good evening hello peeps this is Diana Randle bro your friendly realtor team and mostly friendly yeah I’m I’m always friendly you no not so much well I’m glad you ackowledge you should I’m honest he is honest grumpy sometimes he’s a little grumpy but for the most part he’s pretty fun yeah otherwise I wouldn’t stick around I got to have fun so one thing this is kind of silly but you should know because I come from New Orleans in the Deep South love it here low low humidity so you can pretty much have a good hair day every day every day look at this this is good hair day I set my hair it’s still fluffy it’s been eight hours I’ve been inside I’ve been outside um and I love it yeah because coming from New Orleans we just went for my daughter’s wedding we all were like immediately all hair has to go up because we know it’s gonna fall it’s too damp you can’t you know have a beautiful hairstyle and in two minutes it’s gone yeah so I know this is one of the most important things to think about when you’re moving where can I go and my hair looks good this is the town it is a very important thing it is very important you know of the important factors when you’re making a move yeah you know you don’t realize how nice it is so uh when we lived in Texas and before that Louisiana I used to keep my hair very very short because you just you know it’s like having a damp wet rag on your head you know when it’s really humid like so my whole life I I I always get my hair really really short and I got here during covid you know the barber shops were closed and everything so everyone was kind of letting their hair grow longer so that was probably the longest I ever let my hair grow and uh I just I realized I this actually feels pretty good yeah and when it got chilly you know I have something on my head I don’t have to wear he needs to he needs to protect that pain I’ll tell you do that Pate yeah thinning so we little thin little we got to keep them warm but now it’s growing in my neighbors thought I was having I got uh hair plugs or something and I was just no I just let my let my hair grow longer somebody’s like Rand did you get some hair plugs he’s like what yeah so so you you get used to it you start taking it for granted and we were down in Mexico the beginning of February of course it’s humid down there and I had the I got there within a day I’m like I really want to shave my head you know it’s just get that damp hair on your head feeling I’m like oh man I really could just take a take a shaver and just just and then we got back and you know no now it’s perfect here very very low humidity yeah so your hair looks great all the time which of course is the most important thing in life that’s that’s why it’s up there no doubt about it’s up there so it is kind of funny because when I come back from out of town and I sat my hair I’m like wow my hair’s really staying all day it’s one of the little perks perk just a little quiet perk you might not even know about might not know about it but if you have super super curly hair you’re going to love it here oh yeah it’s going to look great it’s gonna look great you won’t have to be doing a lot of straightening and all that you’ll be very happy so it’s just a little light story to share with you it’s our tip of the day if you like tips place to go is pickle 411.com that is our free information site whether you’re a buyer or seller somewhere in between we’ll have something there for you that will Amaze Astound inform educate for variates no I don’t know I’m making up I’m making up that’s a big word making up words now all right all free all free all complete you don’t have to pay for any of this people call us all the time and say you should charge for this but I we just we don’t when will we charge a dollar I don’t know I don’t do it because I don’t feel like collecting sales tax that’s that just not sales tax hey we just love to share our knowledge that’s right that’s what it’s all about absolutely this is a community service for all of you out there good days Good Hair Days where else are you going to get that except for here all right my friends thank you for listening to this silliness we sure do appreciate it and we would love to help you come and and set your hair and have a good day on a on a house tour you look like a million bucks that’s right so we look forward to hearing from you and can’t wait to hear from you and take you around our cute little town absolutely that’s what it’s all about hope to see you soon take care bye bye

hello hello hello we’re gonna we’re gonna share a little personal story personal story today about Randall and I mostly about me mostly about him um are you gonna put your picture up from the airport that was so funny yeah I could do that that was fun I can do that make sure you put that up because all right so for exposition uh we’ve got these two crazy dogs uh they are half German shepherd and half Belgian Shepherd or malinoa if anybody knows anything about shepher melon was you appreciate the situation we’re in yeah they high energy does not do it justice we’ve had any number of dogs these are by far the most energetic and the sweetest and the sweet so sweet but super protective they are good guard dogs but the funny thing is um you know we realized after this was a midlife crisis decision maybe one dog would have been good what were we thinking at our age to handle two of these um but hey we’re committed um we’re making it work we do love them they’re a riot but anyway we take them to run because our yard isn’t big enough yeah every morning we take them out we we we were going pretty regularly to the dog park you’ve SE we’ve had videos on the dog and we have a good time we still go there we had a good time we still go there from time to time but our our good friends Skip and Kathy uh they found just an open field out by the airport yeah and so we’ve been taking them out there and just big Open Fields and they they just love to run run and beautiful and Skip and Kathy will meet us there a few times with their dog Ranger is his name our dogs are Frankie and Molly so Frankie and Molly go there three of them go crazy together that’s right