Video TranscriptGood morning morning peeps Diane and Randall bro here hello hello hello we are here to share with you uh some of our some information about what a speck home is yes a lot of people don’t seem to understand the concept Speck home yeah so Speck home is short for speculative yep right so the uh it’s not speculative on the buyer part it’s speculative on the Builder part so this is a home they don’t have a buyer for they uh design the home they build the home in anticipation of finding a buyer while it’s under construction while it’s under construction so a lot of this is a lot of the parts of the home are predetermined yes the paint color the exterior the elevation of the home the interior I like Speck homes because sometimes they add a little bit more extra yes it’s not necessarily A stripped home actually sometimes they add in some some pretty good extras that if you were to build it yourself you might cost you more money yeah um so they kind of are betting uh that you know they start construction they are floating alone while they’re building yes so they’re going to make it special and nice to attract that buyer to come in and snatch it a lot of the a lot of the money or the the the the cost associated with building a home is driv driv by the custom process so people come in and they want to change things and those things need to be redesigned redrawn um and you know you need to get the change of materials you got to find suppliers you know all that takes time and effort and money and but if they do a speck home they they don’t have to go through all that that’s right they call the shots they usually get an interior designer to come design something beautiful have a beautiful color scheme it all Blends together and then they can just spit it out they just follow the the the program and get it out and give you a quality home yes with a lot of nice extras yes so but you should know that with a spec home you cannot make a lot of changes yes most Builders are like we will not pro quote right so you’re getting a lot of house for a good price uh your home’s going to have broad appeal a lot of times when people build custom homes they think they know better than the builders and they make changes and when it comes time to sell sometimes it’s it’s harder because the home does not have broad appeal right it’s so specific to that owner back homes will always have broad appeal correct the the choices that they make will have broad appeal yes uh and Builders they kind of know what they’re doing because if they screw up they lose money so they learn pretty fast yeah so you get a lot for your money the quidd pro quo is that you can’t make a lot of changes you really can and we know from building our own home uh yeah I was like do you think maybe we could move this window no uh can we do this no no no because it just uh loses time in the build sometimes they can’t find whatever you might want to change um again you lose more time which is money to them you know because they’re still paying on this loan while they’re building and they’re like we can’t find this item you want yes so you know know when you sign on a spec it’s a spec for a reason yeah you cannot do a lot you cannot make a spec home a custom home um some Builders may work a little bit with you if if you come in yeah if you come in early in the building process they might let you pick a different color or you know things like that but for the most part they don’t even like to do that because if you fall through for whatever reason that’s you can’t buy then they’re going to have to sell a home and you you’ve picked out the color right so a lot of may not attract the other which may not attract a lot of people so a lot of times in spec homes you know we’re going to put in Builder grade carpet can I change the floor no can you just leave the carpet out no we’re going to put the carpet in and you’re immediately going to have to tear it out and put the floor down that’s the process that’s the spec home and a lot of Builders will hold you to that yes it it’s kind of it doesn’t seem to make sense but the reason why it does is because you’re not costing them money you’re not costing them time they’re able and in in exchange for that they they kind of give you a barn yeah you do you get more of a loaded home I think yeah so when you’re considering a spec home the the pluses are you know not a lot of problem or decision makings that you have to make it’s made for you um so if you like the product and you like what they have it’s like this is awesome great maybe some things may not be your cup of tea maybe they’ll work with you a little bit but you should know you’re probably going have to get exactly what they offer you because that is what a home is get out of their way let them finish the home and then make whatever changes after your closes that’s right that’s our advice to you and bu but you can get something really beautiful with really beautiful one of the things we wanted to clarify is that in a lot of people’s mind a speck home is stripped no usually it’s the opposite usually the speck homes are dulled up yeah they add some kind models us up yeah to entice you yeah all right so that is our tidbit on Speck hom so if you’re thinking about it know that you know you pretty much have to go with the product they have selected unless you get before they’ve even poured a slab then maybe you might have some different colors to pick from you know but most of the time it’s like here’s your four colors that’s it what do you want that’s right so keep that in mind because you don’t want to be disappointed will try really hard to make everybody happy the buyers and the we want everybody happy and enjoy