hello hello hello peeps this is Diana Randall bro coming to you live from our sweet little mountain town of Prescot Arizona Sweet yes and we are headed into fall so excited so I decided to wear my hair in a ponytail since uh Winter’s coming I have a few more weeks of wearing my sensible summer Pony so you’re welcome everyone enjoy the ponytail enjoy the ponytail enjoy the ponytail so we are here today we’re so excited yes to talk about one of our favorite Mexican restaurants yes I think this has become our very favorite I think so too we got a couple (00:43) of good ones uh there’s some down the valley that we really like uh we tend to like TexMex more than real right real Mexican food just to be honest but this is good stuff this is good stuff a family-owned uh the name of the restaurant is Maya Maya May Maya or Franks I think they so the history of this restaurant is they used to be on montazuma and I guess their least space burned so they move so they are right next to the deli right next to Outlaw Donuts yeah uh they’re right next (01:18) to Parkside Deli Parkside Deli outla Donuts also some of our other favorites yes um but they have taken over a big space there may they’re getting ready they may already have their liquor license I think they do they do last time we were there they were serving liquor yeah they’re getting their bar up rning hard liquor or maybe maybe they have Margaritas I don’t remember but it’s good whatever it’s getting there they’re getting everything geared up but great Mexican food great (01:45) Mexican lunches yes uh great atmosphere yes beautiful painting on the wall I’d like to hire somebody to come paint my wall murals and stuff it’s darling it’s all family on wonderful family all the family members uh uh wait on you and stuff all they all work together I love it nice to see it I love a family Endeavor yes absolutely we have a family Endeavor I don’t always love this family Endeavor but that one I do depends on the family I think if their family were involved you (02:14) would love it more than your family here but that’s understandable so uh I would recommend anything with pork there oh I got the uh pork Chim chongas yeah I was good and uh what else oh I had TR tip the last time was there not really Mexican I guess that’s what Californian I’m not even it nicely seasoned really really delicious uh their standard fair is really the chimy Changas I no no no but you get the the Carnitas Carnitas that’s so you can get the Carnitas either deep fried or not (02:45) so if you want it de fried put it in Chim changa uh they have what is the Mexican pot roast maaka maaka something like that it’s it’s like a it’s like a pot roast put that in the Chim chunga deep Fri TR that that’s going to be really good there’s nothing bad about any of those things yeah those are all completely healthy all delicious yeah and what a bargain too a re really good prices yep uh we went there as part of a group and we had you know drinks and food and appetizers and desserts (03:18) and I think we got out for like maybe 40 50 bucks for the two of us and that was like a big Splurge you go there for lunch they have lunch specials oh yeah you know it’s uh yeah so that’s kind of got gotten to be our go-to yeah and it’s kind of by the square so it’s kind of nice to go down there and then you can go next door to the Parkside uh shop and get some other wines and stuff and they got good little bit of shopping around there yeah if you go there for lunch Outlaw Donuts might be (03:45) open for dessert do that but I think they do have fla did you try the FL oh yeah they do the fla was yeah very good very good sorry to get bad fla I know well they did a good job though they did a great job yes they did so we were very excited to find them to try them out and we had to share with you right away because we were like Yay a great local Mexican yeah uh restaurant that I think anybody who lives here or is coming to visit you should definitely check it out yeah yeah all the Mexican restaurants that’s kind of kind of ke together for us Che cheers to that I agree I (04:18) agree so that is our tip of the day if you maybe end up at Maya after our home tour a lot of uh a lot of new restaurants in the pipeline uh so we like to give them a little while to get themselves established before we go over and try them and if we think they’re good we let you know about them we’re all about giving a shout out to our local uh local restaurant here yes because that’s what it’s all about Frank and his family Frank and his hello hello hello hello peeps this is Diana Randall bro here uh coming to you this evening from the beautiful little city of Prescot Arizona presc Arizona she’s PR yes yes yes yes I am I’m always in production making delicious Cajun pickles that I’m happy to share with you when I see you or if you come to one of my open houses so we are here today to talk about a fabulous new restaurant that we absolutely adore we love it so much that I even had them cater a party we had it was astonishing was so good and so it is (00:42) called Omaha Omaha OHA ohigh oh Idaho no no Wisconsin no what state is it it’s o h Au U Hawaiian Barbecue something like that Hawaiian it’s called Hawaiian Barbecue no it isn’t it has a name Wahoo uhhuh something