this is all of our little fellow pickle
peeps out there um we hope that you are
having an amazing day
we sure are we’re having a good day i
think we’re having a pretty good yeah
we’re having a very good season
off to a very good start randall bro
realtors in
prescott arizona and so something we
talking about listings we want to talk
about
um this is kind of out there for our
people who are considering selling
and are starting to think about well i
think i might want to go on the market
something to think about that we’re
running across right now in this crazy
intense on fire uh
market is uh because i handle a lot of
buyers
this is something to keep in mind when
you’re getting ready to list
try to make your home make the showings
as easy as possible
um encourage your agent we always do
this go
on you know make sure your agent is
registered on showing time
so they can easily make appointments
yeah it’s easy
um don’t do crazy times don’t you know
uh or three hours in advance right don’t
do three hours in advance
invite the bullet here’s the thing yes
it is difficult to bring
people in to see homes into prescott yes
most of the buyers are coming from out
of town people like us have to reach out
find them convince them to come and
visit this town right
and before we even have a chance to sell
your home
so by the time we are scheduling a
showing of your home
we’ve already like done a lot of heavy
lifting for you right
so the last thing you want to do is to
make it hard for people like us to bring
you
our buyers because you can undermine
you know if you’re trying to get a uh
you know a good price for your home
you’re trying
what you need is a lot of showings and
the easiest way to get a lot of showings
is to make showings easy correct just
bite the bullet because what’s gonna
happen is the market’s moving so fast
just accept i’m gonna have two maybe
three days of hell
yeah of constant showings but for
instance i’ve had several clients come
in ready to go and i’m like oh this is a
great listing let’s go look at it and
they’re like
we won’t start any showings until i’ll
just make up a date
until thursday well it’s monday and then
you don’t find that out until you call
right so you go to call and it’s like i
want to start on a certain day that’s
fine put it in mls put it well in
advance so everyone knows
right don’t wait until someone’s calling
you with the buyer to schedule the
showing
oh we’re not going to show until
thursday we decided we’re going to wait
until thursday and then we’re going to
have it
or you know some of the uh some of the
some of them are like it’s uh
uh we’re gonna have one day of showing
and we are only gonna have appointments
between
ten and two okay well my people are
going to be here that day
they’re gonna be the next day and
there’s no way to get back in
so as you as a potential seller
think about making your home easily
accessible
easy for the buyer’s agent to make an
appointment for you
just be welcoming let it go fast this
market’s so
fast moving yeah your house is going to
sell in one or two years
it will and but if you make the showings
difficult you get
fewer showings you’re gonna have fewer
options you’re gonna end up with less
results
one key too is to make sure your listing
agent understands at least the basics
of real estate technology um so diane
mentioned before there’s showing time
yes which is an online app that agents
use to schedule showings for your home
and if you know how to set it up right
it kind of takes care of everything for
you
it’s great it’s great for all parties
involved it’s great for the agents
involved it’s great for
the the seller so they know they can
even be contacted when you’ve left so
they know when to come home
yeah it’s an amazing thing so make sure
you tell your i want showing time
i want to be i’m showing you if you
don’t do showing time then you need to
figure out how to do showing time
because it’s going to make a difference
in selling
your own it absolutely is so you know
and you shouldn’t have to email to make
an appointment you shouldn’t have to
call and then you call them
you have to call one and they say oh you
know what actually this is the wrong
number to call you need to call this
number
and then listen
this market we don’t have time for that
i don’t have time for that make it
simple make it easy make it yeah as
worry-free as possible for all parties
yeah if it were a slow moving market
everyone would have time to work out all
these kinks for the one showing that
you’re getting
when you’re getting lots of showings
it’s going to run like a well-oiled
machine or it’s going to crash
now the pickle lady brigade as your
listing agent we have all those things
in place absolutely
we’ve got it simple we’ve got it fast
you won’t have to worry about that
but i just wanted to kind of pass this
tip on to those of you who are thinking
call us we’d love to help you list we
will have
all of these things in effect and and
ready to go
uh so when you’re ready to go on the
market your appointments will be super
easy
yeah and it’ll be handled you know
stress-free worry-free as best as we
possibly can
so these are just some little tips when
you’re thinking say hey
i want to be on showing time and only
showing time yeah
you know i want to i want to get this
thing done and
limit your uh your showings to specific
target days
and just bite the bullet on those things
get up early stay out late
and that’s you know fill the day with
jones and get it over with
and we appreciate that it is it really
is we really made every effort to show
up on time
um but you know it’s easier than you
think
yes to get people and you have buyers
that show up late and
you know if we could if we only brought
buyers out that are
punctual and you know all these things
we would have maybe one buyer a year
buyers it’s difficult sometimes things
happen
people are driving in flat tire that
throws off the pace of all the other
they’re not familiar with the city and
which is why
you know you should have showing time in
effect because
then if something should happen the
agent can quickly get on and say
i either need to cancel or reschedule
when we’re driving
it’s hard to i gotta look up that phone
number i gotta
so these are things to keep in mind of
course i would call uh we would love to
help you list
again you won’t have these issues but if
you’re looking at other agents or
thinking about it these are things that
you should
educate yourself about so you are ready
and uh willing able to show that home
in a timely and easy fashion absolutely
so that is all we just wanted to share
that with you it’s just one of the
things we’re sharing that’s one of the

yeah as well as frankie there she is
so we’re rounding out 2020 thought we’d
make a wind down
on what we expect to come in the year
ahead
uh what that will mean for real estate
basket life life in general life in
general
yeah so first let’s chose 2020 2020.
