folks this is Diane and Randall bro hello peeps good afternoon we’re coming to you from Prescot Arizona here in the lovely Prescot Lakes happy to be here and share our newest thing this is our new phrase for everything when things are going wrong we are living in the great age of incompetence yes yes there used to be better ages yes the Gilded Age the this age the well it’s you know we don’t live a bad age I mean you can still get orange juice in the middle of the winter you know the thing is people just aren’t good at what they do anymore it’s just you can’t get good service you can’t things are not done the way they should be very true and so we’re just finding it more and more and more I don’t know if it’s an aspect of um recovering from covid when everything was shut down and I think I was thinking about this I think during the time of Co a lot of folks who were on the cusp of re and we’re like forget about it I’m done I’m out so what’s happened is there’s been a huge gap and so now there’s some younger folk coming in who maybe are coming out of college or high school where during Co they didn’t have to perform so to speak um so now they’re thrust into the Working World and things have changed yeah people are working at home they don’t know how to conduct themselves they’ve lost people skills uh they’ve lost a good work ethic and they’re like well I don’t have to do this I mean I’m just going to take some time off yeah and it’s created a lot of incompetence so I don’t know if you guys found that I yeah I I don’t know if it’s they don’t care anymore I just think it’s they’re just unable to do what they’re supposed to do so recently uh there was an assassination attempt on uh uh uh president Trump uh a very narrow Miss uh he was very very lucky and as the news comes out it’s very clear the Secret Service was just dro the ball time and time again uh we anytime you travel now if you have a connecting flight chances are you’re going to miss it I mean how many of you out there have heard you know every flight we’ve taken recently delay delay delay Mr your connecting flight I mean we might get home three days later yeah yeah and you know even they lost my luggage and the guy said I I don’t know what to tell you we told them to pull it they said they were and he looked at me he was an older gentleman he goes my co-workers are idiots yeah you know and I just don’t know if people have and that’s when the door doesn’t fly off of the Jets right they got I they got some serious things going on same thing restaurants it’s like I don’t know maybe because maybe some of the older more seasoned workers have moved on so they’re not there to train the younger folk and teach them how it’s supposed to be done I don’t know what the answer is well I well one one possible solution besides the fact that a lot of people with the most experienced workers uh retired is that you know we shut down the economy so all usually an organization has employees that have been there a while and they bring in me one or two employees and the people who’ve been there while can kind of show them the ropes well after covid there was no one who knew the ropes so they had to start all over you know it’s like every every business every organization is a startup now and they’re all trying to figure it out again and and I think you’re right I think people don’t care as much they don’t have the work ethic they used to having spent uh months at home getting paid for doing nothing and they want to do that again now we’re really sounding like old people yeah I you know standing old I know it I know it and the reason there is a small I mean there’s there is truth to this though folks I know it absolutely you have to work you can’t get money forever for free we wanted to make sure that we told you if you if you’re not aware or you haven’t noticed uh we thought it was important for you to know that you are living in the age of great incompetence because if you’re going to do a real estate transaction you’re going to be moving there are so many moving parts to that process on the selling side on your buying side you’ve got lenders you’ve got title companies you have inspectors you have movers you have handymen repairmen you’ve got contractors I mean you’ve got all of these pieces and parts the idea that everyone who is involved in your transactions is going to be competent in the age of great incompetence is vanishingly small yes so make sure you get very competent responsible um uh involved real estate agents yeah don’t get somebody who’s like I’ll call you in a couple of days you need somebody who’s with you every step of the way and we’ll hold your hand and make sure in the age of grading competence that your deal gets done and gets done correctly yeah you just have to double triple check you just need to track everything to ground follow up follow up just to make sure that even the simplest things oh we over to we’ll overnight it to you we had something where they were going to overnight it was a car TR a car a car purchase we’ll overnight it to you well they forgot to put it in the package they forgot to give it to the guy when he showed up you know oh here it is it’s in the outbox I guess they forgot to give it to the FedEx man yeah so well great you know let us call us when it’s there and we can really come back again and get this taken care of so in the age of gr incompetence look for good seasoned agents like Randall and myself we’re here to help you we uh we will do what we can many sleepless nights problem solving how can we you know switch this around and help these people get into their home um that’s what a good agent will do for you and that’s what we love to do for you and get you to the Finish Line yes so in the age of grading