Cleaning Tile

home yeah so this particular home had the kind of tile that looks so much like wood yeah beautiful beautiful uh floors they were done with a Polish that made them shine yes and uh some people like a glossy finish some people like a matte finish uh these folks I guess really liked a gloss finish and they were using a certain cleaning product uh to get that look to make it look like polish wood even though it was tile and even though it was ti so the important thing was when we went to go do the walkth through uh they had a cleaning service come and clean the home well . they different product they used the wrong product and guess what it stripped it it looked horrible so a very bad feeling to walk in and see yeah this was the walkth through so this is the day before closing and it it just looked like all the floors had been destroyed yeah instead of having that beautiful shine in patina it was like some parts were still glossy and some parts looked really weathered and stripped and so it’s important when you have tile floors use the proper products on the tile floors if you deviate if you use something that’s really not meant for tile number one it can destroy the tile um and number two it can be like what would happen to us um and then you have to figure out how do I do this so our folks it luckily did not destroy the color of the tile no it didn’t they they were evidently the product they had been using had wax or something in it and then when they changed products that’s what you saw on the floor they were able to strip it all off start over but what he had to do was strip it all off yeah had to strip it all off very labor intensive and then they decided we don’t ever want that shine again we don’t care it’s tile as tile as tile so be very wary when you’re starting to put products on your tile floor um it can really do some crazy damage yeah particularly if using a product that’s intended to make the floor look different in this particular case look glossier than it really is yes now if they had told the cleaning crew which product to use it been fine you know they would have been fine we would have closed of course our buyers the first time they went to clean the floors they would have been stuck with it uh but you know this is this is the story of something happening right before close you don’t want to have any surprises you don’t want to have any surpris let’s say you’re having a a dinner party yeah and you decide that you’re going to mop the floors they look really really good and you change products yep wrong that’s the wrong time to try a different product stay with the same product always check with the flooring company and say what can I use for my tile now if we get a problem call us we have found a great company recently Thompson steaming they can come in and clean all that tile for you if you run into this problem yeah um and they can make it look great great they are amazing even on engineered wood flooring yes they did a great job for for client with engineered wood yeah so there are ways to get around it um but you know just not try to avoid that problem in the first place and then you don’t have try to use the right product if you’re using some crazy product be careful when you switch to something else you got it that’s basic tip or you can be like us we just don’t really mop or do anything . we’re pretty chill use water yeah we’re pretty chill we’re like whatever do too much it looks good enough it looks good enough but uh anyway so we just wanted to share that tip with you be super careful because sometimes the damage can’t be undone and then you got a much bigger problem so we just want to share you know one of our experiences and let you know and uh anyway so if you are looking for any tips advice if you’re coming in to look at a home feel feel free to reach out to us at you can find us at pickle 411.com whether you’re a buyer seller or somewhere in between you find something there that will Amaze a stound educate inform yep aound dot dot dot dot dot a lot of things to you ditto ditto ditto yeah and of course you’ll find us there that’s right and we’ll have fun so anyway hope that you’re having a fantastic day like we are today and uh we look forward to seeing you next video take care bye bye

hello hello hello hello peeps we’ve had some great former clients call us and they’re like we know you and Randall will know where we need to go to take our out of town guest so this is Diana Randall bro your friendly husband and wife team here in Prescot Arizona your real estate team and we have been to all of those places oh yeah we discovered but three during the aconite uh before Christmas yeah well we had actually we had discovered one before had already discovered it and that’s the one we want to talk about today that is fire (00:38) and sword speaky underneath the St Michael’s hotel in beastro which is on the corner uh uh at the beginning of uh whiskey whiskey R so it’s just been open probably three months now yeah there about so you go take a flight of stairs down into fire and sword and in there’s huge beautiful bar they have live music great tables do they have some food I think they might I think they do by now I’m not sure so you can kind of go down there listen to some great music have some great cocktails with friends it’s definitely got that Speak Easy Vibe it’s cool you’re up to (01:18) something no good and absolutely and it’s kind of in a space uh off there’s a lot of hidden tunnels underneath Whiskey Row from back in the day way back in the day when the town was just starting out they had a lot of hidden tunnels and so this has been one of those spaces that they have totally renovated and reopened so to some extent it’s sort of um historical and uh authentic you know it’s just a good time so no police raids or anything no no we’re not thank goodness we’re not in prohibition times so we don’t have to worry about that but I’ve had a lot of clients (01:55) call a lot of former clients call and say I know you would know what’s the name of that place are there any I know there’s new speak eases coming up so I’m like yes and we will talk about really really good one really cool venue fire and sword fire and sword so we cannot say enough good things about it when you come in town ask someone ask your hotel where is Fire and sword again it’s a flight of stairs down underneath the St Michael’s Hotel yep on the corner of Gurley and Mont Gurley (02:24) and montazuma and uh great place good time to go especially as we’re getting well we’re not quite there yet but in the summertime when it’s nice and hot oh yeah that’s going to be a great place that’s going to be a great spot below yeah and have uh some cocktails with friends and listen to music they’ve got uh some of their own cocktail Creations my favorite is called mcal lator uh it’s a mcal mcal uh base drink a little smoky really delicious yeah you try that one if you’re into that kind of thing but they had a number of other cocktails uh all well Blended bartends are (03:00) excellent yep very good place so we had a great time and we went with a bunch of our friends and uh so we strongly encourage you when you’re coming to visit or if you’ve already moved here try it out bring your out of town guest if you’re already living here it’s just kind of a fun experience so uh fire and sword cheers to you cheers to you and uh we hope to see you there maybe one evening and we’ll get to meet you and say hello yep all right take care and have a great evening bye by

