As you approach the close of escrow (COE), there are any number of things that you have to accomplish before the Big Day. Here are lists of reminders for buyers and sellers to help keep it all straight…

and uh we it’s one of my favorite things
stained glass stained glass
so in excuse me that’s my voice wow
in a lot of the homes here you’ll find
three little windows
yeah over your master bedroom little
square
little square randall will show it to
you yeah and people are like
what do i do with that uh i don’t want
the sun to come through
i don’t like this i don’t like that well
we have a solution
a fellow neighbor and good friend pete
churchill who makes
beautiful stained glass gorgeous from
scratch
yeah this is not a kit yeah this is his
own design
um his wife janice selects all the
beautiful pieces of color
glass it is like a work of art yeah
and so a lot of times they will fill
those little squares with a piece of
stained glass
so instead of buying a great option a
shade or something excuse me having
something custom made
yeah i have custom made yeah uh shutters
yes and those little square wings get
custom-made stained glass
and it’s like a piece of art you can put
it in they’re removable if you ever
should
if you ever move yeah uh you can put it
in another piece of glass and
it’s easily removable yeah so you could
take it with you
buy another house with three squares
exactly so we have one over we have a
transom
over our front door that got a a lot of
direct sun a lot of heat
so he designed one we did it all with
butterflies and irises
beautiful beautiful so when you’re
looking at a house with kind of an
odd window particularly one with like a
particular
time of day or maybe all day it has
direct
sun oh that window’s got so much sun and
you turn the the liability into an asset
correct and think about a piece of
stained glass yeah instead of an ugly
old shade or because then when the sun
hits it it just gets
so bright and then then that the colors
come through
sometimes you get a pattern on the wall
it’s beautiful so
something we we kind of did in our own
home if you have a transom
if you have the three little square
windows some people have them in their
bathroom some people have in that master
bedroom
or just a window that you need a
showpiece a centerpiece
uh my favorite uh that peeks down
honestly it becomes a different
work of art throughout the day depending
on where the sun is in the sky
wow um you know the sun begins to settle
beauty very nice good for you you’re
enjoying the beauty
you gotta suck the marrow out of life
you know what i’m saying
carpe diem carpet carpe diem
but so different little ideas for
odd windows if you’re looking at
different houses and you’re like i don’t
even know what to do with this
stained glass and if you want stained

also oh i should mention too that it’s
relatively easy to find antique uh
stained glass pieces that you can hang
right
um that’s what we have all throughout
our yeah we’ve got that windows
old windows from uh plantations down in
louisiana and you can find them

yes uh from churches and whatnot and uh
really beautiful pieces very affordable

so it’s just kind of a little unusual
decorating tip
that we wanted to pass on to you so

something kind of crazy but funny we
want to talk about
um because well it’s something you gotta
do something new and something great
something new on the horizon everyone
has the courage to
jump in
something that really helps a little bit
on your resell of your house
is tall toilets tall toilets
and tall counters in your bathroom
that’s big people want tall counters
they don’t want those
low ones they’ve got to bend over while
you’re brushing your teeth yeah
love tall counters and love tall
toilets tall toilets yeah well i should
say
we do have clients that are
you know high challenged a little on the
short side
yeah they’re not a big fan but i will
tell you i’m not a big fan but
the world’s going against you my friends
my short friends look at your step stool
yeah we’ve got to get you a step stool
because the tall toilets more and more
but if you’re thinking about i’m gonna
upgrade my bathroom or whatever
what we’re hearing time and time and
time again is when we go look at new
construction when we go look at houses
oh they have a tall toilet i’m so
excited they have a tall toilet
this is how you know you’re actively in
middle age
also to all of our friends out there
yeah when you get
about the honey you’re excited about the
height of your toilet
and we’re we’re in that group yeah we
actually are in
we decided you know what let’s let’s
jump on this bandwagon
yeah let’s get a tall toilet yeah so we
did
we are ecstatic with our tall toilets
where it’s the same just higher
it just it just it’s much easier to get
up and down at night but you know when
your back is out your hips are out you
don’t feel good you’re
you know nobody hates that sudden and
abrupt
fall when you think you think you’re
going to land a little higher up and you
go boom
and then sometimes you get you know as
my dad used to call it a little splash
it’s called
the kiss of death guess death don’t want
the kiss of death
but tall toilets are very helpful a good
uh
resale value people love it i’m telling
you i can’t believe it i’ve actually had
people
i’m i want to just sit on this body and
just see if it’s uh
the right height configuration when we
go look at houses
i think it takes the pressure off of uh
men to
constantly put the toilet seat down too
because if we forget and the lady of the
home goes to use the toilet they don’t
fall into the bowl because well it’s a
tall toilet
the other thing people love people love
love love they’re talking about it

