is so gorgeous it kind of feels like spring has sprung but it really hasn’t yeah just another february day just another great day here living the life in prescott so what are we here to talk about today mr brown well we want to talk about objectives so if you’re looking to buy a house in prescott one of the things that you need to be straight on and straight with us is your objectives like what are you looking for and you can break people into two camps those who are looking for a dream home and those that are looking for a great investment yes and a lot of times you know you start out in one and then they they they start talking about the other and they get themselves all discombobulated so we thought we’d talk a little bit about what that means and kind of how you you travel one path or the other correct i think a lot of people here are moving here for their final maybe retirement retirement yeah so are you looking for your retirement home slash dream home or you’re looking just to buy something for an investment and get some appreciation yeah i do want to say one thing um pretty much whatever you buy here whether it’s your final dream home you don’t care if you’re going to make money on it or not um you will still get some pretty good appreciation yeah you’ll get good appreciation but you know you buy well yes yes you know but if that’s what’s driving your decision then we’re gonna steer you toward certain things like for example if you are looking for the best investment you can possibly get we’re going to steer you away from new construction yes you pay a premium for new construction and having things just the way that you want customers the latest and greatest maybe your particular taste is not completely mainstream you want something a little off which might limit the market when you go to sell the home yep uh you know but if that’s what you want then buy that buy that absolutely if you want a great investment yeah kind of like buying a car a brand new car you drive it off the lot you kind of you know in the beginning in the beginning after you buy new construction you might get dinged a little bit in appreciation over the years though it will definitely appreciate yeah but you know you can’t expect huge jumps and appreciation you know within the first year of purchasing a new home because the rest of the developments going up and this that and the other yes so you know it’s something to kind of keep in mind um and also keep in mind that there are people out there who have come before you and they have built their dream homes yep knowing full well that when they go to sell they’re going to have to discount yep you buy those that’s a good investment that’s a good investment that’s kind of how this the circle of life things sort of works you know exactly i mean i constantly think about trading in randall and they said in the other i’m like well i mean if i get a newer model if you hadn’t married your dream guy well you would have been able to get a better deal if i were recycled through some other wife you’d get a much better deal it’s the same thing with houses you’re so bright i mean new construction some people are like you know what it’s my last house i don’t want to ever have to worry about putting on a roof or replacing anything new construction is the way to go for you yeah you will it’ll be worry free you can move here and not have anything on your plate that you have to worry about and look you may be thinking look whatever i investment or whatever that’s just going to be more money in the kitty when i die and my kids get all this yes they’re already getting more than they deserve you know or whatever you know i don’t know your kids but you know it’s like whatever’s left over that’s on them it’s not up to me to make that is maximize that i want to live my life and correct have a dream home that’s your choice absolutely you know that’s your choice but here’s the thing don’t mix your metaphors yeah yes if you’re in the mode i want to dream home then don’t get caught up with resale or buy what you want uh or maybe you’re somewhere in between right you know if a dream home is 10 and an investment home is zero you may be at a four you may be at a seven and we can kind of help you but you need to be clear on what your objectives are absolutely don’t don’t find the dream home and then and then in the 11th hour you’re thinking yeah but it’s not a good investment yes make up your mind what you want beforehand and we can help you find it absolutely and you know my saying is some people come in they’re like well i don’t know i mean i i love the views from this house but i don’t know i worry about resale here’s my here’s my kicker which is what my parents taught me if you’re of a certain age and this is your last house it really won’t be your problem now will it about resale that’s your kids part problem that’s your kid’s problem so if you see something that you absolutely fall in love and you’re like this is my last house but i’m a little concerned about maybe um an electric tower behind me or a power line yeah but everything else or hey i like to remodel old cars yes i need a lift in the garage right you know again that’s going to be your your kid’s problem that’s your kid’s problem you know my parents taught me well they did the same thing they were like you know that’s exactly what they did don’t worry about resale particularly if this is your retirement slash dream home you know honestly let’s let’s i mean i hate to say it but it’s really not going to be your problem is it that’s it it’s going to be you are your heirs it’s going to be your children’s problem um but in the meantime you will be enjoying the time of your life yeah and yeah that kind of thing just in general that this is your retirement home i would tell you that you should probably lean more toward the dream home mentality than you otherwise might correct because if you are like a lot of people who are in this in a position to buy a dream home you have a lifetime of habits and and actions that got you here yeah and so that’s that’s what you’re comfortable with with that’s what you’re you’re used to yeah that would be called earning it earning it you know you’ve earned it and now you can it’s well within the realm for you to spend a little of that uh rather than i’ll pass it on that don’t always worry about is this the sensible correct you know kind of you know what this is it this is your hurrah yeah enjoy it you worked hard i kind of like how this topic has kind of steered around to something else yeah you like that i do because you know what it is your it is your your hurrah that this is your retirement have fun don’t worry about oh investments we’re not going to sear you any place that’s going to be horrific no is that being said yes if you like no i want to i want to give my kids as much money as i possibly can it’s got to be we can help you we can do that for you and we cover it for you we can and we can we can go zero we can go 10 we can go anywhere in between but you need to be clear on what your objectives you do think about your objectives and little in advance of uh st patrick’s day today so i i didn’t prepare i didn’t know you were gonna do the whole luck of the irish thing oh i’m just letting us know it’s you know march 17th it’s coming up it’s we’re going to have a good time and uh so we want to commemorate that official day so i put on my green yeah to match my green eyes there you go look at the irish she’s a prescott pickled lady diane brown my name is randall bro all disclosure is now done all disclosures are done i also want to just drinking coffee i also want to disclose that um i’m not as irish as i thought yeah um yeah i did that 23andme and uh i’m not so ironic yeah i’m not as irish my dad was very much a hundred percent irish yeah and i’m popping up what i don’t know something like twenty percent maybe there’s something else going on yeah postal worker or something but anyway a lot more spanish than i thought yeah anyway that’s cool that’s an aside in the business that’s an aside one of those decides it’s an aside but it’s on the side we did want to commemorate saint patrick’s day to all of our folks out there absolutely and uh we wanted to talk about california arbitrage yes california arbitrage a lot of people coming in from california and uh looking to retire and planning their retirement uh often what they miss is the opportunity for the california arbitrage which you can turbo charge your retirement correct so for a lot of people maybe you’re not thinking about this but you might be sitting on a million and a half or even a million nine hundred thousand dollar home in california maybe it was built in the 50s i don’t know i mean i don’t know your whole story where it’s located or your square footage or this that and the other but from our experience what we’re hearing from a lot of people coming in from california oh my gosh i can get a mansion here for like 600 000 and you don’t know where i’m coming from i’m like i don’t but they’re like i live in a 1200 square foot house uh built in the 50s and 60s it all needs to be updated i didn’t know i could live like a king and or a queen here oh yeah absolutely but the perk is not only can you live like a king or queen and get the latest and greatest and a beautiful home and the latest updates and this and that you’ll get beautiful views you’ll get a beautiful lifestyle but you sell that house over there in california for a million and a half you come here you can get a house in the fives maybe maybe even in the fours depending on what you’re looking for what your needs are and guess