We’ve talked about depersonalizing your home when getting ready to sell. Today we tackle one of the most – ahem – personal types of art, and what to do with it when getting your home ready for buyers to tour.
good afternoon pza Diana Randle bro here your presca pickle lady team located in the beautiful beautiful town of Prescot Arizona we are proud residents here seven and a half years seven and a half years seven and a half years love it love it love it um love life here one of my favorite things I especially love is sometimes going into I can’t even not say it without laughing it’s hard hard to yeah we’ve been into some homes so take a deep breath yeah there was I guess this is still going on uh young couples getting married or maybe not so young couples getting married these were not so young these were uh fabulous glamour shot phot Glam shot photos budo Style budoir Style and you know what I’m talking about oh yeah so these on the wall I’m trying to show a house naked lady on the wall these are some be you know nice shots from the 80s and 90s we all remember the glamour shots if you recall well imagine those scantily clad yes and uh hanging big hair big hair yeah I I could make not we’re not going there you know where I was going to go but I’m not no I’m going to back that up back that up but use your imagination but anyway yeah anyway so needless to say if you’re trying to sell your house and you have budoir photos in your even if it’s in your master bedroom or on the ceiling over your master clet even if it’s in your bathroom we’ve seen them in bathrooms that plus beautiful um statuary yes in various yeah positions connections and nudity and these are things let’s take down and put away yes take down and put away yeah I know art is in the eye of behold Eye of the Beholder but you know I know pornography when I see it as the Supreme Court said Supreme Court I know pornographer was say so yeah always not a very good selling point you people focused on you know the chair rails and stuff like that you don’t want the husband still standing in the bathroom and it’s like no no no no move onve you see how great this closet is yeah it kind of throws their mind off on the buying process yes um so uh you know always you know anything that you so you you might want to put that on the top of your list of things to depersonalize would be to take naked pictures of yourself and that’s the first thing I did when we went on the market I took down all of my phos pictures there there are none because that wouldn’t help sell the house anyway that would just be a good comedy show for people depends on the buyer I guess yeah I know so anyway uh so just you know when in doubt when in doubt I’m not sure take it down now if we come through your house and we’re going to help you list it we’ll tell you right away yeah oh yeah Gotta Go Gotta Go Gotta Go but every now and then we take buyers through and it’s not our listing I’m like oh Lord also too while we’re on this topic uh just a just a tip you may have a stash of items for your personal pleasure chances are my God you have squirrel them away somewhere a typical place is on the top shelf of the master closet if you have it up there and you move out of your house don’t forget to take it with you my sister-in-law moved into a home and evidently it was a western theme found a whole St including the gun and Holster was uh was up there so yeah if you’ve got a little St double check everything always go back through when you’re moving out check all the top shelves check stuff you might have H way and you forgot check it all because your next buyer and especially if you’re still living in the same town yeah and you certainly don’t want you know you don’t want buyers to stumble on your stash so and then they see you in the grocery store and you’re like I know way more about you than you ever thought I did ta there Cowboy this was a good one this one makes me laugh so anyway take your naughties down take your naughties down take your naughties down just take nobody wants to see nipples nobody wants to see you know statues going at it I mean I’m just being honest I’m being frank and honest it’s distracting dist although you know it does give us a good chuckle when we’re in the house at the moment but anyway so keep that in mind anything of personal nature take it down yeah put it away and then when you move out take it with you take it with you so that is our your listing agent to find that there you go yeah so that is our tip of the day that’s our tip of the day you want more tip yeah tip of the day tip want more tips the place to find that is pickle 411.com that’s our information site there you will find information that will Amaze astound and surprise you even if you’re it doesn’t matter if you’re a buyer seller somewhere in between we could charge money for it but we don’t it’s absolutely free pick that’s correct 411 pickle 411.com okay hope to see you there but dressed and then not scantly clad you know photos or anything we hope to meet you in person fully clothed absolutely so all right my friends take care and I hope you enjoyed this public service announcement see you soon bye
As promised last week, we’re going over what the National Association of Realtors’ lawsuit settlement means for sellers, both short-term and long-term. It’s pretty simple… but also very important to know!
good afternoon hello hello peeps this is Rand and diam brro here I am the Prescot pickle lady yes she is of Prescot Arizona happy to be here just made a whole another batch of pickles waiting for my peeps to come in I can’t wait to share uh always in production as I like to say and spring is sprun so spring is got a lot of people coming in so yes I’m really doubling up on the pickles right now because we got a lot lot of people coming in so today we addressed uh a week or so ago about the lawsuit uh with the National Association of Realtors about the buyer side this week it’s about the seller side Sellers and what this lawsuit means to you as a seller so even if you’re not a buyer you may want to check out last week’s uh video uh we’ll recap at least some of that but uh a lot of good information I think you’ll find there uh just to recap so so this lawsuit’s been going on a while out of the blue the National Association of Realtors uh made this proposed settlement uh it looks like it’s going to be approved and will be implemented in the middle of July that’s July 2024 um the stti it stipulates really two main things the first is that Buyer Agents will have to sign an employment contract with their Realtors so Buyer Agents buyers will have to sign with have to buy The Bu with the buyer agent that’s not what I say I don’t know I don’t know a lot of words blah blah BL blah blah blah blah buyers coming in will have to sign an exclusive employment agreement with their realtor taking them right with their realtor and or buyer agent and it is not negotiable you cannot open a door unless the buyer is under contract yes so that’s going to affect buyers I think more than sellers the thing that does affect the sellers is that you will no longer be able to advertise buyer agent commission also called cob broke uh in MLS you will not be allowed to do that in the past it was mandatory you had to disclose what the buyers agent would be offered yes now they’re doing away with that Al together so that would have to be a separate negotiation yes outside there’s been speculation in national news that you know