good afternoon hello peeps oh yes wow right in my ear hello peeps okay very good she’s pickle lady I am I’m her sidekick we’re here in presca Arizona that’s right she’s the presc pickle Lady this is our video and so now we all know where we are here we are here we are so we are happy to come to you today and talk about cash discounts cash discounts so if you pay cash you can expect a discount yep that’s most people know that already understand cash is King cash is King people always like cash cash deal will beat a similar deal that (00:37) doesn’t have cash that’s right uh so because of that sometimes you can get the house for a bit less uh you can certainly get it less uh than if you had to take a loan uh if you’re putting a lot down that’s kind of cash equivalent sort of the same thing uh but if you have a loan sort of minimum down well there’s a risk that the financing is not going to go through the will lose time on Market you know all that kind of stuff and you know the cash allows you to go faster you know so sellers like cash and because of that they might be (01:13) willing to lower uh but not as much as you might think that’s right you know people come through waving their cash you know sometimes literally no that’s not true open up a briefcase full of $750,000 I don’t think so but uh they do they do sort of wave their cash around and expect big discounts 50,000 100,000 it’s not going to happen that’s not going to happen not in this market not in prescot’s Market I should say let’s clarify other states that may be happening but in preset our values are pretty holding yeah pretty holding (01:49) pretty St stable most buyers who come through presc are pretty well qualified absolutely so I mean look at it from the point of view of the seller I like this cash offer because there’s no question there’s going to be they’re going to qualify the it’ll go faster because there’s no underwriting or any of that so it’ll be a quick appraisal no appraisal so I don’t have to risk whether the it’s going to appraise or not so there’s a lowering of risk there is a speed up of the process and there’s sort of security uh you know if you save a month (02:27) on Market the equivalent would be you know let’s say $4 $5,000 maybe if you’re talking about uh you know a million and a half home uh you know somebody might rent that for $4,000 $5,000 a month so if you push it up a a month you can think well there’s probably value for or $5,000 not $100,000 no not1 so you know typically what we find we just had a cash deal out in Prescot Valley I believe the home was listed for 650 cash deal so they came in at 6 40 they grabbed it and ran with it they’re not going to say oh I’ll get it for 625 or (03:05) 600 it’s just not going to happen now if the if the seller has had a sale fall through or maybe a couple of sales fall through instead of 10 you might be looking at 20 maybe if the wind’s blowing right to 30 maybe not very often you’re starting to push it even at home at a million dollars you’re starting to push the value of the cash offer that’s right so just we like to when people come in town we like to kind of set your expectations so if you’re coming in with a cash deal even though your state California Texas any of the other states (03:40) around oh well we’re coming in you know we get 30% it’s really not happening here I mean in other areas like Texas might be a good example where they have a lot of buyers who will not qualify you know the deal will fall out uh if it’s um you know if if they’re not qualified and there’s a good chance they won’t be qualified preset doesn’t have that most of the buyers are pretty firm right so yeah in a market where it’s very common for buyers to come in and not qualify cash looks really really good but it’s not as valuable here because we don’t (04:16) have that situation we have very qualified in fact overqualified buyers so um anyway so we we like to kind of share this with people to kind of set your expectation uh when you’re coming in especially if you’re getting ready to make an offer we will guide you in the best way possible uh we will not make you overpay but we just have to let you know you’re not going to come in here and and get you know 40% 30% off it’s just not it’s just not going to happen I’m sorry I wish I could but uh you you’ll have a rejected offer is what will (04:47) happen and we don’t want that to happen hopefully a counter yeah so or definitely a counter for sure so keep that in mind when you’re coming to this Market just see kind of know how we operate here and uh it’s important to know what you’re stepping into and what you can expect during the process y absolutely so we hope this is a a helpful little tip yep if you want more tips place to go pickle 411. hello hello hello hello peeps uh happy to say hello to all of our fellow pickle peeps out there this is Diana Randall bro she’s pickle lady I am and I’m coming to you live from our beautiful little mountain BG yeah isn’t that a cute name ber yeah also town here in the mountains of Prescot Arizona say studio for our studio well we also are studio in the bur we also are in our special studio in the bur it’s a Burg Studio we have our own Green Room in our house that where we shoot all this great stuff for you guys that’s right so uh something we (00:38) wanted to talk to you about quite serious is fire preparedness fire preparedness um obviously this is a topic that’s very important uh and to a lot of folks out there especially those poor uh Souls out in California who have been subjected to the terrible tragedy of all the fires out there yeah absolutely now now we’ve talked about fire before fire preparedness prevention uh the firefighters we we’ve talked about fire a lot we get a lot of questions about fire I guess for obvious reasons (01:10) but we thought important it’s important we thought we just reiterate just because now fire is kind of top of mine so we thought we just uh recap some of the stuff that we’ve set before definitely so one good thing about our little town is uh we are very uh Progressive in treatment of potential fire risk and things like that proactive we are extremely proactive Progressive has come to mean a whole lot of things so well true well you know everything has come to mean a whole lot of other things you (01:40) know what I mean we are we are in other words we’re on the ball we’re proactive uh we don’t fool around our budget is there uh it’s never cut no um we stick to the budget we our mayor’s great about making sure the the policies are in place and follow through more importantly um so we have never we’ve lived here what eight and a half years yeah never ever have we even come close nor have we been required to evacuate uh because of the preparedness that our town has in the preset is sort of firefighting Central it it really is so the a lot of the uh well most of the firefighting (02:26) capability comes out of preset so the the airport here is where they launch all the firefighting uh Aviation uh you’ll see when there’s a fire going on somewhere they planes taken off constantly they fight everything all the way up into Flagstaff all the way down into the valley close to Phoenix and everything in between uh so the firefighters this is where most of them live because this is where where they’re coming out of and so a lot of pride in fire firefighting fire prevention here very (03:00) much honor our firemen and appreciate all that they do so a lot of folks who move here and brand new will be especially in the spring sometimes in the fall they’ll say oh there’s a fire there’s a fire it is just uh control burns control burns thank you you took the words right out of my mouth control burns it’s just control burns which is believe control burns here now in some areas uh you know people don’t like control burns or raking the undergrowth or whatever uh because they want to be natural what you need to understand is nature has a way of removing the undergrowth (03:35) it’s called fire right uh it’s very natural for fires to occur uh very natural for Forest to burn it’s been going