it was a rough ah you were a my
friend
not me i meant the year
yeah i did mean the year although you
know you could argue
okay we’re about to end this one
shortest one ever yeah i get one get her
uh coconut water on my face that’s gonna
say wine it’s not really not one no
yeah google we’re not drinking wine
we’re not drinking water we’re using
wine glasses
this is a delicious diet k drink
okay from kroger nothing but only the
best for you
um so yeah it was 2020 rough horrible
horrible it was uh unexpected it was
insane it was
unprecedented uh it
made you dig down real deep some of the
positives
were new ways of doing business yeah
absolutely
new ways of approaching things some of
which we’re going to continue doing in
the future with our own business
oh definitely and um and businesses all
over the country
absolutely i can’t say it was a new way
of doing business the whole
zoom thing and remote and all that that
technology had been around for at least
20 years
but people are they change slowly the
way that they do things
and this pandemic forced people to do it
that’s right
and when they when they started doing it
they found out well you know
like most americans works what happens
the ingenuity comes in yeah that’s
exciting we dig down deep
pull it out and we make it successful at
least that’s what the pickle lady
brigade
yes we had a banner year we had a great
year
and so we kind of wanted to talk about
some predictions for 2021
yeah and uh so one of the predictions
that
uh the pickle lady has already made is
uh let me close it okay so one of the
one of the predictions
that the pickle lady already made is
that some of these new patterns of
business
will continue and i expect they will yes
yeah it’s been great for us we do a lot
of virtual home tours
now um when we could not hold
open houses uh we got drones we got into
more creative ways of filming properties
to send it to all of our clients out of
state
keep them interested let them know hey
we’re still out here we’re still viable
um and we can still find you the home
yep
and that’s that’s gonna lead to some
changes in the long term i think for
prescott
prescott as we’ve said a hundred times
is a retirement community
yes so the people coming here are
retiring
uh there aren’t a lot of jobs to be had
here
uh but and the city has been thinking
about trying to change that
uh but now with this new zoom technology
being used in businesses all over the
country you can have a job
really anywhere in the world and we
still live in prescott one of our new
predictors for 2021
it’s going to open the door boom not
just to retirees
it’s going to open the door to young
people who maybe have families and they
want to go to a nice small town
and live the beautiful life nice fresh
clean air
affordable housing beautiful weather
great schools
but they can do it now because you work
via
the via zoom or whatever it’s called
whatever you want yeah whatever
technology you’re using
yeah the the uh the key word there is
small town and small towns
are now in yeah uh big challenges always
been that way though
you and i have always no no i mean we
always kind of run ahead of the trend
yeah yeah yeah we’re kind of what you
call it what’s the word train stutters
yeah i was smoking cigars when nobody
knew what that was anyway
that’s right that’s right that kind of
thing so we kind of have uh
we kind of jump on these things ahead of
time yeah we do so we kind of
once again once again setting the
current i couldn’t really predict
uh but the covet thing really is pushing
small towns people don’t want to live
in areas where there’s a lot of people
per square mile anymore that’s right and
they are
rediscovering small towns in the past
small towns were kind of dying on the
vine
um because everybody had to be in the
big concrete jungles and
going to work and they had to have their
fancy millennial space you know with
basketball courts in the office and all
that
but what people have found is you really
don’t need all that my jammies at home
you can be in your jammies that’s it
that’s right you can leave your jammies
sit in front of your fireplace working
on your computer and honestly you’re a
little bit more
i think more productive oh yeah um
yeah so anyway uh it’s been interesting
so i think it’s opening the door for a
lot of young families to come out here
um and work uh
remotely yeah so uh i think it’s gonna
change the nature of our little town i
think it’s gonna change the nature of
of the uh the community of who it was oh
yeah it’s not just gonna be retirees i
think well the smart ones out there
going to be like hey
instead of me spending 3 000 a month on
an apartment in
l.a i can get a gorgeous house you know
for like 400
and and pay half that on a mortgage so
something to think about for all young
people and speaking of mortgages well we
can’t talk about 2020 without talking
about the
huge uptick in business yes uh the last
uh report i ran we were actually 18
year-over-year median sales price per
square foot for the entire town
yeah which is really it’s unsustainable
yeah so one of the predictions
unfortunately i think for
2021 is i think we’re going to have a
little bit of a price decrease
at least back in line with the longer
term trends
what we saw was uh there was a spike in
buyer interest i think because of covid
what there wasn’t was a spike in seller
interest a lot of people did not want to
have their homes on the market they
didn’t want to you know do open houses
yeah they kind of hunkered down they
hunkered down they’re like i’m going to
ride this out
now it’s not the time so we got we had
demand
uh but we had plenty of demand didn’t
have much supply at all
and i think pretty much as soon as this
vaccine thing or whatever it is comes
through
and kobe it’s not really a threat
anymore i think we
have pent up supply i think a lot of
sellers
are going gonna jump in they’re gonna
put the homes on the market and try to
take advantage of the high prices and
all that
and i think what will happen is we’ll
have uh twice as much
supply as we normally have which will be
nice yeah it should be nice for a
it change we’re hunting down and exactly
so i think that’s going to open up the
doors more sellers will now be like you
know what now’s the time maybe i want to
downsize
maybe they moved to prescott you know
and they bought a 5 000 square foot
house
now they want to downsize so they’re
going to put it on the market and what’s