commissions are going to go way down and sellers are gonna you know make so much more money and uh and agents are screwed and the world’s gonna end all that stuff none of the world is not ending my friends it continues to turn no matter how horrible and how many different crazy things happen in this world we still somehow write ourselves and the whole real estate market is going to do the same thing we’re going to write ourselves and figure out the proper ways to approach all of this yeah the fundamentals of real estate have really not changed very much now you may be in a market where if you put a for sale sign up buyers will call you and in markets like that um it could be that buyer agent commissions will drop it could be that a lot of buyers are not going to want representation uh we do not live in a market like that pres is not that kind of Market presc in Pres buyers don’t live here so they don’t see your for sale signs they’re not driving by like let’s go for a Sunday drive after lunch and go oh that’s a cute house let’s go they’re in California they’re in Oregon they’re in New Jersey they’re not driving by and seeing those for sale sites so Buyer Agents have to reach out find these people talk them into coming to preset they don’t know the city they got to find where what area of the city they want to live in and then they start looking for a home so Buyer Agents in Prescot do the heavy lifting in this market no doubt about it all agents know it they don’t always talk about it but it’s the buyer agents that are you have to we advertise heavily and outof State uh markets um to bring the buyers in and but people who are looking for a change and want to come to a small town life we uh advertise we help them uh come to that conclusion hey this could be a good a good fit for me yes so yeah so right now in Prescot uh it is a strong buyers Market Market M so if you’re a potential seller here in Prescot you need to understand that Co prices are over uh you really do need to price your home at the market rate um and you um you may wait a while buyers are scarce now taking a little bit taking a little bit longer so if you’re thinking you’re going to save the buyer agent commission and that money is going to be in your pocket probably not and I wouldn’t advise you to do it if don’t offer something to the Buyer Agents first of all the buyers have to pay the commission because now they’ll be under contract so if you’re not willing to pay that they see that as just an added cost to your home uh they were always paying the commission anyway it was built in the price of your home uh don’t think you’re going to be able to build it into the price of your home and then not pay it um so the idea that you know if you want to cut out the commission and then lower the price maybe again I wouldn’t advise that because buy you’re going to need Buyer Agents to bring you buyers in this Mar that’s right you can list and save that buyer commission but if you don’t have a buyer agent bringing you buyers well yeah you’re going to sit there for a little while and uh you may not sell as quickly as you would like yes or get qualified buyers because as a buyer agent and listing we do that too but as a buyer agent we you know are you are you qualified are you serious yes we’re not going to bring you looky lose we’re only bringing serious people in yes so things to really consider uh value added as a sell’s uh you know listing you need to consider how many buyers are you really going to be able to bring in or are you going to be relying on your Buyer Agents right right if you don’t have Buyer Agents uh that are going to be bringing you uh buyers you need to have a plan B that’s right um so yeah I I I really think in the short term Not A lot’s going to change in the longer term people might be able to figure out new angles and new things in the short term so like if your house is in the market short already on the market shortterm nothing’s going to change and I wouldn’t try to do anything drastic uh to adjust for this I would just keep doing what you’re doing otherwise you’re going to be waiting years you know to sell your home so uh also too you uh you’re not allowed to advertise uh by your agent commission that doesn’t mean you can’t offer one or should not offer one yeah uh we’re going to advise our guys um our listings our listings offer if you’re going to MLS you really do need to um offer a commission uh you can offer uh a seller concession towards closing cost which I think is going to become code for uh buyer commission we’ll see if that passes muster but instead of having a a separate box for the Commission in the realt comments will it’ll say something like you know seller offers 2 and a half% uh toward buyer closing cost at Coe and uh that is allowed I’m not sure if it’s going to be allowed in MLS that we’re waiting to see that we’ll see lots of moving Parts lots of change uh but it is not deterring us in any way and it shouldn’t deter you that’s right as a seller or you know potential buyer coming in uh let us worry about that we will guide you we will make it happen that’s right that’s uh Realtors are very resourceful type Y and we will work hard to make your sale as easy as possible and get you the best buyer absolutely so don’t fret don’t worry uh just be aware there are some changes uh how it will be presented in MLS how we will uh make concessions it’s just a little a little B little wiggle yeah a little wiggle yeah I like that little wiggle a little wiggle I I think in the end it’s not going to affect uh what’s going on at presc it’s my professional opinion and I like it good job so just wanted to kind of address that I know we’ve gotten a lot of phone calls from people oh I heard on CNN I think they think all Realtors are going to no longer be in business well good luck selling your house I even saw an article that said the housing market was going to crash because it I it’s we just don’t New Media is just terrible our brokerage also agrees with that our brokerage is already actively working on a new way to approach this yeah so both sides are equally represented and happy and you still get the continuous good service that all of us as real estate professionals offer yes so don’t think oh you know all this is a show it kind of is but we’re already working on how to still make this as seamless and easy as possible for you during either selling or buying so don’t worry about it the pickle team is on it we’re approaching this we’re going to still be here and offering you the most incredible service ever that’s right and we’re going to help you through every step of it we don’t want you to worry your pretty little head about this lawsuit pretty little heads your pretty little heads don’t worry we got it covered so uh we’ll maneuver it for you don’t stress we’ll take care of it and we’ll make sure everybody’s happy and covered and and you still have that great hello hello hello hello peeps this is a midday hello midday hello from Rand and Di day we are your local husband and wife team here in thank you in Prescot uh happy to show you guys around show you what our life is like here we love it and today we are here to talk about when to do it yeah so this is uh another game so we did we did our in games and so I thought we’d do another game this game is when should you do it yeah so a lot of times we run into trouble in transactions When Buyers try to do something at the wrong time yes there’s a there’s a place there’s a