so Randle goes out and and we let him run and they’re having a good time and we’re throwing the ball and you know like normal people do and then our dog saw a deer yeah the prong horn so I don’t know if they’re antalope or a type of type of deer they’re like dandal opes I I don’t so that was it they were like oh so boom off they go and they can run like the wind they can cover a mile in five five seconds oh yeah it’s unbelievable so anyway so off they go so Randall’s call them they’re not coming so then they don’t come back so then Randall decides I’m gonna go find him he starts walking he could grows over the first Hill so I’m waiting like 25 minutes I’m like hm nobody’s coming back so I cross the hill and then I find the dogs and I take them back to the car I’m like well I’ll call Randall and him found him let’s go home he left his phone in the car so then I start walking the field I put the dogs on a leash this time and I start walking the fields looking for them can’t find them I mean for miles and miles and miles he’s nowhere to be found so after another 20 minutes then I start getting worried and I start thinking did he trip did he fall did he have a heart attack is he laying out in a field somewhere and I can’t see him so I called two good friends Skip and Randy again Randy Al who were kind enough to fly over there and see if they can walk the field too in the meantime another friend got wind they leave their golf game they come over and they’re about to walk the field too so this the purpose of the story is not only is it amusing that Randall was he keeps insisting he was not lost I was not lost I was not lost I knew where I was I knew how to get back I was just taking a long time because he was way there yeah the dogs managed a lot of Hills so every time you go up a hill there’s another Hill that you see that they might be hiding behind so he kept Crossing so I kept Crossing Hills until I ran out of Hills yeah I didn’t know that she already they snuck around so in the meantime we’ve got the posi out to look for him uh and then after 40 minutes we still couldn’t find him so they couldn’t find him either so I call the police so this is a shout out to first of all good friends good friends we have never by by the way all of these friends we met in preset we didn’t know any of these people so this is a shout out to Dear dearest friends if you were looking to move here and you’re scared like I don’t know anybody neither did we yeah but I will tell you these are probably some of the best friends we’ve ever had definitely some of the best um they people here in Prescot they just have your back yeah they do I mean and I don’t know if it’s because everybody’s retired but I mean the call went out everybody showed up to walk the Hills was looking for this idiot um and then the police came and the three of them came and they had Hightech you know binoculars and we found him they could spot him way off let’s just say uh as one of our friends said damn Randall you almost made it to Jerome and if you live here you know where Jerome is I did I kept walking until there were no more Hills and that’s a pretty long walk I probably walked U I’d say a couple miles so anyway it it made me feel good and I I want to give a shout out to the police too they were so professional they came out right away um they they have their own process because a lot of people get lost hiking and stuff so they have their own process they immediately got into it and we all start searching and looking and then we see him and then anyway they found him and Randall came walking back took a long time because he has a New Orleans stroll if you’re from New Orleans you know what that means they don’t walk fast you don’t walk fast when it’s humid and I’m like Rand oh God everybody’s waiting for you hustle but anyway um so we had a good laugh that day yeah we took everybody to lunch so we took everybody to lunch because it really honestly really touched our heart how our friends immediately came uh rallied around us went to help us went to find the police rallied came out right away um you just don’t see it that often anymore but that’s small town living folks we look out for each other and we care about each other and of course now we tease him unmercifully which is part of friendship as well yes they call me the wanderer now he’s Randall The Wanderer rall The Wanderer I have not had such a good laugh in all so we went we went to this restaurant there was a restaurant out by the airport that’s right which is where this field was and there was a picture on on the wall I don’t know where the picture came from and we don’t know who the guy is the joke is it’s me and and I’m by that uh by the uh the air strip the airst strip looking for the dogs that’s how far he made it that’s the joke so uh he will never live that down um we all still laugh about it hardcore and um but it’s just to let you know what a sense of community we have here yeah we really do a lot of people looking out for you everybody looks out and the police were delightful they they did a you know they wanted to make sure that I wasn’t I don’t know scile or whatever so they asked me who’s the president of the United States I said I’ve been gone a while I think it’s Camala Harris and I thought that was pretty funny so yeah I mean so good town good good response from your police uh shout out to you the police department of presc we cannot thank you enough I did write a personal letter for each uh agent who came out to help us and gave him some pickles gave him some pickles and we also dropped off some gift cards as a thank you um love to see the quick response and the care and also to our friends we just gave them lunch that’s all yeah but that was okay um and our love of course and our love so and we would do the same for them in a heartbeat so here’s a toast to them to thank you skip thank you Randy thank you Bob thank you Charlie thank you to the police officers we cannot thank you enough all’s well that ends well with this crazy one here and uh let’s just say she was really trying to kill me she doesn’t want I wasn’t trying to kill him I was no no please save me I want