like that I don’t think so I think it says Hawaiian Barbecue on it does not okay pull up my phone and I’ll prove it to you right now it has a formal name not just Hawaiian Barbecue okay all right but it is on the corner of Cortez and Sheldon so for you local folks don’t miss it it’s fabulous it (01:19) used to be where the old Thai Cottage was yeah so we have a review on K Tha cottage which was also my favorite yeah no it’s actually we called it a cottage but it actually the name of it was actually house that’s right but it was uh it was run by a Thai family lovely and uh they they did a great job and uh the only thing about it was they were constantly away visiting Thailand with their family and I don’t know if they went back to thail think they went back so so we were very sad when they closed (01:49) so it it it took a while for the new place to open and it took us a few weeks to try it but when we did oh it is amazing it is just like some of the traditional food you’ll find in Hawaii when you go to visit so if you love spam they’ve got spam dishes which you Hawaii is the the highest per capita uh consumption of spam in the world that’s right so if you’re a Spam fan this is the place to go but they also have amazing barbecue beef fixed Hawaiian style that’s the that’s the one I would (02:22) try that is so good if you haven’t gone yet try the beef first the beef is amazing the beef is amazing yeah um and then they also have delicious pork they have chicken katsu which is lightly breaded chicken strips fixed uh the Japanese way from in Hawaii as they fix it Paco PCO I forget what they call the breading I don’t know but it was good and uh what else uh oh Cher chicken terak Chien my favorites are the beef and the teriyaki chicken you can’t beat it and then they also give you your traditional uh macaroni salad which is (02:56) really big in Hawaii you get their macaroni salad good and and rice and delicious sauces that goes over it so I mean so you walk in you place your order they bring it to you it’s a you know it’s a nice little seating area yeah it’s set up set up kind of like a fast food place they will bring you your food yes uh from the count I guess if they’re very busy maybe they won’t but they’ll call your number but uh you know it’s not a service restaurant so much but uh it’s it’s wonderful and they’ve done a (03:27) great job remodeling the place the inside of really really nice uh and they are just they are just killing it and they do catering as well so like for instance we had a party we got huge treay of all these different Meats set it up uh buffet style everybody came loved it they also do egg rolls they also do crab drons I mean it’s it’s it’s good stuff it is really good stuff and it’s just a great place just to go have lunch yeah uh you don’t necess if you don’t need to have catering just go (03:56) there and you have a great you know dinner um they have smaller sizes they have bigger dinner portions it goes on and on and on I cannot say enough good things about it is really good Hawaiian the other thing I really like about it is it’s not another of something yeah uh so any of you guys out there considering opening a restaurant I’m sure nobody is that probably is no one but just in case if you want to start a restaurant in the area of Prescot don’t do Italian there are at least a half dozen phenomenal (04:30) really good Italian Italian restaurants don’t do Thai there’s like a half dozen Amazing Thai restaurant but you know people new restaurants oh it’s another Italian restaurant oh yeah okay well every eighth visit will go there you know because the other ones are are always going to be the priority but these people very barbecue very clever something different and something really really good we did a recently did a video on lyx Lake they do German food it’s nice to see something a little you know off off the path absolutely we (05:04) would love to see a Cuban restaurant would be wonderful yes I’d love Cuban yeah just you know something a little different because uh yeah you a good well we we we’ve had a a couple of decent steak restaurants we’re still waiting for a really fine steak dining uh that’s good so but anyway we are truly tickled to have Hawaiian Barbecue uh we go there all the time now at least once a week for lunch good stuff good so if you’re local make sure you try it out because we need to support all of our local restaurants for (05:36) sure and if you’re coming in from out of town make sure you try it out it’s a good launch you’re not going to be disappointed at let us know what it’s called because Clean Your Jets

Long ago when people thought about relaxing, they would envision themselves sinking below the surface of a sea of warm swirling bubbles, the personal oasis of a large jetted tub. Paradise!

No one thought about scum… but it was there… growing all the time.

Now you just can’t talk about jetted tubs without someone bringing up scum. If you’ve ever turned on the jets on a tub that hasn’t been used in a while, you know why. Eww!

The thing is, few things are as easy to clean as a jetted tub. You just need to know the trick… which we share in this episode. If you’ve turned your sore back on jetted luxury because of scum, take a gander… and a nice warm bath.