competence look for great competent people I think that you know one of the problems I think too having spent a fair amount of time in Corporate America uh mostly as a consultant is you know corporations treat their employees for the most part as interchangeable parts and anyone who’s been in the world will long enough will tell you that’s not the way any organization works you always have you know the people who are more than carrying their weight you know it’s the 20% they get 80% of the work done and uh it’s maybe we lost a lot of those people going forward recognize people when they’re good if you get a good waiter please tip well yes so they he’ll be he or she will be there next time they keep doing a good job recognize good good work because you can’t take it for granted anymore absolutely well cheers to you you do good work good job I try to we try and we try our hardest to bring the best for you as our client we really do we want to bring you uh to you know fruition get this deal done make it happen for you and we’re happy to do it absolutely so be careful out there who you’re hooking up with like your mama used to say monikers that’s right that’s a good word I like moniker you’re yeah I know so today we want to talk about something a little interesting about moving here to Prescot if you have puppy dogs look out for porcupine porcupine so we got a call from a friend of ours whose dog uh Piper Piper uh just let out in the backyard and came up with a whole bunch of quills evidently they almost like fire out I I always thought you had to like throw yourself on a porcupine evidently they come out like little arrows I I don’t know yeah when they’re threatened it just happens happens and it happens fast and uh so she was uh stuck a whole bunch ended up uh and they have barbs on them too so they’re very hard to remove it was um I mean the dog is going to be fine he’s fine but it’s not a fun process and we’re not talking about one or two quills I mean you could have aund quills all in your dog’s face and in body and and it’s very uncomfortable and you have to make sure you get the whole Barb out you can’t just take it upon yourself to pull it out because sometimes you leave a piece in there and then it’s another nightmare now I don’t want you to think you walk around presca and you see porcupines everywhere cupin are very well hidden they’re they’re nocturnal yeah and they do not like to be seen so uh generally you don’t see them if you don’t see them that doesn’t necessarily mean they’re not there they’re there they’re hiding I had seen por golf course I think yeah this is a house that’s on the golf course I think they kind of like the golf course uh same as coyotes coyotes also kind of like golf courses uh so if you have property like that or looking to buy property like that just be careful yeah so when you put your pups out you should know do we have porcupines yes do we have Havalina yes do we have coyotes yes especially if you got a teeny tiny dog oh yeah never never have unsupervised outdoor time well this really small dog I mean we’ got Hawks you know oh Hawks and that’s true in a lot of areas I mean you know it’s not like we have this abundance of wildlife the same as true a lot of those animals were there in Texas as well but uh so make sure you have supervised yard time um don’t go to the grocery store and leave your dog outside in the yard you might come home to a disaster yeah now we have big dogs so uh you know the the Ravens and you know that they’re not going to carry around our dogs but uh porcupines even a even a very large dog can get uh injured by do so we uh we have a little print out here so we have a little print out yeah so we went to chat GPT we are harnessing the power of artificial intelligence to give some tips on how you can avoid having dog uh stuck by a not stuck not stuck that’s right so as I said have supervised outdoor time yep uh have make sure you have a good fence around that little critter say they borrow underneath I don’t know how practical that is I know but you can try but they they are pretty pretty creative there’s also such a thing who knew called porcupine repellant yeah so you can get porcupine repellents get training oh training how do you get train your dog train your dog to stay away get like a stunt porcupine that’s kind of stupid commands like stay yeah or leave it important my dogs would never listen to that never learn just like my children they would never listen to that but hey if you’ve got good dogs who will listen to that for you good uh have the porcupine repellent I didn’t know they had such a thing use commercial porcupine repellants these can deter porcupines from coming near your property there you go so I don’t know what what that scent is or what that is I don’t know but I guess you could find out and spray it around your yard probably Puli or something like that they also say to remove food sources like bird feeders or fruit that falls from your trees yeah yeah um they’re attracted to that because they want to come eat and they’re hungry so try to keep those things to a minimum and if you’ve got uh fruit trees in your yard pick up the rotten fruit because I that was car’s problem I think she has a fruit tree I think she yeah um make sure you keep your yard clean of all brush and extra logs and things that they could hide in or B burrow in and make a cute little house Y and uh they also like uh motion activated lights and sprinklers are very good to detract them and deter them from coming into your yard they don’t want to be a part of that at all they don’t like it that’s right a Sprinkle I really like it kind of Squirt yeah yeah make them run make them run that would keep me out of your yard not that I would do anything to your dog and