Why Color Can Cost You Big Money
Often the things that make a house a home are the very things that will cost you plenty when it's time to sell. This is particularly true when it come to color choices. In our continuing series on home staging, we offer our tips on paints, finishes, and color choices. Check it out!Video Transcript
well good morning friends hello brandon diane bro here your prescott pickle team we are indeed i am the prescott pickle lady um when you come in you’ll see why i’ll bring you some of my cajun pickles they are fabulous yeah the pickle lady often wears uh green but not during our wine downs i can’t can’t wear green i love green i know green is my lucky color i have green eyes they get really green when i wear green i have my lucky green jade earrings i’m all about green all about green well we’re here now let’s talk about color so we’re doing staging tips for our sellers out there uh as i said in a previous wine down uh professional staging isn’t that big of a deal and prescott not a lot that go not a lot of that going on uh yourself we trust you guys yeah no that’s the way it’s good it’s done by the sellers and done by the agents it’s not done by professionals but just because it’s not done by professionals does not mean it’s not important it’s violated and it’s vitally important and it’s very necessary now and one of the important factors in staging your home is color color color color we’re going to talk about some colors some things that you need to keep in mind about colors in a home right uh one of them so if one of the i think we’ve talked about this before if you’ve got weird colors yeah you need to paint yes if you’ve got like yeah uh bright aqua yeah yeah peach peach is so dated yeah peaches love is so dated yeah um seafoam green is so dated and a lot of the painting techniques are dated the faux finishes and stuff like that a lot of that is really kind of passe people really get turned off when they see it it’s kind of like popcorn ceilings you just can’t sell anything with a popcorn ceiling now there are certain colors where that is the case um i would i would i always tell people avoid just white uh it’s too strong it’s too stark people go to white because they think it is uh safe right um but it can be too bright and too jarring yeah particularly if you don’t have a lot of too sterile too sterile particularly if you’re not gonna have a lot of pictures on the wall yeah if you just show a home that’s empty with white walls it really cheapens it quite a bit so be careful like when we say hey these peach walls you really should paint go with a nice neutral gray or a nice neutral soft white or soft cream yeah or like a taupe very soft completely neutral nothing jarring nothing startling nothing um for instance we had a house in baton rouge way back in the day and our daughter’s playroom we we did this whole all four walls were beach scenes and sea creatures and murals and we had a great time we also did it in texas in their house too um but as soon as we went on the market nobody had to tell us we immediately covered it up and painted and did all it was kind of sad yeah we did take some movies of it and some pictures so the kids could look back and realize what amazing talented parents they had yeah because we need to you know constantly put that in front of that like send them the evidence yeah not many parents paint their walls like this for their kids yeah but your parents did yeah you had a blue a killer whale yeah we had a killer yeah yeah and jellyfish and we allowed that to happen but anyway that’s just a shout out to the kids and all you parents out there who did the same thing you know you know what we’re talking about kids rooms are always suspect so if you’re yes if your daughter just loved hot pink and her whole room is hot pink including the trim you’re gonna have to paint that absolutely you know uh little boys like uh you know crazy dark colors sometimes black walls yeah they’ll be terrible get rid of that space scene or whatever and or whatever it is uh crazy purples we’ve seen some crazy purples it’s got to go yellow it’s got to go don’t push the envelope with colors if you have something that’s pushing an envelope you really should paint them and you know it may cost you maybe a thousand dollars to repaint all that yeah it’s worth it you will reap that in in the price of your home you will regain all of that and more and again if you leave it and it remains in place your house will probably sit on the market yeah and the longer it sits on the market you’re going to have to drop the price drop the price so that little bit of investment ahead of time will actually get you more money even if it doesn’t so so i’ve told the horror story before there was a home beautiful home uh the walls were a mint green that’s not that offensive no not about uh but everyone took in it was like this doesn’t match any of my stuff uh in the end long story short i think that color ended up costing them at least fifty thousand dollars they had to keep it was they ended up having it anyway yeah they should have painted it in the beginning and you’d be done and they would have been done right away and they would have gotten more money for the home it’s not just oh i can’t sell my home so i have to lower the price right if you have two people who are interested in your home then they compete with one another on price you get more money if your weird color only makes one go away it’s going to cost you money even if the home sells right away it can still cost you money that’s right and the other thing is people people were like well they can paint it themselves and they can pick whatever they want people just don’t have the imagination the vision and also they think to themselves i want to be move-in ready i don’t i don’t want to come in and have to hire painters have to find a painter i want to be able to move right in and unpack my stuff hang my stuff on the walls if they have to wait for a painter and it might take two or three weeks to get the whole house painted it’s a turn off they may walk away from a perfectly great house just because they’re not interested or they find one that they don’t have to do that and that’s a deciding factor right yeah so i know when we moved in our home i painted it from top to bottom and it was about a three week process because i had a small team yes and um so yeah if you want to live with your painter and get to be really good friends yeah you know and that’s okay um but it’s you’re really better off just doing a a minimal touch-up painting yeah and and adjusting the color it will save you a lot of time and money in the long run time on market and more money absolutely absolutely so another another seller tip if you’re looking for seller tips or just information about real estate or just prescott in general hello hey peeps hello we’re rapidly approaching the christmas season here which is why we’re uh dressed in red that’s right we’re festive yeah this is my winter holiday season uniform that’s right i swear to god yep that’s his uniform i’ll see that until april this season for dressing like perry come on yeah no one here well maybe some people know who perry promotes most people don’t yeah i think it was one of the egyptian pharaohs the young folks won’t know but anyway i digress yeah we are here today i am dianne and randall bro yep she’s a bigger lady arizona correct we are the pickle team together yeah pickle team we are here to help you find a home if you’re traveling near or far happy to find that perfect place in our lovely little town or if you’re ready to list we absolutely would love to help you on that yeah venture we also have a lot of people following us that just sort of live here yeah kind of get the inside scoop of what’s going on town as well i want to hear what’s going on yeah what’s going on so today we wanted to talk about park street delhi street deli especially with the holidays coming up if you are local here you know or maybe you don’t know but that is the place to go for any kind of fine wines good liquors nice tequilas yeah it’s just to be clear it’s uh it is a deli you can go there and eat and they do have good food but it’s primarily a liquor store but it’s also a bar and a restaurant it’s got a few things going on there’s a place to sit outside they also sell cigars there’s there’s a cigar patio room yeah and is there an inside smoking room i think i know there’s an outdoor space where you can smoke cigars either that you buy or bring right um so there’s a lot going on at park street uh but the name is park street delhi that’s right and we love to go there and grab a sandwich uh we like to eat outside if you got a nice you know as he said a nice little patio and then of course mr bro cannot leave without buying a little bottle of something something something yeah great selection great selection of wine great selection of liquors scotches rums tequilas it’s they do a great job they do an amazing job so we just want to give a little shout out to park delhi thank you for the service you provide uh if you’re getting ready for the holidays or you’re here in town visiting yeah make sure you stop by there grab and grab a little bite to eat yeah and get a little something something for the holidays so i usually get to i like the gyro sandwich is one of my favorites there they do have really good pizzas probably a number of goodies yeah they do yeah they have good pizza yeah with salads oddly enough a good beer selection so yeah we highly recommend it yeah we were there not too long ago with one of our clients yep so i’ll share the pictures from that pictures that you have for that we’ll share from that we had a nice time yeah far straight down it’s just a nice relaxed venue you don’t have to get all dressed up just just go chill just kind of knock in chill have a glass of wine have a beer so i’m not sure if that’s a restaurant review or not we we do restaurants all the time here kind of a restaurant kind of a liquor store we’re not quite sure what you would special purpose but uh that’s the kind of information we have on our site if you’re looking for more information the place to go is pickle411.com lots of information about real estate whether you’re buying selling someplace in between or if you’re just about town need uh ideas about good restaurants and things to do and who knows what there’s just so much free information so much stuff that we just vomit out all the time vomiting out vomit there’s vomit everywhere to help everyone out there who might be watching we thank you for watching yeah and we hope you get something uh something new to learn every time you click into one of these videos all right thanks everyone and have a wonderful day give us a call if you need any help at 713-302-1964