going to happen is our younger families
are going to be like i need a 4 000
square foot house so
i think it’s going to be a beautiful
story yes it will yeah of
young young buyers needing bigger older
buyers needing less
and so it’s just going to open up the
floodgates uh yeah i think you’re right
for houses for sale people are concerned
about
interest rates interest rates are so low
right now
inflation is so low right now so for
some of the older population out there
you can remember when interest rates
were
12 up to 19 it was insane
it was insane i mean so
don’t bicker about three percent or
three and a half
it’s almost laughable it really is this
has been an error a free of essentially
free money
uh the the interest rates may go up but
i i don’t unless something really
catastrophic happens i don’t think
interest rates are going to be high
enough to change the longer term
bigger trends that we’re seeing uh
exodus from the west coast
uh huge numbers of people retiring as
baby boomers reach
a certain age yes uh the attractiveness
of a town like
uh prescott which is surrounded by
desert on all sides
uh you know those things aren’t gonna
change so we’re expecting
long-term trends would be good for
prescott and black dogs
and black evidently hello love prescott
love prescott all part of the family
here
hello frank oh she likes me so
you know interest rates may creep up a
tiny bit but come on people we all
remember the olden days
three percent three and a half is not is
still
amazing still amazing prices yeah i mean
you
you can still buy beautiful homes here
uh but anyway
that hasn’t happened yet but uh keep
that in mind
think back in the olden days when you
had to wait in line for gas remember
that
i remember that was to get a free gas
when you fill up your tank they’d give
you
three glasses that you wouldn’t have
free glasses you wouldn’t have uh
drink in it but you get the glass for
free
yeah we’re right on the edge of that we
remember all that we remember the high
interest rates from my i was
yeah we’ve been through astonishing now
when you think about it it’s like my
gosh
you know yeah some of these things make
uh covet seem
a little bit more perspective so i think
the beautiful thing about covid
is it is open people’s minds um
people have decided i think the most
positive thing that has come out of it
my prediction is
uh that people now are like you know
what now is the time
i’m not gonna waste any more of
well i’ll wait another five years i’ll
wait another two years
let me just do one more thing time is of
the essence and now is the time
now is the time to do it i think the
lockdown has forced people to kind of
inwardly reflect and
and make some changes in their life make
some positive changes
i think quarantine was good to open
people’s eyes
that how important family is how
important it is
not to spend so much time on the career
so many hours
less is better less is better i’m gonna
kill that dog
we’re really in trouble we’re having
trouble today but anyway less is better
so my prediction is uh
that 2021 is going to be
a year a year barking dogs
i lose my my train of thought my
prediction for 2021 is it’s going to be
a year of change for people positive
transformation people are going to now
take the chance now take you know the
risk
you know perhaps you were sick and you
were like you know what my eyes are open
life can be taken away in a second it’s
short
now is the time to make it happen and we
of the pickle lady brigade

great

we’ve got great home inspector uh i am
your
favorite hopefully buyer agent she’s my
favorite well i don’t know

we are armed with drones now we are
armed with drones
and we are ready to shoot uh all of your
beautiful homes that we have your
listings
and we put it up on the website so
people can see
your home from up above we’ve done
drones for a while
yeah uh but we would hire it in yes
you know we’d have a professional come
and have the drone go around and
everything
and uh i don’t know we were talking
about it and just kind of decided you
know what we
we are a lot a lot of our business has
to do
with video we have the wind downs and we
shoot houses and
yeah take pictures and all that it’s
like yeah well why don’t we why don’t we
do that and sometimes we want to
we’re so busy it’s like oh we got a slot
let’s go get a drone done right now
yeah i think that i think that’s what
did it it was the scheduling you know
you’re trying to get somebody to
schedule to come
and then they come and it’s too windy to
fly and
yeah and the pickle lady brigade
when we’re ready we’re ready today’s
drone day
let’s hit it let’s get this house done
so you know the thing about it is when
you
when you first get a tool you think it
it’s only good for one thing but then
once you have it you start seeing
applications for it everywhere
uh so that i could make a room i could
make a joke but i’m not
yeah she’s i can’t take her anywhere i
could
not in public anymore i could say
something really funny but i’m not
gonna hold it back i’m gonna i’m gonna
reign it in if you wanna know what the
joke is you have to call
but anyway so we love to do our own
drone work now
uh randall has become quite the
aficionado
i don’t know you learned the basics and
uh
it’s very funny to see him chase a drone
up a driveway
yeah driveways are
you gotta chase the drone up the driver
to keep it it’s not as easy as it looks
if it’s a street driver that’s one thing
if it’s a curvy driveway
or it’s on an incline it can be wacky
wacky it could be wacky wacky you can
find me dead out there
yeah you got a hustler yeah you got a
husband
is one of our many services that we
provide when we have a listing
yeah um when you sign with us you get uh
beautiful photographs first first of all
stills of your home
yeah followed by a virtual home tour
where randall goes in with another piece
of equipment we have
and he films a 360 360. so people can
really get a sense of hey i’m walking
through this house like as if you were
in person yeah in a real open house yeah
if you
if you go through one of our virtual
house uh uh virtual open house
videos it’s like you’ve been through the
house you’ll know the house very very
well and that’s the intent
followed by randall narrating all the
pros and cons all the beautiful
description of the house and what the
house comes through
comes with comes through back to the
spirit
but what the house comes with and so
you’ll get it fully narrated
and then he also does the drone work