lots of lights so yeah it’ll be good so anyway um that’s just something to keep in mind yeah if you got a little pup she kind of went through a bad experience had to rush him to the vet and it was not cheap okay so be aware that when you come here we are got Critters yeah so yeah and like I said this is not like a common thing this is the first time I heard of it happening uh unfortunately to a friend of ours but uh we just thought we let you know and yeah it’s a it’s a good it’s important to know so know remember supervision is the top thing as far as I’m concerned as well as having a fenced yard yeah so be on the lookout for porcupines and any other Critters that could hurt your your kitty cats or puppy dogs and stuff like that so in conclusion after our many valuable tips we just gave you um make sure you protect your kitty cat your puppy dogs um things are out there it’s not always bad but you should be aware um there are some Critters out there who could wreak havoc for your little your little pup or kit so that is your tip of the day if you like tips the place to go is hello hello hello my fellow pickle peeps hello peeps Diane, Randal Breax here coming to you live from Prescott Arizona we are so excited to talk about all the wonderful changes coming uh due to some lawsuits against lawsuits basically they’ve made made a couple of lawyers uh really wealthy yep and uh they’re not good lawyers because their clients made like maybe $5 each yeah when when is settl is all said and done because we know the news is is very slanted it’s not giving you the full story after this class action lawsuit is settled amongst all the sellers they will make a grand total of about four or five dollars per person per seller yeah um but it is upset the apple cart for everyone else contct El in the whole world that’s right and so we want to give you a heads up that especially in the state of Arizona effective August 1 every client we meet all of our lovely buyers coming in you will have to sign what’s called a buyer’s contract a buyer’s employee agreement yeah it goes by a thousand different names which makes it that much help that that’s much more difficult we call it a buyer broker agreement yes but basically it is a contract between a buyer and a buyer’s agent just like a listing contract is a contract between a seller and a selling agent or listing agent that’s right so you are signing that you would love to work with us uh that you were going to employ us to help you find a home y to help you with every part of your move and all the other multitudes of things that we do for you uh during a a closing and during the process um it will go over our compensation and uh you’ll see what our uh commission rate will be except for now we can’t call it a commission yeah we can we can on the buyer broker agreement yeah say it’s the thing all the yeah you know how life is now everything has a has a uh what do you call it when you can’t say the word you got to say something euphemism everything’s got a euphemism so yeah there’s the commission on the buyer broker agreement you can’t talk about commission uh buyer commiss buyer agent commission on MLS on uh MLS or the listing contract ever again so so all this complication just so a few people can get $5 each and a couple of lawyers who aren’t very good can make a lot of money so when you come in please be aware we are absolutely unable we are forbidden it will be breaking the law Etc yeah forbidden forbidden ver verbot any word you can say any word you can the word is n o if you do not agree to sign unfortunately we will not be able to open one single door for you to take you on a tour hey don’t shoot the messenger we cannot open a door without a contract right we are not don’t shoot the messenger yeah and by the way all the other agents uh will tell you the same thing and if they tell you something different please call us so we can report them that’s right uh because this is the new law this is the way it is and you H you have to sign uh there aren’t a lot of you out there but for you guys who like to work with more than one agent at at a time even though only one’s going to get paid uh you’re not going to be able to do that anymore you’re going to have to have an exclusive agreement with one buyer it’s like a marriage you have to be committed you have to sign that marriage certificate yeah yeah and uh we would love to help you and unfortunately if we say I’m so sorry if you come in and you don’t feel comfortable signing it we are going to have to conclude our tour at that moment yeah um if we uh do not have you sign it and we take you in anyway we could be heavily fined yeah and I mean heavily fined uh and or lose our license yeah so obviously we’re not going to do that it’s just please understand that we’re not trying to be heavy on this um we’re not trying to make you feel uncomfortable um you know out of your element and making you sign something it is a national law yeah it will be across the entire United States and they will be looking very carefully for people who are not doing it right yes they do they do so don’t hold it against us uh we just wanted you to know when you come in and be prepared so that you know yeah okay I get it we’ll do this and then we can discuss how this compensation will work yeah usually we’ll do a sellers concession there’s a whole bunch of ways that most of it’s just gonna be it it’s my take on all of this is uh it’s really not going to change very much except for some words some additional paperwork that’s right uh it it’s it’s I don’t think it’s really going to affect the industry very much except to just make it a little more complicated a little a little more paperwork a little more paperwork so we just wanted to give you a heads up