their new home so just go with the process and try not to fight it too much it’ll you know help you with a a better stress level definitely yeah definitely so anyway that’s our Spiel on Speck homes they can be amazing you can get a lot of stuff uh for a great price yep and uh it takes out like I said a lot of the decision making and pulling your out so it’s kind of nice yep all right so that’s our deal Randall bro by Rand bro Prescot Arizona we’re real estate agents talking about real estate and life here in Prescot Arizona that’s right we’re your friendly husband and wife team yes so today we have a very important topic to discuss the state of chicken state of chicken state of chicken chickens and we’re very excited here going on chicken some folks who come here to Prescot and they think it’s little cowboy town we don’t have a whole lot here to offer yeah well that was well it was true when we first moved here so we moved from uh the Texas area Texas people love chicken fingers they’re into chicken fingers some of the best chicken fingers you’ll get are going to be in Houston God I was just looking for chicken fingers we get to preset the only chicken that was available was Kentucky Fried chicken Y which which is good I like I like Kentucky you know you can you can make it work yeah and then uh or you could get chicken fingers from fries the fries grocery store which is your you like those actually I thought that their chicken fingers were the best in town at that time at that time it’s grocery store chicken I mean it was nothing to shout shout about but they were good you get a good sauce or whatever but now the world has gotten much better so since we’ve been here we did a video on it yep we got a Popeye’s now we have two popey yes now we have two Popeyes one in Prescot Valley and one in Prescot now being from New Orleans she and I both remember you know the spicy spicy delicious wheny the cartoon popey used to be in the commercials popey spicy delicious chicken yeah yeah so honestly the thing about Popeye’s Chicken is it’s not about the chicken I’m just going to be honest it’s not about the chicken it’s really about the sides red beans and rice cage and rice which is not available here I know uh onion rings not available here chicken levers not available here yeah yeah a lot of the really good sides now the biscuits are delicious always will be the french fries are good french fries are very good green pretty good the crust the crust of the chicken is pretty good yeah but uh can’t go wrong yeah some sides missing so we were a little disappointed but we still hit Popeyes up from time to time the chicken fingers are okay but then we got uh Yummy Cookies cockies oh yeah cockies we talked about cockies earlier so we talked about cockies good stuff good stuff now cockies has been I might want to get that today let’s get that today yeah that’s what I’m saying let’s get that for Lun we’re on we’re on for cockies yeah so here’s the here’s the cockies arc so cocky first came out and it was wonderful we were I was anxious you know cocky chicken I was like oh my God I can’t wait for this place to open they opened up in what was a Burger King probably the worst Burger King I’ve ever been that wasy bad so that was definitely a step in the right direction we go there the chicken fingers are intense yep they also have really wonderful southern fried catfish yep just really excited about all those things yeah Mexican Corn’s really good we told a whole bunch of people about cockies and then they went and then they changed the recipe yeah so all our friends were mad at us I don’t know what they were going through or whatever long story short they’re back they’re back they are back so we call this cocky Redux and uh we can we can definitely recommend cockies again they’re backed in fighting form yep fighting cockies got it so cockies is good good stuff uh new place just open Chicken and Waffles chicken and waffles so we’ll talk briefly about chicken and waffles good stuff good chicken not so much on the waffles well it just depends you know they’re they’re working at some Kings but still pretty good uh we need to go back and revisit revisit but there’s certainly an alternative lots of people Square by them yeah I’m not a big chicken and waffles guy I just like the chicken waffles is kind of weird and to me the waffles weren’t anything to speak of but I they’ve got some really good chicken fingers I had like an Indian dish like the kind of Curry like uh which was really good but just their basic uh chicken fingers very very good so uh but we’re also we’re excited super excited super excited because out in PV we are getting a Raising Canes Raising Canes which is fast food I started in Louisiana born in Baton Rouge Louisiana y our kids used to hit us up for raising can ra yeah they’re down in Phoenix we have we’ve had some of it there but they are excellent yep so the state of chicken state of chicken in the city of we got it people we can offer all kinds we got the chicken we got the chicken yeah so anyway we’re just excited we get into that you know let’s go let’s go hit that for a good lunch or something yeah so we just wanted to share with you some Local Chicken Places of the local chicken places that you perhaps could enjoy as well absolutely all right so if you I’m getting We had the extraordinary opportunity to go up in a light aircraft, and learn a bit about Prescott’s regional airport – thanks to Bob Treadway, our new pilot friend.
It was a blast! Alas, it wasn’t until after we shot this video that we learned the lingo of hangars and tarmac, rather than garages and asphalt. 😅 But you’ll have to tune in to find out the most exciting part of the journey!