hello hello hello hello beats randall and i am bro here your local prescott pickle team that’s us i am the pickle lady uh happy to join you today and uh we want to talk a little bit about something that i think everybody should learn when they’re about to list their home and uh you know just listen to the advice of your agent and one of the main things we’d love to talk about when you are ready to go live and we’re getting ready to take pictures and video of your home you want it to be shown in the best possible light possible mm-hmm i said that this might be possible best possible light as possible forget about that yeah only one possibility just take one of those possibles ignore all that but yeah possible ignore the extra possibility if it’s possible if it’s possible ignore the extra possible that’s right so this is yeah seller tips staging tips so in this town uh professional staging is relatively unusual in some markets it is a matter of course that sellers will pay a professional stager they’ll come in and stage the home for the most part that doesn’t happen in prescott usually yeah there’s some uh you know usually staging you’ll see if the home is empty right and uh they don’t think it shows well empty they may put a few things in absolutely uh but state professional staging is not that big a deal in prescott but that does not mean that staging isn’t important it’s super important but it’s up to you to get it done that you are my agent right so the most important thing is i’m sure most of you have heard this if you’ve sold a home before declutter declutter declutter yep declutter i’m famous for this i have a stack where my mail goes i have a stack for here stack for there yeah i have my books tucked you know irregularly that’s a good word they’re regular books yeah in the in the in my bookcase and things like that and you get little pigeonholes like yes you stuff stuff in the in the space between the book and the top of the bookshelf just as a temporary holding spot and three years later that paper is still there well we’re not here to talk about the issues you have with you no i’m not trying to i i’m i’m assuming that i feel like he’s he’s addressing that to me because that is what i am famous i am uh we see that in homes that we are listing we see that in homes that we were taking our buyers through it’s like you know they really should spend a couple of minutes to stage the home better right and the decluttering is just sort of a base you know you you you get used to seeing that paper in the pigeon hole or whatever it is you don’t even see it anymore and after a while you stop seeing you don’t see it but other people other people will yeah and then they’re like oh that was you know and and they get not fixated but that’s all they see yeah and they don’t see the other good qualities of your home yes and so anyway it’s very important to get rid of the stacks of magazines you may have okay national geographic oh my gosh my parents must have had 150 right i have never had a buyer ask them you think you can get them to uh give me those copies of national do you think that’s not gonna happen just letting go interested in your national geographic that’s right yeah and and you know people need to understand that a home purchase is in large part an emotional decision absolutely investors maybe not so much they’re looking at the numbers and that kind of stuff but typically uh buyers either fall in love with your house or they don’t right and they don’t always know why they fall in love or why they don’t fall in love and honestly you know some clutter on top of the books in the bookshelf might be enough that that little you know brains and synapse or whatever shut it down just doesn’t fire and the home doesn’t really connect they won’t connect with them and they don’t even know why yeah uh they couldn’t even explain it so absolutely it’s not like we’re being irrational oh they can see past the papers like honestly we’re here to tell you but they won’t they most of them can’t they just they just it’s like they don’t have the imagination so it’s very important um when we say declutter we don’t mean to be insulting to you or this that and the other we’re just telling you we’ve been in homes and the ones that are decluttered they’re so they sell quick they sell fast just say bye bye bye yeah you know if you haven’t used it in two years get rid of it and it doesn’t bring you joy is that lady says that japanese lady who yeah i can’t think of her name condo yeah it’s actually she’s she’s she’s on the money which is absolutely if you haven’t used it in two years it’s never going to happen get rid of it and make your house look good just but if you’re a child of the depression you just can’t throw things away that’s fine too get some storage get some storage and get it in storage correct pull it out yeah roll it out it’s got to go go down yeah one of the things you need to be aware of is that in large part people coming to prescott are looking to retire they are typically coming from homes that are much bigger than the homes that they will be buying so if your home feels like it’s not all that spacious uh it’s gonna be a stumbling point for them they’re trying to fit their 3 000 square foot life into 1700 square feet you want to make your 1700 square feet or whatever it is look as big and spacious absolutely and then they can envision wow maybe i could take my china hutch and put this here yeah um that’s that which leads us to our second point if you’ve got a ton of furniture jammed in there pull some pieces up if you’ve got two end tables and a sofa table and a coffee table and huge sofas pull some of that stuff up pull it out it’s too much people think oh gosh i would never fit in here i can’t bring my stuff that is yeah and people don’t think about that they’ll have a small uh a small living area and his and hers big fat lazy boy chairs or something and they just put them side by side in front of their 50 000 square inch tv uh you know and that’s how you want to live that’s fine but those big chairs take up a lot of room and and you come in you say well this room only holds two chairs yeah yeah you know and they can’t they can’t envision for themselves so it’s always good to de-furnish yeah pull out some of the bigger pieces um and just go put them in storage uh just present it as open and as spacious as possible so that people can envision their pieces of furniture in there yes and if it’s too much furniture i’ve seen it time and time again because i take hundreds of buyers out a year if they go in a house that is heavily furnished with big big pieces big king-size bed four dressers it shuts them off they’re like uh yeah i can’t i can’t no this is not for me it’s too small the reality is it’s really not too small you just may have a little bit too much furniture more than once we have been out with buyers looking at homes and we show two homes that have the same floor plan yes and they will talk about how one of them is so much more spacious than the other same square footage you understand those homes are exactly the same they have but they can’t they they can’t that’s not that’s not the impression it was so much darker and it was just because there was too much furniture in the room that’s a really good point a lot of furniture too will also make a house seem much darker than it really is if you’ve got a lot of big pieces especially if it’s dark wood or this that in the other yeah it does tend to darken the home even if you’ve got your curtains open and blinds up so again just take some advice and just say okay i will remove some of these pieces and i’ll go put it in storage it will just save you some time and time on the market yeah because we’re always like let’s wrap it up let’s get this sold for you so you don’t have to have the torture of visits and showings and it can be hard to do that so we want to make it as easy and stress-free as possible so listen to mom and dad when we say please declutter and please remove some of this bigger furniture it’s not meant to be not an insult but it’s not meant to yeah it’s just to allow you to sell your home more easily and for more money you can get an extra buyer uh interested in your home uh that could mean tens of thousand dollars absolutely time on market is time that you might lose some money absolutely the more time you’re on that market the price could you know be affected yeah absolutely all right keep that in mind and uh we hope to see christmas is on its way on its way and
uh we’re here right now yeah yeah starts
my highest
high 50s now i guess yeah yeah and the
lows are getting chilly willy yeah
snuggle time snuggle time turn the
fireplace on
so today we wanted to talk about a
pretty cool new look not new i should
say it’s an older subdivision called
antelope hills
um it has a great public golf course
it’s located kind of close to the
airport
very convenient yeah up and coming well
i mean again
it has been there a while it’s been
there quite a while uh it used to be way
out and i guess maybe the middle of
nowhere close to the airport back in the
day back in the day but that little area
which is uh 89 and 89a
is really up and coming granite dells is
close by there uh dorne has some
communities right there
and old antelope hill has been there a
while suddenly coming back coming back
to life yeah people are discovering it
people are buying and and
updating and making the houses great
and it’s very charming kind of a little
pocket area
and
it’s really cool especially for you
people who might be pilots and you have
your own private plane you can park
right there um and you’d be right there
to take off
from your home or if you just don’t want
to be like me you just sit and watch the
private plane some people love to watch
the planes come and then you get to it’s
you know mesmerized you get to be there
for their show and everything yeah
there’s an air show which is on every
show
right there that’s right well we always
we i think we did uh we may have done a
wind down on the um
what’s the little diner in the airport
i think we i think we did susie’s before
so we like to go there
a great cheeseburger place and watch the
planes take off and you know if you’re
here with your grandkids and you want to
have you know and you decide to buy out
an antelope hills then you and your kids
go watch yeah you know and the grandkids

it’s a nice little area to get together
so you can get a really nice house um uh
and maybe fix it up at a fairly decent
price
and then there’s some that are already
fixed up that it’s it’s just a deal i
mean and it’s just a
lovely lovely area
to rediscover
and it’s something we’ve rediscovered we
have some good friends

um it’s really cute it backs up to the

uh it’s it’s really it’s exciting
it’s a very relaxed way of life
not a long a lot of homes uh come up for
sale there it’s not a huge community and
the people there tend to stay