i like that well the days were starting

okay so you probably have to get in

a bidet like i used to think that a
bidet was essentially for women
no it’s for all parties not because it’s
the you know it’s the other side of

it’s for all areas it’s our all areas
but
one area in particular and it reduced
she always say it reduces the amount of
toilet paper that yeah
i assume so you kind of get the idea so
bidets were kind of starting to get
popular
they’re very popular in europe all over
europe all over korea
japan yeah all a lot of the asian
countries
um essentially think that we are the
dirtiest country
on earth we clean without water
so anyway yeah it’s a fun thing to jump
on that bandwagon
attach it to your tall toilet yeah
because the bidet like you get a real
bidet
that’s like having another toilet and so
you need and that can be expensive
yeah a little bit more expensive than
just buying the attachments yeah because
you need a place to put it
you know so you’re gonna have a toilet
end of the day and you need bigger
bathrooms
to take up more space so if you’re if
you are you know uh
redoing your bathroom yeah you know all
these things help
people love it when they go in your
house they’re looking for tall toilets
yeah tushy’s an extra bonus it’s going
to be the conversation
piece of of cocktail parties for some
time you know as my daughters say you
also have one yeah the whole family got
it
it’s life-changing life changing it’s
like it’s a game changer
game changer yeah it is
that’s i particularly like the tall
toilet yeah
only because after we have three tall
toys

so that’s we did we
it’s just funny every time we’re going
out this is something we keep hearing

companies that like that’s oh clear yeah
clear rare yeah it’s hard to say the

make me laugh for hours and hours on end
i did see
in lowe’s uh when uh we were looking at
toilets
they have toilet seats now with a
day attachment now they were like 100
you know but that’s about what you pay
for tuition yeah um
so it’s all good it’s all it’s all good
possibility uh something we wanted to
share with you if you’re thinking about
remodeling go for the tall toilets
if you’re not quite up for the tushy
it’s okay it’s it’s a it’s something new
kind of you know but it is rapidly
becoming more and more popular here in
the
in the old good old u.s event so we
thought it was
important we thought it was
important that we share this with you
we are excited about our little upgrade
that we just did
and uh just wanted to pass that on to
you guys when you’re looking
at homes or looking at uh remodeling
something to think about yeah remodeling

Obstructing the Buyer
When you’re selling something, it’s a good idea to make it as easy as possible for buyers to buy – especially for big-ticket items like real estate. You’d be astonished how often sellers’ agents violate this basic, commonsense rule, creating outrageous roadblocks for potential buyers for your home.
Here are some easy tips to keep your agent from doing this to you.

think we’re having a pretty good yeah
we’re having a very good season
off to a very good start randall bro