Video Transcripthello hello hello peeps Rand and diam bro here your friendly local realtor couple that works together she’s pickle I am the pickle lady and we had the most exciting trip that we wanted to share with all of you and something you should know especially if you are a small plane you know pilot if you love to fly um we won at a social event a beautiful plane ride on a private plane yeah um over Sedona and mile crater donated by Bob Treadway Bob Treadway cheers to you shout out to Bob appreciate that he has his own private plane it was fascinating uh he called us up and said today’s a good day not so windy let’s do it so off we went into the wild blue yonder yep right yeah um it was the coolest experience honestly it was really neat I had that we had the headsets in so you can hear the talking between the tower and uh and that’s right and Bob and the tower and other Pilots that were there and he’s chatting with us and pointing things out below and had a lot of kids from Embry Riddle that’s the local University that uh trains a lot of pilots and you could hear the kids uh you know I’m gonna do a touch and go I’m gonna do a touch and go touch and go is when they come down they land they immediately take off uh they need to get a certain number of takeoffs and landings under their belt for their credential it was fascinating yeah was watch about two hours yeah and um what we’ve learned is first of all we saw where you park your planes he’s got this amazing garage I mean I had no idea this whole infrastructure existed out in our little local Prescot Regional Airport yeah they have rows and rows of private uh garages where people Park their planes and what we found out is there is a ton of people who live here who love to fly and own their own ples so if you are one of those people you should know this is the place to be immediate access like our friend Bob Treadway who took us out he goes you know I belong to a big group of guys we all fly we were all career you know either military or pilots and we still fly it’s our passion so they get up they go grab a burger they fly out they go fly to Sedona they go to any of these other small airports and go on a little trip sometimes they just fly out for an early lunch late dinner and they just come back to Prescot how cool is that all these little airports have great cheeseburgers oh yeah they all have good yeah theyers diners are great so he said it’s you know it’s just our passion and we have a little group and we get together so if you are a serious flyer and that’s your your passion you should know that you have the ability to park either in this nice garage or just park on the ground where as as yeah some people don’t have it but anyway um it’s a pretty extensive system they have out there yeah so a lot of people are attracted to that and own their own planes and they love to build here in Prescot so they can fly and have it right in their backyard yeah and uh keep their plane nearby and go on nice trips and explore the world one of the things we learned is there’s a a whole Market out there for uh plane rentals yep and uh plane char ing so if you don’t have a plane but you’d like to kind of pretend that you do yeah you don’t have to own one you don’t have to buy one you know how to fly you can rent there’s a lot of people out there who are happy own a plane or want to own a plane one of the options available to you is to rent it out to defas some of the cost of Runing and operating a plane uh so little little things that you learn or you could just you know do like us and just kind of Charter I guess yeah officially we were a charter we were a charter we had a lot of fun yeah we got to see a lot of neat things and he was telling us all about it and he said yeah you know I fly two or three times a week yeah just with some friends we get out there and enjoy the beautiful sites and the weather and and they come back and it was just fascinating I’ve never seen that side a lot of fun a lot of fun we flew over mile crater which I had never been to tell them about mile crater mile crater is uh south of I40 it’s probably if you drove it it would probably be a three-hour Drive something like that you have to go up to 40 and then head east then you got to go down to where the crater is but yeah big ass Rock just hit the earth and uh I don’t know how many years ago it is millions yeah a long time I mean yeah not it’s unbelievable it is literally a mile across the hole in the earth that this thing hit so yeah so it’s amazing we’re here in Arizona absolutely it’s so big it’s quite impressive and it’s really cool to fly over it and look down and see how big and how deep it is yeah pretty cool yeah so if you are interested in perhaps learning how to fly too there are all kinds of people out there to teach you how to fly and get your hours in and you can get your own plane we are not going to do that we don’t have time but I would be happy Bob hint htin to go on another flight yeah or hire somebody to take us out it was something to do something really cool we we got to get boots on the ground over at uh yeah mile crater as well it was really cool flying over it and seeing it from the air but having done that I I’d like to actually go and walk and you can walk around the crater so