Many Faces of Prescott

People have different notions of what Prescott is like largely because it is a lot of things. Depending on where you are in the city, the ground around you can be very different.

hello hello hello pickle peeps hey peeps this is diane bro with my better half sometimes better half randall bro correct rumbling we’re in the van again we’re trying uh a dash cam still got some grumbling going on on the road so we thought that would be kind of cool in the pickle van driving around keep it keep it uh keep it jumping keep it jumping spicy that’s kind of spicy yeah because yeah we’ve been in uh we’ve been in lockdown for a while yeah exciting so today we’re going to talk about the many terrains of prescott yes so we have people that come in and they have preconceived notions of what prescott is and very different preconceived notions and the answer is we’re all those things we are we have many different types of terrain uh you can drive within five minutes and be in something that looks entirely different than where we just were so if you are a tree person or a forest person we got an area we got it yeah that’s kind of what i thought of about prescott i guess people described it as a mountain town well a mountaintop town to me is a place that’s well mountainous and has like lots of pine trees like pine tree forests yes and we absolutely have that we do yeah and so what’s nice is those particular areas are a little bit higher elevation uh but they are surrounded by pine trees some areas are also bordered by the state national forest it’s lovely it’s beautiful it’s going to be a little you’ll get a little more cooler weather up there you get a little more snow than the winter season you know that’s negligible but what’s beautiful about the tree the trees and the forested sections i mean you really feel like you’re in a tree house yeah some of these homes are built off the side of a mountain and all you hear is the swaying and the wind in the pine trees yeah it’s gorgeous it’s gorgeous it’s it’s just beautiful very peaceful very nice so if that is where your heart is we have that we have that section to take that and then that most of the areas in town that have lots and lots of pine trees are the southwest section of town yes if you go a little further north uh we’ll show you scenes from uh the haciampa area which is uh is kind of like our our next terrain the trees tend to thin out a little bit but still lots of terrain lots of drought that has and boulders yeah trees and boulders trees and boulders which is a really cool combo kind of my favorite combo really yeah um you’ll have the boulders plus you’ll still have the beauty and the greenness of the trees yes um and a little bit mountainous yes so that’s cool yeah and some people do not want any terrain they don’t want any hills they don’t want they want it flat yeah you know and so a good area for that but they still want trees is williamson valley williamson valley so lots of uh lots of flatter land still get a fair amount of rock um you know you can have some rock formations most of the homes can be done on a single level because there’s more flat land right um you’re not looking through trees so if you’re an area with lots of trees well your view is going to be trees sometimes you can’t see past the trees to see what’s beyond uh they have granite mountain in the distance yeah and out in the williamson valley area flatlands but lots of juniper uh scrub brush it’s kind of looks like an old western town it’s kind of a western like you’re just waiting for those tumbleweeds to come come through so totally different section totally different feel and one section that’s really popular it’s kind of in between a little bit more terrain than williamson valley but not a lot of trees is sort of midtown around the uh the area prescott lakes uh there is uh there are some homes that are built like on the edge of a cliff you know the the stemwall construction uh which is nice but there is some flat land some singles and again you have views of the dells willow lake watson lake um so that’s a little more of a planned subdivision so it’s beautifully landscaped so you see lots of green um but you will see some great distant views of granite mountain thumb butte uh and the dells and the dells which is our last area we wanted to talk about which is not unique to prescott but pretty close there are only a few areas in the world who have these kinds of uh rock formations and we are one of them and they are just stunning i love it it’s uh very similar kind of similar to the rocks in sedona but these are we call the fred flintstone for you people of our generation you’ll know what we’re talking about fred flintstone rocks and it’s right here in the heart of prescott lots of kayaking around there lots of hiking in there um it’s beautiful very very peaceful so some people like to live around those dells and see those rocks and the rocks and it is super cool um so prescott has it all so whatever your preconceived notions some preconceived notions we don’t have some people think that prescott is a desert town no we are not we are not a desert town we have four seasons here folks four beautiful seasons yep none are extreme okay we are not desert this is not phoenix this is not uh yeah you know scottsdale yeah this is very moderate you know temperatures yeah we’re not like flagstaff we’re not high enough to really get snowbound we don’t have elk here no uh we have a fickle lady you know she’s pretty wild yeah yeah i can be after a couple martinis absolutely it’s pets absolutely but anyways so when you come to prescott be open we will take you to all sections especially for your first visit and then you can decide oh i love the rocks oh i know i’ve got to be in trees end of sentence yeah then we can really hone in on the search and just go to those sections and be open to the possibility that you might change your mind we did i thought i wanted to live in the pine trees absolutely and we ended up buying uh in the prescott lakes area that’s right uh which is more kind of a happy happy medium that i think we love it so check it all out you gotta check it out keep yourself open to all possibilities you cannot go wrong here everything here is beautiful and delightful absolutely just different well hello hey peeps at our open house here on our open house and we had a little break so we’re like you know what time to do a shoot time for some coffee time for some coffee so uh we are here at our lovely listing at 1262 pebble springs had a little lull in traffic so we decided let’s come sit out here and have some coffee in the courtyard and chit chat oh we’ll wait for somebody else to show we’ll wait for somebody else to show up bro randall bro prescottpicklady.com prescott piccolitti prescott arizona exactly realtors we’re living the good life enjoying this amazingly beautiful day it is so gorgeous it kind of feels like spring has sprung but it really hasn’t yeah just another february day just another great day here living the life in prescott so what are we here to talk about today mr brown well we want to talk about objectives so if you’re looking to buy a house in prescott one of the things that you need to be straight on and straight