to kill you now she was coming out to kill me I’m going to she was going to turn the dogs on me yeah they called him in for a private interview no they didn’t are you afraid of the pickle lady is there anything you need to tell us she is she threatening you in any way I if you’ve seen is the movie Tombstone there’s a a reference to Prescot there so that movie is very popular in this town and there’s a famous line it says I’m your huckleberry yeah so when they finally found me I said he said I’m your I’m huckle bear so good town people we all have your back here so you should know that if you’re worried about moving you know it’s a it’s a good Community here um we really value neighbors and we really value our police and the police value us and they look out for you so nothing but good things to say about good friends and and a good police force so thank you and alls well that ends well the dogs were fine Mr bro was fine yeah none the worse for where none the worse so uh anyway we all got a good laugh out of that and the wonderer here is back so all right so if you’re worried don’t worry yeah we got you people have your back everybody has your back here all right my friends we just had to share that funny story and uh we hope you found it as amusing as we did in the moment not so funny but after very funny and he will never live it down ever and that’s what I like I you know makes me laugh all right that is all my friends we hello peeps Randall and Diane bro I am Diane he is Randall she’s the pickle lady I am not he is not uh we are the pickle team though pickle team uh love to work for you and make your dreams come true that’s right that’s what we do day in and day out it’s all about the dreams it’s all about the dreams all about the dreams another restaurant today we’re so excited this is a good one we love it we tried it and we went recently cannot say enough good things about it uh it’s called bear and dragon bear and dragon what street montazuma montazuma just passed uh just past the um uh whiskey rad whiskey rad just past Whiskey Road right about a block and a half down block and a half from Whiskey on the right cute cute cute so stinking cute we went in there what I love about it is they offer breakfast lunch and dinner we went for lunch um but I cannot wait to go back for breakfast very Charming Courtyard that you can sit outside now that the weather is getting beautiful great spring this is the time but the inside is so flipping cute you go in there and they’ve got it it’s like a little uh englishage little English cottage Pub kind of feel um they’ve got books everywhere it’s just very very Charming the table settings are lovely you’ve got all this fine old China and they present the bill to you in a book in a book yeah bring you a book and they kind of put the bill in there as like a bookmark I thought so so so cute but the best thing is the Ambiance is is wonderful but the food is equally as good we had some great food then we had great lunch I mean it was lovely you can get wine there um they have booze as well I’ve heard the dinners are really fine dining breakfast is lovely they open I think at 8 a.m. oysters on the half shelf for breakfast yeah I have not gone there for breakfast but I’m s so I mean they open it at a and can go get in there and sit down and and sit in the lovely Courtyard and and we met the owner her name is was it Abby I don’t I don’t something I don’t know I forget sweet very very sweet um it has taken off it has become quite a little uh bustling little restaurant wring little restaurant so we just wanted to give a shout out to Baron Dragon because it was such a positive experience and we really enjoyed our meal there with our friends B shout out to John and Lori we had a good time with them and we had a just a nice visit and in a Charming Charming little venue yeah absolutely so if you are local here in Prescot if you live here if you’re coming to visit look up bear and drag Dragon chances are you see cute it used to be a barbecue place back in the day I think they have done so much with it they’ve done a good job and I think this one’s going to be around a while I do too so if you’re here go make a I think dinner is reservations I’m not sure about lunch the rest may be first come first serve relatively new so you know it’s kind of crowded a lot of people trying it out but uh everybody loves it you might want to call for reservations absolutely yeah it was wonderful so thank you Baron Dragon yeah we had a good time yeah lot of rest’s coming up so you’ll be hearing more always yeah we we’re Foodies so we’re always that’s our social we’re eies I don’t know we’re eies yeah I’m not really a foodie I’m just a that’s true that’s true but anyway so hope to see you at bear and dragon and enjoy this public service announcement you’re welcome hope to see you soon give us a call bye

hello hello peeps Diana Randall bro here coming to you live from prit she’s pickle lady I am the pickle lady we are husband and wife team happy to help you if you buy or sell or moving here we do it all yeah we do and we’d love to help you every step of the way so we are here to talk about something h a client just told us about we’re like dang yeah I think Randy Allen told me this I’m not sure one of our think was he’s just a friend yeah he’s just a friend he’s not even a client he’s guy he figured out this little angle we thought we’d share it and we thought dang that’s smart so something you should know about presca a lot of people don’t know we are oddly centrally located to a lot of yeah destinations yeah yeah yeah right of everything an hour and a half hour 40 minutes to Sedona uh Flagstaff same same distance Phoenix Phoenix Vegas Vegas is 4our Drive Springs go I mean we are so great little day trips that are easy to take drive to get back but the cool thing that our friend Andy Allen shared thank you Randy is sometimes you can catch direct flights out of Vegas yeah so he said sometimes we go there the night before we drive over we have a nice evening in Vegas go see a show and then we catch our flight the next morning and catch a direct flight to wherever we’re going especially if