what mr brown what i just banked a million dollars you just not a million because you’re well you can bank most of that because you are buying a house yeah but still what a huge nest egg you could get from that your financial planner will thank you oh yeah they’ll be like wow this is awesome so if you’re looking at you’re looking at i did a video i’ll do a link on this so you can watch the video but you know if you are sitting on two million dollars you’re living in california um you know unless you’re like ready to pass on there’s a really good chance you know you’re gonna run out of money and uh if you if you come here not only is the cost of living a lot lower but you’ll be able to get a comparable home we estimate it’s about 40 about 40 of what your home is worth in california and depending on the area you know uh about 40 will will buy you a comparable home with that 60 percent that would go to your retirement yeah huge people yeah you try to save that while you’re living in california not gonna take and when you say comparable really it’s not even compromised not even conflict yeah i mean because what we’re hearing from our clients you know is much smaller square footage much older homes um tons of traffic tons of you know the neighborhood’s kind of going down that’s not the case here yeah you you’re gonna it’ll be safe not a lot of traffic correct bigger square footage um it’s almost like you’re you know moving into almost a brand new home yeah with the latest and greatest absolutely so we call that the california arbitrage california arbitrage arbitrage i like to say it like that oh it’s got to see it yeah so anyway something to keep in mind if you’re kind of on the fence and you’re like you know but i love my house it’s appreciated so much you’re sitting on that appreciation you’re not really able to access that appreciation it’s great it’s great to have but just imagine if you sold that and what you could do with that appreciation hell you could buy a house here live in the life of luxury and then travel the world i mean it opens a lot of women it does it is in your retirement it does as of now yes you know what we’re hearing is that in some areas of california the appreciation has slowed down uh appreciation here is robust so if the appreciation there is slowing down and the appreciation here is keeping moving forward then the arbitrage begins to lose steam so so keep that in mind don’t wait too long because you might miss the boat in california and you might miss the boat here in prescott yeah so anyway just something we’d like to talk about because we find it fascinating we find it interesting we wish we kind of were in that position yeah yeah but it didn’t happen we were coming from a different location so we couldn’t uh get that gigantic uh yeah hello what’s happening out there today here with pickle lady cheers and our pickled brigade mugs that contain non-caffeinated coffee beverages for all of our 18 year old uh our home buyers home buyers that we’re setting ourselves we’re not trying to influence and we’re trying to influence not at all yeah but what we are here to talk about is a lot of people who move here we talk about how we have four beautiful seasons and none are too extreme then we have some clients and they move in and they’re like you said it wouldn’t be cold and tonight it’s going to be 17 17 degrees well here’s the thing does it get chilly willy at night time yeah it does it does but the difference is when it’s 17 degrees it’s usually three o’clock in the morning and you’re when you’re already snuggled under your coverage 17 degrees in your bed yeah yeah and it’s not 17 degrees in the daytime no for instance last night we had a pretty cold night now we’re standing outside it’s in the 50s yeah i want to say last night it was down to you know 27 yeah it’s getting up to close to 60. yeah um look at this weather it’s like spring here yeah so don’t let these low temperatures that you see like oh my gosh it’s 15 degrees hardly ever happens yeah when you see 17 degrees in a place like idaho for example it’s gonna be like 17 degrees all day long oh yeah you know it it doesn’t work that way here no yeah it gets very chilly sometimes at nighttime yeah so don’t worry about oh i looked on the weather channel and it says it’s 17 degrees there but they’re at yeah it’s a cold place it’s a cold place it’s not it’s not it’s not it’s not it’ll be fine you have your fireplace on and you’re sleeping yeah because it’s three o’clock in the morning no one’s like a few days in the winter where it’s in the 40s yeah yeah it it it’ll it’ll be cold at night and you know it might be drizzly so it’s really cold or whatever and you do something called stay home uh but like then you know the next day the day after would be up in the 60s that’s the thing the thing about prescott winters is that they’re not relentless they relent uh you know yeah that’s a good way yeah you you get inner space with days where you can run around in your shorts without a shirt i know you know the pickle lady likes to do that and so she’ll do that you know trying to keep the family safe we got to get to keep the family safe don’t forget so don’t let that throw you because yeah it can get pretty cold at nighttime when you’re sleeping but in the daytime look at your day yeah it’s gorgeous it’s in the 60s yesterday i was out taking some buyers i was like wow i’m getting a little hot actually i’m like i’m starting to sweat yeah so don’t let a lot of variety and you know i i i’m from the south so i’m not a cold weather guy but you know i enjoy having a few days where we’ll have a little snow or you know it’s a good day to have a a cup of coffee with the pickle lady right you know sit down on the back porch under a blanket and snuggle and you know all that kind of stuff and then when you get tired of being cold then you get 60 degrees you get 60 degrees yeah and spring has sprung again but the key to remember is do we have snow occasionally is it gone by the next day pretty much usually gone by the afternoon eighty-five percent of the time it’s like no big deal folks i mean you’ll see we had snow a few days ago you might see some snow in the background a little bit of white you know usually by the afternoon the the asphalt the the the roads get warm enough that all the snow’s off the roads and you’ll be on the grass and the bacon lunch you’ll see a little snow no now he’s getting scientific with your ass you know a little snow spice a little snow it’s kind of like having a little gray on the side of here well i don’t have that they tell me i’m distinguished now because mine is minus faith i don’t know any more than i used to i look like that so yeah what we’re saying is folks don’t let those teen temperatures freak you out it is a non-event event 100 non-event where can they find you you can find me at prescottpicklelady.com or we sell prescott.com for our listeners out there people looking to sell homes in the prescott area and there’s always the prescott lady hotline you know what 713-302-1964 introduced ourselves i am diane bro by the way this is randall bro it did that at the beginning yeah maybe i don’t think so it’s hard to edit these things people it’s hard to edit these things it is with the pickle lady she’s not always working on this i’m not i’ve got a lot going on a lot a lot up there houses i’m thinking about people coming in showing that house that’s what i’m thinking as we’re recording she does it never shuts off folks it never shuts off it’s always going to work that’s not very nice there it is that’s not nice all right cheers all right cheers have a great day and we’ll see you next time bye

mugs a new swag yeah this is uh pickle pickle lady brigade i’m kind of in the middle there’s randall yeah here we are we have to start using mugs yes yes and it’s all because of facebook and google and online people like that so there are rules that you have to follow and apparently you cannot advertise and drink wine well you can you can yes but we fall under special rules so let me explain how that works okay because we are real estate we cannot discriminate by age which means our ads have to go to people as young as 18 years old that’s right 18 year old people are lining up to buy high-end homes in prescott every time we all know that we all know that it’s a well-known hidden factor well-known hidden facts so uh anyway we have to advertise to people who are 18 years old uh funny thing about people who are 18 years old even if they’re buying a home in prescott they’re not old enough to drink correct so you can’t show them ads that have drinking in it absolutely and and you know that’s the law we get it yes we always want to follow the law we do not promote drinking to any 18 year 18 19 20 year olds yes who are happen to be in the market for million-dollar homes we would never want to promote drinking amongst that amongst that group very specific yes niche yes of home buyers yes so instead because we know they’re all like make this stuff up there and we know that yes there’s so many of those apologies yes you young buyers out there at 18 19 20 who are not allowed to legally drink yet yes if we in any way promoted drinking to you right if you’re 18 years old and you’re looking to buy a home in prescott you probably don’t need a drink you don’t need a drink so anyway we had to take down all of the references to wine on our website so that is why you may have noticed a a change in spelling yes now it’s the wine down the wind down because we are not in the business of promoting underage drinking no no so instead what we will do now is have our nice coffee