but if you have interest we can put a
look out uh out there for you absolutely
uh but even if you don’t live in that
area just uh hitting up the golf course
and taking advantage of the clubhouse
it’s a great place to meet people right
uh it accommodates large groups easily
it’s just a great place to hang out
maybe smoke a cigar that’s right
so whether you want to visit for the
public golf
golf course and go golfing or you might
be interested in buying a house no
cookie cutter out there it’s all
different houses very unique
it’s uh kind of fun to go out there
and uh then you can sit out there and
have your own party and watch your own
air show that’s right that’s what we’re
gonna do you can’t wait you know or make
yeah especially if you have your own
plane lots of people who live out there
have their own plane they just go with
the hop skip and jump
and then they can fly out of there and
that’s pretty cool yeah well why don’t
you take off it’s pretty cool it’s like
you could be the next john travolta
that’s what he does you know john
yes he’s a he is a
world-class pilot and he lives right by
his uh plane
so he can just walk out the door hop on
his plane take off yeah
so there you have it great
john travolta
but i’ve always inspired if any of our
people out there have their own plane
that’s what they can do they can do what
john travolta does well that’s cool it’s
possible i don’t have to wear those
disco clothes no you don’t but you know
you wouldn’t think that would be
possible here in prescott but i’m
letting you know yeah it is
whatever he’s not with the times
not at all
never pretended to be okay
so anyway if you’re coming in and uh if
you’re interested in antelope hills

sale there it’s not a huge community and
the people there tend to stay

but if you have interest we can put a
look out uh out there for you absolutely
uh but even if you don’t live in that
area just uh hitting up the golf course
and taking advantage of the clubhouse
it’s a great place to meet people right
uh it accommodates large groups easily
it’s just a great place to hang out
maybe smoke a cigar that’s right
so whether you want to visit for the
public golf
golf course and go golfing or you might
be interested in buying a house no
cookie cutter out there it’s all
different houses very unique
it’s uh kind of fun to go out there
and uh then you can sit out there and
have your own party and watch your own
air show that’s right that’s what we’re
gonna do you can’t wait you know or make
yeah especially if you have your own
plane lots of people who live out there
have their own plane they just go with
the hop skip and jump
and then they can fly out of there and
that’s pretty cool yeah well why don’t
you take off it’s pretty cool it’s like
you could be the next john travolta
that’s what he does you know john
yes he’s a he is a
world-class pilot and he lives right by
his uh plane
so he can just walk out the door hop on
his plane take off yeah
so there you have it great
john travolta
but i’ve always inspired if any of our
people out there have their own plane
that’s what they can do they can do what
john travolta does well that’s cool it’s
possible i don’t have to wear those
disco clothes no you don’t but you know
you wouldn’t think that would be
possible here in prescott but i’m
letting you know yeah it is
whatever he’s not with the times
not at all
never pretended to be okay

can i say what can i say i like it yeah so we’re here to talk about something that is huge here and it may be huge where you are i’m not sure um but you know this is a big retirement town so a lot of folks come and now they can have the time of their lives no more work schedule no more commuting uh everybody’s worked hard and they’re like we are here to partay yeah so they’re looking for things to do and socialize and share time together and the thing that’s kind of taken off is pickleball pickleball well i i think pickleball has taken over the whole nation yeah it’s become very popular it’s a lot easier on the joints and and you know so um as we age you know it’s not quite so hard but you can still be active but without damaging yourself as we have done yeah and also too if you if you’re playing i have found that if you’re playing pickleball and the other players are much better than you you can still kind of have a game yes whereas if you’re playing tennis and the other person’s really good i mean it’s not going to be fun yeah it’s not fun so it’s it’s very social and very social and uh so a lot of people pick it up they have women’s pickleball they have men’s they have um men and women mixed doubles i knew there was a phrase for you i just was like yeah pickleball singles well i like it as as it’s also true in tennis uh when you play doubles it’s a lot easier yes you might have to cover half the court so we have the balls the same way i played singles once or twice a lot harder doubles is a lot more fun but we have a lot of friends who have picked up pickleball they love it they’ve like oh my gosh it’s become quite the social event for them and so in particular like we live in prescott lakes uh they have six or seven pickleball courts that’s how big it’s gotten and they keep adding more courts and so a lot of people here have joined the pickleball club and so they meet and they have all the way from the very beginners to advanced so don’t feel intimidated if you move here uh everybody’s super welcoming happy to teach you and you can as you grow you can bump up uh so it’s as competitive or as relaxed and fun as you want to make it absolutely so we tried a couple of times we’re just too busy and we’re not retired that and it’s hard for us not to curse it’s hard yeah i wasn’t gonna say it but they do have some nice rules everybody’s uh very uh gentlemanly and ladylike and i missed a couple of times and i said the s word you know and um so yeah that was very hard for me um but i would i would train myself if i had more time i would learn how to control that but so even if you don’t live in prescott lakes they have public pickleball courts uh off of willow uh creek and that off of that street they have public courts and lots of people join there so even if you’re not a resident of prescott lakes there’s plenty of other opportunity for you to play pickleball and those things are big too rumor is rumor is we had an old sears that closed in the shopping center and we have heard i think it’s pretty definite they are gonna they they’re working on converting the whole interior into indoor pickleball courts yeah which i think is pretty cool that’s like yeah that’s like yeah yeah the the [Music] shopping center thing is is in decline has been for at least you know they’re dying on the vine and it’s sad you know to see especially around christmas time you know shopping centers were such an important part of christmas and now they’re kind of dying on the vines so yeah i was wondering i wish someone would come up with a new use for these spaces and yeah a place where the community can come together and when i heard the pickleball i think it’s brilliant oh my god that’s brilliant because then if it’s too hot in the summer you can be inside if it gets chilly willy in the winter i mean i think that’s ideal yeah you do the food court thing and it’ll be open to the public and everything else so anyway if you are a huge pickleball player or you’re thinking about picking it up uh prescott is the town for pickleball it is huge and people just have so much fun meeting other couples other people and then you develop other friendships so it’s a great way to meet people so we highly recommend prescott for pickleball there you go yeah and even at prescott lakes they hire the national pickleball coach yeah there’s a national pickleball coach and he came to prescott lakes to give personalized instruction and uh classes yeah so it’s uh it’s a big deal here so anyway if you’re thinking about it or if you are already a devotee of pickleball this is the town for you yeah and the people could not be more fun oh yeah it’s nice it’s nice so that’s our tip of the day about pickleball if you want to learn more about and it’s been beautiful a little nip in
the morning feels really good yeah we’re
kind of down to
like in the 40s and in the daytime we’re
hitting 70 or 72
beautiful blue skies i mean
you just can’t argue with it it’s nice
it’s been great it’s nice it’s great to
take our peeps out on tours yeah and uh
everyone’s just raving about the weather
so anyway we’re happy falls here yeah
absolutely and we’re really happy to
talk about
montezuma’s tavern montezuma’s tavern so
first uh yeah first a word about
montezuma so evidently the guy they
named prescott after and
why he pronounces that that way is a
whole other story we’ll tell that some
other time but anyway he was a historian
and he uh wrote about how the local
people in the prescott area
were all related to the aztecs which
would include montezuma
and historical figures like cortez
completely and utterly wrong just
totally wrong absolutely wrong no no
relation whatsoever he tried i guess he
tried he tried he thought he was making
the right connection yeah so montezuma’s
tavern is on montezuma amongst them
which is a big street here right right
close to cortez yeah right around the
the square yeah yeah so all around the
square you’ll find cortez martizuma
what’s the other streets no one knows we
don’t know but anyway yeah a lot of the
india uh uh aztec names you’ll find red
white square street’s uh named and
that’s why yeah we’re not stupid we’re
just historically that’s right so all
right dr bro yeah there you go with your
elections
uh
people will argue about whether it is
part of whiskey row or not
whiskey row is clearly it starts with st
michael’s bistro
uh it’s it’s one block long and it
fronts uh across the street from the
courthouse correct uh but for years
they’ve been trying to get people to
start thinking about this the next just
cross that little side street and
there’s a whole nother whole little
block yeah of really beautiful buildings
and uh
some good restaurants down there too
yeah of which one of these is
montezuma’s tavern
so uh we went there we had some good
friends don and jan shout out to you don
and jan yeah uh they’re in florida right
now
we hate when they go back to florida but
yeah we were out with a bunch of friends
uh doing music and we went in the
monsoons tavern and there and there they
were they were back in town back in
business they are they love whiskey row
and all the music and for all of you
people who are uh love live music and
your live music aficionados
whiskey row is the place to go yeah
montezuma’s tavern set we’ve got a
really nice venue
uh you go inside and there’s an internal
courtyard
so you’re actually sitting outside it’s
really quite pleasant very nice and uh
it have music there a really neat
looking bar cool yeah a good selection
of drinks and everything so we stumbled
in there with some other friends and we
found our old friends and we all joined
up at a big table and had a great
evening enjoying the the stars and uh
listening to some live music and a
little bit of dancing
and good drinks
so montezuma’s tavern is a great little
place to kind of duck in
and enjoy that live music yeah and you
know they have some crowds but it’s not
you know it’s all fun it’s not like the
crush of humanity yeah which we hate
yeah you know the older you get can’t
take that crush of humanity
this is just right yeah
this is called haunted kitchen or
something that chronicles the building
has several establishments in it there’s
another bar upstairs we’ll talk about
some other time yeah uh there’s a
restaurant you can order in food but
montezuma’s tavern is about drinking and
music and live music
under the stars
in a really cute courtyard that kind of
reminds me a little bit of a new orleans
of course yeah it has a has a pat
o’brien’s kind of feeling it does i
think that’s why we connected with yeah
yeah but anyway so if you’re a
honky-tonk kind of person and you just
kind of like to walk around the square
and uh hear some live music montezuma’s
tavern is the place for you you may see
us there with don and jan yeah when they
come back
we’ll have a good time we’ll give you
some pickles yeah we’ll give you some
pickles if if i have them usually
they’re in my car
i don’t necessarily carry them in my
purse everywhere i go