talking about listings we want to talk
about
um this is kind of out there for our
people who are considering selling
and are starting to think about well i
think i might want to go on the market
something to think about that we’re
running across right now in this crazy
intense on fire uh
market is uh because i handle a lot of
buyers
this is something to keep in mind when
you’re getting ready to list
try to make your home make the showings
as easy as possible
um encourage your agent we always do
this go
on you know make sure your agent is
registered on showing time
so they can easily make appointments
yeah it’s easy
um don’t do crazy times don’t you know
uh or three hours in advance right don’t
do three hours in advance
invite the bullet here’s the thing yes
it is difficult to bring
people in to see homes into prescott yes
most of the buyers are coming from out
of town people like us have to reach out
find them convince them to come and
visit this town right
and before we even have a chance to sell
your home
so by the time we are scheduling a
showing of your home
we’ve already like done a lot of heavy
lifting for you right
so the last thing you want to do is to
make it hard for people like us to bring
you
our buyers because you can undermine
you know if you’re trying to get a uh
you know a good price for your home
you’re trying
what you need is a lot of showings and
the easiest way to get a lot of showings
is to make showings easy correct just
bite the bullet because what’s gonna
happen is the market’s moving so fast
just accept i’m gonna have two maybe
three days of hell
yeah of constant showings but for
instance i’ve had several clients come
in ready to go and i’m like oh this is a
great listing let’s go look at it and
they’re like
we won’t start any showings until i’ll
just make up a date
until thursday well it’s monday and then
you don’t find that out until you call
right so you go to call and it’s like i
want to start on a certain day that’s
fine put it in mls put it well in
advance so everyone knows
right don’t wait until someone’s calling
you with the buyer to schedule the
showing
oh we’re not going to show until
thursday we decided we’re going to wait
until thursday and then we’re going to
have it
or you know some of the uh some of the
some of them are like it’s uh
uh we’re gonna have one day of showing
and we are only gonna have appointments
between
ten and two okay well my people are
going to be here that day
they’re gonna be the next day and
there’s no way to get back in
so as you as a potential seller
think about making your home easily
accessible
easy for the buyer’s agent to make an
appointment for you
just be welcoming let it go fast this
market’s so
fast moving yeah your house is going to
sell in one or two years
it will and but if you make the showings
difficult you get
fewer showings you’re gonna have fewer
options you’re gonna end up with less
results
one key too is to make sure your listing
agent understands at least the basics
of real estate technology um so diane
mentioned before there’s showing time
yes which is an online app that agents
use to schedule showings for your home
and if you know how to set it up right
it kind of takes care of everything for
you
it’s great it’s great for all parties
involved it’s great for the agents
involved it’s great for
the the seller so they know they can
even be contacted when you’ve left so
they know when to come home
yeah it’s an amazing thing so make sure
you tell your i want showing time
i want to be i’m showing you if you
don’t do showing time then you need to
figure out how to do showing time
because it’s going to make a difference
in selling
your own it absolutely is so you know
and you shouldn’t have to email to make
an appointment you shouldn’t have to
call and then you call them
you have to call one and they say oh you
know what actually this is the wrong
number to call you need to call this
number
and then listen
this market we don’t have time for that
i don’t have time for that make it
simple make it easy make it yeah as
worry-free as possible for all parties
yeah if it were a slow moving market
everyone would have time to work out all
these kinks for the one showing that
you’re getting
when you’re getting lots of showings
it’s going to run like a well-oiled
machine or it’s going to crash
now the pickle lady brigade as your
listing agent we have all those things
in place absolutely
we’ve got it simple we’ve got it fast
you won’t have to worry about that
but i just wanted to kind of pass this
tip on to those of you who are thinking
call us we’d love to help you list we
will have
all of these things in effect and and
ready to go
uh so when you’re ready to go on the
market your appointments will be super
easy
yeah and it’ll be handled you know
stress-free worry-free as best as we
possibly can
so these are just some little tips when
you’re thinking say hey
i want to be on showing time and only
showing time yeah
you know i want to i want to get this
thing done and
limit your uh your showings to specific
target days
and just bite the bullet on those things
get up early stay out late
and that’s you know fill the day with
jones and get it over with
and we appreciate that it is it really
is we really made every effort to show
up on time
um but you know it’s easier than you
think
yes to get people and you have buyers
that show up late and
you know if we could if we only brought
buyers out that are
punctual and you know all these things
we would have maybe one buyer a year
buyers it’s difficult sometimes things
happen
people are driving in flat tire that
throws off the pace of all the other
they’re not familiar with the city and
which is why
you know you should have showing time in
effect because
then if something should happen the
agent can quickly get on and say
i either need to cancel or reschedule
when we’re driving
it’s hard to i gotta look up that phone
number i gotta
so these are things to keep in mind of
course i would call uh we would love to
help you list
again you won’t have these issues but if
you’re looking at other agents or
thinking about it these are things that
you should
educate yourself about so you are ready
and uh willing able to show that home
in a timely and easy fashion absolutely
so that is all we just wanted to share
that with you it’s just one of the