on for thousands millions of years uh you know the the homes that burn in California from Nature’s point of view that’s just undergrowth right it’s just but that’s what nature does so if you don’t want homes to burn um you can’t go 100% now natural you you have to manage the forest and so we are very good about managing all of that um and so we will have these prescribed Burns do not panic every now and then if you see some black clouds and smoke it is our (04:14) fire department doing their job and protecting our little town um also we have two reservoirs here Watson Lake and Willow Lake and they are never run dry no uh they’re always pretty full and that is where a lot of our water is pull cold during during the firefighting so you’ll see like the big Chinook helicopters hovering over Willow Lake sucking water up it’s kind of cool it’s kind of cool watch it’s actually kind of cool to watch uh the process in place so you never have to worry very rarely uh unless we just don’t have a lot of rain or snowfall does it really get super low (04:50) um it’s pretty uh pumped up and active you know so it’s it’s all good we have good water source to fight fires yeah the other good thing here is our fire department ments are always open ready willing able give them a call they’ll come to your home and tell you how to protect your own home and how to be in the best firewise position so they’ll come out and tell you this tree has to go too close to the house they’ll give you the parameters they’ll walk you through it free of charge so it’s (05:22) a great program and everyone should utilize it especially if you’re living closer to some of the trees and things like that they’re happy to do it it’s part of their job willing to do it and everyone should really take advantage of it the other thing you should be aware of is so far so good we have not had a lot of um cancellations for fire Insurance here we are not required to have separate fire insurance as in other areas um yet so so far so good you don’t have to carry a separate fire Insurance uh there might be especially after what’s happening California (06:01) maybe some changes in rates but so far so good for people living here I mean nothing has changed here so yes and the fire insurance if you want it it is available right um most of the fires that our guys are putting out here in Prescot or in the forests in the mountains and stuff like that it you know basically never gets close to the city proper no and when there are fires within the city itself they are on it and immediately immediately so uh living here eight and a half years never had to (06:34) be evacuated never even came close thank goodness so uh just wanted to share that with you guys if you’re very concerned about the safety of our little town here and fires you pretty much are are are going to be okay um so nothing to number a number of people displaced looking for a place to go uh other people are kind of opting out and looking for a place to go we know you don’t want to go from fires to fires absolutely so just want to make it clear that you won’t have those kind of problems we don’t have those issues here and uh we’re on it we’re on it people um any of the fires (07:13) that you have heard about in Arizona usually from our town are about an hour out yeah there really are in desolate desolate areas far away and maybe it’s from a lightning strike or spark or something like that um but they’re right on it and take care of of it have never had major issues in the town proper so if you are concerned about that and wondering where can I land next where should I go we just wanted to let everyone out there know give you peace of mind if you come here you’re going (07:46) to be okay we’re we’re we’re on it and so to all of our folks out in California our hearts go out to you uh we wish you nothing but the best as you try to rebuild and we hope the best for all of you and uh anyway we just wanted to give you a big virtual hello hello hello hello peeps we’re so excited to be here today absolutely coming to you from our wonderful quaint little town Prescot Arizona she’s presc pickle lady that’s me I’m her sidekick s girkin that’s right this is Diane and Randall bro uh so we wanted to talk to you about it’s kind of a kind of a disappointing thing that happens occasionally yeah it’s happened two or three times now it is a shall we say pattern or dynamic between listing agents and their clients the sellers we’ve seen this this same pattern of of (00:42) uh Behavior or whatever before and we just want to call it out make people consciously aware of it because I think a lot of people do this to their listing agents without really thinking it through and they don’t think things through so the the most important thing is if you’ve only been in the market with an agent for maybe two months and uh you haven’t quite gotten your offer and we talk about price well maybe we need to readjust price maybe what is your bottom line and if you stick firm to that bottom line um it makes it very (01:11) difficult particularly if you get a good cash offer to meet those requirements and make it happen so what happens is you get frustrated we get frustrated and then all of a sudden well we’re just going to move it on to somebody else we’re going to list with somebody else because we’ll we’ll get it you know we’ll make it happen so the unfortunate thing about that is you lose time on Market because then the new agent has to come in has to retake all of the pictures has to start the whole process all over again so you’re going to lose (01:40) about a month of Market time all because in essence you don’t want to admit that you were wrong about the price so this latest time we had a couple they wanted to sell their home for 1.1 million that was kind of their Break Even uh honestly the market would not support that we told them that we said you probably should yeah you probably should be selling more like a million maybe a million 50 but we are willing to do what you want at least temporarily and here’s part of the con you know the seller will say we’re in no (02:15) hurry yes uh we have plenty of money we’re willing to stick it out to get top dollar yep and then okay I you know I’ve met very few sellers who’ve told me otherwise we’re we’re ready there is no such thing as a patient seller you get into the situation and it’s annoying and you want it to be over as a very stressful time when you’re listen and I think everyone thinks my house is fantastic and it’s going to sell within a day it’s not covid times anymore folks yeah um there aren’t the biddy Moors anymore it and we don’t we don’t want to (02:50) be right no okay we would love to be able to wave our hands and change the situation for you we’re just telling you it is we have no vested interest in it being the way it is it’s just the way it is yeah and sometimes we had videos on this before sometimes you can find stupid money in the short term and we’re perfectly willing to try that for a few weeks and see if we can do that for you uh but you know in this particular case uh we actually got an offer around a million which is where we thought it a little bit over sellers refused to (03:27) accept it uh waited all of like three weeks uh this was like during the Christmas season where there are no showings anyway and call to tell us that well you’ve been fired we found another agent that we think can help us and then we found out well we’re going to list with her for million doll actually yes so had they accepted the first offer we were trying valiantly to they said millionar was there bottom line period end of sentence bottom line okay fine we made this deal happen for a million that offer decided it’s still a little too (04:04) much uh we want to walk too many upgrades for this house we’re walking