well good afternoon hello peeps this is diane and randall bro yes i am the pickle lady here in prescott and this is my sidekick here he always makes sure the car is stocked with pickles that’s right because everywhere i go somebody’s like could i have some could i have something so uh he’s my little stock boy yeah and uh making sure he’s stuck in the van with pictures right he makes sure the inventory is up he’s like uh are we down on pickles time for you to get i’m gonna do production she that she’s i do all the production production i just stock the heat stocks and make sure hey i think you need to make some more yeah i’m like okay let me get right on that right on there but anyway pickle lady pickle lady that’s what that’s all about so if i see you or if you come visit you too because we’ll get some pickles but we’re here to talk about something interesting i had never heard of i’m from the deep south yeah it’s called hauled water yeah that’s how we call it that’s how we say h-a-u-l-e-d it’s like called gas except it’s water right exactly so halt water i’m like so i heard this term but it wasn’t i say hall they said hurled girls i can’t even say we’re not allowed to say that people in arizona have an accent because we’re not from here right yeah we’re the ones with i can’t do it it was like um anyway so somebody was saying i need to get um some hold the hold hold water and hold and hold hold on and i said i don’t don’t know what that they were like don’t you have the number and i’m like i don’t what is that could you say it again and they kept saying it the way they were hauled her and i said i’m so sorry i don’t know what that means and then i said could you spell it and then i said oh hold hard okay i got it i got it and so what that is is sometimes in some areas here because where we live we grew up in the suburbs and everybody was on city water and water whatever and things like that yeah it came from the tap um so here uh especially in some more remote areas up the mountains and everything you don’t you either have to have a private well or a shared well there’s no city you know they can’t get the the water to you i mean up a mountain so they’ll have uh wells and sometimes even that is not enough and the well may run low so in addition to that they will get hauled water ordered and that comes in giant what is it like two or five hundred gallons yeah i know more than that that yeah i think it tanks like two thousand gallons or something and so they’ll bring this giant plastic container that will sit on your property and that can be used for additional things or emptied into that well and that’s another way to get that water there yeah so it’s literally driven in a truck yeah and driven into the actual they literally call it yeah so if you have a well particularly if your well doesn’t produce that that much water quickly you know the the quantity is not good you’ll have a storage tank you get a storage tank so the well is constantly pumping water into the storage tank and you draw the water from the storage tank uh if you consume the water faster than your well as pumping into the storage tank well you’re going to have to top it off or eventually you’re going to run out and that’s hot water that’s what they do they’ll they’ll come out and they pour the water into your storage tank and uh i i it’s like i don’t know three or four hundred dollars to have the water hold out right and uh we looked at one house and particularly had two storage tanks so you’re looking at you know about 700 bucks to uh to fill up and uh the people who were selling the house there were just two people living there and i mean this part time yeah it was a weekend getaway yeah cabin but it so that was sufficient yeah for two people it worked fine the well produced enough that if there’s a shortfall there it’s not much so you might have to haul the water out once or twice a year yeah uh but our buyers wanted to use the property for an airbnb and that’s when four people come in like they will burn they would run through that water fast so a lot of times people will call us and they’re like i want a cabin in the woods and i want that these are things to think about um because it isn’t going to be on city water yeah and you will have to make sure your well doesn’t go dry and you need to consider if you want to use it as an airbnb that you have a very good producing well yeah that you won’t have to rely on halt water because that could get costly for you yeah well if you’re if the place that you’re again running with the with the uh scenario that you want to do in airbnb uh you don’t want to buy a big house because lots of people will go in there and use that water water yeah but if a small place that might work it might work you know if it’s just you you know you and your spouse and every now and then you have the kids in for a holiday you’re probably going to have to top up the tanks for the holiday uh but that might be doable you know it really depends on how much your wells producing how big your storage tanks are uh and how many people are going to be there so i put together like a little spreadsheet so yeah we as your agent if you’re interested in that we we’ve kind of learned some information yeah we now have a spreadsheet so when we look at how many gallons per minute is that well producing and we can tell you that’s going to be a problem or that’s great yeah you’re you’re done how many people yeah so it’s something as a realtor here in prescott you kind of have to be educated on um it’s kind of unusual we weren’t used to it coming from suburban areas and now we know what hauled water means even when they pronounce it a weird way now we get it so every day as i say living and learning or as my daughter sings that song all the time living and learning every day she says that every day yep she well it’s her song it’s her song it’s not not a not a popular one but not like a jay-z no no jay-z so yeah so that was something that we learned and are are now quite educated yeah so if you are coming here yeah and if you’re looking for some place remote particularly up the mountain uh you might be looking at hot water yep and uh and we can help you make a good decision there it’s it’s not necessarily a deal killer depends on um you know what you’re trying to do what you’re trying to accomplish so that is our little chapter on hold [Music] but i got it now so anyway i hope that this is a little tip for you if you’re thinking about living remotely things to keep in that’s getting close getting close in he’s getting very close i’d like to get close to the leg as close as possible moving in sometimes it’s not well received moving in taking my opportunity to strike i need my space sometimes yeah it has been 35 years sometimes i’m like whoa and we haven’t filmed all of that no yeah there’s parts of it just parts of it yeah sometimes the girl needs her space trying to shake him it just won’t happen but anyway okay we forgot to introduce ourselves yeah you should do that this is diana randall bro she is the pickle lady you’re a brisket pickle lady here in we’re here well to some extent we can’t share experiences that you like to hear about now one in particular is golfing yeah i do not golf why why do you think they don’t want to hear that what why do you think they would not like to hear about golf they would oh they would but i can’t i can’t tell them much about the goal i mean i can tell them about the course we are not called but we’re not golfers not at all we thought we would we had an opportunity to participate in an event at the prescott lakes country club and uh and kind of get an inside view of what it’s like to be a golfer there is a golf cart parade there’s a golf cart parade and we’ve never been because we don’t golf we’ve never been able to see the whole you know all 18 holes so we thought hey let’s do this this would be fun so we decked out the the what do you call it golf cart thank you yeah we decked out the golf cart and of course green balloons and green streamers yeah because you know we’re sticking with the pickle thing yeah it’s very important to represent even on the golf golf course of course yeah yeah and it was uh it was a little windy so i think we lost super windy lots of balloon or two super windy but and a little chilly willy because that was fun but it was so we got on we hopped on our cart we drove around i mean we had the time of our lives we had a great time almost convinced us to become golfers yeah we just don’t have the time well about being on the golf course is everything except for the golf itself yeah you know it’s your outside gorgeous a beautiful day yeah we had great company we’re having fun with everyone around us and uh and it was obviously green because we’re on the greens and uh it was just a beautiful day to spend outside in nature and it was i tell you kudos to prescott lakes country club what a golf course what a golf course that’s quite expansive yeah i was like wow yeah it’s amazing to me yeah it took so long just to drive the cart around 18 holes 18 holes we had a good time without even stopping the putt or anything i mean we’re out there no no cutting simply driving simply driving but what was really cute was there a lot of homes that are built around the golf course and and they had their own parties and they were out on the deck and they were waving to the cards as they go you know and uh so it was quite the event yeah um and then we ended up back at the club and they had a lovely spread for us they absolutely did really get some kind of that bacon thing listen if anybody moves to prescott lakes yeah give us a call you gotta have their bacon and at their brunch yeah it’s like this thick cut oh my god it’s to die for and then they make um great um bloody mary’s yes and they stick that anyway stick the bacon in the blade we’re we’re heading off course here but it was good stuff it was awesome and so uh we had a lovely time and big tables and we all sat around with everybody who participated in the parade and it was just a nice way to to meet other people and chit-chat and have fun so i highly recommend it if you move to prescott lakes i’m not sure if uh capitol canyon does something similar which is another call of course yeah i don’t know if they do something yeah i don’t know maybe other clubs take their goals but prescott lakes can sure put on a good golf cart it was a lot of fun we had a lovely time so anyway if you move here and if you are a golfer you will be mightily impressed with the prescott lakes golf course that we don’t golf we thought it was beautiful and we do ride the cart we yeah we have a good time and we decorate the car we give you green balloons yeah prescott lakes country club gives a good golf cart parade we rate it a 10 out of 10. yeah that cart parade that was pretty cool and that was our first time traveling our first time doing that so we almost convinced us to maybe pick up the the old uh you know the golfing the golf the links the links is that what they call it yeah okay i know i don’t even know the words yeah but we have a lot of friends we have a lot of friends who golf here they love it and it’s a great social thing for for ladies and gentlemen which we are neither so that’s one thing about golf they do have really cool words they do have words like mulligan yeah and slicing yeah yeah approaching and yeah chipping on shipping off yeah what do you call it when somebody’s bumping into you ahead of time right chipping in chipping in yeah you’re chipping on randall has a lot of issues with chipping in yeah i get chipped on he gets chipped on a lot and uh that turns him off yeah so anyway i just like to ride the cart that’s not like normal no one was hitting into us that’s all i want to do it was it was cool so we wanted to share that with you we’ll have some pictures behind us as well that you can giggle about and uh we had a good time i wore green to represent right because i am the pickled lady but anyway uh so if you are thinking about moving here howdy folks hello peeps what’s happening with you today you like the way on your nuncian yes very good it’s like you went to elocution classrooms and abortion classes put stones in my mouth correct you’re like the guy in the king and the king’s speech yeah that’s me yeah yeah but you yeah yeah you’ve come forward i like that guy who’s the guy who plays the pirate too what’s his name jeremy something no the guy who plays his um oh yes i like him oh i’ll have to think about that anyway we digress we do digress she’s a pickle here to tell you what’s going on in prescott prescott real estate and just life in general what it’s all about yeah so we got an another restaurant we want to build yeah but i wanted to talk about it again in particularly today because every time i go i’m like oh this place is so much fun it’s so charming and so cute um it’s like a real western little restaurant um it’s the decor is very western it’s very kind of old-fashioned though a little hokey but it’s darling you know what i mean yeah just to be clear it’s dry gulch and it’s uh off of iron springs so it’s a little off the beaten path for tours so it’s mostly locals so you gotta look it up if you’re if you’re a tourist i highly recommend look it up dry gulch two words off of iron springs but it is cute as a button and you go in there and you they always have live music particularly on the weekend and there was a great singer he is amazing with his repertoire i mean he can play anything i’ll wait for the song yeah it’s amazing 200 songs and he’s by himself and he plays his guitar and he and he go i mean he can play anything from jim croche all the way to queen yeah i mean he covers the gamut of music so but good steaks really good steaks good cocktails um really good meal yeah and good times good atmosphere good value you know yeah uh without being too irritated but my favorite thing about it is but my favorite thing