yes our coffee where we will only drink coffee and or tea yes in these mugs yes we don’t want to promote drinking so we will promote drinking caffeinated drinks yes no i don’t know i did you your kids at 18 years old you shouldn’t we shouldn’t be telling you about caffeine because it’s going to keep you up at night before you drink coffee talk to your mama and ask her if it’s okay and if you do it early enough in the day so you can go to sleep by seven then maybe mommy will you’ll be okay but yeah so we got these new spiffy mugs yes to replace our former you know wine yeah whatever so we’re going to have to take these into restaurants you know but actually i think they’re kind of cool they’re kind of cool kind of cool swag yeah we’re trying to make the best of a weird system totally represents our our um what is it not uh logo yeah so we’re proud to promote that yeah and it kind of is bringing me back to my days of raising children and we would bring our coffee yeah coffee to the games and when we sat in the sidelines and so all you moms out there who also drank your coffee uh at the kids you know activities i don’t know how my cup is is getting purple stains purple coffee in here i don’t know but you guys can all relate to that uh parents from the past and we we continue to struggle uh today i got a uh one of our ads or several of our ads were disapproved oh they were disapproved because they were not family safe the text yeah this is true the text that our friends at google were afraid was not family safe were was literally prescott piccolite they thought prescott piccolitti might have some obscene overtones is that companies like google rely on people like from india and other cultures to review their ads and evidently in india if you tell somebody his mother is a pickle lady evidently that’s an insult anyway so we’re living and learning living and learning so don’t tell don’t tell any of any people you know from india that their mothers are pickle lady because evidently that means something yeah apparently so there’s something out there we didn’t even know yeah we’re living and learning now in their defense i did appeal and they they we’re okay now so the pickle the pickle lady the prescott pickle lady is family safe again family safe we are not promoting alcohol we are just promoting drinking out of a cute coffee mug coffee tea and other hello everybody hello welcome back to the wine down the wine down again with your pickled peeps yes diane bro and randall bro that’s me yeah that’s he’s randall i’m diane yeah in case you didn’t know i’m the one who makes the pickles yeah she’s pickle lady so anyway when you come visit us yes and come take a look at some houses we’ll bring you a jar of these that’s right coming to you from granite dels that’s right so when you do come in we’ve sold a lot of houses in here um it’s called granite dells or the dells it’s divine in here it’s lovely it’s a new up-and-coming neighborhood development master plan development we love it in here yeah it’s great that’s great we sell any number of homes here yeah and the people who’ve bought in here have been very happy they like it too yeah we took some shots of uh we’re at the clubhouse there’s a clubhouse a really nice fire pit we were going to film by the fire pit but as you can tell from my hair it was a little too windy we were going to film yeah and when we got out there we’re all excited the view is stunning from there yeah right now whatever the wind was it was a little too much for the mic yeah you couldn’t hear it we don’t have the most success so we’re standing outside the we’re standing outside the club now and using the the uh club to kind of shield us from yes a little bit so that’s what’s happening but we also want to talk about not only is granite jealous an amazing development great little country club here no golf but it does have a great little community center really really nice um and you’re surrounded by the dells and also one to let you know we have a lot of people who come in and they’re they’re hearing off of zillow this that and the other that oh radon radon radon we addressed it a little bit yeah we talked about it before but if you build directly into the dells but a neighborhood like this called you know the dells even though it’s called the dells or granite dells you’re okay radon wise yeah uh people are like i still want to have my house tested i want i’m so worried i’m so concerned and you are welcome to do that yeah and we have a great service that can do that for you but ultimately you don’t have to worry yeah yeah even if you have a situation where you do have radar it’s easily eradicated yes uh you know it’s not that big a deal zillow makes it sound a whole lot worse than it is if you are a mile from where there was radon radon’s not out to get you radon occurs in very trace amounts very small amounts it’s only when it it accumulates uh that it can be dangerous for you if you are on a trail in the in the dells there’s rain on there but it’s so small it doesn’t hurt you unless you you know hooked up like you lived in a cardboard box there and yes hermetically sealed it and stayed there for a few months you’d probably be okay you know so if you’re living in an area that the dells are a mile or two away rest assured you’re okay it’s not going to be an issue for you it’s going to be fine if you’re interested in a home and there are issues with radon there we’ll be sure to let you know absolutely and uh you know even if if there are there are only a couple of areas of town where that really is an issue uh easily tested and if you find right on there easily mitigated as well absolutely absolutely so when you’re doing your research about prescott and you hear radon don’t access off the list it’s really not that big of a problem it’s nothing to worry about yeah and the vast majority of the city there’s no issue at all no none at all not at all so that’s our little bit here today we’re here in the dells or granite dells as they call it great subdivision radon relax be relaxed about that relax and on radar yes don’t worry about it okay so that’s all for today have a wonderful rest of your day yeah absolutely right and if you need to find us you can find the pickle lady at the pickle lady hotline area code 713. yeah we know it’s texas 302 1964. i didn’t change my number yeah a lot of people moving here we get we get uh area codes from all over the place all over people that’s what people we answer any area code in any area so if you call us we’ll answer okay find us also at prescottpickley.com lots of information there you should check it out and uh that’s it and our seller oh we sell prescott.com for people looking to sell their homes here on prescott we sell prescott.com it’s a place to go all right have a good day don’t worry about that radon it’s all good in the hood just be waiting that’s him waving bye

welcome to prescott outlook 2020 my name is randall bro that’s me in the bottom right hand corner i’m with the lovely prescott pickle lady diane hello diane hello that is me in the left hand corner yeah you got the whole left-hand side i do have the whole left-hand side i just get a corner that’s right but we’re here today to talk to you about the outlook for prescott for 2020. yeah people wondering what the year’s gonna bring and some apprehension and as we say there is fear in paradise paradise being prescott of course it is which it is yeah absolutely this is our courthouse uh still have some uh some lights up for the holidays uh this town has experienced a once per generation setback and uh people compare the the setback of 2008 to the great depression of the 30s uh really it was go it could have been a lot worse than it was but even still it was the worst financial setback uh economic sec setback that uh we have experienced purge and in a generation yeah uh and so people are fearful you know the times right hopefully so people are getting older and they want to retire yeah once you once you’ve experienced that you don’t want to experience it again absolutely not and people believe in cycles i guess there are cycles and it’s just times have been good and good for a while so they’re waiting for the shoe to drop that’s right yeah nobody knows the future but some things to share with you about why today’s hot market is different than the market of 2008. looking back on 2008 the rise in property values in that era was driven largely by loose credit 100 yeah no rules no regulations um hey you got a job making 30 000 guess what you still qualify for 700 000 house with no money down yeah i mean if you look back at the history of it it was a little out of control it was out of control everybody could get a home that truly didn’t really qualify and once they lost their job there goes the 700 000 right even before they lost their job no ability to pay but they would still uh still lend the money uh that is no longer the case after the fiasco of 2008 a lot of new rules and regulations and i could tell you i mean we deal with clients all the time though interest rates may be low but that does not mean you are going to get a loan no it doesn’t it’s very very strict even if you’ve got a huge chunk of money to put down still doesn’t matter if you don’t have proof of income yeah and a way if you’re retired and you don’t have proof of income or a way to show that i can pay this note might not happen for you yeah it’s they’ve gotten much tighter much stricter yeah um so the people who are buying all these homes they have every ability to pay right so if you qualify yeah then you are really uh a good risk so to speak absolutely it’s