it’s a long a lot of a lot of direct flight flights and long flights out of Vegas yes so as opposed to driving a couple hours to go down to Phoenix uh most of the places that we want to go we’ve we’ve got at least one stop so if you got a layover that’s at least two hours so you’re breaking even on your time instead of doing a layover you spend a couple hours extra in your car yeah it’s kind of six of one half dozen of the other but I tell you the winter that me that’s a big deal uh we do uh a lot of our vacationing in the winter that’s when real it’s a little slower and uh because of the weather layovers are treacherous I mean we we had a layover coming back uh from Mexico we went down to uh Mexico for vacation in uh early February and uh everything was going fine but uh there was a problem with the plane because we had a layover in La so we ended up having a 24-hour layover so hey if you’re going to do that if you can catch direct go direct yeah particular the winter yeah then you can have a good time and then just take off from there and catch a direct flight I am done you know you’re done yeah I am done with connecting flights yeah yeah I don’t know how going kicking in for that again particularly in the winter 100% so just wanted to share that with you it’s easy drive drive over to Vegas have a nice dinner catch a show fly out start your start your vacation in fine form that’s right now on the back end if you can do the same thing and spend the night in veg absolutely or just jump in the car take you a couple extra hours but but yeah you know again it’s only a couple hours more than driving from Phoenix and no layover that’s hours there who WIS to sitting in airport for two hours for the next leg of the trip I hate it I hate it absolutely so I’m all about direct flights if I can catch them I’m all about going to Vegas and catching a great show it’s all good it’s all positive things my friends things so keep that in mind if you’re here in Prescot now or you getting ready to come here and thinking about moving here hey we’ve got it all yeah we do we have fun our tip of the day if you’re in the tips place for you is pickle 411.com that is our free information site whether you are a buyer seller or somewhere in between there is something there waiting for you that will Amaze asound educate inform entertain tantalized that’s right and upsc I don’t know you got it you got it anyway we hope to see you maybe we all go to Vegas I don’t know absolutely all right take care and uh file that away that little tip Absol all right take care have a great great day bye

hello hello hell peeps Diane and Randall bro here we are the presc pickle team that’s us she’s pickle lady I am the pickle lady here in Prescot Arizona enjoying beautiful straight myself out straighten yourself up straighten up and fly right that’s what I’m trying to do as we used to tell the kids straighten up and fly right good tip for today good tip for today one of our sellers a recent seller and I did not know of this and I’m very excited to share with all of you who were thinking about moving hopefully you’re moving here to Prescot um but it’s called U boox and it’s uh a new thing with U-Haul yeah U-Haul and a lot of people are familiar with the pods that you can come have the pods put in your driveway and you can load them up for your move and this that and the other uh U-Haul is doing a similar program um but they have smaller pods and you can come and three or order three or four of them fill it up with your stuff they will come pick it up they will load it up in their truck in U-Haul and drive it to wherever you’re going and even store it the key is it’s much more reasonable yeah so for instance I think he said each U box with $600 to rent and then they just so you get the box the box is empty and you can fill it with whatever you can fit in the Box correct and then they will did that include the storage for 30 days but they’re up to 30 days I think that includes the storage doesn’t include I don’t think that does include the transport but they paid I think they did four or five boxes maybe six boxes no I don’t think that many but it was four or five and it went across the country and it was like $5,000 $5,000 so it’s a considerable savings so if you’re one of those really Savvy people that knows how to pack and pack well and take care of their belongings I mean some people it’s very difficult to pack a whole house but if you’re a real go-getter and you’re able to pack your yourself and you’re able to physically um it’s a much more reasonable way to go than hiring a mover and yeah you know like our move from Texas to here was 15,000 15,000 and and they come in with this huge truck right you know and you know the truck time is money you know so you got to rush rush sh to get everything in you can have the UB boxes delivered and take you know days or weeks right they’ll go put it in storage and then when you arrive whenever you’re ready they’ll come and get them you don’t have across the whole United States in two days to meet the movers so anyway just something we thought we’d share because we thought wow that’s a really cool program we dig it it’s a lot more reasonable yeah and the pods may have something similar we haven’t used either but our our clients did have personal experience with the ubox right and it was a very positive one yeah we only want to talk about stuff we’ve actually heard yeah that’s right so uh pods that uh maybe offer a similar program I don’t know I can only speak on you you box and the positive experience my clients had with that absolutely so if you’re looking to save money and you’re not going to be moving uh everything on Earth and you just need a smaller more reasonable move look at U-Haul and ubox it could really work well for you y so anyway that’s our tip for the day yeah that’s our tip of the day if you like tips the place to go for tips is pickle 411.com that is our free information site where you can find all kinds of information whether you’re a buyer seller somewhere in between it will Amaze Astound inform entertain and surprise tantalize tantalize oh free all free so yeah we hope that uh you’ll call you hul and move over here yeah that’s right give us a call we’ll help you get into a great place all right please take care and have a wonderful rest of your day bye bye