okay well now they did not like the answer so they went on with this other agent who listed below a million yeah and they lost a month on the market and lost good quality times now here’s the thing all basically because they didn’t want to admit oh I was wrong well any but if they had just said look let’s just go a little under a million we would have been done in at by Thanksgiving oh yeah it would have been closed it would have been finished it (04:38) would have been um but they were determined to make that million doll Mark now they’re listed below a million so they’ll never get it they’ll never get it after commissions and after everything else they’re really going to be clearing you know scraping so the thing is trust your agents hang in there with your agents well first of all know you can trust absolutely and then trust them yes yeah so we’re happy if you want to try for a top dollar fine let’s try it let’s try it we’ll try it for a couple of weeks if we’re not getting there (05:11) we’ll lower the price where we thought it should have been you know in the first place we’re always willing to give you some leeway give you some opportunity but after a while we you know we need to just kind of reflect the market and move where we need to go and then close so if these you know people had just hung in there and said you know what it’s okay let’s just close it under a million will be done they would have been done months ago now it’s still on the market still on the market still hasn’t sold yeah as I said before we (05:42) have no particular vested interest at any particular price point yeah you know most people believe that real estate agents just want to price the things so low that it’s easy to sell so they can move on to the next sale maybe that’s true of some agents out there H it’s certainly not true of us it is not unusual at all for us to tell the seller your price expectations are too low we had a really good really good friend they they wanted to list the prices so how much you want to list it for and he says I don’t know 800 and we’re like 800 (06:13) he said yeah what’s wrong I said no we’re going to sell you a house for like a million dollars it’s based on the market you know it’s it’s is what it is and we want to tell you what it is we we don’t have any vested interest way we are truly looking out for your best interest trying to get you the most money in your pocket and we’ll try it your way if it doesn’t happen please listen to what we’re trying to suggest and adjust accordingly because nobody wants to be on the market this six months yeah this is like the second or (06:44) third time third time at least I can think of at least two other where so listen Toom and D instead of just lowering the price with us they fire us and go to another agent and then they price it where we told them they it’s like it’s nonsensical why did you do that you know it’s not logical it’s not logical and it’s very bad business for you you know um so we want to help you get a good price get a fair price get it sold get it done quickly and again this other home had just said we’ll go a little bit under a million they would (07:16) have been done by Thanksgiving yeah so now here we are in February and it’s still and we are not the kind of people that tell you I told you so told you so although you might think this video is yeah not it’s not I’m just saying this there is this Dynamic and you should just I’m calling it out because I think everyone who’s done this to us has done it without really thinking it through right you know it’s an irrational response and they’re doing it irrationally and not really thinking it and we totally get the stress you’re under the time (07:51) constraints it’s just not a pleasant process to sell your home it really isn’t um another thing you should also know the higher the price point these homes this is not a California Market where these homes will be snatched up in a day or two yeah we take the higher the price you know might take three or four months to get a really decent offer yeah so you have to be patient and buy your time and then we’ll get a good quality buyer ready to close and it’ll be a nice seamless transaction so take a deep breath trust in your agents don’t lose (08:27) time on the market by shopping around and now I’ll try this one oh wait now I’ll try this one no now I’ll try this one it’s really you’re going to be shooting yourself in the foot in the long run so that’s our little tips to you little tips of the day to our fellow uh listings to be that’s right and if you’re thinking about listing your home um just try to be calm cool and collected here that’s right so we were talking with a good friend of our shout out to Bob Bob Karen yeah Charlie Kathy friends fun to travel with traveling friends for fun fun traveling (00:41) friends fun traveling friends just good friends in general um anyway they also mov to Prescot as we did we all kind of came about the same time uh we all came here no friends no family they have become our substitute family that’s right and support system that’s right and they are great uh just very relaxed people love you guys peace out so one of the terms that Bob threw out which I thought was hysterical and sort of summarizes the whole thing is he said uh preset is a bit like a witness protection program right so when you come here nobody knows who you are and nobody kind of (01:21) really wants to know your background no uh so it’s almost like everyone in town is a a witness being protected yes uh in particular if you spend time on the golf course nobody wants to hear what a no big time surgeon you were you were CEO of that or founder of this or any of that kind of stuff most people uh including our our uh fun traveling friends are all very accomplished people and people just H you they’re retired and that phase is over and nobody R it’s very very refreshing yeah very refeshing we live in Prescot Lakes uh we’re surrounded by a lot of golfers retired Folk (02:00) unfortunately we are not but we get to spend quality time with them and have a good time uh sometimes we get to travel with them and one thing that has struck both of us is that these folks have been at the top they are you know top CEOs they are like he said Top Doctors top the tops in their profession they have come here for Peace Quiet relaxation and they come here and retire and they don’t want to talk about that stuff anymore and what we find so nice and so refreshing there are no games here people don’t want to it’s not bragging on the golf course like there’s (02:37) no Keeping Up With A Jones no keeping up with the Joneses everybody’s chill they’re like you know what been there done that we’re just delighted to be here we have good health we’re living in a beautiful beautiful town and this is what we work for all of our lives and so it’s kind of like you know nobody ask what did you do what were you are you important nobody cares nobody cares yeah what they really want to know is do you want a glass of wine yeah which club do you want which club do you want um what and then it’s it always strikes me as we do get to know people (03:12) uh more intimately it’s like oh wow yeah really it’s not uncommon at all you’re having a having a conversation with somebody and you and for whatever reason something they did comes up and you’re like oh my god wow you’re like wow this person was a big deal big deal and uh you know and everyone SE you know nobody’s flaunting wealth or anything else unassuming it’s very unassuming and that’s is pres most of the guys we know are in presc legs presc Lakes is that way there may be some other I I mean we can’t speak for the whole town there may be (03:43) some other areas or some certain people that are snoody uh most people that we have coming in are looking