not like 2008 no the other bad thing about 2008 were what they bundled these mortgages into these obscure securities and i don’t remember all the terminology but basically people were investing in these mortgages by really even knowing what they were and that’s all gone they don’t have any of that tom fooler anymore the tom fooler yeah good word mortgages are straight they are straight mortgages they’re single mortgages there’s nothing complicated about them if a company or an investor or whoever is investing in a mortgage you know who it is it’s not all bundled together you can get jumbo and you can do balloon but it’s going to be a whole lot stricter for you to qualify for that and easier to understand easier to understand it’s a lot more straightforward yeah and um none of these weirdo products that can get you in something that you maybe truly can’t afford now people have got here real estate speculation people are doing some flipping there’s a little bit of that going on in prescott not very much uh people are not buying homes here to speculate uh or or doing a whole lot of investment most of the people that we see most of the people around in prescott they’re buying primary homes they’re not buying vacation homes as much as they’re just retiring and they’re buying their homes here to retire that’s what’s driving the market yeah they’re done with you know they they’ve kind of gone through that phase of life where maybe they had their their beachfront condo and then a couple of different houses throughout the united states um the curve now is people are in there you know approaching their 70s they’re like you know what it’s time to just settle down in one nice final home and they’re kind of looking for their last their last big purchase that what’s nice about that is if the economy slows down people will sell investment properties they will sell vacation homes those become extravagances they can no longer afford you know what they won’t sell their primary residence that they’re retired in they’re going to hold on to that hold on to that they will divest of everything else yeah that would be the last thing necessary but your primary home and especially once you move here you’re not going to want to you know leave your house believe me yeah i love it here yeah so uh so very solid and uh back in the 2000s a lot of overbuilding inventories were very high we’re not seeing that at all in fact inventories are quite low yeah inventory is very low yeah and we’ve got some lots of people coming in yes and we’re really trying to find some some good places for them yes um because prescott is taking off holding its value yeah and uh booming yeah so we have here three reasons to be optimistic about prescott arizona long into the future and the first one is the baby boom so uh back in 2008 10 12 years ago this is what the baby boomers look like the youngest of us were 43 not even thinking about retiring still changing diapers uh the oldest of us were 63 and just hitting the point where they were retiring so you had this big lump of people that were uh that were coming up and so that’s what it looked like and the ones at 63 were like well hell now i can’t retire yeah they were thinking about retiring when the bus they couldn’t retire which was kind of sad yeah it was very sad very hard because they’re all looking forward to the future yeah so they got delayed now here are the ages now the youngest of us are 55 that would be randall i’m actually 56 56 but i’m not in the baby boom i mean i miss that he’s he’s on the very edge you’re like a gen x or or something i don’t know what i am but you are i’m not i’m i’m not a part of the baby boom but mr brew is i’m a boomer that’s me yeah the oldest of us uh are 75 and uh as diane mentioned a lot of the 75ers they couldn’t retire when they hit 65 because of the bust so they are in the process now of retirement we get people in their 70s all the time that are coming to press get to finally to retire they’re like right i kind of regrouped i remade some of my money i lost yeah and now i can finally do this yes yes and given that prescott is always a top-ranked retirement destination and given that there’s going to be a lot of retiring going on in the next 10 years uh this is huge for us huge huge demand for prescott and it will not change nope nothing other than a nuclear disaster that just kills everybody i mean you know this is not going to change very dramatically very grim i know but here’s the thing is that you’ve still got the people 55 on that tail end who are steadily aging yeah um they’re not going to go away you’ve still got baby boomers coming up that are still actively working and getting ready to uh you know looking forward to retiring yeah absolutely and and the thing is the economics or you know the the politics nothing is going to change that you’re going to have millions of people over the next 10 years who are going to retire correct and we will be a top-ranked retirement destination well that’s good we already are and we will continue to be correct next big thing is california the big california exodus let me tell you something the california dream is now a nightmare and people are leaving in droves particularly retirement hp especially yeah they just can’t afford it anymore it’s um it’s become a problem because a lot of born and bred californians are realizing hell i had a really good nest egg yeah and i’m projecting out because you know obviously our um uh nest is starting to look like well i mean what is our standard of you people are living to be 80 now or 78 or 79 yeah and they’re looking for and they’re like i don’t think my nest egg is going to last me yeah especially if i have to go have nursing care or you know go into a nursing facility or something like that so there’s a little bit of panic because you think wow i’ve worked so hard right i built this huge nest egg i should be set for life and then they’re realizing left and right and right and left they’re getting hit with new taxes this that and the other this keeps increasing you know gas is going up and it’s kind of sad because it’s getting worse not better so it’s getting worse it’s not better correct so california has already been named the worst possible place to retire in terms of finances right uh extremely expensive and what they’re reporting more and more is a declining quality of life and i’m not going to get into all that but there’s a lot too pollution yeah there’s pollution and traffic just just to name a couple of things it’s like you don’t want to spend your time two hours just to try to go to costco yeah you know if you lived here in prescott you’d be at pasco in 15 minutes so people look at the what they call the california arbitrage which is sell my home in california come to prescott and spend half that uh on a home that’s comparable or better and pocket the rest of it you know and add that every chain goes into your retirement right build up your nest egg even more but a little something to be a little careful with that is that california is softening just a tad yeah a little bit a little bit so yeah so i was going to go to the next slide this is this is a huge we’re talking again millions and millions of people who are going to be affected by this this will not change in the for the foreseeable future this is not going to change with the possible exception of the california arbitrage we are starting to see property values in california slowing down they haven’t really in some areas that have gone down those aren’t the areas where people are really coming to prescott anyway right uh so this this trend is going to be is huge for prescott will continue to be huge and as best we can tell uh it’s not going to change i mean it’s slowing down um in that people would put their house in the market and it would sell in a week yeah and now our buyers coming in are saying it took us a little longer than a month and a half yeah you know you know maybe yeah it’s taking us a little longer so keep that in mind because things are changing yeah and if you want to get out of there quick you might want to start you know thinking about it now yeah think about it now because it’s taking a little bit longer to uh to sell in california the other thing about this is we are tiny we being prescott we are small uh so the baby boomers huge demand california huge demand we are tiny so there is little supply if you compare us to the places that uh people think about retiring to we compare extremely well uh you know phoenix and las vegas you’ve got horrible weather idaho horrible weather traffic traffic idaho is harsh winters harsh winds vegas is just 120 degrees big city four or five months of the year right and you’re right back to all that traffic uh the northwest has been a destination in the northwest is getting as expensive as california uh we’re starting to see people leave that area um for the same reason uh so people are starting to look at texas now we came from texas we love texas it was great to raise kids yeah i i don’t think the views compare oh no certainly the weather doesn’t compare uh that this is a healthier environment without mosquitoes people we’re going to do a whole wine down hardly any mosquitoes it’s amazing from us coming from the south yeah mosquitoes is that’s like the state bird of texas yeah yeah i think i’ve died and went to heaven you know people say about texas oh no state income tax that’s true but guess what huge property taxes huge yes i mean we were paying close to ten thousand we’re definitely saving money on taxes here oh yeah even though we’re paying income taxes and property taxes we’re