with us is your objectives like what are you looking for and you can break people into two camps those who are looking for a dream home and those that are looking for a great investment yes and a lot of times you know you start out in one and then they they they start talking about the other and they get themselves all discombobulated so we thought we’d talk a little bit about what that means and kind of how you you travel one path or the other correct i think a lot of people here are moving here for their final maybe retirement retirement yeah so are you looking for your retirement home slash dream home or you’re looking just to buy something for an investment and get some appreciation yeah i do want to say one thing um pretty much whatever you buy here whether it’s your final dream home you don’t care if you’re going to make money on it or not um you will still get some pretty good appreciation yeah you’ll get good appreciation but you know you buy well yes yes you know but if that’s what’s driving your decision then we’re gonna steer you toward certain things like for example if you are looking for the best investment you can possibly get we’re going to steer you away from new construction yes you pay a premium for new construction and having things just the way that you want customers the latest and greatest maybe your particular taste is not completely mainstream you want something a little off which might limit the market when you go to sell the home yep uh you know but if that’s what you want then buy that buy that absolutely if you want a great investment yeah kind of like buying a car a brand new car you drive it off the lot you kind of you know in the beginning in the beginning after you buy new construction you might get dinged a little bit in appreciation over the years though it will definitely appreciate yeah but you know you can’t expect huge jumps and appreciation you know within the first year of purchasing a new home because the rest of the developments going up and this that and the other yes so you know it’s something to kind of keep in mind um and also keep in mind that there are people out there who have come before you and they have built their dream homes yep knowing full well that when they go to sell they’re going to have to discount yep you buy those that’s a good investment that’s a good investment that’s kind of how this the circle of life things sort of works you know exactly i mean i constantly think about trading in randall and they said in the other i’m like well i mean if i get a newer model if you hadn’t married your dream guy well you would have been able to get a better deal if i were recycled through some other wife you’d get a much better deal it’s the same thing with houses you’re so bright i mean new construction some people are like you know what it’s my last house i don’t want to ever have to worry about putting on a roof or replacing anything new construction is the way to go for you yeah you will it’ll be worry free you can move here and not have anything on your plate that you have to worry about and look you may be thinking look whatever i investment or whatever that’s just going to be more money in the kitty when i die and my kids get all this yes they’re already getting more than they deserve you know or whatever you know i don’t know your kids but you know it’s like whatever’s left over that’s on them it’s not up to me to make that is maximize that i want to live my life and correct have a dream home that’s your choice absolutely you know that’s your choice but here’s the thing don’t mix your metaphors yeah yes if you’re in the mode i want to dream home then don’t get caught up with resale or buy what you want uh or maybe you’re somewhere in between right you know if a dream home is 10 and an investment home is zero you may be at a four you may be at a seven and we can kind of help you but you need to be clear on what your objectives are absolutely don’t don’t find the dream home and then and then in the 11th hour you’re thinking yeah but it’s not a good investment yes make up your mind what you want beforehand and we can help you find it absolutely and you know my saying is some people come in they’re like well i don’t know i mean i i love the views from this house but i don’t know i worry about resale here’s my here’s my kicker which is what my parents taught me if you’re of a certain age and this is your last house it really won’t be your problem now will it about resale that’s your kids part problem that’s your kid’s problem so if you see something that you absolutely fall in love and you’re like this is my last house but i’m a little concerned about maybe um an electric tower behind me or a power line yeah but everything else or hey i like to remodel old cars yes i need a lift in the garage right you know again that’s going to be your your kid’s problem that’s your kid’s problem you know my parents taught me well they did the same thing they were like you know that’s exactly what they did don’t worry about resale particularly if this is your retirement slash dream home you know honestly let’s let’s i mean i hate to say it but it’s really not going to be your problem is it that’s it it’s going to be you are your heirs it’s going to be your children’s problem um but in the meantime you will be enjoying the time of your life yeah and yeah that kind of thing just in general that this is your retirement home i would tell you that you should probably lean more toward the dream home mentality than you otherwise might correct because if you are like a lot of people who are in this in a position to buy a dream home you have a lifetime of habits and and actions that got you here yeah and so that’s that’s what you’re comfortable with with that’s what you’re you’re used to yeah that would be called earning it earning it you know you’ve earned it and now you can it’s well within the realm for you to spend a little of that uh rather than i’ll pass it on that don’t always worry about is this the sensible correct you know kind of you know what this is it this is your hurrah yeah enjoy it you worked hard i kind of like how this topic has kind of steered around to something else yeah you like that i do because you know what it is your it is your your hurrah that this is your retirement have fun don’t worry about oh investments we’re not going to sear you any place that’s going to be horrific no is that being said yes if you like no i want to i want to give my kids as much money as i possibly can it’s got to be we can help you we can do that for you and we cover it for you we can and we can we can go zero we can go 10 we can go anywhere in between but you need to be clear on what your objectives you do think about your objectives and we are here to to find whatever you need uh and to fulfill whatever objective you know your heart is calling you to that’s what we’re all about but just some food for thought this so we thought we’d hello everybody hello welcome back to the wine down the wine down again with your pickled peeps yes diane bro and randall bro that’s me yeah that’s he’s randall i’m diane yeah in case you didn’t know i’m the one who makes the pickles yeah she’s pickle lady so anyway when you come visit us yes and come take