yeah so people get a good idea of what
your backyard is you’re outside of your
house
here’s the thing it’s really not about
the technology
i mean drones are a technology but
the drone is supposed to sell the house
it’s not supposed to
you know oh look how cool it is flying
around the sky
and taking pictures uh we just we have a
new listing
and one of the features of the new
listing is it’s within an easy walking
distance
of the club yep so we talked about well
how we’re going to
show this like we want and i’m going to
just like
you know write it in in the description
we want to show it
well we did a drone and i actually laid
out some
hey dotted yeah you didn’t see it yet i
didn’t laid out a dotted yellow line
showing you where you would walk to go
from your house to the club
demonstrating just how close it is and
it is
really close so how else would you how
else would you visually
uh sell that feature you know well the
drone worked i mean it really worked
well
and a little yellow dotted little yellow
dotted lines so the point is that the
pickled lady brigade
works hard we really try to sell your
home and show
all the positive features of it uh with
narration
with film with stills with
i mean it’s top-notch stuff absolutely
and it’s personalized
it’s personalized and sometimes it’s
funny
sometimes it’s fun sometimes she always
you always notice in my
my videos she’s always photobombing yeah
that’s the biggest problem we have in
the marriage
is that no matter where she stands
that’s where i want and what you’ll hear
across here you’re in the shot
you’re in the shot you’re in the shot
there you are
again so i’m i’m coming i’m watching i’m
shooting i’m shooting don’t get in the
shot
and she’ll take a right when she’s
supposed to take a left i think she was
the youngest child i don’t think they

stuff two stuff did i do a great job

terms of stuff
team stuff yeah so talking about pickle
lady brigade
uh one of the reasons why i think we are
very successful
as a team um in performing and
everything is because
we have systems in place
so some systems well really randall
that’s his deal
and people laugh you know we got pickle
lady mugs we drive a pickle lady car
yeah yeah i think the band uh everything
is branded
everything is thought through there’s a
reason for that the world doesn’t start
off that way
we make it that way we work overtime to
improve well
let me clarify that um randall makes it
that way yeah
i’m more of a fly by the sea to your
pants kind of person
uh they are wearing me down and forcing
me to comply
into systems that’s right that’s right
yeah i’m clearly the systems person she
is my opposition
you know so we we uh we work well
together we support each other
we defend each other and we fight
against each other fight against each
other to the death
sometimes but one thing i have to agree
with on this is that
i am not a systems person i am like i
feel good i feel
let’s just do this right now in the
moment but the fact is to be a
successful team
and to perform at your top top peak
performance
you really do have to have systems in
place you got them in place right now
prescott is going through a crazy real
estate period
uh we’re ten percent year over year uh
with very little inventory i mean things
are flying off super low inventory below
inventory
a lot we find a lot of agents uh
agencies that we’re working with in our
transactions they keep dropping the ball
yep and it’s because they do it on
purpose not that they do it on purpose
but they’re sharp in a lot of balls
it’s a lot yeah well i mean when you
when you go into escrow there’s like 80
different steps
yeah that you need to to assign
and do and run the ground and everything
and if you don’t have your systems in
place
then you’re going to drop some balls
right people are dropping balls
but i would like to think we we are
doing better because
we have systems we try no one’s perfect
yeah no one’s perfect occasionally we
drop the ball and then
mr bro comes down hard okay well listen
uh how we’re going to stop how we’re
going to avoid dropping that ball next
time
so we need to adjust our process we have
what we call pickle pow wows
and the team gets together and say you
know what that kind of fell through the
cracks
what could we have done better to make
this transaction
yeah um run a little bit more smooth so
one of our favorite things we’ve done
actually randall is not he is a good
logical analytical thinker
um he’s not a handy person though with
tools
but right over my shoulder is something
i was super impressed i was like
um i’m getting a little warmed up just
thinking about
i didn’t know what a pegboard was until
i got to lowe’s and the guy explained it
to me
so i spent i don’t know like a couple
hundred thousand pegs and
boards and stuff and we just we we were
having trouble
finding the riders that we needed the
signs that we needed we’re running out
like
we gotta go hang up a sign oh where is
the sold sign
where is the pending where is the view
sign where’s
and we’re going through the garage and
yeah anyway
not anymore so this is one of our
systems we put into place so now it’s
handy dandy
super organized we know what we’re doing
yeah we can grab something
see it readily the other good system is
we have all kinds of um
checks and balances so when you go under
contract
we we are always conferring every day we
pull up our board we look up what’s
going on what’s going on
we call it the board yeah or the matrix
or the matrix whatever you want you have
to move
whatever you feel the matrix is a little
sexy yeah a little sexier but whatever i
don’t care
i mean this is the pegboard oh the
pegboard yeah
it worked for me it worked for me too
you know what i’m saying
you can put it out there you’re gonna
have to add it
we’ll see i’m saying i may or may not oh
anyway but um
i can’t even get back on my train of
thought i’ll get back on your train
anyway we as a team what i’m trying to
say is not only do we have our
magical pegboard but we also have a lot
of systems in place behind the scenes
yeah where we are on top of everything
we contact our agents
i mean are not agents clients um and
keep on top of everything so that you

paint is definitely your friend yes uh
so when you are getting ready to sell
your house um
and maybe you have some color that you
loved you thought was just amazing
maybe not so much for the general
purpose yeah yeah
so tell them tell them about the mint