on that um and let you know what’s coming and in our little neck of the woods in Prescot uh the law starts August 17th but in Prescot we are enforcing all of this starting August 1st that’s pretty much Statewide in the state of Arizona because I think Phoenix is doing the same thing yeah we’ve upped our game we got all of our paperwork uh updated and changed to reflect the new law and so anyway um don’t shoot the messenger when we see you and we hope you understand and we’d love to take you out in a beautiful tour um take you in a bunch of houses but you should know before you even get in the car we’ll have to have that signed so I hope you understand we don’t make other rules it is what it is people we don’t make the rules we wish we didn’t have to ask you lawers making the world a better and safer place for all of us that’s right but we can’t wait to take you on a fabulous tour show you some great homes and what our town is is all about none of that has changed at all none of that has changed none of that has changed at all we hello peeps hello or he says hello peeps hello peeps di Rand bro Here I Am the pickle lady I’m the sidekick he’s the sidekick we are here to talk to you about some real estate things that we think might be helpful to you yep uh something we’ve learned and it’s very important um especially if you’re buying an older home yes so any home you know gosh earlier than the 90s I would highly recommend that you have with something something that’s called a sewer scope Sewer Scope it’s not sexy it’s not fun it is not sexy um it’s nothing to do with you personally they don’t they won’t scope you okay yeah you’re not getting scoped you you won’t get personally scoped so they basically they find uh uh they find the wash out for the sewer it connects your your home to the city sewer yes and they put a well they put a camera and a snake camera with a camera and they check the uh how well the pipes are doing um if they’re functioning they check to see a lot of these homes especially homes in the 40s and 50s are with galvanized pipes or pipes that have eroded because they’re very old old which uh a lot of people don’t know if you buy an older home and the pipes are corroded and filled with rust um they stop performing Y and then it can come back up into your house and then you call the city and say hey my pipes aren’t working you got to come fix this well guess what it’s on you nope um they do not come replace pipes in your front yard to the city sewer they don’t they’re just resp responsibity they’re responsible from the hookup on that’s right but you are responsible for getting your your to to their pipe so if your pipes aren’t working then they’re going to have to be fixed and it is very expensive it can be very expensive because they even have to do Street repair yeah you got to jack it all up sidewalks streets curve all that stuff has to be jacked up and then um and then replaced and then it can be very bad very very costly could be 30 to 40,000 so anytime we sell a home that’s exceptionally you before 1980 we always have a sewer scope go out because particularly if there’s a lot of mature Landscaping there’ll be a lot of trees and bushes well you also will get root intrusion and so those will go right through those Rusty pipes they’ll find a little opening and keep digging the way into there and then all of a sudden you’re clogged with rust and Roots yeah so nothing can pass out into the city sewer and then oh god that hurt something happened I had some root I think I had root intrusion myself root intrusion that was weird that was so weird one one thing I’ll point out we looked at some warranties that are available um home warranties home warranties that might cover that and there are some that are out there but usually they exclude rust and they exclude root Ro which are the two things that are going to kill you so if you buy an older home we always recommend um ask the seller uh go ahead and and mitigate these root intrusion and you can get it reamed out it’s not the end of the world yeah it’s just something that you should definitely investigate before you buy that home because you don’t want to find out five years down the line you’ve got a $40,000 pipe repair and maybe warranty will cover it maybe it won’t so I would always thing that’s bad about that to at least in this market is if a home is older generally it’s more uh less expensive so you might be paying $40,000 for a sewer repair uh a sewer pipe repair on a home that cost $400,000 yeah you know that’s that kind of hurts yeah and so you want to especially if you buy an older home have the Sewer Scope see what’s going on they could be perfectly fine they could indicate some root intrusion have it reamed out yeah and once you and remove those bushes remove those trees so it won’t happen again then your pipes will continue to perform so it’s not the end all like oh everything has to be replaced that’s not necessarily true it’s just things to mitigate that so your pipes continue to perform at top you know top top capacity one thing to know if you do have an older home uh you like once a month you can flush down what is it that’s right it’s called copper sulfate copper sulfate so if you’re in an older home right now it’s simple simple simple and you’ve got a lot of trees and maybe you don’t want to cut them down have the pipes ringed out and have those roots chopped out of there then every month after that to prevent further root intrusion uh you get a half a cup of copper sulfate and all you do is pour it in your potty pour it in your toilet only your toilet nothing else not your sink not the bathtub just the toilet flush flush flush that copper sulfate will get in there and dissolve any future Roots yeah the roots the the the