a look at some houses we’ll bring you a jar of these that’s right coming to you from granite dels that’s right so when you do come in we’ve sold a lot of houses in here um it’s called granite dells or the dells it’s divine in here it’s lovely it’s a new up-and-coming neighborhood development master plan development we love it in here yeah it’s great that’s great we sell any number of homes here yeah and the people who’ve bought in here have been very happy they like it too yeah we took some shots of uh we’re at the clubhouse there’s a clubhouse a really nice fire pit we were going to film by the fire pit but as you can tell from my hair it was a little too windy we were going to film yeah and when we got out there we’re all excited the view is stunning from there yeah right now whatever the wind was it was a little too much for the mic yeah you couldn’t hear it we don’t have the most success so we’re standing outside the we’re standing outside the club now and using the the uh club to kind of shield us from yes a little bit so that’s what’s happening but we also want to talk about not only is granite jealous an amazing development great little country club here no golf but it does have a great little community center really really nice um and you’re surrounded by the dells and also one to let you know we have a lot of people who come in and they’re they’re hearing off of zillow this that and the other that oh radon radon radon we addressed it a little bit yeah we talked about it before but if you build directly into the dells but a neighborhood like this called you know the dells even though it’s called the dells or granite dells you’re okay radon wise yeah uh people are like i still want to have my house tested i want i’m so worried i’m so concerned and you are welcome to do that yeah and we have a great service that can do that for you but ultimately you don’t have to worry yeah yeah even if you have a situation where you do have radar it’s easily eradicated yes uh you know it’s not that big a deal zillow makes it sound a whole lot worse than it is if you are a mile from where there was radon radon’s not out to get you radon occurs in very trace amounts very small amounts it’s only when it it accumulates uh that it can be dangerous for you if you are on a trail in the in the dells there’s rain on there but it’s so small it doesn’t hurt you unless you you know hooked up like you lived in a cardboard box there and yes hermetically sealed it and stayed there for a few months you’d probably be okay you know so if you’re living in an area that the dells are a mile or two away rest assured you’re okay it’s not going to be an issue for you it’s going to be fine if you’re interested in a home and there are issues with radon there we’ll be sure to let you know absolutely and uh you know even if if there are there are only a couple of areas of town where that really is an issue uh easily tested and if you find right on there easily mitigated as well absolutely absolutely so when you’re doing your research about prescott and you hear radon don’t access off the list it’s really not that big of a problem it’s nothing to worry about yeah and the vast majority of the city there’s no issue at all no none at all not at all so that’s our little bit here today we’re here in the dells or granite dells as they call it great subdivision radon relax be relaxed about that relax and on radar yes don’t worry about it okay so that’s all for today have a wonderful rest of your day yeah absolutely right and if you need to find us you can find the pickle lady at the pickle lady hotline area code 713. yeah we know it’s texas 302 1964. i didn’t change my number yeah a lot of people moving here we get we get uh area codes from all over the place all over people that’s what people we answer any area code in any area so if you call us we’ll answer okay find us also at prescottpickley.com lots of information there you should check it out and uh that’s it and our seller oh we sell prescott.com for people looking to sell their homes here on prescott we sell prescott.com it’s a place to go all right have a good day don’t worry about that radon it’s all good in the hood just be waiting that’s him waving bye

here today and it’s a good spot to be here at the gazebo because you know what they have here randall bro what are they at surveillance yeah that’s right we’re uh we’re being yeah well of course i’m videoing you are videoing but do you think there’s someone else who’s videoing i don’t know i think that they probably have some cameras in it i’m sure in the square as everywhere in the world nowadays they are very careful now there’s cameras everywhere yeah absolutely so that’s something we kind of wanted to talk about today absolutely um especially as we have new clients coming in as the new year starts and we’re going to look at houses and and you would be surprised how many houses have hidden videos hidden videos recording devices yes yes and what we wanted to address was why it’s very important when we go in to look not only not to make derogatory comments which sometimes it’s kind of hard not hard not to but we want to kind of coach everybody when you’re coming in and we go to look at these houses keep your opinions to yourself um uh sellers are very very sensitive yeah and a lot of them are emotionally attached to their homes yes so they don’t want to hear anything and they’re watching everybody and everything that’s going on it just has to be just to be uh clear here if you are a buyer and you go into a house and you say something derogatory they can’t do anything about that they can capture you on film and you can say oh you know the that looks cheap or you could say whatever you want as realtors we kind of have to be careful because you know we’re not supposed to say derogatory tournament exactly and there’s a code of ethics there’s a code of methods we are very respectful of that you know but that being said if you are looking at a house and we feel there’s something like if there’s a crack in the ceiling for example uh we might point that out to you because we’re trying to look after your best interest but it’s important to be so you know be respectful we may discuss some things privately when we get back in the car but the other thing you want to be super aware of is not only like lets everybody be respectful of uh of the their home and and you know let’s kind of keep it a little low key on your opinions yeah the most important thing is if they are recording and watching everything um don’t discuss i absolutely love this house i’ll pay any price pay any price i’ll do whatever i can’t believe yeah i have to have this yeah well you’ve just blown it yeah you will have to you want to pay a lot of money exactly that’s the biggest thing so that’s the biggest thing is not only let’s not be negative because that’s also my new year’s resolution i want to be positive let’s be positive yeah we may see some some homes we’re not so crazy about we may see some we love but let’s all be respectful nice about it yeah and most importantly don’t tip your hands no no don’t tip your hand if you find the right one we don’t want those sellers to be like oh yeah we got this in the bag we’re not going to give them