if it’s a the dinosaurs thought when they saw that thing coming they must have been like well goodbye forever yeah get the hell out of here yeah I think they said goodbye forever goodbye for well that’s not the one that killed them that was just a warmup is that a warmup yeah I don’t know if that one dates back to I I don’t know I don’t know 65 million years is the dinosaur I don’t know when that mile crater hit but uh might have been the start yeah so if you if you so you can go down into the middle of it yep you can walk around the perimeter of it so I guess if you if it’s a mile crater and you walk around the perimeter of you know the edge of it all the way around I guess that would be a mile and a half I guess I don’t know we’ll have to think about it that’s a high school geometry oh yeah I don’t know I don’t want to figure that two pi r who cares it’s just a cool place to go who cares two no two pi r would be uh three three miles oh my Lord three miles okay there you have it there you have it folks uh anyway we cannot say enough about what a cool cool cool airport we have and how many people out there we didn’t even know own their own plane yeah it’s like a whole you know whole culture yeah it was there we go Cheers Cheers on Jinx yeah jinxes jinxes yeah it was pretty cool we really enjoyed it so anyway if you are a pilot and you’re you know thinking of where can I land where I could keep my plane close by Prescot is a really good Contender yeah it’s a really good Contender or if you even want to learn they have plenty of instructors because you know we have Embry Riddle and that’s where the pilots come to tr so if you’re thinking about trying something new or you want to bring your plane with you when you move think of preset yeah we’re thinking about getting into flying you know Char our flight hello hello hello hello Peeps and happy happy New Year’s to you 2024 baby we here at the pickle team Randall and I would like to wish you the happiest and warmest wishes for the upcoming year here’s to good stuff happening for all of us it’s supposed to be a good year 2024 is a lucky number if you add up in numerology it adds up to eight which is infinity good for love good for good luck so that’s what I’m betting on how about you leap year leap year plus leap year always an auspicious event correct keep the uh the Mercury retrograde thing yeah I don’t know I don’t know I’m not that well versed and all of that but we wanted to wish you the happiest of New Year’s you’re probably getting this a few weeks into the month of January yeah but we’re recording it near the front you know that’s right got to edit and all that takes a little time so all of this is uh you get it a few weeks after we actually film so here we are we want to talk about 20124 we’re super excited everyone was gloom and doom about 2023 it wasn’t bad folks not so much it was not bad at all yeah prices were very stable y uh we’re back to a buyer Market uh inventory was low but you we managed to find some good homes for our guys yep uh so brought in some new blood in the city lots of really nice people great year and no regrets they were glad they were scared of the interest rate but they made the jump anyway yeah they know that they can refinance so they didn’t let it hold them back and now they’re living the dream and our beautiful town of Prescot yep so it’s uh pretty exciting times yeah a lot of Gloom at the front of 2023 as every we recall we predicted that none of that would come to pass and it has not yep uh more gloom and doom for 2024 or what are people saying I don’t even know well they’re a little more encouraging because interest rates are dropping which is good yeah so we’re super excited about that so if you’re contemplating you know Now’s the Time our folks who did it in 2023 no regrets yeah don’t put your life on hold yeah grab that gold ring go for it yeah in terms of interest rates so um the expectation is that interest rates will go lower uh for 2024 what is low what is not low is two and a half okay yeah yeah I think that’s over those days are over and all indications are that uh us of a certain age tends to be people interested in presc it uh we’re not going to see that again U and the reason why we saw it is that we had lots of baby boomers who were not retired yet uh they were making lots of money and they were investing lots of money well that created a supply a very large supply of investment money and that drives down interest rates uh now most of the Baby Boomers are retired uh when they retire they stop investing so aggressively they get very conservative uh they start consuming money uh so those funds will no longer be there and that means Supply goes down that means your interest rates go up so I I would say you know you know a healthy economy is five or six uh with a few points of inflation and it looks like that’s exactly where we’re heading so that that’s actually really broad picture here that’s very healthy very healthy so uh if you’re waiting for two and a half then you’re gonna you’re not gonna make it don’t yeah don’t give up on life waiting for two and a half yeah move forward get out there make your move here our cost of living is amazing in presc your money will go much farther than you know some of the other places uh