trees don’t like it so yeah trees don’t like it so so you that it’s if you’re going to get if you get your pipes reamed you want to start doing that if you haven’t had your pipes reamed yet uh you might want to just start doing it because that’s cheap the reaming is not that expensive at the very least just start with the copper sulfate and uh you might prevent some problems yeah I do believe to have your pipes red out I think it’s like 175 175 an hour okay so if you’ve got extensive extend you know I mean you’ve got long pipes I mean that could be a little but it’s well worth it particularly if you’re buying a beautiful older home in the historic district or something like that it’s an easy fix yeah but it’s something you should be aware of most people don’t aren’t aware yeah yeah so yeah get your pipes reamed out yeah it doesn’t sound right but you know what I mean picol lady really knows her uh really knows her that’s our tip of the day if you like tips place to go is a lot of folks who come in from all over the United States yes I mean we get people from New Jersey Massachusetts I mean Oregon Washington we get them all over and um we’ve had some people come in they’re like I don’t know if this is for me and I get that it’s not for everybody so you need to pick the town where you feel you are treated best that’s right and where you feel like a really comfortable fit yes and you’re with your folks so to speak so if you come to uh Prescot and you’re like you know what I I just don’t like it I don’t find people friendly here which is not true but anyway is not true um it’s very important that you have to be happy where you land the house is not enough it’s the community and what the community off offers and if it’s something that you’re like I just don’t know if this is for me that’s okay yeah and the local government for that matter if you live in a place where they’re constantly raising your taxes and lowering your services you know they take money for highways and the highways just keep getting worse every year there’s uh you’re not safe uh in certain areas of your town maybe you’re in your own home uh you’re not being treated well and one of the fundamental rights that humans have is they can vote with their feet they can go someplace else you can move with your feet and that’s the beauty of living here in the old us OFA uh if you don’t like it pull up Stakes go some place else life is short you know we want you to be happy where you land yes and that’s okay and for us you know I mean we came from the deep south and we we pulled up Stakes we didn’t like some things that were going on and uh so we pulled up Stakes was it hard yes um was it hard to start over yes was our family real thrilled not really but um you know it’s a great big world out there people yes and life is so short so we want you to land where you’re truly truly happy and where you feel a good connection yes and you have a good sense of community and so I think you’ll find that here in Prescot we think you will uh and if it’s not here you need to go someplace else yeah and that’s fine there’s there’s a guy I follow on YouTube he calls himself the uh Nomad capitalist and and that’s what he says he says go where you’re treated best now in his mind you go someplace you know all over the world you know he looks at places all over the world and if you want to do that you know you can check out his website he he’s an interesting guy uh but the same also applies here in United States it’s a big country it’s a big continent yeah and uh there are wonderful places to find chances are you’re someplace because someone else decided that you should be there either an ancestor or uh your spouse’s boss or your boss or a job correct or family you that’s just where I grew up so I stay here yeah if you’re retiring you get to choose where you want to live and it anywhere in the world you can go you can go anywhere you want so go where you were treated best and we have some very dear friends here shout out to Suzanne and Don yep you know who you are they grew up their whole lives in Massachusetts and the same town for ever and ever and ever and ever have never moved away and they were like we’re done and they pulled up Stakes pull up stakes and came all the way out here uh I’m sure their family is like what what we like it here she’s like we were done we were cooked we wanted to try something new and God bless him they came here and they fully embraced it and God that was hard right it is hard but I’ll tell you this having done it myself you go back ain’t no going back oh my God how I ever I know I know you see things in new eyes and it’s like the lenses are pull you know and uh so they’ve had no regrets we’ve had no regrets I mean we love our family but it’s just sometimes you just have to try something new I mean because life is it’s a blink people it’s a blink and it’s over the great thing about presc is for the most hello hello hello hello peeps Diana Randall bro here that’s us we are your friendly husband and wife team helping you find your beautiful home here in Prescot Arizona that’s right today we wanted to talk about something we get this question a lot uh especially when we’re doing listings if you have a home that’s about 20 years old or older the couple of things we would recommend always have it pre-inspected especially if it’s an older home because there are a lot lot of things that may come up usually the roof is very important yeah usually roof’s one of those so if you have an original roof I would highly recommend that you have a roof inspector come out before you even go in the market he can tell you this roof is marginal you might have five to 10 years he could tell you it is shot time to you know call it um you always want to