anything they want so keep that in mind too yeah we can get all excited when we get back in the car yeah which we do a lot yes you get back in the car we’re like yes we found it you found the one this is it let’s go write the counter you know let’s go write the opera yeah so anyway keep those two things in mind yeah let’s just be kind and gentler yeah in this new now officially they are supposed to divulge if you are being filmed oh yes uh and some some people are very clear about it they you know they’ll have a sign posted but some people like if they put it in mls in the mls listing they have divulged it yeah uh so there are ways of getting around that so you just got to be very very careful yeah you are supposed to be up front if you’re filming they are supposed to they don’t necessarily have to be yeah so uh you know you need to be really careful just something you know it’s uh my cautionary tale question everything pretty much assume that you are being filmed pretty much at all times pretty much at all times pretty much just run with that yeah just run with that person into your life that way correct i mean as we know it’s everywhere yeah every street corner every street light every restaurant every i mean i know i watch enough law in order to know yeah we know these things they’ll track you down you don’t get the footage anyway i guess it’s a cautionary tale in life in general just behave yourself wherever you are yeah somebody’s watching you you can’t end up on an hello hello hello hey peace this is diane bro with my better half randall bro i don’t know if i’m better i’m just here well that’s true yeah he’s trying yes he’s a work in progress absolutely as we all are here in the canyon yes in prescott this is my all-time favorite neighborhood i adore it if i could i would be here in a heartbeat yeah absolutely uh it’s stunning so we have a very nice friend here phil who agreed to let us come film in his backyard so you can see what it’s like to live here yeah uh it’s just kind of get a little yeah a little view what’s going on here there you go just absolutely beautiful this is backyard but what we love about this is as you know i love the rocks the rocks are my thing uh this is actually actually in this home is built into the dells yes and the dells are a natural rock formation that can only be found in prescott wisconsin and germany that’s right and they are stunning and we don’t know how they form we don’t know how some special i mean other people know we don’t know we don’t know we’re not geologists yeah some yeah no we don’t know i’m not i am into the crystals and all that i do like that i wear my crystals a very very peculiar and bizarre uh process that created the special rock formations referred to as the as the delta but if you are lucky enough to build a home in here and live in here um we have a lot of questions people are like you know you’re surrounded by all this granite and rocks what about the radon radon yeah yeah radon radon is uh it’s a it forms naturally out of the rocks it’s like something to do with radioactivity and uh and all that kind of stuff it’s uh it’s only trace uh trace amounts so like if you don’t hear a whole lot about people hiking in the dells overcome by radon because it’s trace elements so you uh the the problem comes when you have a home that sort of captures the radon and holds it inside for very long periods of time because it’s a clear it it’s kind of a clear gas but here’s the thing it’s not a problem yeah at all uh yeah the very high tech uh eradication systems that they have for radon essentially it’s a fan you know you you you have built in so if you have a custom home and you are surrounded by rocks like this which some people have there’s a way to mitigate that problem yeah and you have a whole uh essentially you just need to circulate it so they’re gonna release it here yeah so they’ll put a pan on it which you need to be aware if you just put granite on your kitchen countertops guess what yeah there’s a radon coming radon comes off of that countertop it’s a natural thing that’s a natural in the environment what you want to have is not have it build up in your home yes but once you address that you mitigate it yes it’s a non-issue yeah so if you have a home that’s built into into the dells um it’s a good idea to have you know monitoring equipment to make sure that the concentrations aren’t building up correct and like i said your mitigation system is essentially a small fan that just kind of circulates the air around and keeps them keeps them low so it’s perfectly perfectly safe to build a home where you have that situation but most most places here in prescott do not um and that’s what i wanted to talk about too this is an unusual and exceptional case you know to be surrounded by these rocks it’s just it’s just stunning it’s a great place to be but not all neighborhoods are built in the dells here in brisket so there are a lot of other neighborhoods that the dells will be five miles away two miles away three miles away and people will say i need to have radon testing yeah you can you can you can you certainly can but but it’s not necessary if you live in a neighborhood like prescott lakes yeah you’re not going to have a radon issue yeah yeah you’re perfectly fine even though zillow will tell you that oh there’s been radon within a mile of this home within five miles of this home you know um not a big deal it’s not although we do have testing if you are still going to be testing yeah we could do we can arrange that testing runs about 125 and they set up the equipment and then you get your reading that says you’re perfectly fine yeah what they’ll do is they’ll put the they’ll put the monitoring equipment in place and generally they’ll seal the home basically don’t let anybody in and out for a few days and they’ll collect it that way so that’s pretty much what the testing is so we wanted to let you know if you’re in the heart of the of the rocks yeah that’s something you might want to consider you need to mitigate that easily done yeah then you can enjoy the beauty there’s a reason why the rocks give off energy people yeah they do have energy and they’re great that’s right it’s a good good god if you don’t live directly in the dells or you’re you know a mile or two away you’re going to be okay yeah but again if you wanted to don’t worry about what zillow says about radon yes don’t get i think zillow is a native american word that means mistaken i think zillow originally means mistake zillow yeah zillow a lot of things wrong on zillow that’s a whole nother pet peeve yeah i could be here all day talking about zombies zillow is just an estimation zillow is not fact always remember that they just kind of gather a few little things and spit it back out at you but you need to go by your local real estate agents yeah what’s going on in the market and what’s legit yeah absolutely yes so anyway here we are in the beautiful dells here of the canyons and we’re sitting at this cool Prescott is destined to be a big renovation town, and right now this movement is starting to kick into gear. The Pickle Lady explains how buyers and sellers might want to consider this option and how to minimize risk and hassle associated with it.