people are moving from California Washington Oregon you’ll be pleasantly surprised yes how far your dollar goes yes here in Arizona so we’ll have some other areas of the country that might suffer um so you’ll hear bad news about real estate Phoenix may be one of those areas um I don’t a few other other areas that got built up really fast uh with markets that are much more sensitive to interest rates um that won’t be presc uh presc is a relatively small town we are a very viable alternative to all of the uh retirement destinations that people talk about um so I I I just don’t see anything happening in presc for the foreseeable future we we’re just totally leveling off and holding strong holding strong holding strong plus we’ve got amazing weather Four Seasons uh you don’t have to worry about hurricanes you don’t have to worry about fires you don’t have to yeah well we can get a little baby little had a baby earthquake we had a baby earthquake supposed to have one every 50 years and it’s in Chino Valley which about 20 miles north of here yeah and I think it was a three or two and a half or something so I mean this is the time you want to try something new come to our town interest rates are starting to drop everything else is great here you might enjoy a new that’s me uh we are a a I think a lovely real estate team here in Prescot lovely in the sense that we’re good at what we do maybe not always the most attractive but well we try to have fun we try to make this as stressfree and easy as possible for you we trying to be attractive it’s I’m not I don’t really care about that I’m trying to move away from that did you not pick up on that by the way she’s the pickle lady she’s prescy pickle lady and as she mentioned I am her psychic I’m trying to steer him away and he brings me right back no you got to follow my lead okay Follow My Lead follow your I’m steering you away from that what are we talking about I don’t know if you’re going to leave you need to know where we’re going we’re going me lose my my we are here to talk about whiny cats whiny cats and you’re not going to believe what this is about yeah it’s not about whiny cats it’s actually a lovely lovely Winery out in Chino valleyin Valley yes and it’s actually called whiny cat cat w i NE y you get the play on that cats and don’t they also like rescue cats too yeah they do they rescue cats and I think some of the they they uh uh some of their funds go to the care of of cats so we’ve had several friends I’m going to give a shout out to Lori and John and uh Jim and Laura yeah they uh have rolled Us in rolled Us in R Us in that’s the word I word they have roped Us in us in a couple times a couple times and they said you got to go try this place whining CS I’m like never heard of it um these of course folks are are luckily retired so they have a much better life than us yeah so they discover these great things and they tell us all about it they cut us in and then they cut us in and they’re kind enough to invite us and we go out and have a great time so whiny cats recently had a big event and you could uh buy some tickets and they had a battle of the bands and you sit under these gorgeous giant trees were they cotton Woods I don’t know what kind trees beautiful shady and they set up tables and you can have a reserve table and this time you could have they they provided lunch but most of the time if you go out there just to listen to the live music they have wine and ciders and beers and you can bring your own food yeah bring your own food so you can bring your own food your own Sherie boards and just sit out there under the beautiful trees and enjoy the weather and great music yeah and dancing some really great bands yeah so we were tickled uh to be invited with the cool kids yeah John and Laura Lorie or the the cool kids Cool Kids yeah they’re always out there partying and teaching us new things so um this was a good one without your shair absolutely right down the road at Chino you don’t have to drive far not a far drive I don’t know maybe a 30 minute drive yeah but it’s just a a delightful time just to while away the afternoon especially now that fall is here it’s just beautiful you need a little break get away from it all be outside in nature whiny cats whiny cats yeah great little I mean who would think that you’d have this great Winery out in the middle of Chino but there it is try the cider try oh I love The Cider with lavender yeah good stuff so we have a good time and of course we love hanging with those folks they’re good friends and um they paid us you know they said would you mention our names I said okay what do you want from us so no they didn’t do that no they didn’t what are you talking about he’s like are you serious no you shouldn’t know no no I no but we appreciate a good invite cuz we need a break every now and then and it’s great this was a good one yeah it was good very relaxing just very just hanging out and all Outdoors yeah was a beautiful day under in the shade yeah some really good music Folks coming from places with tent cities or aggressive panhandlers often want to know: what’s the situation here for the unhoused population? Today’s discussion will enlighten you on the circumstances and services surrounding the issue of homelessness in Prescott.