about it is it is um just every time you go in there it’s just everybody’s in there that’s i don’t know very patriotic i can’t explain it and you go in and everybody’s uh so in particular like the last time we were there yeah i was on 9 11 which was the 20th anniversary right i had to sit down because i was like i’m gonna cry i’m gonna have the ugly cry he’s saying proud to be an american and so he sings all kinds of songs but you know and so as he starts to sing it i think what really touched me was the entire restaurant stood up i’m getting chills right now and my tear up stood up and sang in unison yeah they did it was very tough the entire restaurant you talk about give you goosebumps and chills up your spine and they had people with their hands over their heart and they have an american flag and it was um just a beautiful moment just shared with local hometown folk and i thought this is why i love press kit yeah right yeah absolutely you know it’s a beautiful feeling such an antidote to all the infighting and everything we’ve seen yes it was very healing yeah very it was very healing it’s like are you getting teary eyed too the clint is that overclocked i mean it was it was one of those things that you had to be there oh yeah uh but when you were there we all felt uh just spirit of community spirit of community spirit of love of country spirit of yeah it was september 10th yeah it was like the day before it was um very nice starting to think about it again and i had not heard that song in quite some time right right back at the time when we were um you know together the country was united and it was a beautiful moment so when i think about prescott and when you’re thinking about prescott that’s something you need to keep in mind it’s uh it’s a cool town it is um and it was just a bonding moment and i’ve lived all over i’ve lived in texas i’m from new orleans i’ve lived in all kinds of baton rouge all kinds of towns um i only find that spirit here in prescott yeah more so than any other place yeah uh of just community and everybody’s you know has each other’s back yeah and uh we really enjoyed it so when i think of dry gulch now i think even highly even higher even more highly more highly um because of that shared experience absolutely so anyway we just wanted to oh and the food is really good yeah absolutely we got we always had a great time having a great time always good the staff is always fun super fun but this particular time just put it over the top over the top and we just wanted to share that over the top it was over the tire well i guess to go over the top you would have to go higher but yeah over the top i’m struggling with my words but anyway so we highly recommend it and we just wanted to share that special moment because i think it’s so representative of what are here to talk about something that actually makes me brings a tear to my eye makes me sad makes me cry and i really want to emphasize uh to those of you watching if you are planning a trip here and then you you arrive and you decide hey i think i want to see houses it’s very hard for any agent out there if you call five minutes before and say i’d like to go see i want to see this house and i’m right outside it right now x y and z and i listen most of the time i’ll throw my bra on i put my bra on my shoes i’m out that door and i’ll make it happen sometimes though i’m already booked with another client or we might have a plan we’re having a mammogram or something yeah you know i mean we do have lives unfortunately that’s a very weird thing yeah yesterday i was just thinking you you’re gonna call can you come show me well you know well not right now i’m being squished yeah and you ladies out there know what i’m talking about i’m being quick so we highly highly highly recommend if you are planning a trip give us a call i’ll put you on the calendar and then i’ll work around your schedule so your trip is not ruined and you can’t go see something or you have to wait a couple of days till we’re available yeah um nothing really bothers me more hurts my heart when it’s like i just i can’t i simply can’t i can’t make it um we appreciate that you are taking you know time uh uh money effort uh to get here right whether you’re flying or you’re driving and uh you know you’re spending money and you’re spending your time and want you to have a a good experience absolutely if you are not planning on buying anything that’s okay absolutely i mean we’re not expecting you to buy a house as soon as we see you we get the fact that you’re going to have to you’re going to want to see the town and make sure that this is where you’re going you’re going to want to settle right that’s fine as i always say what do i say i understand it’s a process it’s a process yeah we have absolutely no issue spending about five or six hours with you giving you a good tour of the town and previewing homes that fit your requirements and usually we end up with lunch somewhere yeah and we actually have a fun day yeah it’s a great time this isn’t oh i’m gonna take you to see three houses and i’m gonna kick you out of the car no we really go to great efforts and we want to give you that experience so if you kind of call within five minutes i can’t quite do that first of all also you need to know when we preview homes those are all scheduled appointments yes um you can’t just arrive and and the people will leave their house yeah it takes you know an hour or two to schedule all that up because in particular if the homes have uh sellers living in them right you know you gotta arrange all that that takes time to set that up and you gotta do all right this one’s gonna start at ten and end at eleven the next one’s gonna start geographically map it out know and we want to give you the of you ultimate experience we don’t want you to come in and well i can only show you this house because i can’t get you into any other homes right now so keep that in mind and the reason why i say this is some people say i just want to visit first and see what i think i can guarantee you’re going to love this time you’re going to love it yeah 100 and then you’re going to be here and you’re back damn i do kind of want to see more and some people say i’ll find the neighborhoods myself very difficult very hard to do when you’re not from this area and you don’t know the lay of the land and we know firsthand when we came to because we did it oh we’re online and we’re looking at homes and i thought we could do it you know when you find the ones that you think are nice and you drive over to see them and you find out oh i have no desire no i can’t live here yeah so we were you know we spent a day or so um looking around on our own before we were scheduled to meet with our real estate agents and uh what the next day they immediately took us to our neighborhoods like oh my god this is we didn’t even know this this is it this is what we’re looking for you’ve dialed in the frequency that i’m looking for exactly and we could do the same thing for you so and we want to do this for you and we want to have fun and of course you know i want to be prepared have my pickles ready everybody who goes out with us gets our famous pickles yeah and uh take a look at our date tours too we’ve got uh five or six different day tours lined up with an itineraries for you know if you’re a dog person these are the kinds of things that you can do with your dog if you’re a music person these are the music venues uh if you want to hit whiskey row you know there’s a day tour for that so we have a lot of preparation for you and we give you a huge binder that’s just loaded with all kinds of amazing information so i highly recommend book with us don’t just come in here cold we’ll be in advance we want to make it happen we want to give you a really really good taste of what it’s like to live here and present and have a good time and if you end up not moving here at least you’ll have a great little vacation and we’re fine with that if you’re not ready to buy how many people we have so many friends that came here three years ago and it took them three years to finally close yeah we don’t care it’s fine with us please don’t think and people will say i don’t want to waste your time it’s okay yeah that’s what we do that’s our job that’s our job we’re here to serve we’re here to take you and if it takes you three years it takes you four years it takes you whatever we’re okay with that so please don’t think you’re wasting our time we love doing it we enjoy doing it and it’s a lot of fun so when you’re thinking about visiting and you’re like maybe i don’t want to do that wrong answer just book the day and we’ll take you out for half a day and then you’re free to go do the rest of your visit however you want but we’ll really give you some good accurate and informative and uh info yeah informative information informative information action-packed action action-packed action and informative information and some chicken legs and some chicken chicken free free pickles no we don’t do free chicken but we do have our cars always always fully fully stocked with pickles hello hello hello hey happy fall y’all back of all y’all we’re here it is here we’re so excited and fallen fall has arrived it really hasn’t fallen it has arrived yes um this is raynal and diane bro she’s the pickle lady i am the pickle lady today i’m in green i didn’t think about that oh you can’t wear that no let’s start over oh my god it’s gonna go right through them what up hello peeps i like yours like the 80s dance what is that the safety pants i’m raising the roof i don’t know what she’s thick lady my name’s randall we’re in prescott arizona we’re real estate agents over here to share information with you about prescott prescott real estate and just life in general just life in general sometimes we just like to talk more about life in general because it’s just more fun it’s entertaining and it’s just um we just have giggles yeah and case in point uh today we’re going to talk about our denver adventure yes the real connection this as uh prescott is that we flew out of the prescott airport yep and it was so easy oh my god it is so easy to have a denver adventure they got flights there every day and a little airport it’s so easy to just step on board it’s like having a private jet and it flies you there a couple hours later you’re in denver you’re in denver not even that really it’s like an hour and 40 minutes yeah yeah um so we had friends uh their daughter uh was married in uh colorado springs so a shout out to elizabeth and jim miller our friends from texas yes their daughter megan megan and who’s the husband was it nate nate yeah sorry megan i forgot we just sorry we met him for the first time and they just shook the hands with him but anyway um we were tickled to be invited and we went and oh my gosh i’m so excited this is one of the perks of living in prescott uh we are so amazingly like centrally located to all kinds of great places so for instance we discovered easy to hop on the jet get into denver so we could now we’ve discovered colorado springs we’re going back over like a three-day weekend yeah what was the name of the hotel uh the broadmoor house hotel stunning yeah absolutely one of the five-star hotels in the world oh it was so beautiful beautiful grounds yeah uh the wedding was gorgeous it was we’re gonna put some pictures up oh yeah so um have you and the mother of the bride oh yeah you and the bride right we had a great time she had a beautiful wedding shout out to megan good job um but anyway so i told randall my gosh this is so great we are so conveniently located to quick little jaunts yeah so if you need a quick getaway we have sedona we have tucson we have you know of course scottsdale uh vape it sounds like by the way oh yeah and jerome and jerome i mean quick flights to la and our flight to l.a uh go to denver and go to denver so we want to go we’re going to plan to go yeah we’re going back to denver and we’re going to go back to colorado springs and yeah see the cathedral of the gods there’s so much stuff easy peasy lemon squeezy uh trips to take yeah um that that you could just have some quick adventures oh and we found a partner in crime the pickle pickle shack oh we did we’re driving along a place called pickle shack well obviously we’ve got to stop it we must check out the pickle shark and we did yeah so if you find the pickle shack make sure you get the uh garlic that’s the the pickled garlic was amazing well for some people yeah for the rest of us that had it was good for me it was not so much for her not so much for me sometimes it was rough in that rental car yeah open up the windows yeah but so it was a lot of fun and so we wanted to share with you that yeah when you move to prescott you too can take some quick little fun weekend trips yeah and have a great time absolutely you know and not spend a lot of money no no and you know we are not used to anything in the midwest so for us we’re discovering all kinds of new things that we have no idea well where are we we’re in the west we’re in the west southwest we’re in the southwest midwest yeah the west whatever one of those those mountains and all that stuff you know it’s it’s it’s fun for us to discover it’s all brand new to us yeah so uh we’re having a good time learning all these new little places new places to yeah and people have lived out here for a while i mean to them it’s oh yeah you got to go here no big deal and we’re like how cool is it yeah but we’re discovering it’s just so easy just so easy so easy so easy though so want to share that with you guys and we want to say congratulations to megan and nate and happy happy future to you and jim and elizabeth thanks for an amazing wedding great set the bar super high for us you know for our daughters we’re a little scared now i don’t know if we can do that but it was a great time so we appreciate it all right guys see you soon