for the opposite and if that’s the case if that’s how you describe yourself then you’re going to have a lot to choose from right so it’s important to know that when you come here just relax relx yeah you worked hard you deserve a good life and Prescot will give that to you you don’t need to keep playing the games and you know talking about work I mean I mean we have to because we’re still working and thank you to our friends who listen to us because sometimes (04:18) they’re like okay kind of like therapists yeah they’re are therapists but they also give us a lot of good Insight having been there done that so we value that very much but for the most part it is truly just beautiful re retirement you can enjoy you know the spoils of your you know labors labors and uh this is your time come here have fun there’s no games here just chill have fun meet some great people play some good golf pickle ball yeah um exercise have some great glasses of wine at the club or wherever um and we love that so it’s kind of like when you come here (04:56) park that prior life put that over here yeah and end enter joyfully gleefully happily yeah you don’t have to talk your way into the door into the witness protection program you’ll love it you’ll love it it’s so freeing and liberating and uh so we have learned a lot from our friends uh Bob and Charlie Kathy and Karen thank you for sharing and giving us hope for when we get there that’s right one day uh we too can have all the fun that they’re having and uh just enjoy life so when you’re thinking about a retirement place and you want to just come someplace and be chill (05:36) this is the place for you in particular Prescot Lakes we have found lovely lovely lovely people very accomplished folks but no need to talk about it they don’t need to brag they’re cool they’re calm cool and collected collected they’re comfortable with where they are and they’re enjoying everything they’ve worked so hard for hello hello hello hello beeps this is Randall and I am Dian bro coming to you live presc pickle lady in our lovely little Mile High town of presc Arizona Arizon we are here to talk about a recent trip we took earlier in the fall with some good friends shout out to Karen and Bob that’s right always a good time kinding enough the drive while we kind enough to drive he’s so great yeah yes it was lovely good conversation with Karen always a good time always we love to travel with them but anyway I digress we are here to talk about our latest (00:37) trip with them they took us to the north rim north rim of the Grand Canyon canab canab Kebab canab canab canab yeah yeah it’s just out it’s just outside of Arizona in Utah yeah um so first let’s talk about the the northr versus the south rim first of all if you haven’t been to the Grand Canyon oh my God what are you doing yes most people who been to the Grand Canyon have been to the south rim and the south rim is very nice it’s a lot more Disney than the North Rim the north rim is a lot more remote yeah it’s almost like a time capsule you (01:15) kind of feel like you’re visiting and it’s the 60s again or something it’s it’s true true you know it it’s very nice they have you can stay on the North and they have cabins darling cabins oldfashioned cabins an oldfashioned Lodge it reminds me of the the place and the shiny yeah The Shining just like that it’s so cool yeah and it’s stunningly beautiful now the southern Rim is beautiful I in my opinion this is a thousand times better yeah I liked it much better oh my gosh small Crow kind of people are really friendly because (01:48) it’s a longer drive it’s a longer drive you got to pay the price uh you go through just acres and acres and Acres of Aspen trees yes so we went in the fall gorgeous thousands and thousands of Aspens and when as we didn’t know this but when Aspens change their leaves or drop their leaves they’re all yellow so it’s a sea of yellow and sometimes on the mountains you’ll see a sea of yellow mixed in with some of the Evergreens yeah stunning yeah it’s absolutely abely stunning and you can go and you can sit on the porch and you can just sit and (02:22) stare at the view have a cocktail they have meals there as well if you wanted to eat there now they they CL yeah they close for the winter they close in they open again in Spring we were there a few weeks before they were ready to close that’s right the weather was gorgeous yes uh it was it wasn’t too hot it you know it wasn’t too cold it was very very nice my only with the restaurant was very good they have H uh places you can get a drink and stuff like that but the one thing I will say is not a lot to do if you’re staying in the cabins on no (02:56) the south rim overnight well you could hike and stuff like that but I can only do that so much yeah and you you can sleep and you know maybe smoke a cigar and that’s about it you know there’s not a lot going on no so we elected to stay in Kebab canab canab Cano yes canab canab canab Utah love that place Town precious little town such a cool town and so a lot of folks go there and stay we and that’s about a it’s about an hour drive from canab to the the north rim right uh but it’s well worth it because that that sound is really cool some of (03:31) the best meals I’ve had in a long fabulous meals we stayed at a great hotel and then from there you can go to um analou Canyon anope Canyon um those are again like one hour drives from canab but from canab we went to the pink sand the Pink Sands which is all these rocks that over the years the erosion it’s just nothing but miles literally of pink sand really gorgeous so and you can um dune buggy ride through the sand buggies there’s also analou Canyon which you can have Guided by Indians American Indians and we have not been there yet (04:10) we’ll do a we are going to go there but the indigenous um uh folks will yeah the tribes will take the tribes will take you on a special Tour by them and they explain all of the beautiful history and and what it’s all about which is that’s gorgeous what’s the other one horseshoe uh I don’t know the horseshoe por B something you can see which is a a great River drove by Lake Powell Lake Powell’s up there a lot of a bunch of stuff up there all kinds who’s the other one that the couple from Europe they were going to go see I don’t remember we (04:43) we met a couple uh two couples I yeah from Europe and they were from the Netherlands and they they were on the north rim and they saw all of they went to all of the other uh antalope Canyon there’s some others anyway there’s a lot of beautiful places in Utah and canab is a great base of operation you go to canab and then kind of spoke out to all these other places and the thing is it’s all within driving distance from Prescot yeah so you can go hey let’s go have a nice long weekend and see this amazing go on Amazing hikes amazing views learn (05:17) a amazing see petroglyphs see caves see it’s just it’s just amazing to see indigenous stopped in Flagstaff on the way up there for lunch and we went to snowball went SN and and took checked that out a little bit and then drove the rest of the way yeah was a delightful drive just a delightful trip uh could not recommend it more highly and and when we were in canab too that the uh evidently they were having their homecoming game and I forget the Cowboys or I I don’t remember but all of the all of the stores and all of the shops in (05:54) town you know go Cowboys or it wasn’t Cowboys but it was cows or something I don’t know but it was cute it was nice to see a little town out you know back in the high school team so it it was sweet it was it’s a great weekend away very Charming nice place to get away um Utah has amazing views and and and sites to see and you learn so much history oh yeah of uh all the different tribes and and it’s