hey guys hey peeps how’s it going today i think it’s going pretty well what about you good yeah very good this is the pickle lady my name is randy yeah i can introduce myself you don’t have to introduce me every time i feel like i should but that’s okay i like to demonstrate that i can do it from time to time we got a little uh construction noise behind us we are discussing renovations here in preston aaron prescott because like behind us they’re starting to renovate this old home this is a really cool area in prescott um and it’s the original prescott township yep yep and they’ve got some pretty cool homes here yeah so you kind of pan around a home next door here these are the old classic homes uh a lot of them are 100 years old and more historic register and all that and oddly enough some of them are a bit out of date and worn out so they need to be renovated so some people are snatching them up and restoring them to their former glory a little bit what we wanted to talk about was there are a lot of homes that are maybe built in the 80s and 90s that were great then um what we’re starting to see is this is a good time to buy those yeah and gut them and get them up to date and get some great buys some great buys that way yeah the the price points here in prescott are just now kind of getting to the point where you have enough room to do that you know you’ve got a home that’s uh you buy it for let’s say 600 000 there’s room to put in you know 100 200 000 and you still haven’t priced yourself right out of the market because homes in the neighborhood sell for seven so a lot of a lot of sections like the ranch and haciampa you can get a home maybe that was built in the 90s he’s our little he’s our buddy he’s our fan you can get in those areas for much cheaper prices and renovate and then still took quite a bit of appreciation yeah come out ahead of the what’s happening game getting a little landlocked uh prescott valley of course no yeah yeah a lot more land out that way but but prescott not so much there’s a lot of the uh the best locations already taken they already have homes there right and so renovation is uh kind of part of the game and some of the some of some homes have stunning gorgeous views the lots are already taken the homes were built maybe in the 80s and 90s and but you can’t beat those views right nor can you find those lots available hardly to bot to build yep so think about that think about buying one of these older homes and just gutting it and starting over it but you will be capturing an amazing view yes yeah the other thing about renovation particularly if you’re out of town is obviously you’re taking on a kind of a project management thing you gotta oversee the whole process and uh just to let you know we can help you with that and find you contractors to do that kind of thing um also too as a did your voice just yeah i’m going through the change i think uh also cold weather okay all right get it together also too you can also get some loans with uh construction yeah construction loans the renovations built included in your mortgage yeah it’s all one-stop shopping yes and you don’t want a dilly dally you want to plan the thing well uh there’s new technology now where you can do the renovation virtually to make sure you know exactly what you want what kind of finishes and everything else you can get uh very precise quotes to make sure you know exactly how much everything’s going to cost and and we can help you with that process if that’s something you’re interested in doing or if you are a seller and your home needs renovation we can help you market that and demonstrate to buyers different options for how they might go about remodeling your house and what it’ll look like afterwards without you spending any money uh uh betting that someone’s gonna like the finishes that you picked up i just think it’s super cool now that they actually have [Music] someone has a big are yeah you can get a great renovation mortgage wrapped all up in one so you know because at first you’re like how will i find a hundred thousand dollars you know you can have it all wrapped up in one product yeah and make all the changes necessary that you need for your new dream house yep your new old dream house that’s right right that’s right so keep that in mind if you are looking at some of these houses and like oh geez i don’t know if i want to do all that maybe you do because you might capture some stunning views a great location um that kind of might not be available anymore lot hello hello hello good afternoon wow good morning whenever you’re watching this yeah that’s true it could be a totally different time of day for you wherever you are got all our halloween decorations outside our house here including the haunted bunny there he is yeah yeah we’re into halloween yeah a little bit it’s our favorite thing yeah we like that we really miss it yes there’s our dog bark there’s our dog park she doesn’t like her when we film no she likes to be part of the action i think i just don’t know but anyway uh so we are here today to talk about something that is actually something we’re taught uh when you become a realtor yep and they drill it in your head time and time and time again and what is that mister bro what is the time time time is that the essence time is of the essence time is money so and money is of the essence so time is of the essence that’s right yes and so actually part of the contract so if you if you put an offer yeah it’s actually you have to agree time is of the essence but even still a lot of times people don’t think it is but it is it is of the essence it’s very important and we kind of want to talk about this because we run across this periodically and it’s always kind of a heartbreaker for us when it does happen we’ve had many many clients and they come in and they either aren’t quite ready like they don’t have their paperwork in place they forgot to get their prequal they forgot to bring their um bank statement that shows they have the cash to pay for this house etc so they come in they’re all excited they see a house they want and sometimes they’re just not decisive yeah now everything’s ready to go but well let us think