house i will we call it the mint house
yeah
it’s not mint anymore it’s not mitch
anymore but it was a beautiful home
in a beautiful neighborhood i mean
surrounded by gorgeous rocks and
boulders and i mean
single store beautiful great views we
showed that house i
love that house i showed it i showed it
i showed it
so beautiful what threw everybody off
was
the majority of the home was a light
light pale pale green
yeah it didn’t but honestly it didn’t
bother me at all yeah it was
it was subtle it wasn’t like her shirt
no
no it was no it was a very
light mint screen yes but
most of our buyers just could not get
past it
they were just like oh my god the green
the green the green they it lost
everything else that the the qualities
that this home had were completely lost
in the mist which was what’s your
response
lost in the mint yeah correct lost in
the mint
so after it was on the market about six
months they finally painted it a generic
color and it’s still but by that point
it was stale it was stale everyone like
all the agents in town
were calling it the men house the mentos
and even after they painted it
they couldn’t get people to go in and
see it
and honestly i think that i think that
color
cost them maybe a hundred thousand
dollars they really had to kind of sell
this
beautiful lovely home they had to give
it away they had to give it away
because it’s not in the market it’s that
on the market so when you have an
agent she goes in and she will say you
need to do this this this and this
don’t take it personally yeah this is at
that point when you decide to sell it
becomes a business transaction yeah
absolutely
so we want to get you the best dollar
for your home
yep absolutely follow our advice
listen to mom and dad if you think
they’re going to be able to look past
your mentoring they’re not they’re not
if you they’re going to look past that
busy wallpaper to them
and if even if they can if they can
they’re probably an investor
and they know they’re the only people
who can look past the look past the
color
in the wallpaper so they’re going to
give you lowball offers
paint is your friend and paint is cheap
and it covers
all kinds of problems it does it makes
it nice and fresh
smells good smells good and in the
scheme of things what you spend on paint
compared to the difference in price that
you’ll get is uh
negligible it is absolutely and it saves
you time on market
yeah just swallow it so i’m going to
accept this
and i’m going to look at this as a
business transaction not
get the emotion out of it yeah and don’t
don’t paint everything just white
uh a lot of people have white people

sheep and white doesn’t bother you
particularly if you’re not gonna have
furnishings in the house
well that’s gonna show well that’s true
it cheapens it um
yeah if you if you list with us we’ll

need to paint and all that
listen to her she has done multi-million
dollar homes with some very famous
people she really knows what she’s doing
and uh she can keep things cheap and
effective for you

okay we don’t all have to listen to you

welcome to prescott outlook 2020 my name is randall bro that’s me in the bottom right hand corner i’m with the lovely prescott pickle lady diane hello diane hello that is me in the left hand corner yeah you got the whole left-hand side i do have the whole left-hand side i just get a corner that’s right but we’re here today to talk to you about the outlook for prescott for 2020. yeah people wondering what the year’s gonna bring and some apprehension and as we say there is fear in paradise paradise being prescott of course it is which it is yeah absolutely this is our courthouse uh still have some uh some lights up for the holidays uh this town has experienced a once per generation setback and uh people compare the the setback of 2008 to the great depression of the 30s uh really it was go it could have been a lot worse than it was but even still it was the worst financial setback uh economic sec setback that uh we have experienced purge and in a generation yeah uh and so people are fearful you know the times right hopefully so people are getting older and they want to retire yeah once you once you’ve experienced that you don’t want to experience it again absolutely not and people believe in cycles i guess there are cycles and it’s just times have been good and good for a while so they’re waiting for the shoe to drop that’s right yeah nobody knows the future but some things to share with you about why today’s hot market is different than the market of 2008. looking back on 2008 the rise in property values in that era was driven largely by loose credit 100 yeah no rules no regulations um hey you got a job making 30 000 guess what you still qualify for 700 000 house with no money down yeah i mean if you look back at the history of it it was a little out of control it was out of control everybody could get a home that truly didn’t really qualify and once they lost their job there goes the 700 000 right even before they lost their job no ability to pay but they would still uh still lend the money uh that is no longer the case after the fiasco of 2008 a lot of new rules and regulations and i could tell you i mean we deal with clients all the time though interest rates may be low but that does not mean you are going to get a loan no it doesn’t it’s very very strict even if you’ve got a huge chunk of money to put down still doesn’t matter if you don’t have proof of income yeah and a way if you’re retired and you don’t have proof of income or a way to show that i can pay this note might not happen for you yeah it’s they’ve gotten much tighter much stricter yeah um so the people who are buying all these homes they have every ability to pay right so if you qualify yeah then you are really uh a good risk so to speak absolutely it’s not like 2008 no the other bad thing about 2008 were what they bundled these mortgages into these obscure securities and i don’t remember all the terminology but basically people were investing in these mortgages by really even knowing what they were and that’s all gone they don’t have any of that tom fooler anymore the tom fooler yeah good word mortgages are straight they are straight mortgages they’re single mortgages there’s nothing complicated about them if a company or an investor or whoever is investing in a mortgage you know who it is it’s not all bundled together you can get jumbo and you can do balloon but it’s going to be a whole lot