it’s amazing it was a good and great shopping for beautiful handmade um American Indian beautiful artifact pieces and stuff (06:30) it’s just a lovely time we cannot say enough good things about canab and the northern Rim so it’s nice little day trips right here from presc friends you go easy peasy lemon squeezy and have a good time so um I guess that’s our tip for the day that’s our tip of the day if you like tips place to go pickle 411. hello hello hello hello peeps this is Rand and I am Dian bro we’re coming to you from presc Arizona she’s presc pickle I am the pickle lady he is part of the pickle Team part of the pickle lady team that’s right we are here to help you in any way we can and to find a great place um but we also wanted to share something fun that we just learned uh we go see Jazz a lot on the third floor at the Elks Theater which is cool you know this town has a lot of culture oh oh yeah lot of music a lot of theater so at the Elks Theater on the third (00:34) floor they have live jazz so we go about once a month and we listen and so while we were up there we kept seeing area of Refuge yeah they have a room I guess they have one on each floor they do yeah but the we’re we take the elevator all the way up to three so I know they have one on three oh yeah and it’s just this this right outside the door there’s a sign that says area of Refuge which always tickles us and then we have to sit down and pretend like we’re in an area refuge and we do yoga and this that and the other so we never open it up and (01:04) it’s like this little tin room there’s nothing in it there’s nothing in it it’s just a giant closet we’re like well this is interesting I don’t know what this is about but I guess some people need a time out or something yeah what is this about and you can go in there and calm yourself down no explanation whatsoever until one night we went to our new Speak Easy underneath the St Michael’s beast that’s right and They too had a giant area ref Refuge oh it was bigger than the one in Elks much bigger but still not that big I mean it’s just like this (01:33) empty room so of course we always have to joke around and go in the a area of Refuge so we can calm down we make our jokes and we carry on and so finally uh one of the employees we said what is this anyway we see this in a lot of places and it is the newest thing for code when you have big areas of entertainment or I guess uh I don’t know what who gets to get it who qualifies but apparently it is supposed to be for handicapp people if there is a fire they can go into this special room if they if they’re in a wheelchair and they can’t (02:09) get out fast enough and close the door and they’re safe and protected from fire yeah so I would ass yeah I would assume that it is insulated with fire materials and all of that uh there is no explanation for what an area of Refuge is uh I guess the maybe people who uh are disabled are taught this I don’t know but it’s an important thing to understand because you don’t necessarily have to be disabled in a wheelchair or whatever if you’re slow moving if you’re elderly and you can’t if you have sprin ankle or if the uh the stairs are (02:47) overcrowded and you you know the crowd’s not letting you out or whatever this is a place that you can go and either wait to be rescued or at least wait until the situation has changed and you can get out uh so I I don’t think there’s any rule about who can use the area of Refuge no but it’s the kind of thing if you know about it the situation is such uh it could save your life so we thought we would share that abely so we love the area of Refuge I thought it was just for a mind reset but no it’s for safety re (03:18) it works well for that too yeah if you’re sitting at a table and you’re having drinks and someone’s telling a story that you’ve heard a thousand times just go over to the area of Refuge for a few you can always Escape for a few minutes there’s eological Refuge there is absolutely so we love our area of refuge and we think that’s a cool concept and we wanted to share it with you if you see it in one of your restaurants or or social places know what that is and know it’s a good place to go if you need it yeah absolutely all right so that’s it for (03:47) area of Refuge area of Refuge that’s our tip of the day if you like tips Place goes pickle 411.com that is our free information site whether you’re a buyer seller or somewhere in between there’ll be something there waiting you that will Amaze Astound educate inform and entertain inform and educate is kind of the same thing there you go this down check us out we all free all free we hope to hear from you soon take care bye bye

Going Stale

We all want to sell our homes for the highest possible price, right? Sometimes, though, reality gets in the way. In this week’s episode you’ll get our pricing strategy advice to help you prevent your home from going stale in the market…and a few laughs!

hello hello hello hello peeps this is Rand and diam bro we are your friendly happy realtor couple that we work together as a team and we are happy to share uh everything there is about real estate as well as life here in presca she is the presca pickle lady we the pickle lady team that’s us that’s right that’s right today we’re going to talk about why homes go stale oh there’s so many reasons yeah and I know every one loves their home and everyone thinks their home is the best of the best you need to look at it in different eyes as (00:37) to what a buyer we’ll see okay and so a lot of homes go stale because um maybe uh some clients don’t want to listen to the expertise of the agents and we try to price it accordingly but there I think I can get more well ultimately it is your decision it is your home but if we price it too high and and you kind of go against what we advising you you risk a a lot of you know going stale pretty quick yes and so people will come in and look at the house and they’ll say I love it but gosh it’s so high yes and agents (01:13) or or they’ll say it needs to be repainted it needs to be this it needs to be that or maybe we’ll Circle back in a month and see if it’s still available yes and usually by that time they found another house and they moved on right uh yeah that they think about this think if you could be told the the price that your home is going to sell for Price your home there the best time to sell is as fast as possible because your home is new everyone’s excited about the new home on the Block it’s just people are buzzing about it people have been (01:48) waiting there’s a lot of excitement and there’s also the feeling that other people might take it yes you know it’s new it’s exciting to create a pressure like creates that pressure this house is amazing the longer you are on the market the harder it is to tell that story and to get people re excited yes especially I’m a big buyer agent as a buyer’s agent there’s a couple of houses I think are fine but after showing them to six or seven different clients and nobody nibbles I kind of have to move on because I can’t you tried it a few times (02:26) yeah and and that’s what Buyer Agents will do here’s the thing presc it you are absolutely dependent on Buyer Agents because most of the buyers in this town do not come from preset no they need a buyer agent to bring them in and show them around the vast majority are coming from out of town that’s right so if the Buyer Agents get it’s not like somebody somebody new shows up and it’s new to them right that’s not the way it works it’s got to be new to the buyer agent and after about a month buyer agents will get bored with your listing they (03:03) say I can’t waste my time because time I have another home that I know they will connect with yes so if I have a home and there’s several that I’ve shown a lot