find out before because once you get under contract if something comes up during inspection you don’t want to queer the deal and people walk away like I don’t want to put a whole new roof on yeah yeah if that does happen um there are lots of ways to approach that you can either say hey let’s talk to the buyer and say hey we’ll get a a quote on this roof do you want to split it maybe you know when you negotiate on repairs we can split the cost of that would you be open to that yeah uh you can um yeah if the obviously if the roof is completely shot you’re best off just just put a roof on it move forward you will never sell your going to sell you’ll get offers they take it out of the price you’re going to end up in the same place anyway right if you’re let’s say your home is 15 years old and we’re talking about composite roof by the way for tile composition composition Ro yes tile roof no that’s entirely different yeah so let’s say the home is 15 years old and the roof is you know rated 20 25 years so the buyer looks at it well you know there’s some things that uh you know this the roof is looking bad I know if I stay here for 10 more years I’m going have to get a new roof you know and they’re kind of looking at the seller looking for money they don’t get a new it’s not a new home they don’t get a necessarily get a new roof uh unless the roof is completely shot completely shot typically what we’ll do is we will negotiate a deal where the the seller makes some sort of contribution usually it’s half if the roof is pretty bad you know has maybe another five years you might pay half maybe a little less if if the home’s a little younger uh but if you are on the buyer side uh don’t think you’re getting a brand new roof it usually just doesn’t work that way usually it ends up with the seller paying some of the cost of the roof and also at some point particularly if we’ve had like a terrible hail storm or this and that we can recommend call your insurance company to the seller and say hey can you get out here and see if we can make a claim yeah and then you can get a whole new roof um particular particularly in times of bad weather and things like that so there are a lot of ways to approach that um the worst thing is just to say you know uh I’m not going to even talk about the roof no it’s going to be called out it’s going to be called out it’s going to be called out uh so if you got a 25y old house with a 25y old roof before you even go on the market have it all inspected and decide what you’re going to do and what you’re going to negotiate on that because it is going to come up it’s going to be a sticking point roofs and tires are are the kinds of things you really they’re expensive it it hurts you to spend money on it because it’s not going to change your life at all yeah but if you are not aggressive about replacing them you will regret it yes uh you get a blow out in the highway you can lose a lot more than four tires that’s right you know and the same thing with your roof if if your roof leaks you can end up with a big problem problems like mold problems like walls that have to be torn yes and don’t think you’re going to pass it on to the next buyer it’s it’s really not it will be called out and it’s you can’t get around it you just can’t so accept it deal with it um try to take care of it so that your deal goes through seamlessly that’s the option yeah that’s you know we we that’s the ideal is just to have it you know I’ve already addressed it it’s good it’s cool don’t worry we know we’ve taken care of it buyers love that yeah yes when buyers are looking at a home that’s 20 years old they’re like do we have a new hot water heater this is what we get all the time new hot water heater do what about the HVAC is the heater and AC original is the roof original the RO if all of them are original most people will say I’m not interested move on to the next house yeah so these are not the fun things to pay for it’s not the cute sexy things to get uh you know where you’re like oh my house is so beautiful it’s not fun and we know we’ve been through it ourselves it’s just a fact of life most people don’t want to take on an older home with those kind of things so the only way you’re going to sell a home like that is at a deep discount correct a lot you’re going to lose a lot more than the cost of the roof absolutely absolutely uh in particular uh if a home has been uh inherited you know it’s an estate home yeah a lot of times there’s there are no funds available to do the RO we can help with that there are Financial vles uh that can that can help you with that and save you a lot of money in the long run um so if you for whatever reason there are no funds to do the updates that you need uh we can help you with that absolutely so just bite the bullet face facts take care of business so that you can sell and at a great old enough to remember the do yeah that’s right uh no a flipper is someone who buys a home and uh generally either stages it better or renovates it does some something to increase the value and then resells it for a profit that’s what a flipper does and uh a lot of times people will see that and see the money that flippers make and wonder you know why can’t I make the money uh why can’t I make that money I could do I could flip my own home and you can’t there are certain things that you can do to increase the value of your home and you can do that but uh we wanted to tell you about a new program that we have that makes flipping your own home very very simple yes it’s called exciting yeah it’s very exciting it’s really really cool it’s called Cash Plus Cash Plus so the way it works is f it starts with a cash offer so you get a cash offer now the cash offer is not going to be market value it’s going to be