hello hello peeps good to see everybody this morning happy to be here Diana Randall bro we are here your local real estate uh Team husband and wife um we used to be boyfriend girlfriend no but uh yeah now we’re just now we’re just ball and chain you know it is almost 40 years yeah but anyway that’s okay here with another tip for you and this is sort of a tangential real estate thing yeah so you see you know you see these these different styles come in and out one of the had to have things in the past were the Deep Garden tubs right (00:46) jacuzzi tub with a jacuzzi tub oh go yeah but not only am I my tub gonna make me clean but it’s gonna it’s gonna make me feel relaxed and invigorated and all that with the Jets and now there’s they’ve stopped doing that the the the tubs are uh they’re kind of dying you don’t see them as much anymore you don’t see them too much people want big huge walk-in showers yeah they or big tubs that they stand with the the tubs with the feet we’re seeing some of that too oh yeah yeah yeah so but what we found (01:14) is something we learned I didn’t even know this but if you have a jetted tub to keep it in good operating um condition you should every month put run a little bit of bleach and or vinegar and or no not ends not ends you can’t put vinegar and bleach at the same time I didn’t I said and or yeah and or just say or or you can’t say don’t do and yeah don’t you if you put bleach if you put bleach and vinegar you will release chlorine gas and kill yourself yeah do not combine it do not combine it so (01:46) don’t do and or just do or was my point oh Lord yeah there it is so you could do punch him in the throat yeah go ahead now please please do it the uh um you you can do bleach about a half cup m uh you can do vinegar about two cups again don’t thr them together or you can do dishwashing uh uh detergent don’t do regular detergent or your bathroom will fill with SIDS uh but just you know I would do I would do vinegar I do a couple of couple of uh things of vinegar and then run it for about 30 minutes and (02:19) then drain it and then fill it with cold water and run that for about 30 minutes and drain it done the vast majority of people don’t use their their jetted tubs because they get dirty then when you turn them on all this Gunk comes out right and then they stop and people don’t want the tubs anymore because they they’re they get dirty it’s gross and it’s they’re so easy to clean it’s just it’s just maintenance it’s just it’s just maintenance yeah so we learned this have we done it yet no but I think it’s (02:47) a great idea yeah uh I’m excited to try it she still hasn’t done it but uh yeah but I have the knowledge and knowledge is power my friends you know that the power to take action that’s right so I will do it and it keeps your uh your jets in great operating condition without that nasty stuff floating in there when you do use it remember the first time you got into a jetted deep tub how wonderful that was bring that back into your life we need to put these jetted tubs back on the map because they’ve got a bum wrap they do they do (03:20) just a little bit of so we didn’t know this and we had a good friend it’s like yeah you just maintained it’s super clean and I’m like oh wow did not know this so we just thought we threw this out there to you if you got jetted tubs honest yeah next time we have a a listing with a jetted tub we have to go over and do that because sometimes the inspectors will turn on the the Jets you know so yeah you got to do that it can be scary can be really scary so anyway just thought we’d pass on that helpful (03:45) tip yeah it’s not fun it’s not sexy but it is helpful well Jed tubs can be sexy okay not when they’re dirty not when they’re dirty no no there’s nothing sexy about no then you’re jumping out I got to get out of here I can’t do it yeah exactly so anyway hope this is helpful to you out there listening if you have a jetted tub get out there and take care of it that’s exactly right that’s her tip of the day you like tips there’s a place to go it’s called pickle 411.com that is our free information (04:17) site whether you’re a buyer seller somewhere in between there’s information waiting for you that will Amaze the stound educate and inform oddly enough we have information that will inform you and uh it’ll do other things to you I don’t yeah yeah write us and let us know what our what our free information site does to you because we’re we’re looking for more ways to describe it one way we always describe it is it’s free it’s absolutely free you can send us money if you want but you don’t have to because (04:47) it’s free all right my friends thank you for reaching out and uh and I hope that this is helpful to you and we look forward to hearing from you soon hopefully all right take care bye bye

hello hello hello this is Diane and Randall bro coming to you from our beautiful mountain town of presc Arizona pres Arizona pres Arizona today we’re doing another restaurant review our favorite yeah this one you know this company is just they’re taking over the world they are kicking they kicking tail butt kicking butt kick kick butt kicking all kinds of things yeah so this is uh the wz wz Asian beastro the only thing they’ve done wrong is the name I just lose the wz just call (00:38) it Asian vro but I digress anyway they opened a place in uh Prescot Valley very successful uh we reviewed it uh you can get Chinese Japanese and uh Thai food there yep uh all all the same place which is really great typically I’ll get sushi and she’ll get something on the Chinese menu uh great restaurant they opened up a second location we loved it in presc in presc they have another it’s like a ramen noodle place or something over by you know where Five Guys uh BD does that belong to them too yes they have a we have never have a noodle shop friend their latest (01:17) addition to the family is a buffet restaurant wz Asian buffet Asian buffet and that’s good stuff and odly enough they have Chinese Japanese and Thai food on the buffet along with all those really weird desserts that you always see at Asian buffet restaurants yes I don’t think anyone’s ever eaten any of it I think they just it’s made of wax and they just keep pulling it out but besides that it is excellent right that’s