more fun to talk about dead bodies should have wait for Halloween I guess yeah that would have been a better time not the best timing but dead bodies are there’s always stuff happening so uh you know people die and uh sometimes they die in houses and um so that’s a thing so uh different states have different rules absolutely different laws different laws in Arizona if someone dies in a home correct you do not have to divulge that we do not so also you should know suicides um murders uh violent crimes um we are not um by law we are not required to divulge that now if we are told that and a buyer asks asks us at that point we can say I did hear a b and c yes uh but right off the bat it’s not written in a document I know the state of California does require yes that all buyers be told if there was a suicide a murder or a death uh Arizona is not that way we don’t have to say right off the bat uh as a seller you don’t have to write it in a document and divulge anything if you share that with us and we have a buyer and they ask us at that point we are allowed to yeah we should tell them yeah we should tell you uh you don’t have to tell us as a seller you do not have to tell us and you do not have to put it in the seller’s disclosure that is not a disclosable item because it has nothing to do with the home absolutely so you should know every state has different laws yes you know if you were wondering if there was a murder or anything there are websites that you can that we can guide you to uh if you wanted to check crime rates if you wanted to check anything um but we uh there’s a lot of things that we as Realtors are required uh to not share upfront yeah um you have your own ways we can say we can guide you and say hey go check out the crime rate here here’s a great website for you to do that yes so I think some people get annoyed they come in like what do you mean you can’t it’s not me I don’t make of the rules yeah we don’t make of the rules uh but we can you know there can be serious violations yeah and uh if you are a buyer and the idea of buying a home in which someone died is U something you don’t want to look at uh you may have you know there are religious tabos on that I know absolutely Native American certain Native American tribes I’m not sure that’s all of them but uh that’s and I think certain Christian and Jewish sex um the same thing they they they that that’s not allowed it’s unclean or whatever it is so if you fall into one of those categories and that’s important to you make sure you tell us uh because the sellers will not have to divulge that we have to research that for correct and we’re happy to do that um and a lot of times we are not told so we truly do not have the answer for you yeah um and we don’t want you to think we’re trying to hide anything we just don’t know um and so we’re not allowed to ask and you know and they are not required to divulge unless they want to yeah yeah so keep all of that in mind it’s not us being difficult or not trying to share or trying to hide something we’re not it’s just what we have by the rules by the rules and we could be heavily fined and found in violation if we do otherwise yeah so uh Realtors are kind of held to a different uh code of ethics we have certain rules and regulations that we have to follow it’s not just us saying yeah most of them are intuitive uh this is one where you may not think that’s intuitive right and uh you may just come from a place where that’s divulged that’s not here a lot of yeah a lot of our californ like well that’s what we do in California and I know that but not in Arizona so anyway we just wanted to share that with you um we’re happy to get somebody to come Sage your house we’ve done that yeah we have done that yeah we’re full service people we are full service so if something has occurred and you have discovered it and you want to have we have people to come help sage and make it a a all good energy again absolutely so uh don’t be afraid of that um but please understand if sometimes we truly don’t know the answer that’s right uh and uh sometimes we’re not even allowed to offer that to you unless directly asked you help you in your next chapter and something important we want to talk about yes we’re seeing it more and more especially for instance my uh my mother-in-law’s a little bit older and it’s really sick what goes on out there there are people who are very very wise very intelligent and they scam and they look up people of a certain age bracket and go after them and they are so so so convincing it’s scary yes um they should all be nominated for Oscars yes and how well they can convince and really real people in yeah used to be You’ get an email from was what was it the prince and what was the Haiti yeah in Haiti or no it was uh somewhere in Africa I forget anyway some people even fell for that yeah they fell for that now or you get on the yeah you get on the call and they’ll have like an Indian accent or a weird foreign accent uh scams have gotten professional they they really good they uh know how like what title company you’re working with they will learn the names of employees at the title company they will get your phone number and call you and really pretend to be those people and you and they are really good at what they do and chances are you have seen uh attempts at at scams I’ll name a couple of them you’ll probably recognize them okay so you get a text oh hey Susie are we still having lunch tomorrow yeah we’ll get I get those texts all the time that’s a scam hey that’s a scam don’t even answer don’t answer don’t answer because once you do they once you do proc they’re trying to they’re trying to uh sucker you in and get you conversing with them that’s a scam and I get this all the time I get emails from Geek Squad yeah and it looks like a real invoice a real bill I mean it is down to the color of the bill everything and uh I don’t do the technology Mr bro does yeah so I’ll be like did we do this this is like a $600 