Video Transcriptgood afternoon oh peeps right in my ear peep get away Diana R bro she’s the preset pickle lady we’re Realtors here in preset Arizona coming at you with more stuff more stuffs more stuff some of our big questions we get from clients who come in and we help them uh find a home is they have a lot of questions about Healthcare which we address a few episodes back and also homelessness homelessness which is a very unfortunate thing especially since coid has happened I I think a lot of people who were already kind of on the poverty line lost their jobs during coid and cannot get kind of back on their feet they’ve lost their Apartments so um people are very concerned yeah a lot of areas there really is no plan no uh so so the homeless populations are growing more and more uh in some communities it’s gotten to the point where it has become uh a safety issue and a health issue and and a health issue uh so a lot of people come to preset and that’s uh depending on where they’re coming from if they come from a place where there’s a lot of homelessness and the issues that come with that that’s one of the questions they ask us and they’re very concerned um and cuz they don’t want to jump out of the frying pan and to the fire um they want to make sure that our town has that situation under control and we do we have a lot of services um we try to really help people reach out to them um get them safely off the street and into some housing um we try very very hard yes so you will not find a lot of tent cities along the streets or or in major roads or uh in Parks or anything like that uh I’m sure there are some areas but they try very hard to reach folks and get them the help that they need so if you’re thinking about coming here and you’re like am I just going to be having the same experience um where there’s so many people who need help yeah um not so much here not so much yeah we do try very hard uh there is a little bit more than uh homeless as I said because we’re kind of coming out of coid and people are trying to get their footing again yeah and so there is a lot of services here it’s very important to our town to reach those folks and try to help them so if that is a major concern for you um our town is pretty Progressive yeah um I am not going to tell you you’ll never see a homeless person or an unhoused I should say um unhoused is the proper term and and so please forgive me if I’m saying the wrong thing but um we try to really address that and and help those folks and get them into some services so the the homeless community that we have here you all communities have their own cultures and their own Norms uh in a lot of areas in a lot of communities the homeless people are very uh militant you know they are cost people uh they go out of their way to create nuisances um those of you who lived in those kinds of cities you know what I’m talking about our homeless people here are not like that maybe it’s because our community tries so hard to give them Services uh but I have not really experienced that at all no no nothing aggressive um so we uh try to show compassion and kindness and care and uh I know the town is always thinking of other options that they can do what buildings can they buy what’s something that we can do to house the unhoused and um it’s important to people here yeah so anyway we just kind of wanted to elay some of your fears about that yeah and uh let you know that Prescot is a loving town here and we have a lot of compassion especially for um some of the unhoused veterans yes um which there are quite a few and so yeah they’re over represented a lot of end up for one reason or another end up homeless that’s very important to us here to try to reach those people and and really help them and help them get uh get some get back on their on their feet yes so that is our little story today about the uh definitely a frequently Asked question so we it is so we thought it was important to talk about that and uh let you know what it’s like here in our town absolutely okay so thank you for listening and we hope this kind of answers some of your questions about that and we hope to see you soon uh the square is getting already lit up for the holidays for Christmas this is the time the weather’s beautiful come see us all right we’d love to help you when your next steps here take care bye

Today we’re doing a braindump of everything you need to know about fireplaces in the Prescott market. Inside or outside, wood-burning or gas, we share how you can light a fire in the hearts of your buyers or sellers…even if a house has no fireplace at all.

me sometimes you’ll see as I get tired especially I start singing along delious I get Delirious so that’s all part of the treatment when you come on part of the experience part of the experience uh I’m not a good singer but it does make fun like hello let’s go to the next neighborhood and then I realize everyone’s looking at me what’s wrong with her but it keeps me going keeps the energy going so that’s song in your heart all right today we’re here to talk about fireplaces fireplaces all for them yes so first of all fireplace is a cool thing to have in presc yep uh particularly during the winter you know and during the it’s just so nice and cozy and everything else so uh people ask us a lot about fireplaces though we thought we’ just sort of unload everything we know about fireplac fireplaces so yeah one key thing is um a lot of times people opt not to put one in especially if they’re building because you know it saves some money and this that and the other but I will say for resale in particular in Prescot yes uh you really should it’s a good investment spend that money get that fireplace in creates a focal point for your grave room that’s right and I have had new numerous people come in they absolutely we’ve had many many houses some without a fireplace and they’re like we absolutely love everything about this house but no fireplace no fireplace so a couple of things about that number one it’s very easy to install a fireplace yes you do not have to cut through your roof and make a chimney and all that you can actually make them now you can vent them out through a wall onto your porch very simple very easy very safe so very safe and if we our fireplace does that both of them we have two we have one upstairs one downstairs