still they’re still coming way ahead because the property taxes were astronauts yeah well that’s what i just said we were paying 10 000 and our our square footage was 2 700. yeah that’s crazy yeah that’s crazy so we compare very well and uh we are small so the supply is small and that’s not going to change you know we’ve got 50 05 000 people in prescott about that maybe a little more in prescott valley i mean if we double in size uh between the two we’re talking about 200 000 people it’s still a small town oh yeah uh so we are tiny we’re gonna in the scheme of things we will stay tiny there will be small supply in the face of all this demand so the outlook 2020 huge demand and limited supply will drive prescott real estate upward for i then foreseeable future for the next next 10 years uh it’s just these these huge demographics you just know that’s going to be the case there will be short-term fluctuations they always are but those will be swamped by the longer term upward trend it’s just a good investment here if you buy real estate here for your last home you’re going to do okay yeah you’re not going to lose your shirt um we’re holding steady yeah you’re really holding steady now press gets doing great look if this kind of thing interests you you want to keep up on real estate trends in prescott a couple of recommendations for you our home value report here are a couple of charts uh here you can see this was as of december 2019 uh year over year december to december is eight percent wow yeah eight percent and that’s prescott overall press get overwrought overall yeah there’s certain other areas other areas absolutely killing it yeah absolutely brisket lakes which is a great development here is even higher yeah you can see on our first kit is eight percent yeah wow uh the uh this is our pending ratio shows you uh how balanced the market is for the different price points as you can see it’s very little going on at 100s anymore in fact 200 is kind of drying up but you could see you know things are balanced uh you know it’s a very balanced market even into the 700s usually the higher the price point the more of a buyer’s market it is that’s still true for homes in the millions you know but even in the 800s it’s not an extreme market you know so this is a very strong market very balanced and yeah you can see these charts updated every month if you subscribe to our um our home market report and here’s our appraiser’s eye report uh which is kind of creeps me out a little bit yeah i think it’s kind of cool it looks like our daughter’s eye yeah maybe yeah it’s not her eye it’s somebody somebody else’s daughter’s eye i guess but uh but the point here is uh don’t trust zillow people did people watch it because it’s on the internet don’t get me started they think they uh the zillow knows all and they they really don’t uh you shouldn’t trust zillow in fact you don’t have to trust anybody you can use our appraiser i reports we generate this every month for every single subdivision in the city so you can download this look up your subdivision and see uh all the different comps that are available and how your house compares so this is a great way of keeping track of uh your own home if you’re a buyer this is gives you some idea of the spread of different prices and the different subdivisions so it’s a great report lots of good data this just happens to be cliff rose but uh it’s just one of the subdivisions that’s in this huge report um that’s the thing just always keep in mind zillow is just to give you a basic estimation it’s not fact yeah there isn’t uh appraisers going out to every listing across the united states and appraising and writing this up okay it’s an estimation and you’ve got stuff in there that’s just dead raw you got homes that show up that have been gone for years yeah you got pictures of homes that show up they show you a vacant lot i mean they screw up all the time yeah there’s a lot of a huge error uh of margin there so be careful margin of error margin of error margin of error there you go yeah zillow is uh just people zillow is really good at selling advertising to real estate agents and giving your information to them other than that not so good so uh other than i have no opinion i don’t either yeah so you might don’t trust zillow but don’t trust zillow trust the pickle lady and here’s where you can get our here today and it’s a good spot to be here at the gazebo because you know what they have here randall bro what are they at surveillance yeah that’s right we’re uh we’re being yeah well of course i’m videoing you are videoing but do you think there’s someone else who’s videoing i don’t know i think that they probably have some cameras in it i’m sure in the square as everywhere in the world nowadays they are very careful now there’s cameras everywhere yeah absolutely so that’s something we kind of wanted to talk about today absolutely um especially as we have new clients coming in as the new year starts and we’re going to look at houses and and you would be surprised how many houses have hidden videos hidden videos recording devices yes yes and what we wanted to address was why it’s very important when we go in to look not only not to make derogatory comments which sometimes it’s kind of hard not hard not to but we want to kind of coach everybody when you’re coming in and we go to look at these houses keep your opinions to yourself um uh sellers are very very sensitive yeah and a lot of them are emotionally attached to their homes yes so they don’t want to hear anything and they’re watching everybody and everything that’s going on it just has to be just to be uh clear here if you are a buyer and you go into a house and you say something derogatory they can’t do anything about that they can capture you on film and you can say oh you know the that looks cheap or you could say whatever you want as realtors we kind of have to be careful because you know we’re not supposed to say derogatory tournament exactly and there’s a code of ethics there’s a code of methods we are very respectful of that you know but that being said if you are looking at a house and we feel there’s something like if there’s a crack in the ceiling for example uh we might point that out to you because we’re trying to look after your best interest but it’s important to be so you know be respectful we may discuss some things privately when we get back in the car but the other thing you want to be super aware of is not only like lets everybody be respectful of uh of the their home and and you know let’s kind of keep it a little low key on your opinions yeah the most important thing is if they are recording and watching everything um don’t discuss i absolutely love this house i’ll pay any price pay any price i’ll do whatever i can’t believe yeah i have to have this yeah well you’ve just blown it yeah you will have to you want to pay a lot of money exactly that’s the biggest thing so that’s the biggest thing is not only let’s not be negative because that’s also my new year’s resolution i want to be positive let’s be positive yeah we may see some some homes we’re not so crazy about we may see some we love but let’s all be respectful nice about it yeah and most importantly don’t tip your hands no no don’t tip your hand if you find the right one we don’t want those sellers to be like oh yeah we got this in the bag we’re not going to give them anything they want so keep that in mind too yeah we can get all excited when we get back in the car yeah which we do a lot yes you get back in the car we’re like yes we found it you found the one this is it let’s go write the counter you know let’s go write the opera yeah so anyway keep those two things in mind yeah let’s just be kind and gentler yeah in this new now officially they are supposed to divulge if you are being filmed oh yes uh and some some people are very clear about it they you know they’ll have a sign posted but some people like if they put it in mls in the mls listing they have divulged it yeah uh so there are ways of getting around that so you just got to be very very careful yeah you are supposed to be up front if you’re filming they are supposed to they don’t necessarily have to be yeah so uh you know you need to be really careful just something you know it’s uh my cautionary tale question everything pretty much assume that you are being filmed pretty much at all times pretty much at all times pretty much just run with that yeah just run with that person into your life that way correct i mean as we know it’s everywhere yeah every street corner every street light every restaurant every i mean i know i watch enough law in order to know yeah we know these things they’ll track you down you don’t get the footage anyway i guess it’s a cautionary tale in life in general just behave yourself wherever you are yeah somebody’s watching you you can’t end up on an all are here in the canyon yes in prescott this is my all-time favorite neighborhood i adore it if i could i would be here in a heartbeat yeah absolutely uh it’s stunning so we have a very nice friend here phil who agreed to let us come film in his backyard so you can see what it’s like to live here yeah uh it’s just kind of get a little yeah a little view what’s going on here there you go just absolutely beautiful this is backyard but what we love about this is as you know i love the rocks the rocks are my thing uh this is actually actually in this home is built into the dells yes and the dells are a natural rock formation that can only be found in prescott wisconsin and germany that’s right and they are stunning and we don’t know how they form we don’t