bill is this something I I didn’t know about because you do the technology and he’s like scam scam scam scam scam scam and so you have to be in this day and age so very very careful yes uh when we tell you wait till you hear from title do not accept instructions from an email uh chances are someone has even if it’s encrypted will still try to break in and misrepresent themselves yes yes and say now you need to wire the money the change there’s been changes in your wire yes there’s never changes in a wire especially to a title company yes so when in doubt this is all we can emphasize over and over and over when in doubt whether whether it’s a phone call whether it’s a text even if it’s an email whatever if you’re in doubt about anything hang up call Randall and I if we’re helping you or call your title company if they’re helping you during the sale and say I just got a phone call I’m I hung up I’m calling back just to make sure this is legit yes once you get and they will always they will try to get you not to talk to anyone else uh if they tell you not to talk to anyone else you know it’s a scam that’s a tip absolutely so um one thing you need to understand is we are all of a certain age yep and we get older every day and we become more vulnerable every day which is sad There are some evil we have some friends who are older than us yes uh very sharp and yet they have become victims of scams uh part of that is just the scammers are very good and part of it I think is that you know we get to a certain age we get more vulnerable we get more uh credulous you know I don’t know but especially a lot of them will bring in grandchildren or children and say your daughter was in an accident uh we need money and da D and occasionally you know people go to the bank to get cashier checks to they’ll go to uh Walmart to get a cashier’s check and thank goodness the employees are usually like H I don’t know and they’ll maybe flag it which is good there are still good people who try to help people who are being taken advantage of yes but every now and then it seems legit and everybody seems legit you just go through yeah they they are very good and it is rampant we are hearing it more and more I’m seeing it myself more and more uh why this is not a priority for our government just astounds me hon yeah they need to be in prison for the rest of their lives yeah yeah it’s I mean it it can really uh affect people’s retirement oh absolutely destroy lives absolutely horrible anyway please be careful and when we tell you if you’re in doubt of anything call us call your title call whoever you need to call to triple double quadruple check and don’t don’t share it with somebody share it with somebody share it with somebody call your daughter yeah it’s a lot harder to fool two people so even if you’re embarrassed and be like you know son this seems really true uh but I don’t want to look like I’m stupid and falling for it yeah always present it to another an objective second party third party and they’ll be like no yeah you know it’s okay it’s okay to run it by people and and say am I being stupid or is this legit oh and one other tip I do it all the time with rain I’m like is this us is this not us is yeah it looks that legitimate looks like a bill you know either they want you to pay it which case they have your money or they want you to call to talk about it which case they have something else going but it’s uh if you have a landline that’s now a scam line that’s that’s the landline means you’re of a certain generation they know you’re older and you’re more suceptible so get that’s another tip get rid of your land land it doesn’t help you just owning a landline informs people that you could be a mark U so get rid of your landline get rid of your landline yeah so anyway that’s our little tip of the day uh we’re hearing more about it and we’re worried about our people out there and we want you to be safe and not sorry yes so um anyway call your kids if you’re worried call your representative whatever it anybody and just say help me out is this I’m worried am I okay and uh it’s always good to run it by yeah absolutely when and doubt question question question that’s right so anyway that’s our little tip and we hope that you take it to heart uh I know randle’s my source I’m always like is this true and he’s like nope and I’m like I almost fell for it so anyway uh we want to make sure everybody’s okay yeah absolutely we want to take care of you absolutely so good afternoon pza Diana Randle bro here your presca pickle lady team located in the beautiful beautiful town of Prescot Arizona we are proud residents here seven and a half years seven and a half years seven and a half years love it love it love it um love life here one of my favorite things I especially love is sometimes going into I can’t even not say it without laughing it’s hard hard to yeah we’ve been into some homes so take a deep breath yeah there was I guess this is still going on uh young couples getting married or maybe not so young couples getting married these were not so young these were uh fabulous glamour shot phot Glam shot photos budo Style budoir Style and you know what I’m talking about oh yeah so these on the wall I’m trying to show a house naked lady on the wall these are some be you know nice shots from the 80s and 90s we all remember the glamour shots if you recall well imagine those scantily clad yes and uh hanging big hair big hair yeah I I could make not we’re not going there you know where I was going to go but I’m not no I’m going to back that up back that up but use your imagination but anyway yeah anyway so needless to say if you’re trying to sell your house and you have budoir photos in your even if it’s in your master bedroom or on the ceiling over your master clet even if it’s in your bathroom we’ve seen them in bathrooms that plus beautiful um statuary yes in various yeah positions connections and nudity and these are things let’s take down and put away yes take down and put away yeah I know art is in the eye of behold Eye of the Beholder but you know I know pornography when I see it as the Supreme Court said Supreme Court I know pornographer