so we’re rounding out 2020 thought we’d
make a wind down
on what we expect to come in the year
ahead
uh what that will mean for real estate
basket life life in general life in
general
yeah so first let’s chose 2020 2020.
it was a rough ah you were a my
friend
not me i meant the year
yeah i did mean the year although you
know you could argue
okay we’re about to end this one
shortest one ever yeah i get one get her
uh coconut water on my face that’s gonna
say wine it’s not really not one no
yeah google we’re not drinking wine
we’re not drinking water we’re using
wine glasses
this is a delicious diet k drink
okay from kroger nothing but only the
best for you
um so yeah it was 2020 rough horrible
horrible it was uh unexpected it was
insane it was
unprecedented uh it
made you dig down real deep some of the
positives
were new ways of doing business yeah
absolutely
new ways of approaching things some of
which we’re going to continue doing in
the future with our own business
oh definitely and um and businesses all
over the country
absolutely i can’t say it was a new way
of doing business the whole
zoom thing and remote and all that that
technology had been around for at least
20 years
but people are they change slowly the
way that they do things
and this pandemic forced people to do it
that’s right
and when they when they started doing it
they found out well you know
like most americans works what happens
the ingenuity comes in yeah that’s
exciting we dig down deep
pull it out and we make it successful at
least that’s what the pickle lady
brigade
yes we had a banner year we had a great
year
and so we kind of wanted to talk about
some predictions for 2021
yeah and uh so one of the predictions
that
uh the pickle lady has already made is
uh let me close it okay so one of the
one of the predictions
that the pickle lady already made is
that some of these new patterns of
business
will continue and i expect they will yes
yeah it’s been great for us we do a lot
of virtual home tours
now um when we could not hold
open houses uh we got drones we got into
more creative ways of filming properties
to send it to all of our clients out of
state
keep them interested let them know hey
we’re still out here we’re still viable
um and we can still find you the home
yep
and that’s that’s gonna lead to some
changes in the long term i think for
prescott
prescott as we’ve said a hundred times
is a retirement community
yes so the people coming here are
retiring
uh there aren’t a lot of jobs to be had
here
uh but and the city has been thinking
about trying to change that
uh but now with this new zoom technology
being used in businesses all over the
country you can have a job
really anywhere in the world and we
still live in prescott one of our new
predictors for 2021
it’s going to open the door boom not
just to retirees
it’s going to open the door to young
people who maybe have families and they
want to go to a nice small town
and live the beautiful life nice fresh
clean air
affordable housing beautiful weather
great schools
but they can do it now because you work
via
the via zoom or whatever it’s called
whatever you want yeah whatever
technology you’re using
yeah the the uh the key word there is
small town and small towns
are now in yeah uh big challenges always
been that way though
you and i have always no no i mean we
always kind of run ahead of the trend
yeah yeah yeah we’re kind of what you
call it what’s the word train stutters
yeah i was smoking cigars when nobody
knew what that was anyway
that’s right that’s right that kind of
thing so we kind of have uh
we kind of jump on these things ahead of
time yeah we do so we kind of
once again once again setting the
current i couldn’t really predict
uh but the covet thing really is pushing
small towns people don’t want to live
in areas where there’s a lot of people
per square mile anymore that’s right and
they are
rediscovering small towns in the past
small towns were kind of dying on the
vine
um because everybody had to be in the
big concrete jungles and
going to work and they had to have their
fancy millennial space you know with
basketball courts in the office and all
that
but what people have found is you really
don’t need all that my jammies at home
you can be in your jammies that’s it
that’s right you can leave your jammies
sit in front of your fireplace working
on your computer and honestly you’re a
little bit more
i think more productive oh yeah um
yeah so anyway uh it’s been interesting
so i think it’s opening the door for a
lot of young families to come out here
um and work uh
remotely yeah so uh i think it’s gonna
change the nature of our little town i
think it’s gonna change the nature of
of the uh the community of who it was oh
yeah it’s not just gonna be retirees i
think well the smart ones out there
going to be like hey
instead of me spending 3 000 a month on
an apartment in
l.a i can get a gorgeous house you know
for like 400
and and pay half that on a mortgage so
something to think about for all young
people and speaking of mortgages well we
can’t talk about 2020 without talking
about the
huge uptick in business yes uh the last
uh report i ran we were actually 18
year-over-year median sales price per
square foot for the entire town
yeah which is really it’s unsustainable
yeah so one of the predictions
unfortunately i think for
2021 is i think we’re going to have a
little bit of a price decrease
at least back in line with the longer
term trends
what we saw was uh there was a spike in
buyer interest i think because of covid
what there wasn’t was a spike in seller
interest a lot of people did not want to
have their homes on the market they
didn’t want to you know do open houses
yeah they kind of hunkered down they
hunkered down they’re like i’m going to
ride this out
now it’s not the time so we got we had
demand
uh but we had plenty of demand didn’t
have much supply at all
and i think pretty much as soon as this
vaccine thing or whatever it is comes
through
and kobe it’s not really a threat
anymore i think we
have pent up supply i think a lot of
sellers
are going gonna jump in they’re gonna
put the homes on the market and try to
take advantage of the high prices and
all that
and i think what will happen is we’ll
have uh twice as much
supply as we normally have which will be
nice yeah it should be nice for a
it change we’re hunting down and exactly
so i think that’s going to open up the
doors more sellers will now be like you
know what now’s the time maybe i want to
downsize
maybe they moved to prescott you know
and they bought a 5 000 square foot
house
now they want to downsize so they’re
going to put it on the market and what’s
going to happen is our younger families
are going to be like i need a 4 000
square foot house so
i think it’s going to be a beautiful
story yes it will yeah of
young young buyers needing bigger older
buyers needing less
and so it’s just going to open up the
floodgates uh yeah i think you’re right
for houses for sale people are concerned
about
interest rates interest rates are so low
right now
inflation is so low right now so for
some of the older population out there
you can remember when interest rates
were
12 up to 19 it was insane
it was insane i mean so
don’t bicker about three percent or
three and a half
it’s almost laughable it really is this
has been an error a free of essentially
free money
uh the the interest rates may go up but
i i don’t unless something really
catastrophic happens i don’t think
interest rates are going to be high
enough to change the longer term
bigger trends that we’re seeing uh
exodus from the west coast
uh huge numbers of people retiring as
baby boomers reach
a certain age yes uh the attractiveness
of a town like
uh prescott which is surrounded by
desert on all sides
uh you know those things aren’t gonna
change so we’re expecting
long-term trends would be good for
prescott and black dogs
and black evidently hello love prescott
love prescott all part of the family
here
hello frank oh she likes me so
you know interest rates may creep up a
tiny bit but come on people we all
remember the olden days
three percent three and a half is not is
still
amazing still amazing prices yeah i mean
you
you can still buy beautiful homes here
uh but anyway
that hasn’t happened yet but uh keep
that in mind
think back in the olden days when you
had to wait in line for gas remember
that
i remember that was to get a free gas
when you fill up your tank they’d give
you
three glasses that you wouldn’t have
free glasses you wouldn’t have uh
drink in it but you get the glass for
free
yeah we’re right on the edge of that we
remember all that we remember the high
interest rates from my i was
yeah we’ve been through astonishing now
when you think about it it’s like my
gosh
you know yeah some of these things make
uh covet seem
a little bit more perspective so i think
the beautiful thing about covid
is it is open people’s minds um
people have decided i think the most
positive thing that has come out of it
my prediction is
uh that people now are like you know
what now is the time
i’m not gonna waste any more of
well i’ll wait another five years i’ll
wait another two years
let me just do one more thing time is of
the essence and now is the time
now is the time to do it i think the
lockdown has forced people to kind of
inwardly reflect and
and make some changes in their life make
some positive changes
i think quarantine was good to open
people’s eyes
that how important family is how
important it is
not to spend so much time on the career
so many hours
less is better less is better i’m gonna
kill that dog
we’re really in trouble we’re having
trouble today but anyway less is better
so my prediction is uh
that 2021 is going to be
a year a year barking dogs
i lose my my train of thought my
prediction for 2021 is it’s going to be
a year of change for people positive
transformation people are going to now
take the chance now take you know the
risk
you know perhaps you were sick and you
were like you know what my eyes are open
life can be taken away in a second it’s
short
now is the time to make it happen and we
of the pickle lady brigade