time for every purpose and so that is never more true than when you’re buying a house yes so uh the first thing on our wi Todo game is views views when do when do you decide whether the views of a home are are are appropriate or not like they’ll make you happy what views do you want when do you decide that well I you know you go look at the house and if it’s something you really fall in love with I would recommend hey come at sunset too yeah you want to see the sunset you want to see the sun rise you want to see where is the you know am I east facing west facing what you know um those are all important things to think about and if you’re like I’d like to really see how the Evening Sun is here make another appointment yeah go back in the evening in particular if you’re an outdoor person you spend a lot of time on your porch and that’s your thing you should feel it at all hours of the day yes and see how expansive the view is uh I don’t know is there traffic in the afternoon that all of a sudden your view is bumper to bumper traffic you won’t have that but I’m just saying something like that what are your thoughts well in terms of deciding what kind of view you want you should be able to do that before you put in a contract you know you looking at different homes get an idea of the different kinds of views that are available get an idea of the money it’s going to cost you to upgrade to different views there are some views that will drop $150,000 on a home yep boom that’s what you’re gonna pay so decide are you okay with a peekaboo view a peekaboo view like what is you know and do that in your mind before you decide and you know before you put in a contract that’s right you should kind of know what kind of view you can afford or want to afford what kind of view you demand um how important is it to you are you okay with a peekaboo are you okay with rooftops behind you yes some people they they see a mountain in the distance and then they’re like but I can’t stand these Ro this this houses below me I don’t want to see those rooftops so things to think about what Will bide that after you’ve gone under contract and you already passed in inspection y you should know what you want want before you make an offer absolutely in terms of looking at what it looks like in the evening versus the morning if it looks like it’s going to work go ahead with the contract once it’s under the contract then you can do your due diligence on The View as part of sure the inspection period then you’ve taken the mo the home off the market and you won’t lose it while you’re trying you’re waiting for Sunset that’s right yeah that’s right fuse fuse that was a good one okay okay next up Sol solar solar so first off S leases are a pain in the butt they are a pain in the butt you got to know that they are a pain in the butt yeah so you should decide beforehand whether you’re even going to do that or not right um certain information should be given to you uh upfront about the solar a lot of Agents don’t though uh we will not be able to if the information on the solar lease is not provided by the listing agent we will not be able to get that information until we’re under contract and the seller has called The Solar Company and told them that we’re under and give them permission they will not talk to us they will not discuss the terms I’m I’m a big fan of owned solar so if you own a home and you’re thinking about listing it and you already have paid it off that’s great that’s easy peasy it’s an easy transfer you give permission you the owner give permission to the buyer to put it in their name simple title handles it it’s beautiful yes one thing to consider if you have solar consider paying it off most people do not want to assume your solar loan yes they just don’t I think solar can be great it’s not really necessary here in presca though our utilities are very reasonable so uh keep that in mind if you are have a solar maybe consider paint it off before you put it on the market because most people will walk away they will walk away they don’t want to do it they don’t want take it on if it’s own they’ll love it yeah if they’re own then they’ll love it if if you are the buyer if a solo lease is a deal stopper for you you can determine that before You’ even put in a contract the reality is though if you’re amenable to a lease you just need to see the specific terms you’re probably not going to be able to do that until inspection period correct yeah so don’t try to do that by the way you can’t get so we’ve had yeah we’ve had uh buyers that insist like they will not do a contract until they get all the terms of the lease well you know the listing agent did not have that information available right it took you know a week to pull that information together and we lost the house because someone else came and got it so inspection period And if you are an owner and you do have a lease provide all that right away to your listing even if your agent doesn’t ask for it provide provide it because people always want and they want to know some of it stays steady the monthly payments some increase over time and you should also make considerations yeah you should also make your utility bills available yes your electrical utility bills available right so that people can see the impact it’s had on okay next one all right next up proof of funds pre-qualification always do this before you even come in uh before you come in just do it short answer that’s it uh short answer yes um because if you do see something and you want it um then we lose a day or two while you’re getting that uh you know handled we have a local lender here who can spit it out in like 30 minutes it’s not hard to do but it’s also important for you to understand financially how much can you truly afford you kind of think I think I can do 800 and then you go get your prequel and you find out it’s really six so there’s no sense in wasting your time looking at homes in the eights when when you can only afford a six yeah so always get yourself pre-qual get your ducks in a row doesn’t cost you anything no any contract you have to write must have a pre-qual attached it’s not us we don’t make the rules it’s the State of Arizona you have to prove as you’re putting this contract in that you truly can afford to do this and you’re in good Financial standing um and if you’re paying cash you have to have proof of funds so make sure you have all that ready because if you see something you fall in love you might lose it while we’re trying to get these other things together I we try to do some tricks to try to try to get it for you before you have all that in place there’s only so many things we can do only so much just so easy to come in that’s a no-brainer you got the gun loaded you’re ready to Sho get it get it going all right Family Ties Family Ties this is something we run across a lot always uh we have a lot of people who come in and say I’m not going to tell my kids about this and they fall in love they put an offer in and then the kids are back home how can you do this to us how can you leave us how can you leave your grandchildren and then they break the contract so just be honest and open with your children um we want to start a new chapter we you know need to preserve our funds explain to them why you’re doing this and then they can start to adjust to the idea of mom and dad moving on or moving away it’s very important yeah absolutely CLE they came in uh we worked with them over the course of two