was say so yeah always not a very good selling point you people focused on you know the chair rails and stuff like that you don’t want the husband still standing in the bathroom and it’s like no no no no move onve you see how great this closet is yeah it kind of throws their mind off on the buying process yes um so uh you know always you know anything that you so you you might want to put that on the top of your list of things to depersonalize would be to take naked pictures of yourself and that’s the first thing I did when we went on the market I took down all of my phos pictures there there are none because that wouldn’t help sell the house anyway that would just be a good comedy show for people depends on the buyer I guess yeah I know so anyway uh so just you know when in doubt when in doubt I’m not sure take it down now if we come through your house and we’re going to help you list it we’ll tell you right away yeah oh yeah Gotta Go Gotta Go Gotta Go but every now and then we take buyers through and it’s not our listing I’m like oh Lord also too while we’re on this topic uh just a just a tip you may have a stash of items for your personal pleasure chances are my God you have squirrel them away somewhere a typical place is on the top shelf of the master closet if you have it up there and you move out of your house don’t forget to take it with you my sister-in-law moved into a home and evidently it was a western theme found a whole St including the gun and Holster was uh was up there so yeah if you’ve got a little St double check everything always go back through when you’re moving out check all the top shelves check stuff you might have H way and you forgot check it all because your next buyer and especially if you’re still living in the same town yeah and you certainly don’t want you know you don’t want buyers to stumble on your stash so and then they see you in the grocery store and you’re like I know way more about you than you ever thought I did ta there Cowboy this was a good one this one makes me laugh so anyway take your naughties down take your naughties down take your naughties down just take nobody wants to see nipples nobody wants to see you know statues going at it I mean I’m just being honest I’m being frank and honest it’s distracting dist although you know it does give us a good chuckle when we’re in the house at the moment but anyway so keep that in mind anything of personal nature take it down yeah put it away and then when you move out take it with you take it with you so that is our your listing agent to find that there you go yeah so that is our tip of the day that’s our tip of the day you want more tip yeah tip of the day tip want more tips the place to find that is pickle 411.com that’s our information site there you will find information that will Amaze astound and surprise you even if you’re it doesn’t matter if you’re a buyer seller somewhere in between we could charge money for it but we don’t it’s absolutely free pick that’s correct 411 pickle 411.com okay hope to see you there but dressed and then not scantly clad you know photos or anything we hope to meet you in person fully clothed absolutely so all right my friends take care and I hope you enjoyed this public service announcement see you soon bye
As promised last week, we’re going over what the National Association of Realtors’ lawsuit settlement means for sellers, both short-term and long-term. It’s pretty simple… but also very important to know!
good afternoon hello hello peeps this is Rand and diam brro here I am the Prescot pickle lady yes she is of Prescot Arizona happy to be here just made a whole another batch of pickles waiting for my peeps to come in I can’t wait to share uh always in production as I like to say and spring is sprun so spring is got a lot of people coming in so yes I’m really doubling up on the pickles right now because we got a lot lot of people coming in so today we addressed uh a week or so ago about the lawsuit uh with the National Association of Realtors about the buyer side this week it’s about the seller side Sellers and what this lawsuit means to you as a seller so even if you’re not a buyer you may want to check out last week’s uh video uh we’ll recap at least some of that but uh a lot of good information I think you’ll find there uh just to recap so so this lawsuit’s been going on a while out of the blue the National Association of Realtors uh made this proposed settlement uh it looks like it’s going to be approved and will be implemented in the middle of July that’s July 2024 um the stti it stipulates really two main things the first is that Buyer Agents will have to sign an employment contract with their Realtors so Buyer Agents buyers will have to sign with have to buy The Bu with the buyer agent that’s not what I say I don’t know I don’t know a lot of words blah blah BL blah blah blah blah buyers coming in will have to sign an exclusive employment agreement with their realtor taking them right with their realtor and or buyer agent and it is not negotiable you cannot open a door unless the buyer is under contract yes so that’s going to affect buyers I think more than sellers the thing that does affect the sellers is that you will no longer be able to advertise buyer agent commission also called cob broke uh in MLS you will not be allowed to do that in the past it was mandatory you had to disclose what the buyers agent would be offered yes now they’re doing away with that Al together so that would have to be a separate negotiation yes outside there’s been speculation in national news that you know commissions are going to go way down and sellers are gonna you know make so much more money and uh and agents are screwed and the world’s gonna end all that stuff none of the world is not ending my friends it continues to turn no matter how horrible and how many different crazy things happen in this world we still somehow write ourselves and the whole real estate market is going to do the same thing we’re going to write ourselves and figure out the proper ways to approach all of this yeah the fundamentals of real estate have really not changed very much now you may be in a