uh randall bro here has bought some nice
equipment
yep this segment’s called attack of the
drones attack of the drones
we are armed with drones now we are
armed with drones
and we are ready to shoot uh all of your
beautiful homes that we have your
listings
and we put it up on the website so
people can see
your home from up above we’ve done
drones for a while
yeah uh but we would hire it in yes
you know we’d have a professional come
and have the drone go around and
everything
and uh i don’t know we were talking
about it and just kind of decided you
know what we
we are a lot a lot of our business has
to do
with video we have the wind downs and we
shoot houses and
yeah take pictures and all that it’s
like yeah well why don’t we why don’t we
do that and sometimes we want to
we’re so busy it’s like oh we got a slot
let’s go get a drone done right now
yeah i think that i think that’s what
did it it was the scheduling you know
you’re trying to get somebody to
schedule to come
and then they come and it’s too windy to
fly and
yeah and the pickle lady brigade
when we’re ready we’re ready today’s
drone day
let’s hit it let’s get this house done
so you know the thing about it is when
you
when you first get a tool you think it
it’s only good for one thing but then
once you have it you start seeing
applications for it everywhere
uh so that i could make a room i could
make a joke but i’m not
yeah she’s i can’t take her anywhere i
could
not in public anymore i could say
something really funny but i’m not
gonna hold it back i’m gonna i’m gonna
reign it in if you wanna know what the
joke is you have to call
but anyway so we love to do our own
drone work now
uh randall has become quite the
aficionado
i don’t know you learned the basics and
uh
it’s very funny to see him chase a drone
up a driveway
yeah driveways are
you gotta chase the drone up the driver
to keep it it’s not as easy as it looks
if it’s a street driver that’s one thing
if it’s a curvy driveway
or it’s on an incline it can be wacky
wacky it could be wacky wacky you can
find me dead out there
yeah you got a hustler yeah you got a
husband
is one of our many services that we