years uh they came in three or four times yeah lovely we finally found a house for them uh and they were so happy yeah they were so happy really happy and through the inspection uh we were getting to the point where I I think all of the repairs were going to be done it’s like the last day of inspection period if I go any more then they’re going to lose their earnest money and I get the call I can’t break up this family we my kid put the guilt trip on me my kids put the because they hadn’t said anything to the kids until it too they were under the contract yeah it was a shock and so you know so the sellers had to take their home off the market you know we had all these buyer trips and everything this was going to be a non-starter from the beginning uh and it was never going to go any other place so obviously that wastes our time and our effort but also the family I mean you’re coming in you’re looking around you’re getting excited it’s not going to happen yep uh family have Frank discussions have Frank discussions yep and be very transparent to your family to your children let everybody know because you know you might fall in love here and then you got to go back home no we mean a lot of people that that they’re their children will never have that kind of say so about where they go and that’s very clear to them you may be in that situation but if you’re not if you’re like this other couple and you know the kids will have a lot to say about it don’t keep it a secret don’t wait until the end yep do it up front Okay Okay that was a good one uh half bath so this uh the the home either does or does not have a half bath off of the main room so when is the best time to uh figure out what you want and whether the home has it or not well before you go on the home tour yeah it’s a must have you need to say that communicate that quite clearly to your agent this is a must have I some people can Overlook it some people have got to have it anything whether it’s a halfbath anything in the home that’s super super important to you just say it’s a it’s a deal breaker for me if a B and C are not there yeah we let us know before we we we don’t want to show you five or six homes and none of them have a half bat yeah none of them have a half bat and then you decide into the inspection period suddenly you absolutely have thought about it and now I absolutely have to have half that’s right don’t do that do that don’t do that so sit down and make a list of everything that is so important it’s very easy to determine whether our home has a half bath or not what we can’t do is tell you whether you want one or not and the time to decide whether you have to have that or not is really before you start looking at houses and we can’t create one for you I can’t poop you a half bath I can’t do that we can put a body in the front you know it either Haz it or it doesn’t uh decide that up front so that’s it so everything for every everything there is a purp there is a time for every purpose what is that that’s a that’s a song Ecclesiastes I don’t know and a and a Bible thing a Bible thing yeah Ecclesiastes okay so that’s our little tips for the day as you’re thinking about beautiful mountain town of Prescot Arizona AR it’s the most unique little town in all of Arizona we can vouch for it yes it is we’ve been here seven years we love it okay so last time we did uh staging a staging game staging game number one we’ve had so much fun we decided to do it again I got staging game number number two number on my handy D we got it let’s do it uh so first up so so just so you know how the game works I’ve got a list of things that you may consider doing before you put your home on the market and we’re going to pontificate on whether we think that’s a good idea or not okay first thing up is D personaliz personalization dep personalization 100% yes yes uh people come in they want to see their they want to they want to Envision themselves in the home so uh take down a lot of you know family pictures pictures yeah they want to Envision their family there they don’t want to get distracted by your family yes take down and put away your mom and dad’s ashes yeah that’s pretty person crazy we seen them we’ve seen them on lot of houses there they are and that wigs people out that wigs people out and then it opens the discussion did that person die here are they is are they a ghost are they still in this house yes um well they will they say will they repeat anything I say through a seance you know yeah put put Mom and dad your spouses your your cat your dog all their any ashes of any living creature hide put away take away in terms of pictures um if some are okay some are okay so here’s here’s the a rule of thumb if it would be easy for someone to put themselves in the picture and the picture is about what you’re doing for example okay you take a picture of you and your spouse in front of one of the rock formations in Sedona cool that’d be okay that’s cool because it’s like here we are we’re in Sedona sedona’s close enjoying their Liv you could be here you know that’s easy uh a picture of your dead husband in his military uniform not a good idea okay that’s you know and then the and then the folded up flag because he died in service but you know most people do not object to that because they’re very patriotic but some people it’s uncomfortable they’re like oh this person was you know maybe died in service or just Mak it it it adds a a downer you know you have death to look forward to and you know that’s only happened a couple of times and you know we we understand and we honor we honor those people but of course not when you’re staging at home not a good well you know people will see it and they’re like did that person die in the line of duty it opens up another discussion focus them on the house suddenly we’re answering questions about a dead husband instead of you know the counter or a dead wife or dead wife yeah dead wife the same way sure so yeah watch things like that they things like that doesn’t bother me but other people kind of watch religious stuff particularly if it’s kind of heavy if you have a lot of like a cross collection you know some people are not uh religious some people aren’t Christian you know it’s going to make them not connect with the house it’s not like they will complain about it but they oh there’s something about this house I don’t like you’re absolutely right that might be it it’s not that they’re opposed to it but they just they just maybe won’t connect so think about depersonalization always a good idea here’s one that should be a little more what I’m G to depersonalize you yeah that’s say yeah yeah how do we do that I’m very personal I’m unique how can I do that I am one of a kind they broke the mold I gotta look that up next up an extra laundry room oh extra laundry room oh yeah I have this in my own life and uh I’m going to correct this uh single level homes you just have one laundry room no problem it’s on the main level everybody loves it it’s all great uh however if you live in a home like we do where we live on Main level but we also have a lower level it’s kind of cool to have maybe a stackable upstairs and then another laundry room down stairs because nobody likes schlepping up and down the stairs and I can speak person uh on that and so my goal I think that’s a goal for me for 2024 is I’m going to get a stackable in my master closet yes I know right do it that’s a great answer um you have a twostory home yep and the