what up what up what up what’s going on folks randall and diane brew here located in the heart of prescott lakes the very heart the very heart you are the heart that’s really but i am glad to be here uh this evening to talk to you about the county county kudos yavapai county so yamaha is one of those words that people don’t know how to pronounce true so we should probably start there i agree yeah so the word is pronoun my understanding of the word is the way that it’s pronounced is yavapai as in do you have a pie yes do you have a pie you have a pie you have a pie sure do and the answer is javelina you will see a lot of them here in prescott they are an interesting little critter yeah but uh yeah that’s his favorite joke he loves to tell him it never lands you know well i should say it lands with a phone yeah yeah i enjoy the thud that’s why i keep going there do you know what happened is a skunk fig oh is that well i mean it does yeah what do you does it you say about clothes i’ve never been close enough to smell well i’ve yeah they they are not a pretty critter i’ll say that they’re not yeah i could see where that would that’s an accurate description pungent pigs uh did we introduce ourselves i don’t know doing i don’t know she’s pickling i am diane and this is randall bro i am the pickle lady located here in prescott arizona we’re a real estate agent correct and we talk about real estate and prescott a whole bunch of other stuff lots of stuff lots of stuff foolishness foolishness mostly but today we’re here tonight a lot of fun yamapai county so prescott is in yeah those of you in louisiana that’s what other people call back a parish correct so uh we had a client who did a project and somewhere along the lines somebody lost uh the paper trail with permits yep yep so they finished out their their uh construction project it expanded the square footage with that which they’ve been enjoying for over 10 years and they would sell their home and the county has the very old square footage way back when so yeah we kind of had to kind of had to straighten that before so when that happens it’s easy peasy you call the county and you just say hey we need to revisit this um but what we were super impressed with was they were like the next day hey we’re coming out to re-measure and update the county records and we’re like really already yeah absolutely yes now if you’re from an area of the world like i am where the performance of the local government agencies are less than stellar then you know what i’m thinking so there there could be a permit issue which is a function of prescott valley city city of prescott valley and that affects the square footage square footage comes on under under the domain of yavapai county county city so now you’re dealing with government employees from two different entities uh it could get dicey yeah i’m like oh this could get crazy this could be a six-month event yeah but what we found was no oh my god it was so simple they were amazing i explained it once and they got it right away he came the next day the very next day i called and i said um i explained the situation about square footage and he’s and i i i think it was a lady she says um well you’re in luck uh we are in the process now of going through the valuation the assessment evaluation process and so if you fill out the following two forms yeah she did it better than i could so uh she said the deadline is tomorrow get the forms done and get them into us tomorrow don’t mail them drop them off and she explained where yeah uh we can get somebody out right away because we’re in the middle of that process and i’m thinking sure sure right right the next day the gentleman came uh he called the name before he showed up the next day he was super nice of course i gave him a jar of pickles yeah yeah that always helps it always helps smooth pickles even everybody out it really is a magical event when you stand out jiggles that’s your gift to the world it is amazing how many people really love people but anyway maybe that was the secret and you know the pv people that are prescribing people uh completely understanding too everyone immediately got that there are two entities involved and we’re going to have to kind of do this together no problem i was just astounded at how well and and how competent they were how easily they understood what was a pretty weird situation and uh uh very polite and efficient and i’m like oh my god it’s like a well-oiled machine something we’re not used to from where we came from so we thoroughly appreciated it so i appreciate it to the county hats off to you you have a pie you have a pie we thank you uh for your prompt response your professionalism um your whatever your effectiveness effectiveness how expedient i mean how many other words can we say i don’t know i don’t know i need a thesaurus we need a thesaurus my my thesaurus is terrible and it is also terrible also a very old i think we gave a very old joke yes i think we gave some good words yeah you did better than i did so if you were in a similar situation we have contacts now and uh we’ll make it happen for you and get everything cleared up uh for you to go in the market without any worries or any hassles as you get under contract and rest are sure that you are supported by government agencies that are on the ball true true truth true true true yes so anyway uh if you two are in a similar situation have no fears yeah we can always figure it out we can always figure it out and make it well maybe not as traditional as some of the
other restaurants that we uh
that we have talked about before but it
was rapidly became one of our very
favorites we’re so excited we’re so
excited we as i say we are the number
two franchise in the country
it started in omaha nebraska number two
prosecute arizona and it’s called
cheese chicken
actually it’s called cocky’s chicken and
bruise chicken and brew okay so yeah
this is um we’re always on the look up
the bros are always looking
out
for the latest the best chicken fingers
we can find love chicken fingers
prescott really yeah the best chicken
fingers i could find was the grocery
stores yes but this my friends oh we’re
so excited oh my god and as you know
people who’ve worked with me that’s my
my key phrase i’m so excited yeah that’s
right i really do get excited yeah um so
randall’s like he kept circling around
uh i think there’s going to be a new
place coming up
right after 69 it’s up on the hill
right in front of home depot and we had
to every time we took a drive with our
dogs
can we drive by that restaurant i want
to see what’s coming
sure
anyway they are open much to our delight
it is a cocky’s chicken
chicken and brewery
and it is probably the best chicken
fingers we’ve ever had
fried catfish you can also get roasted
chicken yeah you can they have what they
call bone in chicken
we just go right for them yeah i guess
that’s just regular chicken we go right
for the chicken tea the chicken tenders
catfish the cat they have a southern
style uh catfish which is the uh
uh cornmeal
yeah just like in the south and it
is delicious it’s just absolutely
delicious so coffees the chicken tenders
you can get some great french fries you
can get some onion rings with it but
they oh fried okra but they also have a
special sauce that is divine
sauce is really good
but they also have several other yeah
the other one i really liked was uh
mango habanero oh yeah that was good
cheers to mango habanero that was good
that was good stuff good stuff yeah so
it’s for the salad
chicken what they call uh onion petals
onion kettles yeah onion petals they
have okra
uh mac and cheese
the science are very good coleslaw yeah
you name it
and and they have it in there
they
in fact they have a bar you can go in
and just drink if you want you can go
through the drive-through as well
um whatever we like to we’ve done both
we’ve enjoyed both
um
the juiciest chicken tenders you ever
want to have so they they have a chicken
deluxe sandwich
he is still talking about this yet to
try but it sounds delicious so they put
their chicken tenders on a hamburger bun
with
bacon and cheese on it
yeah i can’t imagine that he cannot wait
to try we just get the regular chicken
tenders but
this is how you know when you’re getting
older
excited wow it’s like our first date i
can’t wait to meet her it’s more about
wow those chickens
are so nice well i just got to tell you
before we moved to prescott we lived in
an air there was a place called
tailgaters and they had the most
delicious chicken fingers at least
but i think this beats them they do
they absolutely do i agree so i have
missed them for a while i’ve been
waiting for a place to open and made
decent
uh chicken fingers and you know
something again so i mean is he looking
to fall in love again no
now it’s all about a good chicken gender
you know in the olden days it was all
like
my heart is pitter-pattering i can’t
wait to see her i can’t wait to see him
you know no not so much now it’s about a
good chicken yeah you know she doesn’t
complain when i bring home some chicken
tenders for her
she’s very excited about that
very excited

the whole bar thing we were in the
restaurant oh by the way it used to be a
burger king
the worst burger king i’ve ever been to
in my life such a trader it is uh so

when you go it’s a great you know they
have a window you can get your cocky’s
chicken to go that’s fine
but inside is it’s nice yeah it’s not