about it a little bit let me think about it a day or two and what we see happen all the time and it just it kills us is because we know it’s the right house for you and we we can hustle and get that contract out as fast as we can you will not wait for us you won’t wait for us we we are ready willing we’ve done them at eleven o’clock at night yeah we’ve had people call you can we put the offer in now hell yes yeah absolutely we’re going to make it happen for you but here’s the thing if you don’t have the correct paperwork or you don’t have your ducks in a row that’s a delay um if you say well i want to be cautious about this and think about it a day or two suddenly somebody else comes along and puts an offer in uh you can’t time this is not a hard sell we’re not trying to pressure you we’re not trying to create time pressure that that’s not there no what we’re trying to do is to tell you we have seen it time and time again time is of the essence a house can be on the market for months for months it is this is very true this is a very strange phenomenon it’s like some real estate weirdo stuff that goes on a house can sit there for five months all of a sudden you’ll have one person who’s like i think i’m going to put an offer in and then it’s like some pheromone goes out into the universe like vibrations yes yeah and then everybody’s like suddenly i think i want that house too and so then very rarely but occasionally we’ll get into two or three offers coming in at one time it just happened to us and it just happened the house was on the market for five months and uh within the course of a couple of days suddenly everyone wanted that same house and suddenly we had three offers on the table the woman who bought the house ended up paying way above she went over asking to get it not that much we don’t do the california stuff yeah nothing like california nothing like that but still but even still like a day or two earlier she would have walked away less than list and uh you know they just waited a couple of days and a couple of days were enough that uh whatever it is howdy neighbor here there comes our neighbor but yeah so just just enough for the vibrations to get out there and suddenly everyone wants that same house it’s just actually it’s crazy it’s crazy so well part of it is that if there’s a good listing agent a good listing agent will uh um try to do that you know they will call people who’ve expressed interest in the past and say well looks like we’re going to have an offer and then suddenly the that person is two right uh so it’s not all uh woo woo you know spirits or everything there are some mechanics at work here but uh even when the listing agent doesn’t i i gotta say i’m not a real you know creepy pee-pee person but uh i don’t know if it’s because we’re close to sedona i don’t know but we have seen it time again and again when when someone uh shows interest in a house even it’s if it’s all of a sudden it’s like the hot girl on campus and every guy’s trying to throw his cap in and uh and win the house so here’s our advice to you sit forward there you go i’m losing you you’re not losing me i haven’t moved at all okay all right anyway here’s the deal now i have sunshine on my face so now i’m gonna back up there you go all right so here’s the deal if you see a house okay now you’re annoying me yeah i know here’s the deal if you see a house you really like make sure you have all your paperwork your everything’s ready to go we’re going to get that offering quickly don’t sit and talk about it for a day or two because sometimes that’s all it takes for somebody else to grab your house or if you if you’re gonna need to do that then we need to keep our cards really close to the vest like don’t go back for a second viewing you know until you’ve had time to think about it because when you go back for a second viewing the lister knows that you’re interested suddenly the vibrations are out that’s right the other thing to keep in mind in mind too is as soon as you go under agreement guess what happens inspection you got 10 days you got 10 days to think about it some more and all of that so if you can get it under contract and do your head scratching during the inspection period uh then you you’re not at risk for having other offers come in and for the most part if during the inspection period you change your mind or you know you find something you don’t like or whatever that’s what the inspection period is for and you will walk and you will take your earnest money so so use that nothing hurts our heart more than when we see somebody who’s absolutely in love with a house and it’s happened to us about four or five times yeah and they lose out the four fights in the last either because they just weren’t quite ready they didn’t have their paperwork ready they they or they waited too long let me think about it a couple of days those couple of days can be you not getting the house of your dreams or paying a lot more than you otherwise won’t absolutely so keep that in mind when you’re ready be committed be don’t overthink sometimes you can overthink overthink overthink you need to trust us as your agents if we tell you um this house will definitely appraise don’t worry you’re not overpaying or you’re under trust us we know the market here and we are here to guide you we’re not going to steer you wrong use your inspection period yes use it to your advantage absolutely so keep that in mind be ready we’re ready for you we’ll get the offering as fast as we can and get you on to the next chapter here in prescott that’s what we’re here for that’s what we’re here for and we promise you you will appraise we promise you it will go smoothly yeah you just have to uh it doesn’t appraise guess what you walk that’s that’s very true appraisal contingency is if you’re afraid that it won’t appraise well if it doesn’t appraise you’ll be able to take your earnest money and leave that’s exactly right that’s a very good point that is a very good point too so anyway just some little tidbits Due diligence is important, and there is a specific time and process for how it happens. In this episode we discuss how it all works and some tips and tricks you should know.