laundry room is not on the main level definitely if you have a place to put it if you can uh the place to put extra laundry rooms is in the master closet yes that’s a new trend yep uh it’s wonderful to have it makes it very easy to throw Dirty Laundry into the the LA the the washing machine and then when you’re finish you’re already in the closet that is a big feature people like that people love it it’s a real ding if you don’t if you only have one laundry room and it’s downstairs it’s downstairs in particular because that precludes you from using the magic words tell me what the magic word is main level level living yes so for instance I cannot claim my home as having main LEL living level living I’m gonna get ding ding ding um because some people God forbid what if you need to have a hip replaced or a knee replaced you don’t want to go down those stairs you’re not going to be able to so but you still want to have one downstairs like when we have company it’s great to do all the sheets and the bed covers when company leaves I don’t want to go upstairs to do it either yeah so consider really consider doing it on both levels that’s our goal for 2024 I’ll let you know at the end of 2024 if that happened so if you have a single story home you should be hearing no you should not don’t don’t bother adding an extra laundry in your master closet if you have a single story home no two stories think about it two story if if it’s not on the the main level then yes yes uh next up replacing the tub with the shower yeah this is is a good one especially I would especially in Prescot because uh we don’t have a lot of young families they don’t need a tub um and so I would get rid of those little you know those load of the ground tubs they’re useless anyway it’s not like a good soaking tub pull that sucker out and make it a nice spacious walk-in shower everybody loves it huge selling feature in especially in the you know Hall bathroom um we’re finding more and more people even in the master want a shower they do not want a tub yeah so I in particular in the hall bathrooms I would really consider that because they’re kind of useless those little tubs yeah yeah one caveat might be uh if you’re removing the tub from your master bathro uh and you don’t have a tub in any other bathroom you might hesitate on doing that that’s only because someone buys your home and they have grandchildren yeah it’s good to have a tub for little kids maybe I’ve heard that from buyers problem not mine well that’s your seller I mean I mean that’s your buyer so you’re trying to sell to them I don’t know if if that means removing the removing tubs completely from your home you might want to rethink that but maybe I don’t know yeah but definitely most people are looking for showers and tubs are kind of dying if you’re GNA have a tub if it’s shallow do a Soaker people do like soakers yes if you’re going to keep the the the tub do a nice Soaker tub not those little bitty yeah people who do hot tubs now so so tub is important okay next up Landscape oh hands down without a doubt uh we bought our house it was not landscaped nicely as soon as I landscaped it beautifully everybody thought we were putting it on the market I’m like no I’m not stop saying that we’re staying put we’re not selling um it I cannot tell you the thousands of dollars of uh money you’ll get extra for doing that Landscaping yeah the backyard yeah you might be able a lot of new homes don’t have Landscaping in the backyard you might be able to get away with that if you’re your backyard’s not landscape just make make sure it’s functional yes but in terms of the front yard in particular if you have things that are overgrown get rid of them oh it’s a beautiful old tree but it’s overgrown kill it y okay just kill it uh we had a client they bought the house is beautiful such great curb appeal uh you know but you would never have they had enormous bushes that were over 20 years old covered the whole house so they bought the house they had the vision to see past that they have slowly but surely pulled out every one of these enormous bushes and now everybody’s like I had no idea what a beautiful home this is didn’t even know you had a front porch had the home sat on the market for a long long time probably sold yep $80,000 lower than it should have something like that it guess yeah it’s it’s uh we’re talking about because curb appeal is everything hug and when people say curb appeal you think oh that’s people driving by and seeing your home it’s more than that when you put your home on MLS the the it’s called the hero picture the main picture of your home that everyone is going to see first is going to be the front of the home it has to be it can’t be anything else it’s got to be the front of your home yep so if you’re not able to take a pict sure your front of the front of your home that attracts interest not going to work that’s the first thing it’s it’s like taking a good shot on your on your dating website you know what I mean gotta look good yes gotta look good all right we might play this again I to come up so I like this game I have to come up with some more of these all right this is our last one last one for game number two removing chachkies oh yeah I I mean I’m guilty of this myself um a lot of people over the years mom and dad died you inherit their yard Ro collection they God forbid your precious moments collection yes those red glasses from the red depressing glass uh your you know and too much of chatskis just shuts people down yes uh we went to see a beautiful home recently love the home it was so chalk block full of chatskis not one square inch was open we could not get our buyers P we couldn’t the buyers were like my God there’s so beautiful home because we we we showed it before these the the the current owners bought it so we were very familiar with the home we knew was a magnificent home we could not get by it was stuffed with so it was stuffed with house plants it was stuffed with I can’t even uh Crocs uh old statues from the 50s I mean every every square inch I think Chach chachki is like a polish term and it means remove okay anything you can call chachki is kind of Kit I guess that’s yish K it’s something cheap just it’s GNA cheapap in the home so anything that you can call a chachki is probably something you you’re GNA want to remove anything that you could call a collection yes remove it yep because people get transfixed buyers get transfixed with your collections and again and they want to talk about the collections yeah I’ve done it myself I’ve gone in and like suddenly I’m just staring at the wall looking at a collection of this or collection of that uh uh sports memorabilia any of that stuff it’s going to detract from the house remove it remove it that’s it other than that we have no opinion we have no opinion I mean but listen folks you should know we are just as guilty of all these things oh yeah yeah yeah as other people so I get it uh you know there’s a lot of sentimental attachment to things and your home and I get it but basically it look needs to look like nobody lives here yeah we don’t live here we’ve never Hotel think Hotel unfortunately you just kind of have to start shifting and adjusting things so absolutely people get that feeling that’s our tips a lot good afternoon hello peeps Randall and Diane bro here we’re so happy to spend a few minutes with you and talk about uh real estate and life and life we always throw in little asides yeah we got