right they do a great great job very good it’s always packed uh the buffet is huge it’s clean tons of selections they even (01:54) have American food on there too if you’ve got a picky person picky eater picky kid you know pizza for the kids yeah yeah so we love it and we go up there with friends for lunch and then we come home and take a nap yeah pretty much have to takeen out because it’s good stuff yeah so if you like to graze you know you don’t want to just commit to one thing uh if you like to commit to one thing well then go to one of their other go to but if you kind of want to just graze and try (02:22) everything a little bit of this and a little bit of that this is a great place to do it uh it’s very well appointed uh the AC is is nice a lot of times you go to these buffet restaurants and it’s muggy cuz they don’t really they trying to save money or something I don’t know hot muggy it was very comfortable very very nicely done uh service was great uh the food was all nice and fresh they were constantly bringing out new food so it just doesn’t sit there and boil all day long you know (02:49) it was nice and fresh yeah it was all fresh they were constantly replenishing yeah so great Buffet Great Buffet so can’t say enough good things about enough good things they have a a a lunch L uh a lunch menu and then well I guess a not menu but lunch buffet and a dinner buffet uh we have not been to the dinner buffet it cost a little more so I’m thinking they have yet do I didn’t even know that I think they might have some more premium Su BR more like that yeah uh but we’ve done the (03:19) the lunch thing a couple of times it was really quite good had to look forward to getting there uh for dinner very good yeah so that’s our another great tip try the wz Asian buffet MH um if you want a little bit more concentrated meal then try the beastro all good stuff good they do a great job all good no complaints we love it and we love it and we’re glad to have them yep so hope to see you maybe at the buffet one day and stop save us oh yeah the M crab the egg rolls were goods were good yeah so give us a call if you see us say hello give us a shout out yep we’ll say (03:56) hello in between bites yep that’s our tip of the day if you like tips to place to go is our free information site pickle 411.com and whether you’re a buyer seller or somewhere in between there’ll be something there waiting for you that will Amaze Astound uh inform entertain and overwhel maybe make you hungry and maybe make you hungry if we’re talking about restaurants yeah about the restaurants all right all completely free all completely free hope to see you soon at one of our (04:24) favorite restaurants thank you for listening and have a great rest of your day bye bye

bour oh a French fris hello hello hello Diane and Randall bro here coming to you this afternoon from Prescot Arizona we are your local helpful efficient amazing uh real estate team that’s us uh Rand and Dian bro here did I say my name but I’ll say it again you just keep saying it just in case you didn’t catch it never get old I’m also called the pickle lady pickle lady yeah so we are here to talk we get this a lot we get a lot of questions and I completely understand it’s a great question about (00:39) Medical Care yeah Medical Care here in presc so I think we may have covered this before but we probably did every now and then you need to retread something there there it’s unusual for someone to come and visit us and go around with us and not ask us this question absolutely so the answer is yes we do have medical care there isn’t and end a video cut Finn as they say Finn good no yeah we did a good job on that we covered that we went into great depth y uh no yes we do have medical care um you should know there are two major (01:14) hospitals one in Prescot one in Prescot Valley they are run by Dignity Health uh we have a lot of so they referred to as the East Campus and the west campus that’s right we also have there are Specialists here there isn’t one doctor’s office here uh there’s a lot of satellites there’s cardiologist if God forbid you have cancer um you can pretty much go down to Phoenix to um the Mayo Clinic the Cancer Centers down there MD Anderson MD Anderson all the big cancer people yeah the research hospitals are obviously in (01:49) a big city you can’t have we can’t sustain a huge research hospital here in our small town most of that is right around the scottsd area that’s about an hour and a half an hour and 45 minutes away but the good news is you go down there you get your protocol there are satellite offices in Prescot so once they lay out your plan of action uh you don’t even have to usually you don’t have to go back down there you can do it here in Prescot with your orders um but yeah we’ve got a lot of friends uh they (02:19) have a good cardiologist several here uh good uh What do you call them gastrologist gastro yeah uh I’m looking for a good psychiatrist yeah yeah yeah well like a lot of the kind of thing where you have uh ongoing uh ongoing care like rehab you know not not the drug rehab but you know you got a a new knee a new hip yeah you know they’ll have that kind of stuff here we don’t want you to think oh there’s only one doctor’s office whatever will I do yeah now they’re here and the hospitals are (02:51) actively engaging trying to improve and get younger doctors in here as well so we are growing and evolving y um there are also a lot of concierge doctors here which I don’t know where you are from your neck of the woods but um that’s a new trend where you can put up two to $4,000 and you have your own personal doctor you can go see whenever you want you call them they make room for you there’s no oh you got to wait two weeks yeah um so that’s pretty attractive especially if You’ have a major (03:26) condition and something has happened dreadfully it could help you save a lot of trips to the emergency bre yeah well one thing one thing I always mention is uh if you are within I would say 50 maybe as much as 100 miles from Prescot and you are in a car accident and they Life Flight you out they’re going to bring you to presc it’s the it’s the biggest most advanced Regional Hospital in the area until you need to do like an mayo or MD Anderson uh this is the place and that’s