what’s up what’s going on folks randall and diane bro here uh we are so excited to have our next little episode of prescott pickle lady press completely [Music] yeah that’s what we like to do we have a lot of fun and sometimes i’m out in a store and somebody will come up to me and say are you the pickle lady yes i am and i’m like what did i do and they’re like oh my gosh i watch your windows i love them they make me laugh and i’ve learned a lot so some are interesting some are just fun some we try to educate you but we try to bring something to the table every time every time every time this time we’re talking about escalation escalation clause weren’t used too much uh two years ago didn’t have to yeah a contract with an escalation clause and a lot of times the agent would call me back and say what is this what does it mean but in this crazy moment everyone’s learned about escalation it’s heavily employed heavily employed so just say very important just so you know an escalation clause uh so so you you offer a certain price on a house and then you have an escalation clause so let’s say you offer you know five hundred thousand dollars on a home and you are in you expect that you’re going to be in a competitive situation you definitely want the house but you don’t want to pay more than let’s say 550. so you could do an escalation clause you know i will beat uh you know we will beat any offer uh by a thousand dollars up to and including 550 000. and so that way if there are other offers that are less than 550 you’ll get it and you only have to pay a thousand dollars over the best alternative offer right and so it kind of it takes a static situation and turns it into kind of an auction correct yeah and people will get you know multiple off what we at one point we’re getting you know tons and tons of offers on we might get 10 offers on one house and like three of them will have an escalation right and that kind of separates you out of the others and gives you a little bit more winning room like okay somebody came in at five 550 but you have an escalation clause to 555. so with a thousand over so you might be able to beat them out you know even by a thousand dollars which is really important yeah in this crazy market yeah in this crazy market you don’t want to pay any more than you have to right and it’s really it’s the most fair to do it as an auction uh obviously it’s better for buyers who really want the house but they don’t want to pay any more than they have to but it’s also in the best interest of sellers because a lot of people you know they don’t want to just stick their necks out and offer a whole lot of money but they are willing to participate in what would be an auction and if they feel oh yes it was very competitive and i do have to do my top dollar they feel uh they feel comfortable doing that right a lot of people like some some agents uh some listing agents will say no escalation clauses and i really believe that is a disservice to their sellers because you know our experience is a lot of buyers will say well in that case i’m not gonna i’m not gonna offer anything uh even even buyers who really have a lot of money to spend like they could be the top offer right but they’re not willing to just go 100 000 over asking price without knowing how competitive and that is one key thing to remember so don’t be alarmed if you do an escalation clause and you say okay um i’m going to put an offer in a 490. i’m willing to escalate a thousand over 500 000 and you you you put your offer and everything and then somebody else comes along that might beat it but they have to present that other contract yes so you’re not tied into i know i said i would go up to 500 000. if the other contract you know yeah they can’t just come back and say oh no well we’re gonna take your 550. well then you’re going to show me right you know another offer for 449 right because and then you otherwise we the escalation clause doesn’t kick in and and the clause does say that it says as demonstrated by uh so don’t feel like okay i’m putting an offer in but i’m doing this escalation but i’m really kind of hooked into this escalation and i’m just going to overpay anyway not so yeah they have to present the other offer and see where that one came in yeah so in other markets where uh there are a lot of buyers present in the market at any one time let’s say phoenix a lot of people living in phoenix and buying in phoenix all at the same time auctions work in cities like that you know because everyone’s kind of there they can follow the auction um prescott you know a lot of the people who might be participating in the offers they might not be in town uh right you know auctions have not really taken off here like they have in phoenix uh but we’re doing escalation clauses it’s kind of our alternative right and i think it’s smart i think it’s a good way to do it it kind of gives you a little extra advantage a little more uh you can be a little more competitive yeah so if you’re open to it and you have a final bottom line this is really truly how i want to go sometimes it works and it works in your favor yeah and it’s a very useful tool very useful tool okay so that is our little saga on escalation they work they can be good and help you separate yourself from the the rest of the crowd okay if you so today we kind of went to talk about
something uh service animal
rules service animal rules yeah and this
is very interesting
there are service animals which you just
think would be a dog correct
um but you were wrong it’s dogs as well
as miniature that’s right miniature
horses miniature horses so when it’s
service
what constitutes a service animal does
it have to just give you emotional no no
no no those are two different things
okay there are service animals and those
are highly highly trained
um
animals uh it could be dogs or your
miniature pony if that’s what you have
uh which apparently they’re supposed to
be super super smart and they’re just as
trainable as a dog and they are house
broken
they are everything but anyway a service
animal really serves its owner these are
people that it will help guide them it
can sense if a seizure is coming on it
can sense if um you’re about to faint
whatever and they will if you do fall
they will go and seek help
um they guide you they lead you uh
they’re they’re totally there to serve
their owner who whatever in whatever
capacity they may need see i don’t need
one of those
i keep you just in case you know i need
any help i i am i am the servant she is
yeah
so uh when it comes to
looking for homes uh and you bring your
if you have a service animal your animal
or your miniature horse has to be
allowed it has to be allowed it has to
be allowed 100 when you’re going into a
home
um that is permissible the difference
what you were talking about emotional
support animals that’s a little
different
um they are those are more varied it can
even be a ferret it can be a little pot
belly pig it can be a cat
some people have snakes i can’t imagine
that being emotionally supportive but
hey i’m no offense to you people who
love snakes and lizards and all that
good stuff
um but uh
those critters
those uh you have to have a certificate
that it’s an emotional support animal
and if you wanted to rent or rent a
place they have to allow those animals
into your into the rental into the
rental that’s you you know you’re
allowed to do that
um but it’s not mandated so
it’s just kind of interesting that
you know
they can let you bring them in
um you have to be very careful as long
as they are not a threat okay as long as
they’re not uh danger a danger to other
you know other people surrounding
neighbors
like a snake
correct
so it’s just kind of interesting yeah
service animals really just do more
performing for their so if you are a
seller
and someone requests is showing yeah
your agent is obligated to let their
service animal through now can you ask
for
i assume you can ask for documentation
no uh service animals will have it on
there should have it on their collar and
everything emotional support no they’re
not gonna you don’t have to so you don’t
have to let an emotional support animal
in but you do have to let the service
out yes you have to you have to obey
so it’s just something kind of
interesting a little
differentiation um
but we all love our pets all of our pets
so uh just to be clear
if you are
a seller and your listing age you are
the listing agent
uh refuses to let the service
miniature pony
into your house um you could get sued
you could get in trouble for that
yeah get in trouble with license trouble
and stuff like that because it’s not an
option this is not an option that is
correct
it’s not an option um for people who
want to rent though you do have to
accept your emotional support animals as
well as long as they’re not aggressive
threatening or anything else and uh
you’re not even required if you’re
renting and you have an emotional
support animal you will not have to pay
the extra pet deposit
oh yeah
yeah
so just make sure that’s deposited from
yeah service animal
or the emotional support both
both yeah so just be sure that your
emotional support animal is is sweet and
taming yeah
and you’ll be good to go
and so yeah if you want to anybody out
there who has a service dog or a service
pony we would love to help you
we would love it i’d love to see you get
your service pony into your show
absolutely yeah i don’t know if i have a
place to put a service pony in the van
but uh we’ll try we’ll try to figure it
out absolutely
so new rules times are changing

