hey peeps hey this is diane bro my better half randall bro that’s me that’s you we are the spouses that sell houses yes we are and you’re the pickle lady and i am also the president pick a lady which i’m kind of tickled to have that little label yeah the pickle thing is really taking off everyone’s really liking the pickle thing but the pickles are really good but you know you as the it was the pickle ladies i’ve embraced everything yeah i’ve totally embraced it yes becoming a real big part of who i am and anyway love sharing my pickles with all of our clients yep but uh we sure have missed you guys it’s been a little bit instead of our weekly wine down it’s become several weeks several weeks several weeks till our winter but we always do a weekly wind down we just don’t always record it correct our daughter graduated from college so we were busy with that congratulations to you adeline we’re very proud of you she finished in three years from asu yep and um worked very hard she did she’s a little sun devil sun devil and also a devil in general but yeah that’s another story for another time she’s a devil at night as well correct but anyway we’re happy to be here today and one of our new exciting things we really want to talk about is what is it to be a good seller be a good seller be a good seller a good seller is someone who is realistic in their pricing when we come in with our comparative market analysis we’ve done our homework yeah we know what you know you can’t change you can’t change the market no you can’t change the market and we know we do our research we know exactly where your home should be priced how much per square foot we just don’t make up a figure so we wish we could i know we wish we could if we could make your home worth a lot of money per square foot that the market wouldn’t that’s right except we would be super real estate agents we would be buying and selling property i think instead so we can’t yeah we have to respond to the market we really appreciate those sellers who are like we respect your opinion and we take that under advisement and uh we don’t expect a million when our home is only worth four hundred thousand yeah and then look at the cops the internet is like we see what you’re saying and why you’re saying it and they’re reasonable about it some people just aren’t yeah and so that is what makes a smooth and easy selling process yeah accept the correct pricing go with it even if you feel like everyone thinks their home is worth way more than what it really is i do too i do too i love it i’m invested in it it’s my home i have a lot of emotion attached to it but if you really take a step back and just look at the market and accept that you will have a smooth and seamless sale that will not drag on forever and ever and ever and you’ll be under a ton of stress trying to show it and run in and out and screaming at the kids and you know or your husband whatever right and trying to get out that’s right so we love people who really are like you know what i get it i get it i accept it and i i respect your opinion yeah and uh we’re gonna go with that and also appreciate that most people do not live in a stage-ready environment no no you know the way that i know the way that we live every day our home is not we are never stage ready yeah we’re never stage ready and in state the reason why it’s called staging is because it’s unrealistic it’s it’s a it’s a theatrical presentation for the benefit of the buyers and so it is unrealistic it is and so sometimes some of the things that we point out may be seen you know everyone knows that you know we have garbage so we’ll have a garbage can yeah but you don’t want to show the garbage can it’s a game we pretend you pretend no one lives here no one has ever lived here no one has created memories here no one has you know it’s all brand new a brand new event in our dream life there is no garbage there is no garbage right garbage but the toilet seat down right yeah ever going to the bathroom exactly that does not happen there put your lids down when we say hey maybe the black room or the hot pink room you might want to change that to a more neutral color don’t be offended just roll with it but that’s so boring yeah it is it is i’m sorry most buyers have to be able to come in and envision their own home yeah they don’t want to say oh i don’t like that color this would never work for me they have to see neutral neutral neutral they can inject their hot colors into a neutral room yes but they can’t inject a neutral into a hot room that’s that’s the thing so for all of you who we’ve listed for and worked with and we’re just delightful to work and and and followed our advice we salute you too we toast you we’ve been very lucky we’ve had some wonderful wonderful people pleasant to work with yes so when you are thinking about listing your home or calling an agent try to work with us be blessed we want to be have fun we want to make you ask well we’ll be pleasant we’ll be blessed even if you’re not we don’t want to be the heavies yeah no agent likes to be the heavy and come in and tell you you know we just be open yeah we’re really not making rules yeah just telling you how it is correct and in the end you know the the seller the the client is the one who makes the decisions and if they say no we’re going to go with the hot pink room there’s really nothing we will respect that but try to listen to mama listen to mama i’m trying to help you and i and we want to make this good for you all right well we do want to