true of all the areas around (04:01) here we will’ll come to presc good stuff good stuff so I don’t want you to have a preconception here that or preconceived notion is that word yeah prec yeah it’s not like the you know we’re not that cowboy town where they give you a bullet to bite on and pour Whiskey on your stomach before they cut out your appendix that’s right no nothing like that we’ve Advanced a little bit since we have a lot of good Specialists we have a lot of good dentists we have a lot of good you know endodontists (04:30) we have it all okay um it might I do recommend when you come that at least the first week go ahead and get your name into one of the doctors you want to go to because it might take a month or two to get established once you’re established you’re in yeah but don’t wait until it’s a crisis you know get then you’re going to find yourself in trouble that’s right and and you know we don’t mean to portray this as nervana uh our country is struggling with Health Care particularly since covid and uh our (05:01) our little town is doing its best to deal with the difficult situation that everyone else is dealing with that’s so you know trying to find good doctors and everything a lot of places are struggling with that and presc it is too uh but for the most part um you you can get the care that you need here at least that’s been AB we’re trying to get some help for him but yeah yeah nobody wants to take him nobody wants to take on trying the psychotic mess I call a brain so I don’t want you to be afraid (05:32) um it’s all good you know and um we’ve had a lot of people go through good friends some very serious yes uh health issues yes and they’re still here doing great and you just get resourceful and uh adjust and make yeah I I mean we we most of our friends are in their late 60s 7s 80s uh so just about any point in time we have a good friend who’s undergoing something and so this is you know Medical Care is something that we kind of have our finger on absolutely because we’re constantly getting (06:08) feedback and for the most part people do get the care they need they do yeah so we just wanted to bring that up again because we get that asked uh we get asked about that a lot one the top ones and it is important for you to know and reassure you that you’ll be okay yeah all right my friends that is our lovely tip for today yeah if you folks this is Diane and Randall bro hello peeps good afternoon we’re coming to you from Prescot Arizona here in the lovely Prescot Lakes happy to be here and share our newest thing this is our new phrase for everything when things are going wrong we are living in the great age of incompetence yes yes there used to be better ages yes the Gilded Age the this age the well it’s you know we don’t live a bad age I mean you can still get orange juice in the middle of the winter you know the thing is people just aren’t good at what they do anymore it’s just you can’t get good service you can’t things are not done the way they should be very true and so we’re just finding it more and more and more I don’t know if it’s an aspect of um recovering from covid when everything was shut down and I think I was thinking about this I think during the time of Co a lot of folks who were on the cusp of re and we’re like forget about it I’m done I’m out so what’s happened is there’s been a huge gap and so now there’s some younger folk coming in who maybe are coming out of college or high school where during Co they didn’t have to perform so to speak um so now they’re thrust into the Working World and things have changed yeah people are working at home they don’t know how to conduct themselves they’ve lost people skills uh they’ve lost a good work ethic and they’re like well I don’t have to do this I mean I’m just going to take some time off yeah and it’s created a lot of incompetence so I don’t know if you guys found that I yeah I I don’t know if it’s they don’t care anymore I just think it’s they’re just unable to do what they’re supposed to do so recently uh there was an assassination attempt on uh uh uh president Trump uh a very narrow Miss uh he was very very lucky and as the news comes out it’s very clear the Secret Service was just dro the ball time and time again uh we anytime you travel now if you have a connecting flight chances are you’re going to miss it I mean how many of you out there have heard you know every flight we’ve taken recently delay delay delay Mr your connecting flight I mean we might get home three days later yeah yeah and you know even they lost my luggage and the guy said I I don’t know what to tell you we told them to pull it they said they were and he looked at me he was an older gentleman he goes my co-workers are idiots yeah you know and I just don’t know if people have and that’s when the door doesn’t fly off of the Jets right they got I they got some serious things going on same thing restaurants it’s like I don’t know maybe because maybe some of the older more seasoned workers have moved on so they’re not there to train the younger folk and teach them how it’s supposed to be done I don’t know what the answer is well I well one one possible solution besides the fact that a lot of people with the most experienced workers uh retired is that you know we shut down the economy so all usually an organization has employees that have been there a while and they bring in me one or two employees and the people who’ve been there while can kind of show them the ropes well after covid there was no one who knew the ropes so they had to start all over you know it’s like every every business every organization is a startup now and they’re all trying to figure it out again and and I think you’re right I think people don’t care as much they don’t have the work ethic they used to having spent uh months at home getting paid for doing nothing and they want to do that again now we’re really sounding like old people yeah I you know standing old I know it I know it and the reason there is a small I mean there’s there is truth to this though folks I know it absolutely you have to work you can’t get money forever for free we wanted to make sure that we told you if you if you’re not aware or you haven’t noticed uh we thought it was important for you to know that you are living in the age of great