yeah um when you sign with us you get uh
beautiful photographs first first of all
stills of your home
yeah followed by a virtual home tour
where randall goes in with another piece
of equipment we have
and he films a 360 360. so people can
really get a sense of hey i’m walking
through this house like as if you were
in person yeah in a real open house yeah
if you
if you go through one of our virtual
house uh uh virtual open house
videos it’s like you’ve been through the
house you’ll know the house very very
well and that’s the intent
followed by randall narrating all the
pros and cons all the beautiful
description of the house and what the
house comes through
comes with comes through back to the
spirit
but what the house comes with and so
you’ll get it fully narrated
and then he also does the drone work
yeah so people get a good idea of what
your backyard is you’re outside of your
house
here’s the thing it’s really not about
the technology
i mean drones are a technology but
the drone is supposed to sell the house
it’s not supposed to
you know oh look how cool it is flying
around the sky
and taking pictures uh we just we have a
new listing
and one of the features of the new
listing is it’s within an easy walking
distance
of the club yep so we talked about well
how we’re going to
show this like we want and i’m going to
just like
you know write it in in the description
we want to show it
well we did a drone and i actually laid
out some
hey dotted yeah you didn’t see it yet i
didn’t laid out a dotted yellow line
showing you where you would walk to go
from your house to the club
demonstrating just how close it is and
it is
really close so how else would you how
else would you visually
uh sell that feature you know well the
drone worked i mean it really worked
well
and a little yellow dotted little yellow
dotted lines so the point is that the
pickled lady brigade
works hard we really try to sell your
home and show
all the positive features of it uh with
narration
with film with stills with
i mean it’s top-notch stuff absolutely
and it’s personalized
it’s personalized and sometimes it’s
funny
sometimes it’s fun sometimes she always
you always notice in my
my videos she’s always photobombing yeah
that’s the biggest problem we have in
the marriage
is that no matter where she stands
that’s where i want and what you’ll hear
across here you’re in the shot

and she’ll take a right when she’s
supposed to take a left i think she was
the youngest child i don’t think they
took enough pictures of her

without fail i hear that voice barking
at me

it’s a lot of fun
you know it’s a lot of fun one of the
perks but
also uh one of our funniest ones was we
thought we did it i wasn’t in any shots

we i nailed it i really listened i
followed directions
i stayed out of all the shots there was
my complete silhouette and picture
in the mirror in the mirror it has
hawaii
it’s just it was it’s like the universe
once around the shot yeah
you know i don’t know but anyway we do
have a lot of fun when we do it
well when he’s not being grumpy but when