less than market value but it’s cash it will probably be enough that you can go off and uh buy your next home with it at least as a down payment uh so you’re off you you are out of the home and the the buyer takes over the home so far this is just a cash offer this is where it because you get your cash up front this company comes in fixes it all up and then if they sell it at a profit you still get a percentage of that after the fact so you get your cash up front but you don’t have to do any of the rest of it yeah you don’t have to be bothered with you know painting or working on the weekends or or or or you know uh meeting contractors and they don’t show up and all girin or whatever you want call there you go you’re not a girin you can’t know yeah here today to talk to you about squatters squatters yeah this is something that’s happening across the United States so we have to be very careful and um especially a lot of our buyers are coming in they’re buying a second home this should be a little something concerning but don’t worry in Arizona it’s not that uh big of an issue so what a squatter is is someone who for whatever however man they manage they get inside your home and they don’t leave so it could be a tenant you know that’s renting from you and then they stop paying rent and they just stay refuse to leave could be someone who broke into your home and just refuses to lead correct they become squatters and some states protect the rights of squatters it’s pretty scary so if you try to like turn off the electricity or the water to try to get them out force them out some you could go to jail that’s right yeah and so that the laws in these states protect the squatters and you need to know the laws in your area that’s right so it’s very costly too you have to hire attorneys you you know all all kinds of uh it can be a very prolonged legal process to evict people who technically have broken into and taken over your home that you’re paying taxes and a mortgage on but somehow they have all the rights so now that’s it’s state by state now the the state of uh New York has just gone back on this they had very comprehensive squatter rights legislation or whatever uh the governor has stopped that has said hey maybe this plan isn’t working so well yeah um these people are taking over illegally people’s properties that are owned by someone else New York does dumb things from time to time but usually they learn after a while and they fix it uh that’s what they did here I I I don’t know who thought it was a good idea to give rights to people who break into other people’s homes and take them over and take them over but they did uh and then they realize well this isn’t working because you’ve got you know honest people who are losing their homes and their their jobs and you know it destroys your life someone takes your home it can really yeah and this is mostly people who maybe it’s a vacant home or it’s a second home it’s a vacation home or a rental and I mean it can really recre Havoc with your whole life and your finances and everything else so one thing you should know because we have a lot of folks here who move to Prescot and they buy a second home here it will not be tolerated here we do not allow squatters it’s illegal here uh so don’t worry about that don’t fret uh your rights come first if you own it you’re paying taxes you’re paying mortgage uh people cannot illegally move in and take over your home here you you call we’re not going to do it you call the sheriff the sheriff that’s right will remove the people yeah it’s not going to be uh a Year’s prolonged process and people are destroying your property um so anyway we just want to share that because we do have a lot of second home people who come here the people who have a second home uh a rental home that goes unrented for a while or just go on vacation for a couple months yes uh you know that’s when the squatter’s hit and savy they’re very Savvy uh they even have YouTubers out there teaching squatters exactly how to do it that’s right uh they like home towns where there are a lot of second homes yes uh so it’s if if you’re in that situation you could be at risk so you need to know the laws in your local area and you need to protect yourself absolutely Ely so you should know feel safe and secure Arizona we don’t fool around we’re not going to allow it to happen it’s uh we don’t we don’t uh give any rights to squatters um we give the rights to the people paying taxes and paying their mortgage as it should be really makes you wonder it makes me wonder yeah so anyway don’t worry about that if you’re thinking about coming here for a second home or you travel a lot and it’s your main home but you’re gone for a long time um you’ll you’ll be pretty much protected here so anyway we just thought we’d share that with you because we keep hearing about it more and more in other states and it’s it’s pretty scary so hopefully New York will Le you know New York’s example will lead the way other states will do the same that’s right uh but as at this point it’s it’s there’s really a lot of uh uproar going on because a lot of people have been affected by this absolutely so we just wanted to share that with you about I’m going to say c word stats yeah there you go one in particular I wanted to to mention today I’m kind of the numbers guy in our little Duo here uh some of you might get my uh my monthly uh uh Market updates if you’re not getting those you need to get those um subscribe yeah it’s good stuff it’ll it’ll it’ll put you ahead of 99% of the people are watching the uh watching the stats here in presc but there’s one stat that just irks me so I had to talk about it uhoh yeah and that is the sales to list price ratio so the idea behind the stat is if you’ve