incompetence because if you’re going to do a real estate transaction you’re going to be moving there are so many moving parts to that process on the selling side on your buying side you’ve got lenders you’ve got title companies you have inspectors you have movers you have handymen repairmen you’ve got contractors I mean you’ve got all of these pieces and parts the idea that everyone who is involved in your transactions is going to be competent in the age of great incompetence is vanishingly small yes so make sure you get very competent responsible um uh involved real estate agents yeah don’t get somebody who’s like I’ll call you in a couple of days you need somebody who’s with you every step of the way and we’ll hold your hand and make sure in the age of grading competence that your deal gets done and gets done correctly yeah you just have to double triple check you just need to track everything to ground follow up follow up just to make sure that even the simplest things oh we over to we’ll overnight it to you we had something where they were going to overnight it was a car TR a car a car purchase we’ll overnight it to you well they forgot to put it in the package they forgot to give it to the guy when he showed up you know oh here it is it’s in the outbox I guess they forgot to give it to the FedEx man yeah so well great you know let us call us when it’s there and we can really come back again and get this taken care of so in the age of gr incompetence look for good seasoned agents like Randall and myself we’re here to help you we uh we will do what we can many sleepless nights problem solving how can we you know switch this around and help these people get into their home um that’s what a good agent will do for you and that’s what we love to do for you and get you to the Finish Line yes so in the age of grading competence look for great competent people I think that you know one of the problems I think too having spent a fair amount of time in Corporate America uh mostly as a consultant is you know corporations treat their employees for the most part as interchangeable parts and anyone who’s been in the world will long enough will tell you that’s not the way any organization works you always have you know the people who are more than carrying their weight you know it’s the 20% they get 80% of the work done and uh it’s maybe we lost a lot of those people going forward recognize people when they’re good if you get a good waiter please tip well yes so they he’ll be he or she will be there next time they keep doing a good job recognize good good work because you can’t take it for granted anymore absolutely well cheers to you you do good work good job I try to we try and we try our hardest to bring the best for you as our client we really do good morning hello Peeps and hello hello hello hello hello hello Diane and Randall bro here your friendly husband and wife real estate team and she’s pickle lady I am also the pickle lady I have many monikers that’s right that’s a good word I like moniker you’re yeah I know so today we want to talk about something a little interesting about moving here to Prescot if you have puppy dogs look out for porcupine porcupine so we got a call from a friend of ours whose dog uh Piper Piper uh just let out in the backyard and came up with a whole bunch of quills evidently they almost like fire out I I always thought you had to like throw yourself on a porcupine evidently they come out like little arrows I I don’t know yeah when they’re threatened it just happens happens and it happens fast and uh so she was uh stuck a whole bunch ended up uh and they have barbs on them too so they’re very hard to remove it was um I mean the dog is going to be fine he’s fine but it’s not a fun process and we’re not talking about one or two quills I mean you could have aund quills all in your dog’s face and in body and and it’s very uncomfortable and you have to make sure you get the whole Barb out you can’t just take it upon yourself to pull it out because sometimes you leave a piece in there and then it’s another nightmare now I don’t want you to think you walk around presca and you see porcupines everywhere cupin are very well hidden they’re they’re nocturnal yeah and they do not like to be seen so uh generally you don’t see them if you don’t see them that doesn’t necessarily mean they’re not there they’re there they’re hiding I had seen por golf course I think yeah this is a house that’s on the golf course I think they kind of like the golf course uh same as coyotes coyotes also kind of like golf courses uh so if you have property like that or looking to buy property like that just be careful yeah so when you put your pups out you should know do we have porcupines yes do we have Havalina yes do we have coyotes yes especially if you got a teeny tiny dog oh yeah never never have unsupervised outdoor time well this really small dog I mean we’ got Hawks you know oh Hawks and that’s true in a lot of areas I mean you know it’s not like we have this abundance of wildlife the same as true a lot of those animals were there in Texas as well but uh so make sure you have supervised yard time um don’t go to the grocery store and leave your dog outside in the yard you might come home to a disaster yeah now we have big dogs so uh you know the the Ravens and you know that they’re not going to carry around our dogs but uh porcupines even a even a very large dog can get uh injured by do so we uh we have a little print out here so we have a little print out yeah so we went to chat GPT we are harnessing the power of artificial intelligence to give some tips on how you can avoid having dog uh stuck by a not stuck not stuck that’s right so as I said have supervised outdoor time yep uh have make sure you have a good fence around that little critter say they borrow underneath I don’t know how practical that is I know but you can try but they they are pretty pretty creative there’s also such a thing who knew called porcupine repellant yeah so you can get porcupine repellents get training oh training how do you get train your dog train your dog to stay away get like a stunt porcupine that’s kind of stupid commands like stay yeah or leave it important my dogs would never listen to that never learn just like my children they would never listen to