a little sides here and there throw little things in yeah sides so today we’re going to talk about staging staging so we thought we’d play a a little game called the staging game staging game so on my trusty Dusty uh little pickle card here I’ve got a list of things that you might consider doing in anticipation of putting your home on the market okay so the question is would it make sense to do that or not should you bother doing that to put your home on the market 100% yes you don’t know what they are yet oh Well I can tell you any staging is a good thing any stage is a good thing but always all right first one number one repairs yes why do you think think repairs out well people if they see something that’s damaged or you know not working it gives them concern they’re like is this house in good operating order what am I buying I don’t want to take this on if I’ve got a ton of Repairs repairs to do yeah so we recently got a lovely listing here in Prescot lakes and love these folks shout out to them you know who you are yep on Solstice yep the mcclures lovely lovely folks and we recommended always always have your home pre-inspected before you go live on the market just in case you find something you didn’t even know you had wrong you know it’s always good to find out before not when you’re under contract and they agreed they did it they had a few cracked tiles on the roof immediately fixed it beautiful beautiful so now when I show their home I can tell everybody this home was pre-inspected there were a few little things that they had to repair they’ve already taken care of it gives a high yeah it gives people a high level of confidence that this home has been well taken care of and that they are buying something they can move in without having a lot of repairs later on down the road highly advis repair repair repair repair repair repair so so a couple things here first of all you may have repairs to make that you don’t know about that’s why you do a pre-inspection if your home is over four or five years Pre-Inspection do a pre-inspection yep and take care of it all excellent selling feature uh people love the confidence of you know we’ve had this inspected we’ve already done everything they love that you’re good to go you got we have a clear report if you have less than a few years you know you may not want to spend the money on the pre-inspection I think it’s still a good idea it’s not that much three or $400 it’s not a big investment it’s not a big investment really uh puts a feather in your cap in terms of selling the home if you have repairs that are visible we once went to a home yeah there was a wire hanging from the ceiling of the master bedroom yes yeah yeah with nothing else no light fixture no wire wires yeah anything like that oh God it dists people yeah they’re like what’s wrong is that is that safe is that is that a Live Wire yeah I actually found a problem with the home without even having an inspected you should probably have that repaired before you call your agent so if you got you know ripped carpeting or you know a lot of broken tiles and you’re flooring just address it yeah address it because people will tag you for that it will also not help you in terms of getting top dollar yeah you know people will be like well you know I need new carpeting it’s gross you’ve got broken tile so I’m gonna ding you for five grand yep so you know all things to keep in mind yep what’s our next one paint oh well we cannot ever say enough about pain I keep saying it paint paint paint pain if you have and your agent should be able to tell you this if you have a relatively contemporary color then you don’t need to and it’s recent I it looks good you don’t have to paint but if you have faux finishes oh yeah if you have anything that’s Peach yes if you know anything like that that people might think is weird mint green mint green Paint yeah paint it just do it it’s cheap it’s easy fast gives a whole new look and it also makes your house look super clean again um I know I have dogs so you know they hit the wall and you have marks and things like that so absolutely that’s the easiest cheapest thing you can do yeah and if even if your pain is up to speed yeah uh any dings on the wall paint them if you’ve taken don’t leave picture picture hooks on the wall yes if you’re taking all your pictures down take them down seal the holes seal it and lightly touch up yep these are this going to be harder okay uh oh okay what about adding a fireplace uh well I I’m a mix bag on that and I’ll tell you it’s an investment you might have to pay about five grand I this is my opinion um if I had a lot of money and I didn’t really care maybe I would consider hiring somebody to come install a fireplace you should know most homes you don’t have to go through the roof and punch a hole or anything you can vent it out through sidew wall so don’t get wigged out by that um but I would also consider just saying I’ll give you a fireplace um allowance allowance thank you I couldn’t dat word we’ve done that in the past uh we did a fireplace allowance and then I did um a a virtual uh virtual stadi picture where we added a fireplace so you can see what it looked like um that worked reasonably well but a lot of people they’re they home alert fireplace they looking for fireplace they specifically are requiring it they’re requesting it in their searches Fireplaces they want to only homes with fireplaces so something to consider especially in Prescot we’re a little mountain town people enjoy their fireplace love fireplace um it wouldn’t stop me from buying a home but I we’ve had buyers that did not buy because there was no fire and even though we say look you can add it it just seems to overwhelm them so um think if you got yeah if you got a huge wall that when you don’t have a fireplace might be a good idea you’re looking at $5,000 as just sort of an entrylevel fireplace if your home is in Phoenix no if your home is in Las Vegas on half the year it’s 120 degrees all right so people aren’t going to be looking for firls but we have four seasons here and there’s nothing more fun than sitting with you know your wife and the dogs and coffee fireplace depends on your wife I guess depends on the day it depends on the day but uh yeah that that’s a that’s part of prescot’s charm part of the charm sit in front of a warm fireplace when it’s snowing outside it’s lovely so yeah I’m I’m kind of sometimes I think yeah just add it sometimes I say just offer an allowance to make it happen yep but that’s my two cents on that two cents next next one granite countertops or Gran countertops it doesn’t have to be Granite the uh what is it quartz is really so upgrading the countertops what do you think yeah I think that’s a good one um we bought our house and immediately upgraded imately upgraded um and so had it been upgraded I would have appreciated that a whole lot more yeah um so yeah it certainly W especially if you have verica countertops or coron nobody wants that it screams dated dated dated my house your no the house it’s old so if you upgrade and you know you know you can get a reasonable s it’s not like you have to get you know the most Expensive Fossils expensive with fossils in it or something like that we don’t need to have a Bill Gates type of gr here you can just get some nice and people just think wow okay this is current this is current now if the homes in your neighborhood uh generally don’t have Granite uh you might be able to get away with it