprise in that regard it’s delicious absolutely it’s really it’s you know worth a little drive make your reservations like i said way ahead uh read the menu ahead of time yeah it’s it’s just great desserts the desserts are desserts are amazing uh and they mix that up they’ve got the normal fare but uh they’ll always have something special uh in the dessert section cocktails amazing uh their own creations yeah uh blackberry sangria oh yeah i love that uh there was a uh and mule i think it was yeah um yeah changing out with the seasons um i got a kiwi mojito i think more of a summer thing yeah um so look for that really really well worth it so we just wanted to give a shout out to ezreal um and we can’t wait for you to come and try it out yeah and for any of you locals get your name on the list get out there get out there support our local businesses that’s what it’s all about that’s what it’s all about feel the love yeah let’s have a good time again people be kind support local businesses yeah chino valley is an area of big growth um yes growing every day every month and uh i think essence is one of those anchor kind of things they’re going to be talking about oh i remember it was just essence so yeah we cannot say enough good things about it yeah we love it we love it we love it so we just couldn’t wait to share with you if you want to find out an experience that’s right lessons all right if you are looking for information if you need help buying or selling a home here in prescott don’t forget to look up us pickle411.com is our information site whether you are buyer seller or somewhere in between information that you desire is waiting free for you that you desire whether it’s a real estate markets um events restaurants we kind of cover it all we sure do and um and we have so much fun doing it we do we have a good time doing it we’d like to share our wealth of information wealth of information all right so on that note my friends we’d like to say au revoir and uh we hope that uh your week coming up is wonderful all right have a good day bye

there’s no value in that there’s no value in it unless you have a 12 year old who wants to see some naked and there are plenty of those out online i’m thinking yeah now even that top story even though it’s absolutely nobody they don’t even care about that they just you know anyway i digress but um yeah just get rid of it and um just let go of the attachment yeah let go if you’ve got four sets of pots and pans um and you’ve got the set from when you first were married yeah like my mom did yeah a generational effect here uh where people of a certain generation they don’t throw things away and uh i find the the the younger people are the more they kind of get that yeah but you know all of us like to collect stuff and that we don’t need and all of that needs to get out of the way and all the money people people can’t see beyonce we’ve talked about this when it comes to paint colors and some other things people do not have that much as much as imagination as you think and uh well it’s more than that what they see is your stuff yeah they can’t start to envision their stuff your home doesn’t have enough space in this space to have their life there so yeah they’re like you know they see everything on your walls and they’re like well i don’t even know if there’s enough space for they can’t see beyond that where would i hang my painting yeah and that’s what you want you want them to start placing themselves as the new buyer of your home that’s that’s what the goal is absolutely it’s a big part of profit when it comes to flipping homes is taking care of that you know so your first your first your first thought might be well we’ll just sell it as is and we’ll just let the buyer deal with this you are leaving so much money on this yeah you’re leaving a lot of us so just uh as we call ourselves mom and dad listen to mom and dad listen you know i know you think that beautiful um uh gnome is just amazing and your collection of 2500 gnomes in the yard is so charming not so much to other people you could lose a lot of money yeah the longer it sits yeah just because you can’t bear to part with you know 200 adorable garden notes so let it go let it go let it go and make it the skunk pig so uh i’m with my remember the skunk pig yeah they’re the javelinas oh yeah no i’m just here with the preschool feeling good today lots of energy yes this is my handsome husband randall bro best smelling skunk pig you’ll ever see in your life we are here today to talk about something kind of technical yeah uh kind of controversial but if you if you want to invest in real estate uh or get a good price when you’re home uh you need to know about it and that is a escalation escalation clause now uh in the heyday when everything was going crazy we saw a lot more use of this yeah we are still seeing use of it but it might be dying out a little bit but an escalation clause is a really good thing to employ if you’re up for it correct so we’ve been doing escalation clauses for a while and then when the market went crazy with cobit and everything that everyone kind of discovered them it was kind of the thing to do right so just to be clear an escalation clause is a clause it’s a phrase on your offer your the contract that you are submitting to the seller that says let’s just say you know i might i offer 500 000 but i am willing to beat any competitive offer by x dollars and you know that what that x is we you know that’s part of the strategy does that have to be how high do you really want to how high do you want to go so typically you know i offer 500 000 and but i’ll offer 2 000 more than any competitive offer up to and including say 520 yes yeah that would be an escalation clause to 520. and uh kind of weird uh here’s the thing it kind of makes the situation work more like an auction so it allows the buyer to raise their bid if they’re in a competitive situation and obviously from a buyer’s standpoint that’s a good thing you don’t have to pay more than you need to that’s right in order to beat us so maybe you could beat a competitive offer at 512 instead of just flat 520 yeah right so just yeah so as an example let’s say you offered you know the 500 000 escalating to 520 uh let’s say there was a competitive offer at 5 12 well you would get it at 5 14. you would beat the 512 at 5 14. let’s say someone else escalated to 5 15 when you would get it to 5 17. but it’s still you know you’re going to max out at your limit of 520. but instead of paying 520 you might get it like you said 512. yeah which you know yeah would you know you’d like that yeah so uh buyers like the idea of escalation clauses um sellers maybe not so much we do have sellers uh listing agents who will put in mls oh no escalation no escalation just bring best and final yeah best and finally technically speaking if we send in an escalation clause they have to present they still have to present it they might not but they should and uh it is in our opinion it is a mistake for a seller to say no escalation costs and that is the reason why is that buyers will get much more aggressive if they’re allowed to do an escalation clause what they don’t want to do is to go thirty thousand dollars over list price when all they had to do was five thousand right so if you tell them no escalation clause they’re not going to go to 550. they’re going to go to 505 you know because they don’t want to leave money on the table so our opinion in seeing the dynamics of the situation seeing buyers facing very competitive situations our buyers will go much higher as part of an escalation clause than they would ever do just putting a single best and fun and the best thing about it is because people will say yeah but how will i really know there was a competitive offer and i want to say yeah well the other side has to present yeah they got to give the other offers so that you can see for sure yeah they did get an offer for 5 15 but i will win it for 517. yeah you have to have proof of that so it’s not just taking word taking someone’s word um so you do kind of have a little check and balance there so don’t worry about that yeah if you if your listing agent is pushing you back as a seller against escalation clauses um number one not in your best interest that’s our opinion and number two i’ve actually come across a number of listing agents who just kind of have trouble with the arithmetic honestly if you’ve got it i understand because if you’ve got a lot of offers and you’re trying to you know break them out yeah it’s a little extra you know it can be i’ve actually been in a situation where it kind of had to work yeah and it’s a lot of work it’s a lot of good through the calculation but making a mistake buyer or seller escalation clauses are a good thing that’s why they do auctions yep you know and the way it works real estate is set up there it’s not well you can do an auction there are systems where you can actually do an aux auction for real estate they do that for distressed uh real estate um you know repossessions and that sort of thing but typical real estate transactions they don’t an escalation clause is is a way to introduce an auction-like mechanism and it benefits both buyers and sellers that was a lot of words that was a lot that was a lot of words other than that i have let me help you catch you bro my god thank you oh lord i feel very passionate i think anyway it’s a useful tool that we’d like to share with you guys especially our buyers and give you a little education about it yeah don’t be afraid of them um they can be great be your best friend they can be your best friend you’re my best friend i would never put an escalation clause ahead of you yes you would of course you depends on the deal depends on the there you go there you go that’s the truth folks that’s the truth so anyway that’s our little lecture and escalation on escalation clauses yes if you are looking to buy or sell a home do not hesitate