hello hello hello friends this is your friendly realtors here in prescott arizona prescott pickle lady prescott pickle lady this is diana randall bro here today we’re in the arizona room uh which is a great little ballroom here in hasayamba yeah today’s uh hacienda filming yes you caught on to that yes but we love it here anyway so we are here today to kind of talk to you guys about inspection period election period inspection period is very important absolutely so once an offer is decided upon and get your earnest money in place yep you get your earnest money in place with your title company which time for due diligence put your uh money in escrows opened and then the 10-day inspection period yes start yes which is really cool so within 10 days you have your home inspection you have your termite inspection if you’re out in a remote area then you have your well inspection etc wells uh we typically give a 20-day inspection period so we get the water samples back they’re usually 10 but usually they’re 10. usually there’s no weld so yeah that’s done yeah so this is a very important time during that time if anything should change if you find something out during inspection that you don’t like that you can’t agree upon with the seller to either correct or give you some money towards that you know repair whatever whatever negotiations fall apart at that point within that 10 days you can easily walk away and still get your earnest money back yeah correct that’s basically what the inspection period is it’s your due diligence time so during that time you’re going to find out everything you’re going to get disclosures from the seller you’re going to have your inspection reports coming in uh you’re going to get hoa information all of this stuff yes uh insurance make sure you can get that property is insurable this is the time to do your due diligence you have 10 days to do it if there’s any reason at all why you decide you want to back out generally you can and get your earnest money back if you do it within the 10-day inspection period right and so during that time you’re also going to get what’s called the spuds and that is disclosures from the seller about everything that’s been done to the property or incidents you get your insurance claims reports which if they’ve had any kind of yeah so if if there’s a claim and it’s not on the disclosure shame on them that’s why they do that it’s kind of a check to make sure that you know oh they had the roof replaced but they they failed to disclose that well you’ll get the insurance claim so you’ll see that yes well one thing that you you should understand about the inspection period is it’s the time to do due diligence don’t try to do your due diligence before you go under contract you’ll lose the house okay yes go under contract then you get everything you don’t have to be a detective or any you know everything will be given to you will have all the information and if you decide to walk you get your earnest money back you’ll be out the money that the inspectors will cost you which you know we’re talking hundreds of dollars not thousands right and the other thing is once you do have all of your disclosures and things that need to be maybe that pop up during inspection then you go into your binzer period where you approach your buy your sellers and you say hey you know what i’d like this this and this address yeah and you come to it’s another very few homes are perfect uh and so generally there’ll be something that you want the seller to take care of and so you do that through a document that’s called the binzer it stands that benzer’s buyer inspection notice seller response and uh essentially it’s like another round of negotiations so you know this is what i’d like fix the seller says yes the seller says no the seller says there’s something in between right the seller offers you money instead of the repairs themselves all of this is essentially another round of negotiations exactly and if you can’t come to an agreement uh then you walk with your interests you walk with your owner’s money now here’s something very key if after the 10-day inspection period you have decided i’m going to stay in there hang in there and then day 20 you decide hmm i change my mind you will lose your earnest yeah then you probably lose at that point you will not have yeah that’s what the inspection fear is for so hit it hard yeah exactly that’s when you do your thinking exactly so i think that covers inspections what are your thoughts yeah i think so anything you’d like to add sounds a lot more complicated it’s really not it’s really not it protects i guess both sides yeah it definitely protects both sides and uh and we’re here to help you through it absolutely we’re happy to do that you don’t have to think oh my gosh i don’t know a home inspector i don’t have a termite guy we have all of that for you yeah we’ll get that we will help you every step of the way we’ll get you through the process we’ll help you if any any trouble comes up we will address it and help you and be your intermediary yeah absolutely so yes we’re happy best of it to get over the past 20 minutes of trying to film duct tape your phone to a stick that’s all you need sometimes you don’t need that fancy technology no you don’t anyway let me get back on task yeah absolutely i’m diane bro this is randall bro yes we are the spouses who sell houses she is the pickle lady correct and we are really excited uh this morning we are here at the hacienda inn it’s very historic we’re kind of in the dining area uh it was built in 1927. we’re going to show you some footage in a little bit of the lobby and all the beautiful it’s kind of art deco where it is wouldn’t you think yeah wouldn’t you say sure um i love it here they have some uh it’s a nice dining and also uh every evening they have a cocktail hour happy hour with live music yes they do you can’t go wrong yeah really cool you can’t go wrong yeah so we wanted to show you the haciampa a lot of people will be like i’ll meet you at the hacienda this is it this is the one has some cool little stories about it i think somebody like rode their horse all the way up the stairs not allowed to do that now but my horse at home you should leave yours yeah but it is a cool little place it is a nice little meeting place absolutely it’s very relaxing so we are here today not only to show you the historic hacienda inn uh but also to talk about if you are moving here and you want acreage you want horse property