oh absolutely and we’re going to be
bigger and better than before
absolutely very excited about that we’re
here to talk today about
how paint is your friend
paint is definitely your friend yes uh
so when you are getting ready to sell
your house um
and maybe you have some color that you
loved you thought was just amazing
maybe not so much for the general
purpose yeah yeah
so tell them tell them about the mint
house i will we call it the mint house
yeah
it’s not mint anymore it’s not mitch
anymore but it was a beautiful home
in a beautiful neighborhood i mean
surrounded by gorgeous rocks and
boulders and i mean
single store beautiful great views we
showed that house i
love that house i showed it i showed it
i showed it
so beautiful what threw everybody off
was
the majority of the home was a light
light pale pale green
yeah it didn’t but honestly it didn’t
bother me at all yeah it was
it was subtle it wasn’t like her shirt
no
no it was no it was a very
light mint screen yes but
most of our buyers just could not get
past it
they were just like oh my god the green
the green the green they it lost
everything else that the the qualities
that this home had were completely lost
in the mist which was what’s your
response
lost in the mint yeah correct lost in
the mint
so after it was on the market about six
months they finally painted it a generic
color and it’s still but by that point
it was stale it was stale everyone like
all the agents in town
were calling it the men house the mentos
and even after they painted it
they couldn’t get people to go in and
see it
and honestly i think that i think that
color
cost them maybe a hundred thousand
dollars they really had to kind of sell
this
beautiful lovely home they had to give
it away they had to give it away
because it’s not in the market it’s that
on the market so when you have an
agent she goes in and she will say you
need to do this this this and this
don’t take it personally yeah this is at
that point when you decide to sell it
becomes a business transaction yeah
absolutely
so we want to get you the best dollar
for your home
yep absolutely follow our advice
listen to mom and dad if you think
they’re going to be able to look past
your mentoring they’re not they’re not
if you they’re going to look past that
busy wallpaper to them
and if even if they can if they can
they’re probably an investor
and they know they’re the only people
who can look past the look past the
color
in the wallpaper so they’re going to
give you lowball offers
paint is your friend and paint is cheap
and it covers
all kinds of problems it does it makes
it nice and fresh
smells good smells good and in the
scheme of things what you spend on paint
compared to the difference in price that
you’ll get is uh
negligible it is absolutely and it saves
you time on market
yeah just swallow it so i’m going to
accept this
and i’m going to look at this as a
business transaction not
get the emotion out of it yeah and don’t
don’t paint everything just white
uh a lot of people have white people
white
sheep and white doesn’t bother you
particularly if you’re not gonna have
furnishings in the house
well that’s gonna show well that’s true
it cheapens it um
yeah if you if you list with us we’ll
have
our world-class designer and give you
advice about what colors or whether you
need to paint and all that
listen to her she has done multi-million
dollar homes with some very famous
people she really knows what she’s doing
and uh she can keep things cheap and
effective for you
uh but don’t just go white i just don’t
go away a lot of people think oh i’m
just gonna paint it white
okay we don’t all have to listen to you
though
white’s
he’s getting on my nerves yeah thank god
we don’t have white walls you’d be dead
wouldn’t survive in the bright house

Prescott is destined to be a big renovation town, and right now this movement is starting to kick into gear. The Pickle Lady explains how buyers and sellers might want to consider this option and how to minimize risk and hassle associated with it.
hey guys hey peeps how’s it going today i think it’s going pretty well what about you good yeah very good this is the pickle lady my name is randy yeah i can introduce myself you don’t have to introduce me every time i feel like i should but that’s okay i like to demonstrate that i can do it from time to time we got a little uh construction noise behind us we are discussing renovations here in preston aaron prescott because like behind us they’re starting to renovate this old home this is a really cool area in prescott um and it’s the original prescott township yep yep and they’ve got some pretty cool homes here yeah so you kind of pan around a home next door here these are the old classic homes uh a lot of them are 100 years old and more historic register and all that and oddly enough some of them are a bit out of date and worn out so they need to be renovated so some people are snatching them up and restoring them to their former glory a little bit what we wanted to talk about was there are a lot of homes that are maybe built in the 80s and 90s that were great then um what we’re starting to see is this is a good time to buy those yeah and gut them and get them up to date and get some great buys some great buys that way yeah the the price points here in prescott are just now kind of getting to the point where you have enough room to do that you know you’ve got a home that’s uh you buy it for let’s say 600 000 there’s room to put in you know 100 200 000 and you still haven’t priced yourself right out of the market because homes in the neighborhood sell for seven so a lot of a lot of sections like the ranch and haciampa you can get a home maybe that was built in the 90s he’s our little he’s our buddy he’s our fan you can get in those areas for much cheaper prices and renovate and then still took quite a bit of appreciation yeah come out ahead of the what’s happening game getting a little landlocked uh prescott valley of course no yeah yeah a lot more land out that way but but prescott not so much there’s a lot of the uh the best locations already taken they already have homes there right and so renovation is uh kind of part of the game and some of the some of some homes have stunning gorgeous views the lots are already taken the homes were built maybe in the 80s and 90s and but you can’t beat those views right nor can you find those lots available hardly to bot to build yep so think about that think about buying one of these older homes and just gutting it and starting over it but you will be capturing an amazing view yes yeah the other thing about renovation particularly if you’re out of town is obviously you’re taking on a kind of a project management thing you gotta oversee the whole process and uh just to let you know we can help you with that and find you contractors to do that kind of thing um also too as a did your voice just yeah i’m going through