We’re going to talk about thermostat secrets. >> Thermostat secrets. >> So now I know what the topic is. I’m ready to go. I’m ready to address this. This is something very near and dear to my own heart. So when you are showing a home, when you’re listing your home and whether it’s the summer or the winter, people are going from house to house to house. (00:24) They might go see 10 different houses. They’re tired. They’re cranky. What they want to do, especially in the summer, is not go from the hot car into a hot house. If you want to show your house in its best light, run the AC. >> Run the AC, people. >> Run the AC. I know some people love to keep it at 78. For people looking at a house who were out and it’s 98 degrees, they don’t want to sweat in your home. (00:48) They want to come in, feel comfortable, feel relief. Oh, it feels so good in here. Then they look at your house with totally different eyes. >> They absolutely do. >> I mean, if they come in and they’re hot and they’re irritated, they get even more irritated if they’re in a hot house. (01:05) They’re like, “You’re trying to sell a home, a home that cost hundreds of thousands of dollars.” Yeah. In the old days when people used to go to malls to shop, I remember particularly in Louisiana, it would be so hot and muggy outside and you’d go into the mall, the mall would feel good and when you walk by one of the stores, they would leave the door open, AC would come out and you just want to go in because it felt so cool. (01:26) >> Yes. >> If if it works for retail, it’ll work for selling your home. >> Absolutely. You know, it puts people in a better mood. then they can relax and really look at what your home has to offer. When they’re tired and cranky and hot, they just shut down. They don’t see any of the beautiful view. (01:44) They don’t see they’re like, “Okay, okay, okay. Are we done? Uh, are we almost finished? I want to go home.” >> Uh, same thing when it’s really cold and snowy. A couple of things. Um, keep your heater running nice and warm. Keep the fireplace on. Again, people are chilly or they’re chilled to the bone or maybe it’s rainy. (02:03) Nothing is cozier than coming in a nice warm house >> or a nice pretty fireplace on that shows that uh you know it’s at its most charming. Um so it’s really important just spend a little bit extra money to heat and cool properly. When it’s over you can go back to what’s makes you feel comfortable. >> But when you’re having showings just do it. (02:26) >> Particularly if your house is going to be vacant during the showings. >> Oh yeah. people like they want to save that, you know, $5 a month or whatever it is by turning the AC up, you know, uh, so the thermostat up so the AC won’t kick on. You’re not going to be saving very much money. (02:42) Anyone coming in the home’s not going to get a really good feeling about your home. >> You’re not. They’re going to come in, it’s hot, it’s stale. >> Yeah. >> And it feels um there’s no fresh air circulating. So, the home has a stale smell to it. So, if you keep that AC running just a little bit, doesn’t have to be ultra cold. (03:01) It’s just enough though to keep fresh air circulating. People come in and it’s it’s a good first impression. >> It’s it’s fun to watch listen to people talk, you know, when you know what they’re doing. You when you walk into a home and they’ve made it nice and cool and you walk in and the buyers will just they get kind of a a little pep in their step because now they’re nice and cool and it transfer transfers to the home. (03:24) >> Yes. There’s something about this home I really like. I feel really energetic. >> And and the good point is it shows, hey, my HVAC works really well, you know, because a lot of people, especially in older homes, are like, well, this unit’s old. But if you got that thing pumping and it’s pumping cold, they know, yeah, it may be old, but it’s working. (03:42) Look how well this thing is working. >> Yeah, absolutely. >> So, it’s a good selling point. One thing I should point out too is that in Prescuit, most of the buyers are going to be in their 60s, early 60s, like they’re looking to retire and move here. >> Most of our sellers tend to be in their late 70s, maybe even early 80s, >> you know, they’re looking to do assisted living or move toward family or something like that. (04:11) >> As you get older, you like it hotter. >> You just do. You like it warmer. So if you are in your 80s and you’re selling your home, particularly if it’s vacant, don’t put it on what you think would be comfortable. No. >> Put it on what you used to keep it on when you were in your early 60s, which is going to be significantly cooler. (04:31) So >> yes. Yes. >> Just keep that in mind. >> Yeah. Just make it comfortable. >> Um it’s a very good selling point for people coming in. >> Absolutely. >> So it is kind of one of my pet peeves when I’m outside and it’s 98 degrees. I’m struggling at the front door with the lock box. The sun is beating down on you. You’re sweating. (04:49) You get in and you’re hit with a wall of heat. >> Yeah. Stale air. >> I want to kill myself. So, >> and the buyers feel the same way. So, >> yeah. The buyers are like, “Oh, is this in fact a couple of them have actually said, is their AC broken?” >> Yeah. >> No. >> So, make a good first impression. Keep it cool or keep it warm in the winter.