bad at all so for all of you locals

and i appreciate that yeah absolutely

hello and good morning hello peeps this is randall and diambro your husband and wife team real estate team here in prescott arizona lovely prescott arizona i am also the pickle lady you can’t [Music] i know and you’re going to have a hole through oh okay i’m learning the green screen technology it’s very high tech you’d be surprised how high-tech green screen really is now i’m going to keep the yelling pickle myself it’s a lot of rules and regulations at any time it’s really hard for me because i’m more of a spontaneous performer oh you got that yodeling pickle nailed though yeah i do i’m a spontaneous performer and so it’s really hard for me to follow direction anyway speaking of performances is that a transition or what that’s a great transition yeah good job here to talk about the elks theater the alex is back baby we are having the time of our lives the elk theater is a lovely very old-fashioned theater historic historic beautiful right near the square of downtown prescott and for the past two years because of covet no shows nothing it’s been very very sad yeah um but recently they reopened to the mass crowd and we were so excited to be one of the first ones to attend uh cover band called tapestry uh that covers carol king and we had the time of our lives it was amazing and so the the old-fashioned theater opened up every city it was sold out folks sold out shows so that was so the elks theater has uh well i’ve been to two venues i think there might be others there’s a there’s what they call the crystal room which is on the third floor and that’s relatively small it’s like a small bank smaller more intimate more intimate yeah a more intimate music experience so they’ve they’ve been having uh performances there for a while uh it was completely shut down four times and they started doing the crystal room i guess you know there was a limit on the number of people like that i i don’t know uh but you know it became a regular thing the crystal room yeah um it wasn’t until tapestry yeah that they opened the big theater now the big theater is big it’s big uh they opened the whole thing and i think it was it was backed i mean people it was packed we were so excited to rejoin the the wonderful world that was oh yeah before covid and um what was really great was uh when you go to see a show at the elks they kind of have little mini dance floors so couples can get up and dance as the cover bands play and i don’t know who that couple was but you were amazing it just made my heart just so full um i was just so happy to see this couple i mean they were amazing they were good right they were part of the show i thought so too i mean i don’t know who they were but they were amazing they were just a regular couple here to see the show they’ve got to dance and be like moving dancing i mean who doesn’t love her okay i mean my kids grew up on listening to um yeah beautiful beautiful yeah cheers to that i listened to it it’s a great song by the way if anybody hasn’t heard that listen to beautiful if it’s been a while i know but it might be a while listen to it it’s a great pick me up and set your day on the right track but anyway yeah okay okay don’t you’re on the back don’t don’t sing i’m just yeah don’t think don’t sing i’m not gonna sing okay anyway um so they had a a a really lovely couple who got up and they sang i mean they didn’t sing they danced and it was lovely and it was like oh my gosh now i remember what it was like yeah several years ago pre-coveted how uh the music scene was when you go to see a concert at the elks so we are like blacked out with performances for everything we’re like okay we are uh out there we’re going we’re going to an eagles cover band yeah we go to jazz night where they have different it’s just been great it’s been wonderful and a lot to look forward to got a pile of tickets over there all the things it’s amazing so it’s it’s good to know that in prescott the music scene here is amazing yeah it’s amazing it’s amazing and the theater scene as well yeah um for such a small town they have an amazing art scene yeah they really do and so for those of you who are thinking about moving here and you’re like well what do they have here we have a lot i mean we’re from new orleans and we’re used to jazz music you know in the french quarter and i have to say we have not been disappointed here in our little channel that’s right that’s really exciting too about the elks is before they just did the big room or at least i had only been in in the big theater area but people got used to going to the smaller venues so now they book events that are more appropriate for the smaller room they’ll book there and performances that are made for a bigger space downstairs so that they put a jazz series in and it’s been very well entered attended and oh my god it’s been so amazing amazing uh it’s just astounding yeah so it’s a wonderful close-up venue uh so we’ve been doing the jazz series it’s perfect for jazz uh really looking forward to the one next month they’re going to do um the latin the latin style so i’m really looking forward to that so i mean it just it really opened things up a lot so good so if you’re thinking about prescott and wondering what are we all about is this just a little bitty town no you’d be surprised we have some sophisticated entertainment here folks that’s right it’s not all about yielding pickles we don’t have a real problem you know we could play that for you all day long upstairs um but we’ve got some good here can i say that i’ll believe you you’ve been believed i can’t take her anywhere well you know there’s some coffee and you never know what she’s gonna say that’s right anyway we hope to see you at the elks theater get your season passes of Fretting a Crash?
People worry that what goes up must come down, and nothing has gone up more than real estate in recent years. Are we overdue a crash? In this episode, we share our thoughts on the crash potential for Prescott-area real estate.Video Transcript
hello hello hello hello peeps good afternoon and this is randall and diane bro here in the lovely town of prescott arizona prescott arizona with vic lady yes here’s my little pickle somebody uh suggested this to us of course i immediately went on and bought it i love it and also yodles i won’t hit that yodel this time yeah yeah i’ll just let you see my pickle yeah um but anyway uh we are here where we uh wanted to chat with you about fretting a crash yeah so we’ve been having a lot of people asking us about the ever increasing home prices not just here and prescript across the country and whether we are due some catastrophic crash as we had back in the late 2000s and the answer to that at least as far as prescott is concerned is we don’t see where that would come from so the the crash in 2008 depending on where you were maybe it was a different time a lot of that was driven by people who had financing that no one should have ever given them that’s right no money down for an eight hundred thousand dollars probably not a good idea yeah so people were buying extra homes on credit and flipping them there’s a lot of stuff that was going on the the short answer on that score is that is not happening it really you know a lot of our clients are retired yep and when you retire this market in particular yeah you know they have a lot of money but not necessarily a lot of income sometimes they struggle to qualify because of things like debt ratios or income ratios right you know the the the ratios and the finances are are not and you know what they don’t weigh that uh they gotta jump those hurdles uh clearly it’s a good loan but they follow the regulations getting financing even when the interest rates are really low you think they’re begging for business guess what if you can’t make the ratio you will not get a loan it ain’t gonna happen it ain’t gonna happen it ain’t gonna happen yeah so yeah we’re not worried about a crash per se and particularly in the press kit market yeah because most of our buyers are cash buyers yes they’re retired um they’re either paying cash or they’re putting substantial amounts down for a down payment and so you know the creeping interest rates it doesn’t bother them so much because they pretty much have a pretty low mortgage yes um so if we’re kind of a unique market here yeah you may have seen there was an article i believe it was in fortune one of those magazines they listed a number of cities around the country we were one of them prescott arizona makes it makes it into this magazine as as one of the towns that is destined uh destined for a price adjustment and the reason they give is that the i’m sorry sorry are you okay um can i help you out yeah give me a hundred real quick real quick let me get that given that uh the reason they give for that is the if you look at the price of homes and divide that by the average income in the town that number is extremely high which would indicate that people are not making enough money to afford the homes there and so that that affects a lot of towns here’s the thing in prescott a lot of people are retired correct they don’t show a lot of income they have a lot of money yes so when you look at that ratio it’s going to be yeah oh you know your your uh uh property value to income is off the chart yeah he’s got four million dollars in the bank right it’s not going anywhere