market where if you put a for sale sign up buyers will call you and in markets like that um it could be that buyer agent commissions will drop it could be that a lot of buyers are not going to want representation uh we do not live in a market like that pres is not that kind of Market presc in Pres buyers don’t live here so they don’t see your for sale signs they’re not driving by like let’s go for a Sunday drive after lunch and go oh that’s a cute house let’s go they’re in California they’re in Oregon they’re in New Jersey they’re not driving by and seeing those for sale sites so Buyer Agents have to reach out find these people talk them into coming to preset they don’t know the city they got to find where what area of the city they want to live in and then they start looking for a home so Buyer Agents in Prescot do the heavy lifting in this market no doubt about it all agents know it they don’t always talk about it but it’s the buyer agents that are you have to we advertise heavily and outof State uh markets um to bring the buyers in and but people who are looking for a change and want to come to a small town life we uh advertise we help them uh come to that conclusion hey this could be a good a good fit for me yes so yeah so right now in Prescot uh it is a strong buyers Market Market M so if you’re a potential seller here in Prescot you need to understand that Co prices are over uh you really do need to price your home at the market rate um and you um you may wait a while buyers are scarce now taking a little bit taking a little bit longer so if you’re thinking you’re going to save the buyer agent commission and that money is going to be in your pocket probably not and I wouldn’t advise you to do it if don’t offer something to the Buyer Agents first of all the buyers have to pay the commission because now they’ll be under contract so if you’re not willing to pay that they see that as just an added cost to your home uh they were always paying the commission anyway it was built in the price of your home uh don’t think you’re going to be able to build it into the price of your home and then not pay it um so the idea that you know if you want to cut out the commission and then lower the price maybe again I wouldn’t advise that because buy you’re going to need Buyer Agents to bring you buyers in this Mar that’s right you can list and save that buyer commission but if you don’t have a buyer agent bringing you buyers well yeah you’re going to sit there for a little while and uh you may not sell as quickly as you would like yes or get qualified buyers because as a buyer agent and listing we do that too but as a buyer agent we you know are you are you qualified are you serious yes we’re not going to bring you looky lose we’re only bringing serious people in yes so things to really consider uh value added as a sell’s uh you know listing you need to consider how many buyers are you really going to be able to bring in or are you going to be relying on your Buyer Agents right right if you don’t have Buyer Agents uh that are going to be bringing you uh buyers you need to have a plan B that’s right um so yeah I I I really think in the short term Not A lot’s going to change in the longer term people might be able to figure out new angles and new things in the short term so like if your house is in the market short already on the market shortterm nothing’s going to change and I wouldn’t try to do anything drastic uh to adjust for this I would just keep doing what you’re doing otherwise you’re going to be waiting years you know to sell your home so uh also too you uh you’re not allowed to advertise uh by your agent commission that doesn’t mean you can’t offer one or should not offer one yeah uh we’re going to advise our guys um our listings our listings offer if you’re going to MLS you really do need to um offer a commission uh you can offer uh a seller concession towards closing cost which I think is going to become code for uh buyer commission we’ll see if that passes muster but instead of having a a separate box for the Commission in the realt comments will it’ll say something like you know seller offers 2 and a half% uh toward buyer closing cost at Coe and uh that is allowed I’m not sure if it’s going to be allowed in MLS that we’re waiting to see that we’ll see lots of moving Parts lots of change uh but it is not deterring us in any way and it shouldn’t deter you that’s right as a seller or you know potential buyer coming in uh let us worry about that we will guide you we will make it happen that’s right that’s uh Realtors are very resourceful type Y and we will work hard to make your sale as easy as possible and get you the best buyer absolutely so don’t fret don’t worry uh just be aware there are some changes uh how it will be presented in MLS how we will uh make concessions it’s just a little a little B little wiggle yeah a little wiggle yeah I like that little wiggle a little wiggle I I think in the end it’s not going to affect uh what’s going on at presc it’s my professional opinion and I like it good job so just wanted to kind of address that I know we’ve gotten a lot of phone calls from people oh I heard on CNN I think they think all Realtors are going to no longer be in business well good luck selling your house I even saw an article that said the housing market was going to crash because it I it’s we just don’t New Media is just terrible our brokerage also agrees with that our brokerage is already actively working on a new way to approach this yeah so both sides are equally represented and happy and you still get the continuous good service that all of us as real estate professionals offer yes so don’t think oh you know all this is a show it kind of is but we’re already working on how to still make this as seamless and easy as possible for you during either selling or buying so don’t worry about it the pickle team is on it we’re approaching this we’re going to still be here and offering you the most incredible service ever that’s right and we’re going to help you through every step of it we don’t want you to worry your pretty little head about this lawsuit pretty little heads your pretty little