stricter for you to qualify for that and easier to understand easier to understand it’s a lot more straightforward yeah and um none of these weirdo products that can get you in something that you maybe truly can’t afford now people have got here real estate speculation people are doing some flipping there’s a little bit of that going on in prescott not very much uh people are not buying homes here to speculate uh or or doing a whole lot of investment most of the people that we see most of the people around in prescott they’re buying primary homes they’re not buying vacation homes as much as they’re just retiring and they’re buying their homes here to retire that’s what’s driving the market yeah they’re done with you know they they’ve kind of gone through that phase of life where maybe they had their their beachfront condo and then a couple of different houses throughout the united states um the curve now is people are in there you know approaching their 70s they’re like you know what it’s time to just settle down in one nice final home and they’re kind of looking for their last their last big purchase that what’s nice about that is if the economy slows down people will sell investment properties they will sell vacation homes those become extravagances they can no longer afford you know what they won’t sell their primary residence that they’re retired in they’re going to hold on to that hold on to that they will divest of everything else yeah that would be the last thing necessary but your primary home and especially once you move here you’re not going to want to you know leave your house believe me yeah i love it here yeah so uh so very solid and uh back in the 2000s a lot of overbuilding inventories were very high we’re not seeing that at all in fact inventories are quite low yeah inventory is very low yeah and we’ve got some lots of people coming in yes and we’re really trying to find some some good places for them yes um because prescott is taking off holding its value yeah and uh booming yeah so we have here three reasons to be optimistic about prescott arizona long into the future and the first one is the baby boom so uh back in 2008 10 12 years ago this is what the baby boomers look like the youngest of us were 43 not even thinking about retiring still changing diapers uh the oldest of us were 63 and just hitting the point where they were retiring so you had this big lump of people that were uh that were coming up and so that’s what it looked like and the ones at 63 were like well hell now i can’t retire yeah they were thinking about retiring when the bus they couldn’t retire which was kind of sad yeah it was very sad very hard because they’re all looking forward to the future yeah so they got delayed now here are the ages now the youngest of us are 55 that would be randall i’m actually 56 56 but i’m not in the baby boom i mean i miss that he’s he’s on the very edge you’re like a gen x or or something i don’t know what i am but you are i’m not i’m i’m not a part of the baby boom but mr brew is i’m a boomer that’s me yeah the oldest of us uh are 75 and uh as diane mentioned a lot of the 75ers they couldn’t retire when they hit 65 because of the bust so they are in the process now of retirement we get people in their 70s all the time that are coming to press get to finally to retire they’re like right i kind of regrouped i remade some of my money i lost yeah and now i can finally do this yes yes and given that prescott is always a top-ranked retirement destination and given that there’s going to be a lot of retiring going on in the next 10 years uh this is huge for us huge huge demand for prescott and it will not change nope nothing other than a nuclear disaster that just kills everybody i mean you know this is not going to change very dramatically very grim i know but here’s the thing is that you’ve still got the people 55 on that tail end who are steadily aging yeah um they’re not going to go away you’ve still got baby boomers coming up that are still actively working and getting ready to uh you know looking forward to retiring yeah absolutely and and the thing is the economics or you know the the politics nothing is going to change that you’re going to have millions of people over the next 10 years who are going to retire correct and we will be a top-ranked retirement destination well that’s good we already are and we will continue to be correct next big thing is california the big california exodus let me tell you something the california dream is now a nightmare and people are leaving in droves particularly retirement hp especially yeah they just can’t afford it anymore it’s um it’s become a problem because a lot of born and bred californians are realizing hell i had a really good nest egg yeah and i’m projecting out because you know obviously our um uh nest is starting to look like well i mean what is our standard of you people are living to be 80 now or 78 or 79 yeah and they’re looking for and they’re like i don’t think my nest egg is going to last me yeah especially if i have to go have nursing care or you know go into a nursing facility or something like that so there’s a little bit of panic because you think wow i’ve worked so hard right i built this huge nest egg i should be set for life and then they’re realizing left and right and right and left they’re getting hit with new taxes this that and the other this keeps increasing you know gas is going up and it’s kind of sad because it’s getting worse not better so it’s getting worse it’s not better correct so california has already been named the worst possible place to retire in terms of finances right uh extremely expensive and what they’re reporting more and more is a declining quality of life and i’m not going to get into all that but there’s a lot too pollution yeah there’s pollution and traffic just just to name a couple of things it’s like you don’t want to spend your time two hours just to try to go to costco yeah you know if you lived here in prescott you’d be at pasco in 15 minutes so people look at the what they call the california arbitrage which is sell my home in california come to prescott and spend half that uh on a home that’s comparable or better and pocket the rest of it you know and add that every chain goes into your retirement right build up your nest egg even more but a little something to be a little careful with that is that california is softening just a tad yeah