today we wanted to talk about something
that we get a lot of phone calls about
and it is
i think this house is still available it
says active with contingency
with contingency it’s really kind of the
bane of our existence it really is all
right so so just to be clear there’s no
such thing
as active with a contingency that does
not exist that’s like saying
dead and breathing
that’s a contradiction of terms you
can’t have a contingency
unless there’s a contract right and if
there’s a contract it’s not active it’s
not active
um so in the olden days this used to
just be called plano pending
and everybody knew what that meant it’s
under contract and sometimes they put in
there uh we are taking backups but
essentially was a done deal yeah now
they’ve changed it you know we can still
use pending occasionally but it’s a cash
deal and they know it’s going forward
yeah so just to be clear what this is
about is a complete screw-up
uh on our uh a local association
they redesigned the menu pull down
i have been doing computer programming
since i was in eighth grade
and i have never seen menus so poorly
designed and create more confusion
than these it is confusing it’s um i
think they had the best of intentions
they did they did but it doesn’t
translate well yeah so let’s talk a
little bit about what the reality is
like what what are the different
statuses
of a contract in real estate so
it’s not complicated either it’s active
on the market right or for sale yeah for
sale
or it’s pending which means there’s

you want to put in a backup offer you

contingency that’s right uh you can

to get rid of the contingency or you’re
out and you can take your owner’s money
that’s correct so i guess what par was
trying to do

yeah that you might wiggle in yeah and
so really all they had to do was add
pending with contingency yeah uh and
instead they created active with
contingency which as i said is a

today we wanted to talk about something
that we get a lot of phone calls about
and it is
i think this house is still available it
says active with contingency
with contingency it’s really kind of the
bane of our existence it really is all
right so so just to be clear there’s no
such thing
as active with a contingency that does
not exist that’s like saying
dead and breathing
that’s a contradiction of terms you
can’t have a contingency
unless there’s a contract right and if
there’s a contract it’s not active it’s
not active
um so in the olden days this used to
just be called plano pending
and everybody knew what that meant it’s
under contract and sometimes they put in
there uh we are taking backups but
essentially was a done deal yeah now
they’ve changed it you know we can still
use pending occasionally but it’s a cash
deal and they know it’s going forward
yeah so just to be clear what this is
about is a complete screw-up
uh on our uh a local association
they redesigned the menu pull down
i have been doing computer programming
since i was in eighth grade
and i have never seen menus so poorly
designed and create more confusion
than these it is confusing it’s um i
think they had the best of intentions
they did they did but it doesn’t
translate well yeah so let’s talk a
little bit about what the reality is
like what what are the different
statuses
of a contract in real estate so
it’s not complicated either it’s active
on the market right or for sale yeah for