know how some special i mean other people know we don’t know we don’t know we’re not geologists yeah some yeah no we don’t know i’m not i am into the crystals and all that i do like that i wear my crystals a very very peculiar and bizarre uh process that created the special rock formations referred to as the as the delta but if you are lucky enough to build a home in here and live in here um we have a lot of questions people are like you know you’re surrounded by all this granite and rocks what about the radon radon yeah yeah radon radon is uh it’s a it forms naturally out of the rocks it’s like something to do with radioactivity and uh and all that kind of stuff it’s uh it’s only trace uh trace amounts so like if you don’t hear a whole lot about people hiking in the dells overcome by radon because it’s trace elements so you uh the the problem comes when you have a home that sort of captures the radon and holds it inside for very long periods of time because it’s a clear it it’s kind of a clear gas but here’s the thing it’s not a problem yeah at all uh yeah the very high tech uh eradication systems that they have for radon essentially it’s a fan you know you you you have built in so if you have a custom home and you are surrounded by rocks like this which some people have there’s a way to mitigate that problem yeah and you have a whole uh essentially you just need to circulate it so they’re gonna release it here yeah so they’ll put a pan on it which you need to be aware if you just put granite on your kitchen countertops guess what yeah there’s a radon coming radon comes off of that countertop it’s a natural thing that’s a natural in the environment what you want to have is not have it build up in your home yes but once you address that you mitigate it yes it’s a non-issue yeah so if you have a home that’s built into into the dells um it’s a good idea to have you know monitoring equipment to make sure that the concentrations aren’t building up correct and like i said your mitigation system is essentially a small fan that just kind of circulates the air around and keeps them keeps them low so it’s perfectly perfectly safe to build a home where you have that situation but most most places here in prescott do not um and that’s what i wanted to talk about too this is an unusual and exceptional case you know to be surrounded by these rocks it’s just it’s just stunning it’s a great place to be but not all neighborhoods are built in the dells here in brisket so there are a lot of other neighborhoods that the dells will be five miles away two miles away three miles away and people will say i need to have radon testing yeah you can you can you can you certainly can but but it’s not necessary if you live in a neighborhood like prescott lakes yeah you’re not going to have a radon issue yeah yeah you’re perfectly fine even though zillow will tell you that oh there’s been radon within a mile of this home within five miles of this home you know um not a big deal it’s not although we do have testing if you are still going to be testing yeah we could do we can arrange that testing runs about 125 and they set up the equipment and then you get your reading that says you’re perfectly fine yeah what they’ll do is they’ll put the they’ll put the monitoring equipment in place and generally they’ll seal the home basically don’t let anybody in and out for a few days and they’ll collect it that way so that’s pretty much what the testing is so we wanted to let you know if you’re in the heart of the of the rocks yeah that’s something you might want to consider you need to mitigate that easily done yeah then you can enjoy the beauty there’s a reason why the rocks give off energy people yeah they do have energy and they’re great that’s right it’s a good good god if you don’t live directly in the dells or you’re you know a mile or two away you’re going to be okay yeah but again if you wanted to don’t worry about what zillow says about radon yes don’t get i think zillow is a native american word that means mistaken i think zillow originally means mistake zillow yeah zillow a lot of things wrong on zillow that’s a whole nother pet peeve yeah i could be here all day talking about zombies zillow is just an estimation zillow is not fact always remember that they just kind of gather a few little things and spit it back out at you but you need to go by your local real estate agents yeah what’s going on in the market and what’s legit yeah absolutely yes so anyway here we are in the beautiful dells here of the canyons and we’re sitting at this cool hello hello hello my little pickle peeps out there pickle peeps out there randall bro here big daddy’s aggravating me giving me direction because he says i’m not standing correctly but anyway now you are now i am sorry i’m trying to get you in the mountain okay see the mountain i hope everybody appreciates right there mountain yeah little hill there very important very important okay yeah all right now that we’ve got that settled i am diane bro here with randall bro we are your local prescott pickle peep and uh you’ll find out why we’re the pickle peeps when you come in uh we give you some of our world famous now world famous because i’m shipping it all over all over the world pickles that’s it uh and we love it when our our clients come in we greet you with a little jar of pickles absolutely just a little recap so you know what the hell are those people talking about when they call themselves the the press get pickled people that’s us that’s why yes but anyway i digress yes you do we’re here to talk about vegas road trips we just got back from a fabulous vegas fabulous fabulous we had so much fun yeah it was great and it was shout out to grandma bobby hello bobby we took randall’s mom that’s my mom’s grandma bobby for to celebrate her 80th i hope she doesn’t mind if we divulge that she looks awesome yes she does we had a great time and uh just the three of us went just us three three little chickens went yeah she flew into vegas and we took the like four hour trip and that’s what we wanted to drive yeah living here in prescott is amazing so if you’re like you know what i’m gonna go see some good shows some good concerts we’re only a four-hour drive from vegas how sweet is that yeah and it’s a beautiful drive it’s a calm drive the shows were great the shows were great so we hopped in the car we met her in vegas we saw several shows we had some great dinners um and then we even did it was thanksgiving we even did uh thanksgiving day there which was amazing oh yeah yeah we ate the buffet it’s called the buffet it’s kind of okay at the buffet uh the win yeah the win and um so we did that which is great way if you don’t want to do all that cooking head to vegas it was awesome it was so great so we wanted to just talk about how awesome it is to live that close to some great entertainment and good good dining and some footage some footage first in here a number of the hotels uh all decked out absolutely uh we were there shortly before the holiday season so i don’t think we got too much holiday we didn’t get to see all of it but apparently you know they deck it out at christmas maybe you’re sure we’ll have to go again you have to go again and get some christmas footage these are problems good worth having but that is one of the perks of living here in prescott yeah we are amazingly close to some really cool and fun cities yeah yeah yeah and you can have your friends fly in uh and meet them there like we did absolutely that’s a great way to do it so you’ll see some scenes some live scenes live action scenes of our visit to vegas our road trip to vegas baby right oh yeah oh yeah so anyway just wanted to let you know yeah that’s uh one of the one of our little advantages of getting here yeah being close to some some cool cities that you can quickly get to and easily yep lots of fun lots of fun all right that’s it for today if you needed to reach out to me uh you can reach me at 713-302-1964 or preschooler.com that’s our website that’s right lots of cool information there for you sellers people who own property here in prescott and are looking for some help selling it we can help you there too we sell prescott.com is where you want to go so we’re the power team the power pickle team power pow power very powerful very impressive we’re ready to help you make a new start absolutely all alright guys have a wonderful day talk to you soon bye