so we say nay to that yeah because just because we are a very unique market yeah they they ran the numbers they picked the top 10 15 cities in the country that popped at the top and they wrote an article about it um obviously they’ve never been to prescott i can’t see why that’s an issue here i don’t know of anyone i can’t think of anyone offhand who’s even close to you know oh it’s going to be difficult for them to maintain the payment on their homes these guys came here to retire and they’re having a great time and they’re going to be here for a while they’re not worried about making their house note yeah because number one either they pay cash yeah or number two they’ve had such a huge down payment their house note is negligible yeah so for us i always keep in mind the prescott market is quite unique yeah um our median age here is 55 and older so these are people who are not moving here for the industry for the jobs to start a new career this is a career test yeah and all of our friends god bless you we hope we can join you one day everybody’s having the time of their lives that’s right uh they’re golfing they’re jeeping they’re you know uh hiking they’re having a fabulous time they’re not really worried about income so when you hear these stories um don’t fret so much about prescott in itself uh this is a huge retirement town i have people who call me and say i’m looking for a 55 plus neighborhood and i’m like can i be honest all of prescott is basically 55 plus yeah it’s it’s it’s essentially a retirement community yeah i mean you don’t need to be in a particular neighborhood um most of our neighbors are retired um we’re kind of one of the few that are not but um don’t fret the crash crash here in prescott yeah i feel like it’s gonna be okay yeah i you know i i struggled to see what would what would do it yeah uh what drives a lot of our home sales here and the home value prices are people coming from other states mostly along the west coast uh that relocate here because it’s more affordable uh it’s a nice place you don’t have to go someplace where it’s a skabillion degrees uh and in 157 humidity or you know mesquite we don’t have any of that right you know it’s a very nice place so people can come here um the cost of living is low we talk in some of our other videos we talk about the arbitrage where you can sell your home where you are now typically some place like california and you can buy a home equivalent and bank a fair amount of money if the prices in california go down they may go down here too as long as we have a a as long as we’re less than california it would still make sense uh to make that move and i i i just i don’t see how um i don’t see how we end up with a bubble i really don’t i i don’t think price prices can’t keep going up the way they have i understand that we all do i think things are going to flatten out i think things are going to moderate i just don’t see a bubble that there’s something artificial that’s been holding this up all along and it’s just gonna crash i think maybe we undervalued real estate after the crash in 2008 for too long and uh and we had a big you know upward correction and and kobe pushed to store that i don’t know i i was surprised to see the prices go up as fast as they did but uh i don’t see them i i don’t see what would is their bubble to pop i don’t know i don’t know at least you know prescott is a very unique market and um we’re kind of a special little bubble here so you can’t really compare us to the other national markets yeah you know that’s my opinion yeah um and we’re small too we’re not a big player it’s not like we need millions of people moving here to get this right i mean do we have a crystal ball no no but i do have a crystal ball but i but i can’t use it to predict the future i’ve tried i just can’t okay so anyway we just thought we’d share this little two-bit uh two cents of information and uh just our personal opinion of course it is an opinion it’s not fact that’s right it’s not scientific but we just thought we’d give our little two cents of info on how we think things are going we are a very special hello folks this is diane randall bro she is the pickle lady i am prescott arizona someone informed us of this new little gift so of course we immediately went out and ordered it share it with you yes you know everyone loves to share pickle paraphernalia this one really tickled us yeah here you go [Music] because everyone everyone should have in their possession a yodel pickle it’s of the utmost importance this is why they hate capitalism i mean i don’t know why hey we were the first ones to buy it we were like oh hell yes let us order this i think i was one of the original investors so we wanted to share with you our yodeling pickles i am the pickle lady here in prescott arizona that is indeed she does not yodel neither i don’t yodel no but i do enjoy a good yodeling pickle as everyone up unfortunately the pickle is green which is the same color as chris there you go maybe you can see it now yeah but uh we cracked up laughing and immediately placed an order uh for the yodeling pickle that’s who we are here you go pickles hi today we’re here to talk about some fire yes i’m sure you’ve heard about it yeah we’ve been we’ve been getting calls people want to know so uh there is a fire yes uh i don’t know if technically it’s in prescott or not prescott is a big incorporated area it includes some areas kind of over the mountain that are really very remote and very woodsy have essentially mountain cabins out there it’s pretty remote yeah it’s pretty remote i i don’t i don’t know honestly if it’s it’s part of the incorporated area or not they say it’s in the area of prescott i don’t know it’s ian prescott but on the news it makes it sound like we’re like it’s just it’s it’s engulfing pressing it proper and we just wanted to share with you that’s not necessarily so yeah um there are some great summer and you know little cabins up in the bradfords yes yes and so those are we are feeling it for people there i don’t mean to minimize that absolutely and those particular areas are are typically where the fires you know because it is heavily wooded and so it’s very easy for a spark from lightning or etcetera to kind of create a fire situation um but for those of us in more of the city part of prescription not so much to worry about we’re not on the evacuation uh unfortunately those areas that are more in the wooded remote areas yeah they are asked to evacuate um but we don’t want you to think that if you for instance if you’re in prescott lakes um we’re not under evacuation order yeah we we have a uh we have a wind down video somewhere i’ll put a link to it where we talk about how uh prescott has a lot of very different terrain so the simple answer is the southwest section of our town is very wooded it’s very mountainous it’s what you typically think of when you think of a mountain town lots of pine trees that kind of thing beautiful yeah it is beautiful it’s a beautiful area as you go south east uh the terrain starts to flatten out the trees begin to thin out and so finally you get out to areas that are bordering on prescott valley that are really essentially prairie lake uh and so the fires there are a completely different animal a lot easier to deal with you don’t have to rain uh much of the city is kind of that way and like prescott lakes is kind of that way it would be hard to set prescott lakes on fire yes and and the great thing is is that our fire department here is is very much um they’re on top of it they’re ahead of the game um they go out and do a lot of preventative fire prevention tactics so we are never in tremendous threat our fire department is very proactive very proud about fire safety and um they’ll even have some prescribed burns so that things don’t get out of hand and don’t get too crazy um we’re on top of it yeah and the fire effort comes out of the city of prescott the uh the the firefighters themselves are based here uh in our regional airport uh is where all of the fire aircraft uh take off from uh so you know we’re hearing chinook helicopters and yeah and all these these fire planes and we salute them i mean we watch them from our deck and we watch them take off and we’re like god bless them god bless all the firefighters out there absolutely uh fighting to uh keep everything at bay yes and keep everything under control without a great loss of property or you know yeah yeah absolutely so the the firefighters are working actually two fires right now there’s one south of prescott and there’s another one in the vicinity of vicinity vicinity infinity flagstaff that’s right uh close to the peaks so uh which is about a hundred miles away i mean so yes i think these guys do anything in that blank in that radius comes out of prescott so you hear the word prescott in combination with fire in arizona all the time doesn’t mean we’re always burning right and i mean these guys are top-notch uh they are on it we are ready we are prepared uh we are prepared before the event even happens and that’s what i love about being prescott uh being in prescott how progressive it is how proactive they are they’re on it so we don’t ever want anyone to fear um loss of you know that you’ll lose property or et cetera yeah yeah there are very few areas where you can’t get fire insurance most areas of prescott um it’s not required no in fact you should know that when you