got a good Agent they get you your list price and if they get less than list price that’s not so good so a good agent would be one that has 100% you know meaning they always get the list price for you or 105% you know they actually get over list price that’s not right well here’s the thing that doesn’t happen if you want to get I can get you uh I can guarantee that I will get you above list price on your home I’m going to price it at $100 I was thinken to myself what what are you talking about there is no law there’s there’s no formal mechanism to set the price on a home yes and a lot of times people screw it up either too high too low uh they really don’t know what they’re doing and the list price is it’s just a number that somebody made up whether it’s the seller or the agent there’s no reason to believe that it’s a good number necessarily now in practice most of them are reasonable we’ve been seeing a lot of very unreasonable selling uh uh list prices because I think sellers are still spoiled from covid they think the world hasn’t changed they’re just you know living in their own little virtual world uh but this is something you need to be careful about if you’re going to sell your home and you have an agent that comes in and says I always get over list probably pricing the homes too low red flag red flag red flag this is not a stat to hang a hat on now if you want to look at the stat like when we are we have a buyer that’s coming in and we want to place uh place an offer make an offer on a home in a certain neighborhood I might look to see if the homes are coming in around list or they’re discounting just to give us some sense of how low we could go in I mean there are times when you might use it but people are using it as The Benchmark to to judge agents by and uh the ones that are going to do the best are the ones that are going to under underprice your home so a stat you need to be aware of also overpricing uh and I know some sellers are quite adamant I must have this price period yeah and I think it’s worth us well I’m going to give you a little example just because you have a view doesn’t mean the house is worth a million dollars particularly if it’s only 1,800 square feet and well it depends on the neighborhood I guess there are homes that are 1,800 square feet that might be worth more than I don’t know but a view does not constitute there’s a lot that goes into pricing it goes by your square footage it goes by the condition of the home just because you have an astonishing View and you have a shack that’s only 200 square feet does not mean you can command a million dollars so you need to be aware come on you know you got to have yeah the house down the street might have gone for over a million but it was also 3,200 square feet and you’re only 1,800 square footage matters folks it’s not all the view okay A View does not just to close the loop on views um typically in Prescot if there’s the same home home A and home B they’re exactly the same except one has a magnificent View and the other one doesn’t let’s say B’s the one with the view be will probably go for about $75,000 more than 75 maybe to 100 that’s it maybe to 100 now views were really going for a premium during covid because people were stuck at home and they had nothing to do but look out the window so uh you know views that were commanding big premiums but I find they’re back 100 really less than 100,000 now yeah it’s not yeah so you you have to be very careful if you don’t have a view don’t be expecting oh I’m going to get 900,000 I’m going to get 800,000 and your backyard backs up to a wall now we’re talking presc if you’re living in California or someplace like that that’s something different we’re talking in our Market okay so be very careful um some people are like but I have a magnificent View and I think my house is worth over a million if it’s only 15600 1,800 square feet no it isn’t you’re not going to get it you can’t command it um just because of the view so keep that in mind I mean that’s another you know um stat yeah stat stat yeah we have some more of these I like these I like the I like calling out yeah I like saying Bull and you know we try to uh help our Sellers and just give it to them straight do you want to sell or do you want to sit in the market and go stale yeah you know it’s we just know we run cops we don’t just pull a number yeah out of the air yeah we really look at each particular neighborhood the right price is important correct we’re not doing doing a comp from Prescot Lakes compared to a comp and and and pulling in hampa we are doing our comps we do right you I mean we we comp Apples to Apples we’re not doing apples and oranges and pretending you could get more we give it to you straight and uh we help you sell in in a in a pretty good time so anyway keep that in mind when you have all these crazy stats floating around we’re going to try to guide you and give it to you correctly and we do the math numbers don’t lie don’t they don’t lie and and more than that our approach to numbers is not to be Dazzle you with our Wizardry we want you to understand the numbers yes if we’re telling you the price is too high we’ll show you why we think the price is time in a way that you’re going to you’re going to be able to see it you know just from the analysis so that’s our approach so yeah so we’re here to help you and guide you and we hope that you follow our advice so it’s a pleasant and easy process for you when you’re not doing lot of hand ringing if it sits on the market too long we’re here to make this process easy for you and it’s less you know at least stressfree right yep absolutely as possible that’s what it’s all about you know because it’s not a good time to sell your house everybody knows that it’s