a little bit a little bit so yeah so i was going to go to the next slide this is this is a huge we’re talking again millions and millions of people who are going to be affected by this this will not change in the for the foreseeable future this is not going to change with the possible exception of the california arbitrage we are starting to see property values in california slowing down they haven’t really in some areas that have gone down those aren’t the areas where people are really coming to prescott anyway right uh so this this trend is going to be is huge for prescott will continue to be huge and as best we can tell uh it’s not going to change i mean it’s slowing down um in that people would put their house in the market and it would sell in a week yeah and now our buyers coming in are saying it took us a little longer than a month and a half yeah you know you know maybe yeah it’s taking us a little longer so keep that in mind because things are changing yeah and if you want to get out of there quick you might want to start you know thinking about it now yeah think about it now because it’s taking a little bit longer to uh to sell in california the other thing about this is we are tiny we being prescott we are small uh so the baby boomers huge demand california huge demand we are tiny so there is little supply if you compare us to the places that uh people think about retiring to we compare extremely well uh you know phoenix and las vegas you’ve got horrible weather idaho horrible weather traffic traffic idaho is harsh winters harsh winds vegas is just 120 degrees big city four or five months of the year right and you’re right back to all that traffic uh the northwest has been a destination in the northwest is getting as expensive as california uh we’re starting to see people leave that area um for the same reason uh so people are starting to look at texas now we came from texas we love texas it was great to raise kids yeah i i don’t think the views compare oh no certainly the weather doesn’t compare uh that this is a healthier environment without mosquitoes people we’re going to do a whole wine down hardly any mosquitoes it’s amazing from us coming from the south yeah mosquitoes is that’s like the state bird of texas yeah yeah i think i’ve died and went to heaven you know people say about texas oh no state income tax that’s true but guess what huge property taxes huge yes i mean we were paying close to ten thousand we’re definitely saving money on taxes here oh yeah even though we’re paying income taxes and property taxes we’re still they’re still coming way ahead because the property taxes were astronauts yeah well that’s what i just said we were paying 10 000 and our our square footage was 2 700. yeah that’s crazy yeah that’s crazy so we compare very well and uh we are small so the supply is small and that’s not going to change you know we’ve got 50 05 000 people in prescott about that maybe a little more in prescott valley i mean if we double in size uh between the two we’re talking about 200 000 people it’s still a small town oh yeah uh so we are tiny we’re gonna in the scheme of things we will stay tiny there will be small supply in the face of all this demand so the outlook 2020 huge demand and limited supply will drive prescott real estate upward for i then foreseeable future for the next next 10 years uh it’s just these these huge demographics you just know that’s going to be the case there will be short-term fluctuations they always are but those will be swamped by the longer term upward trend it’s just a good investment here if you buy real estate here for your last home you’re going to do okay yeah you’re not going to lose your shirt um we’re holding steady yeah you’re really holding steady now press gets doing great look if this kind of thing interests you you want to keep up on real estate trends in prescott a couple of recommendations for you our home value report here are a couple of charts uh here you can see this was as of december 2019 uh year over year december to december is eight percent wow yeah eight percent and that’s prescott overall press get overwrought overall yeah there’s certain other areas other areas absolutely killing it yeah absolutely brisket lakes which is a great development here is even higher yeah you can see on our first kit is eight percent yeah wow uh the uh this is our pending ratio shows you uh how balanced the market is for the different price points as you can see it’s very little going on at 100s anymore in fact 200 is kind of drying up but you could see you know things are balanced uh you know it’s a very balanced market even into the 700s usually the higher the price point the more of a buyer’s market it is that’s still true for homes in the millions you know but even in the 800s it’s not an extreme market you know so this is a very strong market very balanced and yeah you can see these charts updated every month if you subscribe to our um our home market report and here’s our appraiser’s eye report uh which is kind of creeps me out a little bit yeah i think it’s kind of cool it looks like our daughter’s eye yeah maybe yeah it’s not her eye it’s somebody somebody else’s daughter’s eye i guess but uh but the point here is uh don’t trust zillow people did people watch it because it’s on the internet don’t get me started they think they uh the zillow knows all and they they really don’t uh you shouldn’t trust zillow in fact you don’t have to trust anybody you can use our appraiser i reports we generate this every month for every single subdivision in the city so you can download this look up your subdivision and see uh all the different comps that are available and how your house compares so this is a great way of keeping track of uh your own home if you’re a buyer this is gives you some idea of the spread of different prices and the different subdivisions so it’s a great report lots of good data this just happens to be cliff rose but uh it’s just one of the subdivisions that’s in this huge report um that’s the thing just always keep in mind zillow is just to give you a basic estimation it’s not fact yeah there isn’t uh appraisers going out to every listing across the united states and appraising and writing this up okay it’s an estimation and you’ve got stuff in there that’s just dead raw you got homes that show up that have been gone for years yeah you got pictures of homes that show up they show