the change i think uh also cold weather okay all right get it together also too you can also get some loans with uh construction yeah construction loans the renovations built included in your mortgage yeah it’s all one-stop shopping yes and you don’t want a dilly dally you want to plan the thing well uh there’s new technology now where you can do the renovation virtually to make sure you know exactly what you want what kind of finishes and everything else you can get uh very precise quotes to make sure you know exactly how much everything’s going to cost and and we can help you with that process if that’s something you’re interested in doing or if you are a seller and your home needs renovation we can help you market that and demonstrate to buyers different options for how they might go about remodeling your house and what it’ll look like afterwards without you spending any money uh uh betting that someone’s gonna like the finishes that you picked up i just think it’s super cool now that they actually have [Music] someone has a big truck trying to prove something through something but anyway what i think is really cool and i wish you know some of these products were not available just then but when we were buying right now they are yeah you can get a great renovation mortgage wrapped all up in one so you know because at first you’re like how will i find a hundred thousand dollars you know you can have it all wrapped up in one product yeah and make all the changes necessary that you need for your new dream house yep your new old dream house that’s right right that’s right so keep that in mind if you are looking at some of these houses and like oh geez i don’t know if i want to do all that maybe you do because you might capture some stunning views a great location um that kind of might not be available anymore lot Due diligence is important, and there is a specific time and process for how it happens. In this episode we discuss how it all works and some tips and tricks you should know.
hello hello hello friends this is your friendly realtors here in prescott arizona prescott pickle lady prescott pickle lady this is diana randall bro here today we’re in the arizona room uh which is a great little ballroom here in hasayamba yeah today’s uh hacienda filming yes you caught on to that yes but we love it here anyway so we are here today to kind of talk to you guys about inspection period election period inspection period is very important absolutely so once an offer is decided upon and get your earnest money in place yep you get your earnest money in place with your title company which time for due diligence put your uh money in escrows opened and then the 10-day inspection period yes start yes which is really cool so within 10 days you have your home inspection you have your termite inspection if you’re out in a remote area then you have your well inspection etc wells uh we typically give a 20-day inspection period so we get the water samples back they’re usually 10 but usually they’re 10. usually there’s no weld so yeah that’s done yeah so this is a very important time during that time if anything should change if you find something out during inspection that you don’t like that you can’t agree upon with the seller to either correct or give you some money towards that you know repair whatever whatever negotiations fall apart at that point within that 10 days you can easily walk away and still get your earnest money back yeah correct that’s basically what the inspection period is it’s your due diligence time so during that time you’re going to find out everything you’re going to get disclosures from the seller you’re going to have your inspection reports coming in uh you’re going to get hoa information all of this stuff yes uh insurance make sure you can get that property is insurable this is the time to do your due diligence you have 10 days to do it if there’s any reason at all why you decide you want to back out generally you can and get your earnest money back if you do it within the 10-day inspection period right and so during that time you’re also going to get what’s called the spuds and that is disclosures from the seller about everything that’s been done to the property or incidents you get your insurance claims reports which if they’ve had any kind of yeah so if if there’s a claim and it’s not on the disclosure shame on them that’s why they do that it’s kind of a check to make sure that you know oh they had the roof replaced but they they failed to disclose that well you’ll get the insurance claim so you’ll see that yes well one thing that you you should understand about the inspection period is it’s the time to do due diligence don’t try to do your due diligence before you go under contract you’ll lose the house okay yes go under contract then you get everything you don’t have to be a detective or any you know everything will be given to you will have all the information and if you decide to walk you get your earnest money back you’ll be out the money that the inspectors will cost you which you know we’re talking hundreds of dollars not thousands right and the other thing is once you do have all of your disclosures and things that need to be maybe that pop up during inspection then you go into your binzer period where you approach your buy your sellers and you say hey you know what i’d like this this and this address yeah and you come to it’s another very few homes are perfect uh and so generally there’ll be something that you want the seller to take care of and so you do that through a document that’s called the binzer it stands that benzer’s buyer inspection notice seller response and uh essentially it’s like another round of negotiations so you know this is what i’d like fix the seller says yes the seller says no the seller says there’s something in between right the seller offers you money instead of the repairs themselves all of this is essentially another round of negotiations exactly and if you can’t come to an agreement uh then you walk with your interests you walk with your owner’s money now here’s something very key if after the 10-day inspection period you have decided i’m going to stay in there hang in there and then day 20 you decide hmm i change my mind you will lose your earnest yeah then you probably lose at that point you will not have yeah that’s what the inspection fear is for so hit it hard yeah exactly that’s when you do your thinking exactly so i think that covers inspections what are your thoughts yeah i think so anything you’d like to add sounds a lot more complicated it’s really not it’s really not it protects i guess both sides yeah it definitely protects both sides and uh and we’re here to help you through it absolutely we’re happy to do that you don’t have to think oh my gosh i don’t know a home inspector i don’t have a termite guy we have all of that for you yeah we’ll get that we will