buy a home here i i don’t think yet i’ve run across any contract that required fire insurance or flood insurance for that matter or earthquake correct yeah cheers yeah all of these so we’re pretty um although you may hear these events uh we’re pretty safe and secure um insurance companies if they think you need fire they’ll let you know i’ve yet to run across any that required insurance flood or earthquake yes so uh when you hear these things on the news it is um it sounds pretty scary it is pretty scary it is pretty intimidating um but for the most part the city proper we’re pretty secure yeah yeah so we don’t want you to worry that uh you’ll hear a fire alarm and have to head out in the middle of the night um it doesn’t happen too often unless you’re in more of the remote areas outside in the in the more forested areas yeah that’s exciting anyway we just want to share that and for our folks who are in those areas you know of course our thoughts are always with you and we know you’re in good hands so uh our fire department’s on it yeah so we wanted to share this uh topic with you about fires because as we’re entering into fire season i know this is a big concern for a lot of people especially hello top of the morning to you good morning folks this is diana randall bro here prescott lady and sidekick respectively that’s right we are your husband and wife duo here in prescott arizona happy to bring you here show you around hopefully you’ll stay we’ve made so many great friends from clients it’s just been um that’s part of the happy part of our time it’s a great time guys yeah and there’s a reason why people come here it’s a great time so today we wanted to talk about some new things that are coming up in real estate yeah lots of rule changes lots of little changes yeah this is actually this is something that should have been done a while ago so i was glad to see this come down uh so the new rule from the local association is that you cannot go live so you’re selling a home your home cannot go live on mls until you have uh if you need disclosures for an hoa or lead-based pain so lead-based pain is anything before 1978. that’s right home was built before 1978 you’re going to need a lead-based pain disclosure so you’ll know that right away uh if you’re in an hoa you will need an hoa disclosure this is paperwork uh in particular the hoa it could be a pain yeah someone more complicated yes some can be complicated uh it has to be done and posted as part of the mls record before your home goes live in mls let me tell you why that makes sense from a buyer perspective so we have buyers that that come in they like a home we know there’s an hoa and we want to make an offer part of that offer is who pays the hoa the transfer fees basically um if we don’t have a disclosure then we can’t really make the offer yeah yeah so what that does is yeah so essentially that’s the listing agent making the buyer agent call the hoa to find out what’s going on and that’s not the buyer agent’s job that’s the listing agent’s job yeah so uh buyer agents have gotten smart and what they do is they send an offer that anything that’s undisclosed you have to pay and sellers didn’t like that sellers aren’t happy with that they’re like wait a minute i so we’ve been why am i paying that things have been getting sort of better we’ve been seeing more compliance there well now if you go live and you do not have an hoa disclosure or a lead based disclosure if you need that uh the listing agent will be fined like just straight up so uh that’s good because listing it that’s part of the listing agent’s job it’s a little bit of homework it’s a little bit of homework part of the negotiation uh in particular in hoa areas where those fees can be substantial um so it’s something that needs to be done and now now you have to do it yeah it’s fair and you should not expect a buyer or the buyer’s agent to have to figure that out and sometimes the seller you know maybe they’ve lived there 20 years like jeez i don’t even remember do i have to pay a transfer fee yeah i think there is a transfer fee like if you live in prescott lakes there is a transfer stream um all sellers have to pay a disclosure fee regardless period end of sentence yeah we all know that but there’s some transfer fees if you’re in an hoa some don’t have it some do and you should also disclose what your ho your quarterly hoa is is it monthly is it annual is it quarterly and there’s always something to know that yeah that’s an important part of their yeah decision they’re like you know i have so much of a budget for my house note how much is my uh hoa going to be because if it’s too much i might have to reconsider and go to a different area all important stuff if you were out there and you’re the buyer and so anyway we’re kind of excited that our local listing service is putting that into effect yes um because sometimes my buyers are here for a short time they want to write that offer up and the hoa is not open until monday yeah if they’re here in a weekend so we can’t give them the answer yes some of the the transfer fees involved are negotiated how are you going to negotiate if you don’t know what they are exactly so uh it this is the was the right thing to do we supported 100 yes and we’re excited yeah we’re excited in our listings we’ve always done this because it’s the it’s the way to do it right if you’re working with buyers you know that uh and and we work with both so uh we’ve kind of always done that we’re glad to see it one thing i will point out if you are a seller this is yet one more thing that has to be done before your home can go live uh generally it’s it from the time you sell a listing agreement until your home is hitting on all cylinders it’s on mls and agents out there are seeing it one or two weeks uh you know the more that the listing agent has to do the longer that takes yep so uh that’s true understand now that uh this is yet one more thing that has to happen and it’s important so we wanted to explain why it’s important and and why uh the rule makes sense so uh yeah good job we’ll be a little more a little more patient as a seller because there are a bunch of things that have to happen absolutely so that is our little tidbit of the day we hope that this helps explain some of the process yeah right absolutely hello friends this is diana randall bro your local friendly husband and wife realtor team located in prescott arizona she’s depressed pickle lady that’s right i am her sidekick in arms that’s right sidekick have arms i’m not sure i’ll get some water i’ll get some more or at least some tools sidekick but yeah you probably do but tough topic too yeah a tough topic it’s something that um i try and try again some people listen and some people how shall i say i think they know better than mama and that is using an out of state lender so we’ve been having a lot of trouble with lenders um and that’s just i mean the lending process the lending process you know we’re going the whole covet thing and logistic problems and i i don’t know what but we’re finding it very hard to match our buyers with lenders who can close in a timely manner well yeah and this is my biggest pet peeve lately particularly if you use an out of state london oh i have a relationship with them i’ve been with wells fargo for 25 years it doesn’t mean a thing okay you are assuming that when you hand off this loan to somebody to start processing it that you’re going to have your particular banker every step of the way sadly my first month that’s not what happens they’ll have a separate team for that they have a separate team for that so the first person who sells you that loan they’re out of the picture they get their commission and they go off and go sell another loan yeah and then your loan is sold you know it’s passed on to another team and it goes into underwriting well every underwriter they pass on to another person to another person so when you run into a glitch and you call your original person they’re like oh that’s not me anymore now it’s joe and kathy and susie so then you may be hunting down these people who they’ve passed it on to somebody else you never get the same person so consequently um when we have a closing date which by the way is a contractual obligation you’re obligated to close on that date and lenders don’t seem to understand that it’s a contractual obligation and so this is what i tell some of these lenders hello it wasn’t a suggested closing date it’s like underground it’s like under contract this is a legal thing yeah if we’re supposed to close march first you’re supposed to have it all done march first so we’ll get a call from the we’ll get a call from the lender oh good news we got the appraisal scheduled for the fifth like okay we gotta close on the first we’re closing on the first that doesn’t help me yeah so a lot of times you know that’s very frustrating so from the get-go i call these out of state lenders and i say order your appraisal today don’t order it two weeks from now because we’re never going to close on time because a lot this is another thing you should you should know out-of-state lenders have to contact an appraisal uh company of their own in-house and then they that in-house appraisal company says let me get you an appraiser i don’t know who i don’t know anybody in that area but i’ll get one from phoenix what a nightmare because the phoenix appraiser comes up here he looks