but it would give you an advantage here’s the thing about granite countertops a lot of agent and people in general use the countertops as an indicator of the upgrades of the whole home true so you could have everything upgraded if you’ve got formica they’re going to think of your home as not being updated right and that’s true yeah very dated and that’s true in the bathrooms too so if you get the counter marble in in the bathrooms I agree that’s a big indicator that people use you know because people don’t they’re not in the business they’re not in construction they don’t know what upgrades look like but they know what Countertops countertops look like yeah so a lot of people use that as a proxy if you’re spending seven or 800,000 you don’t want to see cultured marble count tops in the bathroom especially in the master y so just do it yep it’ll help you get top dollar yep okay this one’s harder uh oh lighting lighting uh well depends if you have a really dated like brass light fixture please get rid of it it it screams old I’m dated anything that’s you know not a current light fixture most people now want caned lights if you have them um change out the thing so it’s the the closed so the bulb isn’t hanging out you know that will be a little update up cans you can get cans now that led and you can dial we did a a video on this you can dial in the color of the light how bright it is yes we did one thing that people like a lot uh is bright yeah now there was a time people wanted cozy you they wanted it dark you know that’s when they had popcorn ceilings and all the rest and all of that will come back eventually people Popcorn Back start putting popcorn back on the ceilings probably before we die but um right now hopefully they want bright they want bright so some of the homes like we’ve seen homes where they added a cover on the back porch and it made the home dark yes the the interior the interior got dark be aware of that yeah so if you need to brighten it up with some cans do that get some new ceiling fans with a nice lighting kit none of that brass and little flowery looking you know that’s all dated get current fans current light fixtures and upgrade your can l yep absolutely none of that will hurt you ever ever and if your house is dark turn on the light when you’re having a show for every single show Absolutely you want to come in when she and I are showing homes that’s my job he’s the light guy yeah I’m the light guy so I will run through the house and I’ll quickly turn on any lights that I think need to be on and I’ll shut them all down before we leave yep uh most agents won’t do that so if you’re home particularly if your home is dark uh turn on the lights it’s a pain in the butt light up yeah now if your home is bright you know don’t turn them on and sometimes that actually plays in your favor because it’s it’s so bright and they don’t even have the lights on but if you don’t have that turn on lights okay all right final one final one I got a bunch of others we’ll do another game okay yeah final one okay tearing down the furniture yes yes and I actually had this happen to us in our in our house in Texas yeah we went out and Showroom on the floor the showroom uh the sofa and the love seat looked fine we got it home huge tremendous yeah it it dwarfed the room yes it fit it fit fine but it it was just too tall too big it was like the whole room was just sofa yeah so always uh it’s better to remove some furniture if you’ve got a lot of pieces if you have a lot of end tape sofa table this that this table that table the in the hallways pull it out you want spacious clear clean areas yes particularly if your square footage is below say 2,000 square fet that’s right it’s you get down to 1,500 and you got a lot of furniture yeah yeah you need to pull furniture out to make that sucker look as big as possible yeah some people have a huge master I’m sorry primary bedroom suite um with huge dresser and mirror and then another chest on chest and then GI and then the room just you know you just have a little room in front of the bed to walk pull some of that out and put it in storage um it just will show more spacious it looks cleaner it looks uh great to walk in you feel like oh yeah this is a nice siiz room this is lovely so it never will hurt to kind of purge some of the furniture even we did it in Texas just go put it in storage for a month or two till you sell it’s well worth it yes look especially in hallways entranceways foyers uh anywhere where people are walking through a room pull it out pull it out pull it out that’s what she said and yeah that is what she said so I can’t take her anywhere one thing also one piece of furniture that will always be suspect in my mind is anything called the hutch hutches are tend to be Generation To Generation Big Y they tend to be passed down from generation to generation and people keep them because they feel they have to yep they take up a lot of space uh and you get used to seeing it you don’t realize how big it is usually you should remove the Hut yeah people come in and they’re like well there really isn’t a lot of room in in these spaces um it seems crowded yeah and that is the wrong impression that is and they’re not going to buy they’re not going to buy can tell them oh but this piece is really big they’re not going to buy they can’t see it they can’t see they can’t see it yeah all right so I think that was a fun game I think we did Gooding game number one staging game number one we actually agreed on pretty much we did we’re winners ding ding ding ding ding ding so those I like this game no rules no rules I like that yeah you can even make uh offhand you know dirty jokes that’s right pardon me if hello hello hello hello Peeps and happy happy New Year’s to you 2024 baby we here at the pickle team Randall and I would like to wish you the happiest and warmest wishes for the upcoming year here’s to good stuff happening for all of us it’s supposed to be a good year 2024 is a lucky number if you add up in numerology it adds up to eight which is infinity good for love good for good luck so that’s what I’m betting on how about you leap year leap year plus leap year always an auspicious event correct keep the uh the Mercury retrograde thing yeah I don’t know I don’t know I’m not that well versed and all of that but we wanted to wish you the happiest of New Year’s you’re probably getting this a few weeks into the month of January yeah but we’re recording it near the front you know that’s right got to edit and all that takes a little time so all of this is uh you get it a few weeks after we actually film so here we are we want to talk about 20124 we’re super excited everyone was gloom and doom about 2023 it wasn’t bad folks not so much it was not bad at all yeah prices were very stable y uh we’re back to a buyer Market uh inventory was low but you we managed to find some good homes for our guys yep uh so brought in some new blood in the city lots of really nice people great year and no regrets they were glad they were scared of the interest rate but they made the jump anyway yeah they know that they can refinance so they didn’t let it hold them back and now they’re living the dream and our beautiful town of Prescot yep so it’s uh pretty exciting times yeah a lot of Gloom at the front of 2023 as every we recall we predicted that none of that would come to pass and it has not yep uh more gloom and doom for 2024 or what are people saying I don’t even know well they’re