good morning hello peeps this is randall and diane brooke prescott arizona arizona i put on my christmas attire and i brought my christmas cheer my holiday cheer uh so we are here to introduce to you our new traffic camera traffic control test you’re in question if you’re going to check out a traffic control test there’s always traffic so there’ll be traffic noise on this one so this is kind of a new little development here yeah since we have so many people who come to wisconro and the square and it’s a good tourist section of town right here they have actually put in what we call diagonal cross diagonal crossing at four-way stops at four-way stops it’s pretty cool so right now there’s a test going on at one corner one of our busiest corners right on whiskey row yep which is uh montezuma and gurley yes so i just did some walking across the diagonal yeah she’s good she she tries it out and she’s trying to be like a holiday elf holiday elf running across right yeah diagonal crosswalk yes and walking across the traditional so i i uh showed you how it’s done so when you come visit here don’t be afraid i like the way yes that’s right she’s blazing the trail all right what’d you think it felt a little different kind of like when you’re falling in love for the second time you know the first time it’s just amazing and you’re just like oh my gosh i i’ve never felt like this and the second time when you fall in love with somebody else maybe feels just as good but just a little different i didn’t see much difference i really thought i’m going to get killed is what i really want but it just goes to show you that here in this town we are progressive we have diagonal crossing which is only what you see in big big country yet japan tokyo so uh prescott is progressive here man we are up and coming so how much how much time do you think you save going diagonally versus i don’t think i see anything i’m gonna be honest yeah no because you you know you have to wait for it’s really not to help us it’s really not to help pedestrians can’t tell i think it’s to help traffic flow that’s what this is about yes because my track is slow because then people can’t take the right on red because pedestrians are crossing so really this is to keep traffic going so people aren’t backed up you know trying to make a right turn on red waiting yeah well that could that’s what this is about it’s really not about pedestrians well if you look at if you look at the basic geometry and mathematics you would think that it would be about 29 shorter 29 shorter in terms of the walk and it would be about two-thirds quicker in terms of the weight but yep you go up to the light you have to wait for the light you know i’ll tell you what i felt i felt annoyed because he was directing me press the button she kept going to the wrong corner the wrong that’s what i felt was just annoying because i’m also freezing and go to the that’s what i thought i didn’t feel any time saving or whatever but well we’ll see what happens we don’t know if the uh the how long the test is gonna last no i would think maybe through this year i don’t know it’s been going on for a few months now it’s kind of cool and uh you know we are keeping up with uh keeping up with the time yes moving forward into 2020 in the 2020s the traffic control tests and traffic calming if you haven’t seen our traffic calming video traffic we should check out our traffic into trash a lot of things a lot of things have been cool yeah where can they find you my life you can find me at prescottpicklelady.com 713-302-1964 you can check out our seller’s site we sell prescott.com you also find a link on our regular site prescott piccolo correct so we’re all there me randall we’re here to serve you help you find your perfect place here in prescott absolutely and happy holidays and save some time cut corners cut corners but in a safe and effective way i’ll cut corners where are you going to hurt yourself please corners on whiskey right absolutely all right next time have a wonderful day bye

hello hello hello hey peeps i don’t know if you can recognize us because right now we’re kind of christmas elves yeah but this is diane bro and my better half randall bro correct and part of the pickle lady brigade so cheers to that here’s that so we wanted you to see our new christmas sweater and all of its glory couldn’t be more thrilled he very happy you’re thrilled with this woman’s sweater that you bought you should wear it proudly say i even have pom-pom you have a pom-pom too i’m channeling my yeah but anyway or something so we are very excited we can take the hoods off because it’s getting a little hot but anyway we are very excited tonight or this evening to talk we’re in front of the old our own christmas tree fireplace and this is in the air yeah a little brown wine here he has brown wine i have real one but we are super excited to be here this evening to talk about what is it randall bro christmas and prescott christmas impressions particularly christmas music yes we should have someone in the background huh yeah but that’s all right just pretend that we’re humming something or snoopy’s charlie brown or something like that but anyway um as you know i think we’ve mentioned this before prescott is called arizona’s christmas city that’s right it is gorgeous gorgeous gorgeous guys come here plan a visit now the lights were just the whole town square lit up officially on december 7th that’s right all around the courthouse it’s like the first saturday of december yeah i do it i think and it’s over a hundred thousand likes i mean you’ll feel like you’re you know back and you know you’re in some hallmark movie yeah some christmas hallmark movie absolutely beautiful it’s beautiful absolutely but besides that christmas is a beautiful time to come here the elks theater um has a lot of special christmas shows yeah it’s a big time for music here in prescott what with the elks theater uh but before the else theater gets into christmas mode we have acronite so somebody had another first yeah so akronite was named after this guy james zacker he was a philanthropist had nothing to do with establishing acronym he was just such a nice guy they named it after him huge philanthropist yeah beautiful they’ve been doing action right now for over 30 years right and uh a lot of the businesses in the downtown area participate uh they will open shop at at night right and so they start like for instance this week it’ll be this friday they only do it one night and it’s a huge charitable fundraiser yeah and so actually it’s tonight because by the time they see this oh you’re right we’re gonna pretend yeah but pretend we’ll protect this uh tomorrow night though we will be there we’re very excited yeah we’re we’ll go and so all of the little shops around the immediate square and and the outskirts of it will stay open extra late normally they close a little earlier they stay open late they have some uh some of them have hors d’oeuvres and little you know some wine but they all have musicians local musicians that will come in and perform all kinds of stuff i mean any kind of music you can think of will be represented there and uh it’s it’s free but they do ask for donations right and the donations go to the musicians correct so i’m not sure what the it’s for the arts musicians need you know instruments and right music lessons and those sheets of paper with those squiggly symbols on them and those kinds of things so it’s a you know i do fundraiser for the owner for music yes and so it’s a great time to go enjoy the square and all of its beauty and all the lights and get to go to all these different little shops yep and um there’s a lot of art galleries along the square too and it’s all sort of like mint cider yeah all that kind of stuff it’s a big social event it’s a big event here in prescott and um it’s you this year it will be december 13th they hold it once a year it’s just a lot of fun it is it is and we enjoy it and it’s not trying to get up that’s the start of our weekend because after that we’re going to hit elk’s theater we are hitting hard this weekend we are partying partying pretty hard yes the holidays are started yeah first we had some lovely neighbors who had our little supper club and they had a little uh winter christmas dinner yeah yeah we just got fished a little christmas so that was fun that was the start of it so thank you to the churchill to the church yeah and then uh this friday night we’re going to akron as we said yeah and then uh saturday night we’re going to the elks to see the rat pack so it’s uh in person yeah yeah frank sinatra and dean martin and sammy davis and whoever the fourth guy is correct and they’re gonna be singing some of the oldie peter lawford you never get it right peter lawford no you said chris lawford and then i changed it and then i changed it as long as you got it right now i got it right it’s all that matters so now the the the impersonators do the right pack and then for christmas so it’d be kind of like a big they’re uh send off to uh their old vegas uh yeah christmas shows so we’re excited about that we’re going with some friends to that having a little bite to eat before yeah and going to the rat pack christmas at the outset yeah theater itself is gorgeous it’s a old historic landmark uh it’s really refurbished it’s just one of those old school small town theaters uh just just beautiful uh the iconic elk on top of it yeah gigantic very large gigantic elk on top of the yeah yeah it’s on top of the building what do you think that is what do you think it’s made out of something adorable it’s not made of elk no it’s not it’s not taxidermied yeah no yeah it’s like some kind of bronze bronze that’s what it is i think it’s one of those metals but yeah one of those hardcore that can survive for many years yeah who knows i don’t know it’s pretty cool yeah and then on sunday so this is what i’m saying the bros are having fun i’m telling you we’re out here we’re gonna wear our christmas sweaters we’re out here enjoying what this great city has to offer during during the christmas month during the holidays and it’s all about music this weekend yes music so sunday we’re going to see esteban classical guitarist spanish style classical guitarist he’s amazing uh studied under segovia and he is he is a treasure and we have him he lives here in president he lives here in prescott yeah it’s super super cool a treasure yeah so he did a great concert uh for mother’s day and now he’s doing a christmas concert so so we are super psyched about that we’re going to enjoy that yeah absolutely so we’re kicking off our holidays in good form we’ve been working hard super hard this week this year it’s been crazy lots of people are still coming in yeah hey we’ll work with you we’ll show you whatever you need to see yeah whatever you need