at it he doesn’t know the press get back i don’t know the market they don’t understand i understand the market to do a decent appraisal that’s correct and i’m sure the same is true you can’t get prescott appraisers and go down right really i mean you gotta know you need to have somebody familiar with it yeah you need to have somebody local who really understands the market understands that that side street is really not a major highway which we’ve gotten that’s not a major highway um so you don’t have to you know detract you know at deduct a hundred thousand dollars that’s not a major yeah we’ve had one it was uh oh well the the comp was uh it’s a good comp but the comp has a view of the golf course and the subject property doesn’t okay the subject property overlooks granite mountain it’s a much better view so you know we try to advise of course we can’t tell you i mean that’s absolutely one hundred percent yeah he should pick the land and you’re right that’s your right to do that but when we gently try to guide you try to find a local lender there’s a reason for that we want you to close on time we don’t want you to arrive in prescott and your house has enclosed and your stuff is in transit in a truck and you have no place to move in yeah and it has happened it has it has happened and then suddenly you’re in a hotel for two weeks while you’re waiting for it to get out of underwriting because they didn’t go into underwriting until five days before your closing date yeah nobody’s going to get you out of underwriting in five days and get the appraisal done in five days it’s just not happening you’ve got sellers that are selling in the seller’s market that may or may not be that’s right uh they may not appreciate your situation yeah they want to close because they’re moving on to their next chapter so when we gently suggest please try a local lender preferably a mortgage banker not a bank like wells fargo or you know one of those uh yeah don’t go with a mortgage broker go with a mortgage lender a mortgage banker they will hold your hand all the way to the end because they don’t get their commission until you close so they are invested they are committed because they would like to get their commission and so keep that in mind it’s not to mind your business or tell you what to do and you know i appreciate you know every person i know who thought they had a great relationship finds out maybe not so much yeah and just to be clear most of the clients that we deal with um they are of retirement age yes and uh they’ve region reached a certain level of success most of them do have personal bankers yes so we’re not oh you know i have a personal banker your other clients probably didn’t know they all have a personal thing and it’s not the personal banker’s fault yeah they’re it’s just their process when you’re with the national bank they set you up they do the initial paperwork and then their process is to pass it on to the other parties and it’s not that they’re bad people yeah or you know well they’re dealing with their process it’s a very it’s a very tough situation at this at this particular moment uh some areas like the california banks are really struggling the northeast banks are really struggling uh we had a we had a broker in the midwest so we figured oh that’s okay she sourced it to a bank in california that was a disaster it’s it’s uh it’s a bad situation right now we try to ride shotgun with the lenders for our transactions for our buyers we don’t know all the ins and outs we’re not lenders we’re not right now we don’t do that for a living i mean we try uh the local people we use here they know how to run rough shot they know how to do it they know how to get it done and it’s best to absolutely let them do that you know your bank may or may not respond to a stupid realtor from prescott arizona yeah i can call my local lender and say hey we gotta is there hold up can you tell me what’s going on what can we help to facilitate so we can close on time and i can get that person right away we can communicate clearly effectively and get the job done whereas if it’s an out of state lender they don’t know me from a hole in the ground and they’re like oh i don’t do that anymore it’s passed on to this person and they can’t really we don’t have that kind of relationship so keep that in mind it’s not to mind your business it’s not to tell you what to do it’s just if you have a particular date in mind that you want to close you want to close and uh local lenders are the way to do it they really try hard and they try to make it happen they know the right and they know the ropes and they also know local appraisers that they can get in and get it done so i’d all share this recently we just had one and we were supposed to close on a friday and they called the day before and said can’t close on friday because that is actually lincoln’s birthday not president’s day the 21st lincoln’s real birthday was february 18th so in california we celebrate uh lincoln’s birthday so we can’t send out any wires yes evidently they only figured this out the the day before the day before on the 17th uh i don’t know if that was really the story or not that declared the holidays so it’s weird things like that weird things out of state lenders will have weird rules i don’t know california’s rule about lincoln’s birthday but apparently on february 18th they don’t send out wires in the state of california and they’re allowed to do that so yeah every day i learned something new and another good example is uh ordering out the appraisals it is a matter of course that uh lenders will order out the appraisal kind of when it’s clear that the home’s gonna inspect yep you know that it’s gonna get get past the inspection period that’s when they’ll do it too late you can’t do that now you can you got to order it right away and if you if that means the lender is going to have to eat the appraisal fee yeah that’s just the cost of it but here’s the thing they don’t eat the appraisal fee they passed on to you they said oh we can’t get the appraiser out so i hope you don’t mind instead of paying six or seven hundred dollars for your appraisal you now have to pay the expedited fee yeah twelve hundred dollars fifteen [Music] they can get it done overnight yeah but you’re gonna pay extra for that so try to go local we have everything local in-house we can get it done it’s nice and smooth and you know typically we close on time about 98 of the time uh out of state um it’s been i can’t promise you it’s been rough lately it’s been rough that’s all we can do is just tell you our experiences with this in the end the your lender choice that you that’s your choice 100 it’s your choice whoever you choose we will do our best to make sure that you close on time uh but we just wanted to share some of our experiences with you some other considerations you may want to yeah just be aware you may not necessarily close on time if you’re going out of state we can do as much as we can try may not happen for you we sure will try i love to nag it’s my favorite thing to do i call every day hey it’s the pickle lady again heard anything yeah heard anything heard anything remember the closing date is not a suggested date yeah we want to close on this day we’ve been struggling with this for the last several months so yeah so we want to share and you should know too because you know we don’t always buy houses every other year sometimes it’s been 20 years and you kind of forget so this is our knowledge we want to share with you i’m going to change this up and say good midday good midday good midday good news good okay [Laughter] it’s crazy i tell you but anyway it’s been a long day sometimes when i film with him um but i am diane bro this is my better half cheese pickle eddie that’s right randall brown sidekick we are a husband and wife team here in the heart of prescott arizona we love to help people come here find their dream home just like we did several years ago we love it here and we embrace all people who come you guys will love it it’s just a really unique tale this is our way of telling you kind of what life is like that’s right you can find here what people do here that’s right all the good stuff so sometimes when people will call and they’re like hey i want to come in and let’s set a date great please first step always call me first or enter your appointment on our calendar um don’t just show up in an hour before say hey we’re here could you meet with us a lot of times i’m booked yeah and so i hate nothing more that i hate than saying i can’t meet with you because i’m booked up for the next couple of days so call me first we’ll put you on the calendar and then i may call you back or email you and ask a number of questions it’s not to be intrusive or nosey or anything else but it really helps me hone down on the home search the most important question is is this a buying or a non-buying trip and some people like well i don’t want that kind of pressure it’s not really meant to pressure you it’s just to help me if it’s a non-buying trip i will maybe just include a few homes a few neighborhoods and maybe try to select those homes that are vacant or you know no one’s there so that you know we don’t interrupt the owner too much yeah it’s also a matter of focus so if you know we understand that this is a pro a process and we have no problem with non-buying trips absolutely we’re just trying to figure out