of real estate agents have add that I think are great and I’m like oh God but every time I show it I get nothing yeah and it’s h kind of a waste of you know 30 minutes of viewing so after a while I kind of have to move on and give up because I have to connect them to a home that they will uh be in interested in yeah and so it’s just kind of sad um so (03:34) always try to price accordingly don’t go too high don’t go too low even if you go low we’re not in bidding wars anymore um you could leave some money stand firm at a fair price yeah we recently uh we we had a a listing uh appointment with a lady in in our neighborhood and uh we P we we estimated the value of the home yep we thought the home was in the low eights like maybe 8:15 we were probably going to list it for maybe 820 825 something like that well she insisted that the home was worth 950 she knew better she knew better she (04:14) did not uh it took yeah that’s we we did another another recent windown was about value in home people think they know how to do it so she was insisting oh it’s 950 and there’s just no way it was worth 950 it wasn’t it was very small square footage it had nice views but it was also a little bit dated everything was yellow the appliances were dated it wasn’t going to Comm in 9 no you know M I don’t even think if it were all done with bells and whistles yeah it was in the eights type home and it wasn’t wasn’t very big either so we told her (04:49) that we said look if that’s where you want to price it we are we will do that for you but you need to be willing to reduce the price quickly before it goes stale you know we can check and see if we can get that for you but if we don’t get any bites you’re going to want to reduce that pretty well she didn’t want to hear that because she knew better she went with a different agent the house sat on the market how long did it take for that house to sell seven or eight months seven or eight months if I think more than that and it’s sold for like (05:19) 790 790 yeah so uh a lot of price reductions price reduction price reduction then you just can’t get the interest of the Buyer Agents anymore and at that point get people like investors yes you know Bottom Feeders they really want to low ball you and they know that you’ve been sitting there a long time and they just low ball you and and that is how that is the definition of a homegoing sale that’s how it happens so always just try to keep an open mind and respect the professional’s opinion we know yeah we do this hundreds of homes a (05:52) year yeah we know you know just because you looked on Zillow doesn’t mean you have the price that’s not yeah that’s not science ien ific at all believe me yeah so uh we don’t want to see your home go stale right so try to listen to Our advice if we tell you to landscape if we tell you to paint if we tell you I think you’re going in a little high try to pause take a breath um make this a business decision not an emotional decision and then you know we can wrap it up for you faster it’s not just about what your home is worth it’s what it’s (06:29) compe in with yes in the market you have to compare it to other homes and what they’re offering and what those prices are right if you you could take any home in preset and move it to someplace else and get more money for it but you got to sell it here it cost a lot of money to move a house yeah so anyway that’s just some tips from us to help you and uh decide when you’re getting ready to list how to uh price it accordingly so we can wrap it up for you so you can move on to your next chapter and not have to worry (07:02) about all this so uh try to listen to what we have to offer and um take it with a grain of salt and just say hey you know what I’m going to sleep on this you’re right let’s do it and then we can get that house sold for you that’s right for the best possible price get the most money we possibly can in your pocket ABS absolutely all right my friends thanks for listening and we hope you’re having a great afternoon bye

hello hello hello hello peeps good morning to you this is r and Dian bro coming to you from presca Arizona she’s presca picol I am and we are some friendly helpful realtor team here in town that are happy to help you and pass on all kinds of advice and words of wisdom that’s right so the wisdom today is about window film window film now this is something we just did um our home is pretty close to another home and when I stand at the kitchen sink I’m so tired of looking at my neighbor’s roof and the side of his house it’s just not (00:43) a great view um same thing in the dining area so we’ve talked about it we’ve talked about it what can we do I’ve hung huge pieces of window um stain glass and that’s fine but it’s still not quite blocking that boring view so then we thought well let’s just replace the windows and then I got the price because I thought I’ll replace the windows with privacy glass and then I was like no that’s a lot of money so then how much was that that was like $2,000 to replace two windows yeah so then somebody said why don’t you get window film now I’m (01:20) not a fan of tinting windows some people are it’s not for me because it makes the house too dark in my opinion um yes it does protect your carpeting your rugs your furniture from getting Su damage but I don’t care about that I just don’t like my house to be dark I like bright sunshine in there well these two windows in particular don’t have direct sun shine right through either so so but the other solution is besides tinting is to do window film window film and film this film comes in all kinds of styles and (01:51) and um just design frosting oh yeah I mean rain glass and it it provides great great privacy but still allows a lot of sunshine to come through um but then it also blocks any gross views so I don’t see the roof anymore I just see kind of the cool pattern on my window I think I did rain I think I did rain and um it’s just enough it’s real popular and it was much cheaper I think it was $500 to do two giant Windows window so 1/4 the price and really you can’t tell you cannot tell at all can’t tell if it’s glass or it’s film but it’s really nice (02:33) so when people come in they don’t say oh my God your neighbor’s right there I see his roof it’s nice so um we just wanted to pass this tip on because I think it’s very helpful if you’re kind of close to other neighbors and you want some privacy but still want sunshine and uh investigate window film window film there’s all kinds of companies out there they don’t just do cars they’ll come and do your home yes and uh so instead of replacing glass or replacing windows which is way more expensive you can just get the film yeah and if you decide you (03:05) know later on you don’t like the rain glass anymore that’s right and you want to do frost or whatever you can remove the film and have new film put up there you go yeah so we love it and we were so excited and we just had it done and we can’t say enough good things about it that’s right so that we share with you yeah if you’re looking for some privacy don’t want to see your neighbors but don’t want to cover up your windows that’s the thing to do investigate window fil window film all kinds of designs that you can put up y (03:34) absolutely so highly recommend it it’s a very uh inexpensive way uh so really gives it a very upscale upscale feeling so if I ever go to sell my home in somebody comes in there chances are they will not notice that roof line right away yes um they’ll just say it’s good at blocking and if you look at the if you look at how much you have to invest versus the perceived value of a buyer one of the best investments you can make absolutely cheers to that there you go so we’re enjoying our window film our window film that is our tip of the day (04:09) if you like tips you go to pickle 411.com that’s our free information site whether you’re a buyer seller somewhere in between there’ll be something there waiting for you that will Amaze Astound educate and inform entertain and inform entertain there you go all those things Dem kicking lots and lots of good things can’t remember my four words there you go and it’s it’s only $20 no it’s not it’s free it’s free it’s from our heart to yours our heart to yours happy to share happy to share okay bye have a good day”