so we are here today to talk about team
stuff two stuff did i do a great job
segwaying then yeah it’s just right in
terms of stuff
team stuff yeah so talking about pickle
lady brigade
uh one of the reasons why i think we are
very successful
as a team um in performing and
everything is because
we have systems in place
so some systems well really randall
that’s his deal
and people laugh you know we got pickle
lady mugs we drive a pickle lady car
yeah yeah i think the band uh everything
is branded
everything is thought through there’s a
reason for that the world doesn’t start
off that way
we make it that way we work overtime to
improve well
let me clarify that um randall makes it
that way yeah
i’m more of a fly by the sea to your
pants kind of person
uh they are wearing me down and forcing
me to comply
into systems that’s right that’s right
yeah i’m clearly the systems person she
is my opposition
you know so we we uh we work well
together we support each other
we defend each other and we fight
against each other fight against each
other to the death
sometimes but one thing i have to agree
with on this is that
i am not a systems person i am like i
feel good i feel
let’s just do this right now in the
moment but the fact is to be a
successful team
and to perform at your top top peak
performance
you really do have to have systems in
place you got them in place right now
prescott is going through a crazy real
estate period
uh we’re ten percent year over year uh
with very little inventory i mean things
are flying off super low inventory below
inventory
a lot we find a lot of agents uh
agencies that we’re working with in our
transactions they keep dropping the ball
yep and it’s because they do it on
purpose not that they do it on purpose
but they’re sharp in a lot of balls
it’s a lot yeah well i mean when you
when you go into escrow there’s like 80
different steps
yeah that you need to to assign
and do and run the ground and everything
and if you don’t have your systems in
place
then you’re going to drop some balls
right people are dropping balls
but i would like to think we we are
doing better because
we have systems we try no one’s perfect
yeah no one’s perfect occasionally we
drop the ball and then
mr bro comes down hard okay well listen
uh how we’re going to stop how we’re
going to avoid dropping that ball next
time
so we need to adjust our process we have
what we call pickle pow wows
and the team gets together and say you
know what that kind of fell through the
cracks
what could we have done better to make
this transaction
yeah um run a little bit more smooth so
one of our favorite things we’ve done
actually randall is not he is a good
logical analytical thinker
um he’s not a handy person though with
tools
but right over my shoulder is something
i was super impressed i was like
um i’m getting a little warmed up just
thinking about
i didn’t know what a pegboard was until
i got to lowe’s and the guy explained it
to me
so i spent i don’t know like a couple
hundred thousand pegs and
boards and stuff and we just we we were
having trouble
finding the riders that we needed the
signs that we needed we’re running out
like
we gotta go hang up a sign oh where is
the sold sign
where is the pending where is the view
sign where’s
and we’re going through the garage and
yeah anyway
not anymore so this is one of our
systems we put into place so now it’s
handy dandy
super organized we know what we’re doing
yeah we can grab something
see it readily the other good system is
we have all kinds of um
checks and balances so when you go under
contract
we we are always conferring every day we
pull up our board we look up what’s
going on what’s going on
we call it the board yeah or the matrix
or the matrix whatever you want you have
to move
whatever you feel the matrix is a little
sexy yeah a little sexier but whatever i
don’t care
i mean this is the pegboard oh the
pegboard yeah
it worked for me it worked for me too
you know what i’m saying
you can put it out there you’re gonna
have to add it
we’ll see i’m saying i may or may not oh
anyway but um
i can’t even get back on my train of
thought i’ll get back on your train
anyway we as a team what i’m trying to
say is not only do we have our
magical pegboard but we also have a lot
of systems in place behind the scenes
yeah where we are on top of everything
we contact our agents
i mean are not agents clients um and
keep on top of everything so that you
close on time
optimization avoid problems instead of
solving problems
that’s right our goal for us to provide
good customer service
is to have whether it’s the the seller
or the buyer we want you to close on
time
we don’t want to have all these licensed
snafu’s we forgot to do this or the
other
agent forgot to do this we’re on top of
it yeah and i think that really helps us
although it’s i’m so bored sitting
through some of these meetings
going through the board but i do that’s
a joke
i’m just bored of the board and you get
bored i get a little bored of the board
that’s yes just a little bit i do
see the merit of it and uh
now now we’re seeing the merida because
here’s the thing if you’re an agent and
prescott you’re
real busy right now you don’t have time
to do a peg board
no but don’t try to go out and do a
pegboard right now you have to hold on
you barely keep it
you barely tread in water you got to
wait till we hit the beach and you get
some free time
before you can do stuff like this yes so
we invested the time when we had the
time now that we don’t have the time
we are reaping the benefits we are but
you know who else reaps the benefits
more than anybody else
is our clients oh absolutely our clients
our clients our clients
um you know if they call us and
sometimes we get a phone call at nine
o’clock at night you know what i was
thinking about blah blah blah
all we have to do is pull up one of our
systems and be like you know what don’t
worry about that
handled yeah check yeah check the box
you’re handled you’re good it’s all good
in the hood i would like to
think that we have super powers but it’s
really systems it is systems
so that is super power yeah
the other thing about the pickles and i
wish i had a better superpower if
anybody knows a source where i can buy
the jars
apparently the jar makers are not going
to make them until 2021.
yeah crazy the strangers you can’t order
anything
and all my pickles are weeping weeping
to be jarred and handed out they’re
weeping they’re sad
they’re sad i’m sad because they’re like
please please we just want to go
in somebody’s tummy but anyway
i’m tired put me in your tummy
put me in your tummy anyway got a
request today somebody said hey i’m not
ready to buy a house yet but hey can i
get ready for those pickles
and i said you know what i’d love to
hand out pickles to all my friends
yeah and i consider anybody who reaches