or you want um to be remote as we call it a little farther out from from this from the square as they say a lot of people they come to present i’m going to be a mountain man i’m going to live off of berries here’s here’s this great gal yeah hello hello there she is she’s a great girl here at the hacienda i should say woman you’re not supposed to say girls yeah i want to be pc thank you for saving our morning drinks right now and bloody mary’s oh that’s good that is good yeah it looks good it is very good but anyway so a lot of times people are like you know i don’t want to be right next door to my neighbor i want some acreage i want to be out there i want some peace and quiet and enjoy the beauty of you know mountain vistas yeah get away from it right away from it all but what you should know is if you go remote here in prescott uh a lot of times you will be on a well yeah you start going off the grid you start going off the grid so you will not have city utilities you’ll have a weld typically you’ll have um propane tanks for your gas because they can’t run gas lines way out there and they will also have septic tanks which can be conventional septic or alternative septic yeah of the three propane is really not that big a deal a lot of areas you just have a propane tank you get filled up you know once or twice a year you carry the tank other than that it’s really not that big it isn’t a big deal and you just learn and you quickly learn the best times of year to buy your buy uh don’t buy when it’s cold if a blizzard’s coming not the time to buy that propane should have thought of that a few weeks ago they’re going to jack the price up yeah they will but you learn it’s simple it’s fast it’s easy they come fill it up what do you think about 500 a year to fill it off yeah yeah it depends on the capacity of tank i guess i guess rates go up and down but uh it’s not it’s not that much more than if you just have regular gas right so it’s really not that so that’s one thing don’t be afraid of any of these things they’re all you know all doable all doable you quickly learn your service people who come out and help you yeah um when it comes to wells um we always recommend beside your traditional home inspection uh if you’re in a remote property yeah we recommend and uh well inspection test the well as well as uh test the septic and have that all inspected make sure everything’s working correctly so on the well they’re gonna they’re gonna test the amount of of water that the well produces per minute typically make sure that you get enough water how many gallons per minute per minute yeah if you’re if your well is a little slow they can put a storage tank um so that’s kind of easy to fix as well so that you’re pulling from a tank instead of directly from the well they also test the quality the water make sure the water is pure but you know and if it isn’t there’s very easy ways to fix that as well not a problem yeah um and then you just kind of keep your eye on it yeah and then septic tanks same thing you know usually they are conventional septic is very easy to maintain um you test it make sure it’s working correctly yeah as part of the inspection we’ll test it uh make sure everything’s working okay um typically if someone’s selling a house that has a septic they’ll have to pump it at some point to have it tested but generally if the septic tank the septic system is running fine it’s really pretty low maintenance stuff essentially you have waste water treatment in your yard instead of the wastewater treatment where the sewer goes and all pretty much works the same yeah septic isn’t bad and that’s no crime that’s right yeah i got it i see what you were doing there i was trying to set it up yeah alternative systems are a little more complicated you can have probably a few more things go wrong with alternative systems but in general if it’s working okay uh not a whole lot of crap so i think that’s good yeah it’s great so uh just well we did septic we did uh propane yeah oh and but then there’s cold water oh yes cold water yeah h-a-u-l-e-d yeah hauled water yeah people here will pronounce that without the southern accents yeah so it’s kind of like i don’t understand water hold yeah they said hold water water i don’t know what that means but now i do it’s not heavy water it’s not yeah so that’s when you’re really really remote and yeah they’ll fill up yeah they fill up a truck with water and they come in yep and the truck has to literally deliver the water to your well yeah and so that’s called hauled water well not to your well to your house to your house yeah yes in hot water you don’t have it well hello yes hello but anyway yeah clearly i’m a city girl yeah that’s right hold water yeah you’re all in water that’s pretty remote or there are some areas where the wells are bad uh you know that for whatever reason the quality of the water isn’t good uh so you gotta hold water so uh the other thing you should also keep in mind is that some areas like inscription canyon talking rock et cetera they have their own private water company yeah yeah yeah yeah private waters so some of those areas whispering canyon um inscription canyon talking mark had their own private water so they don’t have wells um you do have quote city water but it’s not through the city it’s not through a city so they call it private water they call it private water so if you’re looking at a listing and you’re like what is private water water that’s what it means it’s a private water company that you pay separately doesn’t mean your water wants to stay anonymous or anything no no they’re not trying to buy the company you just send the check to a different place they’re not trying to be on the downlow it just means it’s a privately owned watercolor anymore not city of prescott so what’s the other thing that people should know so bear in mind when you’re going up remote and you want that kind of thing you might run across those things nothing to be afraid of nothing that we can’t conquer together nothing that you know we don’t have inspections for to make sure it’s all in proper working order we’ll help you get there so if you want to go remote that’s part of the deal and we’ll be glad to help you with that yes yeah so anyway i think that’s it is i think that’s it that’s what i want to say i want people to understand good job finally we’ve got our sometimes new technology is not the way to go i mean you know yeah it’s not good it’s not i don’t like when things don’t work