they both vent out they do no big deal and so if you are to identify a home and you want one we’ve got some good folks that can come and install one for you and it goes anywhere from five maybe to 10,000 depending on your selections and what you pick and and the stone the ston work is the most expensive thing because it’s labor intensive the rest of it’s really no big deal yeah so some people here do beautiful stone just to The Mantel some people do it all the way up to the ceiling um they do river rock they do slay I mean they you name it they do it it’s beautiful um and now they have the new ones um everything here will be gas run to you will not find any wood burning fireplaces very inside very few homes will have it um it’s kind of become uh a fire thing a fire hazard things so people don’t like smoke in their homes so so it’s a you know there’s this ongoing evolution of fireplaces so it used to be if someone had a fireplace in the home and they Fire Hazards burned wood and and there’s something to be said for a wood fire but there’s something to be said against it Cinders and smoke in your home and everything so for the most part there are no fire places with wood inside uh they do have wood burning stoves pellet stoves things like very popular here and that will heat up your whole house they will it’s amazing mhm the first thing they did when there was the conversion over uh away from real wood into gas is you had these ceramic logs so ceramic logs were the first thing you had had to make it look like it was a real fire and and there was real wood and real Cinders and everything and there’s still a lot of those around uh but now it’s like people have kind of separated the idea of a fireplace and wood in their mind so a lot of the fireplaces we’re seeing now are are the modern type with the White Rock way more contemporary um and they’ll be instead of the big square with a fan to push the heat out they’ll be more rectangular narrow um some of them will have you know you’ve seen it the glass rock and different color rocks and you can change the color of the flame and so and uh some people here have kind of a dated fireplace they call the fireplace company and update that so that too is an option if you are not a fan of the heavy River Rock and you want to have something a little more contemporary the key of the fireplace I think in terms of the type of fireplace you want is it depends on the kind of home you want if you have a contemporary home you probably want to go for the newer contemporary fireplaces we just uh we just met with a a lady who’s selling a French provincial home mm and her fireplace is gas but it it looks like a traditional wood beautiful that goes well you know you put a contemporary fireplace in that that would look sort of goofy right so yeah you you want to kind of lean into whatever the overall style of the home is absolutely so if you’re coming here and your heart is set on a fireplace you find a house that I just love everything but it’s minus the fireplace don’t let that throw you we can that’s we can fix that we can fix that if there’s a fireplace That’s Heavy brass from s you know with the 1776 with the the eagle remember we all know what that is we all remember you know yeah again fireplace can come in and upgrade you in no time flat and make it more current so if you’re thinking also about building a house just add the fireplace add the fireplace if you are a seller particularly if you have one of those homes that doesn’t Scream by Me By Me by me put in a fireplace they’re not expensive you would be surprised at how important fireplace places are to our buyers here we hear in this town we hear it most of the buyers that they mention I want a fireplace it’s as important as backsplash uh uh marble tops three car G three car garages I mean it is a very important feature so if you don’t have one I would think seriously well either put it in or offer it as or offer as an option as an option say hey give fireplace allowance fireplace allowance and what we do is uh we’ll have a a fireplace virtually installed uh you know doing the Photoshop thing to give people an idea what it might look like and that’s a that actually works really well it does then they can see the vision then they can see the vision and and that’s good for them yeah so in terms of outdoor fireplaces in some areas they really don’t want you to use wood although some people do uh but even outside outside the uh um fireplaces and what do you call them little fire pits fire pits yeah a lot of those are gas as well and a lot of them are moving away from the wood look and more just rock just anything that will hold the Heat and radiate it uh just nice and clean easy to light easy to turn off no fuss no mus yep uh so that’s easy peasy easy peasy yeah and we love it yeah we love our fireplace uh I don’t even run the Heat or sometimes during the winter I just put my fireplace on I get cozy yeah and uh it’s it’s delightful especially when it starts to snow right yeah that’s right couple of tips um so if your fireplace so most people are familiar with the fireplace there’s like a little grade under it you open up the grade and that’s where you the the pilot light and all that stuff is that is p um that is the older the older versions uh now they have automatic sparkers yeah uh if you have a fireplace you you’re looking at a home or your building a home uh or you just bought a home and you can’t open the gr chances are it is an auto sparker um when you are lighting it for the first time it takes longer than you think to light like maybe up to a minute so uh so don’t think your fireplace is perfect it doesn’t work it doesn’t work yeah don’t so we have gone over to many a house three or four times I’ve my fireplace doesn’t work my fireplace doesn’t work and I go is like where’s the switch there it is and I turn it on and they’ll say see it doesn’t work and I say just wait just wait just wait yop so particularly if it hasn’t been used in a while so which is pretty cool to have an automatic igniter because in the olden days you’d have to get the fire stick you know and so it’s it’s all good stuff people it’s all good stuff yeah the fireplaces are improving just like everything else okay so that is our information on fireplaces that’s your tip of the day if you like tips place to go is