it’s going to come back
oh absolutely and we’re going to be
bigger and better than before
absolutely very excited about that we’re
here to talk today about
how paint is your friend
paint is definitely your friend yes uh
so when you are getting ready to sell
your house um
and maybe you have some color that you
loved you thought was just amazing
maybe not so much for the general
purpose yeah yeah
so tell them tell them about the mint
house i will we call it the mint house
yeah
it’s not mint anymore it’s not mitch
anymore but it was a beautiful home
in a beautiful neighborhood i mean
surrounded by gorgeous rocks and
boulders and i mean
single store beautiful great views we
showed that house i
love that house i showed it i showed it
i showed it
so beautiful what threw everybody off
was
the majority of the home was a light
light pale pale green
yeah it didn’t but honestly it didn’t
bother me at all yeah it was
it was subtle it wasn’t like her shirt
no
no it was no it was a very
light mint screen yes but
most of our buyers just could not get
past it
they were just like oh my god the green
the green the green they it lost
everything else that the the qualities
that this home had were completely lost
in the mist which was what’s your
response
lost in the mint yeah correct lost in
the mint
so after it was on the market about six
months they finally painted it a generic
color and it’s still but by that point
it was stale it was stale everyone like
all the agents in town
were calling it the men house the mentos
and even after they painted it
they couldn’t get people to go in and
see it
and honestly i think that i think that
color
cost them maybe a hundred thousand
dollars they really had to kind of sell
this
beautiful lovely home they had to give
it away they had to give it away
because it’s not in the market it’s that
on the market so when you have an
agent she goes in and she will say you
need to do this this this and this
don’t take it personally yeah this is at
that point when you decide to sell it
becomes a business transaction yeah
absolutely
so we want to get you the best dollar
for your home
yep absolutely follow our advice
listen to mom and dad if you think
they’re going to be able to look past
your mentoring they’re not they’re not
if you they’re going to look past that
busy wallpaper to them
and if even if they can if they can
they’re probably an investor
and they know they’re the only people
who can look past the look past the
color
in the wallpaper so they’re going to
give you lowball offers
paint is your friend and paint is cheap
and it covers
all kinds of problems it does it makes
it nice and fresh
smells good smells good and in the
scheme of things what you spend on paint
compared to the difference in price that
you’ll get is uh
negligible it is absolutely and it saves
you time on market
yeah just swallow it so i’m going to
accept this
and i’m going to look at this as a
business transaction not
get the emotion out of it yeah and don’t
don’t paint everything just white
uh a lot of people have white people
white
sheep and white doesn’t bother you
particularly if you’re not gonna have
furnishings in the house
well that’s gonna show well that’s true
it cheapens it um
yeah if you if you list with us we’ll
have
our world-class designer and give you
advice about what colors or whether you
need to paint and all that
listen to her she has done multi-million
dollar homes with some very famous
people she really knows what she’s doing
and uh she can keep things cheap and
effective for you
uh but don’t just go white i just don’t
go away a lot of people think oh i’m
just gonna paint it white
okay we don’t all have to listen to you
though
white’s
he’s getting on my nerves yeah thank god
we don’t have white walls you’d be dead
wouldn’t survive in the bright house
anyway