hello hello hello H peeps this is Diane and Randle bro your friendly realtor team H with the pick lady team she’s presca pick lady that’s right I’m here in Prescot Arizona coming to you live and today we’re going to talk about estimating value estimating value of the home yep estimating the value of a home is one of those things that everyone thinks they know how to do right it seems really simple and they just jump into it it’s a lot more complicated get it than you would think mhm you can’t just go by oh well my neighbor sold their house for a million (00:35) so I’m going to get a million not necessarily so necessarily uh depending on is your neighbor on your side of the street does your neighbor have the same view you have yes does your neighbor have a house that’s been recently updated it does your neighbor have a nice flat yard there’s a lot of you can’t compare two houses next door to each other it might be apples to oranges so it’s very important when you comper property to do apples to apples that’s right M and one of the big things people forget square footage yes huge oh yeah that that one sold for a million and a (01:11) half yeah it’s twice the size of your house yes so you your house is 2,000 square feet you can’t command a million and a half when the other one was 4,000 square feet now some of the automated estimating tools like Zillow there there are a whole bunch of them there’s one that we use that is um uh only only Realtors are allowed to use it um they can do a pretty good job of at least giving you a range make sure you’re in the right ballpark uh but particularly in Prescot it is really hard to comp houses that you could have one house and right next door it is a house that’s (01:49) got a much better view because it’s a little higher uh it it’s you really have to know the neighborhoods you really have to know the homes you really have to be very clever about picking comps M and you certainly have to adjust for the square footage you have to adjust for how how recently the home has been uh remodeled or updated um there’s there’s a lot to it and uh just understand that um and understand that real estate agents do this all the time it’s it’s it’s really a science it’s not as easy as it appears even the automated system gives you just a (02:30) R they’ll give you a range the good ones will give you a range if it doesn’t give you a range it’s not a good system that’s right so you know the standard realtor gives you a range uh we take the range but then we hone it in yes so you need to have a really good Agent who’s very familiar with all of the neighborhoods and the areas and who can even project out like they may use a comp that’s five years old but you need an agent who can take that comp and price it out as to what it would go in today’s today’s terms and so as a lay person this can get a little overwhelming (03:07) and confusing and uh some people will use uh a a a a comp from a totally different neighborhood or different subdivision or even we had we had a professional appraiser come up from Phoenix yes this is the bane of our existence right true so particularly during covid it was hard to get estimates done or appraisals done and uh so they would call a appraisers from Phoenix and these guys do not know these neighborhoods they do not know these subdivisions so he used comps from a subdivision which is really an entry level subdivision to price luxury homes that were (03:47) in the subdivision next to it and he was off by $200,000 $100,000 I’m like yeah I mean no sir in his defense it was within a quarter mile yes but you have to know the neighborhoods it’s not just math it’s not just arithmetic it’s it’s science yeah it is it’s not just oh the price per square and you multiply it’s it’s more more to it than that there’s a lot more to it you have to look at views uh some homes on one side of the street have no views the homes across the street may have amazing views guess what the ones across the street are going to have a higher price yes if (04:22) you’re on the other side and you’re like well they got a million and a half why can’t I because you don’t have a million dollar view so so you can’t use that as an accurate comp yes and it could also be that house has been completely redone from just from the studs all the way up to the roof yeah and the H your house has is severely dated and needs to be you know uh updated and stuff yeah you can’t compare those two it’s not a good comp so you really need to make sure you get a good professional who understands the neighborhoods the homes the prices of the homes and and and (05:00) can adjust accordingly not just based on one of those easy programs that gives you a range and a lot of times people lie with Statistics I think there are books how to lie with Statistics so sellers will pick you know comps that show really high price per square foot well like a home that’s small you know like let’s say 1,600 square fet that home is going to be very high per square foot the more the higher the square foot footage the less it’s going to be per square foot and it’s just because you’re amortizing the the lot over the size of the home uh so smaller homes (05:40) will always have higher price per square foot so you have to adjust for that so all of that it’s a science my friend and people PE sellers will will pick comps to make their homes uh seem worth more than they are agent some agents will do that uh buyers will do the same thing making the house seem really really cheap when we estimate the value of a home we do it unbiased we do it as unbiased as we can be these this is what the numbers are saying with our sellers we’ll say if you want more than that there are things we can do to try to get more than it’s worth but the comps (06:18) are telling me this you know numbers don’t lie friends and we’ve had we’ve had sellers we had a a very good friend of ours we sold their house and uh we asked him how much do you do you think your home is worth He said I’d be happy to get $850,000 we said we’re going to sell you home for a million because it’s worth more it’s worth so after we did the comp so don’t don’t try to do this on on your own yeah we don’t try to get sellers to to lower their price uh by using statistics against them (06:49) and we don’t we don’t try to get buyers to pay more than it’s worth by using statistics we we try to price it we do it unbiased unbiased right where it should be we don’t overprice we don’t price sell it fair and chances are it’ll conclude fairly quickly for you so anyway keep that in mind uh for some of you who were thinking um I think I’ll just do this myself or I’ll figure this out there’s a lot to this a lot more than you would ever imagine and the stakes are high yes you know the the medium price uh of a home in the city of Prescot at this point is $650,000 you know you (07:27) want that priced well you want it pric right this is very important uh this is a big part of your assets and so you want to make sure you don’t undersell and you want to make sure you don’t overprice it and it gets stale and you just lose time on Market yeah so it’s very important uh to have a professional help you and guide you every step of the way and give you the right price yeah so that is it for estimating value uh if you would