to say we’ll bring you mult cider and we’ll sing a christmas tune correct take you to go see houses no problem we’re working whether it’s been nice and crisp really fun it’s been beautiful yeah if you haven’t it’s good oh real really cheers life is good life is good if you haven’t decided on prescott yet you’re still considering all those other god forsaken places that people retire to besides our little town that will never rate us we’re never going to rape but we’re partial come during the holiday season and this town will win your heart yes absolutely absolutely wonderful what’s sad what’s that right now we’re out of the spirit of christmases don’t grab your boobs wow i’m not sure which one of these is my group one of them is my navel i think i don’t know but yeah if this town at christmas doesn’t capture your heart and make you you’re a grinch yeah you’re a great you are officially a grinch no doubt about it you’re missing out on having a great life here in prescott just for the christmas season alone or the holiday season just the right pack that’s it’s not too late hey guys hey peeps how’s it going today i think it’s going pretty well what about you good yeah very good this is the pickle lady my name is randy yeah i can introduce myself you don’t have to introduce me every time i feel like i should but that’s okay i like to demonstrate that i can do it from time to time we got a little uh construction noise behind us we are discussing renovations here in preston aaron prescott because like behind us they’re starting to renovate this old home this is a really cool area in prescott um and it’s the original prescott township yep yep and they’ve got some pretty cool homes here yeah so you kind of pan around a home next door here these are the old classic homes uh a lot of them are 100 years old and more historic register and all that and oddly enough some of them are a bit out of date and worn out so they need to be renovated so some people are snatching them up and restoring them to their former glory a little bit what we wanted to talk about was there are a lot of homes that are maybe built in the 80s and 90s that were great then um what we’re starting to see is this is a good time to buy those yeah and gut them and get them up to date and get some great buys some great buys that way yeah the the price points here in prescott are just now kind of getting to the point where you have enough room to do that you know you’ve got a home that’s uh you buy it for let’s say 600 000 there’s room to put in you know 100 200 000 and you still haven’t priced yourself right out of the market because homes in the neighborhood sell for seven so a lot of a lot of sections like the ranch and haciampa you can get a home maybe that was built in the 90s he’s our little he’s our buddy he’s our fan you can get in those areas for much cheaper prices and renovate and then still took quite a bit of appreciation yeah come out ahead of the what’s happening game getting a little landlocked uh prescott valley of course no yeah yeah a lot more land out that way but but prescott not so much there’s a lot of the uh the best locations already taken they already have homes there right and so renovation is uh kind of part of the game and some of the some of some homes have stunning gorgeous views the lots are already taken the homes were built maybe in the 80s and 90s and but you can’t beat those views right nor can you find those lots available hardly to bot to build yep so think about that think about buying one of these older homes and just gutting it and starting over it but you will be capturing an amazing view yes yeah the other thing about renovation particularly if you’re out of town is obviously you’re taking on a kind of a project management thing you gotta oversee the whole process and uh just to let you know we can help you with that and find you contractors to do that kind of thing um also too as a did your voice just yeah i’m going through the change i think uh also cold weather okay all right get it together also too you can also get some loans with uh construction yeah construction loans the renovations built included in your mortgage yeah it’s all one-stop shopping yes and you don’t want a dilly dally you want to plan the thing well uh there’s new technology now where you can do the renovation virtually to make sure you know exactly what you want what kind of finishes and everything else you can get uh very precise quotes to make sure you know exactly how much everything’s going to cost and and we can help you with that process if that’s something you’re interested in doing or if you are a seller and your home needs renovation we can help you market that and demonstrate to buyers different options for how they might go about remodeling your house and what it’ll look like afterwards without you spending any money uh uh betting that someone’s gonna like the finishes that you picked up i just think it’s super cool now that they actually have [Music] someone has a big truck trying to prove something through something but anyway what i think is really cool and i wish you know some of these products were not available just then but when we were buying right now they hello hello hello this is diana randall bro here coming at you from the the terrace out at the raven cafe one of our red places around town yes really cool vibe very nice but we’re not here to talk about the favorite cafe no we’re not what do you want to talk about my love we’re here to talk about downsizing downsizing we have a lot of people coming here from all over and they want to downsize so here’s my advice to you if you’re coming from a home three to five thousand square feet which we see a lot of yep and you think you know what i’m getting rid of everything and i’m starting over i only want 1500 feet i’m here to tell you that’s a mistake it’s not gonna work out it’s not gonna work out you really need if you’re truly downsizing start at two thousand yeah because it’s hard at least eighteen hundred yeah it’s hard to divest yourself of divest yourself of your belongings especially if you’ve lived in a house about 40 years or so which we see a lot of yeah it’s really hard to comb through that stuff and move into a new home and make it your place because you miss some of your familiar belongings yeah so i don’t know what it is about hutches in particular people want hutches i gotta take my my china hutch gotta do the hutch but here’s the thing measuring a lot of space for hutches that’s right if you go too small 14 or 1500 square feet you’re going to be miserable and especially for you married couples that are retired that is too much togetherness and too much under footness yeah you might end up separated and or divorced yeah because it’s a little too close for comfort so just keep in mind do about 2 000 square feet you’ll be fine you’ll make a wonderful adjustment you’ll be able to keep some of your favorite pieces and still have the comfort and feel of your old home but in a much more manageable livable space yep that being said there you go that being said that’s my two cents that’s your two cents my two cents is if you’re going to downsize a lot of times what we hear is we want to downsize we want to downsize one’s someplace small so we show them a place that’s small the first thing they say is well i’m not going to be able to fit all my stuff in here that’s right you may have to get rid of some things yeah well here’s the idea if you’re downsizing you’re not going to bring all your stuff you’re going to bring a subset of your stuff correct i like that the smaller the subset the better uh one thing we will do is if you’re looking at a particular home we’ll go through and do a video i’ll i’ll intersperse an example so you see what we’re talking about where we actually uh put the dimensions like the length of a wall in the video so you can see the house and see how much space you have to see if your height is going to fit we’ll be glad to do that for you we do that all the time uh but my advice is if you want to downsize if you’re serious about it be open to losing the hutch don’t make it all about the hutch or whatever piece of furniture uh we’ll try to find you a space for it but you don’t want the house that you bought being driven by your old touch correct because there’s some great houses you’re missing out on just trying to fit your dining room table your dining room table or your hutch your life is going to change you significantly make the change yeah you got to jump in with it with both feet uh you don’t want to come here buy something and then have to sell it buy something else because it doesn’t get what you want to do exactly just don’t go too small but don’t bring everything with you it’s you gotta strike the dude though if you’re gonna make the move make the move embrace the change get rid of the old crap that’s right here oh hutch get rid of the old hatch i think hutch is a french word for crap yeah eat that much you don’t need that it’s all good the bureau come here yeah it’ll all be good and they’ll be good embrace the change yep where can they find you you can find me at prescottpicklelady.com or 713-302-1964 she’s the one and only press could pick a lady and she’ll be there wrecked or we sell basket yeah we’re looking to sell a home check out we sell press get done so cheers cheers to downsizing make it happen have a whole new life get rid of that old stuff that old history you don’t need smaller you have smaller lives smaller is good smaller is good all right cheers to that cheers to that oh you gotta hand me your glasses bye see you later have a great day bye