that but hey if you’ve got good dogs who will listen to that for you good uh have the porcupine repellent I didn’t know they had such a thing use commercial porcupine repellants these can deter porcupines from coming near your property there you go so I don’t know what what that scent is or what that is I don’t know but I guess you could find out and spray it around your yard probably Puli or something like that they also say to remove food sources like bird feeders or fruit that falls from your trees yeah yeah um they’re attracted to that because they want to come eat and they’re hungry so try to keep those things to a minimum and if you’ve got uh fruit trees in your yard pick up the rotten fruit because I that was car’s problem I think she has a fruit tree I think she yeah um make sure you keep your yard clean of all brush and extra logs and things that they could hide in or B burrow in and make a cute little house Y and uh they also like uh motion activated lights and sprinklers are very good to detract them and deter them from coming into your yard they don’t want to be a part of that at all they don’t like it that’s right a Sprinkle I really like it kind of Squirt yeah yeah make them run make them run that would keep me out of your yard not that I would do anything to your dog and lots of lights so yeah it’ll be good so anyway um that’s just something to keep in mind yeah if you got a little pup she kind of went through a bad experience had to rush him to the vet and it was not cheap okay so be aware that when you come here we are got Critters yeah so yeah and like I said this is not like a common thing this is the first time I heard of it happening uh unfortunately to a friend of ours but uh we just thought we let you know and yeah it’s a it’s a good it’s important to know so know remember supervision is the top thing as far as I’m concerned as well as having a fenced yard yeah so be on the lookout for porcupines and any other Critters that could hurt your your kitty cats or puppy dogs and stuff like that so in conclusion after our many valuable tips we just gave you um make sure you protect your kitty cat your puppy dogs um things are out there it’s not always bad but you should be aware um there are some Critters out there who could wreak havoc for your little your little pup or kit so that is your tip of the day if you like tips the place to go is a lot of folks who come in from all over the United States yes I mean we get people from New Jersey Massachusetts I mean Oregon Washington we get them all over and um we’ve had some people come in they’re like I don’t know if this is for me and I get that it’s not for everybody so you need to pick the town where you feel you are treated best that’s right and where you feel like a really comfortable fit yes and you’re with your folks so to speak so if you come to uh Prescot and you’re like you know what I I just don’t like it I don’t find people friendly here which is not true but anyway is not true um it’s very important that you have to be happy where you land the house is not enough it’s the community and what the community off offers and if it’s something that you’re like I just don’t know if this is for me that’s okay yeah and the local government for that matter if you live in a place where they’re constantly raising your taxes and lowering your services you know they take money for highways and the highways just keep getting worse every year there’s uh you’re not safe uh in certain areas of your town maybe you’re in your own home uh you’re not being treated well and one of the fundamental rights that humans have is they can vote with their feet they can go someplace else you can move with your feet and that’s the beauty of living here in the old us OFA uh if you don’t like it pull up Stakes go some place else life is short you know we want you to be happy where you land yes and that’s okay and for us you know I mean we came from the deep south and we we pulled up Stakes we didn’t like some things that were going on and uh so we pulled up Stakes was it hard yes um was it hard to start over yes was our family real thrilled not really but um you know it’s a great big world out there people yes and life is so short so we want you to land where you’re truly truly happy and where you feel a good connection yes and you have a good sense of community and so I think you’ll find that here in Prescot we think you will uh and if it’s not here you need to go someplace else yeah and that’s fine there’s there’s a guy I follow on YouTube he calls himself the uh Nomad capitalist and and that’s what he says he says go where you’re treated best now in his mind you go someplace you know all over the world you know he looks at places all over the world and if you want to do that you know you can check out his website he he’s an interesting guy uh but the same also applies here in United States it’s a big country it’s a big continent yeah and uh there are wonderful places to find chances are you’re someplace because someone else decided that you should be there either an ancestor or uh your spouse’s boss or your boss or a job correct or family you that’s just where I grew up so I stay here yeah if you’re retiring you get to choose where you want to live and it anywhere in the world you can go you can go anywhere you want so go where you were treated best and we have some very dear friends here shout out to Suzanne and Don yep you know who you are they grew up their whole lives in Massachusetts and the same town for ever and ever and ever and ever have never moved away and they were like we’re done and they pulled up Stakes pull up stakes and came all the way out here uh I’m sure their family is like what what we like it here she’s like we were done we were cooked we wanted to try something new and God bless him they came here and they fully embraced it and God that was hard right it is hard but I’ll tell you this having done it myself you go back ain’t no going back oh my God how I ever I know I know you see things in new eyes and it’s like the lenses are pull you know and uh so they’ve had no regrets we’ve had no regrets I mean we love our family but it’s just sometimes you just have to try something new I mean because life is it’s a blink people it’s a blink and it’s over the great thing