what you’re trying to achieve if you’re trying to buy a house we need to show you specific houses because you’re going to buy one that’s right if you’re not going to buy one you’re kind of thinking prescott might be the place to go but you’re not sure it’s not just about homes it’s about the city and what goes on in the city and the different areas we’re going to focus more on trying to find the areas that make the most sense for you rather than the specific homes that won’t be available when you’re ready to buy exactly i mean so for my non-buying buyers i say hey you know what i want to give you a sampling of all that the city has to offer so if you’re a golfer if you want social amenities let me focus on those neighborhoods and show you a couple of homes in there and then i’d like to give you a i call it a potpourri sampling we’re going to kind of go around and mix it all up and see all areas all different neighborhoods so you can kind of decide you know what i really love i really love stone ridge or i really love prescott lakes or i really love talking rock and that’s fine so the next time when you come back and it is a buying trip that’s all we’re going to focus on yeah if it’s a buying trip and you know hey this is exactly what i want i’ve already been there i want this then guess what i’m going to exclusively concentrate on those areas and try to find the best home that exactly fits your requirements it’s a lot of fun for me i enjoy it especially when i have bigger inventory yeah yeah um but we try super hard to find one that you will connect with yeah yeah we give you a sale if it’s a non-buying trip we’ll get you in a few homes just to kind of give you a sense of what different price points will buy you correct what kind of features are available whether they’re views or not what kind of architecture you know what style of home you know that sort of thing we’ve given you more of a feel rather than trying to fit you into a specific home right and we also tour you as well as we go along so whether it’s in prescott valley or prescott we point out all the major places stores etc so you really get a good education on what prescott has to offer and then when you’re ready and you come in to buy we’re ready to do it let’s let’s let’s hone in on that and let’s find that perfect place and let’s do it yeah so uh uh you know sometimes people are a little taken aback when i ask that question i’m really not here to make you feel pressured i am the worst i am not a hard sell i am the softest cell i think probably on earth um first of all i don’t think i have to do a hard sell i think prescott sells itself it’s a it’s a lovely town it’s gorgeous i think a lot of the homes here sell themselves i don’t have to force you to do anything and i would never do that anyway right that’s not who i am and it you know i just don’t believe in that everybody has to be here 100 and then it works out beautifully so when i ask you is this a non-buying or a buying trip don’t be like i’m feeling pressure it’s truly not meant that i’m trying to serve you better by figuring out exactly that’s exactly it so anyway if you hear from me and start asking you some questions don’t get nervous don’t get don’t get uh wigged out it’s just for me to kind of either make it a an intense day of finding you the perfect home or just a nice tour sampling the areas and so when you do make that final decision you’re ready to to to go in the air you want to go to yep absolutely so that is all so i don’t want you to ever feel pressured i’m not all about that i’m all about the soft sell and um just finding what’s you know touches your heart because that’s what it’s all about for me it’s an emotional decision as well as an investment but the most thing is what attaches what connects to you i should say what connects to you absolutely that’s more important because that’s the only way you know you have to be some place you want to be and then you’re super happy with your decision absolutely okay so if you need to reach us hello hello peeps every time you say that it’s right in my ear hello peeps she’s the pickle lady i’m her sidekick we are in prescott arizona we sell real estate among other things we’re bringing you up what it was doing i think restaurants we do a lot of restaurants for you yeah but i don’t get it cuz i don’t get paid for that i don’t get paid for that that’s just pure joy for me yeah sharing every now and then we get a free drink that’s about it not really not really because we don’t do it in a location we should get a lot more than what we do i’ll tell you that much yeah but i i i’m gonna let that go because we just have so much fun talking about uh things here in prescott but here we’re not going to talk about things to eat on this episode we’re going to talk about things to listen to things to listen to something you should know here in prescott great great music scene an amazing music scene oh yeah and coming from new orleans we were like oh sure i’m saying a lot yeah that’s it a lot we’re from new orleans and you’re messed with the music that’s saying a lot we’re pretty impressed because we you know our our bar was pretty high i’m not sure let’s see and we went a couple of times i’m like wow that’s good a lot of good great local talent uh regional town we also get people coming up from phoenix yep all the time you know the the phoenix symphony comes up here and plays in the square they also play at yavapai community college we have a lot of local bands that play all the time on whiskey row that are phenomenal and then there are a lot of great cover bands who also come in play and we go see them at the elks theater one of them it’s not a band it’s one person yeah we’re we’re going to go see the carole king carol king tapestry tapestries the cover band yeah my personal favorite is actually a local resident by the name of esteban i love him i love him so i love him too yeah a world renowned uh guitar player and classically trained right classically trained by segovia segovia a lot of people kind of consider him to be the heir to segovia unbelievable what this guy can do with a guitar and he lives here in prescott so he has retired here yeah he plays only regionally now uh you know california arizona probably vegas yeah uh but he does a hand like two or three four uh concerts a year here right here at the right here else theater in prescott that’s right and we love it we always go one year we went for mother’s day and brought randall’s mom yeah and for me and we went and he plays with his daughter teresa yes who is an amazing violin amazing amazing and he has a great drummer yeah a great drummer the guy’s phenomenal uh at the last concert i think he did a couple of drum solos yeah had me just blown away and his daughter’s an amazing improvisation on a violin oh i don’t know that there’s a lot of people doing that no i mean you know theresa joy is her name so we go and as soon as he starts playing i always start to tear up just it’s just it’s just beautiful to hear a classical guitarist just very moving it’s just it’s just beautiful yeah and he last time we went he played 90 minutes straight because he also talks a lot about his personal life and how he got uh on this path and his journey and that’s that’s a lot of fun yeah very inspirational very inspirational and you know he talks about uh you know his life as a musician and tells stories and he tells him well is always funny he’s always funny so we highly if you’re a musical person uh you’ll love it here you’ll love it it’s a huge variety i think he mentioned in the concert that his son is going to be um i don’t know how permanent or how often that’s going to be that’s right the basis yeah but yes it basis and so uh i look forward to seeing that yeah so he’s going to do another concert april you’re thinking about visiting and you’re here april 9th make sure you check him out yeah grab a ticket just one it’s a wonderful evening and then go have a nice dinner yeah it was really we did it for valentine’s he is a treasure and he like the rest of us here have totally embraced life here in prescott and what prescott represents and uh enough thank you for all your support it means the world to us every time you watch every time you watch we get that one click and we love it yeah yeah that’s our that’s our fan base another restaurant today we’re picking up colts colts yeah you know we’ve gotten a lot of feedback from people who say yeah honestly one of our favorites is when you guys talk about restaurants and i’m like wow well we are foodies um we do go out and socialize a lot we have a lot of fun doing it yes we do and so we are happy to share our restaurant videos with you [Music] which means my many friends many friends there you go hopefully so uh yeah so today we’re talking about colts colts is kind of a local chain they have a number of locations i think they started in cottonwood or something i think there’s been a location in prescott valley now for a few years yeah and uh we just i don’t know i make really good ribs yes so we don’t there’s a pretty good yeah so we don’t go out for barbecue all that much usually when we’re in the mood for barbecue i make i make ribs um so we’ve been hitting the barbecue scene some friends called us they wanted to go and we did and it was amazing it was a really good it was amazing um fantastic barbecue but what we’re most excited is colts has now come right into the