good morning my fellow little pickle peeps how are you today we hope very well uh this is randall and diane bro he’s randall i’m diane usually yes she’s president arizona lady of prescott arizona we sell real estate but we’re not here to talk about real estate today and today we’re so excited actually this was a tip sent to us from someone who is a regular follower and watcher of our wine dance and so we want to give a shout out to richard ardis um thank you sir thank you he gave us a brilliant idea actually a couple of a couple of football he’s like you should we’re gonna do one today and we’re gonna we’re gonna do another one some other time and we thought wow richard thanks for reaching out to us and telling us you know and he’s so right about this little tip that we want to talk about uh we want to talk about uh one of the bookstores here in prescott yeah it is a very very special bookstore it really is really really cool in fact i was just there this weekend with a friend of mine who is an english major shout out to bee yeah and a librarian and a librarian yeah so she’s super into that and so i said let’s go check it out she’s like yeah i would love to so as soon as we walked in she was like i am so impressed that your little town of prescott has such a progressive uh super cool uh up-to-date uh up to current events yeah uh bookstore as peregrine books on cortez it’s uh yeah that’s quartet yeah it’s amazing if you go in it’s beautifully set up it’s uh honestly you could almost feel like you’re in a bookstore in new york city it’s that cool but the thing that really sets it apart i mean they have a lot of people besides the name i’m not sure i think you need to back up on that yeah i’ll have to look up what a peregrine is it’s cool it’s a bird they have the latest and greatest they have a kid’s hour they have a podium in the back and that’s what my friend was most impressed about was that uh they will have current authors who come and speak and read from their works they’ve got a cute little podium back there and a seating area um it’s really really pretty cool but the coolest thing is the curating and you know that’s kind of hard to find in bookstores i mean you have go in they have lots of books oh it has lots of books but as soon as you start looking at what’s on the shelf particularly in the kind of the entry area uh their uh their staff goes through and they just pull the most fascinating books they all line up i mean you can lose yourself for three hours just right inside the door because it’s just one after the other it’s like that is really fast so they will carry the most pedestrian and the and you know the best sellers but they also have a wide variety for all those intellectuals i mean a wide variety of topics that they cover and they have it all categorized neatly on the shelves and it’s just a beautiful book shop as well yeah you kind of forget you know because i’m i’m a technology person i was an early adapter for uh adopter for kindle and all that stuff and i get that stuff it’s that’s kind of cool and audible i like to listen to vlogs but you know slowly but surely over the years traditional bookstores have been kind of dying out libraries have kind of been changing [Music] and you just forget how nice a good book story is like to go into a bookstore that’s really well done and just the smell of the books that feel that new spell book it’s just you know it just brings you back every time you go there it’s lovely it’s a great experience and for a town this size to be able to support a local bookstore like this yes it just speaks to this is not your chain bookstore yeah it’s not a change this is a very unique experience yeah so for all you eggheads out there yeah richard talks about egg heads and you know i think that’s a really good point press gets a pretty smart town it’s a very smart time uh people here are educated they are cosmopolitan uh this isn’t some podum town you’re going to go and you know it’s not a little wild wild west yeah and every now and then they’ll have movies mostly you know jaws and gone with the wind yeah they’ve got some good yeah yeah this is a very progressive very savvy town intellectual intellectual town yeah peregrines yeah yeah so the egg the egghead thing that uh richard point i think is really appropriate i think a town is smarter than your average town correct so richard we want to cheers to you uh that is a great tip and i don’t know why i didn’t think of it before because i absolutely love paragraphs i love it we go there all the time so anyway if you’re here in town or you move here make sure to check it out it’s lovely you can sit and while away your saturday with a cup of coffee and just sit and read some books and Love Letters
Buyers desperate for a home often like to send the sellers a "love letter," explaining who they are and why they love the home. If you've ever received one, then you know how touching these letters can be. Unfortunately, the powers that be have put the kibosh on them, so they're going away. hello my little friends out there my little pickle friends pickle peeps randall and diane bro that’s right and we are here today to chat with you uh kind of a new development something that the arizona department of real estate has brought up and honestly never thought of i never thought about but it makes good sense and it’s what we call love letters so a lot of buyers are looking to do love letters now as you may know bitty wars yeah we’ve got a lot of bidding wars it’s been really hard to find uh properties across the country we are having historic lows in inventory uh which makes it hard as fire right not just us all over the united states all over everybody’s running across the same thing so everyone’s trying to yeah so everyone’s trying to differentiate themselves so obviously if you just give a lot of cash then you are likely to win cash is king but nobody wants to flush money down the toilet so they try to differentiate themselves in other ways that’s right so they’ll say you know what can i just write a letter from my heart about how much this home means to me and what this neighborhood means to me what this town means to me and in the olden days i would say sure i love that i think that’s very touching uh sellers like to receive that go for it however the arizona department of real estate and i think nationally as well now the national association of realtors has decided that love letters are a no-go anymore and uh they really would rather realtors not encourage that practice because it can go against fair housing yeah it’s a fair housing and explain mr brown why it can go against well a very obvious sort of thing uh might be that let’s say you have a buyer who’s jewish and they write a love letter to the seller that says oh i love the location of the house it’s right around they don’t mention they’re jewish but they mentioned oh you’re it’s wonderful your house is right around the corner from the synagogue well let what happens if that person’s offer isn’t accepted now it may not be accepted because the price isn’t right or you know it could be not accepted for any any number of things but it opens up the possibility that the buyer will say oh you know they didn’t take my offer because obviously they knew i was jewish and that becomes anti-semitic and obviously subject to fair housing right so it’s it’s primarily a liability thing a potential lifestyle and i think for some people too like if they say hey i have a family i’m so excited to move here um and maybe this neighborhood doesn’t want kids and the owner you know they may say well you didn’t choose me because you don’t want kids in this neighborhood which by the way is protected children and families are protected correct if you are a seller and somebody comes with children you can’t deny them the right to buy the home because they’re a family absolutely part of fair housing there are a number of things under fair housing yes the jewish thing excuse me the jewish thing was maybe more a lot more common is my kids love the house right you know and and that kind of thing and so anything with religion families and handicapped races if you even make the slightest uh connection uh and and you try to write about that in your letter and the seller chooses someone else it opens the door for the people who were not chosen to say well was it because i had a family yeah was it because i practice a certain religion that you don’t like was it because and it opens up the door to a lot of possible uh lawsuits yeah and so by the way we really don’t see all we don’t really see that no it really doesn’t happen people are very accepting here people are super accepting and super it’s it’s a liability thing the brokers don’t want to spend their days reading all these love letters uh and to be honest the sellers have gotten very jaded and a lot of sellers are like you know what i’ve actually had this uh some of the listings we’ve had the sellers are like i really i don’t want to be swayed i don’t want to hear any of the stories please don’t give me any of these letters i need to just make this decision almost like a business decision they don’t want to attach emotion to it yeah so we thought we’d talk about this with you so you would understand what’s kind of going on with the national association of realtors and where they’re coming from on this ruling yeah and also to let you know some of the sellers perspective they’re like look business is business i don’t want to be swayed i don’t want to hear any sob stories about a widow or you know or anything like that yeah and um well the pickle has kind of an inside track on that so i will tell you our secret so when we send in your offer on the home uh the pickle lady does a cover letter to the agent and in that cover letter she will mention things that may sway them towards you i try i mean well being a veteran is an obvious one well and without being overly we have to be careful yeah you can’t be too soppy because as you know the if the sellers are getting seven love letters after a while they kind of we’ll try to mention a few little tidbits nothing nothing extreme um but when we explain to you when you come in and you’re like i want to win this bid because as we know there’s tons of uh bidding wars going on and we say to you i’m so sorry we can’t do a love letter please understand it’s not us it’s new rulings it’s uh kind of a changing tide so to speak a turning of the tide and uh that’s where it’s coming from it’s not an us thing yeah it’s just um i remember things are changing we were selling our home uh in texas and uh that’s where we we raised our family and when we sold it we got a love letter from a young family it’s very touchy but it’s very nice i it’s very hard for me it’s very hard for me because i love love letters yeah yeah i think they’re cool i think they help the seller connect with the buyer there’s a lot of memories and emotion attached with all homes and love letters help you make that connection i’m personally i’m all for it yeah i don’t make of the rules though no and another one was wonderful things about the past that people people will reminisce about because so don’t shoot the messenger if it were up to me i’d have you be you know writing a beautiful love letter a long long missive whatever it would be it’s amazing i think it’s gorgeous and i think it’s a wonderful way to connect uh however we are precluded now from doing that so we just wanted to share that with you and um i mean i love love letters i have all of my love letters that this one wrote to me i have all the love letters my parents had we were all trying to buy a house from her at some point no my parents i mean i’m i’m a big fan of the written note it’s always lovely to have and you keep it from unfortunately a real estate transaction so just want to share that with you and give you a little bit more understanding of