you a vacant lot i mean they screw up all the time yeah there’s a lot of a huge error uh of margin there so be careful margin of error margin of error margin of error there you go yeah zillow is uh just people zillow is really good at selling advertising to real estate agents and giving your information to them other than that not so good so uh other than i have no opinion i don’t either yeah so you might don’t trust zillow but don’t trust zillow trust the pickle lady and here’s where you can get our so a lot of realtors will bury the statue in the yard of st joseph yeah and it helps you this is our personal favorite the thing is that they say bury him head down oh yeah you know what i got feet up okay so i googled this no i i did and there was no consensus as to how to be i do it my way my way is head down that’s correct that’s right that we’re going to do so what is your way head down yeah feet up yeah preferably by your for sale sign and say quick prayer to saint joseph bless my family bless this lovely home that we just lived in um thank you for protecting us and send us forward into our new home with happy memories and and help us find it really the key is help us find a good buyer for buyers you know what i mean and so it it really does not fail so if you bury him head down feet up buy your for sale now does he look at the for sale sign and see look out towards you no i prefer looking out because you’re looking forward to your future you’re looking forward to your future carrying all of your family memories with you in the future and he just kind of um is a guiding he can be a guiding force of course alone yeah now you know i played saint joseph in a in a nativity scene when i was in fourth grade did you know that no i didn’t i actually you know what’s so weird i was married you were i was married two different plays two different places i’ve known him for 35 years i never knew i didn’t know you were married i was married it was destined it was destiny and my mom made me a pretty blue a pretty blue dress yeah i had a sack and a rope that’s all right and i had to kneel the whole thing i think she made me married because i had long blonde hair or something i don’t know i just looked really holy it was we were destined to be realtors because you know that’s hilarious so anyway we are a firm believer in it um and nothing everything always helps with a little bit of prayer and a little bit of thoughtful meditation that’s right thoughtful meditation and sending good positive vibes out there and if saint joseph can help us along the way it’s certainly not going to hurt yeah right that’s right there was there was some a story i saw online about a guy who didn’t believe about the saint joseph statue so his wife or the realtor somebody buried the statue so he dug it up and he threw it away and then the next day he’s reading in the paper that the dump like the local dump was sold well for all of you fellow agents or fellow potential clients who are trying to sell their home and maybe hitting some stumbling blocks on amazon prime baby yeah or hit us up we’ll say yeah we’ll send you st joseph’s amazon prime yeah i’m gladly we’ll see what yeah you want i mean we’re doing tongue-in-cheek but you know there’s as i said there’s nothing wrong with a little uh intense prayer and meditation uh on what your future will be and we’re gonna talk about karma too and yeah and blessings on your former home okay anyway amazon prime 10 in a bag not bad this is a real thing people yeah the other thing i’m a very strong believer in is saging your home okay very very important sometimes there’s just negative energy and it’s it’s great if you can find someone who is uh really well-versed and well educated and well connected to the earth mother earth and there is honestly am i right nothing more powerful than watching someone come in and just uh kind of represent mother earth and sage your home and take some of the energy out or or help someone to take mother earth you’re being attacked by i am that’s ridiculous you need to say it so seiji is what is saying it’s like a plant it’s it’s a plant and you light it and you burn it and you kind of go around and yeah someone has some their own personal incantations and and uh and that takes negative energy takes negative energy um and makes everything kind of equal again and whole sometimes it’s important um also to have someone just carry a crystal and go from room to room and discuss positive and happy memories because sometimes a house is blocked from being sold just because of your intense love and attachment to the home because you brought your family up you haven’t let go and so transferring all of those feelings towards a crystal that you can carry with you into the future into your next home enables you to kind of easily let go of that and let someone else come in and say oh i’m ready to make my new attachments here and we learned that from our good friend we did our good friend karma she uh she’s amazing and um she’s very much just an amazing person super super connected to everything she’s like mother nature yeah and uh you know so she will also do say gene if there’s a lot of bad energy and that just cleanses your home of that um it’s also great for blessings when you’re moving into a home it’s really great to start thank you yes thank you karma i’ve never seen anything so touching is when i see her work um it’s a beautiful i think a seller was a little uh a little doubtful but i think he was a believer by the end right it’s a very powerful it’s a very powerful very touching very touching sweet thing to see so we are here to tell you as agents uh not only do we work super hard and try to find new clients but we are always have you in our mind we’re always meditating have a lot of prayer uh we don’t just wing this it’s a lot right a lot of power is coming to bear it’s a lot of powers we try to bring it all to you not only do we do our homework and the regular advertising and the business side of it but there’s also a really powerful spiritual side to it that and i think you know if we can teach our our sellers the same thing um it makes everybody move on peacefully and go on to our next adventure so anyway when in doubt saint joseph yeah here he is some staging some sagey yeah i’m all for do it all it’s realtor’s well-known little secret but we’ll be the only ones who really talk about it but hey i own up to it i’m open to