heart of prescott yes they are yes they are they’re right past uh whiskey road well i they’re clowning they’re still on biscuit that’s right so the whole thing about whiskey row is uh no no one’s quite sure if it’s one block or two yes uh there’s one block that has always been whiskey row and there’s always been a second block where you know we’re we’re a risky road too but it really hasn’t caught on we’re hoping that colts makes kind of tips the scale tips the scale uh and bringing it to that second block so that whiskey row becomes a two black entity it needs to be a two block so much fun such a good time yeah but uh colts is right there on the corner of montezuma and montezuma and goodwood [Music] delicious delicious turkey sausage yeah brisket their brisket is different it’s amazing ribs they have a selection of barbecue sauces oh yeah that’s what i love about them yeah there’s like an apricot sauce that’s really good the traditionals are really good different amounts of heat depending on what you’re looking for bring the heat now bring the heat i like the heat yeah i like a few of them so i like to kind of mix it up a little bit the brisket is outstanding the brisket is and you need to die yeah you have an option of either lean or rich oh yeah yeah what do you think that’s what i have yet to try the lean so for those of you who are being good yeah i don’t know why you may go to colts if you’re going to be good but we know somebody maybe somebody’s forcing you to go to colts and you really want a healthy option so get the lean brisket don’t we go all yeah we do we do so that uh yeah the sausage was good the ribs were good yeah all of it uh the bar is really good they’ve got a number of their own um creations yep um i can’t remember did i have i had a huckleberry huckleberry’s huckleberry something yeah i don’t recall too much because i had several of them uh some kind of bourbon with uh maple or something in there i forget i don’t know it was all good it was good it was all good yeah their their cocktails are really good so if you’re coming here for a visit or if you’re living here uh make sure you try colts either in cottonwood prescott valley or right here on whiskey road it’s a good time and it’s it’s got a nice little atmosphere too yeah yeah we enjoyed the line so shout out to colts we love you and we love that huckleberry oh yeah it’s good good good stuff so give us a call or look us up at pickle411.com are all kinds of restaurant reviews on uh you’ll find there yeah that’s our thing that’s a thing and lots of uh but if you’re looking for events if you’re looking for information about real estate uh it’s all there it’s all free and it’s all we covered them phenomenal we covered all people who do it or just they’re just yeah sometimes you know sometimes people don’t connect with us i’m okay with that most of the time that we have a ball we do we like sharing all of our knowledge that’s right with you yeah about life here that’s euphemism knowledge i’m not sure it’s all just knowledge not not exactly but we try it’s malarkey we try all right nice seeing you today and have a great rest of your day bye

hello hello hello my friends hello peeps this is randall and diambro here in the lovely town of prescott arizona just good arizona with the prescott pickle that’s right we are very excited to share something new that has come through our brokerage and that is express offers express offers so a lot of there are companies out there that will uh pay you cash for your home you know we buy ugly homes i mean we’ve seen all these kinds of things uh we have a program like that we can offer you money for your home uh it functions as kind of a last resort if you will or our worst possible case or if you’ve got to get out fast something happens you’re like i really don’t have time to market this i need to sell quickly yeah so so these are investors that are investing in homes uh they are either looking to hold in rent or they’re looking to renovate and flip uh and so depending on the kind of situation you’re in you might want to consider something like this absolutely it’s an amazing program it’s a great program easy to use yeah easy to use you can always get uh get an offer and if it’s not to your liking then you can go the traditional route and use us though or anybody else for that matter the list journal in a more traditional way that’s right but if you’re looking for something quick and easy uh it’s pretty good the if your home is completely you know kind of up to date and ready to rent uh probably a little closer to market value than if it’s a flip situation uh if you are if you want to redo your own home and then sell it i mean essentially you’ve gone into the flipping business right professional flippers can do it cheaper and easier you may be surprised at how uh good offers the the quality offers that they can give you so there’s something to think about before you dive in and start your and in particular if you’re really kind of in a time crunch yeah because we understand life happens yeah things happen and um you’ve got to get a skedaddle out of town yeah or something dramatic has happened financially and you’re health-wise yeah health-wise uh if you are uh if your parents have been in the home for 40 000 years right gee you know we’re gonna have to sell mom’s home and i don’t know been there and done that yeah a lot a lot what are we gonna do with this yeah so yes you’re going to get less than market value because it is an investor and they are looking to make a profit by giving you more convenience but maybe less than you think and a whole lot easier because uh having done it uh it’s or you’ve done it more than me but um it’s it’s it’s not a good time people it is a lot it’s not a lot of fun yeah so you have to consider yeah yeah been there done that i wish maybe we would have had at that time access to express offers yeah that would have been so that would have been amazing certainly something to consider absolutely so i mean consider this among you know a whole battery of different options we’ll be glad to learn more about your particular situation and help you explore what options make the most sense for you but it is nice that we have you know an extra bullet in the chamber if you will another tool in the tool bag i like the first thing’s a little violent yeah i don’t know yeah i mean coming after that one thing yeah yeah yeah yeah yeah we don’t want to talk about anything because that could possibly be in the chamber all the bullets in the chamber are the same tools i like the tool yes i like that better we’re just kind of in kind of crazy crazy times crazy time you never want to assume yeah that’s right that anything is is or is not in the chamber [Laughter] as we’ve been taught in gun gun safety yes every gun is loaded every gun yeah you should always just safety tip always safe always uh i’ll say that all guns and you know what express offers is also listed it’s also loaded it’s ready to never assume that your toolbox is full because if you take the toolbox uh chances are you won’t have the tool that you need that yeah yeah i guess i don’t know but anyway we just wanted to share that with you because we think it’s an exciting new program with our brokerage and we are happy to share it with you yeah we’ll be glad to run some nights absolutely and help you uh if you’re in a bind or just you know don’t even want to put it on the market and show it a ton of times this is something another option so give us a call or look us up yeah you can find more information at pickle411.com that is our information site whether you are buy or seller somewhere in between you will find something there that is informative and entertaining and worthy of an oscar absolutely worthy of an oscar we’re here to help people that’s what we’re all about customer service bar none that’s us that’s all i have to say that’s why i’m tired all the time have a great day thank you for listening take care bye

uh we are i digress we are here to talk
today about something called driveways
and corvettes driveways and corvettes
well what i’ve noticed yeah how about
you
lately everywhere in prescott i see
people driving corvette after corvette
yeah lots of corvettes here it’s a big
cars of all types are big here vintage
cars and
they have uh uh we’ll have shows with mg
and but it seems the corvettes are kind
of uh taking center stage
yeah vintage corvettes brand new
corvettes um the new ones have beautiful
colors yeah beautiful so shout out to
mr goodman and to the lucex who are also
fellow uh friends and clients yep who
corvettes yeah corvettes here’s the
thing about corvettes they ride low to
the ground
super super low to the ground
not the only cars that ride low to the
ground no they’re producers also ride
low to the ground priuses uh any number
of so the hot rod cars you know
testosterone and all that stuff that
they ride low to the ground
which helps you i guess with the air
flow when you are i get it i mean i get
the design yeah um the design doesn’t
always work for us as realtors that’s
right yeah the problem is we are a
mountain town so we do have terrain
they have any number of areas around
town you’re driving your corvette you’re
going to bottom out yep
and sometimes when you don’t expect it
and i hate the sound of that we have a
sedan uh we also have the pickle van the
pickle band rides low the scene does not
ride very high yeah uh from time to time