a little more encouraging because interest rates are dropping which is good yeah so we’re super excited about that so if you’re contemplating you know Now’s the Time our folks who did it in 2023 no regrets yeah don’t put your life on hold yeah grab that gold ring go for it yeah in terms of interest rates so um the expectation is that interest rates will go lower uh for 2024 what is low what is not low is two and a half okay yeah yeah I think that’s over those days are over and all indications are that uh us of a certain age tends to be people interested in presc it uh we’re not going to see that again U and the reason why we saw it is that we had lots of baby boomers who were not retired yet uh they were making lots of money and they were investing lots of money well that created a supply a very large supply of investment money and that drives down interest rates uh now most of the Baby Boomers are retired uh when they retire they stop investing so aggressively they get very conservative uh they start consuming money uh so those funds will no longer be there and that means Supply goes down that means your interest rates go up so I I would say you know you know a healthy economy is five or six uh with a few points of inflation and it looks like that’s exactly where we’re heading so that that’s actually really broad picture here that’s very healthy very healthy so uh if you’re waiting for two and a half then you’re gonna you’re not gonna make it don’t yeah don’t give up on life waiting for two and a half yeah move forward get out there make your move here our cost of living is amazing in presc your money will go much farther than you know some of the other places uh people are moving from California Washington Oregon you’ll be pleasantly surprised yes how far your dollar goes yes here in Arizona so we’ll have some other areas of the country that might suffer um so you’ll hear bad news about real estate Phoenix may be one of those areas um I don’t a few other other areas that got built up really fast uh with markets that are much more sensitive to interest rates um that won’t be presc uh presc is a relatively small town we are a very viable alternative to all of the uh retirement destinations that people talk about um so I I I just don’t see anything happening in presc for the foreseeable future we we’re just totally leveling off and holding strong holding strong holding strong plus we’ve got amazing weather Four Seasons uh you don’t have to worry about hurricanes you don’t have to worry about fires you don’t have to yeah well we can get a little baby little had a baby earthquake we had a baby earthquake supposed to have one every 50 years and it’s in Chino Valley which about 20 miles north of here yeah and I think it was a three or two and a half or something so I mean this is the time you want to try something new come to our town interest rates are starting to drop everything else is great here you might enjoy a new hello hello hello hello peeps Diane and Randall bro here I’m Randall she’s the Presa picin that is correct uh we are your local uh mom and pop Realtors pop Realtors sure yeah I gu yeah she’s a mom I’m a pop I guess yeah we’re parents yeah we’re parents we can identify as that yeah absolutely um but anyway we are we live here in Prescot we love it we came here 7 years ago have not looked back um we’ve gotten into real estate and we absolutely love it we’ve met so many wonderful people we’ve been in so many beautiful homes and one thing that we always mention when we go in with our buyers there are certain houses that just hit you right in the heart as soon as you walk in and it’s the zenfield zenfi and we have been in multi-million doll homes does not feel z y and we’ve been in little tiny Cottages that are very you know low priced homes that has the perfect as the Zen feel here’s the thing if a buyer describes your home as Zen they’re halfway to buying that’s right if they use the zword they like it the zword it’s an emotional feeling when people walk into a home it’s the emotion and the feelings that it evokes in them either it’s a connection from a child childhood home in the past it’s a smell from a home in the past a happy time in their life and it connects with them and the key to Zen is it doesn’t have to have Buddha statues it doesn’t have to be although those are my favorite as you know I got a Buddha we got Buddhas I got a big I got a big fat wooden Buddha yeah yeah which I got from I don’t know how Zen he is but he makes me feel good I rub his tummy every time I leave for good luck um but anyway um it’s really not just you know whatever Buddhist chanting in the background it’s just a good feeling what’s the Danish word remember there’s something hug Huga Huga is too I don’t know if I’m saying that right it’s like a cozy so we like Huga we like Zen and the key to all of those things declutter declutter declutter honestly it’s not about the palet it’s not about the Buddhas it’s about Simplicity yes and people see a home that is simple but but functional you have everything you need and not a bit more yep uh and there’s space and and it’s a peaceful feeling and people want to have that life now they will buy your Zen home and they will fill it with all our trash and it won’t be very Zen which is what we do which is what we do yeah but in terms of selling you’re going for the Zen Zen is uh get rid of the brick of bre yeah the Zen is a good place to be yeah get rid of the Bricker Breck get rid of anything extra and I mean I’m just as guilty as everybody else I I I somehow I have things from my parents house from my in-law’s house from every person that has died somehow grav it lands in my house well also I have two malan NOS I would not describe them as Zen they’re not Zen yeah but when we’re buying we like Zen but yeah when I go in a house that is properly you know just decluttered it just just feels so refreshing yeah it feels like it doesn’t you know what it is it doesn’t feel chaotic yes it’s like this home is calm this home is cool and collected another key to Zen is a a pallet that coordinates throughout the home now if you have kids you know I want a purple room I you know you have some of that but a home where all of the rooms may not necessarily be the same color but it’s on the same palette all the pictures go together it gives a a coordinated sort of Harmony to the home that is Z yeah yeah and it’s a very calming thing I love going in a house like that especially when I’m showing 10 houses and I go in one it’s like I mean you cannot you really feel it it’s a it’s a it’s a real feeling it’s a visceral thing I mean you get in there and you’re like you know what I mean um you you just feel it in your shoulders so try hard to be Zen and Zen can be beautiful flowers and plants and you know nature a lot of nature not too much of anything not too yes simp not too much of anything not too much of just enough of everything that’s it yeah and it could be a complete lie you Mayan not live that life that might not be you but we’re telling you as Buyer Agents if our clients say Zen they’re probably going to buy you they’re like oh I love it I love how I feel I love how I feel in this house and that’s how everyone should feel you know so I’m working out of my own house it’s it’s a work in progress work in progress but I do appreciate a good Zen yes what’s the other word hooi h Huga Huga H yeah either one of those it makes me feel good cozy I dig it I dig that cozy is another good word