about presc is for the most part you’re going to meet people who’ve done the same thing yeah that’s true they’ pulled up stakes and they’re looking for a better place and everybody be in the same boat with with people just like that and we all say the same thing damn we made a good decision God no regrets no regrets no looking back so whether it’s Prescot or someplace else in the United States always go where you were hello hello hello hello peeps Diana Randall bro here that’s us we are your friendly husband and wife team helping you find your beautiful home here in Prescot Arizona that’s right today we wanted to talk about something we get this question a lot uh especially when we’re doing listings if you have a home that’s about 20 years old or older the couple of things we would recommend always have it pre-inspected especially if it’s an older home because there are a lot lot of things that may come up usually the roof is very important yeah usually roof’s one of those so if you have an original roof I would highly recommend that you have a roof inspector come out before you even go in the market he can tell you this roof is marginal you might have five to 10 years he could tell you it is shot time to you know call it um you always want to find out before because once you get under contract if something comes up during inspection you don’t want to queer the deal and people walk away like I don’t want to put a whole new roof on yeah yeah if that does happen um there are lots of ways to approach that you can either say hey let’s talk to the buyer and say hey we’ll get a a quote on this roof do you want to split it maybe you know when you negotiate on repairs we can split the cost of that would you be open to that yeah uh you can um yeah if the obviously if the roof is completely shot you’re best off just just put a roof on it move forward you will never sell your going to sell you’ll get offers they take it out of the price you’re going to end up in the same place anyway right if you’re let’s say your home is 15 years old and we’re talking about composite roof by the way for tile composition composition Ro yes tile roof no that’s entirely different yeah so let’s say the home is 15 years old and the roof is you know rated 20 25 years so the buyer looks at it well you know there’s some things that uh you know this the roof is looking bad I know if I stay here for 10 more years I’m going have to get a new roof you know and they’re kind of looking at the seller looking for money they don’t get a new it’s not a new home they don’t get a necessarily get a new roof uh unless the roof is completely shot completely shot typically what we’ll do is we will negotiate a deal where the the seller makes some sort of contribution usually it’s half if the roof is pretty bad you know has maybe another five years you might pay half maybe a little less if if the home’s a little younger uh but if you are on the buyer side uh don’t think you’re getting a brand new roof it usually just doesn’t work that way usually it ends up with the seller paying some of the cost of the roof and also at some point particularly if we’ve had like a terrible hail storm or this and that we can recommend call your insurance company to the seller and say hey can you get out here and see if we can make a claim yeah and then you can get a whole new roof um particular particularly in times of bad weather and things like that so there are a lot of ways to approach that um the worst thing is just to say you know uh I’m not going to even talk about the roof no it’s going to be called out it’s going to be called out it’s going to be called out uh so if you got a 25y old house with a 25y old roof before you even go on the market have it all inspected and decide what you’re going to do and what you’re going to negotiate on that because it is going to come up it’s going to be a sticking point roofs and tires are are the kinds of things you really they’re expensive it it hurts you to spend money on it because it’s not going to change your life at all yeah but if you are not aggressive about replacing them you will regret it yes uh you get a blow out in the highway you can lose a lot more than four tires that’s right you know and the same thing with your roof if if your roof leaks you can end up with a big problem problems like mold problems like walls that have to be torn yes and don’t think you’re going to pass it on to the next buyer it’s it’s really not it will be called out and it’s you can’t get around it you just can’t so accept it deal with it um try to take care of it so that your deal goes through seamlessly that’s the option yeah that’s you know we we that’s the ideal is just to have it you know I’ve already addressed it it’s good it’s cool don’t worry we know we’ve taken care of it buyers love that yeah yes when buyers are looking at a home that’s 20 years old they’re like do we have a new hot water heater this is what we get all the time new hot water heater do what about the HVAC is the heater and AC original is the roof original the RO if all of them are original most people will say I’m not interested move on to the next house yeah so these are not the fun things to pay for it’s not the cute sexy things to get uh you know where you’re like oh my house is so beautiful it’s not fun and we know we’ve been through it ourselves it’s just a fact of life most people don’t want to take on an older home with those kind of things so the only way you’re going to sell a home like that is at a deep discount correct a lot you’re going to lose a lot more than the cost of the roof absolutely absolutely uh in particular uh if a home has been uh inherited you know it’s an estate home yeah a lot of times there’s there are no funds available to do the RO we can help with that there are Financial vles uh that can that can help you with that and save you a lot of money in the long run um so if you for whatever reason there are no funds to do the updates that you need uh we can help you with that absolutely so just bite the bullet face facts take care of business so that you can sell and at a great price and move forward and be happy um just don’t fight it just accept it’s part of life it’s right just like have Circle life mom just like I have to accept him that’s right I’m still accept keep