you know we get a bit of a scrape if you
have a car that’s really low you’re
gonna be scraping a lot so be careful
with that
and in particular be careful about your
right way yes so but the pickle lady
team yeah
we’ve come up with a solution yeah we
did yeah so a lot of times kind of thing
right people will come in and they’re
like oh my gosh i love this house i love
everything about it the driveway is not
going to work for my corvette we just
had this with a really super nice climb
so i was out i came home and like where
are you because we were getting ready to
go meet them
and randall says well i’m i’m over here
at lowe’s i’m like what are you doing we
need to be gone
and he came back and he actually devised
this tool that helps us measure
yes um the the the how low the car is
the clearance on the driveway so just
it’s very science
you think it would be easy you know it’s
not about the front of the car it’s
really not about the back of the car
it’s really about the middle of the car
so what happens is you have you have
like a little hump
in your driveway you know because it’s
it’s you’re going up terrain or whatever
and you have like a little hump if the
front tires go down
faster than the back tires are going up
uh you may scrape in the middle
so i made a little device where it uses
yardsticks and uh it’s pretty much it
you know it’s orange and engaging
contraption
it’s our own invention nobody tried to
patent this that’s right
i think i’m gonna make one instead of
instead of rope i might do one with uh
with some kind of wood to get but the
idea is
you uh you measure the clearance of the
tires and how far apart the tires are
and the yardsticks kind of show you they
represent the tires and if the rope is
touching your driveway then you’re
probably going to scrape
and it’s not an exact thing but barring
you know actually bringing the car in
and trying it out it’ll give you a good
idea um i don’t know why they don’t use
a device like that to actually pave what
else did your driveways what else did
you bring oh we also did uh the other
issue was the the slope of the driveway
may be of concern for the the pods the
storage units the storage containers
so we had to we had to measure the pitch
to see if they were going to allow the
client to put the storage unit in the
driveway or it was going to be too
angling that’s right so here’s the thing
people
you think we’re just here writing up a
contract
and chit chatting as we do with this on
these little videos we actually are full
service yeah uh we’re out there
measuring we’re coming up with new
measurements uh measurement uh equipment
we’re inventing a group correct we we
are we’re double time here
we’re like you know what we’re going to
figure out about this corvette for sure
before you make a decision the other
thing we love to talk about and we have
it in our own house is something called
a bridget
oh yeah the bridge shout out to the
bridgette the bridgette company yeah i
think we did it
we did a video i think on bridget’s
so in our particular little babies
subdivision or neighborhood of uh
prescott lakes called creekside they did
a really horrible job on the curbs the
curbs are too high yeah so in effect it
you have a speed bump going into your
home driveway okay so most of the
neighbors here have this device called a
bridge
which is made out of the same kind of
rubber that make tires it’s amazing so
shout out to the bridge the bridging
company so that’s a tip for you guys
yeah definitely if you are having a
hard uh you know jump up over a curve
into your garage
look at the bridge of the company yeah
i’ll put it if i find that our old wine
down on the bridgette i’ll put to think
on it it’s it’s supersize so between the
bridget and our measurement tools
and uh knowledge and know-how yeah we
will make sure that car is gonna work
it’s gonna fit yeah yeah because a lot
of times homes here are built into
terrain we don’t have super flat
necessarily driveways
and uh it’s important to understand that
when you’re coming here
um either get rid of those cars or
we’re gonna try to figure it out and
make it we’re trying to make it work
don’t be disappointed if not listen buy
a new car and get a higher higher
clearance because you’re going to you’re
going to want that
we’re going to run into it time and time
again here unfortunately just because of
the nature of the terrain if you’re
you’re a collector or you know you have
a a really beautiful car and that’s kind
of what you’re in you may want to
consider some sort of alternative
storage you know a garage or something
where you can store it might you might
do better than keeping it in your own
garage
but the main point of this particular
video though was just to talk about how
we’re full service
um we have a measurement uh equipment
now in place
to help you really determine with pretty
much 95 accuracy i would say well i mean
you’re going to really tell you you just
you know if it says you’re you’re not
going to scrape you probably want to try
the car
you know i mean the ultimate test is the
car itself
um but if it tells you you’re gonna
scrape and you’re probably gonna scroll
i mean it’s it in the end it’s
yardsticks and it’s rogue it’s yardstick
you know and i’m not an engineer now you
know but i mean we will try to help you
do your due diligence for it and show
you what’s going on but the good thing
is is that uh you know if you’re coming
in from out of state you may not have
that car with you right we try to in the
interim give you some idea of whether or
not it’s going to work yeah
so that is our tip of the day yeah it is
important here

The local Realtor association has always deemed it a big no-no; that's changing. hello hello hello hey peeps welcome back to the preschool pickle lady talk show yeah right we like to call it the wine gum or the wine down because you know we’re winding down we’re not drinking wine yeah [Music] just coffee it’s coffee strong coffee yeah but we are excited to be here today absolutely i am diane and this is randall bro she’s the prescott pickle lady we’re realtors here in prescott arizona that is correct and now we’re excited to be here today because something is changing with the prescott area real estate it’s changing now yep and we’re ver we are super excited something that needed to happen for a long time we are now allowed as realtors to start advertising a little bit ahead of time about coming soon coming soon homes that are about to come in the market yeah so i i don’t know why they’re changing now they were so anti coming soon for so long you can’t do it coming soon you can do coming soon we’ll beat you with a stick well i don’t think they were quite that dramatic but they work for me they knew i was gonna be the i was gonna be the one i don’t know i i i it was it was uh it was a strong position that they were taking uh in most areas of the country they do do come soon your house is about to go on the market in about a week you can start marketing and putting a sign out there that says coming soon and everything else but we were not allowed until march 1st march 1st 2022 march 1st we can start doing that so when you list a home it’s a process you know the seller says okay go and at that point things start happening so you’ve got to get a post in place you got to get your sign in place you got to get the mls uh form written up you got pictures taken before you do the pictures you got to stage the house or do any kind of cleanup and it’s a process and usually it takes a week sometimes two to kind you like to do a drone too yeah we do a drone yeah so we’ve got a lot of moving parts that need to come into play before it can actually hit mls and uh traditionally during that time we would be calling our buyers and telling them it’s coming but that’s really all we could do we couldn’t do any more than that that’s right but now we’re super exciting fast we do have a coming soon yeah we do we have a coming soon and it’s going to be a great house out in prescott valley valley yeah four bedrooms yeah two baths big yard no waitre all newly redone all new completely renovated completely renovated really really nice very conveniently located uh yeah you need to call us so uh we still can’t even do coming soon for this one because we don’t even have one picture uh no but we are in the process we may end up doing uh you know a week in advance coming soon or something like that uh the renovation still isn’t completely done uh but we’re excited about that that gives us an opportunity to have other agents uh beginning to think about the home before it actually hits the market people coming in town uh can plan around better you know that’s what i want to see uh so once we get the front of the home shot you know just the the basic exterior and uh you know we’ll we’ll put it coming soon up on that that’s right yeah and in the meantime you know don’t be afraid to just calm wah it’s a reference to uh when harry mentioned good job i was wondering if you would remember give me a call you know because it’s a great it’s a great family house for starting you know if you’re just starting out it’s going to be a great rental yeah um but i help a little bit with the very low inventories that we’ve been having for buyers uh you know they help out the buyers a little bit when they can kind of see some things that are coming so we’re excited about the new policy very excited aggressive about trying out some some
